Conserve Energy, Conserve the Planet: A Call to Action
In our everyday actions, we often overlook the impact they have on our planet. From the flick of a light switch to the turn of a key in an ignition, we consume energy derived from precious resources, which in turn contributes to climate change, dwindling ecosystems, and the loss of species. However, we have the power to change this narrative. By conserving energy, we can create a brighter, cleaner, and more sustainable future for ourselves and generations to come. Let's explore some simple yet effective ways to conserve energy and protect our planet.
Small Changes, Big Impact:
Conserving energy doesn't have to be complicated or burdensome. It starts with small changes in our daily lives. Turn off lights and appliances when not in use, opt for energy-efficient products, and consider alternative modes of transportation such as biking or public transit. These simple steps can make a significant difference in reducing our energy consumption and carbon footprint.
Embracing Renewable Energy:
Supporting renewable energy sources is another crucial aspect of conserving energy. By embracing solar and wind power, we can reduce our dependence on fossil fuels and contribute to a more sustainable energy future. Consider investing in solar panels for your home or advocating for renewable energy policies in your community. Together, we can create a greener and healthier planet.
Reducing Single-Use Products:
A lesser-known aspect of energy conservation is reducing our reliance on single-use products. Items like plastic bags and disposable utensils not only contribute to waste but also require a considerable amount of energy to produce and dispose of. By opting for reusable alternatives, we not only save energy but also help protect our natural resources and mitigate climate change.
Advocating for Change:
Energy conservation goes beyond our individual actions. It requires collective efforts and advocacy for change on a larger scale. Support political initiatives and policies that prioritize renewable energy sources. Encourage businesses and organizations to adopt sustainable practices. By raising our voices and working together, we can create a more sustainable future for ourselves and generations to come.
Testimonials from Youth Changemakers:
To inspire and motivate youth to save the environment and energy, let's hear from some young changemakers who have made a significant impact:
"I realized that every time I turned off unnecessary lights, I was not only saving energy but also contributing to a healthier planet. It's empowering to know that my small actions matter." - Greta Thunberg, 20, Sweden.
"By installing solar panels on our school rooftop, we not only reduced our energy costs but also taught the entire school community about the benefits of renewable energy. We are showing that sustainability is achievable." - Licypriya Kangujam, 11, India.
"Switching to a bike for my daily commute not only saves me money but also reduces my carbon footprint. It's amazing how a simple change can have such a positive impact on the environment." - Isra Hirsi, 20, United States.
"Through our environmental club, we organized a campaign to reduce single-use plastic on campus. Seeing the positive response from students and staff made me realize the power of collective action in conserving energy and protecting our planet." - Melati Wijsen, 22, Indonesia.

Is Everyone a Climate Changer?
Introduction
Climate Change is a short term with a big impact. It refers to long-term shifts in temperatures and weather patterns. These shifts may be natural, but since the 1800s, human activities have been the main driver of climate change, primarily due to the burning of fossil fuels (like coal, oil, and gas), which produce heat-trapping gases like Carbon dioxide and methane. These gases are the cause of Global Warming. This further leads to the melting of glaciers which causes a rise in water level every year.
Where do we step in…...
Now, one might ask if he/she is connected to this. The answer is a big YES. Everyone from rich to poor, short to tall, fat to slim is responsible for the climate change happening around us. They are unknowingly a reason for climate change whether it is positive or negative. Yes, climate change can be both negative and positive]. For those of you wondering what positive climate change is, they are the impacts of climate change which are beneficial for us.Â
A mind-boggling FACT.
Let’s talk about an average person’s morning routine. He/she wakes up, brushes their teeth, takes a bath, eats breakfast and gets on any means of transport to get to their work. Even in this short 3-4 hours of the time gap, the person has created an impact towards climate change. For example, when he/she brushes their teeth the amount of water they use is a key factor in CC because if they use a greater quantity of water, the purification company would have to use more of their factories to purify them. Now, some of you might think that if they waste just 20-30 ml of water it is not going to make a difference but wait let me show you how cool maths is. Let’s say each person wastes only 1ml of water every day (which is less and not true at all) and only 1 billion out of the 8 billion people on this planet waste it. So now each day 1,000,000,000 ml or 1 million litres of water is getting wasted. And again, this is not even the accurate results. So, you see how such a small thing created such a massive impact on climate. These small things when compiled make big impacts.
