The funniest thing about realizing that Thistle would legally own his dungeon through squatter’s rights is that Mithrun wouldn’t
You gotta be on the property 7 years, Mithrun only made it to 5
Personally I choose to believe this is why the demon seems to have kept most of the dungeon lords for less than 7 years each, Thistle “Get In This Fucking Book And Shut Up” who lasted 1000 years is an outlier who shouldn’t be counted
#dungeon meshi#delicious in dungeon#dungeon meshi meta#squatter’s rights are great#had a friend planning to acquire a home that way for a while#the hard part is knowing where the legal owner is for 7 years#cuz if they come back at 6.5 you’re fucked#but mowing the lawn counts#the demon is clearly very interested in legal land ownership y’see#thistle remains dungeon lord spiders georg for so many reasons

Salute to a Brief, Precious Companion
I just came home from the vet. If you missed the notice on Friday, Rocky has been euthanized due to failing health. I'm a little bit of a mess right now, so apologies if this post isn't coherent or it's overly-emotional. I just feel I should pay my respects and tell you all Rocky's story. Be prepared. This is a long one.
This was Rocky. Nicknames included Wocky, Rocky-Pocky, Rockadocious, and Little Man. He was an incredibly sweet and incredibly skinny critter who somehow even Jupiter outsized. I only had him for 7 or 8 months, but what lovely months they were.
Rocky came to me from a horrible situation - someone who is technically part of the family (and do I dearly wish they weren't) is one of the worst pet owners I've ever seen in my life, and he regrettably had Rocky for over 10 years. That is, 10 years trapped in a single room with a connected bathroom where his rarely-cleaned litterbox (singular, shared with multiple cats) was located. He didn't have anything: no comfort, no entertainment, pellets that could barely pass for cat food, and no attention. This was supposedly to save him from a dog that had a habit of killing every small animal it came across, but once that dog died, as did Rocky's companions, he still wasn't allowed out of that room because the idiot didn't want cat fur all over his furniture. Mind you, his dishes in the pantries had dust all over them, if that tells you how he lives his life.
Anyway, a relative of his called me and begged me to take Rocky, being unable to stand his solitude and wails for affection any time she went to that house. I wasn't looking for another cat at the time, but I agreed, on the condition that the former owner pay for the initial vet visits and whatever treatments were needed. Rocky was very visibly unwell when I saw him - underweight, crooked-backed and smelling of sickness. I never had a high opinion of his owner in the first place, but as time went on and I saw the effects of Rocky's ailments and the consequences of him never seeing a vet in those 10 years... well. If murder was legal.
Rocky's first 2 weeks in my house were disastrous. He attacked Moses, Jupiter and Moonshine any time he saw them, had no idea that he wasn't allowed to just pee wherever he wanted, and was frightened and confused by toys. It took several months for him to understand the concept of batting a ball around for fun, and he never did fully get that sleeping on a soft pile of blankets is much nicer than a hard table. I was extremely close to seeking out another home for him, certain that this wasn't going to work and I had just ruined the energy of the house for my other poor cats.
But somehow, Rocky turned around! He realized the other cats weren't a threat to him (all three of them are excellent at handling tense situations with fellow felines, and they never struck back or hissed at him during his rampage), and started seeking them out for companionship. Of course, it had been a few years since he'd seen another living cat, and he'd kind of ruined his initial impression on them with his poor behavior, so it took a while for them to fully relax around him. He and Jupiter very quickly were forced to become friends as both of them wanted on my lap at all times and weren't willing to give up their seat to each other. They eventually sought each other out and would sleep together even without me being there.
Rocky practiced being friendly on Jupiter, including grooming him. Amusingly, Rocky didn't quite remember how to groom another cat, so he ended up licking the fur the wrong way and getting Jupiter all slobbery, like a dog had licked his head. Jupiter never minded, purring along and letting Rocky do his thing.
Moonshine was more hesitant to let Rocky sit on her or curl up by her, but Moonshine's never held a grudge in her life and conceded towards the latter third of our time with him.
Moses...
Well, y'all know Moses. He was just as grumpy with this other old man as he is with everyone else. Though interestingly, over this weekend, he was unusually kind to Rocky, and actively laid down next to him and let Rocky touch him.
In fact, everyone was extra nice this weekend. I suspect they knew something was up from my energy and mood. They were sticking close to me as well.
As Rocky got more comfortable in the house, he really showed his personality. He followed me around everywhere, couldn't force out a loud meow if his life depended on it, wanted on my lap at all times (making up for a decade of loneliness, I guess), and demonstrated a sweetness and cheerfulness that couldn't be beat. He was, by far, the best at taking medicine that I have ever experienced with a pet. He would swallow his pills with no struggle and allowed me to give him shots of vitamins without so much as a twitch. It's extra-impressive for how long he went without those things. Really, his only fault was that he would have accidents around the house - everything else about him was wonderful.
I knew he was a hospice case when I took him in. He was sick and old; he wasn't long for this world, whatever I did. I still feel like I failed him for only giving him half a year of a comfortable, happy life compared to the decade of misery he experienced. Everyone tells me that it's quality over quantity, and that he got to live a wonderful last bit, and I should be proud of that. I hear them. But my friends can attest that I've spent the last two weeks kicking a tantrum about how unfair it is that he didn't get more time with me. I won't pretend I'm the very best pet owner in the whole wide world, but god knows I'm at least better than his previous owner, and I provided everything I had, whatever it costed. I felt like I owed Rocky at least a year of joy and love, and he didn't even get that. It's not fair. It's just not fair.
It's amazing how attached you can get to an animal you know will die soon.
Rocky's ashes will be coming to me in a couple weeks. He'll join the rest of my pets on my desk, and that way he'll stay with me. I'm grateful that he got to fall asleep in my arms and that his pain and weakness is over. Wherever he is, he's comfortable.
I'm sorry I couldn't do more for you, Rocky. You deserved the world.

AceAro Miles Edgeworth’s Platonic Crush on Phoenix Wright Headcanons
Platonic crush: the desire to be platonically intimate with someone without romantic or sexual attraction. Intensity like any kind of crushes can vary.
In Childhood:
When they were children, Miles would often talk more about Phoenix than Larry, to the point that Ray Shields began teasing him about having a crush on Phoenix. And Miles would be like, “No?” because last time he checked he wasn’t experiencing that “heart stuff” that he sees in zany cartoons.
When they have to sit and rest somewhere, Miles would read a book with at least his knee touching Phoenix. Or if there was enough space, his back touching Phoenix’s side. No, Larry, it’s not a snuggle, now hush. (Similar to how a cat would lounge at their favorite owner’s side while casually not looking at them).
As much as he enjoyed them as the Signal Samurai trio, his favorite moments were just talking with Phoenix about anything under the sun -in the early hour before class or when they have dropped Larry home and it was just him and Phoenix.
He often looked forward to the quiet instances that Phoenix would hold his hand while they’re walking home alone since Phoenix is more at ease with affection than he was.
Some teenagers hollered at them for it and Phoenix let go, embarrassed, while Miles was wondering why he was embarrassed when they both know it was because they were good friends. So he just stubbornly grabbed his hand again and dragged him away from those immature buffoons.
Miles was neutral when it comes to Valentines Day. But when Phoenix received a box of chocolates from a girl he likes, Miles became more aloof and disinterested. He wondered why there was no celebration for friendship. Idle time was spent on thinking what gift he would give Phoenix if there was a proper day for celebrating best friends. (Larry is also his best friend but he doesn’t have the word that distinguishes his friendship with Larry and friendship with Phoenix.)
Miles was disappointed that he was unable to find the specific term between best friend and deeper best friend. Even his father doesn’t know. Gregory Edgeworth assured him he would find it someday.
Being someone who thinks ahead, Miles knew that someday Phoenix might not prioritize and value their friendship as much as he does once Phoenix would get a girlfriend. Miles tried very hard not to think of the time they would be in middle school.
After Gregory’s death, Miles never received Phoenix’s letters as von Karma wants to isolate him from his original home. Even when Miles appreciate the song request from Phoenix dedicated to him, von Karma made it clear that sentimental relations will distract him from perfection. Plus, Miles thought it was a one time and that Phoenix probably had a girlfriend to dedicate himself to by now.
In Adulthood (Platonic Crush to Queerplatonic Attraction to QP Love):
Early Career. When Miles received college Phoenix’s letters, his first reaction was confusion. Out-of-the-blue this ghost from the past was asking him why he was being called Demon Prosecutor. Second reaction was stonewalling. There was no point delving about how a person used to make him feel.
State vs Fey. After the trial, Miles told himself he developed an intellectual hyperfixation towards Phoenix Wright as he arranged his brand new custom chess set with the “spike-y” pawns. He was half-right. If only he wasn’t so entangled with von Karma’s opinions on “sentimental relations”.
State vs Powers. Miles’ platonic crush resurfaced somewhere after Will Powers’ case and Phoenix asking to defend him.
State vs Edgeworth. He faintly realized at the moment Phoenix had smiled at him in relief once Miles got acquitted, that Phoenix was someone he wanted in his life. If only Miles deserved so.
Miles would never admit he finds a unique sense of enjoyment in working with cases where Phoenix had to defend. He doubted if a lot of people experience intimacy in rivalry.
State vs Skye. Unfortunately, Miles have bigger things to deal with like coming into terms with a mentor that had both raised and twisted him, struggling to find a new norm as eyes watched him, his very story available to the public, then having to face the Skye case that made him question everything he was as a prosecutor.
It all became too much and he wasn’t thinking straight and one of those thoughts was that Phoenix was better off knowing a better person than him.
State vs Engarde. The belief was instilled when Phoenix got mad at him for faking his own death.
After having a talk and Miles realizing that cutting people off abruptly was more of a dick move than he thought, he and Phoenix kept in touch after.
In the space he had given himself in Europe, Miles decided that aside from becoming a better lawyer, he wanted to be the friend Phoenix deserved to have in his life, with the same intimacy they had in childhood that he still couldn’t name.
State vs Iris. Miles was pretty much neutral around Iris. If Phoenix would decide to rekindle his relationship with her (though the deception made him wrinkle his nose no matter how true Iris’ feelings were at that time), he wouldn’t care as long as he and Phoenix would still be in good terms as partners. Even if Phoenix would not put as much special connotations as he would in their partnership. That was all he could ask for after everything.
Ace Attorney Investigations: Miles Edgeworth. Whenever Kay would tease him about “that man”, Miles would just look at her dryly. At this point, he should know not a lot of people would understand.
7-year Disbarment. Phoenix’s disbarment drew them closer together after Miles’ was finally able to contact him when Phoenix shut everyone out. Miles couldn’t do much being in Europe but he does what he could from flying them to Europe so that Phoenix could help him with his cases to caring for Trucy.
Their commitment for each other only grew from raising Trucy together to righting Japanifornia’s legal system.
Miles wished he could kiss Phoenix on the forehead without making it weird. It just felt like Phoenix needed it. Comforting Phoenix with hugs and handholding, at least, was never questioned for romantic interest.
When Phoenix began to study for the bar again, Miles often enjoy Phoenix falling asleep on his shoulder. Unseen, Miles would smile before poking him awake.
He enjoys movie nights with the Wright family where Trucy and Phoenix would snuggle close and dinner/banter with Phoenix every week.
Fantasies of sleep-snuggling with the man he admires and trusts the most and has an intense emotional-intellectual connection? Of course, he does. “So near and yet so far” has never been so painful in that one time they have to share a bed.
After Phoenix got his badge back, Miles was pretty much satisfied. His life was more stable, inner and outer, than it had ever been. Phoenix and Trucy’s life were also stable. Miles now felt more confident and comfortable in their bond and Miles would do what it takes to keep it as a part of his life.
He may have felt a little thrill when they both become comfortable enough for Phoenix to be casually affectionate with his touch -an arm around his shoulder as they laugh about something, a hand on his arm when asking about a case- it felt like back in their more carefree childhood.
State vs Wyatt. Miles was pretty much ruffled with questions about marriage directed at him of all people. But if he has to marry someone, it might as well be someone he knew so well and trusts so much. Miles may have opted out some of his opinions in marriage but he was no longer the person who would lie to himself of who that someone would be.
He wanted... something. He wanted a sort of exclusivity with Phoenix. The idea of Phoenix dating other people made Miles realized he wasn’t the type to share. The revelation itself was frustrating when he was neutral or repulsed of varying degrees when it comes to different romantic and sexual acts.
With a combination of finally having the words to describe what he wanted in Google Search and help with his therapist, the name of what he wanted with Phoenix was a queerplatonic relationship with a compromise on whatever would be Phoenix’s romantic/sexual needs from him. If Phoenix would have him as so. And if Phoenix wouldn’t... well, their friendship had been through a lot of things, this one event wouldn’t change it much.
(This is from my own experiences and wants as someone in the acearo spectrum. I’m not the universal experience for acearo and it can be different for everyone else.)

