Quiet Moments
James Potter x Pregnant!Reader Words: 713 Summary: James can't hide how excited he is to finally become a father and not understand what he's done to deserve you, so you have to remind him. Trigger Warning: Pregnancy
The sky outside the living room window slowly turned a dark grey. It had been a cloudy and rainy day, so your husband and you had spent most of the day wrapped up under warm blankets. You enjoyed the remaining one-on-one time, knowing that it would soon be over. You were seven months pregnant and every day you became more aware that it would not be long before you would begin your life as a threesome. You pulled the blanket tighter around you and adjusted the pillow in your back to sit more comfortably as your husband entered the living room with two steaming cups of tea. "Here. Careful it's still quite hot," James said as he handed you a cup and sat down beside you on the couch. He put an arm around your shoulder so you could lean against him.
For a while you sat next to each other in silence. Resting your head on James' chest, you looked out of the window. It had started to rain again and you watched the drops as they slid down the pane. Quiet moments like these were your favourite. There was nothing to worry about. For the moment, everything just seemed perfect. Smiling, you turned your head so that you could see James' profile. His eyes were fixed on a point opposite you, but you could see that his gaze was glassy. "What are you thinking about?" you whispered, stroking his cheek with one hand. His gaze shifted to you. " Pardon me?" He had both eyebrows raised in question. "I can hear the gears working in your head. What are you thinking about?"
It took a while until James answered you. Finally, he put a hand on your stomach and looked at you. "I just can't believe that it will be three of us in two months' time. It doesn't feel real yet, does it?" "Well, if someone was permanently lying on your bladder, you'd definitely judge it as real," you laughed, gripping the hand that was on your stomach. "But I see what you mean. I can't wait at all. We're having a baby!" "Yes. We're going to be a little family. That's what I've always dreamed of, you know." You could see him blush a little. "I always wanted to have kids of my own. Maybe it's because I was an only child. But ever since I can remember, I've wanted nothing more than to start my own family. And when I got together with you, it only solidified that desire."
Whether it was your hormones or just your husband's words, you struggled to hold back the tears. You had always wanted children yourself and the fact that James was so invested in your pregnancy only made you realise what a fantastic father he was going to be. "I don't know what I did to deserve you. I don't understand how you put up with me sometimes and now you're sitting here next to me and we're talking about having a baby soon," James continued. Sceptically you raised your eyebrows and turned your torso to get a better look at him. "You don't understand how I put up with you?", you asked him laughing and shaking your head.
"Last week I was a real fury and you didn't even bat an eyelid when I yelled at you, but helped me too. A month ago, I sent you out every night to buy me a jar of olives. In the middle of the night! You know how to make me laugh, you can cheer me up like no one else and your hugs rival Remus'. And that's saying something!", you quickly added as he scowled at you, albeit smiling. "James, you're the most loving and understanding husband I could have ever asked for and you're going to be an amazing father! We both have our quirks and sometimes I could really grab you and shake you, but I wouldn't trade you for anything in the world!" This time it was James who had to hold back his tears. He pulled you to him and kissed you deeply. When he broke away from you, he took your face between his hands and leaned his forehead against yours. "Thank you for marrying me!"

Far From the Tree
A rewrite of the office scene in Book 3, to add a little more depth. In which Charlotte confronts Rebecca about her sense of timing, and their tense relationship. Book 3/demo spoilers.
Charlotte Langford & Rebecca Langford
approx wc: 713
rating: g
warnings: none
[Read it on Ao3]
Chapter 3
She invites Rebecca into her office a week later. They both stand, facing each other at a distance. It feels familiar - one asking the other to be let into their life. It feels strange - this time it is Rebecca doing the asking.
âIâm not going to apologize for what I said.â Charlotte begins, as calmly as she can manage, under the circumstances. âI may regret losing my temper, but that doesnât change that what I said was true. We donât have a relationship, outside of work.â
âIf thatâs how you feel,â Rebecca nods, âI respect that.â
It seems she has her mask well and firmly in place today.
âI was stating a fact, not a feeling.â Charlotte sighs.âYou spent twenty-six years behaving like I didnât matter. And now youâre trying very hard to push the narrative of âIâm your mother and I love you,â when thatâs never been the case before.â
The mask slips, softens into the expression that is becoming more and more familiar. (More and more uncomfortable for its familiarity. At least Charlotte had known where she stood with the mask.)
âYou always mattered to me,â Rebecca says.
Charlotte turns to look out the window, her hands on her hips, and inhales deeply, suppressing a number of comments that come to mind. There is no point in a second meeting if it is a repeat of the first. But itâs like talking to a wall. (It always was.) âLook, if Iâm going to even consider having this conversation, youâre going to have to acknowledge some things.â
âSuch as?â
âHow about years of treating my needs as a secondary concern, for starters?â That came out louder than she wanted it to. Oh well. Itâs not as though Tina wouldnât be getting a play-by-play after the fact, anyway. At least this will save her repeating it. âOr the fact that we are effectively strangers? Or that you didnât even consider what I might want when you barged into my office at 8 in the morning the night after a failed mission and finding out there was a price on my head?â
Charlotte can hear herself, can hear her voice rising with each question. She can feel the simmer of her blood, set over coals just waiting to be fanned into a blaze, to bring her to a boil. She takes another deep breath.
âYouâre right.â The voice behind her is soft. Small. Sad. âAnd Iâm sorry. For all of it.â
âIâm sure you are.â she says, dryly. Now that the consequences of your actions are finally catching up with you. She looks over her shoulder to see Rebecca hunched and wringing her hands. Itâs an image that should invoke pity, isnât it? The humble supplicant begging for forgiveness. It doesnât. âThe reality is that your apologies donât change the past.â
âWhat can I do?â Rebecca whispers, her voice cracking. And still⌠nothing.
âI donât know.â Charlotte pauses. âAnd thatâs not an evasion. I gave up on you when I was 17. I spent more than a decade making peace with not having a mother. So I donât know how to fix this. Or if I even want to.â
Rebecca takes a ragged breath, and Charlotte sees the telltale gleam of unshed tears in her eyes. âI see,â she says, after a moment.
Charlotte runs a hand through her hair. This isnât going the way she planned. (What had she planned?) And isnât that the story of their relationship. âI donât know,â she repeats, turning back to the window. âI donât know how to accept you being a part of my life in the way that you clearly want to be.â
âIâm sorry,â she says, after a long silence. And she finds that she means it. She feels a sadness for the child she had been, chasing an absent mother. She feels regret for what might have been. She even feels sorrow for the woman behind her, learning too late what her choices have wrought. But she does not feel compelled to change her mind. âIâm sure thatâs not what you wanted to hear.â
âNo. Itâs not.â Charlotte hears Rebeccaâs sniffle, hears a shuffle on her desk that she assumes is a tissue being pulled. âBut maybe itâs what I should have expected.â

what do you think about nightwing in the batman animated movies (bad blood etc) personally i found it lacking but would be great to hear your thoughts on it!