Similarly, if we put this vice-versa then if a person only saves 1 ml of water each day and only 1 billion out of 8 billion people on this planet do so, we all will be able to save about 1 million litres of water every day. This was only the start of your day.Â
Conclusion
Let’s take one more example. Let's say you travel to your workplace or school in your car or scooter. We all know that burning fuel releases greenhouse gases into the environment. If one person goes in one car and the second one goes in another car to the same place. That is 2x emission of harmful gases. But let’s say they both go in one car; it will reduce the emission by half. These are just some short instances from our daily life which lead us as a changing factor in the climate change journey. So by just thinking about it for some time, we can give our efforts to the planet and climate itself

Okay, I’m posting this here because it keeps getting taken down on insta and I’m done. This is supposed to be a fandom page where I post things I love and don’t stress about other things but I have to say this somewhere.
We have to stop wasting our social and emotional energy on trying to get companies to stop greenhouse emissions. It isn’t going to do enough, I want to be hopeful but we have to be realistic. We can still keep those kinds of things in mind, ride public transportation, e-bikes, compost etc… Our focus needs to shift to coping with climate change now. We have to start putting in place measures that will give us a safety net as things get worse.
We have to start thinking about coastal cities now, how to get people out when it starts to flood. NYC, DC, Sydney, Hong Kong, Tokyo, Cape Town, Rio de Jenaro, Mumbai, Venice, all of them will become unlivable and climate refugees need to go somewhere.
Places that will be safe need to prepare for large swaths of refugees, that means lots of housing complexes, and less single family homes. Strong communities will be essential, pick a place and stay there as long as you can. The goal has be to build up individual communities as much as you can, that is where you can do the most good. Do what you can to reduce poverty and homelessness. Tear down hostile architecture, make sure people know they are loved and wanted.
We need to localize as the global systems collapse, that means large local farms, people getting back into trades, small maintainable power grids, and making our cities walkable and transitioning to electric bikes instead of cars. We may be able to power large cities with nuclear, but we have to work on making it safer, preferably with thorium than uranium.
We need to find ways to create medicines without large mechanical systems, as well as creating disability aids. We can not rely on massed produced items. We need to start learning practical skills and get back into traditional trades.
We have to go back to paper instead of digital. All of the digital archives will be lost when we can no longer support global internet. All records of births, deaths, family trees, literature, cultural histories, all of it needs to be protected so it isn’t destroyed.
Indigenous people come first and foremost as they will be our guiding lights. They shouldn’t have to be, but they have the knowledge of survival and reciprocity on the local lands.
We have to get rid of the damns and restore those areas. They cause far too many floods as they deteriorate and the space that will gained makes for more livable land. Areas like Las Vegas can’t exist anymore; it takes too much water to keep them running and it isn’t sustainable in the long run.
We have to change our food system, meat animals currently take up too much space and resources as well as monoculture. Animals need to be raised locally, at the bear minimum, while keeping cultural foods around is important, nutrition has to come first. We need a three sisters type of approach to local farming, cultivating things that grow intertwined and benefit from each other and we need to do it regionally.
Food waste en mass is unacceptable - not finishing a meal because you are full is fine - supermarkets will eventually become obsolete but in the mean time we have to use things until the very end, until it it fully expired. No tossing out day old bread, fresh produce, anything that can be eaten.
I know this isn’t everything, policing, government, water treatment, the way we build, money, education, protecting cultural practices and artifacts, population centers, there are so many things I could go into but I’m not going to write a full essay on tumblr. The point of this is even though we can’t stop global warming, we have so much else to do. I am still alive today because this is my mission. I have lived my life with respect and compassion in everything I do, my goal of reducing suffering is how I make my personal and political decisions. I am doing all can to make the world a little better every day, and taking care of myself.
We either transition slowly now, or all at once later, and the latter involves a lot of suffering and death. In the meantime, speak out against genocide, turn your anger into action, find joy, and know your power.
(It’s really hard for me to cite my sources on this one because how do I cite my whole last semester of university, I’ll ask my prof and see if she has any ideas)

Why Refurbished Laptops in India Are a Great Investment for Students
In today’s academic world, owning a laptop is no longer a luxury; it’s a necessity. Whether it’s for research, assignments, online classes, or projects, students rely heavily on technology to succeed. However, not every student can afford a brand-new, high-performance laptop. That’s where refurbished laptops come into play. These affordable alternatives provide excellent value without sacrificing quality or performance, making them an ideal choice for students in India.
In this blog, we’ll explore why refurbished laptops and second-hand laptops are a smart investment for students, and how platforms like Retechie make the buying process easier and more reliable.
