Evidence That The Real Estate Market is Beginning To Turn
In Connecticutâs collegiate New Haven, where the median asking price for a home rose significantly over the past year, broker John Cuozzo has noticed a shift. âYouâre seeing somewhat of a slowdown in aggressive asking prices,â says Cuozzo, who co-founded New Havenâs Press/Cuozzo Realtors, adding that price cuts have become more frequent over the past several weeks and that this summer has felt like a more typical one for the areaâs university-driven market. Thatâs not an anomaly as the housing market shifts into a lower gear. Across the U.S., buyers are feeling squeezed as mortgage rates and home prices have risen significantly. About 3.2 million first-time buyers could be priced out this year, according to an estimate from National Association of Realtors senior economist Nadia Evangelou. The New York Times and Financial Times Digital Subscription Combo 77% OFF âWeâre seeing a cooling off from an impossibly frothy market, where there were just way too many buyers relative to the number of sellers,â says Benjamin Keys, a professor of real estate at the University of Pennsylvaniaâs Wharton School, who says higher mortgage rates may also deter homeowners who bought or refinanced at near-record low rates during the pandemic from entering the market. Those twin dynamics have helped take some air out of highflying listing-price increases. In June, the median listing price of a home was about 17% higher than the previous year, according to Realtor.comâa slight deceleration from the month prior. (Barronâs and the company that operates Realtor.com are both owned by News Corp.) To uncover areas where listing-price growth has slowed most sharply, Barronâs used Realtor.com data from 100 of the most populous U.S. metropolitan areas and found where Juneâs median listing-price growth was lower than its 12-month average. Wall Street Journal Newspaper | WSJ Newspaper | WSJ Print Save 30% Off Nationally, listing-price growth in June is still above the past yearâs average of 12%, the analysis found. But some metros have seen a more significant slowdown in year-over-year price increases. In New Haven, for example, the data showed that median year-over-year listing-price growth in June was about half of its 12-month trend. To minimize the impact of a seasonal slowdown, we analyzed areasâ year-over-year listing-price changes instead of month-over-month. To spot areas where a trend of fast price growth could be reversing, we excluded metros where listing-price growth was negative over the past year. Listing prices arenât necessarily a proxy for sales prices, which can get bid up or bargained downâbut that doesnât mean theyâre meaningless. âSlowing listing prices are almost certainly a leading indicator of slowing or lower sales prices,â says Ralph McLaughlin, chief economist at real estate start-up Haus. Connecticutâs Fairfield County, an exurb of New York City popular with longer-distance commuters, topped the list. The median listing price in the Bridgeport metro area was $982,000 in Juneâa 4% increase from the year prior and 28 percentage points below its 12-month average increase of 32%. âThe environment has changed,â says Amy Barsanti of William Pitt Sothebyâs International Realty in Darien, Conn. âHouses are no longer selling with multiple offers the first weekend.â New York Times and The Economist Epaper 3 Years The red-hot fevers in Boise, Idaho, and Austin, Texas, Nos. 2 and 3 on our list, broke too, the data show. Median listing prices in both of these metros posted the slowest year-over-year growth since 2020 in June. In Austin, the typical summer lull has returned for the first time since the start of the pandemic, says Cord Shiflet, a real estate agent and president of the Austin Board of Realtors. Thatâs a much-needed break for buyers still in the market, who Shiflet says are no longer competing against dozens of other offers in a short period. In Boise, where home prices surged during the pandemic, Re/Max Capital City agent Sheila Smith says she is seeing âan extreme amountâ of price drops and lots of new listings. âAll weâre doing really is getting back to a more balanced market,â Smith says. âItâs just happening on steroids.â Other areas where median listing-price growth is lowest compared with its 12-month average include McAllen, Texas; Baton Rouge, La.; Las Vegas; Fresno, Calif.; Hartford, Conn.; and Denver. Cooling Down These metropolitan areas have seen the biggest slowdowns in listing prices compared to their one-year trends. The Mortgage Bankers Association, a trade group, anticipates home prices in the third quarter of 2022 to be 5.6% higher than the year priorâa significantly slower rate of annual appreciation than the 18.6% gain in the same quarter last year. Nor does it portend disaster. Slower home-price growth âdoesnât mean that the market is collapsing, it doesnât mean weâre in a recession,â says Whartonâs Keys. âThis cooling off is a normalization of the market.â More markets could be in for a similar slowdown in the coming months. âPrice growth over the next year is going to be very, very different than what it has been over the past year to two years,â says Hausâs McLaughlin, who expects minimal price growth over the next year, with declines in some markets. âThe big wild card is going to be what happens with supply,â he says. Donald Trump Biography and Profile
Donald John Trump Sr. (born June 14, 1946) is an American business magnate, investor, television personality and author. He is the chairman and president of The Trump Organization and the founder of Trump Entertainment Resorts. Trumpâs extravagant lifestyle, outspoken manner, and role on the NBC reality show The Apprentice have made him a well-known celebrity who was No. 17 on the 2011 Forbes Celebrity 100 list.