AO3 History
That list that I, for some reason, think is valid enough to share. My personal Ao3 History.
Saddle up. The inner interests of my brain are kind of all over the place.
The Basement by My_Write_Life (Wip: 25/? | 40,696) Teen Wolf: Sterek [Rated E]
Stiles doubles back to the Argent’s house to free Erica and Boyd before making it back home. In which Stiles, not forgetting all about Erica and Boyd very much remaining in the basement saves them, Derek and Peter killing Jackson does make him go through the process of rebirth but he is brought back human and not a werewolf. Allison and her family go through the very legal repercussions of abducting three teenagers and Scott and Stiles friendship is put on hold because of that. Derek’s still the alpha.
Strip by Fessst (Wip: 12/? | 54,439) Teen Wolf: Sterek [Rated E]
"Singletail whip. Your favorite, isn't it?" Red. Stiles felt nauseated as he bent over the bench. Red. The tremble only increased when his wrists and ankles were secured with leather straps. Red. He heard the Dom behind him give a sample crack of the whip in the air. Red. This would likely pierce his skin. So fucking Red. "What's your safeword?" Red. "Stiles?" "The... the stoplights, Sir."
When Your Back’s Against the Wall by A_Diamond, Michicant123 (Complete: one-shot | 11,976) Teen Wolf: Sterek [Rated E]
Fifteen years ago, the country of Beacon was shaken to its core when three slaves murdered most of the royal Hale family and one of the politically powerful Argents in the course of a single night.
Six years ago, Stiles Stilinski was forced to grow up fast and hard when his dying mother, herself a freed slave, left him at the head of an abolitionist revolution.
Two months ago, beloved princess-to-be Allison Argent was assassinated; three weeks ago, Stiles was caught and charged with her death.
Five hours ago, he was sentenced to serve the remaining Hales—tyrannical King Peter and reclusive Prince Derek—as a slave for the rest of his life. In a palace where the only people who may hate him more than the king are the ever-present family of the woman he’s convicted of murdering, the best he can hope for is that death will only be a few torturous years away.
Caution: swallowing dick may lead to injury - memoirs of a size queen
by
raeupchen (Complete: one-shot | 7,115) Teen Wolf: Sterek [Rated E]
“Derek, can you give me my phone? I want to document this memorable moment,” Stiles said, before making grabby motions in the direction of his phone. Derek – unable to deny the other man anything – gave him the device before sitting back in his chair. He only raised one eyebrow when he saw what Stiles was up to. Apparently ‘documenting this memorable moment’ meant for Stiles to take a selfie and post it online. He showed Derek the picture with the caption ‘Dick sent me to the ER’.
soulmates tbh by bleep0bleep (Complete: one-shot | 1,423) Teen Wolf: Sterek [Rated Teen and Up]
"It’s been five months," Derek says darkly. "Why am I still getting these proposals? You know these are probably all fake marks."
Five months since the paparazzi had snapped that photo of him with the overzealous fan tugging at his shirt, five months since millions of people on the Internet realized that the birthmark revealed was in fact, the mark, five months Derek was inundated by claims from people who desperately wanted him to believe that they were his soul-mate.
Cornerstone by Vendelin for foreverblue_navy (Complete: 6/6 | 83,738) Teen Wolf: Sterek [Rated E]
Suffering from PTSD, ex-Marine Derek Hale moves back to Beacon Hills to open a bookshop and find a calmer life. That’s where he meets Stiles, completely by accident. Stiles is talkative, charming and curious. Somehow, despite the fact that he’s blind, he’s able to read Derek like no one else.
The Triskelion Mafia - Volume I by JamesAlexander (Complete: 10/10 | 20,834) Teen Wolf: Sterek [Rated E]
Derek Aletto saw his family being killed in front of him. Years of ruling the underworld of the organized crime were flushed down with the flames and the shot of a gun. Sixteen years later, under the name of the Triskelion Mafia, the family is back, leaded by Derek. He keeps his most trusted people close, for the Argento family is forever watching, trying to usurp Derek's prestige among the hidden world of New York. And everything seems to go according to plan, until the Argentos set an ambush for Derek's consigliere, Lydia Martini, and in the middle of the rush for survival, she ends up bringing Stiles along with her to the family's hideout.
tipping scales by jdphoenix (Complete: 2/2 | 3,810) Agents of S.H.I.E.L.D.: BioSpecialist [Rated Teen and Up]
An early morning emergency wakes Jemma and Grant.
Slick As A Baby Seal by Faradaze (Wip: 52/? | 131,098) Game Of Thrones: Brimund TarthBane [Rated E]
Tormund is in love/lust. Brienne is repulsed, then intrigued. The story begins shortly after Brienne arrives at Castle Black. This is my interpretation and expansion of the greatest ship that never was. Spoilers for GoT season 6, canon divergent as of season 7.
Rich Man, Poor Man by TyReed (Complete: 10/10 | 58,055) Teen Wolf: Sterek [Rated M]
During a first date gone horribly wrong, Stiles Stilinksi realizes that the snarky guy he's been asked out by is actually Derek Hale, an heir to Hale Industries, one of the most profitable companies in the entire world. Who is, for whatever reason, interested in the son of a teacher and a cop, a loser who spends all weekend watching movies in his pajamas, and who is also possibly one of the biggest dorks on the Internet.
At the same time, after screwing up their first date horribly, Derek Hale realizes that the funny guy he's asked out is Stiles Stilinksi, the warmest and kindest individual he's ever met in his life, with a family just a loving and caring. Who is, for whatever reason, interested in a guy who screws up everything he does, lacks any semblance of a backbone, and who is possibly one of the biggest history dorks in all of the United States.
These rich and poor men will come to experience a taste of each other's lives, and learn where the real blessings in the world can be found.
Bonds of Blood, Bonds of Family, Bonds of Love by TyReed (Complete: 10/10 | 44,003) Teen Wolf: Sterek [Rated M]
After being beaten up by a door, werewolf Stiles Stilinksi finds himself bonded to Derek Hale, of the Hale Noble Bloodline. For a scrawny, wimpy, Tainted Bloodline werewolf, Stiles runs away, embarrassed and humiliated as he worries about bringing shame to the Hale Family, and even more shame to himself. Because the Nobles and Tainted just don't mix, never have, never will.
Except, things aren't exactly what they seem.
With the help of the (meddling) Hale family, his adoptive (meddling) human parents John and Claudia Stilinksi, and one very persistent Alpha Derek Hale, Stiles might come to see himself as more than just the blood that runs through his veins, and open his heart to find the happiness, friends, pack, and the family that he'd always wanted.
Matenapped by xcaellachx (Complete: 12/12 | 36,671) Teen Wolf: Sterek [Rated E]
Alpha Derek Hale has known Spark Stiles Stilinski was his mate for over six years. The traumatized Spark had killed the rogue alpha who tried to kill his friend so many years ago and was still scarred by the experience. Now, Stiles was settled in as a magic shop owner and Derek was ready to claim him for his own. The ritual of matenapping was an old but accepted tradition and Derek had his den ready to receive his mate. It was time.
Stiles Stilinski thought Lydia was insane for thinking the sexy alpha wanted to matenap him. He was damaged by his past and determined to stay single so he didn't harm anyone. He kept his magic tightly leashed and couldn't believe that anyone could want him. Not a murderer. Even when the wolf came to see him and touched him gently, winking at him and looking at him longingly, he just couldn't accept it.
Very soon, Stiles wouldn't have a choice but to believe it. Derek was taking his mate and bringing him to his mating den where he would court and woo him until he couldn't help but fall in love with him.
(A/N: This is a lighthearted fic for the most part. This isn't an evil kidnapping/fall in love with your captor type. Not very serious at all, to be honest. Enjoy!)
**I could have sworn I had more eclectic tastes but I guess in 2018 I was firmly about the Sterek.

