Conquering Your Corner of the Web: A Guide to Local SEO Services
Imagine this: a customer in your town searches online for a service you offer – plumber, bakery, yoga studio – anything! They see your business name at the top of the search results, click on it, and become a loyal customer. That's the magic of local SEO.
But how do you make that magic happen? Don't worry, you don't need a wizard's hat (though a cool hat never hurts!). This guide will break down Local SEO services into bite-sized pieces, so you can understand how they work and harness their power to attract customers in your local area.
Why is Local SEO Important?
Think about it. How often do you search for things "near me"? Whether it's finding the closest pizza place or a dentist open late, local searches are booming. Local SEO services ensure your business shows up in these crucial searches, putting you right in front of potential customers who are ready to buy.
Local SEO: The Building Blocks
Local SEO involves several key elements working together to boost your online presence. Here's a breakdown of the essentials:
Google My Business (GMB): This free tool from Google is your golden ticket to local SEO success. Claim and optimize your GMB listing with accurate business information, high-quality photos, and positive customer reviews. It's like a digital storefront that tells search engines (and potential customers) everything they need to know about your business.
Keywords: These are the words and phrases people use to search online. But for local SEO, we focus on "local keywords." Think "[your service] near me" or "[your service] + [your city]." Sprinkle these keywords naturally throughout your website content, GMB listing, and even social media posts.
Citations: Imagine online mentions of your business like name, address, and phone number (NAP) acting as votes of confidence. The more consistent and accurate your NAP is across various online directories (think Yelp, Yellow Pages), the higher your local SEO ranking climbs.
Website Optimization: Make sure your website is mobile-friendly, loads quickly, and is easy to navigate. Localize your website content by mentioning your city and surrounding areas.
Local SEO Beyond the Basics
Once you've mastered the fundamentals, consider these advanced tactics:
Get Positive Reviews: Encourage satisfied customers to leave glowing reviews on your GMB listing and other platforms. Positive reviews build trust and make you stand out.
Content is King (and Queen): Regularly create informative and engaging content relevant to your local audience. Blog about local events, offer tips related to your service, or showcase customer success stories. This establishes you as a local authority and keeps your website fresh for search engines.
Local Link Building: Earn backlinks (links from other websites to yours) from reputable local businesses or organizations. This shows search engines that you're a well-connected and trusted player in the community.
Taking Action: Your Local SEO Strategy
Now that you're armed with this knowledge, it's time to craft your local SEO strategy. Here's a step-by-step approach to get you started:
Audit: Before you build, you assess. Analyze your current online presence. Check your GMB listing, see where you rank for local keywords, and identify any inconsistencies in your NAP across the web.
Optimize: Claim and optimize your GMB listing. Update your website with local keywords and content. Regularly update your NAP information across directories.
Create: Develop a content calendar and start creating engaging local content. Build partnerships with other local businesses for link-building opportunities.
Monitor: Track your progress! Use free tools like Google Search Console to see how your website is performing in local searches. Monitor your GMB insights to see how customers are interacting with your listing.
The Final Spell: Reap the Rewards
Local SEO is an ongoing process, but the results are worth it. By implementing these strategies, you'll attract more local customers, boost your brand awareness, and ultimately, grow your business. Remember, consistency is key. The more you work on your Local SEO, the higher you'll climb in search results, leading to a steady stream of local customers walking (or clicking) through your door.

"An Elephant Is Warm And Mushy" is the Bleach fanfic, "The Power Of Friendship (and this gun I found)!" Is the Yu-Gi-Oh fanfic. They're not crossovers, except in the sense that they both exist in the same japanifornia mishmash location that ace attorney, big hero six and the kids WB and cartoon network studio backlot bumps all exist in. But TPOFATGIF is set in Los Osaka in the early 1996 and part of AIEWAM is in Karakura, which is a satellite city of Santa Hiroshima three years later.
Actually pretty much every recent-to-near-future anime or cartoon that takes place in a big ass but generic city near the Pacific coast is happening somewhere in this place at some point.
Yusuke Urameshi became a spirit detective in 1992 but he lives on the other side of the city from Ichigo. Runs a great late-night ramen stand tho, and Ichigo is so hungry from hollow- hunting one night that he completely fails to notice that he sat down, ordered, was served, ate, and paid in his shinigami body, not his material one. Yusuke is a champ at not getting bothered by strange things and the kid left a good tip so what's the problem?
Kon and Keros are internet friends from a magical mascot support group that disguises itself as a furry RP site. Puu is a moderator of the site, much to their chagrin.
The site as a whole had to engage in a little vigilante justice a few years ago when fellow site member "Kyubei" was getting juuuust a little too creepy and specific about the young girls in his area. He now exists as a handsome little throw pillow in the bed of the support group's founder, Menchie.
Along with the more recent Mecha Wars, some of the events of ATLA and One Piece come up in history Ichigo's classes, and BNHA and then Hunter x Hunter will happen, but not for another 80 years or so.
Some of the events of the Age Of Piracy and later exacerbated by billionaire Max Zorin caused Japanifornia's coastline to get very topographical, so now the town of Danville exists on top of the sunken remains of Fresno.
Every few years the Flynn-Fletcher boys, Doofenschmertz Evil Inc. or young Mr. Murphy do something moderately catastrophic To Danville, which is the cornerstone of three prefectures because none of them wanted to be responsible for that fucking mess.
Speaking of municipal disasters, Gotham is real but it's in Michigan so nobody gives a shit.
Avengers tower used to be in Newer York but was destroyed during the last Kaiju event by Hedorah in revenge for the Hudson River. It was a widely applauded move that really helped rehabilitate the image of all Kaiju and the international reputation of Monster Island.
Monster Island has a UN charter, represented by Ambassador "Donkey" Kong, great-grandson of "King" Kong, because he was the only citizen of monster island short enough to fit in the building.
Ambassador Kong is also a famous rally racecar driver, along with the famous Mario Brothers and Racer Family. Speed Racer is one of the few humans ever to be granted a visa to visit Monster Island, mostly to act as assistant to Chim-Chim on her return to the Kong people after being kidnapped as a child.
The Mario Brothers are more famous for their work as plumbers and exorcists, with Luigi Mario being the more famous of the two for helping world Vampirism Expert Dr. Buffy Summers finally bring in wanted vampiric criminal Lestat Du Lioncourt.
More recently, Dr. Summers has traveled to Santa Clarita to help the local "Power Rangers" team with their emerging Morgue Theft problem.
The Rangers had initially contacted the so-called "Scooby gang" for assistance, but with the majority of their members now well into their sixties and Scooby returned to his home dimension, they passed the Power Ranger's request on to Dr. Summers.
Mystery Inc. is the formal name of the Scooby Gang's world-famous supernatural detective agency that got started in Florida in 1969. They wouldn't become famous until the found-footage documentaries of their work went viral on the early internet. They were a huge inspiration to the young Don Kanonji to develop his psychic prowess and help trapped or exploited spirits.
