When Homes For Sale Are Burglarized (because it’s happening right now)
For the good of the industry this is worth brainstorming about.
From my colleague this afternoon....”I had a call at 12:30 am on Sunday morning from the San Jose Police who were at one of my listings, they wanted me to come over as my listing had just been burglarized. The front door had been battered down (the home was occupied but owners were gone for the night), the intruders ransacked the home (luckily no damage to anything) and stole the car in the garage.” She continued, “The San Jose police indicated they are getting 3-6 calls every weekend now on homes with a For Sale sign that appear to be vacant. The officer noted most of the time the intruders are partying and destroying property and that it has been an on-going problem in East San Jose and is now moving into other areas. The officer recommended not posting a "For Sale" sign and perhaps no pictures/and or fact sheets.” It is easy enough to forego posting a For Sale sign, to set up security measures such as “Ring,” “Nest Cam,” lights on timers, and motion detecting lights but my bigger dilemma is that we use social media to promote listings. So do we skip marketing the address and only put the street name or neighborhood name? Which makes no sense if we post the listing to the Multiple Listing Service (MLS) because the complete data is universally known within 24 hours since the likes of Redfin, Realtor.com, and Zillow pull from MLS to populate their sites. If we do not put the home on MLS, we are going against MLS recommendations to sellers that advises to broadly market your home on MLS for the most exposure which will produce the best outcome (highest possible sales price).
As a Realtor my first thought is to beef up home security. However as a Seller I may feel differently. There’s a good chance I will not feel safe in my home if I believe someone may break down my door in the middle of the night because they have seen it listed for sale online.

October Market Insights
The fall home-buying season is well underway and Nancy Robinson, Regional Vice President of San Francisco Bay Area Coldwell Banker had the opportunity to talk with many Sales Associates one-on-one in all of our local offices. Robinson gets great insight into the market this way – hearing it from the news makers themselves. I like to bring it to you so that you too are aware of the latest issues and trends in the Bay Area housing market.
One of the big changes Robinson noted is that our local markets have cooled off quite a bit since the beginning of the year. While the Bay Area is still in a healthy housing market by most standards, it certainly is not the red-hot seller's market we have seen for much of the past year. There are exceptions in some price points, but prices in general have slowed down. Some homes are taking longer to sell. Some buyers are a lot more "picky" and hesitant to make a move. Many will walk away if they think there's any chance they'll find themselves in a bidding war. According to the Sales Associates Robinson spoke with, Buyers are worn out and suffering from price fatigue after the sharp run-up in values over the past year. Overall, as an industry, we Sales Associates believe Sellers must adjust their expectations if they want success in their sale.
This kind of a transitioning market is bringing back contingent offers. In some areas (the San Francisco Peninsula) it may just be a contingency on property condition and loan - something that has long been absent in particular from the Peninsula real estate market. In other areas we are seeing offers contingent on the sale of the Buyer’s property. There are more and more contingent offers every day, some with many moving parts and many risks of deals falling apart. Complex offers and transactions raise the importance of aligning yourself with the right industry associates.
Six months ago any seasoned agent would have recommended that their Buyers not even consider writing an offer contingent on the sale of their current home or using a Seller's Contingency. Today, the current market presents more opportunities for these types of offers. One of the biggest fears people have when moving up (or downsizing) is that they may find themselves homeless or spending large amounts of money on interim housing. These slower months are a great opportunity for Buyers and Sellers alike to be more creative and ask for what they want in their offer rather than appeasing the other party. In the real estate market there is always an opportunity to get what you want at the price you want, you just have to know when to strike. I recommend consumer's not be fearful of a slower market but see it as the opportunity that it is.