THE STORY OF NEWSIES LIVE: KID BLINK
So…Newsie Live: Kid Blink
He does not wear an eyepatch on his face (most likely so it is easier for Andy to dance)
We get to sea him directly about 57 minutes into the show, where he is retrieving his block of papers from Wiesel
But, God damn it(‘scuse my language), he is a scab at this point in time, but we never get to know the canon reason he does not where an eyepatch, so I came up with a Headcanon about why exactly the newsies call him Kid Blink
FLASHBACK
Blink was young when he joined the street rats as a newsie, maybe 7 at the time
His father had been absent for most of his life
He lived with his mother who worked in a brothel in New Jersey
She was an amazing mom, never even giving a hint to any of her clients that Blink (Or if we’re using his birth name, Mason) existed
His special hiding spot was the large cupboard in the corner of the brothel owner’s office
(she was a lovely woman who did not even bat an eye when Blink’s mother showed up with him)
Blink’s mother was paranoid and constantly cautious—she could never live with herself if someone reported her, and the police were sent to take Blink away from her
So, she taught him morse code so they could communicate id there were any customers in hearing radius
Blink became so talented in the silent language that the two could have full conversation by the time he was 4 years old
MOVING FORWARD
Blink’s mother sometimes had aggressive customers, but nothing would ever compare to the last one
As it had turned out, Blink’s never-present father had left, running away to the Bronx and taking a new wife
The new woman became pregnant and the two were happy
Until she and the baby girl passed away in the middle of the birth due to bleeding complications
Newspapers tell the rest of the story: Blink’s father went ballistic when he heard the news
He grabbed a pistol he kept hidden in a couch-side cabinet and did not hesitate to shoot the assisting midwife
The shot alerted the head midwife and she appeared in the doorway, but before she could even get a sound out, she too, was shot in the head, and dies instantly
The man ran in the dead of night, having discovered from an old gambling buddy where his ex-wife and son had disappeared to
Blink’s mother did not have any customers, and as a result, they liked to sit in her room upstairs speaking in morse code when they heard a scuffle downstairs
There was a series of pops before a stomping on the stairs echoed throughout the house
Blink’s father appeared in the doorway, the pistol in his hand and multiple specks of blood splattered across his lips and face
Blink was told to run
He did so, but thought his mother had been behind him the entire time
He heard a deafening pop, and suddenly, he had been knocked over by the dead weight of his mother’s body
He screamed, a shrill cry as he burst into tears, struggling to push his mother off of his bruising form
His father approached him next but was tackled from behind by a gaggle of police constables
He was taken away and Blink was lifted away from his mother, kicking and crying out for his ‘mommy,’ he just wanted his mommy
He began to calm down, and so, the policemen holding his arms loosened their grips and eventually, let him walk freely
Blink did not hesitate to run; in fact, he jumped out the two-story window, and landed on the fire escape
He scaled the ladders as fast as he could through the many alleyways
All he could hear were the muffled shouts calling for him to come back
Everything else was just…silent, he could not pinpoint what was happening to him, but all sound came back in full force when he finally collapsed in an alley 3 miles from the brothel
Blink spent another few weeks traveling through the state and eventually made it into the busier part of New York City, Manhattan, to be more specific
He never got word if his father had been arrested or not, which made him paranoid that he hadn’t and was free to walk the streets and find him one day
Everything’s legal in Jersey, am I right?
Blink eventually stumbled his way into Newsie Square about midday, meaning no newsies were there to see him
He went to look at the World Distribution Center gates but before he could get past the Horace Greely Statue, he was tugged by his collar
Two older boys (about 9 and 10, and looking much too similar to not be related) stood in front of him, looking menacing but nervous at the same time, as if they were regretting what they were about to do
The two brothers / cousins—Blink did not know— roughed him up a bit and giving himself a black eye and a shallow cut on his lip and cheek
Before the one who had been called Morris, could kick his sternum again, a group of shadows appeared at the alley entrance
A young newsie, his face and arms strew from paint smears, had seen the fight, and ran off to find his leaders
He returned with a group of older boys who approached the trio
Morris and Oscar (as Morris had named him) stood slack as they looked at the newsies before they moved away from Blink
No one noticed the way Blink scooted backwards into a corner
Oscar and Morris left the alley in a rush, being chased down the street by a few younger newsies behind them
The boy with the paint on him was the first one to approach Blink, joining him in the corner by sitting crisscross in front of the timid boy
He introduced himself as Jack—near ten at the time
Jack asked Blink a few questions, but became baffled when all Blink would give as an answer was blinking his eyes
It was most likely that Blink was saying SOS or some other message relating to him desperately wanting some form of help, but Jack did not understand
One of the older boys got the hint that Blink would not answer any questions he could not shake his head to, and bent down next to Jack, asking Blink if he had a family, and after telling them no, Blink agreed to head back to the Newsboy’s Lodging House with them
Blink followed them out of the alley and was greeted by another small newsboy
He wore a grey flat cap and fiddled with a large cigar he pulled from his overshirts pocket
The boy introduced himself as Racetrack—a strange name, he later explained, he was christened with when he was found to be following an older boy to the Sheepshead Races every few days after selling
Race asked what Blink’s name was, not knowing he did not speak
When Blink only coded SOS once more, Race locked at him, astonished; he thought Blink’s way of speaking was amazing
The large group of boys tumbled their way down the cobblestone streets back to the lodging house, Blink on another boy’s—Spoons was his name—back when Race stopped in his tracks before grinning goofily and shaking his head, his curly blonde hair jumping with his glee
“I know! Wese should call ya’ Blink! Cause ya’ don’t talk, only blink ya’ eyes to ansah.”
Apparently, Race was a God, because all the boys started cheering and, once they got through the house up to the bunk room, Spoons plopped Blink down on a hard mattress and slapped an oversized cap on his head
Blink had no complaints with the name, instead smiling and welcoming it over his birth name any day
Most of the younger boys only called him simply ‘Blink,’ but most of the older boys coined the name, ‘Kid Blink’
Blink stayed mute for nearly a year, before he finally uttered his first words to the newsboys
He explained his birth name, but only his first, but all the boys already called him Blink so when someone randomly called him Mason, all the others were just like, “Who?”
Years go by, and he stays a newsie, becoming best friends with a boy name Mush—named for his simpleton-like comments at times—and they stayed selling partners for a long time before they became too old to sell together

"You're not unhappy that we bonded, right?"
Tony rolled his eyes.
"If I was I wouldn't be curled up in bed right now after letting you fuck my brains out."
Steve smirked.
"I think you were the one doing the fucking. I just laid there while you rode me."
"Yeah, but next time I'm gonna make you do all the work and I'm just gonna lay there and be the pillow princess. Let my Alpha take care of me," Tony said, his fingers trailing down Steve's chest and a sultry pout on his lips. "You'd do that for me, wouldn't you, Alpha?"
"You know I'd do anything to please you, baby."
"I know, because you're such a good boy," Tony murmured, kissing him. "Mm, as much as I'd love to stick around and let you fuck me on every surface in your apartment, I really have to get going or I'm gonna be late."
"I'll drive you," Steve offered.
"You're sweet, but no, I'm good. If I take you with me I'm just gonna end up fucking you in the break room and then the manager is gonna be an asshole about it."
Steve growled.
"I hate that guy more every time you talk about him."
Tony hummed, kissing him again.
"Yeah, well, I think most bosses disapprove of fucking in the employee's room. Even the not asshole ones.
"No, I don't mean that. We definitely can't do that, no matter how much I like the idea of you bossing me around at your work. I just think this Obie guy sounds like the worst and every time I've run into him just confirms that."
Tony didn't even try to disagree with that assessment.
"Like last week when he gave you shit for having to leave early because of your heat. There are laws in place to protect Omegas from being forced to work while in heat, but you practically had to beg him for the days off and then apologize for not being able to work and he still gave you shit about it. Then he had the audacity to act like he had done you some great favor and made you work extra shifts to make up for it. He didn't even pay you overtime, even though he made you work like sixty hours."
"Hey, hey, calm down. You're getting yourself all worked up about it and I don't want that. I appreciate your concern, I really do, and I love that you're so protective. Which is honestly something I never thought I'd say, but you need to take a deep breath. I've got it all under control."
Steve tried to take a deep breath, tried to calm down like his Omega told him to, but it didn't do much to alleviate his anger.
"I know, I'm sorry. I just wish you didn't have to deal with him."
"Well, I won't have to for much longer."
Steve frowned.
"What do you mean?"
Tony shifted on his lap, looking down at his lap nervously.
"Well, I was actually gonna tell you about this, but we've just been so caught up in our own little bubble and I didn't want to burst it by bringing up legal stuff. Besides, I almost forgot about it with all the newly mated hormones rushing through me," Tony rambled.
"Tony, love, just tell me."
"We tried to get Obie fired, but the owner, Alexander Pierce, was backing him, so we're taking him to court. They've been doing a whole bunch of shady stuff that's totally illegal, from paying people off to pass inspections and dealing drugs out back in the alley, to denying us health insurance, making us work overtime but not paying us overtime, and usually they make the Omegas work during heat. I think Obie only gave in this time, because he thought you might beat his ass if he called me in for work."
There was an amused smile on Tony's face, but he was looking at Steve, worried about his reaction. Steve was furious, but not at Tony. He knew that Obie was an asshole, but he had no idea just how bad it really was.
"Baby, I'm so sorry. I had no idea. I shouldn't have let you work for a guy like that. I'm your Alpha. I should have protected you, provided for you so you didn't have to work-"
"Hey, no, stop," Tony told him. "I love you so much, Alpha, but I don't want that. This was my battle to fight and I wasn't about to let you take that away from me. I've been dealing with this bullshit for years and now I'm finally changing things. You have to let me do this."
Steve felt awed by his little Omega. So much strength wrapped up in such a small little package it was unbelievable, and to think he was all Steve's. Steve kissed him, hard and lingering.
"I would never take that away from you, Tony. I wouldn't dream of doing something like that, pretty Omega."
A shy smile crept onto Tony's face and his cheeks turned pink.
"Thank you, Alpha. That means a lot, and I mean, there's no guarantee that the next person who buys the place will be any better than Pierce, or that they will hire us all on again. There's really no guarantee anybody will buy the place anytime soon. Realistically, it'll probably be bulldozed and turned into a parking lot for the diner next door or something like that. We all know that we're probably gonna lose our jobs, but it's worth it to do the right thing and put Pierce behind bars."
Steve nodded, licking his lips and considering how to say what he wanted to say in a way that wouldn't offend Tony.
"You know that I think you're so strong and I'm so proud of you for doing this, right?"
Tony bit his lip, nodding uncertainly.
He wasn't sure where Steve was going with this.
"I think it's amazing that you're gonna do this and that you want to do this and I'll support you in this in any way that I can," Steve told him earnestly. "I know that this is your fight, Tony, and I would never take that away from you, but if you'll let me, I'd love to fight alongside you."
Tony broke out in a grin, wrapping his arms around Steve's neck.
"Yes! Oh my God, yes!" Tony squealed. "Fuck, you scared me there. I thought you were gonna say something awful, but I should have known you'd just say something charming and perfect."
Steve blushed, but he was grinning too.
"Right, well, you see, the thing is Tony that I have a lot of money-"
Tony pulled back, raising a brow at him.
" You have a lot of money. You , the eighteen year old artist and former virgin until I seduced your ass Alpha, has a lot of money?" Tony asked him, clearly amused and not believing him one bit. "Tell me, pretty boy, what do you consider a lot of money? The twenty dollar allowance your mommy gives every Saturday?"
Steve glared at him, but there wasn't any heat in it. If anything he was just really embarrassed and really turned on.
"Sam helped me out a lot when I was a kid. He helped me turn my life around and he helped get my art into some galleries. He's got this friend, an ex of his, Pepper Potts. She's like a brilliant business woman and she runs her own company, but she also has a few major art galleries where she displays art from some of the most prominent artists in the states. I'm talking big shots, well known artists that make hundreds of thousands of dollars selling one painting."
Tony was just staring at him, like he was having a hard time figuring out if this was just some elaborate joke or not.
"Steve... what are you trying to say?"
"I'm saying that she saw some of my work, loved it, and put it up in her galleries. I've only sold a handful, but I've made a lot of money. Your bar is not that great, no offense, and I don't really spend much of my money other than for, like, rent and groceries, so there's a lot of it just sitting around. We could probably just buy the bar. That is if you want to be an owner of a bar."
Steve swallowed hard and fidgeted nervously with the bottom of Tony's shirt when he didn't respond. Tony was just shocked and pretty sure he was dreaming.
"I'm sorry, what? You're joking, right?" Tony said in disbelief. "Are you telling me that you have hundreds of thousands of dollars just lying around?"
Steve squirmed under Tony.
"I mean, not literally. It's all in the bank. Most of it's in my savings account since it earns more interest that way-"
"Shut up, I don't care about that," Tony said, cutting off his nervous rambling. "Are you for real? You have that kind of money and you'd be willing to let me buy a bar with it?"
Steve bit his lip.
"Yeah, I mean, Tony, I'd do anything for you. So if you want a bar then I'll buy you a bar. It's no big deal."
"No big deal? It's a huge deal!"
Steve wasn't sure if he was upset or excited, but then Tony was wrapping his arms around his neck and kissing him.
"Fuck, I love you so much. You know that, right?" Tony groaned against his lips.
Steve nodded, whimpering into his mouth when Tony kissed him again.

