I am getting (very reasonably) angry at housing developers today
there's a listing in Ottawa today for a $4 MILLION single family pre-build that is just so unnecessarily extravagant and massive and unethical in a housing crisis
it's on 2.5 acres with 4 bedrooms, 6 bathrooms, and 10 parking spaces
you could build an 8-plex of moderately sized condos and sell them for $500k each. 2 bedroom plus den, 1.5-2 bathrooms would be suitable for so many different types of family and lifestyles (even though that would go for closer to $800k downtown) with private and shared green space and various amenities
a collection of row houses where everyone has their own private green space but then there's a community park & pool in the middle of the complex
you could build 4 masive single family homes on 1 acre lots with a 0.25 acre park or some other shared amenities
or 8 large single family homes on 0.5 acre lots
or 10 medium-to-large single family homes on 0.25 acre lots
{{for comparison: my current dream house is on a lot 75x139ft (0.25 acre would be roughly 75x151). it's 2 storeys plus basement, 3 bedrooms, 2.5 baths, 1800 sq ft above grade (~2600 sq ft including basement), perfect amount of space for me & my hobbies, potential eventual future partner & their hobbies/workspace, and guests without any space being wasted. there's also plenty of room for a patio and a small-medium pool. build 10 of those instead of one tacky mansion}}
I'm absolutely not an expert on housing development or real estate but there's just so much more that you could do with 2.5 acres than just one offensively massive waste of space