None of this exists in a calculatable way save that it makes for good background noise and a fun game of reference tag between me and the readers.
Getting my tire replaced, send me AEIWAM questions?

We Won’t Eat Our Words
For @newsies-strike-day I thought it only appropriate to do a Newsies centric fic in my crooked politician au since I did a les mis one for barricade day. You don’t have to read the rest of the series for this, it’s written as a standalone. Special thank you to @rum-on-fire who is definitely NOT part of the newsies fandom (though they have their green card to stay in the rabbit hole lol) and very helpfully betaed and edited this. Title, inspiration, and recommended listening: Monster by dodie w/ assit from 100 Bad Days by AJR. Rating: PG Words: 4,959 AO3
Katherine collapsed onto her bed still fully clothed, needing to work up the energy to even put her pajamas on. She’d spent the day setting up her new apartment – since she’d be needing one after next year anyway her parents had kindly agreed to foot the bill for a small studio near school until she graduated and would start paying the rent herself – and was thoroughly exhausted as a result.
Her mom had insisted on hiring movers for hauling her possessions from their uptown brownstone to the downtown apartment and for bringing up all the furniture. Katherine had insisted on actually putting everything away herself and so the two had spent the Saturday doing just that before her mom called a cab and they drove home. She was so tired she almost regretted just not spending the night, but she was waiting to start living there until after the cable guys came and set her wifi up on Monday.
Kath held her phone aloft in front of her, thumb hovering over the call button for a friend from D.C. She had just enough mental capacity to talk over final details for his visit the next weekend. Before Katherine could hit the button her bedroom door flung open, causing her to let her hand drop as she turned to see who it was.
Her father stood there, back straight and chin out, still in his pressed business suit at the time SNL would be showing the second performance of their musical guest had it not been the middle of July.
Kath swung her legs off the bed and used the momentum to push herself up into a seated position. She let her face fall into the cool neutral expression she reserved for interactions with her father, tilting her head and lifting her eyebrow incrementally to show her question at his barging in.
Joseph Pulitzer stepped exactly two paces into the raspberry walled room. Transferring his polished loafers from the dark burgundy of the hall rug to her cream carpeting. He pulled his tablet out from under his arm and with an economical flick of his wrist held the screen out to her.
“What’s this?” He demanded.
Forced to get up, Katherine crossed the short distance to meet him and take the tablet from his hands. She was confused at first, not understanding what he was referring to. Then she recognized the website that had been pulled up.
Thanks to the Newsies’ recognition for election coverage – which Katherine’s blog posts from D.C. had no small part in – the writing blog that she’d set up her junior year of high school had seen a flood of traffic. She’d decided to capitalize on it and turn the site into a writing portfolio. With the help of Elmer the web design wizard she’d managed to embed articles and videos from three different news sites. Specs and Davey had helped her to curate a sense of professionalism; balancing her more personal, opinionated blog posts with her news writing from the school paper, the more frivolous reviews from her time interning in the Arts section at The Sun, and the work she did as an intern for CNN in the fall. The site looked good.
Katherine looked up from the tablet to her father, a frown tightening the corners of her mouth and dragging her brows together. “It’s my portfolio. My writing portfolio.”
Snatching the tablet from her hands Joe scoffed. He swiped at the screen, scrolling to something before tapping with a controlled sort of violence.
“What?” Katherine demanded. Her blood was starting to boil and her earlier exhaustion had burned off as a result.
“You actually believe that this shows your skills? And don’t get me started on the complete lack of journalistic integrity.”
His sneer actually knocked her back, causing her to stumble.
“Excuse me?”
Joe flipped the tablet around again, showing the research articles that she’d put together for the Newsies. He sent the page scrolling.
“You actually think that you can be unbiased and yet remain in bed with your little activist group?”
Katherine’s lip curled at her father’s choice of words. Her hands had closed into fists and she only realized they had when she felt her chipped manicure biting into her palms.
“If you had been paying attention at all you would know that we have been praised for being non-partisan and unbiased. But that would mean you actually cared enough to pay attention to me,” she spat.
Her father’s expression turned stony. Any emotion that she might have been able to detect was shuttered behind judgmental eyes and a cruel mouth and harsh brows.
“You might think that you can skate by on talent and charm alone Katherine, in fact this little display proves you think exactly that, but no one is trawling the internet for hires,” he sniffed. “I certainly don’t. I would never hire you.”
For a second Katherine’s heart stopped. Her father’s words ringing in her ears. When it started again she drew herself up to her full height and met his gaze.
“Well it’s a good thing I never expected you to. You see the name at the top of the page? Katherine Plumber. Not Pulitzer, Plumber. Everything there I did myself and I didn’t even need you. I don’t need you to give me a job either. What you hold in your hand does more to prove that than any point you think you’re trying to make. I don’t need your name or your judgement and I certainly don’t need to stand here and listen to you insult me.”
Joe seemed stunned. Katherine used this to her advantage, already moving towards her bathroom and pulling her toothbrush, toothpaste, and birth control pills from the cabinet. She tossed them into the travel case she kept under the sink and then followed with her hairbrush and some makeup and bobby pins, hair ties and travel sized body wash, shampoo, and conditioner.
When Kath walked back out Joe still hadn’t moved. She tossed the case into her backpack. She moved to grab up her pajamas and they and her laptop and charger followed suit. She wouldn’t need the clothes she’d laid out for the next day but she pulled them off her desk chair anyway when she swept up her keys, wallet, and subway card. The subway card went into her pocket, the rest dumped into the backpack too. She could fish her keys out on the train.
He was still standing there as she pulled her shoes back on. By now he had the decency to look dumbstruck.
Katherine closed the bag and swung it onto her shoulders. Fuck not having wifi, she didn’t need it for twenty-some odd hours if it meant not dealing with Joseph Pulitzer. With his condescension. His contempt. His utter disinterest.
She shouldered past him and finally he did more than stare at her. “Where are you going?”
Narrowing her eyes, Katherine jutted out her chin. “Home.” And then she marched down the hall. Down the grand staircase and through the foyer. Right out the big front doors to the muggy night beyond. Katherine didn’t stop marching until she reached the subway platform that would take her downtown.
Here she paused, waiting for the train. She dug her keys out as she waited. They rested on the end of a lanyard she’d gotten from her old dance studio ages ago. The pink one with a purple crown marked the front door. The Cheshire Cat from Alice in Wonderland the back. The shiny silver the apartment. The dull brass the building.
There was a keychain on the end of the lanyard too that held a trio of keys each decorated in a primary color. The keychain was a metal art deco design with “Medda Larkin” and the theater’s name and her office phone number. The yellow was for Jack and Charlie’s building. Blue for their apartment. Red a townhouse in Georgetown.