Profit Mate Review 2021.. Build an email list in 42 seconds
Profit Mate Review 2021 = Introduction If you're trapped in this extraordinary age, being quarantined or stagnant with social isolation, losing employment or getting tired of endless bills, it's time for you to think out of the box and start a versatile company. Of course, there's nothing more agile and productive than online business, the ideal option to start making money without leaving home. If you want to set up an online company, but you don't have any clients, and you don't know where to find those customers, then you've come to the right location. I truly appreciate the strain, and I'm trying to assist you with the launch of an awesome app to transform the conditions, which is Profit Mate. It is no wonder that Internet Marketing (IM) has brought some excellent advantages relative to other ways of earning profits. It helps you to work on a flexible basis (so that you can be with your wife and kids anytime you need to) and finish your job anywhere you choose (as long as your laptop has Internet access). Particularly now that the pandemic creates such chaotic results on Earth, you can easily create your own IM company while socialising and staying healthy.
Being mindful of these fantastic benefits, more and more consumers are entering the online market, making it much more lucrative than they were years before. But there's nothing to do with it, it's only a matter of time for the market to get crowded. The only thing that matters here is whether your company is strong enough to battle the highly competitive market, or whether it will quickly be out of date and removed from the competition.
To remain strong amid the rivalry and not to be omitted by all the other vendors, your company really needs this hidden tool that I've been investigating lately. This machine’s called Profit Mate. The name is quite self-explanatory as it will be your great friend to make easy commissions. I will show you more interesting information in the next parts of this review. Profit Mate Review 2021=What does Profit Mate Mean? Profit Mate is a cloud-based software that helps you quickly create an infinite email list from the internet in 42 seconds? All you need to do is check for "some keyword" & Profit Mate will instantly create a profit list. Would it sound very unlikely for you? Join me to see how true and beautiful it is!
Or
Profit Mate is the amazing app that automatically collects up to 1,000’s of leads from “Contact Us” pages on the internet. The system also includes offers to present to newly generated contacts.
Without a doubt, this can be the future of Internet Marketing that you can stand the chance to reach your customers easily at a very short notice.
Profit Mate Review 2021=Features and Benefit There are a number of features and a lot of benefits with Profit Mate that I've mentioned a couple of them below:
Instantly producing 1,000 lead
Connect to leads right away through social media sites or email campaigns
Share campaigns directly on social media sites
Build email templates to contact the lead
Allows you to directly threaten website owners on the grounds of their own This may sound too good to be true, but the fact is within half an hour, you will get results without websites, autoresponders or tech things. Even if you start from scratch, this approach is designed to build a shortcut to success.
Imagine the same tech that produces huge passive income every day within 30 minutes of accessing the member's area. Profit Mate makes things possible for someone to get started with as little as 10 minutes from now, and you're not making something from scratch, you're immediately producing leads on demand, and delivering it to the "top offer."
Profit Mate will only take you 5-10 minutes to set up. When you've got it rolling, you should leave it in the background.
With the automation attached to it, you will waste too much time on something else and also collecting commissions from this wonderful computer.
You are collecting leads from the “Contact Us” pages on Google for any topic, which means you are just legally reaching out to people via contact data they have offered you, the app just automates it.
And the best part… this is 100% legal, and nobody can stop you from doing it over and over.
This technique has been embraced by several gurus for years and is now undergoing final review by beta users of the Profit Mate software. You don't have to think about whether the app will really work. A lot of people have made money out of it for such a long time. Profit Mate Review 2021= How to use Profit Mate ? Well, this is the crucial issue.
Not everybody is going to use Profit Mate in the same manner.
And if you're new to internet marketing...
...you will not know whether to advertise or how to get in touch with leads. As far as I can see, there are three key ways to make use of Profit Mate:
Selling Services To Local Businesses
CPA Marketing
Affiliate Marketing
The most difficut part of Profit Mate is finding the right keywords.
After all, you don’t want to sell services to those selling the services you’re offering.
So, in my bonus I will show you how to go after the right audience.
As I already mentioned above, Profit Mate is simple but work as a charm. Let’s me breakdown how it works so that you can understand why I can say so:
First of all, it downloads “contacts” in any niche from the “contact us” page of any search keyword on Google.
All you need to do is put in your "target" and click "Search Now!" Take, for example, the keyword "Dog Training." Then Profit Mate searches the internet and discovers all the website operators of the "Dog Training" affiliated pages.
In other words, you are immediately bringing together a list of heavily selected future clients to deliver your preference. All in "seconds" from the GO news. See more info in the section below part of my article. Profit Mate Review 2021= My Personal using experience It has been mentioned on a daily basis that data is the future of our planet. And thankfully, data is the biggest component of what you will get from Profit Mate. It's real that people pay a costly price to dig into the data field. That's why I'd deem Profit Mate to be the No.1 option for newbies. With Profit Mate, you just need to pay once for leads that are categorised into separate niches, which effectively ensures that you will run tailored campaigns so as not to spend time on something else.
In comparison, this Profit Mate is working on an autopilot. No additional activities will be involved in designing, customising, or "secret" pages. You have removed all the hard work and are free to spend more time with loved ones. I’ve tried this software as a tester recently. I’m going to instruct you how to use this amazingly handy machine and make the most honest review for you.
Finally, given the fact that the system is really convenient to users of all level, you will never believe how much it costs to grab one copy of the offer.
Let’s see the price in the next part of this review!
Profit Mate Review 2021= Price and Evaluation You just need to pay $16.93 to get access to this exclusive software that turns "Searches" into "Email Lists" on request. This discount offer is only available in a very short period, and this is your precious opportunity to hop on!

