As ANOTHER delay in the voting on the ‘hideous development’ is approved by Olathe (for Oddo’s benefit - so he can try to get a winning vote by manipulating the Council Member numbers), now apparently moved to May 7, you just can not help getting the feeling that there is something rotten in Olathe …

Review of the Planning Commission March 2024

More than one voting, tax-paying, law abiding homeowner noticed that smell. It was the smell of fish. An odd thing to smell at the March 11 Planning Commission meeting. But there it was.

Before the meeting even started the Olathe Planning Department’s fishy chaos was fully olfactorable: the fix was in, as it were. The agenda announced that Planning Staff were backing the Oddo “town Center”…. a WHAT? The smell wafted across the room as the planners presented their incoherent jumble of fish-taco-word-salad.

But before even the rotten presentations - much more was causing a stink. Lets me explain - using a game… What’s is this? - ‘Ok, you’re on ‘the list’” - “well who are you speaking for?” - “Are you for or against the development?” “Do you intent to make a presentation?” “The deadline for presentations in tomorrow” “The deadline for presentations has passed” “The deadline for presentations is Saturday, it’s Sunday, it was Friday…” If you answered ‘what happens when I call or email with my intention to speak in the public session of the Olathe Planning Commission’, you were right… Multiple homeowners reported that they were met by a number of such responses, put through 20-questions and/or fed contradictory instructions. Not very welcoming to the public.

Talking about ‘the public’ what about the ‘requirement’ of providing comprehensive introductions…?! Anyone objecting had to provide full personal details. Developers didn’t. No one else did - for them it was all corporate offices and company anonymity. There was that feeling again; the entire process belonged to the developer - NOT to the public. Perhaps that’s just how Olathe thinks it has to be - but we know first hand that aggressive developer-HOA owners like to know who’s ’getting out of line’ … and developers making lists is ominous.

Also we are all aware that there is a modern day air of menace - even here in Kansas - that there never used be. A menace that stalks those who exercise their right to petition government. It’s uncomfortable - to say the least.

So already some people were put off. We KNOW that because they told us. People who don’t want to be on lists - even a list run by the haphazard chaotic planners in the Olathe City planning department. (Perhaps particularly them - given the potential for juveniles to be vindictive!). People want to stay off the radar of those who’s names are only repeated after heads dip and faces dart back and forth - checking out the room - ‘him… well here’s what I know about him…’

For sure there are certain types in this world who culture an air of ‘don’t get in my way’ and most of us civilians would rather just oblige. Fair enough in a rough and tumble world. But only so long as you can count on such people NOT also controlling the levers of the state or its many layers of bureaucracy… that prompts thoughts of true discomfort.

What next seemed to have more than just the tang of the fishmonger…! The Applicant - (i.e. Oddo’s Gang) was granted as long as it liked to speak - as many ‘professional’ voices as they wanted, (no opportunity for the public to challenge them or ask them any questions, of course! In fact the Commission Chairman made it clear from the start ‘DONT ASK ANY QUESTIONS, JUST DON’T…’. And if you were in any doubt about his seriousness - there were armed police all around the room..! Yes in Olathe, not Nicaragua, Nigeria or a Nazi client state last century, Olathe…! )

But then there was time. Time itself. An abundant resource when developers speak - was as precious and limited as our diminishing rights when it came to the objectors turn to speak. The Preserve Our Neighborhood group paid to have a planning-expert lawyer present - and guess what, he was the Only professional treated like a schoolchild by the Planning Commission.

He patiently and respectfully sat and waited ‘his turn’ to speak… for 5 - Big Clock timed - minutes. Despite repeated advance requests and even appeals to the City Attorney and the Commission to be afforded a usual professional courtesy of a full 15 minutes. No. Not for him was there to be any ‘home-field advantage’ of the kind the developer’s lawyer enjoyed. Developer Esq. had no clock on his words - he could joke and banter; thank everyone on the Commission; “oh and Staff, and my agent, and my producers and my long suffering wife….” (We began to wish it were an Oscar speech - at least the music might have welled up and spared us…! ) Then the Oddogineer, the Oddarcitect, the entire circus… all were given untimed talk time. Who needed to keep track anyway - these guys were great entertainers (with all their tall tails about how no one can count (stories or feet) and how anything is ‘Green’ because they say it is…! What a hoot they were…