She could hear the train rumbling towards the station and Katherine made a decision. She ruthlessly twisted the princess and Cheshire Cat keys from her lanyard, shoving them deep into a pocket of her backpack. When she held up her lanyard again she saw the places she knew she would be welcomed.
Katherine closed her hand around the keys and stepped on the train.
~
After about twenty minutes in her apartment Katherine began to regret her choice to storm out rather than simply kick her father out of her room. Not because she felt any guilt about what was said. Not because she didn’t have wifi. Entirely because she and her mom had decided to save electricity and turned off the air-conditioning. In the short time that she’d been gone the humid New York night had crept in and she was dying.
She’d had the ac running full blast, but it wasn’t quite enough yet. Her frizzing hair had been wrangled into a bun on the top of her head. She’d found a pair of old soffe shorts a size too small that she hadn’t known she’d owned nevertheless packed when she rifled through the drawers her mom had filled for her while she had been setting up the kitchen. She’d been searching for the tank top she was currently sporting and the shorts had been in with her athletic wear.
Sitting in the dark on her new couch Katherine could hear the city humming around her. Now that her quest to beat the heat was done, she had nothing else to focus on but the fight.
She wouldn’t take back what she’d said and done. Katherine had defended herself, her future, her blog, and by extension, her friends. What her father had said though? That was echoing around her head. His “I would never hire you” just getting louder and louder in her imagination.
Katherine grabbed her phone off the coffee table and swiped it open. She went to her contacts’ favorites and hit call. The muffled ringing bled into the ringing of her father’s voice and Kath was struck by the hour and a fear he might be sleeping. Just as she was bracing herself for the possibility he picked up. Katherine let out his name on a sigh of relief. “Jack.”
“Hey Kath,” he sounded muffled, like his face was mashed into his pillow. “Is everything ok?”
“Not really,” she found herself saying in a small voice, suddenly feeling the beginning of tears. They made the words want to stick in the back of her throat. “I- I had a fight- and- and- I ran away. I’m at my apartment. I need a hug.”
Dammit. She was crying. Katherine didn’t cry and yet here she was. Her father had actually made her cry.
“I’ll be right there,” and now Jack sounded like he was sitting up.
Kath let out a shaky breath and swiped at her eyes. “I love you.”
“I love you too.”
~
It wasn’t long until the buzz of the intercom made her jump, pulling her out of her mental echo chamber. The apartment was still warm but most of the humidity had started to dissipate and the temperature was well on the way to comfortable. She buzzed open the door into the building and stayed leaning by her door, knowing it wouldn’t be long until there’d be a knock.
When it came Katherine opened the door to Jack but not just Jack but Charlie, David, and Sarah too.
“What’re you doing here?” she asked.
Jack engulfed her in a hug, moving her out of the doorway and letting the others in.
“Housewarming party,” Charlie said as though it were obvious.
This made Katherine acutely aware of the fact that she had absolutely no food. Another thing that she was waiting to actually start living there to acquire. The hour made her doubtful if the local bodega would even be open.
“Umm…” she said, still being hugged tightly by Jack.
“We brought snacks,” he whispered in her ear. She squeezed him tighter, a silent thanks for reading her mind.
“Damn girl, you live like this?” Charlie joked, staring around the dark studio.
Giving Jack one last hug and a kiss on the cheek she moved to close the door and flip the lights on. “Sorry, it was hot and I was afraid to blow out the ac.”
David snorted, he’d moved to the kitchen and set his backpack down on the counter. He started pulling out sodas and juice boxes. “Kath, and I say this with love, this place is nicer than where I grew up. I doubt you’ll blow a fuse for having a lamp and the air-conditioning on at the same time.”
Katherine rolled her eyes and stuck her tongue out at him. Her friends chuckled and she noticed that David hadn’t been the only one to bring a backpack and they all had set about taking over her kitchen. The noise started to drown out her father’s voice in her head.
“Ok,” Sarah said, peering into her desolate fridge, “either you invited Les over before us or you haven’t gone shopping yet.”
Giggling Kath came to grab glasses and plates out of the cabinets. “I don’t think I invited any Jacobs over and yet, here you are. And at this hour.”
“Yeah, I was on Ellen and we were just about to start talking about what it was like to be Robin to Robert Pattinson’s Batman. Then Jack woke me up,” Charlie gave his brother a dry look and the other boy held up his hands in defense, a bag of Doritos in each.
“Sorry man but we all know the Kath Signal supersedes the Bat Signal,” Jack said.
She tried, she really did, pressing her lips together into a tight line but she couldn’t help but grin. Her earlier tears were long forgotten in the face of her friends. It was obvious what had happened, Jack had roused Charlie and called David who’d brought Sarah and they all came to check on her. To distract her or reassure her, whatever she might need.
Katherine paused, hands resting on the counter, as she watched her friends unpacking the supplies they had brought. That just made her smile grow as she realized that Jack and Charlie had merely grabbed whatever was in their cupboard before coming over while the Jacobs must have woken their mother – whether accidentally or intentionally she wasn’t sure – if the tupperwares filled with cut fruit, veggies, and Kath’s favorite homemade hummus were any indication.
Moving around her they began to dole out the snacks. Kath finally forced herself into action again, grabbing a capri sun from the fridge before making herself a plate.
They all made their way to the living room, arguing over who would be forced to sit in the overlarge beanbag chair that had been a staple of Katherine’s dorm since freshman year. It was the same beanbag that Sarah had to eventually decree was not a suitable bed and thus not allowed to be used as an excuse to spend the night after the boys had discovered it and tried to use their room as an escape from whatever mischief they might have gotten into. While comfortable it was extremely hard to pull oneself out of.
Kath found herself maneuvered into the middle of the couch, Jack on one side and David on the other. Charlie had gotten the armchair and Sarah sank into the beanbag with a resigned sigh.
The ac was finally doing its job and she leaned onto Jack, swinging her legs up so that they draped over David’s knees. Both of them just gave her incredulous looks before accepting their fates. Katherine poked at her hummus with a baby carrot, lost in thought as a silence settled around her.
She felt Jack press a soft kiss to the top of her head and sat up to blink at him in confusion.
“You ok?” he asked in a low voice. That’s when she realized they’d all sat there waiting for her to answer a question she’d been too wrapped up in her own head to realize was asked.
Katherine felt herself blush as she nodded. “Yeah. Um, what’d you say?”
“I wanted to know how the move in went,” David said fondly.
She’d just taken a bite of her carrot, so Kath waited until she’d swallowed to speak. “It went really well. I mean you can kinda see that,” she rolled her eyes in self-deprecation, “but yeah, the movers got all the furniture set up and then my mom and I did the rest. Took the whole day but it’s done.”
Kath shrugged and took another bite before adding, “The cable guy comes Monday so I’m shit outta luck on entertainment until then. No tv, no internet. But I’ve got some dvds if you guys want? I think I know where my Cards Against Humanity got to.”