I saw YOLOTL CÓRCEGA at a coffee shop in MANHATTAN today. She is a TWENTY-FIVE year old BUSINESSWOMAN who’s been in NYC for [SIX YEARS] now. Every time we run into each other, they are always CULTURED & DEVOTED but I’ve heard people say they can also be STOIC & CALLOUS. THE MAN BY TAYLOR SWIFT reminds me of them every time it comes on the radio. // @villagestart
TW: mentions of cheating, criminal activities, divorce and family separation below.
hello everybody you know me as g aka the mess behind the bigger mess that is alexander warren and i am here to bring you one of my favorite kids ever, my daughter yolo who, of course, is also a mess because i can’t write happy, easy-going characters. let’s get down to it:
HISTORY
CHEATING AND FAMILY SEPARATION TW: Yolotl was born in Tequila, Jalisco on September 15th 1994, the product of an illicit affair between her father, Gabriel Córcega, an important business owner largely known in Mexico and one of his employees. The impromptu news didn’t sit right with Marcela Del Valle, Gabriel’s wife, who immediately ordered her husband to disappear every trace of his affair before anyone in town found out. What no one expected was for Gabriel to already have a kid with the woman no one knew about two years older than Yolotl.
Gabriel, in dispair, gave the woman some savings he had and helped her disappear from Tequila, not without an agreement whatsoever: he’d get to keep one of the kids and raise her.
When Gabriel returned to the house with Yolo in his arms but no trace of his remaining family, Marcela agreed on playing make-belief and tell the world the little girl was the second child of the marriage. The family never spoke of this again.
She and her “legitimate” older brother grew up surrounded by luxury: anything money could buy was granted to them as the Córcega name grew exponentially during Yolotl’s first years of life, the family went from having a sucessful tequila emporium to become a brand: nightclubs, hotels, soccer teams and more. The Córcega marriage decided the best and safest idea for the two kids was to be homeschooled, since the family traveled a lot due to the various businesses around the world Gabriel possessed.
Being only the two siblings most of the time, since their parent’s schedule was quite busy, Yolotl and her older brother became best friends. He became her hero, taught her everything she knew and more, became the getaway to her biggest passion in life: literature. It was a hobby the Córcega siblings shared.
The day of Yolo’s birthday, the Córcegas woke up with the news that Marcela had left the family and had run away to Europe, asking the rest of the family to forget about her
Upon Yolo’s graduation, the Córcega clan moved to New York and she enrolled in Columbia Business School where she got an MBA in Business Administration. She is working on her PhD in Modern and Contemporary Literature.
While in college, Yolo met someone whom she quickly fell in love with and the couple married not even a year after meeting, against all odds and advices from others. The first few years were perfect, Yolotl loved her spouse and playing housewife and was perhaps for the very first time in her life truly happy. During this time, Yolo started writing books she decided to publish as a surname, deciding she wanted people to like what she wrote authentically and not because of the Córcega name. On that, she succeeded, she became a renown author under a surname, a secret she keeps to date.
CRIMINAL ACTIVITIES AND DIVORCE TW: However that happiness didn’t last long (nothing ever does, does it?) Her father started having legal and health problems, her world was beginning to crumble which definitely didn’t help the already tense marriage which ended in a divorce after a little less than five years, leaving her heartbroken and on top of that, her father was in serious trouble with a criminal organization back in Mexico after refusing to keep working with them, something Yolo herself wasn’t aware of. Something else she wasn’t aware of: the leader of the organization was the man Marcela ran away with and was now threatening Yolo’s dad, alas he had to hide and
Another truth that was told to her the day her father finally decided to speak candidly before disappearing was the existence of her real family; the brother she had and her real mother’s existance, which left Yolo brokenhearted.
Before parting ways after finally coming clean about all the lies her father had ever told her and disappearing, Gabriel named Yolo the CEO of the Córcega company.
NOW
Yolo owns one of Manhattan’s most renown hotels and a rooftop bars which she tries to manage herself on top of being the co-CEO of Córcega Onterprices (a position she “shares” with her brother) and trying to deal the mess her parents left behind. She’s… a little stressed™
She’s still on the divorce process and she is having a HARD time dealing it, she views divorce as a failure on her part, even though she doesn’t show it
PERSONALITY
okay so think angelica schuyler meets blair waldorf meets klaus baudelaire meets belle meets angela moss meets fuck up.
workaholic. i’m talking 24/7, work, non-stop. *fucking u and answering e-mails on the side* type of workaholic
big nerd, lowkey tho. she has like two personalities, the work-hard, femme fatale she uses with EVERYONE and then the nerd soccer mom she uses only with people she’s REALLY close to
uses sex and every advantage she has to get what she wants so… totes a dom but likes to be a sub from time to time and has all sorts of kinks lbr i mean what?
CULTURED AF
has a bit of an alcohol problem (i sense a pattern in my muses)
she used to have this bitchy reputation before the whole thing with her family went down and used to take advantage of that but she’s really not a bitch unless… yknow… you mess with her or her family or her friends then lmao gl she’ll ruin you, she’s a bit more human now i promise
a true slytherin, lives by the words ‘work hard, play hard’
TL;DR: lowkey a v sad and lonely rich girl who’s dealt with a lot who can act like a bitch but in reality... is only a bitch if she needs to be. v ambitious, workaholic.
POTENTIAL PLOTS:
older brother: the one person in life she truly trusts in the whol damn universe i mean... probably her best friend ngl (will be a wc on the main)
her husband?: they are in the middle of a divorce, about to finish off their marriage... or are they? guess we’ll never know. he’s been the only person she’s ever truly loved AND I WANNA SEE THAT i’ve never seen her in love i’m sorry
distant family? that could be fun
best friend: every girl needs a best friend they can confide in between champagne glasses and chocolate covered strawberries... she is very loyal to the people she ACTUALLY lets in i promise she’s a great friend
people who work for her: ESPECIALLY AN ASSISTANT OH MY GOD she needs that but ok, she owns a rooftop bar and a hotel so... barkeeps, waiters, chefs, hotel manager... all that jazz. she is also v loyal to the people who work for her ngl she was taught to treat the people who work next to her like family SO
enemies: i know my kid... 90% of the population doesn’t like her so... let’s play into that
fwb, hookups, one-side crushes, exes, friends, neighbors... the sky is the limit!
okay honestly if you read that whole telenovela… i love you and if you read what a mess i’ve created (it’s my true passion in life) and you still wanna plot with her… you’re a goddamn saint and i’m ready to marry you or plot with you so hmu or like this for that. marriage and/or plotting, whatever.

Little Accidents, Big Developments
Bonus chapter: Yellow
[This is an age regression story]
Chapter Summary: Janus detects a lie.
Chapter word count: 1,800
Other chapters: 1 / 2 / 3 / 4 / 5 / 6 / 7 / 8 / bonus
Read on AO3 or below the cut!
Content warnings: light angst, very mild blood via a bitten lip, and brief, hypothetical mentions of disembowelment and decapitation (Remus, amirite?)
oOo
Janus sipped at his chamomile tea, only faintly registering the bright yellow haze that overcame the left side of his vision. Another lie.
His vision would flare several times a day at least, always informing him of an untruth spoken by one of the sides. He was, of course, accustomed to this alert, having lived with this power for the entirety of his existence.
As the hot herbal drink soothed his aching throat (it was murder on the lungs to reprimand Remus so much), he indulged in his curiosity and closed his eyes. With a practised concentration, he mentally reached out for the false words that had sounded his silent alarm.
It was Patton’s voice. The version of Patton’s voice that Janus had deemed “daddy dialect” in the recent weeks. ‘Nothing will change, sweetheart.’
Janus scoffed.
The lies he was so accustomed to hearing spanned the breadth of significance, from inconsequential white lies (‘I don’t know who finished your Crofter’s jam, Logan.’) to really outrageous fabrications.
Within the past two months, he had heard quite the abundance of silly fibs. Even in the space of a fortnight, some truly ridiculous ones had stuck in his mind:
‘I don’t need dinner!’
‘I-I’m older now. I can do this on my own.’
‘It was a purely tactical approach.’
‘Three, two, one, blow! … You did it!’
It seemed almost every lie spoken by the self-proclaimed “Light Sides” nowadays was riddled with either petulance or condescension. (That is, Janus thought with a roll of his mismatched eyes, at least notably more than was usual for them.) The reason behind it was not lost on him. He may not have been the designated logical side, but it would take an absolute dunce to miss the cues on what exactly was happening in the others’ household; Logan and Patton had evidently taken on caregiving roles for Virgil and, unexpectedly - though perhaps it should not have been, given his childishness - Roman.
Janus had had his suspicions of such after walking in on the household spending time together a month previously. Given how fiercely protective Logan had been of the others and the way Patton had hidden the two younger sides behind himself, it would be hard to ignore the shift in their dynamic. Though the confirmation of it through listening in to the others’ unwitting lies had come as quite an unpleasant shock to Janus, nonetheless.
Every day he sensed silly fibs. The one earlier about baby giggles being a legal requirement under baby law had been… not endearing, per se (that yellow pulse again), but perhaps interesting. Though none of the nonsense he had been alerted to in the past few weeks came close to the idiocy of ‘Nothing will change, sweetheart.’
How self-assured. How naïve. How reminiscent of Janus’ own foolish thoughts all those years ago.
He sighed, lowering his mug to the table and running his cold fingertips idly over the burning hot ceramic. It was not that Janus was jealous (he ignored the faint swell of yellow in the corner of his vision) but rather that he felt an uncomfortable bubble of remorse in his chest, growing and stretching and forcing its way against his ribs.
As he had done countless times before, he wondered what things would have been like had he behaved differently when the youngest side was still part of his household. Had he been more understanding of Virgil’s behaviours. More accepting.
Well, as Patton’s lie had brought up such aching memories, Janus decided a tad more bittersweet self-indulgence would be fitting for the night.
He rose from his seat, tucked the chair back under the table, and slinked through the house fluidly. He thanked his serpentine side for allowing him to practically float up the stairs and through the hallway without making a sound. If either of the other two residents heard him and decided to leave their rooms for a chat, Janus would not be held responsible for whatever unsavoury greeting he may bestow upon them.
A vile feeling clawed at his throat as he neared the perpetually closed door of Virgil’s old bedroom.
With a sharp, short sigh that might have been at least partly a hiss, Janus pushed the heavy door open. The neglected hinges creaked.
Beams of cold light from the hall flooded through the gap of the opening doorway, making visible a thin segment of the abandoned room.
It was unmarred by dirt, slime, blood, or any other disgusting substance, thankfully. Janus had to give credit to Remus. As non-existent as that side’s impulse control was, he had managed to spare this single room from his various antics and pranks at Janus’ sincere request.
The room was entirely unchanged from how it had been left years ago. Small, dotted stains on the walls showed where blu-tac used to hold up punk band posters. Splotches of black on the carpet by the old dresser showed where liquid eyeliner was spilt too many times. Black cotton bedsheets (which now appeared grey with their faint layer of dust) were pulled taut over the mattress where they had only ever used to be in constant, rumpled disarray at a certain someone’s stubborn refusal to make the bed.
Janus gripped the doorframe tightly, clenching his jaw against his growing feeling of unease.
Being a “Dark Side” came with an appreciation of all things, well, dark. True crime stories were common conversation material at dinner, movie nights featured more than anyone’s fair share of fake blood (not always on screen, mind you; Remus had to have some fun once in a while, after all), and family bonding time consisted of debates on the darkest secrets of society and an abundance of teasing of each others’ insecurities and fears - all in good fun, of course. (Though, when Virgil had finally left for good that fateful day with tears streaming down his cheeks, Janus had been forced to reconsider what “good fun” really meant to them.)
As it was, Janus was accustomed to seeing and hearing things meant to turn stomachs, race hearts, and scramble minds. He shrugged at the majority of them and scoffed at the rest. But gazing upon this empty room - the physical embodiment of his failure as a parental figure - was the closest he thought he could truly be to feeling horrified.
Janus’ insides twisted and pulled so much every time his eyes wandered over the sealed doorway, that he had seriously considered asking that Remus follow through on his threats to disembowel him and relieve him of his agony.
Bile had not yet risen in his throat, so Janus considered today to be a good one to bring himself to peek at the old bedside table - or rather what lay upon it.
Once cluttered with makeup products, tangled headphones, and herbal anxiety remedies, the surface now lay mostly bare. Save for a single soft toy slumped across it limply.
The blue stuffed rabbit was a ghastly thing. It was missing an eye, one of its limbs was stretched far longer than the others (probably as a result of its owner’s nervous tugging which was otherwise directed onto his hoodie sleeves), and one of its ears was half-chewed to tatters (another nervous habit of its owner, no doubt). Despite its ratty appearance, the thing was harmless. Such an unassuming object, so innocent.
And yet it brought tears to Janus’ eyes.
He had never even learned the name of the damned thing and wasn’t it utterly ridiculous that Janus, the unofficial leader of the “Dark Sides”, was blubbering over a made-up name for an inanimate object?
It had not mattered to him before. It had made no difference to him what Virgil had named it or how much he had cared about it. Janus had metaphorically and mercilessly turned the thing into a weapon that day. With his careless tongue, he had twisted its existence from an item of comfort and attachment into a source of ridicule and hurt. It was no wonder Virgil had left it behind. It had been tainted.
Janus winced at a sudden sting in his lower lip. He had bitten into it again. One would have thought having fangs would convince someone to be more careful of such a habit.
Delicately dabbing at a drop of cool blood at the corner of his mouth, Janus sighed shakily. That was quite enough emotional torment for one evening.
He released the old bedroom door and let it fall shut. It had barely thudded against the doorframe when that grating, obnoxious sound trilled from the bane of Janus’ existence.
‘What’s up, Jannothy?’
‘Remus,’ Janus greeted with an exaggerated eye roll. It was only partly to rid his eyes of their wetness. ‘What a pleasant surprise.’ Yellow tinted his left eye.
The distinctive scent of burnt paper met his nose. With a jolt of dread, Janus turned to see Remus half-caked in soot. He just about managed to contain a scream. It would have only invited one of Remus’ much-loved screeching competitions.
‘I see you’ve been in the library,’ Janus sighed. ‘Tell me, just how many of my books were charred beyond repair this time?’
Remus blew his cheeks out in a massive exhale, looking up to the ceiling in thought. As the warm breath wafted over his face, Janus was careful to breathe through his mouth.
‘Oh, only about half of them,’ Remus sang then cackled joyously for a short while. ‘But you’ll be glad to hear I sculpted the ashes into the shape of a nine-foot-long decapitated aardvark!’
Janus shut his eyes, shaking his head lightly. He hadn’t the energy to pander to Remus’ whims of fancy. ‘Good night, Remus.’
He silently slipped past the other side in the direction of his room.
‘But it’s only seven!’
‘I’m half cat.’ Yellow again.
‘Jan - wait,’ Remus called behind him, and the incongruous hesitance in his voice gave Janus pause.
He twisted his body back, surprised by the incredibly rare sincerity in the furrow of Remus’ brow.
‘All right. You have my undivided attention,’ Janus drawled, making a point to hold up his hand and inspect his nails thoroughly. He smirked at the yellow tint of his vision.
‘You seem bummed out,’ Remus whined, ‘and the role for resident bum is filled out by me already.’
Janus rolled his eyes again. At this rate, he would get vertigo.
‘So, are you, y’know… okay?’ Remus asked quietly. (Really, what an oxymoron that was.)
Something hard and hot clogged Janus’ throat and he swallowed thickly around it. He dropped his hand and swiftly looked up to meet Remus’ eyes.
‘Yes,’ Janus said in an entirely even tone, ‘I am perfectly fine. Now, if you will excuse me.’
He spun away and marched down the narrow hallway, keeping his gait steady. It was quite a feat, considering the fact he was half-blinded by a bright yellow glare.

