Hi There! Guess what! I'm back, but... Not with art (i guess?)

I came to do a search for a programmer for a project that has been planned for almost 8 years!
But just this year we started producing its assets and everything about it, But... We don't have anyone in charge of programming the game... (It will be in Godot Engine)

Therefore, because of this small flaw, we will not be able to make a demo of the game, so therefore, I need your help!, I tried it by myself, but I think that only the art is better for me...

So... My proposal (I hope it is convincing, believe me, we have almost nothing to offer... For now!) Is a drawing of your preference (OC's, Favorite Characters) or something like that, seriously, at the moment, we don't have something like... The money or all that stuff... I hope you understand, it's our first project, we're just trying to get started...

Also, this is just beyond stupid levels of petty. Let's talk numbers:
The average US Electricity Cost is about 17¢ per kilowatt-hour.
This vehicle is charging via a Level 1 charger. This refers to the standard 120 Volt North American outlet that most Canadians, Americans, and Mexicans are familiar with. This outlet has a maximum output of about 1,500 Watts (1.5 kW) when under continuous load.
Therefore, if we assume this car left home with a full battery (like almost all EV owners do because they charge at home) and traveled the average American's commute (27 miles) to get to this garage, then the MAXIMUM amount of money this vehicle could cost this building is...
$1.36 - That's it. After it recharged those 8 kWh in the battery... it would just stop on its own and not draw anymore.
HOWEVER, it would take this car over 5 hours to do that (on this wimpy North American 120V Outlet). Therefore, what this person "costs" this building in electricity will probably be even less because they'll probably return to their car, unplug, and leave before the battery is topped back up. Whatever they pay in parking fees will FAR exceed $1.36, and I can guarantee whatever corporation owns this parking garage isn't gonna notice $1.36 extra on their electricity bill because they absolutely make WAY more than that in parking fees, every single day.
Also, it should go without being said: Don't fucking touch other people's property, even if you think they're doing something wrong. This car's owner may have called in advance to ask permission. They may have asked the receptionist for permission when they last visited. There might've been a sign you missed because you weren't driving an EV and looking for one. If this was a residential parking garage, that person might be paying an up-charge on their rent for access to that outlet. Hell, there might even be a meter attached to that outlet, which they're charged for.
Recharging EVs is NOT like refueling an Internal Combustion Engine Vehicle. The mentality is more akin to charging a phone or laptop, and the inner workings is something most people will never understand until they actually own an EV and experience charging etiquette and norms first-hand.
And hell, even if this was a worst-case scenario of some little gremlin going "hehehe, I'm gonna steal someone's electricity because i'm a moocher and don't wanna charge at home" WHO FUCKING CARES! It's not your business, and the garage owner isn't even going to notice because whatever fluorescent tube lighting they have installed for nighttime use almost certainly consumes MANY times what this car's single charge stop will.
Stop bending over backwards to protect the pennies of corporate American when they would never even consider doing the same for you.
Then again, I guess I'm screaming into the void. If every conservative had empathy and complex-world reasoning skills, they wouldn't exist in the first place.

Someone getting free electricity for their car isn't going to make your gas more expensive. Unplugging their car isn't going to help you in any way.
You should be in solidarity with them. If they found a way to save money, you should follow their example instead of simping for corporations and thinking they'll value you more because of it. Newsflash, they won't.

Hakuoki Kyoto Winds/Edo Blossoms Thoughts Part 11
Sakamoto:
- the romance moves way too fast. by the end of Kyoto Winds, she’s calling him Ryoma? there are love interests she doesn’t call by their first name even at the end of Edo Blossoms!
- related to this, I didn’t like how Chizuru became more focused on Sakamoto than the Shinsengumi. these guys are her family, yet she can’t stand up for them? she's swayed by him after like three meetings spread out over two years? she doesn’t even care about their fates? she kinda ended up doing to them what Sakamoto did to all the other factions--used them and left them, which feels so OOC for her.
- I cannot stop laughing at how he brings a gun to a swordfight like some Japanese Indiana Jones
- Nakaoka is a better antagonist than Takeda, but worse than Miki. the ‘tragic bromance’ was done well in KW but kinda fell on its face in EB bc Nakaoka is full crazy. in the end it didn’t do as much for me as I wanted it to.
- I did like the delving into the politics of the Imperialists and their concerns about preparing Japan to stand up to the Westerners. Too bad EB didn’t involve more of that.
- he’s...kinda pushy. I know Kazama’s pushy too, but the difference is Kazama grows more considerate on his route. Sakamoto stays pushy ("you’re not gonna make me wait until marriage for sex are you?” near the end of EB = *shudders*)
- ngl there was an actual moment where a guy was walking in and I was like “SHIRANUI?! ...oh it’s Sakamoto.” just saying, it’s not a good sign when I’m more excited to see the supporting guy than the male lead. Shiranui route when
- I do like his genuine enthusiasm over boats, and the epilogue of them setting sail to travel the world was nice.

now let’s see how my original original playthrough would have ended.

