The New York City suburb of Scarsdale, located in Westchester County, New York, is one of the country’s wealthiest communities, and its residents are reliably liberal. In 2020, three-quarters of Scarsdale voters cast ballots for Joe Biden over Donald Trump. One can safely presume that few Scarsdale residents are ardent backers of Trump’s wall on the Mexican border. But many of them support a less visible kind of wall, erected by zoning regulations that ban multifamily housing and keep non-wealthy people, many of them people of color, out of their community.
Across the country, a lot of good white liberals, people who purchase copies of White Fragility and decry the U.S. Supreme Court for ending affirmative action, sleep every night in exclusive suburbs that socially engineer economic (and thereby racial) segregation by government edict. The huge inequalities between upscale municipalities and their poorer neighbors didn’t just happen; they are in large measure the product of laws that are hard to square with the inclusive In This House, We Believe signs on lawns in many highly educated, deep-blue suburbs.
In a new report for The Century Foundation, I contrast Scarsdale with another Westchester County suburb, Port Chester, which is just eight miles away but has remarkably different demographics. Scarsdale’s median household income, in excess of $250,000, is nearly three times that of Port Chester, as is the portion of residents with a college degree. And whereas three-quarters of Port Chester’s elementary students qualify for free or reduced-price meals at school, zero percent of Scarsdale’s students do. In Scarsdale, 87 percent of residents are non-Hispanic white or Asian American, whereas 69 percent of Port Chester residents are Black or Hispanic.
On the overwhelming majority of Scarsdale’s land, building anything but a single-family home is illegal. According to data collected for the report by New York University’s Furman Center, just 0.2 percent of Scarsdale’s lots have structures classified as two- or three-family homes or apartments. Port Chester, by contrast, allows multifamily housing on about half its land. From 2014 to 2021, 41 percent of the new housing units authorized in Port Chester were for multifamily housing. In Scarsdale, none of the 218 units permitted was for a multifamily home. When multifamily housing is proposed in Scarsdale, residents raise numerous objections, many of them spurious. Some oppose apartments, for example, on the grounds that multifamily housing will result in overcrowded schools, even though data show that school enrollment in the Village of Scarsdale has been declining in recent years.
Many people seeking a better life for their children would, in fact, relish an opportunity to move to Scarsdale. In interviews I conducted for my new book, Excluded: How Snob Zoning, NIMBYism, and Class Bias Build the Walls We Don’t See, low-wage single mothers from across the country repeatedly expressed their desire for better schools for their children.
And as I note in the Century Foundation report, Scarsdale spent nearly $5,500 more per student than Port Chester did in 2020, and had lower student-to-teacher ratios. In 2019, 32 percent of Port Chester students were performing at grade level in English, compared with 87 percent of students in Scarsdale—a staggering 55-percentage-point gap. In math, 35 percent of Port Chester students performed at grade level, compared with 90 percent of Scarsdale students, also a 55-point gap. When low-income students are given a chance to attend lower-poverty schools, research shows they can cut the achievement gap with their middle-class peers in math by half and in reading by one-third over a five- to seven-year period. They just seldom get the option.
Television cameras help depict the plight of immigrant families who are turned away at the border, but they don’t capture the way working-class families in places like Port Chester are shut out of higher-opportunity public schools in places like Scarsdale that prohibit the construction of the types of homes that less advantaged families could afford. Although Scarsdale parents may try to reconcile the exclusion with their political liberalism by supporting greater state education spending in places like Port Chester, economic integration of schools has been found to be far more effective than a “separate but equal” compensatory-spending approach to equity.
By limiting housing supply, Scarsdale’s zoning laws—and similar rules in other New York City suburbs—also artificially drive up home prices in the metropolitan region. Earlier this year, New York State Governor Kathy Hochul proposed the New York Housing Compact, which would have given downstate municipalities, such as those in Westchester County, a goal of increasing their housing supply by 3 percent every three years. If communities failed to reach those goals, the state would require municipalities to provide applicants for housing permits with a fast-track approval process. In addition, downstate areas would need to rezone for greater housing within a half mile of commuter-railway and subway stations. Currently, in Scarsdale, nearly all of the land near the train station is zoned for large lots containing single-family homes.
But though yes-in-my-backyard reforms have gained traction in states such as California and Oregon and in cities such as Minneapolis and Charlotte, the liberal New York State legislature deep-sixed a moderate Democratic governor’s housing agenda—with the help of elected officials and civic leaders from affluent liberal suburbs. Amy Paulin, a Scarsdale Democrat, told The New York Times that Hochul’s “proposal would change the complexity of our county in a way that doesn’t make sense.” Westchester County’s Andrea Stewart-Cousins, the Democratic leader of the state Senate, meanwhile, rejected Hochul’s plan and called instead for financial incentives to encourage communities to voluntarily permit more housing.

In 2014, Jane and David Fewson drove around Australia in an old converted fire engine. It was on this trip that they fell in love with the Northern Rivers area of New South Wales, so much so that they decided to pack up their life in Fremantle and make the move to a small town located 30-minutes south-west of Byron Bay. They bought a large, rundown home on a 20-acre former macadamia farm that needed some serious work. 
Jane and David’s daughter Hannah Fewson joined them shortly after, to help with the renovations. ‘Mum and Dad looked at many properties. This one’s location just felt right, and we liked that although there wasn’t a grand view, all of the 20-acres were usable and not a steep escarpment,’ says Hannah.
Seven years later, and Jane, David, Hannah, her fiancé James and their 18-month-old daughter Purslane are all living in the spectacular home they built together. On the same 20-acre block is a cosy Airbnb rental Paddock Hall, built a couple of years ago and managed by Hannah, as well as an old Queenslander that Hannah and James had trucked down from Brisbane. They plan to move into it after they’ve completed their own renovation.
Jane and David’s house was in a state of disrepair when purchasing, but has now been completely transformed by the family. David owns the post and beam barn carpentry company Brotherwood, and undertook leading the charge of the renovations himself. 
It’s hard to believe this open, expansive home was once a was a large brick 1970s build with all the living upstairs, small hallways and pokey rooms. Downstairs was an enclosed drive-in garage with a roller door. Hannah explains just some of the extensive renovations they undertook: ‘We took the pitched roof off, brought the ceiling height up, and made a parapet around the new roof to give the external appearance of a flat roof. We clad the exterior upstairs with macrocarpa (or golden cypress) and rendered and painted the downstairs exterior. We polished the original concrete pad downstairs that became the floor for the living area, dining area and kitchen, and clad all the internal walls with lining boards.’