Eleven Key Attributes of a Good Property Manager
Property Management is a career profession. The industry allows for employment growth, continual learning experiences, and the opportunity to work with diverse people and income groups. The Property Manager can work either directly for an owner of real estate properties, or for a property management company, contracted by an owner or legal entity to care for the real estate over a specific period of time.
The Property manager has a fiduciary relationship with the management company and property owner. A fiduciary relationship is one that is based on a mutual trust and complete confidence in one another.
The Property Manager is provided an owner's real estate portfolio to manage to its "highest and best use" in exchange for an employment contract or salary. Real estate assignments for the property manager includes apartment buildings, condominiums, hotels, storage facilities, shopping centers, office buildings, government subsidized properties, rooming houses, abandoned buildings and plots of vacant land, to name a few.
I have managed almost all of the above types of properties for over twenty years. I have managed public and private housing, for non-profit organizations, for the federal government, and for private developers and real estate investors. I also owned my own property management company for eight years. I now teach, speak, and write about property management standards and techniques. Here are some crucial skills, which I know from first hand experience, must be accepted as required attributes and learned skills in order to be a good property manager.
1. Must Know and Stay Current on Local Ordinances and State Laws
Managers are required to perform their work according to the laws of the land. The government (city, state, and federal) dictates how real estate is to be managed, from requiring a real estate license (depending on the state), to the use of the real estate (such as rent control laws). From proper trash removal to how and where we must keep security deposits, the manager has to keep abreast of the many legal requirements of managing real estate. If a mistake is made or a task is forgotten, it could cost the owner his or her property, and/or a management company's reputation, loss of the account, or even the loss of real estate licenses.
2. Must Be Highly Ethical and Honest
Property Managers work on the Honor Code when they handle other people's money. By collecting rent, security deposits, laundry machine money et al, the property manager holds a fiduciary relationship with the property owner and/or management company. The owner entrusts the property with thousands of dollars each month, plus the value of the real estate itself. The manager is hired to perform at his or her highest level of integrity. On a daily basis, the property manager's good judgment and sense of what is right and wrong is called into play.
3. Must be Detail Oriented and Organized
Managers collect the rent daily, and must ensure that each rent is paid and posted to the tenants' account as received. Financial records detailing each and every rent transaction are kept, either by rent cards, or on the computer. Lease expirations and renewals, rent increase letters, and rent invoices must be mailed on time. lines for court appearances must be kept, and clients must receive their written monthly report of operations. A skilled property manager is able to multi-task, keep site files organized, and prioritize repairs and assignments.
4. Must Have Good Communication Skills
Managers must be able to communicate with people from all walks of life, cultures, ethnicities, and personalities. Managers must be able to articulate their cases in front of judges, talk to the owner, negotiate with vendors as well as speak appropriately with tenants, who are often frustrated, upset, or angry. A good manager must be able to stay calm, and communicate in a professional manner. Familiarity speaking in other languages is always a plus.
5. Must have Good Computer Skills
Computer competency is a technical skill, like driving, typing, etc. The use of email, mail merge, and faxing through the computer is at the heart of property management today. This is especially true if the property is on one part of the city or state, and the home office is a distance away from the site. If a manager does not have a solid command of the computer and its basic programs, such as Microsoft Word and the spreadsheet Excel, you may be hard pressed to find an administrative position in this field.
6. Should Like Working with the Public
If everyone paid the rent on time by the fifth day of each month, the manager would not have rent collection work to do. If a property never had problems, such as toilet overflows, lost keys, or defective smoke detectors, a property manager would have little to do. Therefore, it is important that a manager enjoy dealing with people with problems. A manager should at least like helping tenants with dignity, and in a responsible manager. If you do not like being interrupted several times a day with a dilemma to solve, this type of job may not be for you.
7. Must Be Patient and Have a Sense of Humor
There is some pressure involved working with the public. There are days when nothing seems to go right, and if you happen to have a headache that day, it could be a long 9 to 5. A calm personality or a good sense of humor will take you a long way in property management. If you tend to be high-strung, anxious, or become angry or impatient while working with tight deadlines or with people with problems, you may want to re-consider taking on this profession.

Edward Gallagher, 40, started Salty Frog Gear, which he describes as a “coastal lifestyle brand with an edge.” The brand, launched with Nine Line and Black Rifle Coffee Company, includes items with the print “stay salty” and sweatshirts with pockets that can hold a bottled beverage.
...
“As someone who served with Eddie and other members of SEAL team 7 downrange, I know the truth about the character of a man unjustly targeted by a broken investigation and corrupt prosecution,” the company’s founder, Tyler Merritt, said in a statement to the Times. “Nike has their First Amendment right to make individuals such as Colin Kaepernick their brand ambassadors. We have the right to make patriots like Chief Gallagher one of ours.”
Gallagher has also opened an online shop to make fun of the Navy and the SEALs who testified against him, calling them “mean girls,” according to the Times. The Times last week reviewed and reported on footage of those who turned in the platoon leader in which they call him “freaking evil,” “toxic” and a “psychopath."
So, this is a war criminal bad enough that SEALs were willing to testify against him, in no small part due to how his actions directly endangered them alongside him. He had a reputation as a hard-charging door-kicker even before being sent downrange, and as the Times reported, some of the members of the SEAL teams he was with were excited by this, were looking forward to serving with someone who would get them into combat more and more.
However, Gallagher became known for deliberately botching operations in order to get into gunfights, directing machine gun fire at villages out of boredom more than anything, for shooting a pregnant woman intentionally, for slitting the throat of a prisoner before posing with the body, that pose being the one crime he was committed of.
This exposes two vital things about the way that “operator culture” spreads in America and throughout the military: Gallagher’s reputation for enjoying combat meshes very nicely with the sentiment expressed by Black Rifle Coffee Company’s founder, whose memoir proclaims that it is for those who want to “know they’re okay for being okay”, those soldiers who not only are not afflicted with PTSD, but in fact supporting a notion that this should be the new expectation, that soldiers in these forever wars should take a sense of purpose and pride from killing in the name of empire.
Gallagher being called these things, toxic and psychopathic and evil, exposes not only how depraved his own actions were, but how necessary exceptions like Gallagher are to creating the culture of American militancy. The SEALs testifying against him have numbed themselves to the acts they commit, by necessity separate their ideation of themselves from the acts they commit. It involves denying just what operators like SEALs do for a living, ignoring that actions similar to Gallagher’s are not just things they do, but the express purpose of their unit’s existence. As special operations forces are more and more the language in which American empire speaks, as the shift toward understanding most infantry as merely an occupying army with combat delegated to a select few selected and fetishized, in competition with similar units from the other branches of the military.
Their representation in media like the newer editions of the Call of Duty franchise (where characters are either part of units-within-units, elites-among-elites, or find themselves quickly plucked from conventional units and transformed into these instruments of empire) or Rainbow Six (a unit named such because it pulls operators from various national sources, akin to the heavy use of Canadian and Norwegian special forces during the early days of the War in Afghanistan) depicts their work as world-saving and selfless, when it so often involves the mundane, the maintenance of conditions of imperial domination. Killing and killing often is their job, and even then Gallagher was unsettlingly invested in the practice thereof, was violating the taboos set out by a unit already operating in violation of certain taboos around what acceptable means of combat are, what the role of a soldier or warfighter is.
These companies are incredibly mainstream, are companies that average people see nothing wrong with patronizing. The way that gun culture, conservative politics, and such “veteran-owned” companies inform one another creates the kind of “thin blue line” ideology that so often surrounds discussion of the police, of the militarization of police forces, how these forces direct their violence inwards onto the populations they supposedly protect. The fetishization of the veteran, the way that veteran status is seen as creating a kind of irreproachable figure allows for the creation of Pete Buttegig, a candidate so unremarkable that it is itself remarkable, whose craven careerism lead to his decision to join the Naval Reserve and work in intelligence before entering politics. Buttegig seems to at least acknowledge implicitly that it was just this, a career move, resume building, rather than understanding it as some kind of noble calling like the founder of BRCC wants to sell it. Appealing to aimlessness, an inability to afford college or housing, is how much of the Working Class will see the military more than 18 years after 9/11, the patriotic fervor long gone. Meanwhile, the creation of an officer class akin to that seen with the buying of commissions, new Kennedys graduating Ivies and entering the military to acquire the mark of veteran status before moving on to their actual career in neoliberal politics should not be surprising.
Gallagher is an extension of this, is the epitome thereof: the culture that defends cops, that pays their legal fees sight-unseen, that assumes an officer’s innocence to the point where gun manufacturers create programs such that they will send a replacement firearm for temporary use if an officer’s is taken as evidence in a shooting, where police are assumed to be in the right or eventually justified as such, where war criminals can use their experience as a selling point, where you can become a celebrity for being convicted of war crimes or for being part of an “officer-involved” shooting. It is a culture of militancy, of fascism, one which makes it rather hard to argue that contemporary right-wing gun culture presents much of a threat to hegemony given that the authority that such guns would be turned against are so friendly with the ones that make such guns.
That so many within gun circles see little, if anything, wrong with this, are willing to support companies that create and maintain this ideological space, are so willing to support the police and military, is a genuine problem. The way that gun owners talk about the ATF, about Ruby Ridge or Waco, about no-knock raids and SWAT killings, needs to be expanded into a wider critique of how police operate and how police, military, and paramilitary organizations maintain hegemony even if they come into conflict at times, how the militia movement’s right-wing character shows a willingness to support the ideology of the state even when claiming opposition to it, a desire to restructure the same ideals into privately-held reproductions of the same, the question of exactly how one should oppose or criticize this when it is so pervasive is one that must be asked.