Bitcoin’s hashrate has fallen to its lowest levels since early November as mining operations in China start unplugging.Bitcoin’s network hashrate, a measure of its computational horsepower, has slumped 46% since its peak level in mid-May. According to Bitinfocharts, Bitcoin hashrate is currently 91.2 EH/s (quintillion hashes per second), close to half of its 171.4 EH/s high posted less than six weeks ago.Bitinfocharts has also reported a drop in mining profitability from a peak of $0.449 USD per day per terahash per second to current levels of $0.226 over the same pe.BTC hashrate has not been this low for 8 months, last creeping below 90 EH/s on November 3, 2020. A thread on Twitter this morning. Guys, don’t pirate comics. Please. Comics is a very small (mostly) creator run industry, so when you scan or torrent a comic, you’re directly hurting the creators. Even if you pirate comics from major publishers, you’re really only denying the creators of their income.
Artists/writers who work on comics make next to nothing. It’s commonplace in the comics industry for the people that make them to be constantly struggling to make ends meet. Just buy a book here and there. Support a Patreon. If you like the work, support it. We work very long hours to make the content you’re enjoying. We would like to not have to worry about how we’re going to buy food while we do it.

The NBA released its opening-week, Christmas Day and Martin Luther King Jr. Day schedule, and we talked about what we liked and didn’t like about a few of the matchups.
The NBA released its opening-week, Christmas Day and Martin Luther King Jr. Day schedule on Wednesday, and while some of the games were headline-worthy, others didn’t live up to the hype. You can find all the games that have been made public here.
So three members of the SB Nation NBA team talked about what we liked, what we didn’t like and what we’d do differently. We’ll be publishing chats like this regularly throughout the season.
This week, our conversation gravitated towards the Christmas slate of five games. Is that too many?
Kristian Winfield (SB Nation NBA writer/reporter): I’m looking at the early NBA schedule release, and I don’t know how I feel about all these games. What y’all think about opening week?

Whitney Medworth (SB Nation NBA editor): I’m definitely looking forward to Warriors-Thunder. Should be spicy. Sixers-Celtics should be good too. But how the heck did the Bulls get an opening night game?
Kristian: They’re the best defensive team in the league, remember?

Matt Ellentuck (SBNation.com writer/reporter): The opening night itself looks like it’s going to be FIRE. Celtics/Sixers is the rivalry the league wants and Joel Embiid and Marcus Smart will bring, and KD vs. Russ is my favorite Shonda Rhimes show.
The rest of the week seems... fine. Which is ok! There’s some highlights. Raptors/Celtics and Rockets/Lakers should be fun!
[NOTE: The Raptors open their season with a back-to-back against the Celtics then the Wizards. The Rockets’ second and third games are also a back-to-back (at Clippers, at Lakers).]
Kristian: One of these days, the NBA’ll get rid of these back-to-backs. We know it’s not healthy for the players, and with all of last season’s injuries, you’d think the league would try to eliminate these altogether sooner or later. I kinda like the idea of LeBron and these Lakers against the Trail Blazers to start their season. Early barometer for both teams, especially Portland. I do feel like the obligatory LeBron vs. the Warriors is missing though. Lol at Marcus Smart vs. Joel Embiid. Gimme Embiid in that fight every time.
Whitney: I’m glad we don’t have LeBron vs the Monstars right away. Let this man ease into the West in some bit of peace.
Kristian: NO PEACE
Matt: What are y’all thinking about the Christmas Day schedule though...
[NOTE: The NBA’s Christmas Day schedule is as follows: Bucks at Knicks (12 noon), Thunder at Rockets (3 p.m.), Celtics at 76ers (5 p.m.), Lakers at Warriors (8 p.m.), and Trail Blazers at Jazz (10:30 p.m.)]
Kristian: Knicks about to get washed at the Garden when Giannis comes through and goes for 50. And was Trail Blazers-Jazz the best we could do? That’s not a game I’m staying up to 1:30 a.m. for.
Whitney: I was thinking that maybe the Christmas Day schedule should be cut down to three really great games.
Matt: Ok Whitney go on because I think I’m here for this. The first and last games on Christmas are looking like ones I’m actually gonna have to talk to my family during.
Kristian: Yeah, I hate the noon game so much. I’m usually guzzling henggnog by then.
Whitney: Yep exactly. It feels forced at this point to watch Bucks-Knicks and Blazers-Jazz
Matt: It’s Christmas, a day we are supposed to enjoy with the ones we care about. Show me Joel Embiid talking trash or LeBron dunking or KD and Russ beefing or show me nothing at all.
Kristian: Part of it is tradition though, and there’s nothing like Christmas Day at the Garden. Maybe if the Knicks were better, we wouldn’t be so upset about that game at noon. And Blazers-Jazz could be a really good game, too, just not the headliner we want. If there were 5 really good games instead of 3 good and 2 ‘eh’ games, maybe it’s not so bad.
Matt: I think it’s a crime we aren’t getting Raptors/Spurs in San Antonio, personally. Kawhi Leonard was the storyline of the summer and I feel like he’s getting off way too easy.
Whitney: That would have been a great game during any of these big weekends. We deserved that.
Kristian: Yeah, I would have liked to see LeBron back in Cleveland on another one of those weekends, too. Imagine a tomato just flying from the stands while he does his baby powder thing? That would be comedy. Cavs media is already front-runner for the petty wars award.

