Mixed-Use Malls: Opportunities Available
Mixed-Use Malls: Opportunities Available https://ift.tt/hpSk39K Mixed-use malls, lifestyle centers, or urban villages are redefining the traditional shopping mall model by integrating retail, dining, entertainment, residential, and office spaces into cohesive, vibrant environments. These dynamic developments offer many opportunities for investors, developers, retailers, and consumers alike. Here are some key opportunities available within mixed-use malls: 1. Diverse Revenue Streams One of the primary benefits of mixed-use malls is the ability to generate revenue from multiple sources. In addition to retail sales, mixed-use malls can generate income from leasing office space, residential units, and restaurant spaces. This diversified revenue stream helps mitigate risk and stabilize cash flow, particularly during economic downturns or shifts in consumer behavior. 2. Enhanced Customer Experience Mixed-use malls offer diverse amenities and experiences that appeal to modern consumers seeking convenience, entertainment, and social interaction. From upscale shopping boutiques and gourmet restaurants to art galleries, cinemas, and fitness centers, these developments provide a comprehensive lifestyle destination where visitors can shop, dine, relax, and socialize in one convenient location. By prioritizing the customer experience, mixed-use malls can attract and retain a loyal customer base. 3. Urban Revitalization Mixed-use malls can potentially revitalize urban areas and breathe new life into underutilized or blighted neighborhoods. These projects can stimulate economic growth, create jobs, and attract investment to surrounding communities by transforming vacant lots or obsolete shopping centers into vibrant mixed-use developments. Additionally, mixed-use malls often incorporate green spaces, public art installations, and pedestrian-friendly design features that enhance the overall aesthetic and appeal of the neighborhood. 4. Flexible Design and Adaptability Mixed-use malls are highly adaptable and can be tailored to meet their target demographic’s specific needs and preferences. Developers can design and configure retail, residential, and commercial spaces to maximize efficiency and functionality. Whether it’s converting retail space into office suites or repurposing unused areas for pop-up shops or community events, mixed-use malls can evolve and adapt to changing market conditions and consumer trends. 5. Sustainable Development Many mixed-use malls prioritize sustainability and environmental stewardship in their design and construction. From energy-efficient building materials and green building certifications to eco-friendly transportation options and water conservation measures, these developments strive to minimize their environmental footprint and promote sustainable living practices. By incorporating green technologies and initiatives, mixed-use malls can attract environmentally conscious consumers and enhance their reputation as responsible corporate citizens. Mixed-use malls offer many opportunities for investors, developers, retailers, and consumers alike. Mixed-use malls can thrive in today’s competitive retail landscape by leveraging diverse revenue streams, enhancing the customer experience, revitalizing urban areas, embracing flexible design principles, and prioritizing sustainability. As the demand for integrated shopping, dining, entertainment, and living experiences continues to grow, mixed-use malls are poised to play a prominent role in shaping the future of retail and urban development. If I made a CRPG, one of the core features of the game I would implement would be a complete fusion of personal (ie. cocky, cunning, wise, honorable ...) and factional reputation systems.
Doing beneficial actions for or overtly showing support towards a faction will raise your factional score, while working against or openly criticizing it would lower it. However, in addition, each faction would have a couple of traits defining it that would each set how they react to your personal reputation, and the two systems would interact with one another to define how NPCs respond to you.
Say you have an ascetic kingdom where honor and martial prowess are valued that you have a good factional score with. If your character is hedonistic, they might view you as a troubled soul that needs discipline to fulfill their potential; if your solutions are non-violent, they might see you as a weakling that manages to be useful despite the odds; if you fight dirty, they might see you as disgusting while acknowledging that the fact that you can do what they refuse to is an invaluable asset.
That's just the paths possible with one faction, and even then, we don't see how those paths interact with one another, nor do we see how those paths would change if you were neutral or antagonistic towards the faction, nor if the personal reputation traits are on a scale rather than binary.