Have you seen YOLOTL ‘YOLO’ CÓRCEGA ? This TWENTY-FIVE year old is a BUSINESSWOMAN who resides in MANHATTAN. SHE has been living in NYC for SIX YEARS, and is known to be SHREWD and DEVOTED, but can also be STOIC and CALLOUS, if you cross them. People tend to associate them with THE SOUND OF HIGH HEELS ON MARBLE FLOOR and THE SMELL OF OLD BOOKS.
TRIGGER WARNING: mention of cheating, kidnapping, criminal activities, divorce, family separation and horrible decision making skills. // @codstarters
are you all ready for yet another mess no one asked for and y’all will get tired of? 👀 let’s go @iddlehcarts
HISTORY
CHEATING AND FAMILY SEPARATION TW: Yolotl was born in Tequila, Jalisco on September 15th 1994, the product of an illicit affair between her father, Gabriel Córcega, an important business owner largely known in Mexico and one of his employees; Rocío Guadalupe Álvarez. The impromptu news didn’t sit right with Marcela Del Valle, Gabriel’s wife, who immediately ordered her husband to disappear every trace of his affair before anyone in town found out. What no one expected was for Rocío to give birth to two little girls: twins.
Gabriel, in dispair, gave Rocío some savings he had and helped her disappear from Tequila, not without an agreement whatsoever: he’d get to keep one of the kid and raise her.
When Gabriel returned to the house with Yolo in his arms but no trace of Rocío, Marcela agreed on playing make-belief and tell the world the little girl was the second child of the marriage. The family never spoke of this again.
She and her older (for 2 years and a half) brother, Daniel grew up surrounded by luxury: anything money could buy was granted to them as the Córcega name grew exponentially during Yolotl’s first years of life, the family went from having a sucessful tequila emporium to become a brand: nightclubs, hotels, soccer teams and more. The Córcega marriage decided the best and safest idea for the two kids was to be homeschooled, since the family traveled a lot due to the various businesses around the world Gabriel possessed.
Being only the two siblings most of the time, since their parent’s schedule was quite busy, Yolotl and Daniel became best friends. He became her hero, taught her everything she knew and more, became the getaway to her biggest passion in life: literature. It was a hobby the Córcega siblings shared.
KIDNAPPING TW A few months after Yolo’s fifteenth birthday, Marcela (Yolo’s stepmom) staged a kidnapping to go off to Europe to live with her lover, except no one else in the family ever learned this information for a long time. The Córcega family leaned to live their lives for a long time, awaiting for Marcela’s return.
Something else she wasn’t aware of: the organization being the ones responsible for her mother’s “kidnapping”.
Another truth that was told to her the day her father finally decided to speak candidly before disappearing was the existence of her twin sister and her real mother, which left Yolo brokenhearted.
Before parting ways after finally coming clean about all the lies her father had ever told her and disappearing, Gabriel named Yolo the CEO of the Córcega company.
NOW
Yolo own one of Manhattan’s most renown hotels and a rooftop bar which she tries to manage herself on top of being the CEO of Córcega interprices and the mess her father left behind. She’s… a little stressed™
Although Yolo is aware of Rocío her birth mother and her twin, she hasn’t really planned on looking for them. She knows it’s bound to happen but she is terrified of the encounter. She also knows she should get in contact with Marcela but... *shrugh*
TL;DR: lowkey a v sad and lonely rich girl who’s dealt with a lot who can act like a bitch but in reality... is only a bitch if she needs to be. v ambitious, workaholic.
okay honestly if you read that whole telenovela… i love you and if you read what a mess i’ve created (it’s my true passion in life) and you still wanna plot with her… you’re a goddamn saint and i’m ready to marry you or plot with you so hmu or like this for that. marriage or plotting, whatever.

Update (September 2020) – We are pleased to report that BetUS has undergone a total relaunch since we reported the issues outlined on this page.
The old team has been kicked to the curb, with new management and new investors in place to breathe new life into the brand. BetUS may have been established in 1994, but it’s most certainly a new beginning for the online sportsbook. Everyone involved is determined to build a new reputation. We aren’t quite sold on the bold claim of BetUS being “America’s Favorite Sportsbook”, but we are excited about the revised platform.
Read our BetUS review to discover why we now consider this sportsbook a premier destination for US bettors.
BetUS has a notorious history in the offshore industry and has taken players for hundreds of thousands of dollars at minimum since their inception in 1994. The book has a terrible reputation with US-based online sports bettors and has been one of the major offshore targets for their vitriol in the last decade plus.
In this article, we go over just some of the scams and tactics used by BetUS’s management over the years. There have been so many problems and complaints regarding this sportsbook that we could write three separate articles on their poor business practices and deception.
From reneging on bonus offers, changing terms and conditions on the fly and confiscating winnings from players with little explanation – this book is truly shameless.
Enticing Bonus and Website
We almost feel like a broken record when writing about these scam sportsbook articles, because we keep warning players about the same things over and again.
Like we’ve said about other scam sportsbooks in the past, appearances can be deceiving. BetUS has one of the nicest looking websites which offers a sleek and professional look[1] Their betting engine is excellent, and they have a large array of betting options, including live betting and mobile wagering.
On top of all that, they offer a litany of different deposit bonuses based on the amount players wish to deposit. The bonuses could go as high as $5,000 depending on how much a player makes with his first deposit.
But, BetUS does not stop there. They offer frequent reloads and VIP membership rewards program, as well.
Wow, it sure sounds like we’re shilling out BetUS to sports bettors, but that could not be further from the truth. BetUS touts to their players that they have the “the biggest bonuses in the business” which may be true, at least on paper.
However, players that win will realize they will have a hard time collecting their money from BetUS. All these bonus amounts and promotions do not cost the book anything unless they actually have to pay. Something that BetUS seems to pride itself in not doing.

Even A Scam In The Heyday
Many online betting sites that were once industry leaders in the early to mid 2000s are now closed, and some have run off with player funds. Don’t get us wrong, there are still many active in the industry, but the UIGEA and the US DOJ’s crackdown on online sports betting seriously hurt the business.
Before the UIGEA passage in 2006, the online gambling world was growing at an exponential rate and online sportsbooks had been taking in hundreds of millions of bets each year. Oddsmakers who played it safe and understood the industry has a much better chance of being successful back then compared to today. That’s not to say that there were not still excellent options for US players now, but they were much better 10 years ago.
Even back then, circa 2004, BetUS was known as a scam sportsbook with a poor reputation. SBR first began reporting on BetUS in 2002 and had complaints of the book slow playing players. Even in this time of quick and simple payment processing for US players, (Neteller, other e-wallets) BetUS was regularly weeks or months late with withdrawal requests to players.
This news article on The RX details a situation where a player had $25,000 in funds in limbo with BetUS and had to settle for a deal for 2/3rds of his balance out of fear of losing the whole thing.[2] It also goes into the history behind BetUS and the two brothers that were once a part of NASA Sports but now both ran separate sportsbooks. One went on to run BetUS and the other BetOnSports.
The article did not have much nice to say in regards to the two Rizzo brothers, Joey and Tommy.
An anonymous sportsbook owner stated, ‘In this business, your word is your bond, if you say you are going to do something, you do it. THESE guys did not honor their word with me. After that, I wanted nothing more to do with them. The last thing I wanted was to have someone accidentally affiliate myself or my company with them.’
Betus Blues
Players were forced to forfeit some of their winnings due to supposed non-recreational play and winning too much from bonuses or free plays – even though there were no restrictions on how much they could win via their bonus. Management also accused players of syndicate play or non-leisure play, another charge that came with almost no evidence.
Bettors were forced to negotiate for their fairly won balance with BetUS – because if they did not – they risked getting stiffed for the amount, even their original deposits. Players settled for substantially fewer amounts than they were entitled to receive. One player reportedly settled for $40,000 despite being owed a small six figure sum.
Scam Copycat Site
BetUS once owned and operated a domain at “bestsportsbookreview.com” which was designed to be a Sportsbook Review knockoff site. The site, not so shockingly, heavily promoted BetUS and picked them as their top recommended bookmaker.
The site was run directly from the sportsbook themselves and had a fake affiliate or advertiser as a cover up to their true intentions. This is a disgusting way to do business and without a doubt misled thousands of players into depositing at BetUS.
More Problems and One Dastardly Scam
In the next several years, forums and watchdog sites were full of complaints from players who had funds suck at BetUS or felt the wrath of management. This included altering bets after the wagers had been settled, voiding bonuses and winnings from bonuses and much more.
However, there was one tactic pulled by BetUS that might be the worst display of behavior we’ve ever seen from a rogue online sportsbook.
This story broke via SBR, and there was a lengthy discussion at Covers Forum in regards to BetUS’ scam[3][4]. A handicapper named John Morrison, the man behind the “John Morrison Chase Betting System” was working with BetUS.com to scam players. We assume the two had a lucrative affiliate type deal where Morrison received a large percentage of the players’ losses to BetUS.
Referring players to an online sportsbook for a percentage of the profits is perfectly respectable and how many webmasters make their living today. But, if that was all John Morrison and BetUS we would not be talking about them.
Things took a turn for the worse when players discovered that BetUS was offering alternate lines to John Morrison referred clients. For instance, if Morrison’s service pick was New York +7, BetUS would offer a line of +5 or +5.5 to those were referred by Morrison.
SBR verified that the alternate lines were only on picks that were released by Morrison’s service and always hurt the players that followed and paid for the picks. Because of BetUS’s line movement in relation to this play, bettors were being charged an effective price of -140 for their wagers as they were at least 1.5 points off the market price.
This despicable scam is a massive breach of players’ trust and highway robbery for a criminal tout in John Morrison and criminal sportsbook, BetUS.
The Future for BetUS?
BetUS is still receiving loads of complaints from players from lack of payment to bait n’ switch bonus scams and everything in between. Thankfully, for players, complaints are becoming less and less common as BetUS has absolutely spoiled any shred of dignity they had in the offshore industry.