Donald J. Trump is the very definition of the American success story, setting the standards of excellence in his business endeavors, and now, for the United States of America. A graduate of the Wharton School of Finance, President Trump has always dreamed big and pushed the boundaries of what is possible his entire career, devoting his life to building business, jobs and the American Dream. This was brought to life by a movement he inspired in the people of America when he announced his candidacy for President of the United States in June 2015.
This movement would ultimately lead to one of the most unique Presidential campaigns in history. Ever the leader, Trump followed no rule book and took his message, âMake America Great Againâ directly to the people. Campaigning in historically democratic states and counties across the country, Trump was elected President in November 2016 in the largest electoral college landslide for a Republican in 28 years.
âWe will make America strong again. We will make America proud again. We will make America safe again. And we will Make America Great Again!â â President Donald J. Trump.
Who is Donald Trump?
Trump was born on June 14, 1946, in Queens, New York. He was an energetic, assertive child. Trump was raised Presbyterian by his mother, and he identifies as a mainline Protestant. In the 1950s, the Trumpsâ wealth increased with the postwar real estate boom. Trump is the son of Fred Trump, a wealthy New York City real-estate developer. He worked for his fatherâs firm, Elizabeth Trump & Son, while attending the Wharton School of the University of Pennsylvania, and in 1968 officially joined the company. He was given control of the company in 1971 and renamed it The Trump Organization.
At age 13, Trumpâs parents sent him to the New York Military Academy, hoping the discipline of the school would channel his energy in a positive manner. He did well at the academy, both socially and academically, rising to become a star athlete and student leader by the time he graduated in 1964.
Trump entered Fordham University in 1964. He transferred to the Wharton School of Finance at the University of Pennsylvania two years later and graduated in 1968 with a degree in economics. During his years at college, Trump worked at his fatherâs real estate business during the summer. He also secured education deferments for the draft for the Vietnam War and ultimately a 1-Y medical deferment after he graduated.
Donald John Trump, a gifted self-publicist (no doubt a comment he would savour), Donald Trump is a rich, colourful property developer and casino owner based in New York who has seen as many newspaper column inches devoted to his private life as to his business interests.
While he has a long record of appearing in the gossip columns, he had no record of political activity. But with his personal fortune of an estimated $1.6bn, he could have run a formidable campaign and has reputedly considered putting up to $100m behind a campaign.
Many of his buildings bear the name Trump, including the anticipated Trump World Tower, soon to go up in New York, controversially next to the United Nations headquarters. He is also rumoured to looking at investing in London property. Trump had said he would put his business interests aside during a presidential campaign but his critics say that his candidacy is simply a case of the master publicist doing what he is best at â promoting himself.
Trump would also have had to consider that his two former wives will reveal any skeletons in the cupboard if he chooses to run. One of the women, Marla Maples, had threatened to tell all.
Democrat and Republican Trump, registered as a Republican, switched parties several times in the past three decades. In 1987, Trump registered as a Republican; two years later, in 1989, he registered as an Independent. In 2000, Trump ran for president for the first time on the Reform platform. In 2001, he registered as a Democrat. By 2009, Trump had switched back to the Republican party, although he registered as an Independent in 2011 to allow for a potential run in the following yearâs presidential election. He finally returned to the Republican party to endorse Mitt Romneyâs 2012 presidential run and has remained a Republican since.
Before opting for Ross Perotâs Reform Party, Trump was known as a Republican with socially liberal but economically conservative views. He backs abortion rights â a stark contrast to his Reform Party opponent Pat Buchanan â tax cuts and universal health care. He supports free trade â but only with the US getting tough with countries that refuse to open their markets.
âJapan for many years has ripped off the United States, big league,â he once said. âEngland has been a terrific partner.
âFrance has been a terrible partner, a terrible team player.â
While he had said he broadly favoured tax cuts, he also proposed a surtax on every person and trust valued over $10m, the proceeds of which would go to paying the national debt. He had said that would mean he would have to stump up some $700m but economists say his figures didnât add up. Donald Trump made clear his distaste for the personal campaigning that he would have had to do had he won the Reform Party nomination.
âIâm not a big fan of the handshake. I think itâs barbaric, shaking hands, you catch colds, you catch the flu, you catch this, you catch all sorts of things,â he told US TV channel NBC.
Art Deal In 1987, Trump published the book The Art of the Deal, co-authored with Tony Schwartz. In the book, Trump describes how he successfully makes business deals.
âI DONâT do it for the money. Iâve got enough, much more than Iâll ever need. I do it to do it. Deals are my art form,â Trump wrote.
The book made the New York Times best-seller list, although the number of copies sold has been debated; sales have been estimated at between 1 to 4 million copies to-date. Schwartz later became an outspoken critic of the book and of Trump, saying he felt remorseful for helping make the president âmore appealing than he is.â
Donald Trump and His Wealth
Over the years, Trumpâs net worth have been a subject of public debate. Because Trump has not publicly released his tax returns, itâs not possible to definitively determine his wealth in the past or today. However Trump valued his businesses at at least $1.37 billion on his 2017 federal financial disclosure form, published by the Office of Government Ethics. Trumpâs 2018 disclosure form put his revenue for the year at a minimum of $434 million from all sources.