Oh boy do I have thoughts lol. Iâve kind of talked about it a bit in the past, and there are aspects of these movies I enjoy, but I do find the batman animated movies a little lacking myself! Iâll just lay it on all on the table; thereâs like three big issues that I have with these movies (warning: some movie spoilers ahead).Â
1) The Damian Wayne focus
I love Damian, he is one of my favorite characters in the Batfam, but honestly Iâve had enough of him in movies. He was the main character in both Son of Batman and Batman vs. Robin, and he was also a major player in Batman: Bad Blood, Justice League vs. Teen Titans, Teen Titans: The Judas Contract, Batman: Hush, and even the most recent Apokolips War movie...thatâs a ton of screen time fam! And most of itâs wasted in my opinion lol, because we donât actually see Damian learn important lessons in these movies...in the comics, there was growth. Damian was initially an annoying, prideful brat. He had no respect for anyone, and he would always go off on his own and do things his way, because he thought he was better than everyone else. But he was eventually humbled. He changed; Damian grew to respect Dick, and gradually learned to work as a team and follow his Batmanâs lead. And his skill set improved over time as well--Dick trained him, both in combat and particularly in detective skills, which the League didnât bother to coach him in.Â
Batman (1940) #713
The Damian in the movies doesnât need any training; heâs already overpowered as hell. He takes Deathstroke down in the very first movie he makes an appearance in!! Which is insane. Not even going to talk about the stuff with Nightwing lol. He literally has nowhere to go skill wise. And he never truly loses his condescending attitude or learns to be a team player. In the first movie, he sneaks out of Wayne manor despite Bruceâs instructions to stay. In the second movie, he sneaks out of Wayne manor multiple times despite Bruceâs instructions to stay. In the Judas Contract, he...you guessed it...sneaks out of Titans tower to investigate things on his own. So on and so forth. Heâs constantly doing things his own way. And the big way of improving this...is to send Damian away to the Himalayas instead of actually letting him form a meaningful bond with anyone in his family lol. Heâs been a very static character in the movies--let him grow if heâs going to have so much screen time!
Iâm also really disappointed that DC has gutted Dick and Damianâs relationship. Dick was a huge positive influence on Damianâs life in the comics; he was the first one to reach out to Damian and believe that he could be good. Their bond was an essential relationship for Damian to have. I really do think that the erasure of their mentorship/brotherhood is a big reason we have seen so little growth from Damian in these movies.Â
2) The treatment of Dick GraysonÂ
Dick looks like this:Â
DC hates him, enough said. Â
...but Iâll still complain some more, because I am also not a fan of how DC makes Dick lose fights and get injured constantly. Anybody else hate his freaking SHOULDER right now??? I could point out an instance of him being nerfed in literally every single movie he has been in, but Iâm not going to bother because itâs exhausting honestly. Cannot even think of a time heâs won a one-on-one fight rn. It also stinks that DC uses arcs where Dick is supposed to play a big role, and then delegates him to the sidelines, usually in order to elevate other characters. His origin story as Nightwing was the Judas Contract...and they very nearly cut him from that story (also really missed Jericho in that one, not going to lie...would have killed to see Dick and Joey interact). And in Batman vs. Robin as well, DC has the Court of Owls be the antagonists, and didnât even bother to mention how Dick was supposed to be a Talon himself, or that his great grandfather was a Talon...which seems like a pretty big detail to me! Instead, Talon tries to recruit Damian, which is honestly just typical at this point lol.Â
3) The erasure of Tim Drake and Oracle
DC should give Tim some love. Heâs barely in anything lol. I actually think itâd be really cool to see Timâs origin story play out in movie form; DC could milk the Jason-died angst for Bruce as they love to do, and seeing that NTT #55 scene with Dick and Bruceâs falling out on the big screen would be heart wrenching!! And then we would really be rooting for Tim to help fix things. I also think seeing Timâs origins could help people connect with him. I think a big reason DC rarely puts Tim in movies is that people without intense comic book knowledge just donât know about him or understand how he fits into things...so that would really help his character out I think.Â
We also really need Oracle frankly. Why would you just erase a disabled superhero from your roster? There are few enough as it is! Barbara is so capable, her intel and computer skills are invaluable to Batman...she could really make a difference in some of these animated movies! Honestly, we just need some good Barbara Gordon in general, because the few movies she has been in as Batgirl you could cut her out and it would have zero effect on the larger plot. The one movie where she was a central character, her characterization unfortunately sucked ass. Barbara spent 75% of The Killing Joke obsessed with Batman (the other 25% she spent in the hospital), which is a disservice to her character. And every scene with her and Bruce in it made me want to tear my hair out because of how much Batman talked down to her. Especially...that one scene...was sooo yikes for me. And Babs still didnât seem to know Batmanâs secret identity afterwards, did Bruce not even take the cowl off for sex? God, I donât even want to think about it, why did I even go there.
Anyway, there are a couple of other little beefs I have with the movies, but these are the main things that have me rolling my eyes. There are things I like about the movies as well. The fight scenes are usually pretty fun as long as they donât involve Dick lol. The last part of the Killing Joke with Mark Hamillâs voice acting literally gave me chills, it was so good. Love Under the Red Hood, and, as long as I ignore the Nightwing erasure, the fact that DC let Kory lead the Teen Titans is stellar honestly. They seemed to take Starfire seriously for the most part, and at least they didnât let Damian lead lol, thereâs that. Honestly, sometimes I feel like the only character that is pretty consistently nailed in these movies is Alfred!

24/7 Emergency Plumbing Services. Call Our Skilled Plumbers Now!
Domestic properties are being built to allow maximum light levels, often incorporating large volumes of glass in the design. Itâs impossible to hang a radiator or any other heating system on a glass wall and so under-floor Heating is the only effective solution. With smart devices making an entry, smart controls are taking over the traditional heating controls where you can control the temperature for individual rooms allowing users to regulate individual room temperature remotely and save money spent in heating rooms, not in use.
Bronze, copper, and iron are being phased out and plastic plumbing coming in, plumbers and installers continue to look for more durable and easy-to-install materials for first-fix plumbing so as to reduce installation times. This has spiked up the use of plastic pipes and fittings as they are versatile, durable, practically leak-proof, and easy to transport and install.
Under-floor heating is more affordable and hidden away. They are more energy-efficient. UFH uses radiant heat, which is the most comfortable form of heating as it gives an even distribution of warmth over the whole room as the heat is transferred through the floor.
Radiators transfer energy using convection as it heats the air above and around the radiator at a much higher temperature, and this warm air rises which gives an uneven distribution of heat and also makes the floor the coolest place in the room. Under-floor heating systems are hidden allowing more space for interior design and a clean decorative finish which means you can utilize the space of the room to the best of your ability.

