According to HBR's latest Local Market Update, there were just a few pockets on O'ahu where area sales increased from last February. Single-family home sales in Makaha-Nanakuli were up +18% A year-over-year as the median sales up ticked up 1% A to $675,000. There were 79 active listings in this area at the end of February 2023. The Downtown-Nu'uanu region was the only area to see condo sales grow from a year ago. Closed sales of condos rose +33% A compared to February 2022 as the median condo sales price dipped a slight 2% * to $490,000. There were 76 active condo listings in this area at the end of February. HBR's February stats report shows a sluggish housing market in February as O'ahu home sales remained down year-over-year, though sales picked up month-to-month. Additionally, single-family homes are taking nearly four times longer to sell at 47 days, and condos are taking two times longer to sell at 28 days compared to the same time in 2022. fa. Single-family home sales declined 28.2% compared to February of last year. However, home sales rose 15.3% month-to-month. m Condo sales dropped 33.1% ~ year-over-year but rose 18.2% month-to-month. Roughly 189 0'ahu properties sold for under $500,000 in February. The median sales price dipped 12.3% * to $987,000 for a fu single-family home and declined a modest 3.4% W to $480,000 for mi condos compared to last February. "Average mortgage rates began to dip heading into February but started to tick higher throughout the month, weakening buyer purchasing power compared to one year ago," says Fran Villarmia-Kahawai, president of the Honolulu Board of REALTORS®. According to HBR's January Local Market Update, just a few areas saw sales volume similar to last January, including Makiki-Moilili. The median sales price of a it single-family home in the area fell 13% ~ to $1,435,000. New listings in Makiki-Moilili doubled from a year ago, up 117%, and active inventory was consistent, ending with 21 active listings at the end of January. In the F condo/townhome market, Kailua-Waimanalo was the only area where sales were consistent year-over-year. The area's median condo price dipped 3% W to $712,000. Ten new listings in Kailua-Waimanalo came on market in January, and the month ended with a dozen listings in active inventory compared to just three at the same time last year. [ Single-family home sales fell 48.2% while median sales price rose 9.5% to $1,149,500 over prior year •I Condo sales also declined 43.4% while median sales price dipped 4% to $480,000 Although new listing volume fell in both markets, active inventory remained steady. Active inventory continued to build across O'ahu, with single-family home supply more than doubling in the Central O'ahu, the Ewa Plain, Leeward, Pearl City, and Waipahu regions compared to a year ago. HBR's latest stats report shows buyer activity continues to slow as closed sales of single-family homes 🏠🔻 dropped 41.7% and condos 🏙🔻 fell 28.8%. Median sales price growth has also decelerated, though prices remained up year-over-year, with single-family homes 🏠🔺 up 5.0% to $1,050,000 and condos ⁠ 🏙🔺 rising 4.0% to $520,000.⁠ ⁠ “As higher financing costs are dampening buyer activity, sellers’ properties are spending more than a week longer on the market compared to last year. As buyers and sellers seek a new balance under the current market conditions, we’re also seeing the prevalence of bidding over the asking start to wane compared to what we saw in 2021,” said Chad Takesue, president of the Honolulu Board of REALTORS.⁠ ⁠ Bidding over the asking price is shifting downward in both markets. For single-family home sales, 50% of sellers received their full asking price or more, compared to 75% last October.
