That will be up to the Buyers to decide for themselves, which way they wish to go as the age of a woodstove is and of itself is NOT an fire safety issue. So it is up to Buyeras to what costs , they wish to address- replacing the brick or the full stove after they have the chance to review the report, which seller will be providing . Niall McLaughlin Architects models castle entrance tower on siege engine
Siege engines and market halls informed the design of the Auckland Tower, a larch entrance building and viewpoint that Niall McLaughlin Architects has created for a castle in England.
The entrance marries a tall tower with a ticket hall and is the first port of call for visitors to Auckland Castle and its new Faith Museum in the town of Bishop Auckland.
Niall McLaughlin Architects decided to incorporate a lookout into the design as the castle did not previously have a tower, and the studio's founder felt it deserved one.

Initially, the tower was designed in stone, but it was redeveloped with an open, wooden form, which is intended to mimic a medieval siege engine – a weapon used to destroy fortifications.
This was motivated by an illustration in a book on Medieval fortifications by Eugène Viollet-le-Duc – the architect who renovated Notre-Dame cathedral in Paris.

"We originally designed a stone tower for the castle, but Historic England objected to a tower," Niall McLaughlin Architects explained.
"They did not like the idea of the castle overlooking the town. Niall felt that every castle should have a tower to climb up," the studio told Dezeen.

"During the consultation, we changed our strategy by conceiving of the tower as an open timber structure, like a siege engine," it continued.
"We showed them a wonderful drawing of a siege engine from Viollet-le-Duc's book on Medieval fortifications. In this conception, the people of the town were climbing up to overlook the castle. It was a neat reversal of perception that gained general support."

Auckland Castle is the historic home of the prince bishops of Durham and according to the studio, it is one of the best-preserved bishops' palaces in Europe.
Today it has been refurbished as a faith, art and heritage space that is overseen by The Auckland Project – the charity that commissioned the entrance building.
Auckland Tower is built almost entirely built from European larch glued laminated timber, chosen by Niall McLaughlin Architects for its durability, cost and also as a nod to wooden siege engines.
The material is currently protected with "a grey surface treatment", though this will fade over time to reveal the wood's naturally weathered silver-grey finish.

Contrasting with the grey finish of the larch are luminous gold balconies and caps on the timber structure that protect the end-grains.
"We liked the interplay of the cool muted colour temperature of the weathered wood and the slight fizz of the gold," the studio explained.
The small adjoining welcome building is designed to evoke a long market hall, which pays homage to the town's nearby market place. It is raised slightly above ground level to provide a visual link to this market as well as the castle.

Inside, the hall contains a ticket desk, information point, shop and toilet, alongside space for events. Currently, there is an exhibition about the changing history of the castle.
Its walls are engraved with text telling the story of the castle, while the ceiling is lined with colourful panels, described by the studio as stencilled decorations.
These panels were designed by a curator from The Auckland Project and feature the heraldry associated with the bishops known to have once occupied the castle.
"Our intention is that the building is not simply a container for interpretation but participates in the representation of the site through its own features," the studio added.
The hall doubles as events space
Niall McLaughlin Architects was founded by architect Niall McLaughlin in London in 1991. Other recent projects by the studio include the refurbishment of a 1970s building at Jesus College in Cambridge and a country house that combines a series of stone pavilions.
In 2016, it refurbished a prayer room at a historic church in Dublin by introducing walls and furniture made from solid ash wood inside the existing space.

Waterproofing advice
I have a 78 year old small cape cod house in New England. We decided to finish the basement to give us a little more space, so far that has been a disaster. We flooded pretty heavily with hurricane Ida and another storm a few weeks earlier. We have a contractor in doing waterproofing and installing drain tile on the exterior. His quote wasn’t terribly expensive which didn’t bode too well with me but they’ve done a lot of other work for me and are pretty genuine so I went with it, but I’m pretty nervous about how it’s going and I’m looking for a few other opinions.
The problem I have is if it rains for 10 - 12 hours at a moderate rate I’m ok, the ground can soak and relieve the water and I’ve no issue. But if it’s heavy rain the ground gets saturated, hydrostatic pressure builds and the water floods in through the joints in the rubble stone foundation right at the basement slab level. I assumed the right course of action was to excavate the outside, fill any loose or missing joints, apply a waterproof membrane, gravel at the footing, pipe on top, more gravel, fabric and backfill. And that’s what was discussed and agreed with the contractor. My worry started when they excavated and applied the brush on membrane. The foundation stone was much more jagged and messy than what was done above grade and it doesn’t look like every nook and cranny has been covered. But my biggest concern is the depth of the pipe. They brushed on the tar (insert technical term) then laid 1” xps insulation against the wall, backfilled to within 16 “ of the lawn level, put 2 inches of gravel, then the pipe and another couple of inches of gravel mixed with the soil, put fabric over the top and filled the rest with the soil.
I’m probably ok with the brush on tar not covering every single spot just under the lawn but down deeper where the water was coming through I’m really concerned about and I can’t for the life of me figure out why the pipe isn’t installed at the footing. I get that it will catch the ground water for the first 8 - 10 inches but I’m worried about the water soaking down below that point. I raised the issue with them and was told not to worry and they’ve done this a bunch of times and everything is going to be good.
But I can’t help worry because I’m spending a lot of money not only waterproofing but finishing the basement also. There’s a link to pictures below. A couple of things I for sure know are not right.

