Moving to South Korea for work, study, or a new adventure? Finding a place to live is one of the first—and most important—things you’ll need to handle. The good news? Korea offers a variety of housing options for foreigners. But there are a few things to know before you start your search.
One of the first challenges is the language barrier. Many listings and contracts are in Korean, and key housing terms like jeonse (large deposit, no rent) or wolse (monthly rent + deposit) may sound unfamiliar at first. It’s helpful to learn basic terms and Korean numbers to better understand listings.
Next, always check the place in person before signing a lease. Photos online can be misleading, and seeing the property firsthand helps you get a real feel for the neighborhood and living conditions.
Reading the rental contract carefully is also important. If you don’t fully understand something, ask for help—preferably from someone who speaks Korean or has rental experience in the country.
Be cautious of scams. Always confirm that the person you're dealing with is the actual owner of the property. Legitimate landlords will provide proof of ownership or authorization.
Also, keep in mind that rent isn’t your only expense. Gwanlibi (maintenance fees) and utility bills like water, gas, and electricity are usually separate. Make sure to ask what’s included in your monthly payment.
Lastly, choose a home close to public transport and daily essentials like markets, clinics, and convenience stores. This will make settling into your new life much easier.
