Elizabeth Moen —Wherever You Aren't (self-released)
Tumblr media
youtube
We need a quick break to pause and take stock. The last few years or decades or whatever of our post-everything world haven't been easy for most of us. We grind our teeth, we make light of our mental health, we trudge on. Take a deep breath. Catch a fish. Visit a batting cage. Dismiss the anxiety. On her new album Wherever You Aren't, Elizabeth Moen takes stock of herself for us. Rather than reveling in dismal findings or self-care platitudes, she turns out wry, idiosyncratic musings on her own state of affairs, expertly delivered with her distinct sound.
That tooth grinding takes prominence in the opening track “Headgear” where Moen's stress catches up with her no matter how much she tries to avoid it, to the point that her partner explains the cause of her morning headaches. Solutions don't necessarily abound, but she doesn't settle. If she doesn't exactly find peace, she finds small helps: “I kiss my lover, put my mouth guard on and get to sleeping.” That adds up to something worth appreciating.
Those little moments become important in Moen's world, which can unravel without notice. “I didn't think things got this far,” she sings in “Where's My Bike?” “Now I'm not sure what these things are.” Moen doesn't pretend things are okay, but her wry sensibility and focus on details allows her to carve out the space to move forward. Recognizing her tendency to prepare (“It seems what I planned today / Was planned out by my last self”) causes her to stop for a minute and prioritize the present. Whether that mindset will hold might be questionable (as the album's title suggests), but it's a relief for now.
All these reflections are personal, and they're with a very distinctive voice. Moen's tone and delivery could have fit in well with mid-century country, or soul from a little bit later. Instead, they work just fine right now, with her indie-rock lightly tinged with twang. She's toured with Kevin Morby, and it makes for a good touchpoint for her sound. She shifts between genres. Throw on a pedal steel and this would be an alt-country rocker. Chill just a little and she'd be opening for Kurt Vile. Take off a little of the effects and she'd be playing folk-rock in small clubs. As it is, the album coheres largely around her voice and her production (primarily with Scott McDowell).
The album ends with its title track, shades of country-soul supporting her melancholy acceptance of the end of a relationship. Out of context, it feels odd, because so much of the album highlights Moen getting through and getting on, but as the climax of these ten songs it makes perfect sense, a mature realization aiding a healthy process. The world doesn't always work like we should – we don't always work like we should – but we can take small steps toward growth and stability. If we do so with standout music, then so much the better.