I have a good idea of the response I’m going to get but I welcome them regardless. I’d like to know, how effective is the pipe at that height? -Am I overreacting? -How good is that brush on product they’re using for a very irregular jagged stone foundation? -what use is the xps insulation especially as it is installed, there’s gaps all over it? -am I just being picky with the gravel? Because if they refuse to make it right that’s the route I’m taking, 5 year warranty to fix and repair the waterproofing as well as fix and repair or replace whatever gets damaged inside of the basement.
Im in the construction business myself albeit in a different field and I know reading and following manufacturers instructions to the very letter of the law isn’t always followed and often not completely necessary to achieve a good job. Not that a shoddy job is ever acceptable but to call a spade a spade we all know and have probably done things that would be frowned upon from a code point of view. So I’m not trying to be an ass here and make anyone do something twice but I feel that there’s an awful lot here that is just not done right and the only thing I do know about water and pressure is that it will find a path, and that’s what’s really bugging me about the pipe being installed all the way at the top of the lawn where the pressure is the lowest.

There are few home features that can create as much fun and excitement as an in-ground swimming pool. A pool can instantly transform any boring backyard into a sun-splashed oasis, which can be enjoyed by people of all ages. And while in-ground pools require a significant investment in time and money, their popularity isn’t waning any time soon. According to the Pool and Hot Tub Alliance, there are over 5 million existing in-ground pools in the U.S., and nearly 200,000 new pools are built each year.
So, if you’re ready to take the plunge, so to speak, and get an in-ground swimming pool, here are six key steps to take to ensure you get the perfect pool for your home and family.

Pool Types
There are three main types of in-ground pools. In order of popularity they are: concrete, vinyl-lined and fiberglass. In small pockets of the country, you might also find steel- or aluminum-walled pools.
Concrete pools are truly custom-built and can be formed to virtually any size, shape or depth. These pools are often called Gunite or Shotcrete pools because concrete is shot from a gun onto steel-reinforced walls. Once the concrete cures, the pool is plastered, painted and finished with a textured surface, or tiled.
It takes longer to install a concrete pool than any other kind—generally between three and 12 weeks—but it’s the strongest, most durable type of pool. In fact, there are many concrete pools still in use today that are well over 50 years old. And, unlike other types of in-ground pool, existing concrete pools can be remodeled, enlarged and updated.
Vinyl pools are made from a preformed flexible liner that fits into the excavated hole. It’s secured to a reinforced frame made of steel, aluminum or non-corrosive polymer. A vast majority of vinyl pools are rectangular, but L-shaped and freeform liners are available from some manufacturers. Construction time for building a vinyl-lined pool is generally one to three weeks.
When considering a vinyl pool, be aware that pool toys, pets and sharp objects can puncture the liner. And while liners can be repaired, it’s best to choose one that’s at least 20 to 30mm (about ¾ to 1 in.) thick.
Fiberglass pools are factory-molded into one giant bowl, which is set into the excavated hole by a crane. As a result, fiberglass pools can be installed much faster than other pool types. In some cases, as little as three days. Fiberglass pools have a super-smooth gel coat finish that’s extremely durable and stain resistant. And unlike concrete pools, fiberglass is nonporous, so it uses fewer pool chemicals and harbors less algae.
However, fiberglass pools come in fewer sizes and shapes than concrete or vinyl pools, which might be an issue if you’ve got a small or uniquely shaped backyard. And the huge molded pool must be shipped via truck, which might be forced to take a long, circuitous route to your house. That’s because the transportation of oversized loads is regulated by individual states, and truckers often have to drive around several states to deliver a fiberglass pool.
And once the pool arrives, there must be adequate space in your yard for the crane to drive close to the site and maneuver the molded shell into the excavated hole. Note that access is sometimes only available through a neighboring property. Be sure to check with the trucking company or pool contractor to confirm that there’s enough space for the crane to operate.
All three types of pools—concrete, vinyl and fiberglass—are available nationwide. However, some types are more prevalent than others in certain regions. The flexibility of fiberglass and vinyl liners makes them ideal for cold climates where freezing and thawing cycles can damage a rigid concrete structure. Vinyl pools are sold in most areas, while fiberglass is most popular in the south.