David groaned as Charlie punched the air. This then resulted in Charlie nudging David sharply in the side with one of his elbow crutches for the groan. And saying, “You’re a sore loser Davey, it’s time ya get over it.”
David rolled his eyes and Kath giggled.
“Don’t deny it Dave,” Jack said, smug. The way she was leaning on him meant Katherine could feel him move as he spoke. It was weird. And funny. Kinda relaxing too.
“We both know that Les got the bad habit of flipping the Monopoly board from you,” Sarah chimed in, putting the lid on any of her brother’s world-famous rebuttals.
David flung his hands up in defeat. “Monopoly is a stupid game anyway! Do you know how bad they are for consumers? And us striving to create our own is just propaganda.”
“You know,” Kath chimed in thoughtfully, remembering a fun fact she’d picked up from a friend, “it was originally created to show how detrimental to society capitalism was. So, you’re right about the propaganda angle, wrong about the original intention.”
Her friends were all giving her variations of the same look. A mixture of mild confusion and dumbfounded. Katherine decided to just turn her attention back to her hummus.
“Well ok then,” Jack finally said. “I think that means you’re feeling better?”
It was a question, she could tell it was, but thanks to the distraction presented by teasing David and bitching about Monopoly she’d totally forgotten her own shitty captain of industry father. Katherine deflated slightly at the reminder.
She nodded meekly, though it was more of head wobble than a nod that eventually just turned into a shrug against Jack’s side. She huffed out a breath and her friends, no, her family – the wonderful marvelous people that they were, who came into her empty apartment in the middle of the night whilst she was wallowing and turned it into a true home in a matter of minutes – waited patiently for her to gather her thoughts and make up her mind.
“It’s a mixed bag?” she tried. Katherine could admit to herself she was stalling as English escaped her. She was left with the memory of her father storming into her room looping in her head, juxtaposed with opening her door to find Jack, David, Charlie, and Sarah waiting for her. Also, the word Gummiente for some reason, it was German for rubber duck. All in all, not a very banner moment for the wannabe writer. Maybe her father was right.
Katherine squeezed her eyes shut. She did not want to think about that. The air caught slightly in her throat as she inhaled. Would not even give him the satisfaction in her own imagination.
Jack must have felt her still because the next thing Katherine knew he was draping an arm around her and pulling her into his side. Then she felt David shift, gently swinging her legs down so he could slide closer and hug her too. A weight rested on her knee, the unmistakable feel of the top of one of Charlie’s crutches and she knew that the only reason it wasn’t his hand was because the space between the couch and coffee table was too narrow for him to maneuver with the couch full. Distantly Katherine thought she’d have to remember to fix that as she felt Sarah squeezing her hand, having finally fought her way out of the beanbag.
Katherine took in another shuttering breath. Her shoulders shook slightly. No tears tried to slip out though as she found herself laughing in relief. Brought about by her friends around her. Happiness and love for these people.
In a rush Katherine’s words came back to her and soon were pouring out of her mouth. A habit of hers that her father hated and had on occasion gotten her into hot water but for the life of her Kath couldn’t see the point in silencing herself, even if sometimes her voice reacted before her brain.
“You guys are just the best,” Kath breathed out in a rush. “I mean really. I’m so so so glad to have you all in my life and so thankful that you just decided to show up here in the middle of the night. Like, I know you were all sleeping; and I know how much you need it, bunch of overworked and underpaid college kids who run a human rights campaign slash activist group on the side that you are. But you somehow decided that I was more important than some well deserved rest. For some fucking reason.
“Which I really appreciate,” Katherine paused slightly, catching her breath and steeling her nerves. “Like, really appreciate. So much. So so much. Because I- I ran away from home? No. That sounds dumb. Oh god, I feel like a fucking dork but like I don’t care, cause I need to tell you guys this: I have a home; you are my home. I ran away from my dad. He- he found my blog and I’d say he was just being a dick about it but really he was being himself cause he’s always a dick so like I shouldn’t be surprised but we wound up arguing – I know, I know, shocking – and well I don’t regret what I said, it may have been mean but it was true, and I don’t regret coming here but it still hurt. He…”
Katherine trailed off, opening her eyes to frown down at her lap with the plate of snacks still clutched in her one hand. Jack pressed a kiss to the side of her head in encouragement. She furrowed her brows, screwing her courage to the sticking place.
“He told me that he’d never hire me,” Katherine finally said.
It was met with a chorus of shock and outrage. Jack and Davey both squeezed her tighter while Sarah let go of her hand to throw her own up in the air in exasperation. Charlie was letting out a stream of expletives detailing exactly what he thought about Joseph Pulitzer as a father and businessman.
After a couple long seconds David started laughing. It snapped Katherine out of her sudden shame as she looked over to him, fearing hysterics. David just grinned widely back at her as she gave him a questioning look.
“Kath!” he exclaimed breathlessly between laughs. “You don’t need him to hire you! And probably never will!”
She blinked at him, not following. Jack apparently had though, and she figured it was thanks to the fact that their trains of thought tended to run on the same rail. “You’re right! And it’s his own fucking loss!”
The two boys laughed as Katherine tried to work out what they meant. She glanced to Sarah who looked just as lost as she was and then to Charlie. He was frowning slightly but nodding as though he was seeing the logic in his best friends’ nonsense.
David realized her confusion, grabbing the tops of her arms so that she would meet his eyes as he spoke. “Kath, you already have a job.”
She made a face. “I’ve got an internship,” Katherine corrected him.
“Yeah, with The New York Sun!” David shook her slightly in his growing excitement.
“Your second summer internship there,” Jack added with that same almost manic cheer. “And this time they don’t have you writing puff pieces on kids festivals.”
“No they don’t!” David tagged back in and great they were going to do the thing where they traded off sentences to create one long argument. It was an impressive and truly fantastic talent, but Katherine hated when they turned it on her. Especially when she had yet to see their point. “This time you’re working directly for Bryan Denton, the one and only!”
As if on cue Sarah cheered “Our man Denton!” Which, granted, was a pretty Pavlovian response from any newsie when Denton, News Editor at The New York Sun, was mentioned.
Kath just widened her eyes and raised her brows slightly, her expression clearly saying “And your point is…?”
Charlie huffed, leaning forward in the armchair. “Kath, do we have to spell it out for you? Denton loves you. He’s like the Batman to your Batgirl, more Cain than Gordon in this case though you’re more of a Babs than a Cass in general and that’s not just because of your hair…”
Kath raised an eyebrow.