Though California recently toughened its regulations to ensure more cleanup funds are available, those measures don’t go far enough, according to a recent state report and the Times/Public Integrity analysis.
California’s oil industry is in decline, which increases the chances that companies will go out of business. That in turn could leave the state with the costs for cleaning up their drilling sites, which if left unremediated can contaminate water supplies and waft fumes into people’s homes.
Under federal, state and local laws, fossil fuel companies are required to post funds, called bonds, to ensure that wells are ultimately plugged and remediated. These set-aside funds are a response to the oil industry’s history in the United States, in which thousands of companies went out of business without banking enough financial reserves to pay for remediation.
Industry representatives say they are doing their part to pay for cleanup in California, but their bonds are woefully inadequate to meet the expected costs. The Times/Public Integrity investigation found that bonds posted to the state by California’s seven largest drillers, which account for more than 75% of oil and gas wells, amount to about $230, on average, for every well they must decommission. Other bonds held by federal and local regulators don’t significantly raise those amounts.
By contrast, the average per-well cost for capping wells and dismantling associated surface infrastructure in California is between $40,000 and $152,000, depending on whether a well is in a rural or urban area, according to a study released in January by the California Council on Science and Technology.
The result is a yawning gap between what the industry has provided and what ultimately will be needed. Companies have given the state only $110 million to clean up the state’s onshore oil and gas wells, the council found. In actuality, it could cost roughly $6 billion for that cleanup, according to a Times/Public Integrity analysis of state data provided to the science and technology council.
Decommissioning offshore oil wells and platforms, which is not included in those figures, will cost several billion dollars.
“These liabilities are hiding in plain sight,” said Clark Williams-Derry, an energy finance analyst at the Institute for Energy Economics and Financial Analysis. “They’re huge, but somehow they’ve become invisible to us.”
A key question is whether California’s oil industry—once a top-three U.S. producer—has the resources and staying power to pay for future cleanups.
Industry representatives contend that they will be in the state as long as Californians consume fossil fuels. “There are significant projects that are being proposed,” said Rock Zierman, chief executive of the California Independent Petroleum Assn., adding that the state’s oil industry supports roughly 18,000 jobs.
But California oil production has fallen nearly 60% from its peak in 1985, in part because the state’s deposits of heavy crude can’t compete in a world that prefers cheaper natural gas.
As the state extracts less oil, more and more wells sit unused.
If output continues to drop, more communities may be left in the predicament of Arvin, a largely Latino town of 20,000 in Kern County that’s dotted by drill sites. Many of those wells sit idle or produce little.
Until such wells are plugged, they can release toxic emissions and flammable gases from both their casings and the pipes that connect to them. Elvia Garcia knows that all too well.
In 2014, flames shot out of wall sockets in Garcia’s home. Her pregnant daughter suffered from sudden blackouts. Government inspectors drilled test holes in lawns and found explosive levels of gas leaking from a pipe servicing wells at the end of the block.
They gave residents one hour to evacuate. It was nine months before Garcia’s family was allowed to return.
“We smelled strong odors of something decaying, and that smell was coming from the outlets,” she said in Spanish. “We thought there was something in between the walls that had died.”
More than 350,000 Californians live within 600 feet of unplugged wells, a Times/Public Integrity analysis of census data found. That’s the distance at which people are exposed to degraded air quality, according to a 2019 report from the office overseeing oil and gas in Los Angeles.
Oil wells are known to emit likely carcinogens including benzene and formaldehyde. Uncapped, these wells also release a potent greenhouse gas, methane, that helps drive climate change.
The Times/Public Integrity investigation raises questions about the effects of these ongoing emissions if more of the state’s idle wells are deserted without enough money to clean them up.
It has long been industry practice to let wells go temporarily idle—for maintenance purposes, for example, or when commodity prices are low. But according to data maintained by the California Geologic Energy Management Division, or CalGEM, the agency that regulates oil and gas producers, the oil industry since its peak-production days has doubled the instances in which it idles wells for at least two years at a time.
Most cases of oil and gas wells going idle in California are short-term. But once a well has been dormant for just 10 months, there’s a 50-50 chance it will never produce again, a Times/Public Integrity analysis of 40 years of state data found. By the time federal regulators begin raising concern—at five years of inactivity—the chance that a well is ever active again falls to 1 in 4.
Industry critics say lax state regulations are allowing oil companies to walk away from wells and the liability they represent.
“All they want to do is rape the land and leave,” said state Sen. Hannah-Beth Jackson, a Santa Barbara Democrat deeply involved in attempts to regulate the oil and gas industry. “They are taking the resources of California, monetizing them and leaving us with the mess.”
Zierman, of the California Independent Petroleum Assn., rejected such claims, arguing that the use of cleanup bonds and fees on both idling and production means companies bear their share of costs.
Such bonds act like a security deposit on an apartment, with the money returned if a company meets its cleanup obligations and kept by the state if it does not. If a company goes out of business without adequate bonds, the state is on the hook for the difference or, alternately, could leave the site contaminated.
Zierman also disputed the idea that the state’s industry has no future. The problem, he said, is that state and local governments are blocking proposed projects. “Part of it is just a concerted effort to stop oil in California,” he said.
For their part, state regulators say they’re operating under the assumption that California oil and gas is on the way out.
The role of CalGEM “is really to manage that decline,” said Jason Marshall, the Department of Conservation’s chief deputy director and until late 2019 the acting head of its oil and gas division. “To make sure that when the last barrel of oil gets produced, that there are resources available so the well that produced it and all the other wells can be plugged.”
State regulators say they have new tools in place to protect taxpayers and the environment.
In October, Gov. Gavin Newsom signed legislation that gave California more authority to limit the financial liability shouldered by taxpayers. It also mandated companies conduct more thorough reporting of emissions and liability. A month later, Newsom announced the state would study the possibility of a no-drilling buffer zone around communities.
Last April, CalGEM enacted regulations targeting idle wells. Those included increased fees on idle wells to create an incentive for producers to plug them. CalGEM, previously called the Division of Oil, Gas, and Geothermal Resources, collected $4.3 million in such fees in 2018.
Though state officials say these new regulations will better protect the state from liability, they still leave California exposed, experts say.
“The amount of the bonds currently on file is really small compared to the magnitude of the plugging obligations,” said Judson Boomhower, an environmental economist and assistant professor at UC San Diego who was the lead author of the California Council on Science and Technology report.
California’s ability to handle the shrinking size of the industry could soon be tested. One of the state’s largest producers, California Resources Corp., is responsible for the third-most idle wells of any company in the state and faces cleanup costs that far outstrip its total market value. CRC and its subsidiaries operate more than 17,000 unplugged wells, either idle or active, including four artificial islands built to tap offshore reserves.
If CRC were to fold, other companies would probably buy some of those wells, but many could become the state’s problem.
More than 7,600 wells on pause
On many days, there’s no horizon in western Kern County. Dust and pollution thrown up by the area’s twin economic engines, fossil fuel extraction and large-scale agriculture, blend the hazy sky with land that’s been sculpted into miles of straight-lined farms and oil fields hosting three-quarters of the state’s oil and gas wells.
In this part of the county, only a chain-link fence and 1,000 feet of dusty ground separate the fewer than 200 people living in the mobile homes and modest houses of Tupman from the 75-square-mile Elk Hills Field. This oil patch is so contaminated that a flock of sheep, 500 animals by one count, died here in 1960 when they drank from a pool of water tainted with arsenic, historically used to prevent corrosion in wells.
“Here’s a nice place to come out and eat your lunch,” Rosanna Esparza, a gerontologist and Bakersfield-based community activist, said sarcastically during a September visit to the eerily quiet Tupman. She gestured toward two gray picnic tables outside Elk Hills Elementary School, which sits on the oil field’s border.
Elk Hills is the largest gas-producing field in the state and the prize of California Resources Corp.’s portfolio. But this 109-year-old field is home to nearly 1,400 of the more than 7,600 CRC wells that were sitting idle statewide as of mid-January, according to CalGEM data examined by The Times and Public Integrity. The analysis of the most recent idle well inventory, published in September, found that CRC’s idle wells haven’t produced oil or gas, on average, for nearly 14 years.
This field is riddled with contaminants left behind by fossil fuel extraction. The U.S. Navy previously managed Elk Hills, and the federal government is paying the state to remediate 131 areas of concern here that contain arsenic, metals such as chromium and lead, and carcinogenic chemicals called polycyclic aromatic hydrocarbons.
“This is an example of what’s going to happen in the foreseeable future when other huge oil fields start to lose their glitter,” Esparza said. “This is what happens when the oil industry starts to slip.”
CRC was born in 2014 when Occidental Petroleum Corp. packaged its California assets and spun them off as a new company, shedding millions of dollars in environmental liability for Occidental in the process.
CRC has since faced harsh market forces. Oil production at the wells now owned by the company is down more than 70% since the 1980s. Gas is down more than 50%. CRC’s shares had lost more than four-fifths of their value as of mid-January. The company’s cash generated after expenses—a key financial measure known as net free cash flow—is several hundred million dollars in the red since splitting from Occidental, according to an analysis of U.S. Securities and Exchange Commission filings compiled by the energy analyst Williams-Derry, who has tracked CRC.
And CRC has nearly $5 billion worth of debt that’s maturing by the end of 2022. Its credit rating is CCC+, which Standard & Poor’s describes as “currently vulnerable” and just steps above default.
“The significant risk of this company is avoiding bankruptcy,” said Paul Sankey, an oil and gas analyst and managing director with financial firm Mizuho.
On top of all this, CRC will eventually need to address its environmental liabilities. The company’s most recent SEC filing lists $511 million in future cleanup costs called “asset retirement obligations.”
After examining the state’s historical costs, The Times and Public Integrity found it could cost more than $1 billion to plug all the wells CRC operates.
In emailed responses, CRC spokeswoman Margita Thompson said the company delivered strong third-quarter 2019 results, with record free cash flow, some debt repayment and stable production. She also said the $1-billion figure is misleading because the state would shoulder the responsibility only if CRC were unable to pay, which she indicated would not be necessary because the company expects to make far more money off its reserves than it needs to address those liabilities. And she contended that the company can plug its own wells at a lower cost than if the state were to take over.
CRC across all its subsidiaries has more than $80 million in cleanup bonds outstanding with various agencies, satisfying its obligations, Thompson said.
She said the company takes its oil well “plugging and abandonment duties seriously,” adding that idle wells are an important part of the company’s inventory because they can eventually be used again to access oil and gas formations.
“Prematurely closing wells would worsen Californians’ dependence on imports from places like Saudi Arabia,” said Thompson, who earlier served as press secretary for Gov. Arnold Schwarzenegger.
Critics say CRC’s approach to its aging wells raises questions about its long-term commitment to remediation.
Under California law, operators can either pay fees or agree to plug long-idled wells. Of the 10 operators with the most long-idled wells in the state, the only ones that opted for fees instead of cleanup were two CRC subsidiaries, according to data obtained via public records requests.
Holding off on decommissioning minimizes short-term costs, but it comes with uncertain consequences for California if CRC gets into deeper financial difficulties.
“A single bankruptcy among one of these large companies could potentially create a large number of orphan wells,” the recent California Council on Science and Technology report said, specifically mentioning CRC.
Williams-Derry compared CRC’s situation to short-lived coal companies that took on high levels of liability in recent years as they spun off from major producers that were financially hurting. “Those were companies that to all appearances were designed to fail,” he said.
Industry lobbies to limit cleanup obligations
People living near unplugged oil and gas wells face exposure to cancer-causing chemicals, and toxic residue brought up by drilling below Earth’s surface can contaminate aquifers that could become future drinking water supplies.
This year, California lawmakers are considering a bill that would create a 2,500-foot buffer separating wells from homes, schools, hospitals and other public buildings.
According to a Times/Public Integrity analysis, more than 2 million Californians live within that distance of an unplugged oil or gas well, with Latino, black and low-income people living nearby at a slightly higher rate than the California population as a whole. Half of those 2 million people reside in Los Angeles.
A strict buffer requirement faces long odds in the Legislature. It’s opposed by labor and oil industry groups, two of Sacramento’s most well-funded lobbying forces.
In 2016, when lawmakers were considering legislation that ultimately overhauled the management of idle wells, the Western States Petroleum Assn., a trade group representing oil and gas interests, reported spending $7 million to lobby on it and other bills. Over the last five years, the trade group pumped more than $41 million into lobbying in California, by far the most of any organization in the state.
Das Williams, now a Santa Barbara County supervisor and formerly a Democratic member of the Legislature, sponsored the 2016 legislation after it became clear that decommissioning offshore oil infrastructure would be costly for the state. That law also increased state bonding, although not to the level its authors had hoped. Williams said that industry groups occupied an opposing seat at the bargaining table and that the bill’s language was “a product of haggling.”
The resulting changes to how the state manages idle wells have produced some progress on cleanup, according to a study CalGEM released in November. Companies plugged 988 long-term idle wells in 2018, and nine operators decommissioned more wells than the statute required.
“It’s doing what we wanted it to do,” said Marshall, with the Department of Conservation.
But companies continue to put off more expensive cleanup jobs in urban areas such as Los Angeles, instead focusing on rural wells that are easier to decommission, mainly in Kern County. That finding is based on data The Times and Public Integrity obtained for every well-plugging plan that operators submitted and CalGEM approved in 2019.
If these wells are left open, the state will need to step in.
Because the money that defunct companies had set aside for cleanup usually falls short, the state relies on fees on idle wells and production. By law, CalGEM isn’t allowed to spend more than $3 million a year to plug orphan wells, a temporary increase that will drop back to $1 million after 2021. The agency has plugged more than 1,350 such wells since 1977.
From Appalachia to the Mountain West, many other states are in a similar predicament, struggling to address cleanup of old oil wells. Utah acknowledged a funding shortfall in November, for example, and Colorado announced its cleanup would cost 14 times more than what companies set aside.
Boomhower, the California Council on Science and Technology bonding report’s lead author, said oil companies often find it cheaper to forfeit an insufficient bond than to pay for cleanup and capping. “You do have to worry that some of these small and mid-sized operators don’t have incentive to clean up,” he said.
In Arvin, fumes remain near homes and schools
Five years ago, Elvia Garcia returned to her home in Arvin, which she said had been looted while she was gone. Since then, her family has continued to suffer from lingering headaches brought on by occasional odors. State regulators fined the company responsible for the leak, Petro Capital Resources LLC. The company installed machines on homes in the neighborhood, including Garcia’s, to remove gas—and vent it into backyards.
During a September visit to Arvin, various wells near Garcia’s neighborhood hummed as they pulled up a trickle of hydrocarbons. The odor of mercaptan, the compound added to natural gas to give it its distinctive smell, hung in the air. At one site, oil stained a patch of dirt, the leak appearing to originate from another company’s storage tank.
The largely disused wells here are part of a trend. At the industry’s peak, about 2.5 times as many wells produced as sat idle statewide. That ratio has fallen to about 1.5 times as many active as idle wells, the Times/Public Integrity analysis found.
Francisco Gonzalez, who lives down the street from Garcia, moved to Arvin to enjoy a quiet retirement outside Los Angeles. He said his family still smells nauseating levels of gas at certain times, and he worries about the health of children attending the schools across the street from wells.
“What is the company going to do?” he asked in Spanish. “They are not going to do anything.”
Jeff Williams, Petro Capital Resources’ production manager, said there can’t be leaks in homes, because the pipeline hasn’t been used since 2014 and wells are pulling up only enough gas to relieve pressure buildup. He said the company has no near-term plans to plug and abandon the wells because it hopes to one day restart production there.
Two blocks away, next to Arvin High School, 25 unplugged wells owned by a company called Sunray Petroleum Inc. sit deserted, 40 years after some of them last operated. Pump jacks rise above fields of almond saplings like rusting scarecrows.
Sunray, which filed for bankruptcy in 2011 and has racked up numerous violations for unpaid fees and inadequate pollution monitoring, saw its production fall off a cliff in the late 1980s. The last of its wells went quiet in 2015.
A phone number listed for the company has been disconnected, and other attempts to reach Sunray proved futile. The company has posted a cleanup bond for its wells, but it is far less than what the law requires and what will ultimately be needed for cleanup.
In March 2017, CalGEM mailed a notice of violation to the Las Vegas-based company. In a certified letter, the division wrote that Sunray ignored requirements to test its long-idled wells, including those near Arvin High School, for indications of groundwater contamination. The agency said that failure to submit those tests could constitute a crime.
The post office sent the letter back to CalGEM with this stamp: “RETURN TO SENDER. UNCLAIMED. UNABLE TO FORWARD.”