I HAVE NOT FILED TAX RETURNS IN YEARS -Â HOW DO I FIX THIS ISSUE?
You have not filed your tax returns with the IRS in years, and want to put that behind you and make amends with the IRS.
But how many years of unfiled returns do you need to prepare to become compliant with the IRS?
The good news is that the IRS does not require you to go back 20 years, or even 10 years, on your unfiled tax returns.
In most cases, the IRS requires you to go back and file your last six years of tax returns to get in their good graces. And then, to make arrangements on payment of what is owed.
NEED HELP WITH OFFER IN COMPROMISE, TAX SETTLEMENTS, TAX PREPARATION, AUDIT REPRESENTATION OR STOP WAGE GARNISHMENTS?

Thatâs right, a fairly reasonable and more manageable six years and working with IRS collections on payment options.
The six year enforcement period for delinquent returns is found in IRS Policy Statement 5-133 and Internal Revenue Manual 1.2.14.1.18.
Part of the reason the IRS requires six years is manpower â the IRS cannot administer and staff the enforcement of unfiled tax returns going back as far as 10 or 20 years. And believe it or not, the IRSâs records rarely, if ever, go back that far. The IRS is looking to draw a line in the sand that is consistent with their internal resources, and at the same time secure a good faith effort at compliance from taxpayers to get current. And that line in the sand is six years.
As for payment of what you will owe after the returns are filed, the IRS offers several programs, including installment agreements, offer in compromise settlements, and even currently not collectible status (where the IRS agrees not to enforce collection of your tax debt as it would create a financial hardship). In some situations, bankruptcy can eliminate what you owe on the returns, too.
Bear in mind that this is a general rule, and will likely apply to most taxpayers who seek in good faith to come forward to the IRS on their unfiled tax returns. The IRS can seek enforcement of longer periods if there are unique circumstances, such as income from illegal sources or hiding or concealing assets. That is the exception, not the rule.
Indeed, not filing your tax returns is most always a civil issue (not criminal) that simply requires (1) filing the last six yearsâ tax returns and (2) making arrangements with the IRS to repay what you owe.
If you do not have all the records to prepare the returns, the IRS will often have copies of your W2s, 1099s, etc. There are also methods to recreate your income and business expenses if your records are incomplete â one way, for example, is to determine your living expenses for any year you did not file. You likely earned at least what you spent, and that forms a basis to recreate your income for a good faith tax return filing.
And criminal nonfiling cases are the exception, not the rule. In most every case, the IRS simply wants you to voluntarily file the last six years returns, and then work with them on an agreement to pay or settle what you owe. Criminal cases usually involve a level of sophistication and planning on your part that would show an intent beyond the good faith reason why you probably did not file â poor recordkeeping, medical trauma, divorce, fear or procrastination.
You do not have to be held back by unfiled tax returns. The path to a fresh start is the last six yearsâ returns, and providing the IRS a plan of repayment. You do not have to be in a state of fear and inaction from the prospects of getting this behind you, and moving on. It can actually be more manageable than you may think.

Chapter 27: Untimely Demise
The first year students were halfway through their Potions exam when Professor McGonagall entered the Great Hall, and all heads turned toward her. She approached Professor Slughorn and they whispered together, both turning to look in the direction of the four Gryffindor boys. Remus idly wondered whether it was Sirius or James who'd gotten in trouble, or perhaps both. Professor Slughorn nodded, and Professor McGonagall began to walk in their direction, but Remus' attention had already returned to the exam in front of him. He was rather surprised when she came to a stop beside his own desk, staring down at him with a grim expression, and he looked up at her cautiously.
"Mr. Lupin, will you please follow me?" she asked, her voice unusually soft, and his heart began to race.
Remus stood and followed Professor McGonagall as she led him to a small chamber attached to the Great Hall, and as he walked he'd never felt smaller. Everyone's eyes were focused on him as he walked, and he felt about two feet tall. It didn't help that Professor McGonagall seemed to tower over him even more than usual.
"Remus," she said softly once they were alone, pulling off her glasses and rubbing them against her robes, "I'm afraid there's something I must tell you, and it's not good."
Remus swallowed hard, his eyes already filling with tears because it had to be something big, something very very bad, for Professor McGonagall to place her hand on his shoulder the way she had.
"Your sister, Zeva, she became very sick a few days ago, and it seemed as though she would be fine, but I've just had word from your parentsâŚ"
Remus didn't really need to hear the rest to know where it was going, but Professor McGonagall continued anyway, speaking the words that felt like they were ripping his insides apart.
"âŚthis morning she took a turn for the worse, and I'm very sorry to say that she â she didn't make it."
She may have continued talking, but Remus couldn't be sure, because all sound seemed to leave his ears at that point as the world tipped and fell out of focus. He thought he might have collapsed because something hard was suddenly beneath him, but all he could think about was his little sister.
"Mr. Lupin," Professor McGonagall said softly, her hand on his shoulder bringing his attention around slightly, "I'm afraid I must cover a few quick points of order."
He nodded dimly, trying to keep his attention on her words.
"You will of course be excused from the remainder of your exams, and transport will be arranged home for you first thing in the morning," she continued. "You may stay here until the exam is concluded, and I will send Messrs. Potter, Black, and Pettigrew in once they have finished their tests."
"Thank you, Professor," Remus said quietly, turning away from her as he felt tears start to well in his eyes.
"I am sorry, Remus," Professor McGonagall whispered, her voice sounding as though she might be choking up herself, and placing a handkerchief on the table in front of him.
He listened to the door shut behind him and then let the sobs begin without restraint, his small frame shaking with the force of it. Little Zeva, gone. She would never get to go to Hogwarts, never find out what house she would be in. No flying lessons or charms or best friends or first kiss. She wouldn't ever get to live her life. She wanted to be a pilot, but she'd never even gotten to fly in an airplane. He wished it was him, he was a monster, he deserved to die, not Zeva. Remus' head fell into his hands and his world crumbled. He almost wished he didn't have to go home and see the devastation on his parents' faces. And for all they said they loved him and he knew they did, Remus knew deep down they would also be wondering why it had to be sweet little Zeva instead of their monster of a son.
Professor McGonagall walked down the aisle of the Great Hall, trying to keep her own tears from spilling out, and immediately felt three pairs of eyes fixed on her. As she drew close to the three boys, Sirius nearly leapt out of his seat, concern written clearly in all of his features.
"Please sit, Mr. Black," Professor McGonagall whispered sternly.
"Not until â"
"After you've finished your exam," she interrupted, but her words only fixed a more determined look on his face.
"I'm done," Sirius answered defiantly, snatching his exam from his desk and thrusting it at Professor McGonagall.
"Remus was always the smartest," James added slowly, standing and holding his test out to her.
"I already answered what I can," Peter said, joining the other two.
