Buy Stamp Paper
Need to buy stamp paper for 8% of property worth for new flat, 9% in case of old flat
Get the Sale Deed printed on the Stamp Paper. 
Print one on 20 Rs. Stamp Paper too, that you will need to have EB card etc. Transferred to your name after registration – as the main sale deed will be retained by the loan giving organization
Get the printed Sale Deed authorized by loaning bank lawyer
Registration Day
Carry ID proof
Carry Two Passport Size photos
Need two witnesses from your side
Contact loaning bank lawyer and make sure he is present on time for the registration. He will carry the cheques for the loan amount that is to be given to the seller
Get acknowledgement slip for collecting Registered documents later from the Registrar office – this might take 2 to 3 weeks
After Registration
Collect the Registered Sale Deed from Registrar office
If you are getting property on a loan, bank lawyer will collect this. You need to get a copy of Sale Deed (on full value stamp paper) from him and also take the original Sale Deed on 20 Rs. Stamp Paper
Transfer EB card etc.. to your name
Apply EC again to check if property is registered under your name