Matt: All in all we’re getting good basketball still on opening weekend and on Christmas Day. But the league missed in a few ways, and in a season where uh... we probably already know the winner... it’s important to get the regular season as perfect as possible.

This was my wife’s grandfather’s truck. He bought it new in 1990. It was swiftly dubbed amongst the family as ‘Ford Country’… since it says Ford Country in that awesome font on the doors lol. Nevertheless, it was his favorite truck. He got a newer F150 one a little over a decade later, a crew cab model with all the amenities. But even with the new model in the garage, this was the one he usually gravitated towards. Like a favorite old pair of shoes, it just fit. 
He passed about 15 years ago. And my wife’s mom kept Ford Country for sentimental reasons. The truck ran for another 5 years or so, making weekend Home Depot runs & whatnot… until it developed a transmission issue that left it incapacitated. It was pushed in the back of the corral. A month turned into a year… and a year turned into a decade. There it sat… an old Ford truck in a field.
For some reason at the beginning of this year, the truck caught my attention for the first time. Even though I’d been walking past it for a decade with no care/interest, all the sudden, something about it sitting there wasting away started to bother me. I didn’t want that to be the end of its story. I asked asked my mother-in-law about her plans for the truck, explaining that it was getting to the point where it was gonna be too far gone to save it. And she said, “Oh Johnny please do something with it, I would absolutely love that!” 
SO we struck a deal lol. This is how it looked… honestly not too bad for 10 years on idleness.
My mother-in-law gave me the truck for a buck… and I told her I’d start throwing some time & money at it, to see if I could save it. The stipulation was, I had to agree not to ever sell it (easy). And I kinda made a stipulation of my own… that the whole family should be able to drive it. Ya know – since it was the family’s truck. So it has to be at least relatively usable & streetable. I said ‘relatively’. lol
So… long story short, everything I touch on this thing is broken… orrrr it breaks as soon as I touch it. CRC Freeze-Off has been a lifesaver. And while there’s a lot of dust, there’s no rust!

I went through the 5-liter 302 engine doing all the ignition/fuel related tuneup stuff, and got it to run again! I figured if the engine could be saved, it might be worth the cost/effort of a new transmission, brakes, etc. BUT – while I was under the hood, we had a bit of dumb luck! With the front grille out, Hunter noticed an old drip-trial coming off the top of the trans-cooler in the front of the truck by the radiator. The fitting was loose! AKA: hopefully NOT a transmission mechanical problem necessarily… but just a trans leak! We did a trans fluid change & got ol’ Ford Country running & moving under it’s own power! 
  So now I’m fully committed to the cause at this point, and so starts the fun part. Aftermarket wheels with a more current fitment & sizing are harder to come by for the older square F150s. Even though you can find the correct bolt pattern without much trouble, the hub size on the old Fords is often to big to clear these newer wheels. But TSW has a sister brand called TUFF with a few modern-sized wheels that will fit the old bricknose Fords. I went with the TUFF T-12s in 20X10 -19 squared. The T-12s have a lot of trendy ornamenting on them, with brushed pieces at the end of each spoke and a bulky plastic center cap. But you can remove the brushed pieces for custom painting, so I just… removed them altogether. And if you also remove the center caps, it gives the wheel more of a raw-but-choppy look. I was honestly hesitant to put 20s on the truck. I normally gravitate to something a bit smaller & more period-correct. But 20’s are the new 18 after all… so I’m hoping Ford Country will grow into the look. Plus the modern truck/SUV tires offer better sizing options in 20-inch. I went with the TOYO Proxes ST III in 315/35/20 – front & rear. Inner fender trimming was required lol. 
Belltech is a sister company of KW Suspension… their truck line. They make a suspension kit for the old Ford trucks that give them a 2” drop in the front & a 4” drop in the rear… and offers the kit with or without shocks. I got the kit WITH their performance shocks. The front uses drop springs along with the new shocks, and is a super simple & quick process to install (no spring compressor needed). But on the rear, you have to cut-out the OEM brackets that secure the front of the leaf springs… and bolt up the new Belltech brackets. You also need to re-package the leaf springs & add a wedge to re-align the driveshaft. Belltech also gives you a new rear shackle to mount the rear of the leafs (and of course the new shocks if purchased). The 2”/4” drop is a mild & well-rounded look, but I wanted to go lower… go figure. 
These old Ford trucks use a unique front suspension design using I-Beams. A company called DJM Suspension makes ‘Dream Beams’, which replace the OEM i-beams & lower the truck 3” while keeping alignment within specs (~$400). So I decided to add the DJM Dream Beams on top of the existing Belltech kit, for a total 5-inches of front drop! To level-out the rear, I got the DJM axle flip kit (only like $60)… which flip-flops the leaf springs under the axle, and gives you another 5” of drop. So now in the rear, I’m sitting 8-inches lower then stock. NOTE: It would be 9-inches… but there is about an inch of adjustability in the Belltech rear shackle, and I don’t want to be too squatty in the rear. To me that just looks like a dog dragging it’s butt across the carpet. Here’s a pick of the adjustability on the rear shackle…
While the bed is off, I ordered the Flowmaster American Thunder cat-back exhaust, and the Flowmaster performance cat… since the original cat (and entire exhaust system) was all rotted out. 
Also while the bed is off, I got the Hellwig rear swaybar. There is no OEM swaybar rear OR front. At least to my knowledge, you cannot use a front sway with the i-beam front suspension design. But Hellwig’s rear swaybar will stiffen the rear a ton, which will also stiffen the front a bit by default…. and hopefully assist in not bottoming out on the rear bumpstops. Especially since I removed the rear bumpstops. 
There have been all sorts of obstacles along the way. Every kind you can imagine… from the twin fuel-tanks/pumps, to the clapped-out window motors, to the almost nonexistent brakes. And I fully expect more sneaky problems to come as I actually get it back on the road. But there’s something soothing about working on this old truck… and working out the kinks. Kind of like my relaxing quarantine anti-drug. Expect the rear to come down about another inch, as I just removed bumpstops & been tinkerin’. Photos will come after we install the new behind-axle fuel tank & get the bed back on.