"As you wish," Professor McGonagall replied with a sigh, collecting their exams from them. "You may quietly join Mr. Lupin in the side chamber."
The three boys nodded and scrambled to get their belongings together, wasting no time in hurrying to the side of their friend.
"Boys," Professor McGonagall said quietly, and all three of them turned to look at her, "he's going to need you more than ever."
Sirius nodded somberly, leading the other two as they walked quickly toward the chamber at the front of the Great Hall. She watched them enter it and felt a small wave of relief. If nothing else, Remus had three wonderful friends who would be by his side through this trying time. Those four boys, Minerva thought, were something truly exceptional. They were the kind of friends who would be with each other through everything, and she would see them fifty years on and they would be up to the same antics, still all together. She was sure of it.
"Do you want us to come home with you tomorrow?" Sirius asked, snuggled up next to Remus in the Gryffindor boys' dormitory.
"You still have the rest of your exams," Remus sniffled, voice barely audible with his face buried in Sirius' shirt.
"I'm sure we can ask Professor McGonagall to excuse us," James answered.
"I'll fail mine anyway, so I might as well skip them," Peter added. His words drew a small snort of laughter from Sirius.
"I can go talk to her if you want," James volunteered, quickly scanning the room for his shoes.
"Yeah, we want to be with you, mate," Sirius continued, wrapping his arms tighter around Remus.
"If you'll have us," Peter said, ever sensitive to what his friend wanted. "But you don't have to do this alone."
Peter was the only one who noticed James quietly slip out of the dormitory, silently grabbing his shoes on the way. The other boys from their year were sitting in the common room, and they looked up at James as he passed through. Word had spread through Gryffindor Tower quickly, but everyone seemed to know well enough not to say anything to Remus, to let him grieve in private. Firmin O'Frighill had even told James that he and Lance Campbell would stay with some of the older boys so that they could have the dormitory to themselves for the night. James nodded to Firmin as he passed, a courtesy, a thank you for understanding, and then slipped out of the Common Room and walked through the quiet halls.
It was late, well past curfew, but James didn't care. He was utterly confident that if Filch even tried to put him in detention right now, Professor McGonagall would override it. But he didn't meet Filch on his path, he didn't meet anyone but his own thoughts. He couldn't imagine the pain Remus felt, the complete aching loss. He'd never had siblings. But James could imagine losing any one of his three best friends, and the idea made him shudder. He didn't even want to think about it, in case that somehow brought it about. It would crush him, he didn't think he'd ever be able to continue without his friends. Which is why he needed to make sure Remus knew that he was not, and never would be, without them.
James knocked on the rough wood of Professor McGonagall's door and it took only a moment before she opened it, clad in a tartan dressing gown, but otherwise looking wide awake.
"Mr. Potter, what may I do for you so late at night?"
Her voice sounded strangled, as though she had spent a significant amount of her evening crying, and part of James wanted to reach out and hug her, to comfort both of them.
"We were wondering - me and Sirius and Peter - if we could be excused from our exams, so that we could go home with Remus tomorrow," he explained carefully. "We don't want him to be alone, and you said yourself that he's going to need us."
"You're a good friend, Mr. Potter," she answered with a sad smile. "Unfortunately, as it is not your relation, I cannot excuse you from your exams." James dropped his head, feeling defeated, but Professor McGonagall continued. "Nor do I think Mr. and Mrs. Lupin should be... overwhelmed by having three additional boys to care for during their time of mourning. However, I can arrange for the three of you to take your exams early, I think over the next two days, and then send you home to your families after that. Then they may accompany you to visit the Lupins and pay your respects. Does that sound reasonable?"
"Yes, Professor, thank you," James admitted. It wasn't what he wanted, but it seemed like a fair compromise. And Professor McGonagall was right, Remus' parents shouldn't be burdened with extra children hanging around their house all the time.
They hardly slept that night, and the little rest they did get was fitful. They had all piled into Remus' bed, hugging as much of him and each other as they could. There were tears and nightmares and more than once Remus woke himself through the force of his sobs, but morning came eventually, and the four boys dressed and walked down to the Entrance Hall together. Professor McGonagall was waiting for them there, looking more composed than she had the night before.
"I will take you by apparition to your parents' house," she said kindly to Remus, before turning her attention to the other three. "You will leave via Hogwarts Express in two days time. Your families have been contacted to meet you at Kings Cross. I'll give you a moment."
She moved to stand by the great oak entrance doors, but she needn't have given them the privacy. There was nothing they could say in that moment that they hadn't already said the night before. No more words left between them, just a heavy feeling weighing in all of their hearts.
"We'll come as soon as we're home," Sirius said finally, breaking the silence.
"If you need anything, just owl," James added, shuffling his feet uncomfortably. "We'll gladly break out of this place to come see you if it's what you want."
Remus smiled weakly. Grief had certainly taken its toll on him already, but there was something else that was beginning to drain his energy. He guessed the full moon was two or three days away, but there was nothing to be done about that. He would just have to keep his friends away on the night and then... he could excuse most of the lingering symptoms with grief. At least he wouldn't have to worry about hurting Zeva this time.
As soon as that thought occurred to him, he felt sickened with himself, wanting to rip himself apart from the inside. How vile and despicable he must be to even for a moment be grateful that his sister was gone. It only reinforced the idea that it should have been him who died, for being the monster that he was.
"I should go," Remus said, unable to look at any of his friends, and he turned to leave, walking hurriedly toward Professor McGonagall.
They walked in silence through the grounds for a few moments, and Remus took several long, shuddering breaths as he tried to keep from crying again, his watery eyes roving over the tree line.
"Your friends care a great deal about you, Mr. Lupin," Professor McGonagall said after some time.
"Only because they don't know everything," he answered quietly, still not looking at her.
"I don't think you give them enough credit," she replied carefully, and Remus' head whipped around, his eyes the size of saucers as he looked at her. "No, Mr. Lupin, I don't think they've guessed your secret. But I do think they would be more... accepting than you believe."
"I can't tell them," he said, his voice sounding less certain than he would have liked.
"Perhaps not, that is your decision," Professor McGonagall conceded, though she sounded very much like she disagreed, "but don't think that the only other option is pushing them away either."
He gave her a quizzical look, not sure how she could possibly know that the idea was in the back of his mind every day, and more prominent around the full moon.
"You are not the first of your kind that I have known," she said by way of an answer. "It does not make you a bad person."
"Most people disagree," he answered.
"Most people do not know you as I do," Professor McGonagall smiled. "Do you think your family saw you as a monster, Remus?"
He didn't answer. They might not admit it, but the answer was yes, deep down he believed they did. They had mourned the loss of their son the night he was bitten.
"Do you think your sister saw you that way?" she pressed on when he was silent.
"No," he choked, tears welling up once more unbidden. "But she was special."