In 1990, Trump asserted his own net worth in the neighborhood of $1.5 billion. At the time, the real estate market was in decline, reducing the value of and income from Trumpâs empire. The Trump Organization required a massive infusion of loans to keep it from collapsing, a situation which raised questions as to whether the corporation could survive bankruptcy. Some observers saw Trumpâs decline as symbolic of many of the business, economic and social excesses that had arisen in the 1980s.
A May 2019 investigation by The New York Times of 10 years of Trumpâs tax information found that between 1985 and 1994, his businesses lost money every year. The newspaper calculated that Trumpâs businesses suffered $1.17 billion in losses over the decade. Trump later defended himself on Twitter, calling the Timesâs report âa highly inaccurate Fake News hit job!â He tweeted that he reported âlosses for tax purposes,â and that doing so was a âsportâ among real estate developers.
Trumpâs Tax Returns Trumpâs net worth was questioned over the course of his 2016 presidential run, and he courted controversy after repeatedly refusing to release his tax returns while they were being audited by the Internal Revenue Service. He did not release his tax returns during the election, and he has not to date. It was the first time a major party candidate had not released such information to the public before a presidential election since Richard Nixon in 1972.
After Democrats regained control of the House with the 2018 elections, Trump again faced calls to release his tax returns. In April 2019, Congressman Richard Neal, chairman of the House Ways and Means Committee, requested six yearsâ worth of the presidentâs personal and business tax returns from the IRS. Treasury secretary Steve Mnuchin rejected the request, as well as Nealâs follow-up subpoena for the documents.
In May the New York State Assembly passed legislation that authorized tax officials to release the presidentâs state returns to the chairmen of the House Ways and Means Committee, the Senate Finance Committee and the Joint Committee on Taxation for any âspecified and legitimate legislative purpose.â With New York City serving as the home base for the Trump Organization, it was believed that the state returns would contain much of the same information as the presidentâs federal returns.
In September 2019, Manhattan District Attorney Cyrus Vance Jr. subpoenaed the accounting firm Mazars USA for Trumpâs personal and corporate tax returns dating back to 2011, prompting a challenge from the presidentâs lawyers. A Manhattan federal district judge dismissed Trumpâs lawsuit in October, though the U.S. Circuit Court of Appeals for the 2nd Circuit agreed to temporarily delay enforcement of the subpoena while considering arguments in the case. A few days later, that same appeals court rejected Trumpâs bid to block another subpoena issued to Mazars USA, this one from the House Committee on Oversight and Reform.
In December 2019, the U.S. Supreme Court agreed to hear arguments over whether the president could block the disclosure of his financial information to congressional committees and the Manhattan district attorney.
Donald Trump Lawsuits and Investigations
Fair Housing Act Discrimination Trial In 1973, the federal government filed a complaint against Trump, his father and their company alleging that they had discriminated against tenants and potential tenants based on their race, a violation of the Fair Housing Act, which is part of the Civil Rights Act of 1968.
After a lengthy legal battle, the case was settled in 1975. As part of the agreement, the Trump company had to train employees about the Fair Housing Act and inform the community about its fair housing practices.
Trump wrote about the resolution of the case in his 1987 memoir Art of the Deal: âIn the end, the government couldnât prove its case, and we ended up taking a minor settlement without admitting any guilt.â
Trump University In 2005, Trump launched his for-profit Trump University, offering classes in real estate and acquiring and managing wealth. The venture had been under scrutiny almost since its inception and at the time of his 2015 presidential bid, it remained the subject of multiple lawsuits.
In the cases, claimants accused Trump of fraud, false advertising and breach of contract. Controversy about the suits made headlines when Trump suggested that U.S. District Court Judge Gonzalo Curiel could not be impartial in overseeing two class action cases because of his Mexican heritage.
On November 18, 2016, Trump, who had previously vowed to take the matter to trial, settled three of the lawsuits for $25 million without admission of liability. In a statement from New York Attorney General Eric Schneiderman, he called the settlement, âa stunning reversal by Trump and a major victory for the over 6,000 victims of his fraudulent university.â
Donald J. Trump Foundation Later, in a separate incident related to Trump University, it was reported that Florida Attorney General Pam Bondi decided not to join the existing New York fraud lawsuit. This came just days after she had received a sizable campaign donation from the Donald J. Trump Foundation, which was founded in 1988 as a private charity organization designed to make donations to nonprofit groups. In November 2016, it was reported that Bondiâs name was on Trumpâs list as a possible U.S. Attorney General contender.
As a result of the improper donation to Bondiâs campaign, Trump was required to pay the IRS a penalty and his foundation came under scrutiny about the use of its funds for non-charitable activities. According to tax records, The Trump Foundation itself was found to have received no charitable gifts from Trump since 2008, and that all donations since that time had come from outside contributors.
In fall 2019, after Trump admitted to misusing money raised by his foundation to promote his presidential campaign and settle debts, he was ordered to pay $2 million in damages.
Impeachment Donald Trump on Wednesday 18 December 2019, became the third U.S. president to be impeached as the House of Representatives formally charged him with abuse of power and obstruction of Congress in a historic step that will inflame partisan tensions across a deeply divided America. The Democratic-led Houseâs passage of two articles of impeachment on a mostly party-line vote sets the stage for a trial next month in the Republican-controlled Senate â friendlier terrain for Trump â on whether to convict and remove him from office.