We’ve spent the last decade unbundling. I see kernels in the reverse unfolding this year, leading to a massive re-bundling decade ahead.
Brokerages should continue iterating on delivering bite-sized segments of certainty wherever possible, but buyers and sellers ditching their existing relationships is a giant mountain to climb. It’s inevitable that iBuyers will begin to offer trade-up/in services and that brokerages will have to continually increase the breadth of services to win home buyer/seller favor. Nowhere will this bundling play out more than in the property management sector, as distribution reigns king for a wide range of home maintenance and personal finance offerings.
While certainty as a service will continue running rampant across both residential and commercial, those providing services–or at least curating/aggregating them–across the entire spectrum will win the day. And the decade.

TRENDS
CONTINUED CONVERGENCE OF REAL ESTATE AND PERSONAL FINANCE Ryan Coon // Co-founder & CEO, Avail
Real estate has always been intertwined with personal finance, but we’ll see the linkage between the two become even stronger in 2020.
Although most rent payments are still made offline, renters will increasingly expect faster and cheaper rent payments–and credit-boosting rent payments will become the norm. We’ll also see more adoption of innovative solutions that help renters along the path to homeownership, such as Rhove and Digs. As renters pay on-time, their credit scores will improve and they’ll also be rewarded with savings toward an eventual down payment. Innovative rent-to-own models such as Divvy Homes and Arrived will pick up steam, helping make homeownership a real possibility for those who don’t yet have their personal finances in a place to buy a home.
In the past, real estate was an investment available only for the wealthy. New models are changing this–and will lead to the adoption of real estate as a personal finance asset class for Main Street. While crowdfunding platforms, like Fundrise and Small Change, haven’t gotten as much attention as when they first launched, they continue to allow people to diversify their personal investments into real estate. Innovative real estate investment platforms like Roofstock/Roofstock One, DiversyFund, Compound, Landa, and Concreit are also making real estate wealth building more accessible.
BROKERAGE TIMES ARE A CHANGIN’ Pierre Calzadilla // VP Growth, Local Logic
Compass: A major chink in Compass’ “armor” will be exposed: Agents don’t stay. Expect exodus from top performers as all the acquisitions hit their one-year mark and people take their money and run. Compass will buy at least three more independent firms.
Side: With fresh cash, a hungry team, a strong value prop, and on track for $8 billion in annual sales in 2020, Side will go big in 2020 and make a name in the business as consumers aren’t even aware–because they don’t care. They just love that it all works and the agents are great. Industry will finally take notice and we’ll see Side everywhere by the end of 2020.
eXp/KW: Alongside another lawsuit and more vitriol, eXp will do something to breakout this year. Keller won’t expect it and Gary’s gonna be pissed he missed it.
Realogy: Realogy will spin off brands, like Corcoran and maybe even all of NRT, for a huge windfall. Imagine if the Louis Vuitton group bought Corcoran? Then Realogy will take its tech stack and spin that off as a new company, making its tech available to the entire industry. Realogy will hold on to the franchise business, simplify its revenue model, and assign losses to the right balance sheets.
THE CONSTRUCTION INDUSTRY CONTINUES TO CRACK UP Stephen Del Percio // VP & Assistant General Counsel, AECOM
In the aftermath of the 2016 election, construction industry firms were anxious to consolidate. The federal government was on the verge of passing generational infrastructure investment legislation, and firms perceived an opportunity to capture increased market share by collapsing design, construction, and operations and maintenance expertise under one roof.
But a funny thing happened on the way to the drafting room. An infrastructure bill never passed Go. Firms continued to bid large fixed-price contracts and risky public-private partnerships. In 2019, public companies like Fluor, Granite, and Tutor-Perini saw billions in market capitalization wiped away thanks to problem projects and larger quarterly losses. And investors pushed back on visions for fully integrated infrastructure firms that could design, build, finance, and operate major projects on their own.
In 2020, the construction industry will continue to segment, which I think will reverberate across the construction tech scene. Firms will get back to basics, whether it’s performing only professional design services, construction management, or whatever their core competency might be. This focus will, in turn, lead to increased scrutiny of overhead costs and process and workflow management–both critical areas where tech solutions can play pivotal roles for firms’ bottom lines.
Already, industry observers are suggesting that contech can be part of a solution for rising construction costs, labor shortages, and other inefficiencies that have always plagued the industry–2020 could be the year that it takes a permanent seat at the table.
THE ROLE OF THE AGENT WILL CHANGE DRASTICALLY Jon Boller // co-founder & CEO, BizFin 
There’s a lot of talk from executives surrounding the antiquated nature of the real estate transaction and “how awful the experience of buying and selling homes is.” As a result, alternative, nontraditional real estate business models are emerging: iBuying, alternative financing companies, and discount brokerages are creating a unique marketplace where consumers are provided optionality. Gone are the days where consumers accept paying a set fee without exploring their options.
The modern day real estate agent will be an expert at walking consumers through the financial and long-term impact of going with an iBuyer and how to create wealth through homeownership. Consumers also may explore purchasing a home slightly outside of their budget via non-traditional financing options. The most consumer-centric agents are going to win and those willing to make data, analytics, and insights as the core of their businesses will increase their market share over the next 12-24 months. Agents will embrace technology to make their businesses more efficient and increase their revenues, leading to profit margin expansion.
FRAUD REARS ITS UGLY HEAD Nate Smoyer // Director of Marketing, Avail