Guitars and Violins Chapter 12
Chapter 12: Sabotage and redemption
(Disclaimer! I own nothing of Korra!)
Korra was fast asleep on her bed.
Someone kissed her on her forehead.
“My rockstar needs to get up,” she said.
It was Asami.
“Hey,” said Korra as she kissed her cheek.
“Are you ready for your big show?” asked Asami.
“I think so,” said Korra, “I’ve practiced non stop for it, and everything.”
“You’re gonna do great up there,” said Asami, “And afterwards we’ll sell out flyers for your big show at the moon festival.”
“True that,” said Korra, “Kuvira’s gonna be major surprised when she sees our band is still alive and kicking.”
“Do you need me to step out so you can change?” asked Asami.
“We’re both girls ‘Sami,” said Korra, “If its you I don’t mind.”
Korra started to change into her concert attire.
She got a black dress shirt, black pants, black dress shoes and a tie, then tied her hair in a ponytail.
“That should do it,” said Korra.
“Your tie is crooked,” said Asami as she started to straighten it.
“I didn’t notice,” said Korra as she laughed.
Asami smelled her.
“Have you been using my body soap?” asked Asami.
“Yeah honestly,” said Korra, “It just smells so good.”
Asami grinned then started to loosen her tie then undo her top.
“We’ll be late for the bus,” said Korra as she smiled.
“Don’t worry, we got plenty of time,” she said.
She pulled Korra’s shirt open and started to suck on her breasts.
“You have such perky breasts,” said Asami.
Korra’s nipples started to get hard, and Asami responded by flicking one nipple while sucking on the other.
“You’re a horny girl,” said Asami.
Later Korra was sitting with Asami riding the bus to the competition.
Asami noticed that the bus was slowing down.
“Korra, Korra wake up!” said Asami.
Korra woke up and noticed they weren’t moving.
The bus had a flat tire.
“When does the next bus come?” asked Korra.
“Its gonna be a while until then,” said a passenger.
“Shit!” said Korra.
“Wait, we can use one of the Sato Mobiles,” said Asami, “I won’t charge you.”
“Thanks ‘Sami,” said Korra.
She packed everything but she forgot her guitar.
She started driving.
Someone called her on her phone.
It was the pianist.
“Hello?” asked Korra.
“Where the fuck are you, the call time was 12,” said the pianist.
“I know, I’m almost there,” said Korra.
“We’re about to go on stage in 20 minutes,” said the pianist.
“I know!” said Korra.
“And Cowan’s got Desna warming up,” said the pianist.
“Are you fucking shitting me!?” asked Korra, “Ok just tell that fuckfaced fucker that I’m gonna be there alright?!”
Korra finally made it.
“Sorry I’m late,” said Korra as she straightened her tie.
“Well, glad you could fit us into your busy schedule darling,” said Cowan.
“Look I’m sorry I’m late, but I’m here and ready to play,” said Korra.
“A little late for that Korra,” said Cowan, “Desna’s playing the part.”
“Yeah like fucking hell he’s playing my part,” said Korra.
“Whoa, what the fuck did you just say to me?” he asked.
“Its my part,” said Korra.
“Um wrong, its my part and my decision who to lend it to,” said Cowan, “Usually its someone that has their fucking instrument.”
Korra noticed she didn’t have her guitar.
“I left it at Future Industries,” said Korra, “I can grab it, and be back in 5 minutes.”
“Nope, I’m warming up the band as we speak,” said Cowan.
“Well I can use one of this place’s instruments or….” Said Korra.
“Korra you lost the part!” said Cowan.
“No I didn’t, you can’t fucking do this to me!” said Korra.
“Since when are you an expert on what I can or can’t do with music?!” asked Cowan.
“I EARNED that part,” said Korra.
“You never earned anything,” said Desna.
“The only reason you’re a part of this fucking band is because your band broke up!” said Cowan, “The only reason you’re playing for us to begin with is because Varrick referred you! Am I wrong?”
“Yeah, I’m playing with you guys because I’m the best guitarist you guys have had,” said Korra.
“Why don’t you just back off,” said Desna.
“Fuck you Tony Iommi!” said Korra, “Play my rhythm douche!”
“Hey!” said Cowan, “I can cut you from this band whenever the fuck I want.”
“If that’s the case then you would have cut me by now,” said Korra.
“Try me you goddamn weasel!” said Cowan.
Everyone was staring.
“At 12:30 which is 11 minutes exactly, the band goes up to play,” said Cowan, “If your ass is not on that stage with your own fucking guitar in hand, or if you make one tiny mistake on that song, ONE, I will strum your ass back to the guitar trio where you can play classical music until you graduate or fail and drop out, and when you get through you’ll make your parents look like a fucking success story, or we can let Tony Iommi play the part. Your decision.”
“Its my part,” said Korra, “I’ll be there before you get on.”