“But I digress,” Charlie said sheepishly. “He’s taken you under his wing. He sent you the internship application in like, what, January? Like right after break? And hired you himself. He loved working with you on the big World protest freshman year and was the one who suggested you apply to The Sun for the summer after in the first place, and you did last summer once the Newsies accounts were solidly off the ground. This is your second summer there. In. A. Row. And you spent the fall in D.C. At frickin CNN. An internship that Denton also suggested you look into since he knew about it from contacts he had from his war correspondent days.”
Rolling her eyes, Katherine shook off David’s hands where they still gripped her arms. Judging by his expression he’d forgotten he’d still been holding on and she let a small smile slip out.
“Look,” Kath started, “I won’t deny that Denton has been helping me out and kinda mentoring me, but it doesn’t mean he’ll just magically give me a job after graduation. If they don’t need another reporter in his section he can’t hire me no matter how much he likes me or how good he might think I am.”
Jack and David exchanged a silent conversation in a single look over her head. Katherine sat back so she could glare at them both.
“Uh exactly?” Jack laughed. “You said it yourself, even if there’s not room in his section he’ll make sure you’re hired at The Sun somewhere until there is. Or he’ll help you get a job anywhere in New York.”
“Not that you need his help,” David added. He smirked at her, but it was quickly turning into that proud smile of his. The same one he gave Les any time his little brother showed up on campus to brag about an A on a test or someone else he’d talked into following the Newsies of New York accounts.
“Kath,” Sarah said, speaking for the first time in a while. She was shaking her head in fond exasperation. “Your resume could kick anyone’s resume’s ass: You’re the Editor-in-Chief for the school paper this year. You help run one of the most up-and-coming non-partisan political outreach groups in the Northeast. You’ve interned for two different sections at one of the city’s biggest papers. You helped cover the midterm elections for CNN. Your articles helped bring about a major change in policy for one of the biggest universities in New York, as a freshman. Like, these are the highlights and only cover the past three years.”
Katherine started laughing at that. A mildly deranged sound that started bubbling out of her throat before settling into something normal. All snorts and gasps as her friends joined her. It was ridiculous only because it was true. And she had flung it right back into her father’s face before making a grand exit.
“Well I’ve always been overdramatic in my rebellion,” she managed to gasp out between laughs.
That only made her friends laugh harder. Sarah snorted before saying “I know” and clearly flashing back to Katherine blasting alt-rock in their tiny dorm freshman year.
Katherine shook her head. “But the melodrama was definitely an inherited trait.”
“Well,” Jack said when the laughter started to quiet, “you definitely outdid him on this one. Points for that.”
“Honey,” Kath made her voice sickly sweet as she teased him, a sure sign that she was feeling more like herself. “Don’t you know this is like Whose Line Is It Anyway? The rules are made up and the points don’t matter.”
“But just like Whose Line there’s still a winner,” David added quickly. “It’s pretty clear tonight it’s you.”
Katherine beamed. With a living room – her living room – filled with the people she loved there was no doubt in Katherine’s mind that she had indeed won. Even though she wasn’t quite ready to verbalize it. Not tonight at least. After a night’s sleep she knew she’d be able to go back and face her father, head held high with the confidence that no matter what Joe said or did she was untouchable. That in a few years screaming matches and steel sharp words would dull into memories, all that would matter about tonight would be that she finally realized exactly how lucky she was.

There’s so much to look forward to in 2019, many special anniversaries to celebrate, and exciting endeavors to delve into. Some of these I’ll pay tribute to in individual posts. Things like the 25th anniversary of Turner Classic Movies (TCM) and the 10th Turner Classic Movies Film Festival (TCMFF), both happening in April, are exciting as are classics-related projects heading my way. In addition, numerous entertainers were born a century ago and there are a host of important movies celebrating noteworthy anniversaries. Expect remembrances and tributes in the weeks to come commemorating many who have impacted movies in the last century.
Perhaps what I am most excited about is a permanent homage to film and a legendary acting family that is to be erected later this year. This permanent structure will house programs to teach film making, including a “boot camp” for students and working with interns from programs such as the NYU Costume Studies Program and the Moving Image graduate program. It will also feature a 260-seat theater to screen classic, foreign, and art house movies. Most important for all who visit this blog will be the center’s focus on film history as it will stand proud in the heart of Fort Lee, NJ, where the American film industry was born. Just a few short blocks from where this film center will sit stood the first homes of 15 movie studios including Fox and Universal. The area also posed in many films directed by pioneers D. W. Griffith and Alice Guy-Blaché and others. Films were being made in Fort Lee as early as 1907 and many of the biggest early movie stars walked the streets of that vicinity.
Indeed, Fort Lee’s film history is exciting, one few historians mention. The term “cliffhanger” was coined in Fort Lee and John Barrymore made his acting debut near where the center, named to honor him, will sit. The Barrymore Film Center will house exhibits honoring the Barrymores and film history in general in a museum that will also be a part of the complex. The Fort Lee Film Commission‘s film archive will move to the new film center and other film archives and museums – such as the Museum of the Moving Image in New York City – will let it borrow collections to showcase many aspects of film history. Ground broke on this exciting project in October 2018 and you can stay up to date on its progress at the Barrymore Film Center page. The plan is for a soft opening late this year with the grand opening planned to coincide with John Barrymore’s birthday on Feb. 15th 2020.
You may ask why the new film center will be named for the Barrymores. Well, as Fort Lee Film Commission Chairman Nelson Page has said, “the Barrymores’ story is our story. They grew up in this area and are part of the rich cultural history here in Fort Lee.”
John, Ethel and Lionel all made their first films in Fort Lee, and their father, Maurice Barrymore, was a Fort Lee resident and founded the firehouse across the street from the film center site, Page said. As the story goes according to the Film Commission, Maurice lived in the Coytesville section of Fort Lee and was a member of the volunteer Fire Department there. John went to live with his father in Fort Lee at the age of 18 intent on being an artist, but Maurice had other plans. “My boy, the Barrymores are actors,” Maurice told his son. “You’ll be an actor. If we were plumbers, you’d be a plumber.”
Maurice rented a local beer garden where he staged a play called “Man of the World.” The production would be young John’s acting debut. The building still stands and was used as a fire house until the late 1950s, said Tom Meyers, Executive Director of the Fort Lee Film Commission. One of the fire uniforms is on display in the Fort Lee Museum, but will be moved to the Barrymore Film Center. The Commission honors John Barrymore every year on his birthday with a wreath ceremony at the site, which is now John Barrymore Way, which is one block from where the Barrymore Film Center will stand.
John Barrymore Way on Fort Lee stands at the site where the young actor made his acting debut at age 18.
Among the events planned at the Barrymore Film Center is a yearly film festival. I’m hoping to play a small role in helping spread the word on the project and future events in any way I can. The hope is to get the attention of TCM personnel and film writers and historians interested in cinema and a center dedicated to preserving its history. With no place like the Barrymore Film Center anywhere else in New Jersey, the connections to the state’s film history are endless. For instance, the involvement of the Film Noir Foundation would be fantastic for discussions on films noir made in the Garden State. Just saying – who wouldn’t want in on that? And you can bet I’ll get several local film bloggers on this side of the Hudson River for a closer look.