The amount of money moving around and consumers’ unfamiliarity with real estate processes makes our industry a magnet for fraudsters.
This starts with the continued rise of wire fraud on purchase and sale transactions: One of the major challenges is that there are many gaps in the transaction that allow someone to influence or hack their way in to redirect down payments or entire purchase amounts to fraudsters’ accounts. This can be done with simple phishing emails or more sophisticated attacks leveraging malware. The President of Sun Title estimates, in total, that this is a $10 billion problem. Transactional management platforms, like Propy, stand a strong chance to shine by securing transactions using blockchain technology.
The second way consumers fall victim to wire fraud is through fake listings. Fraudsters convince prospective tenants to wire their rental deposit in order to get keys and then vanish. Methods deployed to combat fraudulent listings include advanced algorithms and SMS text confirmation. Unfortunately, fake listings still squeak through, victimizing tens of thousands annually. Companies like Zillow and Craigslist are taking the approach of charging for listings to thwart spam and fraud. I don’t think charging for listings is the best approach. There’s a lot to win here for whoever can best reduce listings fraud and establish trust with consumers.
PROPTECH VC GOES GLOBAL Ashkan Zandieh // Chief Intelligence Officer, CREtech 
Mega rounds will be in vogue in 2020, as investors begin placing larger amounts of capital to work in established companies. In Latin America, Loft’s $175 M round to scale iBuying in Brazil was the first mega round of the year and also catapulted the young company to unicorn status.
In terms of geography, it’s no secret North America, especially the US, is the leader in proptech both in deal and investment volume. Overall, the industry closed out 2019 with eight consecutive billion-dollar funding months. However, the global landscape of proptech is changing, and the dominance the US once had will start to be challenged. Investment activity has begun to pick up in Asia over the past year. The positive venture capital market and appetite for mega rounds will begin to rival that of the US as China’s proptech ecosystem continues to grow. The European market has positioned itself to make up ground in 2020 in terms of deal volume. Markets like London, which has long been a fintech power, will look to back some of its homegrown companies in 2020.
FUNDAMENTALS PREVAIL & MARKETING TAKES CENTER STAGE Christian Sterner // Co-founder & CEO, WellcomeMat
Even with the global trend of historically low and negative interest rates, broken models and insolvent businesses (able to hide behind cheap capital for too long) will begin defaulting on debt and disappointing investors with increasing vigor. As such, we will see an increased focus on gross profit for technology companies and decreased investment, which will shine a light on and benefit companies and management teams running companies with a long-term outlook. We will watch fundamentals prevail again in 2020.
The hottest markets are turning sour in the US. As that happens, agents, teams, and brokerages will spend what it takes to stand out amongst growing inventory. Companies focused on providing superior marketing will see a very strong growth period going forward.
PREDICTIONS
ZILLOW GROUP STOCK UP AT LEAST 50% Terry Dwyer
Zillow’s Q1 and Q2 2020 financial numbers are going to surprise a lot of people. Based on its recent stock price recovery almost to its pre-iBuyer price, a lot of people have already determined that Zillow’s pivot to the iBuyer business was the right thing to do.
Two sets of numbers do not necessarily make a trend, but it’s hard to ignore Zillow’s Q2 and Q3 2019 numbers for both its overall business and its Homes (i.e., iBuyer) segment. Its iBuyer costs in those two quarters covering sales & marketing, technology & development, and G&A all indicate that they should continue to trend down on a percentage basis relative to the overall Homes revenue for the next two or three quarters.
The big number in question, of course, is the “cost of revenue” line item or the actual costs directly related to the acquisition, maintenance, and sale of homes for a given quarter. If past performance in other areas of its business is any indication, executives are quick studies and have no problem applying lessons learned from past mistakes. The iBuying business itself is not a high margin business, but then again, neither is the traditional real estate business regardless of how much technology one throws at it. It’s the cross-selling opportunities that will make bigger profits for this initiative down the road. Couple that with Zillow’s long-expected shift from upfront lead-gen fees to more profitable back-end referral fees and the future looks bright for the team in Seattle.
ZILLOW ACQUIRES OFFERPAD Drew Meyers // founder, Geek Estate
I predicted an Opendoor and Offerpad merger last year, but it wasn’t to be. With both a history of very large and bold acquisitions (ie. Trulia and Dotloop) and needing to fend off Opendoor from cementing itself as the category leader, Zillow Group will acquire the next best thing to sweeping Opendoor under its umbrella: Offerpad. Bringing the #3 player in-house would add obvious scale to its Homes business as well as a partnership with Keller Williams’ 100k+ agents.
IBUYER FAILURE Jon Boller // co-founder & CEO, BizFin
A handful of iBuyers will go out of business due to operational inefficiencies and challenges with margins and execution. People are willing to pay for convenience on tasks like cab rides, food delivery, etc. However, they are less likely to give up thousands of dollars in home equity as this often serves as their retirement savings accounts. iBuyers have slim margins to run on, have to be perfect at pricing homes, and then have to be able to turn around the selling of the homes quickly to avoid carrying costs at scale. The operational challenges of a high touchpoint, people-intensive, and low margin initiative will force investors to challenge and question investing in these companies by the end of the year.
PROPERTY MANAGEMENT SOFTWARE TESTS DIRECT SALES INTEGRATION Drew Meyers // founder, Geek Estate
Why can’t a tenant easily buy a property from their landlord, without an agent? 2020 will mark the year property management software pilots facilitating the paperwork and legal work for tenants to make the jump from renter to owner.