who owns the beaches?
Who owns Florida’s beaches? From Sarasota Magazine (Sept 2020)
Professor Flournoy disagrees that the law is clear. “I’m very skeptical of landowners when they say they know where the mean high water line (MHWL) is,” she says. Property lines of coastal boundaries are unlike traditional surveyed property lines because they are not fixed. Anyone who regularly walks their favorite beach knows this. The beach shrinks, expands and changes shape in response to storms, sea level rise and manmade structures like seawalls and jetties.
“It’s hard to know where the MHWL and property boundary are,” Flournoy says. “If anything, because of coastal erosion, the MHWL and property boundary move further inland, not further out to sea. So [property owners] are losing land, and more land is becoming sovereign. Chances are the public has rights even farther onto the dry sand.”
While private surveyors may determine the MHWL for landowners, Flournoy says, “It’s not an official determination.”
Flournoy says whenever the new National Title Datum Epoch is published, which could be as soon as this year, it could make a private surveyor’s conclusion wrong. “The MHWL could be different as soon as they publish the new standard,” she says, adding that the upcoming measurement will most likely give the property owner less beach.
Meanwhile, law enforcement sees these private surveys as de facto official. “I’ve been policing around this coast for 30 years and it’s always been an issue where the MHWL is,” Colonel Kurt A. Hoffman of the Sarasota County Sheriff’s Department told me. “It’s three o’clock in the afternoon, the tides are changing. How the deputy is supposed to determine the [MHWL] has always been a little dicey.” But these recent surveys commissioned by beachfront property owners offer an intelligible guideline, he says. “From my point of view that makes the best case to get some type of legal determination.”
The 12th Judicial Circuit State Attorney’s Office didn’t add any clarity. Even though prosecutors are charging people with criminal trespassing under the statute, Chief Assistant State Attorney Craig Schaffer referred me back to law enforcement for an understanding. With this amount of ambiguity, I thought, it’s understandable that Michelle Olson believes that the beach is her property and can show law enforcement that she used a qualified surveyor to kick people off the beach, even if the sand is wet.
Professor Flournoy finds this troubling. Law enforcement could be wrongly taking the side of the landowner by using the MHWL as a legal boundary. Not only is the MHWL arbitrary and subject to change, she says, but enforcing the MHWL does not take into account Florida’s 46-year-old “customary use” law, the very same concept that HB 631 was supposed to clarify and has ended up making more difficult to prove.
The Florida Supreme Court codified customary use in a 1974 ruling that “[n]o part of Florida is more exclusively hers, nor more properly utilized by her people than her beaches. And the right of the public of access to, and enjoyment of, Florida’s oceans and beaches has long been recognized by this Court.” Furthermore, the Court stated that “if the recreational use of the sandy area adjacent to the mean high tide has been ancient, reasonable, without interruption and free from dispute, such use as a matter of custom, should not be interfered with by the owner.”
So, I wondered, does customary use mean that because people have been sitting on a beach for 100 years, they retain that right no matter what the tides—or a surveyor—says?
“Well, that’s not clear,” Flournoy explains. “But in practice, the scholars who look at it, the courts that have looked at it, haven’t required antiquity. We haven’t been here since antiquity, so if there is some pattern that establishes over a long time, without interruption—that doesn’t mean 24/7, seven days a week—but it hasn’t been significantly interrupted and it’s a defined place and used by the members of a community or tourists and it’s relatively certain or reasonable, then the rights exist.” Many scholars, she says, point to a period of 50 to 70 years to determine this ancient use.

Tenants in California’s Central Valley push for reforms amid high eviction rates
About 300,000 persons are at risk of losing their homes if the state’s moratorium on rent payments, due to end January 31st, is not extended. There are no permanent tenant protection laws.
Jessica Ramirez is 29 years old, is the mother of six children, and has an eviction on her record, which not only forced her to have to sleep in her car and in parks, and to get by on public charity, but it has become an indelible stain on her record, which prevents her from getting housing.
“Even though I went to court, my eviction has not been removed [from the records]. Only the landlord has the right to do that,” said Ramirez, a Fresno resident who has become a strong community advocate in the fight for tenants’ rights. “I should not be forced to choose between my housing and the health and safety of my children just because I am a tenant.”
Ramirez spoke at a press conference organized by Ethnic Media Services that put a spotlight on housing rights in the midst of the pandemic in a region with the highest eviction rates in California, where more than 7 million people live: the Central Valley. Women of races other than white –mothers who are heads of households– are being disproportionately affected by this crisis.
In the midst of COVID-19, Ramirez has not been able to comply with Gov. Gavin Newsom’s shelter-in-place orders or the Centers for Disease Control and Prevention (CDC) guidelines. Getting a lease is already an odyssey as her eviction will not be removed from her credit record for seven years. When she was able to rent an apartment, she was not able to renew the lease and has received eviction notices without any previous communication.
“I don’t want anyone to experience what my kids are going through,” said Ramirez, who has joined other tenants under the umbrella of services from Faith in the Valley (FIV), a faith-based community organization in California’s Central Valley that tracks the housing crisis and represents families in Fresno, Kern, Merced, Stanislaus and San Joaquin counties.
In 2019, before the start of the pandemic, FIV documented 12,000 evictions in those five counties, based on court records and at a time when unemployment was at its lowest after the 2008 crisis. “We know that outside of the courts, the number of evictions is twice as many and the pandemic has only worsened that crisis,” said Janine Nkosi, regional FIV advisor. “Evictions in the Central Valley happen at higher rates than anywhere else in California,” she added.
According to the data analyzed by FIV, the demand for unemployment benefits in this area increased 600% at the beginning of the pandemic in March, with 650,000 people looking for income relief. They now estimate that 100,000 households, or about 300,000 individuals, are at risk of eviction if the state’s moratorium on rent payments –due to end on January 31– is not extended.
“We need rent, mortgage and utility relief to keep families afloat,” Nkosi explained, mentioning the importance of assembly bills AB15 and AB16 that seek to expand the terms for COVID-19 rent debt and provide affordable housing for these tenants.
FIV also mentioned the large disparities in legal representation of tenants against landlords. Not only are cases resolved in a matter of minutes, ruling in favor of evictions, but less than 1% of tenants have legal representation. In contrast, national surveys have shown that 90% of landlords have an attorney representing them.
Nkosi shared the case of Fresno County, where in 2019 the most active landlord advocate handled 643 cases, while the most active tenant advocate represented only six cases. Unlike in criminal justice, the right to a public defender in this civil matter is null.
“The civil right to defense and the elimination of criminal records are our great demands,” Nkosi said. “An eviction not only stays on the record for seven years, but that represents 10 years of negative credit and tenants end up having to pay 25 times what they owe… We want laws that reduce that record to just six months and allow for a five-year moratorium on debt.”
Affordable Housing
The lack of affordable housing is an additional element to the recession. Among the 12 regions of California, the Central Valley has one of the lowest rates of homeownership and the highest rates of homes with multiple families.
According to data shared by Professor Edward Orozco Flores of UC Merced’s Labor and Community Center, only 49.5% of the residents here own a home, making the Central Valley the third place with the highest number of renters, after Los Angeles and San Diego.
There is an average of 10.7 homes with multiple families per 100 households, meaning that up to 10 families live in one house, highlighting the crisis of overcrowding and the impossibility of physical distancing that have made ethnic communities the biggest victims of this pandemic.
“There is a false idea that the cost of living in the Central Valley is low, because here we also have the second lowest wages in the state,” added Orozco Flores, referring to the most common occupations that are those of essential workers: agriculture and food processing.
Many of these workers live on food stamps because they have to spend 30% to 50% of their income on paying rent, which is referred to as an “extreme rent burden.”
On top of that, “we have the highest unemployment rate… As a result of the pandemic, one in four households has lost or reduced their income and this is a problem for those who are tenants.”
In November of last year, Claude Bailey, a 79-year-old Stockton resident, was evicted from the apartment where he had lived for over 20 years. He had to live out of his car for 10 months, sleeping in the car, and went days without eating because he wanted to avoid using the disgusting public bathrooms, and was evicted by the police from parks and corners in his neighborhood. All this in the midst of the pandemic.
“It was a nightmare, I could barely sleep,” said Bailey who, thanks to the help of friends, recently found a shelter. “I lived in fear, I never knew where I was going to go, or what to do, I couldn’t relax because I was constantly on the move… I saw many older adults who have worked very hard for their families, abandoned to their fate on the streets, sleeping in boxes. This can happen to anyone,” he added.
Bailey wants legislators, property owners, and society at large to do their part. “A society is known for how it treats its elderly people. We pay our taxes and have built this country. It’s time for them to help us,” he concluded.