No president in the 243-year history of the United States has been removed from office by impeachment. That would require a two-thirds majority in the 100-member Senate, meaning at least 20 Republicans would have to join Democrats in voting against Trump â and none have indicated they will.
The Senateâs top Republican, Mitch McConnell, has predicted there is âno chanceâ his chamber will remove Trump when it holds its trial. House Speaker Nancy Pelosi said after the vote she would wait to name the House managers, or prosecutors, until she knew more about the procedures for the Senate trial. She did not specify when she would send the articles to the Senate.
âSo far, we havenât seen anything that looks fair to us,â Nancy Pelosi told reporters.
Donald Trump, 73, is accused of abusing his power by pressuring Ukraine to investigate political rival Joe Biden, a leading contender for the 2020 Democratic presidential nomination, as well as a discredited theory that Democrats conspired with Ukraine to meddle in the 2016 election.
Democrats said Trump held back $391 million in security aid intended to combat Russia-backed separatists and a coveted White House meeting for Ukrainian President Volodymyr Zelenskiy as leverage to coerce Kiev into interfering in the 2020 election by smearing Biden.
The second article accused Trump of obstruction of Congress by directing administration officials and agencies not to comply with lawful House subpoenas for testimony and documents related to impeachment.
Trump, who is seeking another four-year term in the November 2020 presidential election, has denied wrongdoing and called the impeachment inquiry launched by Pelosi in September a âwitch hunt.â
At a raucous rally for his re-election in Battle Creek, Michigan, as the House voted, Trump said the impeachment would be a âmark of shameâ for Democrats and Pelosi, and cost them in the 2020 election.
âThis lawless, partisan impeachment is a political suicide march for the Democrat Party,â Trump said. âTheyâre the ones who should be impeached, every one of them.â
During a daylong debate before the vote, Pelosi read the U.S. Pledge of Allegiance and said: âWe are here to defend democracy for the people.â

                  Biltmore Estate
Biltmore Estate is a historic house museum and tourist attraction in Asheville, North Carolina. Biltmore House, the main residence, is a Chùteauesque-style mansion built for George Washington Vanderbilt II between 1889 and 1895 and is the largest privately owned house in the United States, at 178,926 square feet (16,622.8 m2) of floor space (135,280 square feet of living area). Still owned by George Vanderbilt's descendants, it remains one of the most prominent examples of Gilded Age mansions.
In the 1880s, at the height of the Gilded Age, George Washington Vanderbilt II began to make regular visits with his mother, Maria Louisa Kissam Vanderbilt, to the Asheville area. He loved the scenery and climate so much that he decided to build his own summer house in the area, which he called his "little mountain escape". His older brothers and sisters had built luxurious summer houses in places such as Newport, Rhode Island, and Hyde Park, New York. Vanderbilt named his estate Biltmore, derived from "De Bilt", Vanderbilt's ancestors' place of origin in the Netherlands, and "More", Anglo-Saxon for open, rolling land. Vanderbilt bought almost 700 parcels of land, including over 50 farms and at least five cemeteries; a portion of the estate was once the community of Shiloh. A spokesperson for the estate said in 2017 that archives show much of the land "was in very poor condition, and many of the farmers and other landowners were glad to sell."
Construction of the house began in 1889. In order to facilitate such a large project, a woodworking factory and brick kiln, which produced 32,000 bricks a day, were built onsite, and a three-mile railroad spur was constructed to bring materials to the building site. Construction on the main house required the labor of about 1,000 workers and 60 stonemasons. Vanderbilt went on extensive trips overseas to purchase decor as construction on the house was in progress. He returned to North Carolina with thousands of furnishings for his newly built home including tapestries, hundreds of carpets, prints, linens, and decorative objects, all dating between the 15th century and the late 19th century. Among the few American-made items were the more practical oak drop-front desk, rocking chairs, a walnut grand piano, bronze candlesticks and a wicker wastebasket.
George Vanderbilt opened his opulent estate on Christmas Eve of 1895 to invited family and friends from across the country, who were encouraged to enjoy leisure and country pursuits. Notable guests to the estate over the years included author Edith Wharton, novelist Henry James, ambassadors Joseph Hodges Choate and Larz Anderson, and U. S. Presidents. George married Edith Stuyvesant Dresser in 1898 in Paris, France; their only child, Cornelia Stuyvesant Vanderbilt, was born at Biltmore in the Louis XV room in 1900, and grew up at the estate.
Driven by the impact of the newly imposed income taxes, and the fact that the estate was getting harder to manage economically, Vanderbilt initiated the sale of 87,000 acres (35,000 ha) to the federal government. After Vanderbilt's unexpected death in 1914 of complications from an emergency appendectomy, his widow completed the sale to carry out her husband's wish that the land remain unaltered, and that property became the nucleus of the Pisgah National Forest.[6] Overwhelmed with running such a large estate, Edith began consolidating her interests and sold Biltmore Estate Industries in 1917 and Biltmore Village in 1921. Edith intermittently occupied the house, living in an apartment carved out of the former Bachelors' Wing, until the marriage of her daughter to John Francis Amherst Cecil in April 1924. The Cecils went on to have two sons who were born in the same room as their mother.