No, the lowest of the low in Olathe City Hall is being a voting, tax-paying, law abiding homeowner participant exercising his or her right to petition government. (It’s funny how that phrase ‘the right to petition’ - implies it might not be just being granted a favor by a Planning Commission Chair… it’s almost like we had some - well… right! To be there…)

Being lowest on the totem poll also meant we had to stay in line. Literally and figuratively. And the order of that line also generated a distinct odor of sushi … While speaker after speaker opposed Oddo - the surprise what how it all ended. The shock of the evening was the two ‘Turkeys for Christmas’. A married couple who both said, literally, ‘no one wants to lose their freedom - but let’s speak nicely to our kidnappers and “not spit in their eye”. After all - we are going to be spending a lot of time together. And they are the boss!’ I’m pretty sure that was the speech. (I could be wrong as I was vomiting into an airline sick bag during their particular 5 minuteses)! One really has to wonder if Ricardo Oddometer himself is holding that couple’s prized Maltese in an Oddo Developments secret location. Perhaps an unrentable apartment unit - sorry, ‘luxury apartment unit’ - somewhere in Darkest Leawood…?

So right to the end - as a bunch of HOA-controlling developers all got to speak after the actual HOA membership and then Cedar Creek’s own Stockholm-syndrome couple were afforded a helpful dead-last-but-one and dead-last place on the speaker roster - the fishy smell of things did not go away.

The entire sorry, sad, statist and stage-managed kabuki left a terrible taste. You know what I mean if you’ve ever eaten a dead fish raw of the beach. You haven’t? Are you sure? Well let me tell you - you haven’t missed anything - especially not if you were there to object to Oddo on March 11. You got the taste - and it was spot on…!

Shame on Olathe, Kansas…! Shame.

Hey guys! We're looking at another severe weather outbreak tomorrow evening/night and it's shaping up to potentially get nasty. Like, bad enough that storm chasers I know are already either leaving for southern Kansas and northern Oklahoma, or backing out entirely because they're worried about what's going to happen. Last time, the post I made got a little bit of traction, so I thought I'd go for it again on the off chance that it's helpful at all.

Here are the following regions currently set to be impacted, according to today's (5/24) outlook from the Storm Prediction Center:

MODERATE (MDT): Oklahoma City, OK; Tulsa, OK; Wichita, KS; Norman, OK; Lawton, OK

ENHANCED (ENH): Kansas City, MO; Overland Park, KS; Kansas City, KS; Topeka, KS; Olathe, KS

SLIGHT (SLGT): Lincoln, NE; Springfield, MO; Abilene, TX; St. Joseph, MO; Fayetteville, AR

MARGINAL (MRGL): Dallas, TX; Columbus, OH; Fort Worth, TX; Cleveland, OH; Omaha, NE

The SPC will update this forecast tomorrow (5/25) morning and will monitor it throughout the day and make changes if need be.

Here are my tips (as well as @fruitsmother's great advice!) from the outbreak two weeks ago.

Another great resource for right-to-the-minute weather updates is Ryan Hall, who will more than likely livestream tomorrow and is great about providing watches and warnings as they come in and giving advice about what to do. He also runs a 501(c)(3) non-profit The Y'All Squad that provides assistance and relief in areas hit by severe weather events.

Just to hit some key points for this forecast and reiterate the biggest pieces of advice:

These storms are forecasted to produce damaging winds, large hail, and potentially strong or violent tornadoes. These storms may hit during the night, meaning there will be low visibility. Do not just rely on sight to monitor the weather; rotation may occur right above you and not all tornadoes are immediately visible. Listen to NOAA weather radio, news stations, or any other resource you may have.

If the weather gets bad, go to a basement or the lowest level of a building. If the building doesn't have a basement, go to the most interior room (usually a bathroom or closet) with no windows. If in a bathroom, consider bringing in couch cushions, pillows, or a mattress to cover yourself in case of falling debris.

Stay away from windows, especially with the potential for high winds and hail. Do not open your windows (see: common tornado myths).

DO NOT GO OUTSIDE TO WATCH. Even if there isn't a tornado, flying debris and huge pieces of hail falling at incredible speeds are a real issue! If you've never gotten clocked in the head with an ice chunk, now is not the time to find out how it feels!

