Happy New Year!
I know I haven’t been posting much lately, but I do like to write something every year on New Year’s Eve so I can look back on things if I want to in the future.
So 2023 was a pretty awesome year for me, to be honest. I really didn’t accomplish any of my goals from my last New Year’s post, except for continuing my Duolingo streak, but you know what? It’s totally fine. I set myself back financially and made no progress on getting in shape, but I had a lot of fun!! And that’s really what this year, particularly this summer, was about.
Travel Highlights:
Went to Colorado in June/July, had an amazing spa day and fancy dinner on my birthday, did a bunch of really cool hikes and took a ton of photos, had more fancy dinners, saw 4th of July fireworks over the Denver skyline, went to museums including the Molly Brown house and the best prehistoric exhibit I’ve ever seen, saw moose and elk, and generally had the best time ever.
Visited my aunts in North Carolina for the first time, and had a great time. They convinced me to treat myself while we were at a real jewelry store so I got myself some diamond earrings. Because why the hell not? I’m an adult with a salary, and I don’t need to save or put toward bills every penny I make.
Went to Ocean City in Maryland for the first time as well, which was a ton of fun even though I’m not the most beachy person ever. Ate crabs, got wasted, rode rides, saw wild horses, and then afterward went to Hershey Park which was also a lot of fun and had great roller coasters!
Went to Colorado AGAIN spur of the moment in November because we finally got invited to go to Casa Bonita. So we did that, of course, went on an awesome winter hike in RMNP, got massages, and had a fancy dinner at a Chianti event in Denver.
I also went to a few shows this year:
Iron & Wine in July which is definitely a highlight of the year because he is my favorite musician and I’d never seen him before. Super intimate acoustic show so I didn’t get any pics or videos but I’ll remember it forever, especially that he played my favorite song!
Modest Mouse, Lord Huron, and a bunch of smaller bands at a two day festival in August. Such a fun time, and both headliners were SO good. Lord Huron is a newer find, but I’ve been listening to Modest Mouse for over a decade and never saw them live!
Death Cab for Cutie and The Postal Service in September, for the 20th Anniversary Transatlanticism and Give Up tour. This was my second time seeing Death Cab but this show was special because both bands played those two albums in full, and Transatlanticism is one of my favorite albums ever.
Other cool things:
Went to a fancy tea room in Boston.
Saw Titanic in theaters TWICE during the 25th anniversary rerelease.
Saw a queer comedy show.
Practiced drawing more, but not as much as I’d like.
Went to the gym slightly more consistently.
Cooked some great meals.
Started writing a fanfic I love, which I truly do intend to finish!
Went on a couple of writing weekend trips to Maine which did of course include lobster and a dessert bar.
Had many snuggles with my cats.
Made sweet desserts for my family’s Thanksgiving and Christmas get togethers.
Played a billion hours of The Sims, and took hundreds of screenshots for my save’s very extensive family tree.
Cut down on waitressing hours at the expense of my savings account so I can have weekends back and not burn out so easily.
Other than all that, I went to work and that was fine, tried dating a few times but nothing panned out, and just kind of hung out and did my thing most days.
Huge shout out to @terieri who not only is my travel buddy, but also willingly came to all those concerts, and is the only person who is as invested in my Sims lives as I am! This year would have been super lame without her.
2023 was all about having fun, exploring, doing new things, and eating great food. It gave me a lot of memories and while I know I won’t be able to afford having another year like this for some time, hopefully I can make 2024 pretty great too!
I hope you all have a wonderful night doing whatever you choose to do on New Year’s Eve, and that 2024 starts off amazingly for you all. For myself, I like to get takeout and play video games so that’s what I’m going to do.

And now, for something no one asked for.
Back in October, @lookbluesoup had a fun little event for their SoSu, Nate's, birthday with art and a whole bunch of stuff about him and Piper and everything. The second I learned he was a baseball guy, my brain latched on to the idea they would be friends with my Theo and have long conversations about whether the Red Sox or Orioles were better based on stats from teams that hadn't existed in two hundred years. So I thought, oh I'll write something quick and post it as a surprise for the birthday thing.
