Homey, Japanese ‘Zakka’-Inspired Flat
‘Japanese-inspired homes’ probably bring to mind tidy, immaculate interiors that are bereft of clutter – minimal decor and an almost spartan-like cleanliness.
For Visual Merchandising lecturer Herman Yap, he took the road less travelled when re-designing his 3-room HDB resale flat at Telok Blangah Crescent. He chose to fill its insides with a varied selection of colourful goods for a more casual, ‘lived-in’ look.

Despite its eclectic, almost quirky appearance, the inspiration behind Herman’s rustic abode is no-less oriental in origin.
“The look and feel that I have here is derived from the Zakka concept, an idea that embraces a mish-mash of any and everything that can benefit one’s life or make it more comfortable.”

Stepping foot into Herman’s home feels very much like stepping into an indoor garden thanks to a varied assortment of greens.  Timber strips and columns are a major feature of the apartment’s design and were incorporated wherever possible, including a DIY shoe rack adjoining the entryway.
The shoe rack was originally a kitchen shelf from IKEA, Herman modified it to suit his needs. “I stacked the shelf boards vertically, this way it (the rack) can serve as a privacy screen too,” he says.

As part of the makeover, Herman had one of the apartment’s bedroom walls torn down in order to produce a larger communal space.
The renovation works, which took approximately 3 months to complete, was carried out in separate phases. “The initial phase was just basic construction, such as plastering, flooring installation and constructing the carpentry,” Herman recounts. “After that, it was mostly just about checking out the space on my own and seeing what needed to be added. It took me close to 10 months to completely style the house.”

Furniture shopping was also a gradual process for Herman. “The furniture didn’t all come at one time,” he says. “I kept adding new pieces, like couches and side tables, as I went along. There’s plenty of variety, but everything blends in.”
A challenge Herman faced was the lack of ready-made pieces that were a good fit for Herman’s physique. “I had to get my dining table customised. There was a similar piece that I wanted from MUJI, but it ended up being too low,” says Herman.

This cosy nook at the rear of the house doubles as a photography spot. “The cement screed wall is a great neutral backdrop,” says Herman. “When my students come over, I can just close off the bedroom and we can begin shooting.”

Twin Shoji doors (traditional Japanese doors with rice-paper screens) separate Herman’s bedroom from the rest of the home. “Initially, I used Chinese painting rice-paper for the doors, but it was too thin. My friend who came by for the housewarming party tore it by accident,” recounts Herman. “Luckily, I managed to find replacements from Japan!” [laughs]
The Noren door curtains hanging above the bedroom entrance are another one of Herman’s DIY projects. He says: “I initially wanted to make a tote bag from the fabric, but I realised that the stripes went well with the door frame, so I painted on a personal motif and turned them into these curtains.”

Aside from a recurring Asa-no-ha motif that runs throughout the kitchen, the cooking area also shares the same warm vinyl flooring as the rest of the house for visual consistency. “This way, it feels seamless,” says Herman.

Due to space constraints, plans to install a small sink inside the space were scrapped, which led to Herman’s hunt for a compact toilet-sink combo.
Meanwhile, the adjacent shower area (not pictured, but you can check it out on Herman’s Instagram account) features a plant mural that was hand painted by Herman himself. “It was something that I just had to do because I felt it would be quite sad to face whitewashed walls every day while showering,” he says.

Herman also painted the accent wall that front the sitting area. The structure features yet another DIY project: a self-designed, stick-on decal, which reads ‘Make yourself at home’ – something that we are sure every visitor would be happy to do.