She rushed to get her instrument.
“You got 10 minutes Korra,” said Cowan.
Korra got her instrument quickly and drove back.
The pianist called her.
“What’s taking so long Korra?!” he asked, “We’re moving on stage now.”
“I know,” said Korra, “I’m 2 minutes away!”
“Are you driving?” asked the pianist.
Korra got frustrated.
“Ok look, will you just tell Cowan that I’m coming you motherfucker?!” she said.
She sped up and crashed into a car.
She managed to crawl out, but was bleeding almost everywhere.
“Are you ok?” asked the driver.
“I’m fine, but I gotta get somewhere,” said Korra.
She rushed to the building where the competition was.
Asami saw Korra plug in and get ready.
Desna reluctantly got out of the way.
Cowan started to conduct and Korra started playing.
Despite her injuries she was able to keep playing.
When she got to a specific part she dropped her pick.
Korra kept playing to stall then quickly grabbed it.
Cowan stared at her.
“Korra what the fuck!” he said.
Korra kept struggling.
When it came to her solo she kept messing up on parts.
Cowan finally had enough and went to Korra then punched her and she fell over.
“You call yourself a guitar player?” he asked, “You’re a disgrace!”
He grabbed her guitar.
“Here’s what I think about your guitar playing!” he said.
He slammed her guitar on the ground.
The audience was surprised and angry.
The head of the music department saw this.
He went up to the stage and stopped Cowan before he could hit Korra again.
“Cowan,” he said, “You’re done.”
Security guards grabbed him and removed him from the stage.
Asami rushed to Korra’s aid.
“I think I can get this fixed up,” she said.
“Thanks,” said Korra.
She spat out some blood.
The events that happened were shared on the news.
Kuvira and her bandmates were reported for the sabotage that happened and were suspended from school.
Cowan was fired, and Asami’s violin instructor Professor Eisenberg was dubbed their new conductor.
Asami was invited back in as their guitar player.
After a few days of recovery, Korra was back in action.
She and Varrick were at a club where a band was playing.
It was Korra’s favorite Group, the Moen Fuzz trio.
“Good shit huh?” asked Varrick.
“I’ll say,” said Korra.
When they finished a song Varrick went to the stage.
“What’s he doing?” Asked Asami.
“Beats me,” said Korra.
Varrick went back.
“You got your guitar?” he asked.
“I do,” said Korra.
“Then go grab it,” he said with a grin.
Kora went to get her guitar then came back in.
Varrick called her up to the stage to perform with Moen Fuzz Trio.
“Hey big fans of you,” said Korra as she greeted them.
“You can just plug up there,” said Keith, the guitarist.
“Sure,” said Korra.
She plugged her guitar and her trusty pedal in.
“Ok mates, we got a guest who’s gonna sit in with us,” said Keith, “She’s a guitarist from Berklee School of Music.”
He turned to her.
“What’s your name again?” he asked.
“Korra Tonraq,” said Korra.
“Ms Korra Tonraq,” he said.
Korra did an intro to a very familiar song.
The rest of the band started to join in.
“Now this I like,” said Keith.
Purple Haze by Jimi Hendrix
Korra: Purple haze, all in my brain Lately things they don't seem the same Actin' funny, but I don't know why Excuse me while I kiss the sky
Purple haze, all around Don't know if I'm comin' up or down Am I happy or in misery? What ever it is, that girl put a spell on me
Help me Help me Oh, no, no
Korra did a wild guitar solo and wowed the audience and the band all at once. The band was jamming hard and following Korra’s lead. Keith was no doubt impressed at what Korra could do. Korra then winked at Asami who blew her a kiss.
Ooo, ahhh Ooo, ahhh Ooo, ahhh Ooo, ahhh, yeah!
Korra: Purple haze all in my eyes Don't know if it's day or night You got me blowin', blowin' my mind Is it tomorrow, or just the end of time?
Ooo Help me Ahh, yea-yeah, purple haze Oh, no, oh Oh, help me Tell me, tell me, purple haze  I can't go on like this Purple haze You're makin' me blow my mind Purple haze, n-no, nooo Purple haze
Korra finished off with a wild frenzy guitar solo using her vibrato bar and everything on the guitar.
She then cued the band to play its final chord and ended on a high note.
Keith followed Varrick backstage.
“What did I tell you man?” asked Varrick.
“She’s got skills I’ll tell you that,” said Keith.
Korra went back stage.
“Mr. Keith, I’m sorry if I made you feel upstaged,” said Korra, “I just loved playing with you all.”
“Don’t sweat it Korra,” said Keith, “You definitely are one hell of a player.”
“Thanks,” said Korra.
“In fact, I think you should have this,” he said.
He gave Korra his prized Stratocaster with a signature on the body.
Korra fainted and fell on the floor.
“She’ll be fine,” said Asami smiling.