And then I looked up after doing a last editing pass to realize more than a month had passed. Whoops. Thankfully, there's no timeline for crossovers that no one actually asked for. And no, I will not explain how two SoSus exist in this AU. They just do. Enjoy!

It was Theo's lucky day, he decided, as Polly had gotten in a sizeable chunk of deathclaw meat, and Myrna had not one but two boxes of Fancy Lads. Hayley had become something of a picky eater since they had moved to Diamond City. Curie said that was developmentally normal, but these were things she would eat without a fuss. He was ready to just walk past Moe and his normal sales pitch on baseball bats when he spotted Piper at the stall.
He never liked to forget a friend, and Piper really had been while he was still getting settled. She kept an eye on Hayley when Theo couldn't make it back to Diamond City for a bit. Codsworth could do a lot for a five-year-old, but there were some things that were best left to human intervention. He was sure he'd never be able to pay her back for that kind of a favor, and the least he could do was be friendly.
"Piper! It's been a while since I've seen you," Theo said. "Got a big article coming out?"
"Not exactly. I've been out of town, running around with this guy," Piper said. She gestured to the man next to her, easily as tall as Theo, who scoffed.
" 'This guy' like we aren't dating," he said with a shake of his head. "I'm Nate Ronan."
"Theo Carter," he returned. There was something different in an old world handshake. It wasn't anything Theo could even explain exactly. He could just tell Nate was from Before too.
Then Theo glanced at the bat in his hand. He recognized it immediately, besides the nails that had been crudely hammered through the end. There was a bad stain on one side of the barrel when he left it in the mud after practice, and a small notch just before the grip that had come from one of his brothers throwing it around. He couldn’t even remember which one of his brothers did it, but he knew his bat when he saw it. That beauty was the Rockville Slugger.
"That's my bat," Theo blurted out. Nate furrowed his brow, more confused than anything.
"No? I just bought it," Nate replied. He leveled his gaze at Moe, who was already offended that anyone might accuse him of buying stolen goods.
"I meant, as a kid. It wasn't taken recently," Theo explained. "But if you look under the grip tape, you'll see my name carved in the handle. The C is bigger than all the other letters." He had been twelve and using a pocket knife he wasn't supposed to have, but he'd been proud of his carving work.
Nate glanced down at the bat and then at Theo. He had every right, by how law worked in Diamond City, to refuse to listen to anything Theo said. Really, Theo couldn't even blame him for wanting the bat.
"C'mon Blue," Piper said. "That's really specific. We'd know for sure, and then move on with our lives."
"I do offer to rewrap grip tape, only a ten cap fee," Moe offered.
"I'll pay the rewrap fee," Theo offered. "I'm wrong, you get a bat with new grip tape. I'm right, and I get my bat." Theo paused as Nate thought about it. He wanted to press, to make it happen, but he knew it wouldn't help. He would only make things worse if he pushed.
"Alright, that sounds fair," Nate said. He handed the bat back to Moe, who carefully unwound the tape. Little by little, an R carved into the bat became clear, then an E and T. Sure enough, carved in, more shallow than he remembered, THEO CARTER was carved in block letters, and indeed the C was bigger than any of the other by far.
"I'm sure Theo would be happy to reimburse the caps you spent," Piper said. She was right, if pointed.
"That's not necessary," Nate said. "What position do you play?" Piper scoffed and crossed her arms, but there was a smile on her face.
"Right field," Theo said. "I had the power to get the ball to base. That was back in high school, though."
"Didn't play in college?"
"I took the Army track instead," Theo said with a shrug. "If I went to Maryland, I could've played."
"Had to go that far south to get on a team?" Nate ribbed, and Theo grinned. He loved his new world friends, but he missed good ol' fashion sports smack talk.
"Born and raised there," he said. "Might've been an Oriole if I stuck with it." This wasn't strictly true. He knew he would have ended up with a job in his dad's garage and been perfectly happy.
"And they had their last World Series when? 2056?" Nate teased.
"It's better than being cursed," Theo shot back. They laughed and Theo felt like he had just a little piece of his old life back.