In an attempt to bolster the estate's financial situation during the Great Depression, Cornelia and her husband opened Biltmore to the public in March 1930 at the request of the City of Asheville, which hoped the attraction would revitalize the area with tourism. Biltmore closed during World War II and in 1942, 62 paintings and 17 sculptures were moved to the estate by train from the National Gallery of Art in Washington, D.C. to protect them in the event of an attack on the United States. The Music Room on the first floor was never finished, so it was used for storage until 1944, when the possibility of an attack became more remote. Among the works stored were the Gilbert Stuart portrait of George Washington and works by Rembrandt, Raphael, and Anthony van Dyck. David Finley, the gallery director, was a friend of Edith Vanderbilt and had stayed at the estate.
After the divorce of the Cecils in 1934, Cornelia left the estate never to return; however, John Cecil maintained his residence in the Bachelors' Wing until his death in 1954. Their eldest son, George Henry Vanderbilt Cecil, occupied rooms in the wing until 1956. At that point Biltmore House ceased to be a family residence and continued to be operated as a historic house museum.
Their younger son William A. V. Cecil, Sr. returned to the estate in the late 1950s and joined his brother to manage the estate when it was in financial trouble and make it a profitable and self-sustaining enterprise like his grandfather envisioned. He eventually inherited the estate upon the death of his mother, Cornelia, in 1976, while his brother, George, inherited the then more profitable dairy farm which was split off into Biltmore Farms. In 1995, while celebrating the 100th anniversary of the estate, Cecil turned over control of the company to his son, William A. V. Cecil, Jr. The Biltmore Company is privately held. Of the 4,306.86 acres that make up Biltmore Estate, only 1.36 acres are in the city limits of Asheville, and the Biltmore House is not part of any municipality.
The estate was designated a National Historic Landmark in 1963, and remains a major tourist attraction in Western North Carolina, with 1.4 million visitors each year.
After the death of William A. V. Cecil in October 2017 and his wife Mimi Cecil in November, their daughter Dini Pickering is serving as board chair and their son Bill Cecil as CEO. The house is assessed at $157.2 million, although due to an agricultural deferment, county property taxes are paid on only $79.1 million of that.

Life in a Victorian Country House. Hampton Court and the Arkwright family.
THE TRUE VICTORIAN HISTORY OF HEREFORDSHIRE'S HAMPTON COURT...
Source; Â http://virtualvictorian.blogspot.com/2012/09/the-true-victorian-history-of.html
This site is a must for anyone interested in the Victorian era, a huge range of resources are available.
Author; Catherine Beale is the author of Champagne & Shambles â Crisis at the Country House (The History Press, 2009). Â Her website is at www.cbeale.co.uk. Â Hampton Courtâs website with opening times is at http://www.hamptoncourt.org.uk/
If you want to read much more; Â https://www.amazon.co.uk/Champagne-Shambles-CatherineBeale/dp/0752454358/ref=sr_1_1?ie=UTF8&qid=1532364998&sr=8-1&keywords=catherine+beale
Another wonderful read. The writing is so vivid you will find yourself at Hampton Court.
My only tenuous link to Hampton Court is that my father was employed to redecorate some rooms in the 1960s. He brought home a small piece of the material to be pasted onto the walls. It could not be called wallpaper, it was cloth with a rich a velvet surface.
I have included my own images dating from the period Catherine writes about. They were given to me by my wifeâs grandmother, Nan Nan Helme who was living at Wharton Court, the family home, a short distance away in the 1960s.
DINWOOD DISCOVERED
POST BY CATHERINE BEALE
Iâve been up close with a serial seductress for about twenty years now. She broods.  Like the moody lead in a French film - as they would say, âelle boudeâ.  She appears cold, is hollow-hearted and made of stone. Yet to many men, sheâs been ruinously irresistible.  Sheâs pushed them away as sheâs drawn them in, then emptied their pockets and sent them packing.  Sheâs called Hampton Court, Herefordshire, and was the inspiration for Dinwood Court in Essie Foxâs Somnambulist.
Essie and I, like many others, grew up passing this fifteenth-century fortified manor house to which there is easy visual access from the A417 between Leominster and Hereford. Unlike other country houses, Hampton Court is not secluded beyond an Austenian serpentine mile-long sweep.  Until the introduction of a gate-house and tree-planting in the 1990s, the house was baldly visible to all-comers, set back from the side of the road, up a ramrod-straight drive. This involuntary exposure forms part of her charm. It makes her vulnerable â âall DanaĂ« to the starsâ.Â
To me she lies on her right side, propped up on one elbow on natureâs chaise-longue, the fertile River Lugg meadows backed by the thickly-wooded slopes of Dinmore Hill. The combined backdrop of low-hanging trees and our view of the north front make the house appear dismal and damp, an impression not helped by small windows and ageing stone. Only her eyes, the leaded panes of the chapel, hint at the spark beyond.
THIS IMAGE SHOWS THE HAMPTON COURT GAMEKEEPER VISITING LEOMINSTER.
Little boys, young and old alike, see serried battlements on which they yearn to play knights and archers. Â The central tower and great gate to which the umbilical drive leads are those of the fantasy castle, repelling all-comers while protecting those within. Â The cross-loops or arrow slits conceal a wily Cupid and contribute to the romance. Â I suspect that the flag-pole that tops the tower casts the final spell. Â You have to get inside, no matter what. Â Better still, to possess her.