"She loved you, and saw you for who you truly are, Remus, as do so many others," Professor McGonagall said as they passed through the gates of Hogwarts. "You should try to remember that."

Summary: Bughead smut
Totally didnât read this over so I apologize for any errors. Enjoy.
Read on AO3:Â here
âCan I buy you a drink?â Betty spins around on her stool, losing her balance when she sees the boy- the man standing before her.
âMy my my Jughead Jones, to what do we owe this pleasure?â Veronica Lodge says coolly, leaning across the bar and grabbing Bettyâs wrist. Betty gives her friend a look and smiles back up at Jughead, tucking a piece of golden blonde hair behind her ear.
âI couldnât miss Bettyâs 21st birthday, now could I Ronnie?â He places a hand on her knee and captures the bartenderâs attention. âYeah, Iâll have a beer and for the birthday gal here,â he squeezes her knee affectionately, âa blow job.â He smirks at Bettyâs bewildered expression. âItâs a shot Betty, calm down.â The bartender brings them their drinks and Jughead slips him a twenty. âKeep the change.â
Jughead sits down on the empty stool beside the girl he once loved and lifts the bottle to his lips. He watches as Betty picks up the shot, ready to throw it back until he stops her. âYouâre doing it wrong.â
Bettyâs angelic and slightly disoriented face scrunches up in confusion. âItâs a shot? Is there really a specific way to do this?â
âOf course Betts,â Cheryl interjects from the other side of Ronnie. âItâs a blow job, so you can only touch the glass with your mouth.â
Betty giggles uncertainly, eyeing the shot glass as an enemy. âThereâs no way I can fit that glass in my mouth.â
Jughead swallows the amber liquid on his tongue and leans in to whisper in her ear. âI know for a fact that you can.â A familiar warmth erupts in Bettyâs belly and she feels her face betray her with a flush. Who did Jughead think he was? She hasnât seen him since they were 17 when he left her alone at Sweet Water River, convincing her that theyâd be better off without each other. Sheâd spent countless nights crying, waiting for his return that never came. And now here he is, acting as if nothing ever happened?
âWho do you think you are, showing up here like this?â Betty slurs, stealing the beer bottle from his grip and taking a rather large swig.
âI miss you,â he breathes. The lust in his voice is palpable and Betty crosses her legs a little tighter. He cups her face in his hand and rubs his thumb along her cheekbone. âSo much.â
Betty shakes her head, feeling the tears well up in her eyes. âDonât. Please.â
Jughead reaches into his pocket and places a key card on the wet tabletop. âRoom 713, if you want to talk youâll know where to find me.â He downs the remaining beer in the bottle and stands up to take his leave. âHappy Birthday Betts.â
The rest of the night Betty keeps her eyes on the elevator, wondering if sheâll see him again. The number 713 flashes behind her eyes and her cheeks still burns from when he touched her. Out of all the places, he would show up here at the Pembrooke on her birthday. She rotates the key lazily between her fingers, unable to believe sheâs actually considering following him up there, if only to yell at him for being such an ass and ghosting her that way.
âBetty,â Ronnie pulls Betty from her stupor and puts a hand on her shoulder. âI think you should go talk to him.â
âWhy V?â
âBecause you still love him.â
Betty shakes her head, letting her loose curls fall in her face. âNo I donât,â she lies, knowing fully well that Ronnie can see right through her.
âLiar, come with me.â Ronnie grabs key from Bettyâs fingers and helps her friend to her feet. Their heels click against the tile as they walk across the lobby, hurrying towards the elevator.
âIâm not going.â Betty mumbles. She stumbles into the elevator, finding purchase on the railing against the back wall while Ronnie presses the button for floor seven. âDonât make me do this.â She pleads.
âYouâll regret it if you donât, B. He misses you. Donât you miss him?â
Betty looks at herself in the mirrors along the walls. She still wears the necklace he gave her on their first anniversary. Betty reaches up and fumbles with it between her fingers, her nerves getting the best of her. When Jughead left her, sheâd become a completely different person. She could barely remember the last time she truly smiled, and she traded in her signature pastels for more clothing that matched her mood. The dress she was wearing tonight was black, and clung to every curve in a way that even stole Archieâs attention. But none of that mattered, because Jughead was here and he missed her and he wanted to talk things out.
âI miss him,â she says, letting go of the necklace once the elevator reaches his floor.
âI know girl, just tell him that.â
Together the girls march over to room 713, Betty tripping over her own two feet. Ronnie feeds the key into the slot and opens the door, shoving Betty inside carefully. âIâll be down in the lounge if you need me.â Betty nods and Ronnie shuts the door behind her.
She takes a look around. Itâs a cozy room with a singular king sized bed in the middle, facing a TV playing the history channel. Betty can hear the faucet running in the bathroom and her breath quickens. She walks across the room to stare out the window at a town that has brought her so much pain and suffering. Mindlessly she reaches up to finger the necklace, dropping it when she hears him open the door behind her. âYou came.â
Betty refuses to turn around and greet him. Her senses are heightened, listening as he takes the few steps to close the distance between them. She can see his reflection in the window and heâs wearing nothing but a pair of pajama pants and that old stupid beanie she once loved. He reaches out and grabs her free hand. âBetty, please look at me.â
She turns her body, making sure to point her chin down at the ground. âWhat did you want to talk about?â she asks the floor, pretending to find the cream colored carpet interesting.
âUs.â He says simply. He lifts a hand to her chin and gently forces her face him. âHow are you Betty?â
âConfused. Wounded. SurprisedâŚâ she pauses, âLonely.â She bites her lip in defense, tears prickling the corners of her eyes.
He runs his thumb along the edge of her mouth, pulling her lip from her teeth. âIâm so sorry Betty.â
âStop,â she begs. Jughead drops his hand, letting his arm fall to his side. He lifts an apprehensive eyebrow in question. âStop saying my name like that. As if it means something to you. As if I mean something to you.â Word vomit. Everything sheâs thinking and feeling comes spilling from her lips and she doesnât stop. He deserves to know what he did to her. To know how it felt. âI loved you Jughead. I loved you so much I thought you hung the moon and the stars. You were my entire world and you just tossed me aside as if I was nothing. Do you know how that feels?â She takes a breath. âFor the longest time I blamed myself, telling myself I was pushing you too hard or that I was too crazy or fucked up for you to handle.â Her fingers curl into her hands, piercing her palms like so many times before. âI wanted to hate you. I tried so hard to move on and I never did. You broke me Jughead.â
The tears begin fall and Betty sinks to the floor, forcing the heels off her feet and throwing them towards the door. You broke me, she tells herself over and over again. And yet sheâs sitting there in his room with no place else sheâd rather be.