1. Affordability Without Compromise
Students use reconditioned laptops for a number of reasons, chief among them being the substantial financial savings. High-end new laptops can be pricey, but used models provide almost the same performance at a far lower price. For students on a tight budget, these devices provide an opportunity to own a reliable laptop without overspending.
Refurbished laptops are commonly used electronics that have been brought back to near-new condition while maintaining the same features as brand-new ones. For students who need a laptop for daily tasks such as browsing the internet, attending virtual lectures, or working on assignments, a refurbished laptop provides excellent value.
Platforms like Retechie offer a wide range of used laptops and second-hand laptops, ensuring students can find the right device at a price that fits their budget.
2. Quality and Performance
The idea that reconditioned computers are of lesser quality is a frequent one. Refurbished computers go through a rigorous testing, repair, and quality control procedure before being resold. These devices are restored to factory settings, ensuring they perform like new.
For students, performance is key. Whether they’re writing essays, conducting research, or working on multimedia projects, they need a laptop that’s reliable and efficient. Refurbished laptops from reputable sources like Retechie meet these demands by providing high-quality, fully functional devices that can handle the daily requirements of academic life.
Additionally, refurbished laptops often come with warranties, so students can buy with confidence, knowing that their device is protected if any issues arise.
3. Eco-Friendly Choice
Choosing a refurbished laptop over a new one is not only financially smart but also environmentally responsible. Selecting a refurbished or used laptop helps students reduce electronic trash, often known as e-waste. The production of new laptops consumes valuable resources and generates harmful emissions, while refurbishing extends the life of existing devices, reducing the demand for new manufacturing.
For eco-conscious students, buying a used laptop or refurbished laptop from Retechie is a step toward a more sustainable future. It’s a way to benefit from modern technology while minimizing the environmental impact associated with the production and disposal of electronics.
4. Lower-priced access to premium brands
Possessing premium brands at a reduced cost is a noteworthy benefit of purchasing reconditioned laptops. Students can access high-performance laptops like Apple MacBooks, Dell, Lenovo, and HP models that would otherwise be out of their price range if purchased new. This makes it easier for students to find a refurbished laptop that not only meets their academic needs but also provides advanced features for creative work, coding, or multitasking.
By choosing second-hand laptops or refurbished laptops from Retechie, students can access powerful, high-quality devices that might not have been affordable otherwise. This allows them to benefit from premium specifications without the hefty price tag.
5. Perfect for Remote Learning and Online Classes
With the increasing shift towards online education and remote learning, having a reliable laptop is crucial. Many students in India are now attending virtual classes, participating in video conferences, and submitting assignments online. A refurbished laptop offers the same capabilities as a new one, allowing students to stay connected and complete their coursework efficiently.
Refurbished devices are ideal for online learning platforms, virtual collaboration, and academic research. With stable internet connectivity and adequate processing power, refurbished laptops ensure students can keep up with their studies without any technical difficulties.
6. Long-Term Savings
Investing in a refurbished laptop can also lead to long-term savings. Not only are these devices more affordable upfront, but they also provide a cost-effective solution for students who don’t need the latest models. Instead of buying an expensive new laptop every few years, students can choose a refurbished laptop that offers the same features at a reduced price, allowing them to save money over time.
Moreover, refurbished laptops often come with updated software and essential upgrades, ensuring they remain functional and efficient for several years. This long-term durability makes them an excellent investment for students looking for a dependable device throughout their academic journey.
7. Retechie: A Trusted Source for Refurbished Laptops
When it comes to buying a refurbished laptop, trust and reliability are essential. At Retechie, we specialize in providing high-quality refurbished laptops and second-hand laptops that are thoroughly tested and certified for performance. Whether students need a budget-friendly device for daily use or a more powerful model for advanced coursework, Retechie has a wide selection of used laptops to choose from.

Sight Care Reviews
What Are Sight Care
It seems like you're referring to "Sight Care" as a topic or concept rather than a specific document or piece of writing. "Sight care" typically pertains to the care and maintenance of vision and eye health. It encompasses a range of practices, including regular eye examinations, vision correction, eye disease management, and preventive measures. Since you've mentioned 1500 words, I'll provide an outline for a essay on sight care:
This outline provides a comprehensive structure for a essay on sight care, covering various aspects ranging from the anatomy of the eye to preventive measures, vision correction options, and addressing disparities in access to eye care. Each section can be expanded upon with relevant information, examples, statistics, and case studies to provide a well-rounded understanding of the topic.