Settling Scores
Well now, I am far from the type that holds grudges, I prefer to let people of all sorts do as they will and move on, but there are some people of late that I have grown a… fondness for. Ones I don’t want to let their recent behavior colour my opinion of, so I had to do something. About Dishel. Moengeim seems to think that you can settle such things by punching people, and I see no reason not to try. So come fight club this week, I decided I’d put it to the test. Even had Moen square me up and teach me to hit him properly. He looked hurt when I struck, but I know him too well I think, it may have hurt but he’s used to taking worse. It wasn’t enough… not yet. But I was surprised at how effective it actually was.
So I challenged him.
Of course, before that the woman as almost destroyed the love between Cicero and Moen showed up, I can only guess at how she spells her name, Roegadyn have such a strange idea of how many consonants and consecutive vowels should be in a name. But she goes by Star. Much simpler, and I thank her for it. Most lept upon her, in anger. Q’ana and Moe worst of all. Dishel surprisingly seemed about as levelheaded about it as I did, for a treat. But I do believe I was the first to remember her, cross, and shake her hand. As much as I hated what happened, the truth is, it wasn’t her fault. I may not like that she did what she did with a taken man, but when she knew him was he not open to having as many women at once as he loved? Besides, I’m a sucker for an underdog. And she was certainly set upon by everyone there, I felt bad.
So I stood across from her, in front of Grym, whom she had taken up with, I don’t know the extent of their relationship but he certainly seems defensive of her. And I shook her hand, and I smiled, and I welcomed her to fight club. Even if there were a personal issue, I was there as a healer, which makes me sort of a part of the fight club staff, right? So I can’t go about making people feel unwelcome, or everyone would leave.
Moe’s first fight was with Star. Because of -course- it was. And I lined up to take on Dishel. As I said, it wasn’t enough to hit him the once, I wanted him to feel something so I wanted the chance to beat him fairly, or at least make him acknowledge me as an equal, and not as some child he needs to protect from the real world.
I succeeded in one, but not the other. I think he realizes now that I’m not helpless or so easy to wound, I may have lost the fight but I scored two before I did. I think I got his attention.
Moe on the other hand was a beast. I could hear it in the background, Star thought she’d be clever and just let Moe beat on her. Baaaad idea. Moe’d take that as an insult, so would I have. If Dishel had done the same I would have been absolutely furious. I came here and fought you in this place to be equals, and you’re goning to treat me as such. Had I been in Moe’s shoes I would have taken the woman’s lack of defense as an insult, and I suspect Moe did, I could hear her screaming for the woman to “put yer fuckin’ fists up!” from halfway across the cobble.
Moe flattened her nose. Did more than that too. Grym took her on after, but asked Q’ana to see to Star’s injuries, but Star was reluctant to let the woman see to her, which I cannot entirely blame, the way Q’ana was acting. She was angry, accusatory, and if you ask me, downright insulting, I’d not have let someone like that treat me, so again, I came over to rescue Star. I keep finding myself on the side of her defense, while I would rather she did not need it so often, I do usually find her well deserving. Besides, Grym is the gregarious type and were I to know him better I’m certain he would be as close a friend as Moe, even if he has a tendency to make me uneasy with his offhand lewd humor. Though at times I wonder if it truly is humor at all. And if he wants this woman kept safe, seems to me a smart thing to see to it.
I told Q’ana that Mist needed her. She didn’t, not really, but I just wanted to get her away from Star. Besides, noses are my specialty because of Moe. She gets her nose flattened more than anyone I know. I asked Star if she would let me heal her, but she refused, so I stayed and tried to make nice, Maybe if she knew me better she would allow me to fix her nose. But the end of Grym’s fight was near, and when he came over his leg was injured. Star was more than happy to see that fixed, but I want to see everyone fixed, so I struck a deal. They both wanted to see the other healed, and both thought their own injuries not worth it, so I said I’d only heal either of them if they both let me.
They agreed.
Fixed Grym’s knee easy enough, though perhaps it looked wrong my doing so. The man is enormous, top of my head like as not only came to his waist, when I knelt to heal his knee, I’m not used to having so many Roegadyn around. In most circles, I’m the tallest in the room. But Grym towers over me, and even Star has half a head on me… I know as next I had to fix her nose, though I kept the little hook it’d already had from being broken before. Of course I could have brought it back straight, but she seemed the sort to enjoy the look of it.