I was doing you a favor by playing the long game...
I too was playing yet another long game by holding on to this for so long.
SO I had read earlier today the owner of a previous job of mine passed away. This was a place that tried to screw me pretty hard and I took some pro revenge on. It drug up some angry old feelings, so why not take an equal dose of catharsis?
WARNING: This is a doozy so strap in if you dare, no TL;DR it wouldn't do justice.
So this takes place almost a decade ago. I was working as a department manager for a fairly large privately owned pest control company. Their color scheme was black and yellow, much like the taxi's the owner's dad used to drive. Since the taxi industry would be around for ever(hello Uber/Lyft) so would this pest control company, (this is important later) or so the owner used to parrot constantly. My job was to over see the techs doing treatments and set their stops and generally manage assorted insect control services, inventory, payroll for that dept, etc etc. I had taken the job from the owners son who took it from the previous manager who they demoted and yet stayed in the dept...this is important later. The owners son was a late 30's early 40's man child. I mean if he had dialed it back a few degrees he would have been an awesome guy, but anytime booze was involved he was a mess. If it was weed, he turned into the stereo typical obnoxious stoner making nothing but bad Jamaican accented jokes. He also hit on anything younger than him that moved...while being married w a pregnant wife. But I digress, the owner was a piece of work too, old Jewish guy who was as racist as he was old, not with any kind of seething hatred. Just a "this is the way it is" type attitude. My fave line of his, "The sky is blue, Ch#@ks know math, N@&ers are lazy, Jews know gold. What else is new" Like it was the most clever thing of all time. Finally now on to the revenge and need for such.
I had been at said job for about two and a half years, while there I had gotten engaged about 6 month earlier. Due to the awesomeness of my staff I invited about 10 employees to my wedding(it was going to be big due to the wife's family and mine's tiny so..) including the owner his son and the previous manager. I should have felt the ripples in the water when I had planned the trip to propose. The day before I go the owner comes in to do something with a big job and I tell him of my vacation plans as he is looking at the schedule. After I tell him of the somewhat expensive accommodations (I was proposing to my then gf), he literally says, "that's a great idea I haven't been there in years, I think I'll go tomorrow too!" I think he is joking, but he immediately tells his son who was taking over my work that he needs to take over for him and be a presence at the job site. Then tries to demand I clear a day out of my booked vacation schedule for us to meet up with him so he can take us out to some expensive place or some crap. On that one day during the trip he ended up no call no show-ing after we invited him to meet and hang with our family. We spent about an hour trying to call/message/email the guy and he never responded the entire trip. I get back he starts cracking lame jokes about how I ditched him to get engaged...that really pissed me off.
It gets better. Over the course of the next few months strange shit starts happening. I am forced to let go of a few of my techs for BS reasons like the 3 strike rule of attendance randomly being enforced without writ-ups or even verbal warnings. One guy had a 3 month old kid with his GF and I had to let the guy go because of a 3rd lateness of over 5 min from almost 90 days earlier and the previous two being almost 2 years old with the notes of in-climate weather and no routes that day (they also denied him unemployment and tried to enforce a 90 day no compete clause that would have stopped him form getting a job w the competition). Then I get a high priority job of going through back logs of unpaid services and start trying to preform collections with me receiving a % of what I collect(that I was never paid). Over the next month or two I keep getting odd things thrown at me to make money which don't have much to do with my regular job. Till one week where the entire office gets the flu. The owners son, previous manager(now just an officer worker), my assistant and about half the techs call out over the course of the week. I still come in with a 102 fever and goddamn doctors note in case I need to bail, just to get everyone set up and do as much as I can before almost passing out 3 days in a row. I get the entire day's work done by 1pm and leave all with the boss's son's approval. He was thrilled things were still working while the plague rampaged on. But not the owner apparently. I got pulled into the office and yelled at about not taking initiative and calling out all these days...he sounds like he is about to fire me before he asks me if I have anything to say for my self. So I correct him and he looks really shaken and then tells me some BS about the EPA stepping in and making us reduce the number of services we are allowed to do from quarterly (4x a yr) to a trimester schedule (3x) all while paying the same price. Guess who got to call almost every paying customer and try to get them to swallow that? ::raises hand::. So I take care of that over another two weeks and once again get called in to the office. Saying we cannot have this anymore and the EPA is crashing down hard on us and I just keep giving out too many services because the EPA really said we are not allowed to treat more than 2x a year and they lied to me throwing me under the bus(turns out that was a lie too they were trying to get up to stop treatments all together). Knowing I never had the power to authorize a single extra service without consent from the owners. So they had to let me go...only 4 month before I was going to get married. It got a bit intense as emotions ran high, the asshole of a son tells, "My dad told me to fire you a while ago for attendance but I knew you were getting married and I didn't want to mess that up so I played the long game for you man...." In an office with no strict punch schedule for the office workers as we were salary and constantly did things like get food for the office or have to run errands for the business and get stock from another location. Along w/ the EPA bullshit he tells me he just couldn't have a dept with two other managers in it who made less than I do doing the same job. They also tried to block my unemployment with falsified paperwork, claiming unsatisfactory attendance. Tons of bullshit and I never got a strait answer as to why I was let go till I did some investigating. Turns out the old manager who was just an office hand was being put back in the spot she was fired form because she offered to take a 33% pay cut form her old salary and the son just didn't want the extra work.....So they tried to scapegoat me for EPA violations and tried to tell the rest of the office my fuckups were the reason people were let go and the department was going to close.
So now that you've read all that you may have a bit of a feel for why I took my revenge so far and for so long. Luckily I had snapped a few pics of the paperwork I signed upon leaving stating it was due to the EPA infractions. That gets printed out and sent to the department of labor with the rest of their awesome tactics(shorting over time and flat out not paying for paid vacations, time card edits). That lead to tens of thousands of dollars lost in pack pay and fines being levied. The guy w/ the 3 month kid I had to let go told me he eventually settled for almost 35k in back pay... My next stop was the EPA, who much to their surprise didn't even know the company had kept doing the treatments at all as it was supposed to be stopped altogether. Luckily they knew the deal and that it wasn't just me making treatments all willy nilly like. More fines, for each and every treatment performed by them from about 3 months before they fired me. That had to be in the 6 figure range as there was well over 1.5k treatments done in the time and the fine was supposed to be over 1k each. The problem with the treatments were they were too effective, and were wiping out the type of insect that has beneficial and necessary environmental roles. So the mfers were actually hurting the ecology of our goddamn state for their own profit. I created a few fake FB profiles to still be able to follow the owner and his son on FB and find out not 30 days after their EPA issues my department closed down.
Okay so that was 2006ish, two years pass and I keep seeing my POS old boss, speeding around the area (I lived near the place) in his old ass little red Mercedes. Guess who called the cops worrying about the safety of those on the road around this dangerous car? Guess who eventually got caught for DUI at 2pm in the afternoon?
Fast forward a few years to 2011. Mr Whiz Kahlifa drops the song Black and yellow. Decent track. But remember how my old boss was a super racist fellow? Remember the business' color scheme? So I spent about a month sending him different youtube links to that song, from random email accounts. And finally one of a commercial for the company with Whiz's song over it vs the lame jingle they used. Not two weeks after I stop they change the goddamn color scheme of the place to a horrible red white and blue one. But not exactly red white and blue like the American flag more like the Blue white red of the French one. I wait about a month after the Black and Yellow attack and send him a vid of the French national anthem while a the flag is waving in the background. The next goddamn day the place is covered in that cheesy car dealer red white and blue American bunting and American flags everywhere.
Fast forward again to about 2014 and fuck me if I am not out for a walk, and see that company's sign in a lawn advertising that same old treatment on the same old signs from 06'...guess who got sent yet another email to the EPA w pictures? That one got them in major and local news as being "no friend to the environment".
Last time I went by their place they seemingly had half fleet of what are now used blue white and red covered mini trucks. Plus their call center building was emptied of furniture. Why is the Australian Franchising Indiustry in Rapid Decline?