"Sight Care Supplement Reviews" likely refers to evaluations or assessments of supplements marketed for eye health and vision enhancement. These reviews can be essential for consumers seeking information about the efficacy, safety, and quality of such products. Below is an example structure for a series of reviews on sight care supplements:
This structure provides a framework for conducting and presenting reviews of sight care supplements in a systematic and informative manner. Each review should offer detailed insights into the effectiveness, safety, and user experiences associated with the supplements under evaluation, helping consumers make informed choices about their eye health.
How does Sight Care supplement work to enhance vision?
"Sight care supplements" typically refer to dietary supplements formulated with vitamins, minerals, antioxidants, and other nutrients specifically targeting eye health. These supplements are often marketed as supporting vision and overall eye health. While individual formulations may vary, sight care supplements generally work through several mechanisms to enhance vision and support ocular health:
Providing Essential Nutrients: Sight care supplements often contain vitamins and minerals essential for eye health, such as vitamin A, vitamin C, vitamin E, zinc, and selenium. These nutrients play crucial roles in maintaining the health of the retina, lens, and other eye structures.
Supporting Antioxidant DĂ©fense: Many sight care supplements include antioxidants like lutein, zeaxanthin, and beta-carotene. These antioxidants help neutralize harmful free radicals in the eye, reducing oxidative stress and inflammation, which can contribute to age-related eye diseases like macular degeneration and cataracts.
Protecting Macular Health: Some supplements specifically target the macula, the central part of the retina responsible for sharp central vision. Ingredients like lutein, zeaxanthin, and meso-zeaxanthin accumulate in the macula and are believed to filter out harmful blue light and protect against oxidative damage, thereby supporting macular health and visual acuity.
Promoting Retinal Function: Certain nutrients found in sight care supplements, such as omega-3 fatty acids (e.g., DHA and EPA), are crucial for maintaining retinal function and integrity. Omega-3s are abundant in the retina and contribute to its structural stability, photoreceptor health, and signal transmission.
Improving Blood Circulation: Ingredients like bilberry extract and certain flavonoids may support healthy blood circulation to the eyes, potentially improving oxygen and nutrient delivery to ocular tissues and aiding in the removal of metabolic waste products.
Reducing Inflammation: Some sight care supplements contain anti-inflammatory ingredients like omega-3 fatty acids, curcumin, and green tea extract. By mitigating inflammation in the eye, these supplements may help alleviate symptoms associated with conditions like dry eye syndrome and reduce the risk of chronic eye diseases.
Enhancing Tear Production: For individuals experiencing dry eye symptoms, certain supplements may contain ingredients like omega-3 fatty acids and flaxseed oil, which can help support tear production and maintain a healthy tear film, thereby alleviating discomfort and improving visual comfort.
It's important to note that while sight care supplements may offer potential benefits for certain individuals, they are not intended to replace a balanced diet or serve as a substitute for medical treatment. Individuals concerned about their vision or eye health should consult with an eye care professional before starting any supplement regimen. Additionally, the efficacy of sight care supplements can vary depending on factors such as dosage, formulation, and individual health status.
What are the potent stem cell-activating Sight Care ingredients?
Stem cell activation in the context of eye health and sight care is an area of ongoing research, and while some ingredients have shown potential in laboratory studies or preliminary clinical trials, their efficacy and safety for this purpose are not yet fully established. However, certain compounds found in sight care supplements may have theoretical or demonstrated effects on stem cell function or eye health:
Resveratrol: Resveratrol is a polyphenol found in red grapes, berries, and peanuts, known for its antioxidant and anti-inflammatory properties. Research suggests that resveratrol may have potential in activating stem cells and promoting tissue regeneration, including in the context of ocular health.
Quercetin: Quercetin is a flavonoid found in various fruits, vegetables, and herbs, known for its antioxidant and anti-inflammatory effects. Some studies have indicated that quercetin may have stem cell-activating properties and could potentially support eye health by reducing oxidative stress and inflammation.
Epigallocatechin Gallate (EGCG): EGCG is a catechin found in green tea, known for its antioxidant and anti-inflammatory properties. Emerging research suggests that EGCG may have the ability to activate stem cells and promote tissue repair, potentially benefiting eye health and vision.

The Advantages of Pet Waste Stations
Pet waste can be a significant concern for both pet owners and the wider community. Not only does it create unsightly messes, but it also poses potential health risks and environmental hazards. Fortunately, pet waste stations offer a practical and efficient solution to this problem. These specialized stations are strategically placed in public areas, parks, and residential communities to encourage responsible pet waste disposal. In this essay, we will explore the numerous advantages of pet waste stations, shedding light on how they promote cleanliness, protect public health, and contribute to a more sustainable environment. Pet waste station play a crucial role in preventing water pollution, as pet waste left unattended can easily contaminate nearby water sources.