"You should join my team, " Nate offered. "Some of the ghouls at the Slog are pre-war and have a team. Real baseball, not whatever More calls baseball."
"Hey!" Moe said in the background as he rewrapped the bat handle, though they both ignored him.
"It's casual enough, but I set up a game," Nate explained.
"Yeah, without a team to play with," Piper chimed in.
"I have most of a team," Nate said with a wave of his hand, as though it were mere details. "I'm confident we can win."
Theo brought up his PipBoy and made more solid plans. Of all the things he expected from the day, none of this would have been included in his most random dreams, but he was happier than he'd been in a while.

Gemologists & Color Grading
The internationally accepted measurement for clarity must be done under of 10 power magnification. If no flaws can be seen at that degree of magnification the diamond is deemed to be flawless the highest possible clarity grade diamond and obtained. It is important that the stone not be mounted when inspected as the setting can hide imperfections but before arriving at that determination a laboratory gym I was just will usually turn his microscopes up to 40 power or even hired to view the diamonds flaws. After locating any inclusions that there may be he then reduces the magnification back down to 10. Is at that power the flaws can no longer be seen in the stone is judged to be flawless. Some flaws can still be seen in the power and the grading is reduced. Therefore international yardstick for judging clarity is 10 power magnification. No more no less.
Incidentally it takes an experience geologist to do this. An average person might see tricks of the brain and optic nerves attend to afflict to The untrained eye. Anything seen at a 40 power or higher tends to imprint itself in the mind so that I can still be seen even when the microscope is returned to the lower degree of magnification. By the same token when you see with your naked eye is meaningless. The stone may look flawless and you're contend the flaws to reduce its value by tens of thousands of dollars.

I just finished up the 2017 Forecast for my newsletter. As I examined each of the property sectors, hoping to uncover optimized value and returns, I could not help but to appreciate the role that Small Cap REITs serve within my Durable Income Portfolio.
It’s rather obvious that Small Cap stocks are easier to spot when it comes to bargain hunting. Oftentimes many analysts and investors simply ignore the smaller names, leaving the gem mining up to the gutsier investors looking to find the next diamond in the rough.
It took a bit more courage to step out of the box in 2016, as many of the larger dominating index fund REIT stocks were scrambling due to interest rate fears. However, thanks to the year-end “Trump Rally” REITs were able to end the year with a respectable 8.5% Total Return.
It’s not surprising that the rally was led by the institutional buyers that have a much higher degree of analyst coverage and much lower risk tolerances.
Small-cap REITs have always been seen as riskier bets than large caps. They often do not have the diverse revenue streams or stable cash flows that allow them to weather difficult economic environments (like their larger-cap counterparts). Also, small cap stocks are more susceptible to wide swings in price due to lower trading volumes and this greater volatility deters action and often invites selling.
The lack of Wall Street coverage and investor interest can also result in shares remaining undervalued – especially in down markets – for extended periods of time. By “flying under the radar,” the small-cap REITs offer better potential for growth over the long term and due to the decreased institutional support, there’s a better chance that small caps will result in an underestimation of a company’s operational health and prospects.
We recently added a few new REITs to the Durable Income Portfolio (and we also sold a few). Our objective is to maintain a modest allocation in Small Cap REITs, never desiring to get too fancy and put all of our eggs in one basket. Last year we wrote on over a dozen Small Cap REITs and in this article I decided to provide a recap of several of the top-performers (in order of worst to best performance).

Sizing Up Small-Cap REITs
Preferred Apartment Communities (NYSEMKT:APTS) has a market cap of $383 million with 57% debt to market cap. We first wrote on this multi-family REIT back on December 2014 and our latest research report was on October 2016. As my disclosure states, I own shares in APTS but I am not thrilled with the moves outside of the apartment platform.
Specifically, APTS has been investing in office and student housing, and the company is also incubating a shopping center REIT (under the same umbrella). In addition, APTS has been raising a significant amount of capital in its non-traded REIT and I am fearful that the company is drinking the same Kool-aid as other empire builders (remember ARCP?).