In addition to making the faction and the player's character choices more profound, it would give you many opportunities for cool stories by creating NPCs that deviate from their faction's norm. Maybe the warlike honor-bound ascetic kingdom looks down on diplomats as weaklings, even though they play a key role in the survival of the realm. Maybe one of them is a major NPC that you can connect with if you're a diplomat as well. Maybe the mistreatment can cause them to try and betray their society, and maybe you can convince them not to do so if you connected over your common point. And just like that, with nothing more than game mechanics and a little thought about how they would logically be implemented into the game's narrative, an entire storyline emerges.
Obviously, the main hurdle is that this will be a pain to write something this complex, even if you write only a couple of major factions like that and only have a few personal reputation traits. However, get this:
I think it's cool, so it's worth it IMHO

Two MPs currently visiting the West Bank say they're concerned about Israeli settler violence in the territory. Liberal MPs Salma Zahid and Shafqat Ali are touring the West Bank and Jordan with New Democrat MPs Heather McPherson, Matthew Green and Lindsay Mathyssen. The week-long trip is sponsored by Canadian Muslim Vote, a registered non-profit charity. Ali said the MPs have heard from victims of settler violence since arriving in East Jerusalem earlier this week — including Palestinians who say they've been shot or their homes have been burned.

main jab bhi zindagi ki chilchilati dhoop mein tap kar,
main jab bhi doosron ke aur apne jhoot se thak kar,
main sab se lad ke khud se haar ke jab bhi us ek kamre mein jaata tha,
vo halke aur gahre katthai rangon ka ik kamra vo behad mehrbaan kamra jo apni narm mutthi mein mujhe aise chhupa leta tha jaise koi maan bachche ko aanchal mein chhupa le ,
pyaar se daante ye kya aadat hai jalti dopahar mein maare maare ghoomte ho tum,
vo kamra yaad aata hai dabeez aur khaasa bhaari kuchh zara mushkil se khulne vaala vo sheesham ka darwaaza,
ki jaise koi akkhad baap apne khurdure seene mein shafqat ke samundar ko chhupaye ho ,
vo kursi aur us ke saath vo judvaan bahan us ki vo donon dost thin meri ,
vo ik gustaakh munh-phat aaina jo dil ka achchha tha vo behangam si almaari jo kone mein khadi ik boodhi anna ki tarah aaine ko tambih karti thi ,
vo ik gul-daan nanha sa bahut shaitaan un dinon pe hansta tha daricha ya zehanat se bhari ik muskurahat aur dariche par jhuki vo bel koi sabz sargoshi,
kitaben taaq mein aur shelf par sanjida ustani bani baithin magar sab muntazir is baat ki main un se kuchh poochhun,
sirhane neend ka saathi thakan ka chaara-gar vo narm-dil takiya main jis ki god mein sar rakh ke chhat ko dekhta tha,
chhat ki kadiyon mein na jaane kitne afsaonon ki kadiyan thin vo chhoti mez par aur saamne deewaar par aavezan tasveeren mujhe apnaiyat se aur yaqeen se dekhti thin muskurati thin unhein shak bhi nahin tha ek din main un ko aise chhod jaoonga ,
main ik din yun bhi jaoonga ki phir vaapas na aaoonga,
main ab jis ghar mein rehta hoon bahut hi khoobsoorat hai magar aksar yahan khaamosh baitha yaad karta hoon vo kamra baat karta tha.,

Ways to Renovate Your Attic Space
Ways to Renovate Your Attic Space https://ift.tt/grmvWse Renovating your attic can transform an underutilized and often neglected space into a functional and stylish area that adds value to your home. Whether you’re looking to create a new bedroom, home office, or entertainment room, there are numerous ways to renovate your attic to suit your needs and lifestyle. Here are some ideas to inspire your attic renovation project: 1. Bedroom Conversion Converting your attic into a bedroom is a popular choice for homeowners seeking to maximize living space and accommodate guests or growing families. Consider adding dormer windows or skylights to bring in natural light and create a bright and inviting atmosphere. Install built-in storage solutions such as closets or under-eaves cabinets to maximize space and keep the room clutter-free. Choose cozy furnishings and soft textiles to create a comfortable and relaxing retreat. 