Palm Beach real estate: What were the season’s biggest sales?
The home of the late Discount Tire billionaire Bruce T. Halle and his wife, Diane, sold in March for a recorded $39.4 million at 1473 N. Ocean Blvd. in Palm Beach. Photo by Lifestyle Production Group, courtesy Sotheby’s International Realty
The season that just ended saw Palm Beach homebuyers and sellers inking contracts at a dizzying pace, a sea change from the same eight-month period last year.
And real estate watchers whose eyes were trained on the top of the market likely found their heads swimming as they tried to keep track of all the digits in the sales prices recorded with the deeds.
Here’s a look at the single family properties that sold between Oct. 1 and May 1 at recorded prices above $17 million. There were a dozen of those deals this season, compared to just seven for the same period 12 months ago.
And proving that waterfront land never goes out of style, the list includes several vacant lots as well as houses slated for demolition.
The listing also includes the top six condominium sales, each sold at a price topping $6 million.
Unless otherwise noted, quoted are the ones recorded by the Palm Beach County Clerk’s office.

SINGLE FAMILY PROPERTIES AND LAND
$39 million— 1473 N. Ocean Blvd.: The biggest single-family sale involved the North End oceanfront vacation estate of Diane Halle and her late husband, Discount Tire billionaire Bruce Halle, who died Jan. 4. The buyers in the March sale were investment entrepreneurs William C. Powers and Marianne Elaine Elmasri. With a total of 17,804 square feet, the house, built in 1960, and guesthouse, added in 1972, have four bedrooms each. They stand on a lot of nearly 2 acres with 156 feet of ocean frontage. Listing agents Cristina Condon and Todd F. Peter of Sotheby’s International Realty negotiated opposite broker Christian Angle of Christian Angle Real Estate, who acted for the buyers.

$37.375 million — 1800 S. Ocean Blvd.: On Billionaires Row, the ocean-to-lake estate socialite Mary Montgomery shared with her late husband, attorney Robert M. Montgomery Jr., sold in April to a buyer whose identity remains cloaked behind a Florida limited liability company named after the property’s address. The town already has green-lighted the demolition of the Mediterranean-style mansion and outbuildings, which have 26,351 total square feet. The 2½-acre property has 300 feet of beachfront and nearly the same amount of frontage on the Intracoastal Waterway. The estate was technically listed with broker Bill Yahn of the Corcoran Group because agent Jim McCann, who closed the deal, had the listing there before he left for Premier Estate Properties. Brown Harris Stevens agents A. Whitney McGurk and Liza Pulitzer represented the buyer in the sale.

$37 million — 535 N. County Road:The second of three lots subdivided from an oceanfront estate once owned by President Donald Trump changed hands in October for $37 million. The 2-acre vacant lot is the northernmost of the lots carved from the estate that Trump sold for a recorded $95 million in 2008 to a company linked to businessman Dmitry Rybolovlev. A Rybolovlev family trust controls the limited liability company that sold the property in this season’s deal to an entity affiliated with Boca Raton-based luxury homebuilder Mark Pulte of Mark Timothy Inc. In March, Pulte won the town’s approval to built a contemporary-style house on the lot. Broker Lawrence Moens of Lawrence A. Moens Associates handled both sides of the sale in October.

$29.14 million — 901 N. Ocean Blvd.:This 2.3-acre oceanfront estate immediately north of the Palm Beach Country Club sold as two separate lots for $14.57 million each in simultaneous transactions in December. Developer Pat Carney spearheaded both deals and bought the northernmost lot, since re-addressed as 905 N. Ocean Blvd., where he and his wife, Lillian, plan to build a home for their use. An entity affiliated with real estate developer Clark Beaty bought the other lot, where Beaty has struggled to win the Architectural Commission’s approval for a house he wants to build on speculation; a number of neighbors say the project should be scaled down. The land was sold by a trust in the name of the late Lorraine Friedman, who had lived there in a 1970s-era compound with her late husband, Jack. The buildings were demolished before the sale closed. Agent Jim McCann — then of the Corcoran Group but today with Premier Estate Properties — handled both sales.
+ In December, two oceanfront lots at 901 and 905 N. Ocean Boulevard sold for $14.57 million each in simultaneous transactions.
*
$23.8 million — 735 Island Drive: A Florida limited liability company in October paid a recorded $23.8 million for a house at 735 Island Drive. The Everglades Island property was sold by an entity affiliated with the estate of the late Stephen Ames, who built the house with his wife, Ann. The seven-bedroom, 11,775-square foot house was co-listed by agents Mary Boykin and Crissy Poorman of Sotheby’s International Realty. Linda Gary of Linda A. Gary Real Estate represented the buyer.

