1 more day to being 35. Hurray!
And that means I can finally apply for a BTO! At least in the Single Singaporean context!
The BTO thing is not really a milestone that I care about that much but everybody and their aunties want me to do it, so i thought, eh, why not? And apparently I could also choose to go the "sales of balance" or "resale" route so that I can get a flat sooner. But I'm not that much in a rush to move out of my parents' home, so I figured I can probably wait that 3-5 years for that BTO to be completed. There are probably people in more dire need of a place to stay than me.
And if i'm being honest, acquiring, renovating, and maintaining a property sounds like just a whole lot of meaningless chore to me. (It's a safety net. It's a safety net. It's a safety net...)
Meanwhile things at work are getting interesting or frustrating (depending on which day you'd ask me). Past few months of trying to retain my ETR in Ops ended up futile and surprisingly emotional. Because I'm not going to get a headcount from CTO any time soon, I've decided that maybe I shouldn't delay my plans to go to grad school much longer. My director has put forward the plan to recruit/transfer internally (my not-so-secret plan is to find someone with the right skills and aptitude to take over my role someday). And that will be my goal after this pod thing is set up and running.
What is this pod thing? It's a new operating model and set of processes I designed to address this department's challenges in the long term. It seems promising and everyone is excited to kick it off, even the clients.
So I guess the next big thing is for me to test the hypotheses we have about this new model, oversee how it will be implemented in the next few months, and if it manages to gain traction, I would finally have a peace of mind to leave this company where I've spend almost 7 years of my life.
I have to keep in mind that there will always be new interesting problems to be solved here. I could already anticipate what's going to come next... but maybe I don't have to be that person solving them. I have to set that boundary for myself because otherwise I will never find the discipline to let others in the team be independent enough to take over.
One could argue about whether this team sinks or swim without me shouldn't be the deterrent for me to go and pursue for other goals in life. But perhaps I've already accepted this as one of my "puzzles to be solved" before I complete this game at "boss level" and finally feel like I'm able to leave.
There are probably many other more interesting and meaningful problems out there that deserves more of my attention. I just haven't discovered them yet. I feel like going to grad school is a way to force myself to broaden my horizons and worldview. I'm reading a lot of books that I never would have picked up years ago, but I wonder if I need to put myself out there and immerse in the subject matter and the community aspect of it long and deep enough to truly care at the same level of passion I am at work currently.
I recognise that I could only be so invested in the work that I do because I have such a secured, privileged life in Singapore, surrounded by family and friends who provide me with constant support and care. And financially, because I have no partners nor kids, I am literally quite free of burden (except for the impending study and HDB loans I will probably have to take in the coming years). This is a very lucky thing that I don't want to ever take for granted.
A few times over the course of my life, I've probably articulated in a few different ways, my guiding principle in life – that is, if I ever find myself at a crossroads of what to do, ask – what net positive in the world can I create with the resources I have?
Something that I resonated a lot from a Simon Sinek interview few months ago in which he said, the true purpose in life is to serve people that serve others. THIS. I don't enjoy the attention of being the "savior" – there's more satisfaction working behind-the-scenes to make sure things are running smoothly for those who do the work to help others. And paying it forward is the only way to have a multiplying positive impact on the world. (In other words, you don't need to shower your appreciation on me, just show up and do your fucking job well. It's the best way to thank me.)
Just that right now, my impact is inside the corporate world. My 23 year-old self would laugh at me now. She'd probably never imagine the 35 year-old person she'd grow into could care so much about some corporate shit. It's a miracle I haven't got jaded yet. But hey lil' Evon, you're still using your creative abilities to create things, but just in an unexpected setting for people who you've grown to care about. Your values haven't changed!
But what I can tell you is this – we are definitely still figuring things out. Let's check back in again in 10 years' time and ask 45 year-old Evon.