âYou still wear my necklace?â He asks, not expecting an answer and Betty just nods. Jughead sits across from her on the floor and grabs her leg, massaging circles into her calf. âI still love you, Betty. I never stopped.â He sneaks his hands higher up, past her knee. âLet me fix you.â His fingers tickle the inside of her thigh. âPlease.â His ocean eyes are swimming with regret. âI was a stupid kid. I thought I was protecting you, pushing you away like I did. Not a day went by that I didnât think about you. I will never get over you.â
Sheâs not sure if itâs the alcohol or the feeling of his fingers on her flesh but Betty melts into his touch. She lets herself drown in the eyes she loved, the eyes she dreamt about but her dreams were nothing compared to the real thing. Betty throws herself into his arms and lets his lips wash her worries away.
Her tongue flits against his lips, forcing her way into his mouth. He tastes like cigarettes and the bottom of a beer bottle, so much different than what she used to know. His hands find their way under her dress, gripping her thighs so tightly, afraid she may turn to dust. Her fingers tangle in his hair, tugging on the dark locks until he groans in despair.
Betty straddles his hips, her knees imprinting themselves in the carpet. She tries to catch her breath but Jugheadâs lips find her neck and sheâs wasted. Sheâs drunk on the feeling of his tongue on her skin, painting lines over the expanse of her flesh. Her thoughts are temporarily stalled and she canât think unless itâs about Jugheadâs touch igniting a fire in her chest that had long since died out. It had been so long since sheâd felt alive.
âSince when do you wear black?â Jughead breathes, fingering the hem of her dress appreciatively. His hands trail to the back of her thighs, squeezing her ass in his hands. Another louder, stronger moan escapes Bettyâs mouth and sheâs butter in the palm of his hands.
âPeople change Jug, Iâm not the same Betty I was when you left.â Betty replies simply. His hands continue to roam over her back, finding the zipper to her dress and slowly pulling it down. Â
âI like it.â Betty pulls her arms through the straps and the dress falls in a pile to her waist. Jughead smiles leans in, kissing his way across her chest, excited to see sheâs not wearing a bra. He brings his hands around to cup her breasts, letting his thumbs rub circles over the rosy buds of her nipples, eliciting another groan from her lips.
Betty feels his erection against her inner thigh and she rocks against it. Inside sheâs burning with a desire that can only be thwarted by his touch. She reaches down between them and pulls his throbbing cock from the constriction of his boxers and pajama pants. Carefully, she slides her hand up and down the length of his shaft, squeezing her fingers around him as he grows impossibly harder beneath her touch.
âFuck me Juggie,â she whispers breathlessly, dragging her tongue along the shell of his ear.
Jughead pulls Betty off his and gets to his feet, quick to help her up. âBend over the bed, but keep the dress on.â He demands, dropping his pants to floor. Betty lets her dress pool at her hips and slides her panties off before leaning forward, clutching the sheets in her fist while Jughead situates himself behind her. He drags the tip of his cock over the soft flesh of her ass, searching for an entrance. Bettyâs wet and welcoming when Jughead thrusts inside her, her knees buckling at the force.
He fits inside her like a glove. Jughead has a hand on her hips to keep her steady, the other tangled in her hair. Betty moans louder with every rock of his hips. Low growls of breath escape Jugheadâs lips and all Betty wants is to watch him fall apart. âFlip me over.â
Jughead pulls out and Betty twists her body, falling back onto the mattress. He crawls toward her on the bed, kneeling as he spreads her legs and enters her once more. Betty reaches up and digs her nails into her shoulders before dragging them down his chest, leaving jagged red lines in their wake.
Bettyâs eyes are open, watching as he concentrates on pleasing her. His bottom lip is caught between his teeth and his hair is matted to his forehead with sweat dripping in his eyes. His hands grip her ankles as he fucks her, each shove harder that the last.
Tension builds up inside her, desperate for a sweet release. Betty sneaks a hand between their bodies and vigorously rubs her clit. Her toes curl, her back arches and her whole body quakes as she comes undone. All the strength leaves her body and soon sheâs begging for him to finish.
With the final thrust Jugheadâs spent, pulling out and showering Bettyâs thighs with his cum. Heâs quick to clean her off, using the tissues on the bedside table. Jughead tosses the waste into the trash and crawls back over her limp body, peppering kisses up the center of stomach, between her breasts, along the side of her neck and finishing once he reaches her lips.
He lets his forehead rest against hers and softly kisses her nose. Betty wrinkles hers at the loving touch and smiles. Unable to wrap her mind around what just happened she empties her thoughts and decides to worry about it in the morning. For now sheâs happy and sheâs in love, never wanting the moment to end. Sheâs wasted in a way she hasnât been in years and nothing can beat the high sheâs on.
Betty cups Jugheadâs face her hands and kisses her forehead, tasting the sweat on her tongue. âIâm so glad you come tonight Juggie.â
Jughead pulls away gives her a look that stops her heart. He fingers the necklace he got her so long ago and kisses the sapphire heart. âMe too, Betty. Me too.â

10 Tips for Law Firm Marketing
With any law firm, new or old, a law firm marketing strategy will be vital to your success. The purpose of marketing for lawyers is to attract new customers and some potential new hires. In 2019 everything has already gone digital, including marketing.
With the right law firm marketing strategy, your firm could potentially see amazing growth. Following these ten tips will help put you ahead of your competition.
Read more to find out the top ten tips for your law firm marketing strategy.
Make Sure Your Website Is Fast
Half of the online population expects a site to load within three seconds. If not, theyâll grow impatient, click the back button, and head to a competitorâs site. Thankfully, there are steps you can take to ensure that your website is up to par.
For example, Google PageSpeed Insights uses a scale of 1-100 and the colors red, orange, and green to measure your speed score. If your company is in the red, contact your web team and have them fix that issue ASAP so you wonât lose potential customers.
Half of the online population expects a site to load within three seconds.
Provide Users with a Mobile-Friendly Experience
More than half of searches happen on smartphones and tablets, so itâs important for your law firm to make sure your website is optimized for mobile.
How? Make sure your mobile website has easy-to-read text, clickable buttons, and the right type of photos. Doing this can help improve your companyâs bounce rate. Mobile sites that arenât optimized typically see a high bounce rate, so make sure your site looks just as good on a smartphone as it does on a desktop.
Start a Blog
Show your authority in the industry by starting a blog. A blog is a good way to increase organic traffic to your site. Remember âContent is King,â meaning content is central to success for your website.
Donât know what to write about? Use frequently asked questions from clients and turn them into informative blog posts. Answer their questions with your content. When someone conducts a search the goal is for your article to pop up on page one.
Sign up for a Google My Business Profile for Optimizing Local SEO
Local SEO lets people find you more easily online, with things like Google My Business listings, Yelp listings, and NAP listings elsewhere on the web. The easier it is to find your site, the more likely it is people will find it and become clients!
Creating a profile on Google My Business helps you reach and engage with local clients across Google Search and Maps. After youâve created your profile, start sharing helpful information about your firm. You can share your hours, location, and website. You can also interact with your clients by responding to reviews.