APTS is also externally-managed and when you combine the company’s debt level with the preferred equity, it suggests that there is substantially more leverage for the common shareholder. To be clear, I still own shares in APTS but I am becoming cautious given the perplexing moves over the last year or so. APTS is trading at $14.00 with a P/FFO multiple of 10.8x. The dividend yield is 6.3%.
City Office (NYSE:CIO) is a newly organized Maryland corporation formed on November 26, 2013 to acquire, own, and operate high-quality office properties located within its specified markets in the United States. Based in Vancouver, Canada, CIO listed on the NYSE on April 11, 2014 (over two years ago) by raising $189 million at a price of $15.00 per share. It is one the smallest office REIT in our research lab with a market cap of $387 million.
CIO owns 14 properties (3.3 million square feet) located in growing markets with strong fundamentals. The buildings are located in Seattle, Portland, Boise, Phoenix, Salt Lake City, Denver, Dallas, San Antonio, Austin, Houston, Tampa, and Orlando. All of the properties owned by the REIT generate annual NOI of just $37.6 million. The company focuses on assets valued at $20-50 million with targeted cap rates of 7-8%.
CIO’s Q1-16 FFO Payout Ratio was 74%, much lower than the FFO Payout in most of 2015 (around 90%). We wrote on the company on June 20, 2016 when shares were trading at $11.81 and they have increased just over 4%. We view CIO as an acquisition target, around 49% of revenue is generated from government agencies, investment-grade companies or their subsidiaries. We still watching this one from the sidelines – shares are trading at $12.85 with a P/FFO multiple of 12.1x (and dividend yield of 7.3%). See my article on CIO HERE.
Easterly Government (NYSE:DEA) is the only internally-managed REIT with a focus on investing in U.S. government-leased buildings. The other direct peer is Government Properties Trust (NYSE: GOV) an externally-advised REIT.”
In February 2015, DEA completed its IPO on the NYSE, and the company raised $207 million (priced at the mid-point of $15.00 per share) that included the full exercise of 12 million shares. Since that time, DEA has grown to around $250 million.
DEA focuses on the acquisition, development and management of class A commercial properties that are leased to U.S. government agencies through the General Services Administration.
DEA shares are up over 27% since I first wrote on the company back in July 2015. Although I don’t own shares today, I really like the value proposition of this pure-play government property REIT. Shares are now trading at $20.16 with a dividend yield of 4.8%.
Community Healthcare (NYSE:CHCT) leases properties to healthcare providers across a range of facility types in various healthcare industry segments. Specifically, the company focuses on smaller ancillary properties in non-urban markets – generally not a hospital or even a large on campus medical office building.
In my first article on CHCT I took the defensive steps citing a “riskier strategy focused on government pay and rural markets.” I concluded that “CHCT has a limited track record, and the REIT does not offer a return that justifies the elevated risks. Besides, there are too many other healthcare REITs that own higher-quality properties located in major MSAs that are managed by veteran CEOs.”
Later I decided to take a speculative position, and I’m glad I did. Shares have returned 28.6% since December 31, 2015. Currently CHCT is trading at $22.78 per share with a P/FFO multiple of 15.3x (and a dividend yield of 6.8%).
National Storage (NYSE:NSA) went public in November 2015 I Bill Stoller deserves credit for spotting this “rising star”. As he wrote, “
A growth oriented, publicly-traded, self-storage REIT concept that pays a 5% dividend is certainly a tempting combination. NSA already has an internalized management, a rare achievement for a small-cap REIT this early in the game.
I didn’t begin to research NSA until a few months ago, when I wrote an article explaining,
We are initiating a target price at $20.00 per share. This means that we will slap an immediate BUY rating on the shares now, and we would recommend our “nibble” approach – that means incremental buying and waiting on a pullback to reach a full position.
Since that time (September 2016) shares are up around 10%, signaling that much of the shine is rubbing off. We prefer Extra Space (NYSE:EXR) and CubeSmart (NYSE:CUBE) – we recently added CUBE – and we will continue to monitor NSA for weak entry points.