What is it:

However, due to its narrow nature, cooking with more than two chefs or entertaining guests from within is a lot harder.
2. U-Shaped Kitchen
What is it:
A U-shaped kitchen is having consecutive countertops to the walls to form the letter U. Alternatively, picture it as an additional step to a single galley kitchen with extra countertops on each side. It is suitable for both small and large space kitchens.
Comments:
This layout is also popular in Singapore homes due to its functionality. With the number of cabinets and worktop space available, storing things becomes a breeze, especially if it’s full-height drawers. More countertop space also generally means that this layout is
suitable for bigger families living in resale HDBs or bigger-sized apartments as more people can prepare food together at the same time.
3. L-Shaped Kitchen
What is it:
An L-shaped kitchen is similar to a U-shaped kitchen except there is another countertop only either on the left or right side, forming a general L shape. Or you can see it as instead of it being on three adjacent walls, it only belongs on two walls instead.
Comments:
An L-shaped kitchen can be fitted in almost any given space, this is helpful for smaller apartments such as BTOs. Moreover, what is good is that you can clearly separate the sink area and cooking space which makes the entire process a lot more sanitary and also fuss-free. We would strongly recommend for the water and fire area be at least 60cm apart.
4. Peninsular Kitchen or Island
What is it:
A Peninsula kitchen is additional built-in carpentry extending of the existing kitchen cabinets and counters. It is similar to an island that provides extra countertop space for prepping ingredients or even just for dining purposes.
Comments:
This layout is an aesthetically pleasing choice for homeowners that love to entertain guests. As the guests are able to sit on the peninsula while the owner cooks. However, if you do opt for this design, we would highly suggest that you match the laminate or cabinet colours with the rest of the kitchen so that there will be a beautiful yet uniform flow.

What do Singaporeans think about renovation?
Renovating a home is a huge endeavour - and we want to know what homeowners in Singapore feel!
In our inaugural Qanvast Home Renovation survey, we set out to find the answers to a few things and more - What are their expectations? The highlights and challenges they encounter? Is home renovation as 'difficult and risky’ as it’s often painted to be in the news?
We gathered the opinions of over 500 local homeowners who were at various stages of renovating their homes (planning, currently renovating and recently renovated). Their answers gave us an insight to the general sentiment of Singapore’s renovation landscape. Let’s take a look at 10 major local home renovation trends in 2018:
Design Preferences: 1. Practicality and comfort is key

For Singaporean homeowners, designing a functional space that’s comfortable is the most important. On the flip-side, only 28% of homeowners prioritised safety the least.
2. Popular styles: Scandinavian and Minimalist

The industrial style is no longer the most popular option - with only 14% choosing this option. In fact, the two most popular interior styles are Scandinavian (60%) and the Minimalist (60%) aesthetic.

Light pale shades combined with minimal built-ins and simple shapes is what’s ‘in’ right now. Alternatively, the coastal look (25%) is an up-and-coming theme that’s getting popular as well.
3. Maximising small spaces is still a major focus for homeowners

With close to half of our respondents responding with a home size of somewhere between 70 – 99sqm (44%), it’s no doubt that many Singaporeans are looking for ways to expand their space – visually and functionally.
Homeowners are looking for three important features: More space to move about (72%), more light filtering into their homes (67%) and more storage solutions (62%).
Budgeting and Spending Habits:
4. $30,000 - $50,000 on renovation works may not be enough

A common pattern we’ve seen: 45% of homeowners surveyed expected to spend $30,000 to $50,000 on works alone, while another 34% were looking at a budget of $10,000 to $30,000 and this is regardless whether they own a resale or a new property.
However, this sum may not be enough, especially for resale properties which may require additional work. We weren’t surprised when more than half of our respondents (64%) said that they went beyond their initial budget. Be sure to set aside some buffer (at least 10% of your initial budget) for any unforeseen expenses.
5. Furniture and appliances: >$20,000
Interior Firm: Jubilee Interior
For furniture and appliances, 43% of respondents were looking to spend $11,000 to $20,000, followed by 37% who gave a range of $6,000 to $10,000.
6. Singaporeans spend the most in these 3 areas

The living room (36%), kitchen (29%) and bedroom (24%) is where homeowners spend the most of their renovation budget at. This is where foot traffic and usage are heavier, so don’t feel guilty about spending a little more here.

