[“Many landlords were part-timers: machinists or preachers or police officers who came to own property almost by accident (through inheritance, say) and saw real estate as a side gig. But the last forty years had witnessed the professionalization of property management. Since 1970, the number of people primarily employed as property managers had more than quadrupled. As more landlords began buying more property and thinking of themselves primarily as landlords (instead of people who happened to own the unit downstairs), professional associations proliferated, and with them support services, accreditations, training materials, and financial instruments. According to the Library of Congress, only three books offering apartment-management advice were published between 1951 and 1975. Between 1976 and 2014, the number rose to 215. Even if most landlords in a given city did not consider themselves “professionals,” housing had become a business.
The evening’s speaker was Ken Shields, from the Self Storage Brokers of America. After selling his insurance company, Shields had begun looking for a way to get into real estate. He started out with rooming houses, which meant he started out renting mainly to poor single men. “Very nice cash flow. But I no longer have them.” The room chuckled. “I made some good money, and I mean, I love to get money, but I’m still just as happy not running around and dealing with some of these dregs of society who live in rooming houses.”Sherrena, who owned a couple of rooming houses, laughed along with the room. Then Shields found self-storage. “It’s got the residual incomes of an apartment building, but,” he lowered his voice, squinted, “you don’t have the people. You just got their stuff!…This is the sweetest spot in the whole American economy. A receptacle for an enormous cascade of money.”
The landlords loved Ken Shields, even if he did live in Illinois. When he finished his speech, the room broke into applause. The RING president, a mustached man with a full pouch for a stomach, stood up clapping. When there wasn’t a speaker, he often organized round robins. One such evening, a woman from Lead and Asbestos Information Center, Inc., had started off by announcing, “There is money to be made on lead,” to a room of landlords who more often lost money trying to abate it. One landlord asked whether he would have to report the presence of asbestos to the city or the tenants if he tested for it. “No, you don’t,” the woman had said.
The conversation moved on and someone else had asked about garnishing wages. A lawyer informed the room that a landlord was allowed to garnish a tenant’s bank account and up to 20 percent of his or her income, but the last $1,000 was exempt. And welfare recipients were off-limits.
“How about intercepting their tax refund?” Sherrena had asked.
The lawyer looked a bit stunned. “Noooo, only the government can do that.”
Sherrena already knew that. She had looked into it before. Her question wasn’t a question; it was a message to Eric, Mark, Kathy, and everyone else in the room that she would do almost anything to get the rent. Many white landlords knew money could be made in the inner city, where property was cheap, but the thought of collecting payments on the North Side, let alone passing out eviction notices, made them nervous. connell howard was born and raised in chicaco, illinois. he was the golden child to his parents; calton and carmen howard, calton a law firm partner with carson ainsley and carmen a real estate tycoon who has bought and sold chicago homes like it was nothing. from a young age, connell knew he had to be great. it helped that he had the brains to propel him forward in his academics and his father had made it perfectly clear what was expected of connell in terms of what his career would be - it was law.
life growing up for connell was lonely. his parents always away at work and him left with nannies or tutors to pass the time until they returned. it had gotten even more unbearable at thriteen when the wife of his fathers law partner had tragically died and his daughter was injured. much like carolina's life, his became fully supervised at all times and he was unable to find the breathing room that he desperately craved. it ironically became a bonding point for connell and carolina whenever their families got together for dinners or events and it was something that didn't go unnoticed by their fathers.
the older connell got, the more obvious it was to him that his father and carson had the intentions of pairing him and carolina up. connell had voiced this to his mother, begging her to talk to the two men to make them see sense. it wasn't just for his sake he was asking his mother to intervene, it was for carolina's. he didn't want her resenting him for the decisions of their fathers, he wanted her to be happy. unable to make them listen, connell chose to make the best of the situation and get to know carolina and date her beforehand. a year down the line, he was in love and the rest was history, the two getting married in 2019 with the grand fairytale wedding carolina wanted before jetting off for their honeymoon.
a month after returning from their honeymoon, they'd returned to work. carolina out working in west virginia and he in nevada. texting and calling back and forth to keep each other updated with day to day life while they were away on business, his concern grew when he'd received her text: carolina: i might miss my flight connell: what's wrong? is everything okay? are you okay?
that was four years ago.
his wife was declared a missing person after he raised his worries with both her father and his. he had real concern for his wife's safety and the case was quick to gain traction. unfortunately for connell, there really were no clues to go on other than the last phone tower her phone pinged on when she had sent her text. he spent four years searching in hopes to find her and have the reassurance that she was safe. on another trip out to west virginia, he got caught in a storm and headed to the nearest town to take cover until it passed, the road had taken him to hunstville.
you can imagine his surprise when he was told all that hunstville had to offer, especially when he was told he couldn't leave. being the man of sound logic that he was, he tried to leave, a lot, but he ended up right back in town. it was insane. was he going insane? he certainly felt like it when he was certain that he saw his missing wife in the distance.