2. Home Office or Study Transforming your attic into a home office or study area provides a quiet and secluded space for work, study, or creative pursuits. Install ample lighting fixtures, including task lighting and adjustable desk lamps, to ensure adequate illumination for reading and working. Incorporate built-in shelves, desks, and storage units to organize books, files, and office supplies. Consider adding a comfortable seating area or lounge space for relaxation and brainstorming sessions. 3. Entertainment Room Creating an entertainment room in your attic is an excellent way to enjoy movies, games, and leisure activities with family and friends. Install a home theater system with surround sound speakers, a large-screen television, and comfortable seating for an immersive viewing experience. Include a gaming area with a pool table, foosball table, or gaming console for added entertainment options. Consider soundproofing the walls and floors to minimize noise transmission to other parts of the house. 4. Art Studio or Craft Room If you’re an artist, crafter, or DIY enthusiast, converting your attic into an art studio or craft room provides a dedicated space to unleash your creativity. Install ample work surfaces, storage bins, and shelves to organize art supplies, tools, and materials. Incorporate natural light sources such as skylights or large windows to provide optimal lighting for creating art and crafting projects. Consider adding a sink or utility area for cleaning brushes and supplies. 5. Guest Suite Transforming your attic into a guest suite is a practical solution for accommodating overnight guests or relatives. Add a bedroom, bathroom, and seating area to the attic space to create a private and comfortable retreat. Install amenities such as a mini-fridge, coffee maker, and television to enhance the guest experience. Consider adding soundproofing insulation and blackout curtains to ensure your visitors a restful night’s sleep. Renovating your attic offers endless possibilities for creating functional, stylish, and versatile living spaces catering to your needs and preferences. Whether you choose to convert your attic into a bedroom, home office, entertainment room, art studio, or guest suite, careful planning and attention to detail are essential for a successful renovation project. With creativity, imagination, and proper execution, your attic can become a valuable and cherished part of your home. Khudi Ka Sirr-e-Nihan La Ilaha Illallah
Khudi Hai Taeg, Fasan La Ilaha Illallah
The secret of the self is hid, In words "No god but He alone."
The self is just a dull-edged sword, "No god but He," the grinding stone.
Ye Dour Apne Baraheem Ki Talash Mein Hai
Sanam Kudah Hai Jahan, La Ilaha Illallah
An Abraham by the age is sought to break the idols of this Hall:
The avowal of God's Oneness can make all these idols headlong fall.
Kiya Hai Tu Ne Mataa-e-Ghuroor Ka Soda
Faraib Sood-o-Zayan, La Ilaha Illallah
A bargain you have struck for goods of life, a step, that smacks conceit,
All save the call "No god but He," is merely fraught with fraud and deceit.
Ye Maal-o-Doulat-e-Dunya, Ye Rishta-o-Pewand
Butan-e-Weham-o-Guman, La Ilaha Illallah
The worldly wealth and riches too, ties of blood and friends a dream
The idols wrought by doubts untrue, all save God's Oneness empty seem.
Khird Huwi Hai Zaman-o-Makan Ki Zunnari
Na Hai Zaman Na Makan, La Ilaha Illallah
The mind has worn the holy thread of Time and Space like pagans all
Though Time and Space both illusive "No god but He" is true withal.
Ye Naghma Fasl-e-Gul-o-Lala Ka Nahin Paband
Bahar Ho Ke Khazan, La Ilaha Illallah
These melodious songs are not confined to time when rose and tulip bloom
Whatever the season of year be "No god but He" must ring till doom.
Agarche But Hain Jamat Ki Astinon Mein
Mujhe Hai Hukm-e-Azan, La Ilaha Illallah
Many idols are still concealed in their sleeves by the Faithful Fold,
I am ordained by Almighty Allah to raise the call and be much bold.

Unrelated but Pakistani drama osts give the best angst. The lyrics, musicality, range of voice, like y’all.
It’s kind of built-in knowing most pakistani dramas consist of toxic arranged marriages and the compromises, yearning, and then eventual requited love that pursues these songs.
Also, Coke studio Pakistan 🔛🔝