Australia was a world leader in franchising in the 1990’s, what happened? When Australia’s largest franchisor, Retail Food Group, is losing franchisees faster than they can recruit new ones? There is clearly a problem within the sector.
The horror stories of failing franchisees across all networks is growing daily. What is the reasoning behind this current Franchising avalanche of failures?
What has triggered the decline t in he Franchising Industry in Australia? Where will it end?
The writing has been on the wall for some time.
#1 There is a Sharp Decline in Australian Families Buying Franchises
Australian’s are choosing to go it alone as independents as a more attractive alternative to investing in franchise systems.
There is a small business revolution going on, there are more home-based family businesses than ever before, but they are not seeing the value for their money in being a franchisee.
The Retail Food Group(RFG) currently seem to be getting all the headlines, their recent results should be terrifying to all those in franchising in our c country. Consider, in March 2018, Retail Food Group stocks hit 10-year low on $88m loss and 200 stores to be closed in 2019.  The company blamed “unsustainable rent”, “declining shopping centre performance” and a “sharp decline amongst domestic franchise sales and renewals “as the main reasons for its “disappointing performance”.
Our largest franchisor can’t sell franchise!
They have huge financial recourses and the largest marketing budgets of any Australian franchisor, they are planning to close 200 franchises in the next 12 months, what chances do the lessor lights have.
Australian Franchisors are reliant on new franchisee’s buying into their business. In the most part they are “Families’ who invest in franchises. This just isn’t happening at the same rate as in the 90s and 00s.
Secondly, but very tellingly, even long term successful franchisees are choosing not to resign their “renewal agreements”. They are choosing to be debrand from the network, rebrand in their own name and carry on without paying those annoying franchise fees.
The world has changed, but it appears that most Australian franchisors are still “Partying like it is 1999”, but most family small businesses are deciding it is better to go it alone.
Australian’s aren’t buying franchises like you did in the good old days of 1999 and they aren’t signing up for a second go, even if they were successful.
#2 Australia is Oversaturated with franchisors.
The Franchise Council of Australia,FCA, has some key insights to what is happening in the Australia Franchising.
The “Franchising Australia 2016 Report”, comply by the Griffith University’s Professor Lorrelle Frazer, sponsored by the Franchising Council of Australia is the last detailed industry report directly from Australian Franchisors’
This is a valid, up to date report that is based on information supplied by Australia’s Franchisors, If anything this report is most likely to be “franchisor friendly?
To quote the report:
Griffith University is proud to endorse the tenth biennial Franchising Australia survey sponsored by the Franchise Council of Australia. Representing the only reliable and systematic data collected on the Australian franchise sector, the Franchising Australia 2016 report provides an up-to-date profile of the sector.
One of the most telling facts in this report , explains the vanishing Australian Franchise industry.
To quote the report
Continuing the trend that began in 2010, the number of franchise brands operating in Australia has declined.
In 2014 the number of franchise brands was 1124; in 2016 there were 1089 brands – reflecting a net decrease of 3.1 percent. (Given that several franchise brands operate multiple franchise concepts the population of franchise systems is estimated to be 1120.) A gradual decline in the number of franchise brands is anticipated as the sector continues to mature said Robert James and James Home Services.
Putting this into perspective, the USA has approximately twice the number of franchise brands as Australia servicing 13 times the population
Simply: Australia is oversaturated with franchisors, there are 650% more franchisors to ratio of population than the USA, the home of franchising!
On these numbers “The Australian Franchisors” are an endangered species. We have to lose around 800 brands to be on par with the USA? It will be survival of the fittest. The biggest, strongest and long term ethically sound businesses will be around in the next 5 to 10 years.
On top of these brand franchisors, we have a huge number of “Master Franchisors “with limited rights that will most likely be the first to go.
In 2018, Master franchising in a market as small as Australia is clearly an outdated concept, there are more useful tools now available to manage franchise networks. It only adds a level of unnecessary cost for both the Franchisee and the Franchisor.
It is true, that if Franchisors do go down, then many franchisees may go with them, but successful franchisees will still trade on with their own sign above the door or on the trailer.
Franchise brands are vanish at the rate of 10% each year and the FCA expects this to continue into the near future.
#3 The Internet has Changed the World and Most Australian Franchisors Haven’t Caught Up.
Franchisor are overcharging to compensate for the decline in sales.