When we were little girls, the allure was ripened by the fact that curiosity teased you in but private ownership kept you out. The gardens didnât open to the public until 2000; the house in 2008.  I began to research the history of the Arkwright family, the Victorian occupants, back in the early 1990s. Â
Hampton Court cast her spell on John Arkwright (1785-1858) grandson of the cotton-spinning industrialist Sir Richard Arkwright (1732-92) in the early nineteenth century.  Her Picturesque setting was the contemporary ideal and she lay between the estates of the two fathers of the landscape movement, Uvedale Price of Foxley, Herefordshire and RA Knight of Downton, Shropshire.  John asked his father for permission to come and live here in 1814 explaining that âof all the situations I know, there is none which suits my tastes so well as Hampton Courtâ.  John spent around ÂŁ46,000 in the 1830s and â40s converting the medieval manor house into a Victorian home, and by the end of it wished that âhe had never touched a stoneâ.
John and his wife Sarah raised a dozen children at Hampton Court.  They filled the house with noise and activity.  Johnâs greatest delight was to get them all on horseback for a tour of the estate.  A favourite ride was to the Humber Falls on the brook across the road from the house.
Here, the crashing of water over rocks made a thrilling destination, besides creating the ideal habitat for the ferns so popular at the time.  The element of danger was as exciting to the Arkwright girls as it was terrifying to Phoebe Turner, for whom âfallsâ in Essieâs novel becomes a cruelly accurate description of the location that surely inspired a crucial scene.
Johnâs son, Johnny Arkwright (1833-1905) lived his whole life here, came into his inheritance aged twenty-four and increased the estate to over 10,500 acres.  He was a golden child, noted at Eton for âa disposition to noisinessâ. He sunk punts at Oxford and was wildly popular, dispatched boxes of roses to his bride âand kissed every flowerâ. Yet Johnny was of that unfortunate generation of late-Victorian owners that, despite doing everything right â investing in the estate, taking a lead in the county, playing his part in London â saw the world change irrevocably for its kind.  By the time of Johnnyâs death, some of the farms were mortgaged and his son had to offer Hampton Court for sale five years after his death.
The Arkwrights sold Hampton Court to Nancy Burrell in 1912, and during the First World War the house became a Red Cross hospital.  Mrs Burrellâs husband died during the war and she was obliged to sell in 1924.  She had lost a baby son and poignantly kept his ashes beneath the altar in the chapel, only scattering them when she left Hampton Court â an incident that perhaps inspired the novelâs inclusion of a childâs grave in the woods.
The Devereux family owned Hampton Court from 1924 until 1972, when the eighteenth Viscount Hereford and his wife forsook the life of the country estate, downsized and sold the lot in one of the legendary house sales of the period. Since then, Hampton Court has been bought and sold more times than in the previous 550 years put together. Each time, as funds ran out, more of her original contents were sold to try to stave off ruin, but still the rain seeped in through the leads.
Her knight on a white charger rode in in 1994. American former financier Robert Van Kampen had fallen in love with Hampton Court from afar.  He saw her in a video but on enquiry, was told that he was too late, she had already been sold.  He visited the UK with his wife on holiday.  They pulled up at the end of the drive.  Judith Van Kampen spoke of seeing her husbandâs shoulders sink as he realised what he had lost.  Undaunted they drove up, while surveyors pushed measuring wheels about and sized the old girl up.
They were welcomed inside by the vendorâs wife, who was still awaiting payment. Â Her husband was summoned from âManchester or Birmingham or one of your citiesâ, while the Americans took tea. Â Within half an hour of negotiations, the deal was done. Â In the ensuing six years, Hampton Court got a new roof, was re-plumbed, rewired and heated throughout. Â She twinkled again. Â She dabbled her toes in new gardens commissioned by the Van Kampens from David Wheeler and Simon Dorrell. Â Joseph Paxtonâs Victorian conservatory became a tea room. Â
Many thousands paid to get in and see the gardens. And what of the curve of Hampton Courtâs back, coyly kept from view for so long?  It was as dazzling as it was unexpected.  Trapped between the house and the hill the sun seems to smile relentlessly down on a private playground, creating a particular paradise.  In stark contrast with the public front, the stones seem to radiate warmth, making you inhale, as if to catch her scent.  Broad windows glint in the sun and the music room doors are thrown open.  DanaĂ« has her back to Zeus and almost wriggles in the heat.  She mocks our astonishment.  Listen carefully and you might hear the river â or was it a laugh?

Itâs Motherâs Day! And my gift is uninterrupted use of the TV. What is on the schedule? Itâs a little too early in the day for the sheer bliss that will be the Lifetime Harry and Megan Movie on tonight (coming soon to a blog near you) so weâre delving into All of my Heart, starring perennial favorite Lacey Chabert and some guy thatâs been in several of these movies but I havenât bothered to learn his name.
We open on a montage of chopping and kitchen scenes. Lacey is Jenny Finley, a sous chef and catering manager under a demanding boss. They are catering an event for a girl that Jenny went to school with, and in short order we find out that Jenny had to quit school when her mom got sick, she hopes to own her own restaurant, is NOT married, but has a boyfriend, Daryl, all under the judgmental eye of the girl whose event Jenny is catering.