False Auto Insurance Claim Against A Friend?
A very close friend of mine received a call from his auto insurer yesterday regarding a 3rd party claim against him. According to the 3rd party, my friend hit their parked car (which was parked on the curb in front of their home), then parked his own car, went up to their house, rang their doorbell and exchanged insurance information. The 3rd party claims that this took place in a town that's more than 1 hour away from where we work and live. This allegedly happened 3 months ago. There are two major problems with this story: A- The alleged incident never happened. I carpool with my friend to and from work and was with him that night. B- The 3rd party has all of his insurance information. Could the insurance company have called the wrong person (i.e. gotten policy numbers mixed-up while processing the claim)? If not, how could a 3rd party have his insurance information? How common are fraudulent insurance claims (against another person)? And has anything similar happened to you or someone you know? 2018 Mercedes-AMG E 63 S Track Drive: Hammer ‘n Tongs
When it comes to super-swift, continent-carving executive transporters, the E 63 S is currently Daimler AG’s best foot forward. Sure, you can spend more and get more space and power in an S 63 or S 65, but the E will outrun them both—at the dragstrip and around the Nürburgring. And if you’re thinking the same engine will be hotter in the smaller C 63 S, sorry. Cramming it into that tight spot costs it 100 horses, 111 lb-ft, and 4Matic traction. The forthcoming AMG GT 63 S 4-Door will offer 27 more horsepower and 37 additional lb-ft, but with less headroom. So for now the burning question is: AMG E 63 S sedan or wagon?
To answer objectively, we strapped on our test gear and ventured to Corvette land—Bowling Green, Kentucky—to flog sedans and wagons mercilessly for an entire morning. The 3.15-mile Grand Course at the National Corvette Museum’s NCM Motorsports Park features a technically challenging collection of 23 turns, many with interesting elevation changes.
Let’s start out with a review of the basics: The mechanically identical cars employ AMG’s M177 4.0-liter hot-V twin-turbo V-8 with a 603-hp, 627-lb-ft state of tune. Torque flows through AMG’s Speedshift MCT nine-speed automatic to the latest Performance 4Matic+ all-wheel drive system, which can vary the front torque split between 0 and 50 percent. It even has a drift mode.
Our dragstrip results indicate car-to-car variation that caught our sedan’s engine on a lazy day, though our wagon’s was fully caffeinated: 0 to 60 mph took 3.2 seconds in the former, 3.0 in the latter. In the quarter mile, the wagon nipped the sedan by a tenth: 11.2 seconds at 125.1 mph to the sedan’s 11.3 at 124.2. (By comparison, the outgoing 5.5-liter twin-turbo E 63 sedan ran to 60 mph in 3.4 seconds and through the quarter mile in 11.6 seconds at 121.8 mph, with the wagon a tick behind.) The new wagon’s rear weight bias might have helped it outbrake the sedan in 105 feet versus 116 from 60 mph. The sedan’s 108-pound weight advantage no doubt helped it outcorner the wagon on the skidpad—0.99 g to 0.96 g—and on our figure-eight course, with 23.6 seconds at 0.88 g average versus 24.1 seconds at 0.84 g.
A fresh fleet of three sedans and two wagons await us at NCM. I start off in the sedan doing lead-follow laps behind brand ambassador and IMSA GT champ Tommy Kendall driving an AMG GT R. We are again emphatically discouraged from engaging Race mode and its RWD-only drift setting. However, we discover that the variable torque distribution and the electronic variable locking diff mean that even in Sport+ mode, the tail can be teased out with relative ease and safety. It’s been 14 months since my early track drive of BMW’s M5, but this car triggers all the same track-attack pleasure centers, despite weighing about 300 pounds more (roughly a half pound per horsepower). Both cars feature stupendous brakes for managing corner entry and adroit all-wheel torque distribution to handle the exits, leaning on myriad electronic aids devised to convincingly trick mere mortals into believing they can drive like their racing idols.
I jump directly into a wagon, and two things become immediately clear: Its weightier caboose further eases the task of cornering with a few degrees of chassis rotation, and that glass-lined echo chamber in back is a million times more effective than any electro-“symposer” at mildly amplifying and enhancing the engine’s already glorious exhaust note. The propensity to wag its tail is key, because folks, when the autonomodrones have forced every vehicle like this onto pricey car’ntry clubs, we driving enthusiasts will tell our grandkids that the greatest joy in driving was the controlled drift.
This wagon delivers that exquisite joy more abundantly than the sedan. In fact, when heading down into the Sinkhole (an off-camber, diving right-hander), my co-driver gets the wagon loose enough to send Fräulein Säfety Nänny into full OMG-We’re-Gonna-Crash mode—tightened seatbelts, passenger-seat slide-back, and her latest trick: Pre-Safe Sound. This momentary blast of pink noise (imagine loud radio static) triggers the stapedius muscles in the ear to contract to protect the inner ear from the high acoustic pressures of a wreck with airbag deployment. Our bags do not deploy.
During my sessions riding shotgun, I play with AMG’s latest track-mapping and lap-timing app, which can store lap times and segment times, displaying them in the right instrument cluster gauge and/or the central display screen. It also keeps track of whether you’re running quicker or slower on various sections of the track by highlighting the elapsed time in a bright red or green box that your peripheral vision can pick up. This is great for experimenting with different lines through the trickiest corners.
Toward the end of eight sessions of five laps each on a 97-degree track, Kendall senses we’ve learned the line. So he turns up the wick, letting us really rip around the big course, even as our Pilot Sport 4S tires begin self-reporting temperatures topping 200 degrees on the tire monitoring screen. Now I’m even oversteering on the cool-down lap, and I’ve cemented the wagon as my choice between the two variants. If you need further convincing, consider exclusivity. Mercedes sells some 3,000 E-Class Wagons per year, about 10 percent of which get the AMG treatment. That’s approaching the number of GTC4Lusso wagons Ferrari sends here. (That should also help put the AMG wagon’s $107,945 price into perspective.)
Wagon or SUV?
Obviously, the sheeple that comprise the majority of the car-buying public will provide an overwhelming answer to that question: SUV. In fact, Mercedes offers two versions of the AMG GLE 63 S: normal SUV and quirky-looking cargo-compromised Coupe. But you, the car cognoscenti, should know that there’s an even better reason why the wagon should be the superfast cargo-schlepper of choice this year: The GLE doesn’t get a refresh until 2020, and between now and then the SUV variants soldier on with the now superseded 5.5-liter twin-turbo M157 V-8. Bigger is not better, meaning the utes must make do with 26 fewer horses and 50 fewer lb-ft of twist. Check out the test results comparing an AMG GLE 63 S Coupe with our wagon. Big difference! Yes, there’s a bit more passenger and cargo space in the GLE SUV than in the wagon, but let’s face it: If you’re popping for the 63 engine, you want max on-road performance, and the wagon runs rings around those taller, even heavier utes.