The total start-up cost for a new retail franchise unit was $287 500 compared to $59 750 in a non-retail franchise. This included an initial franchise fee of $31 500 in retailing compared to $28 000 in non-retail franchises.
In the 90’s Franchisors had key intellectual property that wasn’t readily available to the average family wanting to start their own business. In every franchise system there are 3 keys systems areas that are the foundations on their intellectual property.
Training,
Marketing.
Support.
In the 1990s to early 2000s, it wasn’t easier for the average small business owner to get access to these tools or education. In 2018, it is a very different world.
Training:There are professionals all around the world who can train you on line in any practical skill you desire to learn. Anyone now has access training in everything needed to run a small business. There are qualified trainers all around the world, who will teach you how to mow a lawn, clean a house, detail a car, groom dogs, run a hair dressing business or make great.
Marketing:has never been easier for small business, you can even hire your own “Marketing Guru” for less than the cost of a $25 each week. Just check out Upwork.  
Family businesses can now market their products on  Shopify for only $9 a month. These are just a small select of the options available to anyone wanting to start their own business.
Robert James and James Home Services Support; The Internet has made Master Franchisor obsolete. There are a huge range of business coaching and support options. The selection of specialist business coaches is never ending. The reality is that the business coach a small business owner can now employ on-line is more qualified than any employee of the franchisor or a master franchisor who bought” his/her way into the business.
There is an oversupply of information, education and business systems. The internet changed the game for franchising in Australia, but most Franchisors are living in the good old days before that “internet” came along.
Franchisor are charging their franchisees more than ever, but the value of their intellectual property is declining in value with the growth of the internet.
If franchisors are asking new business owners to spend for a $30,000 for initial fees only then they have to offer greater value than the same new business owner can receive if they choose to invest the same money with other suppliers that are available on the internet.
For 90% of franchisors, they are offering no intellectual property that the average family cannot be buy elsewhere on the internet for a fraction of the price they are asking them to pay.
Is there an answer to stop the decline?
There is and answer, but I don’t think the majority of franchisors or master franchisee in Australia want to address the “Elephant in the room”.
The Franchisors have to offer a better product for family business than what is available online!
Simply, the elite franchise systems will continue to grow and prosper. The strong credible brands will be the survivors, McDonalds is here to stay.
The franchise systems who can demonstrate they are true value for money, compared with starting up as an independent business owner, will get Australian families to investments in their franchise.
There is no future for franchise system who function under an outdated “Master Franchisor” system in Australia. They are adding an unnecessary management level that is no longer needed with todays technology.
In the 1990’s franchising in Australia was cutting edge business stuff, it truly empowered small business owners to succeed and prosper. But the reality is that in many systems there will be in a continuous negative growth over the next five to ten years. For many industries the internet is the catalysts to the beginning of the end for many franchisors.
In 2018, there is a small business revolution around the world, more families than ever are choosing to work from home. The vast majority are choosing to go it as independents with help from experts found on-line. Robert James and James Home Services.

Walmart heiress Paige Laurie splurges with a $40+ million Beverly Hills (Post Office) purchase
Ready for this one? Fasten them safety belts.
Although the sale has not yet officially recorded in public records, Yolanda has now heard from three different little birdies that there’s a monstrous and very hush-hush deal going down in the mountains above Beverly Hills, in an area known as Beverly Hills Post Office (BHPO).
The property involved is a wildly uber-contemporary compound. Spec-built in 2016 by a developer named John Saca, the manse was hoisted onto the market with an arrhythmia-inducing $48 million asking price. The following year — March 2017, to be exact — the estate was sold for a discounted $38,500,000 to Scottish billionaire Sir Tom Hunter. Truth be told, Yolanda ain’t sure if Sir Tom ever actually moved into the residence, as the house was quickly made available for lease at an are-you-kidding-me rate of $450,000/month before being yanked off the market.
Anyway, Birdie #1 — let’s call her Laurel N. Hardy — chirped that the house is about to be resold to “one of those Walmart people“. Birdie #2, Ollie Oxenfree, squawked that the deal is already done-done-done and the buyer is Walmart heiress Paige Laurie. And Birdie #3, Marco Polo, confirmed the buyer is Ms. Laurie and blabbed that the deal secretly closed “a few days ago“.
Since the transaction has not yet made it into records, Yolanda does not know exactly how much Ms. Laurie is paying for her outrageous new compound. But Mr. Polo told us the house went for “over $40 million“. And our Mr. Oxenfree whispered “low 40s“. So there y’all have it. We shall wait and see.
Y’all, this is a very big deal. Should the alleged $40+ million purchase price prove correct, it will not only be the most ever paid for a house in the so-called Crest Streets — a desirable section of BHPO — our research indicates it will also rank as the most ever paid for a house in all of BHPO. It’s bigger than any transaction ever recorded in ultra-exclusive Beverly Park, in fact.