She is expecting her boyfriend to propose, but he is more excited about his brand new job in Singapore. Jenny is super disappointed. Girl, his name is freaking Daryl. You can do so much better. Look at his hair, dude! But since they broke up and her dress cost a fortune, sheâs ordering the lobster anyway. Good for her!
Next scene â her motherâs aunt has left her a house in Bucks County, PA. But itâs somewhat complicatedâŠ.there were two beneficiaries, so there are 2 owners of the house! She wants a picket fence, Brian is using a Blackberry â Hallmark movies, amp up the tech budget, this is not 2003. They immediately showcase how opposite they are â heâs in a hurry, she likes the scenic route.
Oh, star alert â Ed Asner is in this!
He calls the house a wreck â it is a beautiful Victorian with a front porch. It does need work, and some serious Swiffers. He wants to sell the house, and she wants to keep it. How will they survive? She obviously doesnât have the money to buy him out â but it just feels like home, she says for the 9th time. Sheâs going to turn it into a Bed and Breakfast, and heâs ok with her buying him out eventually, which makes him not a good businessman.
She quits her job by insulting her chef bossâs mustard-crusted salmon â itâs dry! But the Gordon Ramsey wannabe says that sheâs talented and back to work. So sheâs back in Bucks County. Sheâs got a goat on the property she names Gabby. Cleaning montage â and she apparently also had enough time to make croissants from scratch so she can learn about things with Alice, the local neighbor who brought her jam. We learn that Jennyâs dad died, her mom worked, she did all the cooking. Alice has a niece who works at the coffee shop, and she can help Jenny sell her breakfast breads. The coffee shop has three single ladies in it who stalk all the incoming men like the sad spinsters they are. Oh, thatâs not me being judgy. Blame the writers. The tallest of the three tell Jenny to call Daryl. DO NOT LISTEN TO THEM, JENNY. Daryl is DEAD WEIGHT. Finish your cleaning montage.
She doesnât listen to me â she dials her rotary phone, almost hangs up, but they have the awkward call of exes, where she says she canât find her truffle cutter. Of course. Daryl still has not cut his hair. Itâs awful.
Middle of the night, she hears a noise, and creeps down the stairs in her fluffy purple robe and large ladle for protection, only to be surprised by Brian, who looks like he got fired, and is moving into the house he co-owns. He became the fall guy on a botched merger and yup, heâs fired with no place else to go. Jenny is being a severe bitch about him not living in the house he co-owns, where he legally has a right to be. Oh, he snores. I totally get it, Jenny.
Heâs welching on the deal, and he wants to sell the house because he needs money. Heâs acting like a complete tool. Brian went to Wharton, canât get a job, and heâs miserable. He goes for a run with a fanny pack. First Daryl and now Brian. Jenny, pack up your soup ladle and run for the hills. Gabby the goat ate stuff out his briefcase while he was running. Why did he leave his briefcase open? Dumbass.
Their incredibly tall plumber says it will take $5000 to fix the pipes. Brian is a tool about the cost, but heâs trying to make things work, so heâs heading to the general store to fix the plumbing himself. Which he canât do in a broken pick-up truck â it needs a complete engine overhaul â which he gets in return for his watch, which looks amazing on the guns of the mechanic. Meanwhile, Jenny sells her croissants to a guy named Hank, who loves them.
Ed Asner is back again. I think he filmed all his scenes on one day, in front to the general store. Massive Plumber Man owns said general store, and Brian is so superbly intimidated by the manliness of Plumber Man. After a few scenes of ineptitude, Brian does fix the plumbing. Then we have a very heavy-handed metaphor about compromise â she wants to paint the house yellow, he wants blue, and desperate cafe spinster says why donât you combine and paint it green. He likes it because it is the color of money. Spinster also says that Jenny and Brian make a cute couple.
Now they have to have a paint war of the seafoam minty green. They donât have money to waste on a paint war and yet, in the spirit of every rom-com with a paint scene, there must needs be paint to spill on each other. Glad they fixed the plumbing, that paint does not look good.
I just have to state that if I was cleaning my house every day, scrubbing and using Pine Sol, etc., I wouldnât take the time to do a perfect smoky eye like Jenny does.
The stove in this house looks old fashioned, with all the little doors, etc., but its a faux front, and itâs just a regular oven. I donât know if Iâm suitably impressed at the set designersâ ingenuity or mildly pissed off that they lied about such a cool stove.
Brian is encouraging Jenny to branch out with her baked goods, branding them âJennyâs Homemade Breakfastâ and selling them to neighboring places, because suddenly the spinster cafe isnât good enough. But she does well, and makes 4 sales. Brian and Jenny have cute banter âIâll see you at homeâ she says, and heâs all happy, and itâs cute, but we are not anywhere near the end of the movie so they canât be in love yet.
Oh, scandal! Daryl calls the house and Brian answers. Daryl is a dick. Jenny calls him back and says that Brian is just a real estate thing, and Brian experiencing some of the sad times because of what she said. Daryl and Jenny miss each other. I think they just miss the idea of each other, although why Jenny misses the idea of gross Daryl is beyond me. It canât be for sex, because as you know, no one does that until marriage in Hallmark movies.