Lionel
Ethel
John
Although the Barrymores didn’t spend a long time in Fort Lee, their time there was critical to their careers. Conversely, Lionel, Ethel, and John are an integral part of Fort Lee’s rich film history, which is why the center is named for them. As for me – I can’t tell you how exciting it is to have this place being built in my own backyard and have designated 2019 the year of the Barrymores on this blog and beyond. After all, the famous name is integral to my family as well because my grandmother had a life-long crush on Lionel and, although the reason remained unknown to my jealous grandfather, she named one of her sons after the famous actor.
Much more on the Barrymores and the Film Center to come!
◊
As the New Year dawns, I hope it is filled with the promises of a brighter tomorrow. From near Fort Lee, the birthplace of the movies, Happy New Year, friends!
Welcome to 2019, the Year of the Barrymores There's so much to look forward to in 2019, many special anniversaries to celebrate, and exciting endeavors to delve into.

Google Questions and Answers: A Case Study
Posted by MiriamEllis
Ever since Google rolled out Questions and Answers in mid-2017, I’ve been trying to get a sense of its reception by consumers and brands. Initially restricted to Android Google Maps, this fascinating feature which enables local business owners and the public to answer consumer questions made it to desktop displays this past December, adding yet another data layer to knowledge panels and local finders.
As someone who has worked in Q&A forums for the majority of my digital marketing life, I took an immediate shine to the idea of Google Questions and Answers. Here’s a chance, I thought, for consumers and brands to take meaningful communication to a whole new level, exchanging requests, advice, and help so effortlessly. Here’s an opportunity for businesses to place answers to FAQs right upfront in the SERPs, while also capturing new data about consumer needs and desires. So cool!
But, so far, we seem to be getting off to a slow start. According to a recent, wide-scale GetFiveStars study, 25% of businesses now have questions waiting for them. I decided to hone in on San Francisco and look at 20 busy industries in that city to find out not just how many questions were being asked, but also how many answers were being given, and who was doing the answering. I broke down responders into three groups: Local Guides (LGs), random users (RUs), and owners (Os). I looked at the top 10 businesses ranking in the local finder for each industry:
Industry Number of Questions Number of Answers LGs RUs Os Dentists 1 0 0 0 0 Plumbers 2 0 - - - Chiropractors 0 - - - - Mexican Restaurants 10 23 22 1 - Italian Restaurants 15 20 19 1 - Chinese Restaurants 16 53 49 4 - Car Dealers 4 5 3 2 - Supermarkets 7 27 24 3 - Clothing Stores 4 1 1 - - Florists 1 0 - - - Hotels 44 142 114 28 - Real Estate Agencies 0 - - - - General Contractors 1 0 - - - Cell Phone Stores 14 3 3 - - Yoga Studios 1 0 - - - Banks 1 0 - - - Carpet Cleaning 0 - - - - Hair Salons 1 0 - - - Locksmiths 1 0 - - - Jewelry Stores 0 - - - -
Takeaways from the case study
Here are some patterns and oddities I noticed from looking at 123 questions and 274 answers:
There are more than twice as many answers as questions. While many questions received no answers, others received five, ten, or more.
The Owners column is completely blank. The local businesses I looked at in San Francisco are investing zero effort in answering Google Questions and Answers.
Local Guides are doing the majority of the answering. Of the 274 answers provided, 232 came from users who have been qualified as Local Guides by Google. Why so lopsided? I suspect the answer lies in the fact that Google sends alerts to this group of users when questions get asked, and that they can earn 3 points per answer they give. Acquiring enough points gets you perks like 3 free months of Google Play Music and a 75% discount off Google Play Movies. Unfortunately, what I’m seeing in Google Questions and Answers is that incentivizing replies is leading to a knowledge base of questionable quality. How helpful is it when a consumer asks a hotel if they have in-room hair dryers and 10 local guides jump on the bandwagon with “yep”? Worse yet, I saw quite a few local guides replying “I don’t know,” “maybe,” and even “you should call the business and ask.” Here and there, I saw genuinely helpful answers from the Local Guides, but my overall impression didn’t leave me feeling like I’d stumbled upon a new Google resource of matchless expertise.
Some members of the public seem to be confused about the use of this feature. I noticed people using the answer portion to thank people who replied to their query, rather than simply using the thumbs up widget. Additionally, I saw people leaving reviews/statements, instead of questions: And with a touch of exasperated irony: And to rant:
Some industries are clearly generating far more questions than others. Given how people love to talk about hotels and restaurants, I wasn’t surprised to see them topping the charts in sheer volume of questions and answers. What did surprise me was not seeing more questions being asked of businesses like yoga studios, florists, and hair salons; before I actually did the searches, I might have guessed that pleasant, “chatty” places like these would be receiving lots of queries.
Big brands everywhere are leaving Google Questions and Answers unanswered
I chose San Francisco for my case study because of its general reputation for being hip to new tech, but just in case my limited focus was presenting a false picture of how local businesses are managing this feature, I did some random searches for big brands around the state and around the country.
I found questions lacking owner answers for Whole Foods, Sephora, Taco Bell, Macy’s, Denny’s, Cracker Barrel, Target, and T-Mobile. As I looked around the nation, I noted that Walmart has cumulatively garnered thousands of questions with no brand responses.
But the hands-down winner for a single location lacking official answers is Google in Mountain View. 103 questions as of my lookup and nary an owner answer in sight. Alphabet might want to consider setting a more inspiring example with their own product… unless I’m misunderstanding their vision of how Google Questions and Answers is destined to be used.
Just what is the vision for Google Questions and Answers, I wonder?
As I said at the beginning of this post, it’s early days yet to predict ultimate outcomes. Yet, the current lay of the land for this feature has left me with more questions than answers:
Does Google actually intend questions to be answered by brands, or by the public? From what I’ve seen, owners are largely unaware of or choosing to ignore this feature many months post-launch. As of writing this, businesses are only alerted about incoming questions if they open the Google Maps app on an Android phone or tablet. There is no desktop GMB dashboard section for the feature. It’s not a recipe for wide adoption. Google has always been a fan of a crowdsourcing approach to their data, so they may not be concerned, but that doesn’t mean your business shouldn’t be.
What are the real-time expectations for this feature? I see many users asking questions that needed fast answers, like “are you open now?” while others might support lengthier response times, as in, “I’m planning a trip and want to know what I can walk to from your hotel.” For time-sensitive queries, how does Questions and Answers fit in with Google’s actual chat feature, Google Messaging, also rolled out last summer? Does Google envision different use cases for both features? I wonder if one of the two products will win out over time, while the other gets sunsetted.