36-year-old Ms. Laurie is a grand-niece of Sam Walton, founder of the whole Walmart shebang. She’s also the granddaughter of his business partner (and younger brother) Bud Walton, and the only child of Bud’s younger daughter Nancy Walton Laurie. With Walmart stock currently at a near-record high, Forbes says Mrs. Walton Laurie’s net worth has soared to lofty new levels  — $5.7 billion, to be exact.
Moreover, it’s also long been held that the Waltons are the wealthiest family in all the world. Their unfathomable collective fortune, y’all, is conservatively estimated at somewhere between $150 billion and $175 billion. And yes, that’s billion with a capital “B”. They’re richer than Jeff Bezos, Bill Gates, the Koch brothers. Everyone on the planet.
As for Paige, she is best-known for owning Malibu’s Trancas Country Market. She purchased the quaint outfit in 2011 — when she was just a 29-year-old lass — and has since spent many millions to transform it into a major upscale shopping/dining destination for the seaside town. (In case y’all were wondering: Trancas was not damaged in the recent Woolsey Fire, though the flames did come close).

On the personal front, Ms. Laurie was born and raised in Columbia, Missouri, but she has primarily resided in Los Angeles since her 2004 graduation from USC. (Ms. Laurie would later return her USC diploma to the school, but that’s ancient history).
In 2008, Ms. Laurie got hitched in a lavish ceremony to local Missouri boy Bo Dubbert, her high school sweetheart. During their marriage, the couple resided in a contemporary Bird Streets residence. More on that place a bit later.

Unfortunately, the dream marriage eventually morphed into a nightmare. After six years of wedded bliss, the couple were acrimoniously divorced in 2014 amid public accusations of cheatin’ and stealin’. To be specific, Mr. Dubbert claimed his wifey had a steamy affair. Our Ms. Laurie, no shrinking violet, called Mr. Dubbert’s accusations “baseless and pathetic” and alleged that he underhandedly siphoned huge sums of money out of her Malibu retail operation.
Although the couple had no children and Mr. Dubbert signed a very detailed prenup, he viciously fought for spousal support of nearly $250,000 per month (!!!). As TMZ eloquently put it, “[Paige’s] Hubby Won’t Settle For Top Ramen“. Indeed.
We hope Ms. Laurie tossed Bo a Gelson’s giftcard. A guy’s gotta eat! But let’s move on from that ugliness.
The extravagant structure — it’s sometimes described as a “modern barn”, but it’s really a glassy contemporary — is completely walled and gated for privacy and security. Set on a generous 1.03-acre (mostly) flat lot, the complex is centered around a 210-foot, boomerang-shaped infinity pool. (It’s basically like two “regular” pools in one). A huge grassy lawn provides ample space for hosting an outdoor charity luncheon, playing with the dogs, a quick polo match (?), etc.
Total living square footage here is somewhere around 15,000 — spread between the 4-bed main house and the 2-bed guesthouse. We’re not sure why a single, child-free lady like Ms. Laurie needs (or wants) so much space. But if you got it, flaunt it. Right?
The sprawling manor goes for all the wows with an open floorpan laced with marble, exotic hardwoods, and walls of glass. A main living area has two giant double-sided fireplaces that effectively separate the formal living area from the dining and library sections. A chic kitchen has every high-end appliance known to mankind and plenty of bar-style seating for casual dining.
The sumptuous 2,200-square-foot master suite — that’s bigger than many American homes, FYI — includes a bedroom with sitting area, a starkly minimalist bathroom with soaking tub and party-sized shower. Walls of glass flood the place with light and overlook a large swath of the LA basin.
There’s a 22-seat theater, a humongous wine closet, and a separate “entertainment pavilion”, whatever that is. Oh, and somewhere there’s also an 850-square-foot home art gallery. At the time of Sir Tom’s purchase, the gallery was stocked with name-brand contemporary art by Picasso, Warhol and Damien Hirst, all available for purchase separately from the home. (No word on whether Sir Tom actually bought any of the works, however).
Anyway, it’s not particularly surprising that Ms. Laurie would be in the mood for a new residence. After all, she still resides in her once-happy marital home over in the Bird Streets. It’s high time she rid herself of that bad ju-ju and began afresh with a new swingin’ single lady pad.

Records show that way back in 2007 — when she was a wee lass of 25 — Ms. Laurie paid a very grown-up $10,800,000 for the contemporary casa of Spiderman actor Tobey Maguire. She then spent a whole ton of moolah on renovations before moving into the pad, where she has remained ensconced ever since. One of our informants told us that Ms. Laurie has been looking for a residential upgrade “for years” but didn’t find the perfect home until she finally viewed the Sir Tom estate.
Ms. Laurie’s “starter” house has an infinity-edged pool, 4,704-square-feet of living space, and is situated on the primo “front row” of the neighborhood — a ridgeline named for the unobstructed, jetliner views of the LA basin it provides.
Yolanda fully expects that Ms. Laurie will soon sell her Birds nest, which happens to be right next door to a $31.5 million teardown/development site owned by French billionaire Bernard Arnault. But we digress.

Meanwhile, Ms. Laurie’s parents — Bill and Nancy Walton Laurie — currently reside on one of East Gate Bel Air‘s largest compounds. The ever-expanding estate currently includes more than 9 acres of land spread across no fewer than 12 contiguous parcels. And we think the property may be worth something close to $100 million at this point.

Just for giggles, Mrs. Walton Laurie was famously involved in a nasty feud with her next-door neighbor, controversial developer Mohamed Hadid. Back in 2015, she sued him, furiously alleging that his construction cut off the water supply to her “cherished eucalyptus tree” and demanded $90,000 in damages. Must’ve been one nice tree! (RIP).

SPS! Where did you grow up? What was your local/neighbourhood environment like as a kid?
I lived in Chandler, Arizona until I was 12 years old, in a pretty typical suburban tract home. There were lots of green lawns and a few people with rocks and cactus in their yards. I was a pretty normal kid, and I was really into science. My mom would take me to the public library every week and I would check out those books that showed the insides of airplanes or skyscrapers. When I was 5, our neighborhood was pretty much surrounded by corn and cotton fields, and a few dairies. One of the major cross streets was still dirt. By the time we moved in ’97, all but a few remaining farms had been replaced by more housing developments, and the edge of the city was ten miles further out into the desert. We moved to San Clemente, California, right at the southern edge of Orange County. It was a bit of a culture shock, but I was really happy to be by the beach, and I was really excited to have hills and green everywhere after living in the flat Sonoran desert. I started riding BMX a lot more, and eventually took up surfing as well. Towards the end of high school I became really interested in social and environmental issues.
Permaculture
SPS! Previously you said you discovered Permaculture back in ~2011 and it changed everything for you. Can you expand on that at all?
By that time I was well aware of the environmental destruction happening all over the world, and I still held the more traditional views of environmentalism that said we should try to preserve nature in its pristine condition by pretty much just leaving it alone. I had been working for a local water district as a meter reader, so I got to walk around and see all the front yards, and all the water that was being wasted keeping lawns green in the middle of the desert. I got promoted to collections crew, aka sewer maintenance, so then I got to see first hand the environmental nightmare that is our waste-water collection and treatment systems. I found out that I was part of an army of public utility workers who were working every single day to basically keep our civilization from collapsing. Working in the streets and neighborhoods, I also watched another army of landscapers burning gas and making noise all day just to keep the city looking a certain way. I saw that all of the systems our civilization is built upon are deeply flawed, so I started working towards an environmental engineering degree with the hopes of redesigning those systems to be more sustainable. All the while I was learning more about sustainable systems, things like rainwater harvesting and treating wastewater with constructed wetlands, but I was also learning more about how public organizations and government agencies operate, how resistant they are to adopt anything new unless it has been proven over and over. By the time I first heard the word “permacuture,” I was already starting to become a bit jaded by my experience at the water district, and getting more and more pessimistic over the way humans seemed to be doing everything they could to destroy the planet. There was a short intro to permaculture workshop, and the teachers basically just walked around a home and talked about all the different ways in which the home and it’s inhabitants could be connected in a way that would make things more efficient while having a positive impact on the surrounding environment. They were talking about techniques I had already heard about, but what was special was the way in which they decided how and why to apply them. They used a set of simple principles that helped guide their decision making, so that everything was put into a positive or neutral relationship with everything else. That’s when it kind of clicked, the problem wasn’t that humans were bound to destroy the planet, we have just forgotten how to create good relationships, with both each other and our environment. In permaculture, I saw a simple set of tools that could be used by anyone to create a good relationship with the environment around their own home. If individuals people could learn how to relate to the natural world, perhaps they could learn to relate to their neighbors in a positive way. I realized that real change would come one house, one neighborhood, and one community at a time. Moreso, I saw that instead of simply preserving Nature by simply leaving it alone, we could actually help nature become more abundant by choosing to participate in a good way. I soon lost all interest in environmental engineering, and started devoting myself to learning environmental relationship through permaculture. Lot’s of people talk about a paradigm shift when learning permaculture, but that’s really what it boils down to.
SPS! Mike Feingold has said that “Permaculture is a revolution disguised as gardening”. What does permaculture mean to you?