I’ve outfitted several RC Lipo packs with BMS/PCM. The only thing that’s really been a problem for me are rouge balance circuits.
On several installations I’ve experienced balance channel transistors shorting (or turning ON when not needed) and draining down individual cells or groups.
Like many here I’ve mostly installed BetstechPower BMS but I recently had the same problem with a SignalLab type circuit too.
Luckily, haven’t suffered any cells pulling down below 2.8V since LVC has caught the issue but it has ruined a couple commuting trips.
Due to the minimal balance current these BMS provide (50-80mA), I find myself lifting the damn bleed resistors off the board and just avoid the auto-balance function.
In my mind it’s not reliable (3-4 BMS have now suffered this issue) and with the large capacity cell groups, even when it works properly the amount of balancing is simply not worth the trouble. Plus, you must significantly over-charge other cells to bring up low cells.
I wished there was a way/place to buy Li-ion, Lipoly BMS/PCM without balance function.
Anyway, word of warning mostly to those of us who’ve installed BMS on bike packs. Check those cells, if any keep slowly dropping measure across the bleed resistor to confirm if the transistor has shorted or inadvertently turned ON. PITA…Talent must not be wasted.... Those who have talent must hug it, embrace it, nurture it and share it lest it be taken away from you as fast as it was loaned to you.