$22.25 million— 726 Hi-Mount Road: Investments executive Jeffrey B. Lane and his wife, Nancy, in January sold their Colonial-style, four-bedroom house — with 150 feet of Intracoastal Waterway frontage — on the street with the highest elevation in town. The buyer of the 10,442-square-foot house was a Boca Raton-based limited liability company co-managed by Irina Liner and Marcel Van Poecke, an entrepreneur and asset manager in the energy industry. The town green-lighted the house’s demolition before the sale. Broker Lawrence Moens of Lawrence A. $21.355 million— 1460 N. Lake Way: Former Town Council President David Rosow and his wife, Jeanne, in April sold their North End custom home, which stands on three-quarters of an acre with 160 feet of lakefront. P.W. Starret paid a recorded $21.355 million for the property, the deed showed. Completed in 2005 with a later garage addition, the five-bedroom house has 15,613 square feet of living space, inside and out. Broker Christian J. Angle of Christian Angle Real Estate had the listing. Brown Harris Stevens agent Ashley Copeland represented the buyer.

$20.5 million— 460 Worth Ave.: Karl Heinz and Marianne Andresen of Germany in November sold their lakefront mansion at the west end of Worth Avenue to Immohome A.G., a public limited company administered by a Liechtenstein-based trust company. Property records show that its main residence and an outbuilding have a total of 10,847 square feet. The irregularly shaped lot measures about a little more than a third of an acre with about 155 feet of lakefront. Completed in 1991, the Mediterranean-style house was not listed for sale when it sold, and no real estate agents appear to have been involved in the transaction.

$19.5 million— 1045 S. Ocean Blvd.: Michele “Shelly” Borislow sold her contemporary-style oceanfront house near President Donald Trump’s Mar-a-Lago in February for a recorded $19.5 million. She is the widow of the late communications entrepreneur Dan Borislow, who spearheaded a major renovation at the 1970-era house. Merchant banker and investment manager Lionel Kerrin Vickar bought the four-bedroom house with nearly 10,000 total square feet. The lot measures nearly an acre, including a vacant parcel on the north side. Agent Traci DeGeorge of Waterfront Properties and Club Communities represented the seller, and agent Wally Turner of Sotheby’s International Realty handled the buyer’s side.

*
$19.4 million— 910 and 916 S. Ocean Blvd.: In December, two side-by-side vacant lots facing the ocean in the Estate Section changed hands separately in simultaneous transactions totaling nearly $20 million. They were sold by an entity controlled by Michigan businessman Charles “Chuck” E. Becker. Agent Jim McCann, then of the Corcoran Group, was the listing agent, with agents Martin Conroy and Dean Stokes of The Fite Group handling the buyer’s end of both sales.
An entity affiliated with Lifton Green LLC (a company in Southampton, N.Y., run by contractors and developers Bruce Lifton and Jason Green) paid $7.4 million for the northern lot at 910 S. Ocean Blvd. — and then, a month later, sold the lot to another company for $17.59 million. The buyer in the second deal was a company linked to Thomas J. Campbell, founder of DC Capital Partners, a private-equity investment firm. Conroy and Stokes represented the sellers, while Corcoran agents Brad and Pam Miller acted on behalf of the buyer. The lot changed hands both times with plans for a Mediterranean-style house approved by the town in September.
Meanwhile, the buyers of the southern lot at 916 S. Ocean Blvd. in December also did a little contractual gymnastics. When the lot sold for $12 million, the initial buyer, Lifton Green LLC, “assigned” the contract to a new owner, a company managed by Brian Stock, CEO of Stock Development, which develops luxury homes in southwest Florida. In April, the Architectural Commission reviewed a house proposed for the lot but asked for revisions to be presented later this month.