If you’re not sure which type of pool to get, rely on the expertise of local pool contractors. If they’re primarily installing one type of pool, there’s probably a very good reason why. (It often has to do with the local climate and soil conditions.) And once you decide on the type of pool you want, be sure to hire a contractor with extensive experience installing that particular type.
Cost Comparisons
It’s impossible to say precisely how much your pool will cost since prices vary widely depending on where you live, soil conditions, water-circulation system, and the type and size of the pool. The time of year can also influence the final price since many contractors offer discounts for pools built during the off-season when business is slow.
Generally speaking, concrete pools are the most expensive, followed closely by vinyl-lined pools, and then fiberglass. However, a high-end, tricked-out fiberglass pool could cost more than a barebones concrete pool.
I can tell you that here in New England, where I live, a simple rectangular 20- x 40-ft. concrete pool costs about $45,000, including the filtration system, initial water fill-up, underwater lights and stone coping around the pool’s edge. It does not include the cost of the fencing, landscaping, decking and other pool-related items. And keep in mind that most homeowners spend about twice the pool cost to complete their swimming pool project. So, if you buy a $50,000 pool, be prepared to spend an additional $40,000 to $50,000 before all is said and done.

In-ground swimming pools are subject to building and zoning regulations, so you must apply for a building permit and receive approval before any work can begin.
Building and zoning rules differ from town to town, but ordinarily you must satisfy certain setback distances from the pool to property lines, septic tanks, wells, sewer lines, and wetlands. There are also codes concerning pool barriers and gate hardware.
Generally, a perimeter wall or fence must be at least 4 ft. tall and equipped with self-closing, self-latching gates. Fence boards or balusters must not be spaced more than 4 in. apart. Chain-link fences must have openings no larger than 1-1/4 in. wide.
For an extra level of protection, especially if you’ve got young children or grandchildren, consider mounting alarms on all house doors and gates leading to the pool, and installing a power safety cover over the pool. A pool’s circulation system uses both filtration and sanitization to keep the swimming water clean and crystal clear. The filtration pump draws water from the pool’s bottom drains, sends the surface water through an automatic skimmer, and then passes everything through a filter before re-circulating back into the pool. There are three types of filters commonly used: sand, cartridge and diatomaceous earth (DE).
All three types of filters work well when properly installed and well maintained, and an experienced contractor will help you decide which filtration system is best for your pool.
Sand filters are the oldest and most common method of pool-water filtration. They use special filter sand to trap dirt and debris. As the sand particles “load up” or become clogged, they trap smaller and smaller particles. Sand filters are cleaned by backwashing, which involves reversing the water flow through the filter and flushing the dirty water into a waste line.
Cartridge filters use large cylindrical cartridges to screen out dirt. Most pool builders recommend using cartridges with 500 to 600 sq. ft. of filter area. Unlike sand filters, cartridges don’t require backwashing. Instead, you simply rinse them off with a garden hose, a process that uses much less water than backwashing.