Agree Realty (NYSE:ADC) has almost grown out of the small cap bucket – the Net Lease REIT has a market cap of around $1.2 billion. I began covering the company back in 2011 but over the last year the company has been on a run – shares are up over 40% since December 2015.
ADC was the top performing Net Lease REIT in 2016 and I’ll credit Bill Stoller, once again, for making the call. Back in March 2016 Stoller wrote that ADC is “a conservatively managed REIT with a clear vision for growth. Over the next five years, Agree intends to scale the business to $2.5-3.5 billion enterprise value, while maintaining a strong balance sheet and high-quality portfolio.”
Keep in mind, it’s much easier for a small cap REIT to grow and as ADC gets larger it will become more difficult to move the needle. Also, ADC has a development business in which I generates higher investment spreads by designing and constructing buildings. I view Net Lease development as a dying business – most retail and restaurant chains are cutting out the middle man (aka the developer) by doing sale/leasebacks with REITs like Realty Income (NYSE:O) and National Retail Properties (NYSE:NNN).
My point is, ADC has found a nice niche, but the company is now trading at an elevated price (of $46.93 / share). I’m not sure the multiple (18.5x) is warranted given the non-rated balance sheet and higher cost of capital (compared to O and NNN). ADC dividend yield is 4.2%.
Armada Hoffler (NYSE:AHH) is a full-service REIT with extensive experience developing, building, owning and managing high-quality, institutional-grade office, retail and multi-family properties in attractive markets throughout the Mid-Atlantic United States.
In addition to developing and building properties for AHH’s portfolio, the company also provides general construction and development services to third-party clients throughout the Mid-Atlantic and Southeastern regions of the United States. Accordingly, the centralized Mid-Atlantic focus is a key differentiator for this diversified REIT.
I first wrote on AHH back in January 2015 and boy do I wish I would have back up the truck – since my article, shares have sky-rocketed over 42%. This was a classic case of “flying under the radar” and even over the last year AHH has returned close to 50%. Hopefully someone read my articles on AHH and took action, I would wait on buying today. Shares are trading at $14.41 with a dividend yield of 5.0%.
UMH Properties (NYSEMKT:UMH) is an owner and operator of manufactured home communities – leasing manufactured home sites to private residential homeowners. The REIT also rents homes to residents and currently has over 4,400 rental units.
Their portfolio consists of 100 manufactured home communities containing approximately 18,000 developed sites located in New Jersey, New York, Ohio, Pennsylvania, Tennessee, Indiana and Michigan. UMH commenced operations in 1968 and has been operating as a public company since 1985.
I was an investor in UMH over a year ago but I decided to sell out when I became concerned by the company’s elevated payout ratio. As I wrote,
We believe that the dividend rate is indeed detrimental to the REIT as it continues to pay out money it simply does not have. We have also pointed out that the REIT is over-levered and further borrowing to pay the dividend should not be considered.
We decided to take a pause until we determined “what dividend can be supported with some “room” left over (think 90-95% payout to start).” UMH has been paying a flat dividend (of $.72/share) for years and we decided that to be cautious we needed to step away and let the management team perform magic.
Ho, ho, ho, it’s magic! As you can see below, UMH is forecasted to grow FFO to $.87 / share in 2017, easily covering its dividend payout. Furthermore, we would not be surprised to see the company finally raise its dividend later in the year. Keep it up Sam (Landy)!
UMH shares are trading at $14.89 with a P/FFO multiple of 20.7x. The dividend yield is 4.8%.
NexPoint Residential (NYSE:NXRT) is an externally-managed Multi-Family REIT that owns 39 properties encompassing 12,276 units spread across 8 states. NXRT does not have much of a track record but we like the fact that the company is 100% dedicated (a pure-play) to multi-family.
I wrote on NXRT just a few days and decided to initiate a BUY with a Target of $21.00 per share. NXRT has been a real gem for investors as shares have climbed over 78% since December 31, 2015. We are holding off for now, but we will be watching this Small Cap ($493 million market cap) closely.