What are the real, current risks to brands of non-management? I applauded Mike Blumenthal’s smart suggestion of companies proactively populating the feature with known FAQs and providing expert answers, and I can also see the obvious potential for reputation damage if rants or spam are ignored. That being said, my limited exploration of San Francisco has left me wondering just how many people (companies or consumers) are actually paying attention in most industries. Google Knowledge Panels and the Local Finder pop-ups are nearing an information bloat point. Do you want to book something, look at reviews, live chat, see menus, find deals, get driving directions, make a call? Websites are built with multiple pages to cover all of these possible actions. Sticking them all in a 1” box may not equal the best UX I’ve ever seen, if discovery of features is our goal.
What is the motivation for consumers to use the product? Personally, I’d be more inclined to just pick up the phone to ask any question to which I need a fast answer. I don’t have the confidence that if I queried Whole Foods in the AM as to whether they’ve gotten in organic avocados from California, there’d be a knowledge panel answer in time for my lunch. Further, some of the questions I’ve asked have received useless answers from the public, which seems like a waste of time for all parties. Maybe if the feature picks up momentum, this will change.
Will increasing rates of questions = increasing rates of business responses? According to the GetFiveStars study linked to above, total numbers of questions for the 1700 locations they investigated nearly doubled between November–December of 2017. From my microscopic view of San Francisco, it doesn’t appear to me that the doubling effect also happened for owner answers. Time will tell, but for now, what I’m looking for is question volume reaching such a boiling point that owners feel obligated to jump into management, as they have with reviews. We’re not there yet, but if this feature is a Google keeper, we could get there.
So what should you be doing about Google Questions and Answers?
I’m a fan of early adoption where it makes sense. Speculatively, having an active Questions and Answers presence could end up as a ranking signal. We’ve already seen it theorized that use of another Google asset, Google Posts, may impact local pack rankings. Unquestionably, leaving it up to the public to answer questions about your business with varying degrees of accuracy carries the risk of losing leads and muddying your online presence to the detriment of reputation. If a customer asks if your location has wheelchair access and an unmotivated third party says “I don’t know,” when, in fact, your business is fully ADA-compliant, your lack of an answer becomes negative customer service. Because of this, ignoring the feature isn’t really an option. And, while I wouldn’t prioritize management of Questions and Answers over traditional Google-based reviews at this point, I would suggest:
Do a branded search today and look at your knowledge panel to see if you’ve received any questions. If so, answer them in your best style, as helpfully as possible
Spend half an hour this week translating your company’s 5 most common FAQs into Google Questions and Answers queries and then answering them. Be sure you’re logged into your company’s Google account when you reply, so that your message will be officially stamped with the word “owner.” Whether you proactively post your FAQs while logged into your business’ account is up to you. I think it’s more transparent to do so.
If you’re finding this part of your Knowledge Panel isn’t getting any questions, checking it once a week is likely going to be enough for the present.
If you happen to be marketing a business that is seeing some good Questions and Answers activity, and you have the bandwidth, I’d add checking this to the daily social media rounds you make for the purpose of reputation management. I would predict that if Google determines this feature is a keeper, they’ll eventually start sending email alerts when new queries come in, as they’re now doing with reviews, which should make things easier and minimize the risk of losing a customer with an immediate need. Need to go pro on management right now due to question volume? GetFiveStars just launched an incredibly useful Google Q&A monitoring feature, included in some of their ORM software packages. Looks like a winner!
Do be on the lookout for spam inquiries and responses, and report them if they arise.
If you’re totally new to Google Questions and Answers, this simple infographic will get you going in a flash:
For further tips on using Google Questions and Answers like a pro, I recommend following GetFiveStars’ 3-part series on this topic.
My questions, your answers
My case study is small. Can you help expand our industry’s knowledge base by answering a few questions in the comments to add to the picture of the current rate of adoption/usefulness of Google’s Questions and Answers? Please, let me know:
Have you asked a question using this feature?
Did you receive an answer and was it helpful?
Who answered? The business, a random user, a Local Guide?
Have you come across any examples of business owners doing a good job answering questions?
What are your thoughts on Google Questions and Answers? Is it a winner? Worth your time? Any tips?

The Real Estate Conversation
The Real Estate Conversation
There has never been a better time for first home buyers and would-be investors to buy a house in Darwin, according to CoreLogic data. Darwin's declining population is weighing on the property market, Quentin Kilian, chief executive of the REINT, told SCHWARTZWILLIAMS. The Darwin real estate market has bottomed, so local owners should feel less pressure to take the first offer that comes along, says Glenn Grantham, general manager, Raine & Horne Darwin. Elaine Mills speaks to SCHWARTZWILLIAMS about the innovations she has introduced in her business, including employing virtual assistants in the Philippines to do the administration for her property managers. Karl Secondis of One Real Estate, Darwin, has been a successful agent for more than 20 years.
The "negative gearing" of investment properties is not well understood by the general public, and I also tend to think that most residential investment properties in Australia, are not negative geared for taxation purposes. They are purchased to provide positive income, investment, and security for the future. It seems that some of the aged persons over 65, that are not collecting an aged pension, are the ones that own residential investment property. Negatively geared, not on your life. In many locations through-out Australia the capital growth of property is quite low, so owning a rental property that is rented at a loss becomes a liability. Every year, there will be business' that run at a loss, and it would be virtually impossible to identify an "intentional loss for taxation purposes". The ownership of investment properties is with-out doubt, one of the prime sources of "intense jealousy" between various people within the Australian community. This is probably why the issue of "negative gearing" of property has become so intense.
Every year Forbes publishes the list of the richest people in Australia. 2009 showed a drop in the number of billionaires (we're down to 9) but despite the changes in the economy these entrepreneurs proved that fortunes can still be made. Almost everyone on the list started out with a small venture that eventually flourished with dedication and a mind-set to defy the odds against making it big. They are an inspiration to Australians everywhere with dreams of success to hold their course and just keep going. 590 million at the age of 84? Mr. Alter landed on the shore in 1949 right out of Poland and hurried up to get a job, 2 jobs as a matter of fact. A bit later he bought a couple shops and a bank near Melbourne. Yes, that's right - a bank!
Currently his son, Sam runs his Pacific Shopping Centers and manages his portfolio of prime retail properties in the vicinity of Melbourne and Adelaide. This wealthy Oz tycoon likes things that give you a buzz. He started out on the path to fortune as a coffee farmer but really made himself known with the Rosemount Estates winery. In 2001 he sold off the entire kit and caboodle for cash and stock to Southcorp. He turned around in 2003 and flipped the stick to Foster's as a means to buy Hamilton Island. He has taken the cup in the Hobart-to-Sydney race 4 consecutive years with his yacht, Wild Oats.