Diatomaceous earth is a porous powder that has microscopic openings, similar to tiny sponges. As water passes through the openings, particles are trapped. DE filters can strain out dirt, dust, algae and some forms of bacteria. When DE filters become dirty, they’re cleaned by backwashing, but use far less water than sand filters. Afterward, fresh DE is added to the filter.
The pool’s water-filtration system removes debris, but a chemical sanitizer is needed to kill organic contaminants, such as bacteria and algae. And an oxidizer is used to kill both inorganic and organic contaminants. There are three EPA-registered sanitizers commonly used in swimming pools: chlorine, bromine and PHMB.
Chlorine is by far the most commonly used pool sanitizer; it’s also an effective oxidizer. When dissolved in water, chlorine releases free-available chlorine, also known as hypochlorous acid. There are different kinds of chlorine sanitizers available, including cal hypo, dichlor, gaseous chlorine, liquid chlorine, lithium hypochlorite and trichlor.
Bromine (hypobromous acid) tablets can also be used as a pool sanitizer. The solid white tablets slowly dissolve to produce free-available bromine, which is also a strong oxidizer.
PHMB (polyhexamethylene biguanide) is a pool sanitizer that’s used in conjunction with hydrogen peroxide and an algaecide. Hydrogen peroxide is used as an oxidizer.
Salt chlorine generators represent the latest advancement in pool sanitization. Instead of using standard pool chlorine, this system transforms common table salt into chlorine. Contrary to what you may have heard, salt chlorine generators don’t create saltwater swimming pools.
Note that it’s important to test the pool water before adding any chemicals. Take a water sample to a local pool store for analysis, or buy a do-it-yourself test kit. Maintain the pH between 7.2 and 7.8, and keep the alkalinity between 80 and 120 parts per million. And during long stretches of very hot weather, be sure to test the water several times per week to maintain the proper balance.
Beware of Budget-Busters
As mentioned earlier, the final price of an in-ground pool is usually about twice the cost of the pool itself. That’s because there’s so much more to an in-ground pool than a hole filled with water.
Here’s a list of items that aren’t typically included in the price of the pool: outdoor lighting, landscaping, pathways, decks, fencing, patios, privacy screens, whirlpool spas, outdoor sound system, pool cover, water test kits, shade structure, patio furniture, equipment shed, storage cabinet, pool toys, and additional outdoor electrical outlets.
Now, you’re not likely to need all of these items, but keep them in mind when formulating your construction budget.

Jury Report
The jury were delighted with this architect’s family house, crafted with modest resources and a degree of self-build, but creating a characterful, poetic new lease of life for a former four-room labourer’s cottage.
A crumbly flint-walled cottage has been stabilised and retained and new elements have been sewn onto the original rooms, opening up the house to incredible views to the surrounding landscape that it formerly turned its back upon.
A complex relationship results from this mix of new and old volumes, with a shared family room now running across the back of the house at a half level up from the original cottage’s ground floor, enabling it to look over the neighbouring field. Working onto that are two ‘cabins’ and a bathroom for the family’s adult children.
On a separate staircase, the parents’ room has been tucked into the first floor and opened roof space of the original cottage, winding around an original chimneybreast and culminating in a bed platform, accessed via a ladder stair and looking back over the fields. This sets up a dynamic through the house on half levels, turning a relatively modest sequence of rooms into a playful and surprising journey through the life of the family.
From the domestic projects submitted, this was one of the top three submissions for energy performance. It addressed the RIBA 2025 benchmark both with predicted and actual energy use, while the substantial contribution from onsite photovoltaics bettered this performance. The project is also commendable for the attention given to the selection of low embodied carbon materials (from structure to finishes), including the reclamation and reuse of materials wherever possible.
The new external masonry is thus made from reclaimed surplus bricks and flint blocks, while the new additions included an insulated timber frame with triple-glazed windows and rooflights. Even the internal finishes demonstrate low embodied energy consideration, with the use of bamboo panels and vegetable oil-based plywood, reclaimed floor bricks, natural linoleum, reclaimed undyed wool carpet, self-coloured plaster, and zero-VOC paints. Overall, the project has demonstrated meaningful engagement with the agenda to deliver a low carbon habitation.

Just seen the news that Sandsfoot Castle has been closed to the public due to the cliff erosion. So please respect the castle and be careful walking below it at low tide. The official statement from the council is: Unfortunately due to health and safety issues, we’ve had to close Sandsfoot Castle. Dorset Council has been notified. Members of our team noted that two vertical cracks had widened on an internal wall within the castle. The crack that posed more of a problem was above the picture arch on the south side section of wall. Local contractors also found a springer stone that is not secured properly and is in a dangerous condition. Every year, more than one million tourists flock to Stonehenge to marvel at the hulking rock formations erected by Neolithic builders roughly 5,000 years ago. But some visitors find themselves faced with a decidedly less awe-inspiring scene: a noisy two-lane highway, often choked with cars, that cuts straight through the grassy slopes surrounding the ancient monument.
After decades of debate and planning, the British government has finally approved a proposal to build a tunnel moving this road, the A303, underground. The United Kingdom’s transport secretary, Grant Shapps, greenlit the $2.25-billion (£1.7 billion) project last week despite strong objections from archaeologists and preservationists, who fear that construction will result in the loss of hundreds of thousands of artifacts, report Gwyn Topham and Steven Morris for the Guardian.
Currently, the section of the A303 by Stonehenge supports about twice as much traffic as it was designed to accommodate. According to Highways England, the government company set to construct the road, the new plan will create an eight-mile stretch of dual carriageway that travels through a tunnel for a two-mile stretch as it passes the prehistoric stones.
The tunnel will stand about 55 yards farther away from Stonehenge than the existing A303, reports Brian Boucher for artnet News. According to proposals on Highway England’s website, tunnel entrances will be disguised with grassed-over canopies and will remain “well out of sight” of Stonehenge.