If you haven't already done so, now is the best time to consider your severe weather plan and set up your safe place. Some items you might want to have on hand are things like flashlights or lanterns, extra batteries, phone chargers, food, water, clothing, blankets, several days' worth of medicine if needed, and a first aid kit. If you have pets, it might be best to put pet carriers, extra food, water, leashes, or anything else you may need in this area as well.

Review some basic first aid skills and tips.

If you're on the road, do not go up under an overpass. This is very '90s advice and has been proven either ineffective or outright dangerous. Go into a ditch and try to get yourself as low as possible.

In the worst case scenario of a tornado or other destructive event (microbursts, derechos, etc.), be a help, not a hindrance! Don't clog roadways; allow emergency personnel to get where they need to go!

Just as well, this is not a day for amateur storm chasers. Chaser convergence has been a real problem this year and as we've learned (unfortunately) in the past, tornadoes don't always follow their usual rules, which can put even the most seasoned chaser in danger. This is going to be a great day to watch Pecos Hank or Skip Talbot videos while being as safe as possible.

ACHEY BREAKY NEWS……

With all the predictability of heartbreak in a country song - the twists and turns of the Oddo attempt to desecrate our neighborhood has taken yet another twist. The April 2 date, that was insisted upon by Oddo, for the Full City Council vote on the wretched development proposal - has been postponed.…!

Apparently it’s now been moved to April 16. Were the City Fathers moved by all the reasonable pleas that this hideous apartment plan was being rushed…? Don’t be an idiot!

After literally HUNDREDS of us write in to the City saying ‘this is going too fast’, after we have meetings at City Hall and tell staff ‘this is too fast’, after we show up en mass at the Planning Commission and say ‘this is too fast’, after we hire a lawyer to plead the case - 'THIS IS TOO FAST' - all of that is ignored. HOWEVER - THE SECOND Oddo says 'jump'- they don’t even bother to ask how high - they just start jumping…!!

Olathe, KS gets a new City Flag

What kind of a Banana Republic is Olathe? I guess we all already know because we are all too used to this type of shit. Witness - earlier today the news came out from the Cedar Creek ‘Developer-owned’ HOA that the Landowners closest to the Oddo development site had finally gotten round to filing a Protest Petition.

(Now a Protest Petition is a technical petition that certain close - within 200 feet - neighboring landowners can file. If it’s filed, on time, after a planning commission decision, it changes the vote requirement to pass a planning measure at the Full Council from Simple Majority to Super Majority.)

WE OWN ENOUGH OF THE QUALIFIED land to have filed that Protest Petition immediately. We - the homeowners. However… as you now know, we don’t control our own assets. We don’t control our HOA. We don’t even control the name of our neighborhood. (Ask the people who have pissed off the developers and because they referred to their own neighborhood the developers are threatening to sue them…! Remarkable True Story in the Olathe Banana Republic!)

The Protest Petition discussions were among developers only…!

So here in our own ‘hood, we don’t have an HOA that is opposing the desecration of the main entrance to Cedar Creek by a rapacious developer. No… our HOA IGNORED the fact of hundreds of letters, thousands of signatures and every actual indication of opposition by all the homeowners - and it kept silent.

The OVERWHELMING response of homeowners - of Opposition to Oddo - has been ABSENT from ‘our’ HOA’s considerations. Instead we were machined against. Talked down to. Told to behave. Patronized and they even tried to bully us with threats, belittling and smears. That was the response of ‘our’ HOA…

However - when the developers that control everything out here in Cedar Creek fell out and then - accidentally did the right thing, albeit for the wrong reasons, and sided with homeowners for ONCE, then THAT is big news…!

Cue a full email blast from the FakeOA, cue some whitewashed details about the ‘discussions’ to fix the Oddo abomination…! Of course WE were not present, this was “Developers Only”. Acting like C19th Colonial Powers carving up the world, we only get told what they want us to know - after the fact. And all we are supposed to do is shout “God Save The Kaiser, or Czar, or King…!” As tho our masters had done something good - for us…! (And not something patently in their own financial interests…!)

So don’t be surprised when this song ends in heartbreak. It is as inevitable as a country tear jerker - and about as synthetic. And the next chapter can be predicted too…

Watch out for Oddo revisions to his shitty plans - something to buy off (or rather buy back) some of that ‘other developer political capital’ he just burned through. Will we be at the table next time…? Hell no, don’t be an idiot…!