Promoting Responsible Pet Ownership
Pet waste stations play a pivotal role in promoting responsible pet ownership by providing a convenient and accessible means for pet owners to clean up after their furry companions. These stations serve as a constant reminder of the importance of waste disposal, encouraging pet owners to be more mindful of their pets' needs and the impact their actions have on the community. As a result, pet owners are more likely to be proactive in cleaning up after their pets, leading to a reduction in unsightly waste in public spaces and an overall improvement in the cleanliness and hygiene of the environment.
A Cleaner and Healthier Environment
One of the most significant advantages of pet waste stations is their contribution to creating a cleaner and healthier environment. By offering designated areas for pet waste disposal, these stations help prevent pet waste from being left on sidewalks, parks, and recreational areas. This not only eliminates the unpleasant sight and smell of pet waste but also reduces the risk of people accidentally stepping on it and spreading harmful bacteria. With cleaner public spaces, communities become more inviting, and residents can enjoy outdoor activities without worrying about potential health hazards.
Reducing Public Health Risks
Pet waste carries a range of harmful bacteria and parasites that can pose serious health risks to humans and other animals. Pet waste stations effectively mitigate these risks by providing a proper and sanitary method of waste disposal. By encouraging pet owners to promptly dispose of their pets' waste, these stations help curb the spread of diseases such as giardia, E. coli, and roundworms, which can thrive in improperly disposed of pet waste. This proactive approach to waste management contributes to a healthier and safer living environment for everyone.
Preventing Water Contamination
Improperly discarded pet waste can contaminate water sources, posing significant environmental risks. When rainwater washes pet waste into storm drains, it eventually reaches rivers, lakes, and other water bodies, polluting them with harmful bacteria and nutrients. Pet waste stations act as a preventive measure, encouraging pet owners to dispose of waste responsibly. By doing so, they help safeguard water quality and protect aquatic ecosystems from the adverse effects of pet waste pollution, ultimately contributing to a more sustainable environment.
Enhancing Community Aesthetics
Pet waste stations not only improve public health and environmental conditions but also enhance community aesthetics. These designated waste disposal areas help maintain a clean and attractive appearance in public spaces and residential areas. Unsightly pet waste is minimized, creating a more visually appealing environment that residents can take pride in. With cleaner streets and parks, the community's overall image is elevated, attracting more visitors and potentially boosting property values.
Supporting Sustainable Practices
In today's environmentally conscious world, sustainability is of utmost importance. Pet waste stations align with sustainable practices by minimizing the environmental impact of pet waste. By encouraging responsible waste disposal, these stations reduce the need for excessive waste cleanup and associated resources. Moreover, they contribute to the preservation of natural ecosystems by preventing pollution and protecting wildlife from the harmful effects of pet waste. Embracing such eco-friendly solutions helps communities move towards a greener and more sustainable future.
Cost-Effective Waste Management
Pet waste stations offer a cost-effective waste management solution for municipalities and communities. By strategically placing these stations in high-traffic areas, local governments can reduce the expenses associated with cleaning up pet waste from public spaces. Additionally, the prevention of water contamination and the subsequent treatment costs that arise from improper waste disposal can be significantly minimized. Moreover, promoting responsible pet ownership through these stations can lead to decreased maintenance expenses for community parks and recreational areas, as they remain cleaner and more presentable. Overall, pet waste stations offer an economically viable approach to waste management with long-term benefits.
Conclusion
In conclusion, pet waste stations have proven to be a valuable asset in tackling the persistent issue of pet waste pollution. Their presence in public spaces and residential areas encourages pet owners to act responsibly, promoting a cleaner and more hygienic environment for all. By providing a convenient and accessible means of waste disposal, these stations reduce the likelihood of pet waste contaminating water sources and posing health risks to both animals and humans. Additionally, their integration into communities fosters a sense of collective responsibility and stewardship for the environment. As we continue to prioritize public health, environmental protection, and responsible pet ownership, investing in pet waste stations remains a crucial step towards achieving these goals for a cleaner, healthier, and more sustainable future.