SAOTA, an award-winning Cape Town-based architecture studio, has designed a villa to take maximum advantage of ADMARES’ pioneering technology and construction know-how.
The concept was to design a private island getaway, rather than a villa on the water, and do this in a contemporary and tasteful fashion. The floating villas consist of two floors and six bedrooms with the first floor characterised by double volumes, bold materials, and the generous integration of planting. This forms the island, and all the spaces are analogous to and inspired by natural experiences offered by tropical islands around the world. The second floor, which contains the bedrooms and pyjama lounge, is the refuge which gently hovers above the island as an element which is more precise, controlled, and speaks to a more refined sense of luxury.
Singapore Marina Option
For the interiors, ARRCC conceptualised an elegant, high-end approach that incorporates natural materials and features textured timbers, patinated bronze, marble and mirror elements that mimic and reflect the villa’s environment. An interplay exists between the dark-toned architecture and warmer interior finishes and textures, a powerful juxtaposition that creates pockets of warmth and serenity.
The décor embodies fluidity inspired by the waterscapes including soft shapes and curves within the sofas and feature glass, marble and bronze tabletops, textured to mimic the movement of water. Furniture is positioned and scaled to highlight the spaces’ generous volumes, whilst remaining simple and understated. The neutral colour palette complements the paired back interior while incorporating feature pieces in varying hues of blue, offering a subtle nod to the adjacent waterscape. The interiors are infused with natural light and capture the flow of water which dances on the reflective surfaces creating a sense of movement and place, whilst establishing a fluidity between indoor and outdoor.
The interior architecture draws connections from the notion of the island and its lush landscaping, which is extended into the interior and further expressed with the use of rough surfaces such as the unfilled travertine flooring, and the split rock face that holds the base of the first-floor cantilever. These natural materials pull you back to a primal beauty that is Barefoot Luxury.
In contrast, the upper level takes subtle cues from nautical high-end luxury yachts, expressed through minimalist extended lines in the high gloss timber panelling, to rope-like detailing visible in elements from the feature light feature, down to the finest details in the custom rope door handles.
Metallic elements of bronze chamfered doors were brought in to create a lustrous quality that pierces through rough stone walls, creating tension between luxury and rawness, the driving force that directed the conceptual approach.

In our inaugural Qanvast Home Renovation survey, we set out to find the answers to a few things and more - What are their expectations? The highlights and challenges they encounter? Is home renovation as 'difficult and risky’ as it’s often painted to be in the news?
We gathered the opinions of over 500 local homeowners who were at various stages of renovating their homes (planning, currently renovating and recently renovated). With close to half of our respondents responding with a home size of somewhere between 70 – 99sqm (44%), it’s no doubt that many Singaporeans are looking for ways to expand their space – visually and functionally. 
Homeowners are looking for three important features: More space to move about (72%), more light filtering into their homes (67%) and more storage solutions (62%).

4.  $30,000 - $50,000 on renovation works may not be enough

A common pattern we’ve seen: 45% of homeowners surveyed expected to spend $30,000 to $50,000 on works alone, while another 34% were looking at a budget of $10,000 to $30,000 and this is regardless whether they own a resale or a new property. 
However, this sum may not be enough, especially for resale properties which may require additional work. We weren’t surprised when more than half of our respondents (64%)  said that they went beyond their initial budget. Be sure to set aside some buffer (at least 10% of your initial budget) for any unforeseen expenses.

For furniture and appliances, 43% of respondents were looking to spend $11,000 to $20,000, followed by 37% who gave a range of $6,000 to $10,000.

67% of homeowners surveyed still go for an interior designer for their renovation. This is because ID’s are able to provide design concepts and solutions, and can help them manage the entire project as compelling reasons.
Someone who’s genuine, comfortable to talk to, and is able to relate every detail of the renovation clearly to his clients is the ideal candidate. Communication and chemistry/trust are two of the biggest factors that influence a homeowner’s decision to hire, even more than experience or design skills.

10. Singaporean designers are boring
Many respondents feel that the market was 'competitive', but 'lacked creativity'.
At the same time, there is a lack of professionalism in work. From slip-shod workmanship, delays to outright scams, there's a general distrust and wariness. This leads more homeowners looking out for accreditations or doing their own research to give themselves more assurance.