CorEnergy (NYSE:CORR) was my top underdog pick in 2015, I guess I was a year late to the party. Fortunately, I stayed with the pick when I wrote in November 2015:
I believe CORR has the potential to generate outsized returns, and I am maintaining a BUY rating on the shares. The F.A.S.T. Graph below forecasts Total Annualized Returns of ~40%.
As we all know, investing is all about patience, and this small cap pick has paid off handsomely – shares are up over 147% since December 31, 2015. We have maintained our modest exposure (1%) even after the incredible run.
CORR is trading at $35.99 with a dividend yield of 8.3%. One of the things that many investors forget about with CORR is the company’s experience in the energy business.
David Schulte , the co-founder and CEO, was a co-founder and a Managing Director of Tortoise Capital Advisors L.L.C. where, until 2015, he served on the investment committee. He is recognized in the industry as an expert on master limited partnerships and other financial structures for investing in energy infrastructure.
Prior to that, Schulte was a Managing Director at Kansas City Equity Partners (KCEP), a founding sponsor of Tortoise, where he led private financing for two growth MLPs. Before joining KCEP, he spent five years as an investment banker at the predecessor of Oppenheimer & Co., Inc.
The point here is that it was not a fluke that CORR hit the ball out of the park, the support for the stock is directly correlated to the risk management practices at CORR, and also a reason I kept my chips on the table. CORR is trading at $35.99 per share.

Lil Uzi Vert “Luv Is Rage 2″ Album Commentary
I’m excited that this Album is here… But at the same time it makes me a little bit sad that the twitter jokes about it never being released will cease now. I think I put the first Luv Is Rage mixtape as my rap album of the year in 2015, which makes it hard for me to know what to expect from this one. It’ll either be a classic, or an audio version of whatever Lil Uzi’s hair is doing right this very moment. Let’s not waste anymore time here, and instead just shoulder roll our way into Luv Is Rage 2:
1) Two:
Calling the first track on your album “Two” is a piss off, Uzi… But this song’s beat got the trademark accordion over it and I am instantly lulled into being okay by it. This track leads off right where Luv Is Rage ended,which is fire.. Sure, now he’s rapping about fame being poisonous and money being evil BUT shit slaps stupid hard and I can suspend my concern for his personal well being for at least as long as this song lasts.

EITHER SLOW DOWN WITH YOUR DIRECTIONS OR DON’T TELL ME WHAT TO DO, MR UZI VERT. I’m also not doing math so your probably clever song title is completely lost on my dumb ass!!!!! This song has me voguing into a broken mirror while thinking about all the girls who have ever wronged me. I’m flash dancing in my back yard, nae naeing at the thought of my own death. This is a total stripper joint, but don’t be surprised if some of them dancers recognize the sadness in Lil Uzi’s voice and shake their titties wild mournfully and make all of the perverts watching reflect on their own shit.

Coincidentally, this song title is exactly what I tell the drive thru dicks at Wendy’s when they ask me which one (1) sauce I want with my six (6) orders of the dollar menu Five (5) piece nugget. In the first verse on this dreamy lil song Uzi says “ALL MY GIRLS DRESS LIKE THEY WORK AT HOOTERS” like it’s a good thing. If I’m worth millions of dollars, my many, many girlfriends would all be dressed in differently themed designer garb: One goth model with diamond encrusted tears, one pioneer thot with a golden pitchfork, a pair of ghost women wearing spooky Red Bottoms, etc. Let’s have some showmanship, please. This song is good though, the last ¼ of this album is picking it up.

The Difference in Color Grading Scales
Color grades are considered best for investment RD through H on the GIA scale corresponds to 032 on the EGL scale. Some fluorescents in the stone is not bad and doesn't necessarily detract from the stones value so long as it is pervasive in a stone and not concentrated in a single area. Fluorescents may even enhance a diamonds fire or brilliance but it shouldn't interfere with your judgment or the gemological judgment of the Stone's true color.
A stone is usually color graded by viewing the stone unmounted from the top that is by looking straight down on its table the broad flat facet on the top of the round brilliant cut diamonds. The background should be white. And above all regardless of the lighting employed the diamond should be compared side-by-side against a set of master stones.