He keeps himself occupied with exporting his name-brand wines to the U.S. This sister and brother team was fortunate to have a father that discovered some tremendous iron ore deposits in Western Australia. Rio Tinto's Hamersley mine provides them and other family members annual royalties. Wright's primary concern is his Voyager Estate winery. Rumor has it that as a teenager Mr. Van Lieshout left school to work at a job unloading bananas. Australia’s resources boom has seen all eyes turn to Perth in recent years - and the Western Australian capital city is known as a dynamic, metropolitan area with a population of some 1.7 million people. As the nation’s fastest-growing state, WA is focused on development - and nowhere in the state is as focused on business, culture and arts and entertainment than Perth. Real estate in Perth - where to start? When it comes to Perth real estate, there are many factors to consider - and with so many suburbs to choose from, you might want to begin by choosing the lifestyle factors that are most important to you.
If you’re keen to get out and about on WA’s famous beaches, you might want to start your Perth property search in Cottesloe. As one of the city’s most prestigious suburbs, you’ll find a great mix of housing types here - offering close access to more than three kilometres of stunning beaches. There are plenty of amenities to be found along the waterfront - including numerous restaurants and cafes. Alternatively, outdoor enthusiasts might want to investigate the Perth real estate on offer at City Beach, which is situated 11 kilometres from the Perth CBD. Boasting plenty of natural bushland and excellent sports facilities at City Beach Oval, City Beach is part of the Town of Cambridge and has plenty to offer residents who love to be active.
A waterfront alternative to Perth’s main beaches are its riverside suburbs and Attadale - which is located nine kilometres from the CBD on the south bank of the Swan River - is particularly appealing. Attadale offers a pleasant blend of the best the city has to offer - Perth property dwellers here enjoy views of the CBD, as well as ample riverfront - which includes cycling paths and walkways. While one and two-storey family homes are the norm here, units and villas can also be found - ensuring there is something for everyone. Whether you’ve decided to relocate to Perth or are simply looking to make an investment, the agents at Ray White can help. With more than a century of experience under our belts, we are well-equipped to help you through every stage of the process, whether you are buying, selling, renting or investing. We’re responsible for approximately ten per cent of all real estate transactions in Australia - and you can rest assured that our commitment to our customers is evident in everything we do.
Owning property has long been the Australian dream and regarded as a pretty safe investment. But a number of Australians have been hit by criminals who have sold their house through simple identity fraud, then pocketed the profits and disappeared. Recently a house in the Canberra suburb of Macgregor was offloaded through a South African-based real estate scam without the owner’s knowledge. The owners, who are based overseas, only discovered their investment property had been sold when they contacted their property manager to query why rental money hadn’t been paid. Canberra Police are now investigating a series of exchanges which resulted in the fraud and the disbursement of funds.
“The absence of the home owner and an inability to personally review documentation which may be fraudulent provides leverage for the scammers to operate. Police would urge home owners residing overseas or travelling overseas for a lengthy period to establish robust protocols which protect and confirm their bona fides,” ACT Police said in a statement. In late July a 46-year-old man was charged with fraud after allegedly falsifying his identity to sell two Gold Coast homes which didn’t belong to him. Earlier this year NSW Fair Trading Minister Stuart Ayres issued a warning to property owners and real estate agents about scam emails being sent to landlords living overseas.
“The scam email advises agencies of managing landlords to forward forms to them to complete and return to the scammer,” he said. A run of these types of scams resulted in a group of Western Australian property owners being defrauded of their properties. 240,000 unit at Perth suburb Mandurah. Allegedly the trio changed the owner’s contact details and subsequently made a request to sell the property. An offer was received for the property but the scam unravelled when a contract was sent to the rightful owner - luckily by mail, and before deeds or funds had changed hands. Cutajar said there was a real risk in Australia’s property market of scammers stealing their title and selling or mortgaging their property without their knowledge.
He said it all starts with identity fraud. The scammer acquires fake birth certificates, Medicare cards, passports and drivers licences in the home owner’s name. Cutajar said the forms of identification only need to look real because a real estate agent or solicitor are only going to sight the documents. Discovering your house has been fraudulently sold to an innocent buyer makes recourse complicated and difficult. “In almost all of the cases it has resulted in litigation,” Cutajar said. “In some instances they may go against the owner, in some instances they may go against the real estate agent that sold it.

Adele’s estranged father is ‘making £50 a day as a Yodel driver’
Multi-millionaire singer Adele’s estranged father who has not spoken to daughter for years is ‘making £50 a day as a Yodel driver’
Mark Evans, 55, was spotted delivering packages new Cardiff on Wednesday

The father of multi-millionaire singer Adele is making just £50 a day as a Yodel delivery driver, it has been reported.
Mark Evans, 55, who has not spoken to his daughter for years after a bitter falling out, was spotted delivering packages near Cardiff on Wednesday.
The pair famously fell out in 2011 when Evans, who walked out on the singer when she was a child, claimed in an interview that she struggled to find love because of her abandonment issues.

Adele has won numerous awards throughout her career, and in 2012 won all six of her nominations at the Grammy awards
Evans, who lives a small rented house in Bridgend, South Wales, is earning between £50 and £100 for the role – which involves delivering parcels for the courier service, as reported by The Sun.
The newspaper photographed the reformed alcoholic, dressed in jeans and a pink shirt, going about his rounds.
And quoted ‘a pal’ as saying Evans was ‘heartbroken’ over his relationship with Adele and just wanted to be a ‘normal grandad’ to her children.
‘He hasn’t got a life really, he’s just existing. He used to be a plumber but switched to the driving a few months ago,’ they said.
In the interview that led to their bust-up, Evans took full responsibility for his failings as a father – walking out when his daughter was three, leaving her mother Penny Adkins to raise her single-handedly.
Despite the breakdown of his relationship with Penny, Mark remained close to Adele, who would spend school holidays in Wales with her grandparents Rose and John Evans and her half-brother Cameron.
It comes as Adele (pictured performing in 2016), who is worth around £140million, was seen heading into a recording studio in New York City
The 30-year-old Skyfall singer (left and right), has recently been seen in New York City, with the fact that she’s been hitting the studio possibly signalling an impending album. She released her last album 25 in 2015
But he admits he lost touch with his daughter when he suffered a breakdown following the death of Adele’s grandfather John in 1999 and the collapse of a relationship that triggered a long battle with alcoholism.
He has previously confessed to writing her letters every month to no avail and said he never gave up hope of seeing his grandson.
And said: ‘She can’t be in any doubt that I want to see her, to find out what’s wrong and show her I want and need to play a part in her life other than Mr Rotten Dad.
‘She’s obviously taken against me and I feel powerless to change her opinion.’

Last week, Adele was seen partying with Hollywood actress J-Law, 28, hitting Pieces Gay Bar in New York City in the West Village for a raucous night on the tiles.
Footage from inside the venue shows them playing wild drinking games to the sound of Kylie Minogue before rolling around on the floor laughing.