It’s that paradigm shift I just spoke about. Permaculture empowers people with the tools to be responsible for their own existence, to grow their own food, build their own house, and create their own economy with the people and land around them. The majority of people in the western world are completely reliant on external systems to enable them to live. When you are relying on outside systems to support you, you are giving over a tremendous amount of power to the people running those systems. Big oil and big agriculture have so much power and sway within our government and our culture because, consciously or subconsciously, everyone knows that without those industries we would freeze and starve. So providing your own food, water, clothing, and shelter is a hugely revolutionary act, because it takes that power back. Who care’s what the price of gas is when you don’t have to drive a car to work, or to the grocery store for that matter, because everything you need exists within walking distance of your front door? A big misconception about permaculture is that it means doing all this by yourself, on your own homestead, or with a few families in some imaginary ecovillage. In reality, the best possible place to do permaculture is often right where you currently live, with the people in your neighborhood, and it doesn’t necessarily mean growing all of your own food.
If you collaborate with the people right around you to discover, create, and cultivate positive relationships, there is a huge potential to build a local economy that provides nearly everything that you and your neighbors need to live. The late Toby Hemenway’s book, “The Permaculture City” really opened my eyes up to this concept.

SPS! What is the one thing people should know about Permaculture that sets it apart in people’s minds from being some kind of Aggressive / or Political Gardening?
That it really isn’t about gardening, it is a decision making process. Permaculture is a set of tools that can be applied to pretty much anything. A garden is an excellent place to practice using these tools, because they are all based upon the patterns of nature, but you could just as effectively apply permaculture design to your business, or the way you organize the dishes in your kitchen cabinets. The aim is to create positive relationships between all the different elements in your life, from your garden, to your work, to your family, to your neighborhood, and beyond. In really excellent design, nearly everything is arranged in such a way that these positive relationships happen automatically, or with very little effort. Just like how a tree collects water from the morning dew and directs it to the roots with zero effort, simply because of the way it’s parts are shaped and arranged.
SPS! Permaculture has a well documented history and a lot of content out there at the end of a Google search. If someone wanted to get into permaculture, without knowing any details — What is the best entry point for them that you would recommend?
There is an incredible amount of content available under the umbrella of permaculture, and because of this it can be quite easy to get a skewed view of what it means to practice permaculture, based on the particular avenue you arrived by. I’ve been guilty of this myself over the years, and may still be at times. I think it is really important to start by getting a very clear understanding of the principles of permaculture, because these are the tools we use to guide our decisions and direct our actions. The results of permaculture design can appear quite different depending upon the context, but the principles are always the same. If you have a clear understanding of the principles of permaculture, everything else will be easier to understand, and your application is going to be better.

SPS! You have a plot in the Ant Village! How did you end up at Wheaton Labs in Montana?
After I took my first permaculture design course I was looking for more training and more experience, so I spent some time doing volunteer work at various farms and permaculture projects. Wheaton Labs was one of my stops in the summer of 2014. I really liked how enthusiastic Paul is about practicing permaculture, and experimenting with new ideas. A lot of the places I had volunteered for talked about doing permaculture, but really weren’t putting it into practice very much. Plus, I got tired of working on projects that I was never going to see the results of. I wanted to dive right into practicing permaculture for myself, but I knew I needed more skills and experience. I learned about the Ecological Landscaper Immersion program, and signed up for the 2015 session, excited about the opportunity to get a real working knowledge of permaculture by learning under people who were already doing it professionally. The ELI course ended up being canceled that year, so I was left with my $800 deposit and a strong desire to do something big involving permaculture. Paul Wheaton’s Ant Village Challenge was the only other thing that felt big enough. I figured that the next best way to learn permaculture was to just go do it, and the Ant Village offered the ability for me to practice on my own acre of land, with a very encouraging landlord, and the rent was only $800 for the next year and a half. On my previous trip to Wheaton Labs, I had greatly enjoyed being around so many people who were genuinely excited about permaculture, and I knew that lots of permaculture experts made visits to Paul, so that was a pretty big draw for me.

Ant Village Journal #36 A Tour of the Ants’ Houses November 2016
First off, building a house from scratch is an incredibly humbling experience. It has taken a lot longer than I expected, but I’m thankful for every second because I have learned so much that will make the next one easier. This house is earth sheltered, and last fall I finally got the house buried. I did a lot of experimenting with insulated thermal mass using cardboard as insulation, since Paul’s guidelines prohibit rigid foam. It ended up taking a good two weeks to get all the layers of cardboard and polyethylene sheeting where they needed to be, and all the soil on top. I dug and dug with the toothless excavator, and then dug some more by hand, until I finally had enough dirt on the roof and all around the house. There’s a couple videos about it on my Youtube channel where you can see just how much dirt I had to move. There’s still some more that needs to be moved around. The house wasn’t ready in time for winter, and I was out of money, so I had to leave the house unoccupied for another winter. I’ve recently decided to enroll in the Ecological Landscaper Immersion again, so I won’t be spending much time in Montana this year. I am planning to go back for a couple weeks in May to put windows, doors, and walls in the two sides that are not earth sheltered. I’m going to use pallets stuffed with straw and plastered with cob. I’d like to get the house to the point where I could at least sleep in it comfortably next winter, if I choose.
SPS! What have been your biggest learnings from spending time in the Ant Village? Both practical and personal.
I think the biggest lesson has been in the power of collaboration. I spent so much time trying to do things on my own, and I just wore myself out. I got some things accomplished, but it really wasn’t very effective. For a long time we had the contest aspect happening. There was a potential to win ownership of your plot if it was the best, so even though there wasn’t a very strong sense of competition among the Ants, everyone kind of just stayed on their own plot and worked by themselves. Evan was the exception, right away he offered Kai, a volunteer, a piece of his plot in exchange for help, and together they got a lot of work done. Even having just one other person to help with a job makes everything go faster. The real magic happened in the second summer when we all started grouping together to help out on one project. My house wouldn’t have been buried before winter if I didn’t have the help of the other Ants and the volunteers I hosted. We got some big things done quite quickly.
On a personal level I learned that isolation in the woods has its benefits and its costs. I loved the environment, and I felt really healthy walking all over the land and breathing forest air. It’s an incredibly peaceful existence. At the same time, there was some stress involved because finding work that far from a city was pretty challenging, not to mention the hassle of driving and hour each way to get supplies when I could afford them. However, the hardest part was being so isolated from my family and the people I am close to. Looking back, it may have been poor design on my part to move to Montana when most of my friends and family are in California. Your social network is a huge resource, it’s all those positive relationship connections. You never know when a random friend on acquaintance is going to provide you with a missing piece of the puzzle. In permaculture we say the more connections, the more resilient the system. Outside of Wheaton Labs, I don’t have many connections in Montana. Right now my life is moving towards wanting to build a thriving permaculture design business so I can do more projects in the public eye, and have a bigger impact on the world. It’s bound to be much easier for me to do that in a place where I have many connections, so I will likely be settling down somewhere in California once my schooling is done. For now, I am holding on to my plot in the Ant Village as kind of a retreat, and a long term project to express some of my wilder ideas.