$18.25 million— 89 Middle Road: This landmarked seaside house designed in 1921 by noted society architect Addison Mizner sold in April to Mora Middle Investments Inc., which is headed by developer Larry Morassutti of the Morasutti Group, a Toronto real estate company. The four-bedroom house with 5,541 square feet of living space faces 150 feet of ocean frontage across South Ocean Boulevard. Christian Angle of Christian Angle Real Estate represented the buyer and the seller, British insurance magnate and Palm Beach developer Sir Peter Wood. Audita was once part of the estate owned by the late billionaire John W. Kluge, which Wood bought in 2016 and subdivided into five vacant lots immediately west of Audita.

Minerof and Lawrence Genco sold the landmarked house they completely rebuilt on Island Road, the street that connects South County Road to Everglades Island. A trust bought the six-bedroom house, with 9,795 total square feet, facing 126 feet of lakefront. Corcoran Group agents Paulette Koch and Dana Koch had the listing. Sotheby’s International Realty agents Christine Gibbons and Lisa Cregan represented the buyer. Built in 1939, the red-brick house was the longtime home of the late Standard Oil scion and conservationist Frances Archbold Hufty and her late husband, Mann Randolph Page Hufty.

CONDOS AND CO-OPS
Two members of the family that founded the Hasbro toy empire were responsible for the two highest-dollar condominium sales this season. They were among six sales in multi-family buildings that recorded at more than $6 million.
$13.25 million— No. N-PH2, 2 N. Breakers Row: In December, former Hasbro CEO Alan G. Hassenfeld sold his oceanfront penthouse to his sister, Ellen Hassenfeld Block, in an off-market deal. The sales price worked out to $3,895 per square foot for the three-bedroom condo, which has 3,401 total square feet. The price was the fifth-highest ever fetched by a condo in Palm Beach — and the third-highest for a unit on the ocean. The apartment is on the northeast corner of the northern building in the two-building development, where some of the most expensive condos in town change hands. The buildings stand on beachfront property owned by The Breakers. It’s unclear whether any real estate agents were involved in the sale.
$11.5 million— No. S-24, 2 N. Breakers Row:Ellen Hassenfeld Block in April sold her longtime condo in the south building of the complex where she had bought her brother’s penthouse in December. She sold her three-bedroom unit — with 3,322 total square feet —and a pool cabana to a buyer who is likely retired investment banker Richard L. Menschel. The buyer paid $3,461 per square foot, based on sales price. Broker Cristina Condon of Sotheby’s International Realty handled both sides of the deal, which marked the fifth-most-expensive unit ever to sell at 2 N. Breakers Row.
$6.75 million— No. S-41, 2 N. Breakers Row: A company linked to textile investor Martin Trust in December bought the three-bedroom condo and a cabana in the south building from Clarke Avenue Investments Inc., a Delaware entity for which Etienne Ramos-Esteban Jr. served as president. With some ocean views, the condo has 3,243 square feet of living space, inside and on its balcony. The purchase price worked out to $2,081 per square foot. Corcoran Group agents Suzanne Frisbie, Dana Koch and Paulette Koch shared the listing. Broker Lawrence Moens of Lawrence A. Moens acted for the buyer. Martin Trust and his wife, Diane, own another unit at 2 N. Breakers, which they bought five years ago when they sold their Palm Beach home to shock-jock Howard Stern and his wife, Beth Ostrosky.
+ Two N. Breakers Row had three large sales this season.
*
$7.9 million— PH C, 425 Worth Ave.: The estate of the late Ulf L. Albert sold this four-bedroom, lakeview penthouse at The Villas to corporate-insurance specialist Peter Van Ingen in March. The co-operative unit has 6,466 square feet of living space, inside and on its wraparound terrace. Based on the total space, the buyer paid $1,223 per square foot. Broker Linda Olsson of Linda R. Olsson Inc. had the listing opposite agent Patricia Mahaney of Sotheby’s International Realty.
*
$7 million— Unit 614/616, 100 Worth Ave.: At the Winthrop House, this two-bedroom condo was sold in March by Linda J. and Thomas Grudovich, who had combined side-by-side apartments on the sixth floor to total 3,993 square feet. A trust paid $1,753 per square foot based on the total square footage. Broker Christine Franks of Wilshire International Realty had the listing, and agent Crista Ryan of Tina Fanjul Associates negotiated for the buyer.