“what that mouth do?” - w/ random haikyuu boys. because I dont know all the team names yet.
ft. bokuto, aakashi, kageyama & asahi
🎵 inspo song 🎵
warnings: oral sex (fem!receiving), cussin’, d+ddy kink, exhibitionism?, slight overstim, spit (yall know me), use of kitten in asahi’s sowwy, dash of somnophilia, a pinch of “cunt”
bokuto (mine)
i feel like bokuto would be the type to just get straight to it.
and believe you me he is a messy eater.
the whole room would be filled with sounds of him slurping and sucking all over your pussy
loves eating it from the back to prep you for the brutally beautiful backshots he’s about to bestow upon you.
also just loves your ass in his face.
fingers you and eats you out at the same time. (demon)
will tongue kiss you when he’s done to make you taste yourself.
talks about eating pussy to his teammates alll day. (much to their dismay)
he just loves eating pussy.
pussy eating experience: 10/10.
bokuto laid on the bed like a sniper with his sights on his target between your legs, hands resting on both thighs to keep you nice and spread for him. his tongue glides over your plush folds, poking and prodding at your entrance as his pretty eyes lock onto your face.
fuck, you were so beautiful like this; face scrunching up with every swipe of his tongue. you whimper as his fingers dive deep into your dripping sex, slurping noises ringing in your ears as he took your clit between his soft lips. you were blinded by pleasure, incoherent sentences flowing out of your lips of how good he was eating you right now.
bokuto nods, a cheeky “mhm.” sending you into a daze. your legs quiver and vibrate around poor bokuto’s head as you cum violently on his tongue. Even as your thighs are squeezing him to death he’s still licking you, riding you through your high and straight to yet another. Your back arched, your fingers entrapping into bokuto’s hair as you try and escape his killer grip on your hips. “fuuuck, baby!” you cry, sobbing at the assault on your oh-so-sensitive pussy. bokuto can’t get enough of seeing you this way; begging and crying for him to stop. part of him loves your desperate pleas, relishing in every little jumbled swear you let out.Â
aakashi (also mine)
another one who devours the pussy.
absolutely insatiable
will eat you anywhere... like anywhere
and will go all out on purpose so others could potentially hear you moan for him eek!
likes to 69 so your pretty mouth pleases him while he pleases you
high-key likes it when you get so tongue dumb that you can’t even focus on sucking his dick.Â
loves to praise you; could literally write an essay about how good your pussy tastes
he’s just a damn demon ok?
you’re out trying on cute little dresses for aakashi; short ones to tease him when you go out. you smirk as you watch his face flush, loving the way he looked at you with such hunger. your panties soak at the thought of what he was going to do to you when you got home; what he might do when he sees you all dressed up pretty and ready to go out with your friends.
as you go to change out of the dress you tried on to put your clothes back on, aakashi rushes into the dressing room and pushed you inside. he doesn’t say a word, his feral eyes speaking every filthy desire for him. he kissed you, so hard you both stumble into the wall. clothes molted off your bodies quickly, aakashi lightly pushing you down onto the bench following you down. in an instant you spread your legs for him, panties wearing a wet spot as aakashi moans at the sight.
his lips are on you before you can even speak, a long, sloww drag of his tongue over your panties turning your thoughts to mush. aakashi rests your legs onto his shoulders as he kneeled in front of you as if eating you was a privilege. slowly he peeled your panties off to the side, looking up at you with those fucking eyes of his. he leaves these sloppy kisses all over your sopping wet pussy that were so intoxicating that you completely forget you’re in public with all the noise you start to make.
your slick mixed with his spit dripped down your ass and all over the bench as aakashi traced circles on your clit, leaving only to dip his tongue inside to really taste you. your breathing seemed to stop as you hold back your whimpers, catching your lip between your teeth as he pushed you down to your end. “yess. you taste so good, love. give me more.”
Kageyama (psh.. buckle up)
closet freak
mr. tobio likes to tease a lot
loves when you beg for him
in fact it’s mandatory that you beg for him
will not stop until you cum at least twice and even then you’re pulling him off you
leaves little hickies on your thighs as a reminder of how good he makes you feel everytime he revists your pussy.
Kageyama comes home late at night; a celebration of another successful game still lingering on his breath (probably from drinking all night). He stumbles inside, eager to claim his prize. Tobio shuffled into the bedroom you share to see you sleeping soundly, stomach flat on the bed and your perfect ass sitting right up as if to greet him.
He practically drools seeing you like that all but fully clothed, the only thing covering your body was one of his jerseys. You looked good enough to eat. Kageyama crawls on top of your sleeping body, trying to nudge you awake all to no avail as you snore away completely unaware of the savage beast leaning over you. He starts kissing your body, whispering your name to stir you awake as he trailed down to your ass giving it the biggest kiss so far.