The new plan will redesign A303 to run underground. Currently, the road cuts straight through the designated historic land surrounding Stonehenge.

Supporters of the plan argue that the tunnel will reduce the noise and smells of a busy road while offering Stonehenge visitors a relatively unimpeded view of their surroundings. Officials say the expanded lanes will also decrease traffic bottlenecks—something this stretch of road is notorious for, according to Roff Smith of National Geographic.
“Visitors will be able to experience Stonehenge as it ought to be experienced, without seeing an ugly snarl of truck traffic running right next to it,” Anna Eavis, curatorial director for English Heritage, the charity that cares for the historic site, tells National Geographic.
Kate Mayor, CEO of English Heritage, voiced her support for the plan in a statement provided to NPR’s Reese Oxner.
“Placing the noisy and intrusive A303 within a tunnel will reunite Stonehenge with the surrounding prehistoric landscape and help future generations to better understand and appreciate this wonder of the world,” says Mayor.
Archaeologists, however, contend that the tunnel’s construction could destroy valuable archaeological evidence yet to be discovered in the site’s topsoil. Mike Parker Pearson, a scholar of British later prehistory at University College London and a member of Highway England’s independent A303 scientific committee, tells the Observer’s Tom Wall that the project’s contractors will only be expected to retrieve and preserve 4 percent of artifacts uncovered in ploughed soil during the construction process.
“We are looking at losing about half a million artifacts—they will be machined off without recording,” says Pearson, who is part of a team that has been excavating a site near the proposed western tunnel entrance since 2004.
He adds, “You could say ‘they are just a bunch of old flints’ but they tell us about the use of the Stonehenge landscape over the millennia.”

Experts also assert that the region could hold many new surprises: This summer, archaeologists discovered a circle of enormous ancient pits encircling Stonehenge—a find that “completely transformed how we understand [the] landscape,” lead researcher Vincent Gaffney of the University of Bradford told the New York Times’ Megan Specia in June. Now, Gaffney warns that future finds of this magnitude could be lost due to construction work.
“Remote sensing has revolutionized archaeology and is transforming our understanding of ancient landscapes—even Stonehenge, a place we thought we knew well,” he says to National Geographic. “Nobody had any idea these were there. What else don’t we know?”
David Jacques—director of the Blick Mead archaeological dig, which has unearthed crucial information about the humans who lived near Stonehenge as early as 8,000 B.C.— tells the Guardian that the decision to build the tunnel is “absolutely gut-wrenching” and “a head-bangingly stupid decision.”
Critics of the construction project include the Campaign to Protect Rural England, the British Archaeological Trust and the Stonehenge Alliance, which launched a petition calling to “save Stonehenge … from the bulldozers.” (The call to action garnered more than 150,000 signatures.) Additionally, Arthur Pendragon, a prominent modern-day druid, tells the Observer that he plans to lead protests against the construction.
In 2019, Unesco’s World Heritage Committee condemned the plan, saying it would have an “adverse impact” on the “outstanding universal value” of the site. As BBC News reported at the time, the group called for the creation of longer tunnel sections that would “reduce further the impact on the cultural landscape.”
English Heritage and Highways England say that the project’s staff will take extensive steps to ensure that the historic land and its treasures are disturbed as little as possible during construction.
“We already have a good idea of what’s there and there will be a full program of mitigation to ensure that any archaeology that isn’t preserved in situ is fully recorded,” Eavis tells the Observer.
Speaking with the Observer, Derek Parody, the project’s director, adds, “We’re confident that the proposed scheme presents the best solution for tackling the longstanding bottleneck on this section of the A303, returning the Stonehenge landscape to something like its original setting and helping to boost the south-west economy.”