highkey emancipation should be made more accessible... and known about.
to use an example I'm familiar with, I'll go through the process in Illinois.
gonna dissect this paragraph here:
Sec. 7. Petition. The petition for emancipation shall be verified and shall set forth: (1) the age of the minor; (2) that the minor is a resident of Illinois at the time of the filing of the petition, or owns real estate in Illinois, or has an interest or is a party in any case pending in Illinois; (3) the cause for which the minor seeks to obtain partial or complete emancipation; (4) the names of the minor's parents, and the address, if living; (5) the names and addresses of any guardians or custodians appointed for the minor; (6) that the minor is a mature minor who has demonstrated the ability and capacity to manage his own affairs and (7) that the minor has lived wholly or partially independent of his parents or guardian.
so to become emancipated, you have to be 16 or 17. you must be able to prove residence within illinois (note it says state, not any specific county).
for proof of residence, the easiest way to check that it's accurate to the time you're applying is to look up requirements for a driver's license or state ID. The current pdf is located here. look at group D.
back to requirements to become emancipated, you would also need to go over the reason you're seeking emancipation. this is something best gone over with with a lawyer. you will need insight as to what would be most effective and for that insight to be up to date. you may find lawyers who do free consults or represent pro bono. you want a family law attorney.
keep record of the names and addresses of the parents/guardians and whether they are alive for filing purposes. I mention this in case you've already moved out or would potentially not have contact for whatever reason.
the last two points have to do with finances. being able to prove you have the capacity to mange your own affairs. proof you've already been doing do. paying bills. then that you've lived partially or fully independent if your parent or guardian. genuinely the easiest possible way to do this is to move in with a trusted friend and their family or a different blood relative, then to write up some type on rental contract. a way to track that you've been able to pay rent and potentially also having a phone bill under your name so you can prove the capacity to pay your own bills. please do check age requirements on these because I can't recall for the life of me what it may be for a dependent (non-emancipated) minor.
no here's the biggest fucking issue with the financial proof. while you can work at young ages in many places in Illinois, some counties say 16, sometimes individual towns may even say 13... you typically need to be 18 to have an individual bank account. one not connected to your parents or guardian.
this is not easily accessible. and some banks will require them to also be physically present to cut ties regardless of age. word of advice from experience!! just close your account! go to a new bank! or better yet, a credit union! do not let them pressure you if you've already cut contact or if there's any chance they will not approve the change. for the love of fuck, don't let them pressure you.

okay, you know what? Running away shouldn’t be a crime. It shouldn’t be dangerous, either. Any kid should be able to leave their parents if they want, for any reason. No I’m not kidding.

of course not. In an ideal world, a kids would have multiple adults other than their parents they could look to for care, but I recognize that that will never be a reality for every single child. So: youth shelters, if they have nowhere else to go. There should be clean, warm shelters where anyone under 18 can stay for as long as they need, no questions asked. (And of course shelters that aren’t just for kids, but we’re talking about youth rights right now)
“But Rue,” I hear you say, “what if some moody teenager runs away after an argument?”
First of all, I’d rather a thousand moody teenagers run away than one abused child be trapped. Second, so what if one does? A kid needs time away from their parents, so they leave. The vast majority of them will get some time to cool down and then go back home, and if they don’t want to go back, period? Then nine times out of ten, they have a good reason. (Because yes, as hard as it is for you to believe, kids are humans who have common sense.)
“Okay, but what about the one time out of ten the kid doesn’t have a good reason?”
Then the kid doesn’t have a good reason. It doesn’t change anything. If someone wants to break up with their partner because of something stupid, you wouldn’t say they legally shouldn’t be able to. (And if you would, then you’re just a bad person.) No one should have to be in a relationship, romantic or otherwise, that they don’t want to be in.

Two years later following this incident, the head of the tight knit Henriques family, Marcos, perished in an abrupt car accident. While the family mourned his sudden death, they were soon hit with another blow. During the reading of her grandfather’s will and testament, it was revealed that he had allegedly left 98% of his fortune to the mysterious woman from Devils Junction he’d once had an affair with. Thus, leaving only 2% of his fortune to his family, sans his wife to whom he only left the family home. The entire ordeal tore her family apart, with all questioning how such a thing could occur, and who this woman who had been gifted their legacy could be. Consequently, this was what ultimately led Luana into choosing Estates as her focus in Law—one in which her cutthroat and intuitive personality After graduating from Law School, Luana remained in Chicago for a few more years before finally making her way to Devils Junction in her early thirties. Her initial motive was to finally track down the woman who had taken her family’s rightful asset—a goal she may have yet to accomplish. Since moving to the dark city, Luana has put her skills in law to the test for many; including members of the alleged crime families. She is not entirely loyal to any faction at this point in time, simply helping out the highest bidder when she can.
