#SpaceAsAService And The Residential Real Estate Market

At Propmodo's MetaTrends event, I picked up a copy of their MetaTrends publication. The publication is a roundup of their most important real estate trends. One article that I found particularly interesting was Antony Slumber's piece on #SpaceAsAService in commercial real estate.

The piece (read online here) chronicles the shift in commercial real estate from agents being a provider of space to providing spaces with a menu of services. Some of the biggest commercial real estate companies from CBRE to Tishman Speyer are aware that today's tenant is looking for more than just keys to an empty space. Tenants now want spaces that are both turnkey and flexible and that above all are irresistible to people working in the spaces. These types of services range from concierge-style support to seasonable art leases to community development, catering, and more.

Often trends move from residential real estate to commercial real estate but this may be one in which commercial real estate is leading the way. The current nascent trend of co-living has emerged from coworking. The two prioritize service over space, making revenue not just through a dollar per square foot rate but through a wide variety of offerings. Large apartment buildings are experimenting with this through the adoption of the Hello, Alfred platform and other platforms. Increasingly apartment building apps aren't just a way to pay rent or schedule maintenance, they are a portal to an entire ecosystem of events, services, and amenities to make the residential living experience more complete.

The future of #SpaceAsAService isn't just about one space — it's really about spaces as a service that connects with you as you move through your day, from home to work to all of the other spaces that you visit. If right now we have built an internet of things, we are on our way of building an internet of spaces, that all create optimal environments for people at all of these touch points of their day.