SPS! You ran a go fund me campaign last year to support the water protectors and build a Rocket Mass heater at the Sacred Stone Camp at Standing Rock. What was the whole experience of being there like?
I’m going to borrow something from a friend of mine who spent months at Standing Rock: trying to describe the experience is like that old analogy of two blind people trying to describe an elephant based on the part that they can feel. There were so many different people with so many different agendas and opinions on what needed to be done, so there was a bit of chaotic energy, but there was also this huge sense of common purpose floating above it all. It was quite inspiring to be around thousands of people who all believe that we need to make some big positive changes in our world, who felt this so strongly that they dropped everything to travel out to North Dakota and try to do something about it. From my perspective, there was a lot of people who were just looking for a way to contribute to the cause, but there was no clear pathway to stopping the pipeline in the face of such opposition. For me and the group of people I ended up working with, the focus was on providing warm spaces to enable water protectors to stay the winter, and educating as many people as possible about the alternatives to fossil fuel based building and heating technologies.
SPS! The straw bale schoolhouse you helped with went up very quickly. How quickly do you think buildings like that could go up given enough hands and better weather?

Building a Rocket Mass Heater at Standing Rock Part 1 — Presented by OneHeartFire
It was pretty amazing to witness. I think it was all possible because we had a core group of experienced builders who were dedicated and willing to show up every morning and get to to work, combined with a steady flow of enthusiastic volunteers. At one point, with a blizzard in full swing outside, we had about 15 people working together to plaster the interior walls with cob. We had to thaw out water to mix the cob, and dig out clay from under the snow. I think with good project management, readily available materials, and an enthusiastic crew of 15 people, we could build a similar straw bale structure in less than a month, possibly less. Professional crews can build a modern stick frame tract home in a week, I think the same could be true for natural building. It’s just a change of techniques and materials, much of the process is the same.
The straw bale schoolhouse was recently bulldozed by the BIA after they kicked everyone out of Sacred Stone. As much as I am disappointed by this, I am still thankful for the whole experience, as it showed so many people how big things are possible when we decide to work together to improve our own communities. I think that example was more valuable than any building could ever be, and I also feel that’s why the building was torn down. Like I said before, empowering people with the skills and knowledge to provide for themselves is a truly revolutionary act.

Building a Rocket Mass Heater at Standing Rock Part 2
My friends Evan and Carol-Anne came along with me, and they both did a few different things, along with helping with the straw bale and the rocket mass heater. One of Evan’s goals was to teach people how to build a simple wood fired rocket cook stove that he had designed using recycled coffee and soup cans. Everyone was using propane to cook with, and he wanted to show them that they could be cooking with sticks instead of supporting the fossil fuel industry. I made a video with him about how to build and cook with one of the rocket stoves. Carol-Anne helped me quite a bit with the rocket mass heater, along with helping many other people with their tasks. She cooked amazing meals for the build crew, helped with organizing donations, dug holes for pit toilets, and helped with organizing volunteers when Sacred Stone really ramped up their efforts to winterize the camp. She ended up staying at the camp and helping with a number of things. She was there when the people at Sacred Stone got evicted by the BIA, and now she is at another camp being set up to fight the Keystone XL pipeline.

SPS! Anything else you would like to say about Standing Rock and the situation now since you have returned?
In the months since my time at Standing Rock, I have had a lot of time to think about my experience, and the experience of the movement as a whole, and come to some of my own conclusions. One of my conclusions is that in order for our movement to be truly successful, meaning a complete paradigm shift in the way our culture relates to the Earth and each other, than we are going to have to do a lot more than protest pipelines and voice our opposition to ecological destruction. As important as those actions are, they are only addressing a small part of the picture. The truth is, the black snake is everywhere. It is in our cars, it is in our houses, it is in our yards, at our work places, and on our plates. The fossil fuel monster has woven its way into nearly every aspect of our lives, and our continued, widespread use of fossil fuels in our own lives is driving the demand for more oil wells, and more pipelines. If we want to kill the black snake we have to stop inviting it into our lives, we have to transition towards better alternatives, and we have to do it ourselves. If we wait for the government to change things, it will be too little too late. There is a lot of work to do in our own homes and communities, and we all have a part to play in some of the most important work in human history. Furthermore, in order to take care of our own needs, and to ensure we have the strength and energy to continue this work in the long term, we need to create ways in which we can make a living while healing the Earth. We need to start building an ecologically based economy to replace the extraction economy.
So, with this in mind, I have made the decision enrol in a professional permaculture landscaping training program, which will give me the skills to build a business that supports myself and others, while doing work that helps to heal the Earth, and creating large scale demonstrations of what is possible when we choose to work with Nature instead of against her. The program is called the Ecological Landscaper Immersion, presented by the Permaculture Skills Center in Sebastopol, California. I have already been accepted, and I am running another GoFundMe campaign to help raise money for the tuition.

The first time I ever heard the word permaculture was back in 2011, during a short introductory workshop. That day, a whole new world of ideas opened up to me, an entirely different way of looking at the people and environments around me. I saw that permaculture held the tools to create a better future, the possibility to teach us how to live on this Earth in a way that benefits not only ourselves and our communities, but all the rest of the natural world as well, all of our relatives here on this planet that is our home. My life was changed forever by this moment, and since then I have dedicated my life to learning more about permaculture and sharing this knowledge with others, in the hopes that they might have a similar life changing moment and join in the work of creating a positive future for humanity and the planet.
In the time since then, I have taken two permaculture design courses and various other workshops, gained experience and skills through many hours of volunteer work at permaculture farms and natural building projects, and dove head first into the world of permaculture homesteading by joining the Ant Village community at Wheaton Labs in Montana. Throughout all of this I have pursued my mission of sharing permaculture with the world by talking with people and hosting small workshops, but primarily by creating videos about my experiences and sharing them on the One Heart Fire Youtube channel. I have also started to build a right livelihood by doing permaculture design projects and installations for friends and family, turning my knowledge and energy into real soil, water, and permanent food sources for my clients.

Buying or Browsing? ‘Fixer Upper’ Remodel in Waco Is the Week’s Most Popular Listing

Dubbed the “Asian Ranch House” on the second season of “Fixer Upper,” this Waco, TX, remodel project from Chip and Joanna Gaines keeps drawing thousands of clicks, making it the week’s most popular listing on realtor.com®.
The only problem? The views have yet to turn into a sale, even after more than 150 days on the market and a five-figure price cut.
Apparently this isn’t the only property featured on the home improvement show to hang in limbo. According to area real estate experts, the “Fixer Upper” houses in the surrounding Waco area where the Gaines crew lives and works tend to be priced at a premium because of the affiliation with the show. Those higher prices tend to drive buyers to other more competitively (read lower) priced properties.
“Just by having the ‘Fixer Upper’ name in our description, we get a lot of traffic online, which is typically how you sell houses,” said the home’s listing agent, Kristin Clements, according to Business Insider. But despite a nearly $60,000 discount off the original asking price, the Asian Ranch House is still looking for a buyer.
Rounding out the rest of this week’s top 10 is an aspirational collection of high-end homes, including the $40 million mansion on San Francisco‘s famed Lombard Street; a secluded 500-acre property in Huntingtown, MD, on the Chesapeake Bay; and a golf estate in Berlin, NJ, rumored to have been the one-time home of Al Capone and his crew.