“wakey wakey...” he whispers, snapping the waistband of your panties with his thumb, taking two loving fingers to prod at your clothed cunt. you stir, moaning as he moved you to lay completely flat on the bed. “there she is..” he smiles, looking at your half sleeping face. “T-Tobii. What time is it?” You whine, reaching for your phone only for him to pull you to the edge of the bed. “Doesn’t matter. Bend over.” Tobio groaned, drinking in your body as he prompts you to lay down with your ass up. You bite your lip, doing as your told.
“You’re in a good mood. You guys won?” You ask, eyes closed as he kissed your thighs, licking just below your now aching pussy. He was so needy for you, words only slowing the process of him getting what he wants. He doesn’t even answer your question, only thing he used his mouth for was to devour the woman who lay bent over for him.
Kageyama pulled your panties down about half way, just to get to your cunt as quickly as humanly possible. He prods at your folds, taking in the taste of your sweet juices as he moaned into you. You shudder, leaning into the bed to muffle your noise.
His hands explored your lower half, focusing on grabbing your ass and caressing your thighs then refocusing his attention on sticking his tongue deep inside you; just drunk on your body. You’re quickly reduced to a moaning mess, the massaging of his big hands along with the intense make out session on your pussy was just doing it for you. Tobio lost all composure.
Your pussy was quite possibly the best thing that had ever happened to him or maybe that’s just how it felt. Not a single spot of you wasn’t touched, filthy sounds of him tonguing you down caused you to utter filither things back.
“Tobiii!” You sob into the pillow, almost completely sure you’re crying. You start shaking, arching your back to get him to go deeper somehow, telling him you’re soo fucking close. Keep going, don’t stop, you urge him. He obliged happily, suckling on your clit and sinking his slender fingers inside you in such a way that caused you to boil over as fast as you could dig your nails into the sheets. You feel your slick drip down your leg, Kageyama pulling away from your leaking pussy to lick up your thighs not wanting a drop to go to waste.
fuck.. i’m hot.. i’m hot.
Asahi
huge slut for foreplay, he just wants to make you feel good
eating you out is now second nature to him
it’s kinda scary how quickly he’s learned your body; what to do and what not to do
ways to get the faucet running smoothly, ya know?
loves when you pull his hair, it’s like a sign he’s got you going crazy for him.
probably the one to stop eating you to get his dick in there, soooo needy.
Something about seeing you in a skirt just makes Asahi want to tear you apart. So when he comes home to you getting dressed to go out with your girlfriends he froze. Not only did you wear a skirt but you also had the nerve to put on some thigh high socks with it. Wherever you were going didn’t matter anymore. All that mattered was getting his face in between those thigh highs.
Asahi takes you by the hand and pulled you away from the bathroom sink, kissing you with sheer lust and passion. Even though your friends were blowing up, call after call falling on deaf ears you didn’t fucking care. You kissing your boyfriend became the only thing that seemed right. Fuck going out to be honest. Asahi whisked you away to the bedroom, laying you carefully over the bed. He crawled on top of you with this starved look on his face, as if he’d never taste you again.
“A-Asahi, I’m gonna be late.” You say, being completely ignored by Asahi. Whatever it was you said though didn’t matter, his hands running up your thighs and lifting up your skirt. You’re flushed, looking down at him as he pulled your panties off in one fell swoop.
“This will be quick, promise. I just have to have you, kitten.” Asahi chokes out, eyeing your pussy. He was usually the calm one; the one who brought you to beg for him but now he’s practically aching to taste you. And so he does, diving deep into your pussy with his tongue. Any rationality left your thinking, the sensation the only thing making sense to you right now.
Asahi now has your thighs pressed into your chest, spread just enough to lick your sweet cunt. Your knees cover half your face as you practically drool on them, his mouth working it’s magic all over your most sensitive spots. He takes his thick fingers and slides them inside with easy feat (its the wap for him.), causing your thighs to quiver. Your eyes roll back as you try holding your legs open for him, thighs quivering as Asahi makes it harder to do so.
“fuuuck, asahii!” you mewl, eyes crossing at every stroke of his tongue; every pump of his fingers. Asahi swore and pulled away, sloppily kissing you with his wet lips.
“I lied. I won’t be quick.”

Food For Thought...
