Much excitement at our little rescue this month and I can't wait to tell you.
Thanks to my income tax check coming in our fundraising goal for between now and May 1st is only $768.00

The rescues regular bills like; utilities ($280 on average since our HVAC is still out, but we are hoping someone is coming to fix it soon), and pet foods ($488). I have managed to raise enough to cover the other bills and supplies from my income tax check. And of course, none of this is for me personally nor do I get paid for the work I do. It's not about me, it's about these animals and making their lives amazing for however long they have left.

We still need fence panels for an outdoor dog kennel yard if anyone has any locally they'd like to drop off. And if you are throwing out any 13 gallon kitchen trash cans or plastic bins of any size we would be thrilled to have them.
We currently have 11 ferrets in amazing foster homes so our population here is becoming very manageable for me AND we have 4 new volunteers!!!!! We are so happy to welcome Michael, his wife, and his mom to our team. They will be coming soon to help me get things back to tip top shape and I greatly appreciate it.
And an amazing girl named Michal who came yesterday and spent the day helping me. The ferrets were crazy about her and you know Keiko was too. The bunnies warmed right up to her but they are very friendly girls. Mr Maru gave her the tour till his house was finished then he had to go see what I had done and grab snacks. Cal the sugar glider, slept through it all. But what delighted me most was Mr. Spooky. Our shy, bite first ask questions later guy, went right to her and cuddled her. WOW He is still having a hard time with Justin not being here. Ferrets grieve just like us and he was really close to his dad the Ferret King. He gave me kisses and now this. It makes me so excited and emotional for him.
There was a minor set back for me medically as I have a new allergy, possibly to Stevia. Of course I try to do something good for my health and now I look like I have rolled in bees. If you don't know, this is not a surprise. Lol But I got some medicine for the hives and hopefully will be feeling much better very soon. Until then if you see me dancing against the doorway like a bear, just walk away. 😂
I'm through infusion 3 of 8. YAY! And I have a surgery consultation coming up finally so I am hopeful that it goes well and we can get a date for surgery. 🤞
I have a potential part time job as a virtual assistant and I am truly excited about that. And we are looking at setting up the trailer for a rental so that I can generate a little income and start paying off old debt and getting back on my feet again.
The three month anniversary of losing Justin was really hard on me but I want to thank everyone for their abounding kindness and support. Some days you and these rescue babies are all that gets me through to the next day. I am so grateful to have you in my life.

I work in the support team for an HVAC repair company, I used to work in an office but my company has been closing all physical locations down so we have no chance of going back lmaoo
i handle a lot of behind the scenes support for the technicians but the tedious thing is fleet management, its just higher ups going "this old truck is too expensive to keep. no we dont have any newer trucks to replace it. find one. we dont allow rentals" 😑 like great. thanks.

If you want to be a home owner please look into local assistance for first time home buyers.
In the US there are special loans for first time home buyers as well as assistance if you want to live in a rural area ( FHA and USDA loans). Special loans are more flexible with minimum down payment and credit score minimums as well as don't have some requirements that Conventional Loans have.
Ie one thing that helped us is Conventional loans require you to work full time consistently in the same field for 2 years. FHA only requires 6 months of employment and a letter explaining your history and to have an income that can afford the loan. I didn't have the work history needed for a Convention Loan.
The Loans, Grants, and Assistance vary state to state and you may have other options if you live in a major city. (Our second grant was only for our area.)
There also may be government backed housing assistance agencies which will help you with going through the process for free or a low payment (our state requires you to do some education with them for the FHA loan, and it was free).
My partner and I recently bought a house with a FHA Loan/Grant and a First Homeowners Grant from our lender (which has the qualifications of being a low income area, low income, as well as first homeowners). We were able to forgo any down payment or closing costs and will be paying less monthly costs then the rentals we were considering month to month.
We still had to pay some things. We paid for inspection, appraisal, insurance upfront, refundable deposit and 1000 dollars at closing.
FHA loans also have the added cost of loan insurance for month to month costs, but overall is still cheaper then renting so 🤷 I am not complaining.
Another thing to expect as a lower income buyer is you likely will only be able to afford fixer uppers so expect to have a lot of initial repair costs as well as maintaining your home over time. There is assistance for those things as well but be careful of loan scams when looking for those.
If you do consider going this route, make sure to be thorough with inspections and negotiate with what you find. It is a lot of upfront costs for something you may not go with, but can save you thousands in the long run. We needed to change out knob and tube in our house and since we found it in the inspection we were able to negotiate 12k from the sellers to fix it rather than paying that out of our pockets later. We also saved over a thousand by getting them to service the neglected HVAC. You're not likely to get a seller to fix everything, but you can save a lot with negotiating.
More homeowners can stabilize communities and help rent to not skyrocket uncontrollably. Especially if the homeowners arent nimbys who only care about their property values and instead actually care about their renting neighbors. Homeowners also have more power in your local politics, so taking advantage of these programs and getting more power to disadvantaged people and communities is so important.