7. Interior designers: Communication and chemistry are more important than experience

67% of homeowners surveyed still go for an interior designer for their renovation. This is because ID’s are able to provide design concepts and solutions, and can help them manage the entire project as compelling reasons.
Someone who’s genuine, comfortable to talk to, and is able to relate every detail of the renovation clearly to his clients is the ideal candidate. Communication and chemistry/trust are two of the biggest factors that influence a homeowner’s decision to hire, even more than experience or design skills.
8. Poor communication is a huge turnoff

Poor communication – whether it’s a lack of updates, or misinformation – is another turn off for homeowners. Similarly, pushy sales tactics are one of the biggest deal-breakers for homeowners as well.

Poor workmanship is something that many Singaporean homeowners frequently face. Over 75% of survey respondents who have completed their renovation cited workmanship is an aspect that they would like to see improvements in.

Homeowners are willing to fork out for better quality materials and quality workmanship as compared to other areas like design, materials, furniture and appliances.
10. Singaporean designers are boring
Many respondents feel that the market was 'competitive', but 'lacked creativity'.
At the same time, there is a lack of professionalism in work. From slip-shod workmanship, delays to outright scams, there's a general distrust and wariness. This leads more homeowners looking out for accreditations or doing their own research to give themselves more assurance.

Qualities of an ideal property agent and how to find one
Planning to buy, sell or rent a home? It’s possible to manage your own property transaction, but a property agent can be a huge help – especially if it’s your first time.
Experienced agents have their own network of buyers, sellers, landlords and renters, and can offer tailored services to help you get the best deal. Instead of trying to put your own haggling skills to the test, here are five qualities you should look out for in an agent.
1. Acts in your best interests
Your agent’s job is to act in your best interest – just you, and no one else. That means agents are not allowed to act for the other party in the same transaction. They are also not allowed to collect commission from the other party. Any potential conflict of interest must also be declared, like if the other party is their friend or family member.
To help you make informed decisions, a good agent will explain the advantages of co-broking (which means two or more property agents representing the counterparties in the transaction working together to achieve the best possible outcome), without pressuring you into something that’s not right for you.
2. Keeps you in the know
Experienced agents are a goldmine of information. They will offer good tips, steer you clear of potential pitfalls, and help you understand all the necessary paperwork. The best agents will also offer up-to-date information to back up their advice, such as reports on property prices in the surrounding area.
Buying or selling an HDB flat comes with extra questions. Agents can advise you on whether it can be bought, sold or leased. They will also check with the seller whether the renovations were authorised by the government to prevent any last-minute surprises.
3. Follows your instructions
It’s your home and your transaction, which is why a good agent will touch base with you and get your consent before advertising your property or bargaining for you.
In fact, it’s a good idea to sign a prescribed estate agency agreement with your agent before the agent starts work. This sets out the scope of work and the duties of the property agency and agent clearly to minimise disputes down the road.
4. Does the paperwork
Like all important things in life, property transactions involve lots of paperwork. Luckily, your agent will guide you through it all.
Before any work begins, a good agent should discuss their commission rate with you. The commission rate is not fixed; it depends on the scope of work you agree upon, and the experience and expertise of the agent. This should be formalised in the estate agency agreement to protect your interests. You can download prescribed agreements from CEA’s website.
If you engage an agent, your agent will also ask you to fill in and sign a Customer’s Particulars Form, which helps to protect against money laundering and the financing of terrorism in Singapore.
5. Doesn’t break the rules
Rules are in place for everyone’s protection, so if an agent breaks them, steer clear. The most important ones to remember are:
- Your agent must not represent both you and the person you are renting, selling to or buying from
- Your agent cannot handle certain money paid for the property, including option fees, down payments, deposits, stamp duties or sales proceeds
- Your agent must not recommend a moneylender to you, or give your personal details to a moneylender or any other unauthorised person
A good agent can be an incredible help, so it pays to choose carefully. Before signing any agency agreement, make sure the agent is listed on the CEA Public Register. You can search using a name, registration number or telephone number, which should be displayed on all marketing materials. You can also view the HDB resale transactions an agent has facilitated over the past 24 months.
Buying or selling your home sweet home is a big decision, so make sure your agent is up to the task.
