Oh joy!
Since casino gaming hasn’t been legalized in Texas, I get to help with the replacement of major utilities and equipment for (2) horse racing tracks in that lovely state.
Next week I’m going directly into the Devil’s Taint of Heat (it’s going to be 104°F) in San Antonio. Great fun, sweating my balls off.
That building was designed & constructed 93-94…so its 30 years old and poorly maintained. I just know that I’m going to be juggling this bullshit long term.
We’ll probably need to replace major electrical service units, major HVAC equipment, new roofs, exterior building facades that are falling apart, etc.
Those of us who know, this just opens up an endless can of worms. All sorts of other shit is going to fall apart and no longer work. So, $2M in costs will end up being $3.5M most likely.
It would have been a lot easier if gaming was approved. Then, they would design all new everything around a horse track. Spend probably at least $120M on a new building, and I would be working for the next 2 years.
But no.
No longer use the ‘Band-Aid on a gaping wound’ approach. Do things right, and not necessarily on the cheap. Hire the right people to do the right job.
Also, the facilities guy left, and sometime this week the GM of that property was fired. So fix everything wrong with a shitty ass group of buildings, on a shitty ass property, without any knowledge and history, during the shitty ass hot months of the year.