Massive Plumber Man is baffled by Women. Why hasnât he been snapped up by the tallest spinster in the cafe? Plumber Man tells Brian to tell Jenny how he feels. And Ed Asner and Plumber Man trade duck and bird metaphors.
They are cuddled together on the front porch swing under an afghan. Her and her perfect smoky eye. The guitar music says itâs a moment. They are both having a good time being with each other in the country.
Oh, ew, Daryl has showed up at the house. He looks even worse. He admits heâs jealous over Brian, and has to confirm that they have separate bedrooms. He is also condescendingly approving of all the hard work sheâs put into the house, and Jenny has serious disappointed WTF face, but says sheâd like it if he calls her. Make up your mind, Jenny!
The General Store is becoming the Man version of the Salon, where men go to talk about their problems. I actually am starting to like the relationship that Brian has with Plumber Man. Plumber Man says he should make a move on Jenny, and dimwit mechanic says the same thing after saying a lot of nothing.
Jenny and Brian run all over the the countryside looking for Gabby, who is apparently pregnant, and she gives birth to white kids (baby goats! how cute!), Lucy and Ricky. Jenny is super in love with Brian but canât admit it yet.
They have to do a lot of sanding, which they do with artistically placed dust on their face, and they both have to stare at each other at different times in that way that you do. They made a pantry with curtains â itâs dumb. Then he blew the electricity and they have to have risotto in the dark.
Brianâs backstory is sad â his dad split, his mom remarried and he got boarding school. But he had fun pretending to be a Wall Street guy when he was young.
Smoky Eye still On Point â even while sheâs asleep, and even when the roof starts to leak. Girl, wash your face before bedtime! Youâll get wrinkles! And pimples!
Kiss in the hallway because their roof is leaking. Music says itâs nice. Me, not so much. He apologizes, even though she clearly went up on tiptoes to kiss him.
Brian gets a job offer from his former BFF/Rival back on Wall Street. He has to think about it, because he likes the way he is with Jenny. Former BFF/Rival doesnât understand the thought of more to life than making money. Brian immediately runs to Plumber Man to tell him about it â and what does he have on his ancient blackberry? Pictures of his goats. Oh dear Lord, heâs having such an identity crisis! He doesnât want to leave Jenny, but as he walks home, he sees Jenny and Daryl in the window of the Spinster Cafe. Daryl is there to say that heâs in love with Jenny and he thinks heâs ready to settle down. Will you marry me, Jenny? Oh, The Sad Times that Brian is experiencing as he watches through the window â even though Jenny says no! And Spinster totally agrees with Jennyâs decision.
This is going to make Brian take that job offer in New York, even while Jenny is having a meeting with a distribution company, which magically gets her an offer to distribute her food â how is she going to mass produce in that tiny kitchen? Does no one think of logistics beyond having a website?
They have a nighttime good-bye and heâs kind of bitter because he doesnât know anything about the refusal of Daryl, and âbye, âbye, âbye Brian. Sad Times in Earnest for Jenny â but the Smoky Eye does not run.
Oh, Snap! Jenny just says she loved the idea of Daryl over Daryl himself. Do I know Hallmark movies, or Do I know Hallmark movies?!
Standard NYC overhead shot to signify change of scenery. He works on Wall Street. The shot is CLEARLY of Times Square. Itâs not hard, People. Brian still wants Jenny, so all he does is work because heâs miserable.
Jenny is clearly bribing her home inspector with monster scones. I didnât know that was a thing. She finally makes her own way to the General Store, and she finally gets a heart-to-heart with Ed Asner. Asner has to point out that itâs sad when people ought to be together ainât together. So she calls Brian, who is in the middle of a slick-suited business meeting, and he takes the call! But he is surprised when she calls to say with her food distribution advance, she can buy him out. But there is still enough soul-searching in both of them for him to make plans to see her the next day to sign all the paperwork and to get back together because face it, we have 10 minutes left.
Brian is back at the coffee shop, and bitter spinster tells him that men suck, and that Jenny refused Daryl, and youâre an asshole, Brian. Brian now has to run after Jenny in his ugly sweater. They have a reunion while they are holding goats. He wants to come home to Bucks County, which sounds like an ad campaign.

At the soft open of the Bed and Breakfast, Jenny says yes before he can even ask the question. Itâs an ugly ring, and he does the thing when he has to hold her face with both hands to kiss her. They do get Ed Asner off the bench for a final scene, and with another hackneyed metaphor about 2 becoming 1, weâre done.
I had dreams of opening a B&B once, so this one hits me right in the area where I want to bake scones and make omelette tarts all day. Not sure Iâll ever do that, so glad I could live vicariously through Jenny and Brian. But other than that, this one was rough â mainly because Daryl was such a non-starter, it wasnât even like there ever was a struggle for Jenny to choose between them. Anyway, glad this one is over, and hope not to return, but I will, just so you donât have to.
Lots of cleaning and repairing, plus baking and compromises, and tons of duck metaphors. All of this, plus Goats! I watched, just so you don't have to. It's Mother's Day! And my gift is uninterrupted use of the TV. What is on the schedule?