Before the Tesla electric car, and the UBC electric car club VW-electric-beetle that made the historic Canadian coast-to-coast run several years ago, with a I didn't know of a proven LIFEPO4 or Lithium BMS.
On an electric vehicle conversion, many hobbies ago, we made "bleed off" lead-acid BMS's based on a popular circuit from the 'net. The reason was that 12V AGM batteries would have voltage variances, while under charging. Some batteries reached higher voltages quicker than others. So, each 12V battery had a BMS. The pack was 120V nominal, with, parallel-series connections. The BMS had very large resistors. However, the residual draw was .2A at 12V. The EV had to be charged daily, even when not in use daily.
Our 2012 Motorino XPH scooter has 4 batteries with Low Voltage Cutoff only. Cells needed balancing, manually, at the Motorino shop.
New "smartscooters" using 18650's are now selling, from the Gogoro in Taiwan, Nui N1 in China, and another one in India that is said to come out in October. What BMS are they using? I don't know of any 18650 commercial BMS that has been time-tested and road-proven (i.e. rugged, reliable.)
I think the Gogoro and others may prove to be problematic, as far as battery balancing. On the Gogoro, the problem is solved by battery swapping; although, the $4,500 purchase price doesn't include any batteries, and there is a monthly battery-swap charge, too.
The Tesla car, if I recall correctly, has a 650 watt residual draw when not in use. Is that the Tesla car's battery balancing in play?
BTW, the design flaw of the defunct Modalis BMS on Thundersky/Winston batteries was its mounting over multiple cells, so we predicted correctly that cell-shifting from road vibration would quickly crack the circuit board traces on the Native (rebranded Electric Motorsport, aka EMS) Z-6 electric scooter.Last edited by

Interesting...
Not hard to see why BMS often gets called “battery murdering system”.
Don’t get me wrong, I’ve had great luck (other than the random balancing currents) with HVC/LVC preventing damages that would’ve likely happened running naked.
It’s just that the balancing transistors short or somehow turn on.
Maybe I’m causing these issues but I can’t figure out what I might be doing wrong? I’ve installed around 10qty BMS on RC Lipo so far and 3, maybe 4 have suffered some balance circuit malfunction(s).
Even if it never fails - using 5, 10, 15Ah groups any meaningful balance is just not gonna happen on 50-80mA. @yk: the reason you are losing your shunt balancing mosfets has to do with the way you build your batteries using the lipo packs and connecting the BMS through the JST plug to the sense wires.
the shunt transistors are mosfets. mosfets have a layer of gate oxide that is vulnerable to puncture by the voltage applied to the gate. so static electricity is the most common failure mechanism for the mosfets.
you also have the packs connected in series through the large 10AWG silicon wire and connectors.
when these connections are opened and the parts are handled it can introduce the high voltages of static electricity that damages the gate of the adjacent mosfet on the balancing network connected to the terminal.
i have never had a shunt balancing mosfet fail in use. i have damaged them by poor work practices and i have seen many of them that had failed on ping pack that were split into two pieces and where a connector was used to tie the two sections of the pack together in series.
the shunt transistor would be damaged when the serial connector was disconnected and reconnected.
transistors do not just fail for no reason. mosfet can be killed easily though which is why they have such strict rules for working with mosfets. wearing ground strap, static prevention practices have to be followed.
you can replace the shunt mosfet easily and then the channel will balance again but you have to follow normal safe practices when replacing the mosfet. if you do not have a spare BMS for parts to take the shunt transistor off of then you can buy them from mouser or on ebay too.Last edited by

Trouble is, balance function is such low reward on high capacity RC Lipo why even introduce all the “fragile” MOSFET bullshit to such a critical application?
Oh, I’ve got the fix alright - lift those useless (to me) resistors and permanently open the balance circuit(s). This way “fragile” MOSFETs can do no harm. Wish I could buy 'em that way and save everybody the components and trouble.Talent must not be wasted.... but the point to be made is that proper handling will eliminate the damaged mosfets. there is no risk of failure of the shunt balancing mosfets in a normal battery. these hacked up packs made from connecting these lipoly packs in series is what is causing the failures. this was the same problem with the ping packs when people made them into split packs, as i said.

I have just bought a 14s BMS which is marked "without balance" from aliexpress. Actually it's a mistake because i had ordered a version with balance.
I'm confused what a BMS does "without balance"??!?
Does it not top up all the groups to 4.2 volts every time it charges?

A proper BMS without balancing should do everything else that a BMS does: per-group overvoltage and undervoltage cutoff, overcurrent and short circuit protection, possibly overheat protection.