Local SEO involves optimizing your website to rank better for a local audience.
Use Paid Search Ads (PPC) for Attorneys
If you want to take that extra step in your law firm marketing strategy, try PPC ads. PPC is basically a way to pay for website traffic. Itâs called pay per click because you only pay âper click.â In other words, you only pay when someone clicks through to your website.
They are a great way for your firm to be seen on page one of Google. The first three or four listings on the SERP (search engine results page) are paid advertisements.
The downside to PPC ads is that your target keywords may be expensive. However, considering the average Return on Investment is $2 for every $1 spent on Google Ads, itâs a great investment.
Create a Social Media Page Based on Your Preferred Audience
According to Sprout Social, social media is the most relevant advertising channel. In fact, 95 percent of millennials and 87 percent of Gen Xâers expect brands to have a Facebook page.
Having a social media presence on the right platforms gives people a chance to view your firm from a new angle. Post charity events you attended, industry updates, or highlight a lawyer who did well on a certain case.
Choose a platform that aligns with your audience. If youâre a B2C law firm youâll have better luck on Facebook. If youâre a B2B law firm try Linkedin because that platform is catered more to businesses.
95% of millennials and 87% of Gen Xâers expect brands to have a Facebook page.
Use Email Marketing
Did you know that 92% of adults in the United States use email? Not only does email bring lawyers a great return on investment, but itâs also cost-effective.
Start off by providing an opt-in form offering a free consultation. All you need to include on the form is a box for their name, number, and email. This is an easy way to gather email addresses from people who are actually interested in your firm.
Use your accumulated email list to keep your subscribers informed on any changes.
92 percent of adults in the United States use email.
Get Reviews
In 2019, 90% of consumers read reviews, while 88% of consumers trust online reviews as much as a personal recommendation. Before people buy anything â even something as small as a toothbrush â they typically read the reviews.
Hence, offering clients a chance to review your services could bring great benefits. Make sure your firm as a whole is up to standard so that youâre guaranteed to receive a five-star rating!
Measure and Track Your Efforts with Google Analytics
No amount of law firm marketing will matter if you donât track your efforts. As a lawyer, time is money, so make sure your money is being well spent. Every campaign you have for your law firm needs to be tracked on a consistent basis.
The top key performance indicators (KPI) that matter in law firm marketing is as follows:
Total new clients
Revenue
Booking rate
Cost per lead (CPL)
Lead-to-sale conversion rate
As a lawyer, time is money, so make sure yours is well spent.
Use Your Online Presence as a Recruitment Tool
Law firm marketing isnât only about gaining new clients. You also might want to hire someone new to work at your firm. Use your online presence as a resource to attract new hires.
Millennials are graduating from law school and looking for work. Where do millennials spend a lot of their time? On social media. Use that opportunity to step away from the law firm stereotype that youâre all stuffy and boring. Instead, show them your company culture and give them a reason to want to work for you.

The New Way To Sell Your Home in Asheville
Are you planning on selling your Asheville house? Before you commit to an agent or try to sell it on your own, learn about the new way to sell your home in Asheville!
For most people, the thought of selling their Asheville house will likely involve the MLS and the help of a local agent. Before you decide to sell this way, take a look at the numbers to make sure it makes sense for you. There are many ways for you to sell your home, and each of these will have a different impact on you both financially and mentally!
So What Is This âNew Way?â
Selling your house to a direct buyer instead of listing with an agent! You will not only save money on marketing, listing, repairs and closing costs, but you wonât have to wait to receive your money! Imagine being able to sell your Asheville house without the stress and hassle of a traditional listing!
There Are MANY Benefits to A Direct Sale
Here Are Just A Few
No Commissions â Because you are selling to a direct buyer and not through an agent, you will be able to keep any money that would have otherwise gone to commissions. This usually runs about 6% of the final sale price.
No Marketing Costs â You will not have to pay a dime to advertise your house online or in print. There are no photography costs or fees of any sort to worry about.
No Staging Costs â Many time, people will use professional home stagers to help showcase their property. Even if you only do this in a few rooms, the fees can add up.
No Time or Money Spent Cleaning â A big part of listing your Asheville house is keeping it clean. People will come by for last minute showings, and your house needs to be kept tidy for these short-notice guests. When people view your home, they donât want to see personal belongings or clutter. Keeping everything put away and leaving at the drop of a hat can be stressful to home sellers. When you sell to us, there is no cleaning required. Simply take the belongings you wish to keep and we will handle the rest!
No Repairs Required â When you sell directly to CashForHousesAsheville, you will never have to spend a dime making repairs or upgrades. Listing your Asheville house will often require you fix up the home both before and after the inspection has been completed. We will buy your house as-is, repairs and all.
No Landscaping â Just like maintaining the inside of a home, the outside needs to be maintained too. When you are trying to sell, this is even more important. You will want to keep the lawn mowed, weed pulled and clutter out of the yard. Curb appeal is extremely important when selling a home. You will either need to spend time doing this yourself or hire someone to do it for you.
End Maintenance Costs Immediately â If you own a property, it will inevitably cost you money in maintenance costs each month. From a faulty shelf to new A/C filters, the things you might see as small expenses can add up quickly. Ending these costs now instead of later can help you keep more cash in your pocket.
No More Monthly Costs â The cost of your monthly utilities, homeowners insurance, and property taxes can add up fast. When you list your home, you will have to continue paying these bills for an indefinite amount of time. Even if you are not living in the home, water and electricity will need to be kept on for people who view the home.
Get Paid Right Away â When you sell to a direct buyer such as Asheville, you will know exactly what you are getting and on what day. There are no lenders or red-tape. We are able to pay you in days, not weeks or months. By selling directly, you will not have to live in limbo. You will be able to move on with your life quickly and easily.
Peace of Mind â With a traditional sale you will have to question how much you will be offered and when. If you do get an offer you accept, it can still fall out at the last minute, especially if your buyer is using traditional bank financing. When you sell to us, we have the funds available to pay you right away! You donât have to worry about waiting or the sale falling through!
The benefits of selling directly are numerous! For many people, it is the simple, stress-free way of selling they have been looking for! We encourage you to run the numbers to find out if it makes sense for you!
Before listing, learn more about the new way to sell your home in Asheville!Â
You're welcome to call Cash For Houses at 828-713-3322 to discuss your situation and whether selling directly is a good option for you.Â

Experienced Katy Plumbers - Trusted For 20+ Years
In the plumbing industry, thereâs always a chance. Constant innovations are making plumbers find new ways to overcome installation challenges.
In the construction industry today, houses are being designed and built-in many different ways. Modern buildings have been increasingly using timber for construction. Plumbers find it difficult to work and have been increasingly using flexible plastic pipes which are not only easier to cut but can easily be weaved through the joists. Plastic push-fits are ideal as they do not require special tools and can be fitted and refitted with ease.