$6.7 million— 7 PHS, 3000 S. Ocean Blvd.: Toronto hedge-fund manager Anne L. Spork sold her three-bedroom penthouse and its poolside cabana at Bellaria via a deed recorded May 2. Financial executive Dexter D. Earle and his wife, Carol A. Zipkin, bought the condo, which has 7,191 total square feet of living space inside and on its balconies. In the south building of the two-building complex, the condo sold for $932 per square foot. The sale price — which didn’t include the furnishings that changed hands in the deal — set a building record. The apartment faces the ocean and also offers views of the Intracoastal Waterway. Agents John M. Campbell and Colleen Jackson Hanson, both of the Corcoran Group, had the listing. Brown Harris Stevens agents A. Whitney McGurk and Liza Pulitzer acted on behalf of the buyers.
+ With 7,191 total square feet, Penthouse 7 in the south building at Bellaria, 3000 S. Ocean Blvd., changed hands in April
*
$6.4 million— No. 4C, 120 Sunset Ave.: At the Leverett House — just north of The Breakers — this fourth-floor apartment sold at $1,730 per square foot, figured on the unit’s overall size of 3,700 total square feet, according to a listing updated April 30 in the Palm Beach Board of Realtors Multiple Listing Service. The sellers were Ronald G. and Cindy L. McMackin, who own a pipe manufacturing business. As of press time, the buyer’ identity was unknown, because a deed for the sale had not been recorded. Broker Lawrence A. Moens handled both sides of the deal.
+ Penthouse 4-C in Leverett House’s west building at 120 Sunset Ave. just sold for a recorded $6.25 million to a couple

Holiday Party Playlist
I’m not quite sure how we have already reached the middle of November but, hey, here we are! Seriously, where has this past month/year gone?! It feels like I blinked in March and suddenly spring and summer flashed by and I’m back in all my coats and scarves again. Well, to be honest, I’m embracing the cold and the seasonal cheer because the further we pass through November the closer the date of this year’s holiday party! If you’ve been following along in recent weeks then you’ll have seen my holiday party planning posts that have covered overall party design direction, plus a round-up of the 14 things every holiday party tablescape needs. Today’s post shines the spotlight on the holiday party playlist as I continue my collaboration with Moen, who are very generously sponsoring the intimate holiday party I’m throwing with my heartmate at our beach house this year.
As we worked our way through the planning of our holiday party playlist this past week, we decided it made sense to break the playlist up into three sections. Our thinking behind this was that it would allow us to group tracks that fitted the different sections of the evening. We split the holiday party playlist up as follows:
1. Festive holiday music and seasonal classics | Every holiday party should kick off with a fun dose of seasonal cheer, right? We plan to serve a fun, festive and fizzy cocktail for our guests as they arrive, so it only makes sense to kick the holiday party playlist off with a little, well, fizz, too! A few classics (Mariah, anyone?) mixed in with some upbeat holiday tunes to encourage seasonal nostalgia and set the party off on a festive note while our guests mingle.
2. Jazz, easy-listening and covers | As we move to the dining table to eat dinner we figured it made sense to transition the holiday party playlist into more of a jazz direction. I’ve always found jazz to be super cozy and comforting, so I think it’s the perfect genre to play at a holiday party. Plus, it’s perfect background music to enjoy while we eat. We’ve threw a few covers in there as they make fun conversation starters (read: debates!).
3. Party songs and modern tracks | Post-dinner the playlist picks up a little more pace. We wanted this part of the holiday party playlist to be lively yet subtle enough (i.e. no club bangers!) so that the tracks will work as background music while out guests chat or we play games. A Will & Grace style marathon of ‘Head’s Up’, anyone?!
You can follow the holiday party playlist via Moen’s Spotify page and be sure to play it at your own holiday parties this season! Also, please do let me know of any tracks you’d add to the playlist.