Take advantage of these plumbing trends from Katys plumbing. TAKE THE DEDUCTION
Will a home office deduction trigger an audit? The answer is generally "no." Changes in the rules in the late 1990s made it easier for people who work out of their homes to qualify for these write-offs. So if you qualify, by all means, take it.
EXCLUSIVE USE:
The biggest roadblock to qualifying for these deductions is that you must use a portion of your home exclusively and regularly for your business. The office is generally in a separate room or group of rooms, but it can be a section of a room if the division is clearâthanks to a partition, perhapsâand you can show that personal activities are excluded from the business section.
The law is clear and the IRS is serious about the exclusive-use requirement. Say you set aside a room in your home for a full-time business and you work in it at least ten hours a day, seven days a week. Let your children use the office to do their homework, though, and you violate the exclusive-use requirement and forfeit the chance for home-office deductions.
The rule doesnât mean youâre forbidden to make a personal phone call from the office, or that you have to rush outside whenever a family member needs a moment of your time. Although individual IRS auditors may be more or less strict on this point, some advisors say you meet the spirit of the exclusive-use test as long as personal activities invade the home office no more than they would be permitted at an office building. (Two exceptions to the exclusive-use test are discussed later.)
Thereâs no specific definition of what constitutes regular use. Clearly, if you use an otherwise empty room only occasionally and its use is incidental to your business, youâd fail this test. But if you work in the home office a few hours or so each day, youâd probably pass. This test is applied to the facts and circumstances of each case the IRS challenges.
PRINCIPAL PLACE OF BUSINESS
In addition to passing the exclusive- and regular-use tests, your home office must be either the principal location of that business, or a place where you regularly meet with customers or clients. If you are an employee and have a part-time business based in your home, you can pass this test even if you spend much more time at the office where you work as an employee.
There is, though, the question of what constitutes a business. Making money from your efforts is a prerequisite, but for purposes of this tax break, profit alone isnât necessarily enough. If you use your den solely to take care of your personal investment portfolio, you canât claim home office deductions because your activities as an investor donât qualify as a business.
Taxpayers who use a home office exclusively to actively manage several rental properties they own, though, may qualify for home office tax statusâas property managers rather than investors. As with the regular-use test, whether your endeavors qualify as a business depends on the circumstances. The more substantial the activities, in terms of time and effort invested and income generated, the more likely you are to pass the test.
What if your business has just one officeâin your homeâbut you do most of
your work elsewhere? First, remember that the requirement is that the office be the principal place of business, not your principal office.
As long as you at least use the home office to conduct your administrative or management chores and you donât make substantial use of any other fixed location to conduct those tasks, you can pass this test. This rule makes it much easier to claim home office deductions for individuals who conduct most of their income-earning activities somewhere else (such as outside salespersons, trades people, or professionals).
If your home office is in a separate, unattached structureâa loft over a detached garage, for exampleâyou donât have to meet the principal-place-of-business or the deal-with-customers test. As long as you pass the exclusive- and regular-use tests, you can qualify for home business write-offs.
DAY CARE FACILITIES AND STORAGE
The exclusive-use test does not apply if you use part of your house to provide day care services for children, the elderly or handicapped individuals. If you care for children in your home between 7 a.m. and 6 p.m. each day, for example, you can use that part of the house for personal activities the rest of the time and still claim business deductions. To qualify for the tax break, your day care business must meet any applicable state and local licensing requirements.
Another exception to the exclusive-use test applies to a portion of your home used to store product samples or inventory you sell in your business. Assume your home-based business is the retail sale of home-cleaning products and that you regularly use half of your basement to store inventory. Occasionally using that part of the basement to store personal items would not cancel your home office deduction. To qualify for this exception, your home must be the only location of your business.
BUSINESS PERCENTAGE OF HOUSE OR SIMPLIFIES SQUARE FOOT CALCULATION
Your home office business deductions are based on the percentage of your home used for the business or a simplified square footage calculation.
Percentage of your home method:
The most exact way to figure this proportion is to measure the square footage devoted to your home office and find what percentage it is of the total area of your home. If the office measures 150 square feet, for example, and the total area of the house is 1,200 square feet, your business percentage would be 12.5% (150 á 1,200).
An easier way is acceptable if the rooms in your home are all about the same size. In that case, you can figure the business percentage by dividing the number of rooms used in your business by the total number of rooms in the house.
Special rules apply if you qualify for home office deductions under the day care exception to the exclusive-use test. Your business-use percentage must be discounted because the space is available for personal use part of the time. To do that, you compare the number of hours the day care business is operated, including preparation and cleanup time, to the total number of hours in the year (8,760).
Assume you use 40% of your house for a day care business that operates 12 hours a day, five days a week for 50 weeks of the year. Thatâs 3,000 hours out of the total of 8,760 hours in the year. Thatâs 34% of the available hours, so your business write-off percentage is 13.6% (40% of 34%).
Simplified square footage method:
Beginning with 2013 tax returns, the IRS began a simplified option for claiming the deduction. This new method uses a prescribed rate multiplied the allowable square footage used in the home. For 2016 the prescribed rate is $5 per square foot with a maximum of 300 square feet. The space must still be dedicated to the business activity as described above.
With the simplified method, if the office measures 150 square feet, for example, then the deduction would be $750 (150 x $5).
NOTE: With either method the qualification for the home office deduction is made each year. So you might qualify one year and not the next, or vice versa.
THE PAYOFF:
If you are eligible for home office deductions, the tax savings can be well worth the additional work required to qualify. Here are some examples of key home office deductions using the percentage of your home method:
DIRECT EXPENSES:
Money spent to repair or maintain the business space is deductible. If you paint the room that is your home office, for example, the entire cost can be deducted. Although no part of the cost of the firs telephone line on your home can be deducted, the full cost of a special line for your business and other direct expensesâsuch as the cost of long distance business callsâcan be written off.
INDIRECT EXPENSES:
These will probably be your most fruitful home office deductions. Because part of your home qualifies as business property, part of the costs of running it can be converted from non-deductible personal expenses to business write-offs. If your office space takes up 20% of the house, you can deduct 20% of your bills for utilities, homeowners insurance, homeowners association fees, security, and general repairs and maintenance.
INTEREST AND PROPERTY TAXES
Mortgage interest and property taxes are deductible expenses if you qualify for home office deductions. But with a home office you convert part of those expenses from personal itemized deductions to business write-offs. Because business expenses reduce self-employment income, they can also trim what you owe in Social Security taxes.
DEDUCTING RENT OR DEPRECIATING
If you rent the home where your office is located, this computation is easy: You deduct the same percentage of your rent as the percentage of your home devoted to your business. If you own your home, you depreciate the business part of the house. Figuring the right amount to deduct is complicated but Advance Tax Relief is here to help you.