“One-third of all food produced for human consumption is wasted globally each year“  -FAO
I am really interested in food waste and its impact on the environment as well as people. Our consumerist lifestyles bring about overproduction and overconsumption which leads to spoilage and waste. Wasting food means we are wasting precious resources such as land, water, and energy to grow, harvest, transport, and package this eventual waste. When food rots it produces methane which is a greenhouse gas even more potent than carbon dioxide.Â
An image comes to mind of a WW1 poster:Â
Unfortunately, I don’t think it’s as simple as telling people not to waste food. One of the main differences of now and when this poster was made is that during the war people couldn’t afford to waste, but a lot of people today can.Â
I would be interested in conducting a research project that would prevent and eliminate food waste. In a perfect world, the food wasted would be distributed to those who are hungry - or better yet, a third of the food that already gets wasted would be sent directly to those who are hungry after grown and packaged - no waste and no hunger! Unfortunately, I am not sure how possible this is, depending on shipments to other countries, the protection of food, and whom it must go through before reaching the hungry.
Resource
Before posting this blog, I was researching food waste and found the Guelph Food Waste Research Project. Here is the link:
https://guelphfoodwaste.com/
It looks like a collection of blogs and the first post has a potential solution that is “Bacteria that feed on food waste and have a product of usable plastic.” I strongly recommend reading the blog and taking a look at some of the others as well - they’re relatively short and quite interesting!Â
Research Project Focus
For the focus of this hypothetical research project, I am curious about new preservation methods to make food last longer before the food can even become waste. Massive amounts of food are thrown away because it has gone bad. There must be preservation techniques or an innovative way to package that could potentially prolong food life.Â
Method
In order to research this, I would conduct interviews with scientists and experts who may have ideas about potential long-lasting food products (other than processed foods). I would use content analysis to analyze the potential ideas and figure out what sounds the most realistic or possible. With this information, I would approach food packaging companies and see if they could access and create new technology and packaging to make this a reality.Â
Ethics
The ethical considerations here involve human health. If preservation techniques were tested and successful on food products, does that necessarily mean humans can consume it? We already have a lot of chemicals and drugs in our food and adding more or new scientific methods to food could hurt humans and create long-term health effects that would be unknown until future years.Â
Benefits
If this worked then it would benefit Earth and everyone living on it. If food waste could be eliminated then it would reduce the amount of methane in the atmosphere and potentially reduce the effects of climate change. Reducing climate change of course is beneficial to people on Earth because we cannot continue to live on an increasingly warmer planet.

I am curious why you don't like het pairings across the board since I ship both het and same sex pairings . I understand LGBTQ+ peoples' desire to see themselves represented in media , but I think that when it comes to fandom people tend to fetish same sex pairings especially mlm pairings and bashing female characters that get in the way of their ship.
I’ve done my fair share of navel gazing about why I hate 99.9% of het in media since I was a teen and I could write a long list of reasons that probably influence my preferences, like gender essentialism, the vast vast vast majority of creators being men influencing how they write women + het relationships in ways that offend me, the fact that it’s the default and my interests are often influenced by spite, the rote way it’s usually written, i hate 99% of the tropes that are usually associated with it, the fact that irl I have 0 interest in engaging in a hetero relationship myself and therefore can’t relate...
but yeah ultimately I don’t know or care or think it matters lol, the vast majority of het ships just do not spark joy for me.
And now, The Discourse, which I would love to put under a cut but apparently that’s just not in the cards right now, thanks tumblr.
please don’t reblog I guess?
I just like, disagree with the rest of your ask lol, sorry. And I know this is a very standard take in fandom so I’ll try to explain why I disagree. I appreciate you asking politely Anon and I’m hoping this doesn’t come across as too annoyed or anything - like I’m annoyed by the discourse in general lol, not by you specifically.
In my experience in online fandom the most female character bashing I’ve seen, and the most vicious, has come from fans of rival het ships, and regardless I don’t particularly consider “bashing” fictional characters to be much of an issue. The problem is when people do so in offensive ways (eg “she’s a slut” or w/e lol), and then the issue is people believing and saying offensive shit, not people hating fictional characters, and the focus should be on general awareness of what misogyny (among other oppressions) is and how to avoid perpetuating it in all areas of life, and not on declaring groups of fans problematic depending on which fictional characters they do or don’t like.
And sure, some majority m/m fans do bash female characters, and some do it in offensive ways, but I don’t think it’s at a rate higher than other het fans, or even f/f fans in the few fandoms with rival f/f ships ime, so it bugs me that people act like it’s an m/m fangirl thing.
I also think fandom discourse wildly misuses the term “fetishizing.” Fetishizing, in yk oppressor/oppressed contexts, means to reduce someone down to a single aspect of their being in a way that dehumanizes them. And like 99% of fanfic does the opposite, shipping is all about being invested in and exploring characters as people (or trying to, bc lbr it’s amateur fiction and writing fully fleshed out 3 dimensional people is a skill that amateurs can’t necessarily be expected to have perfected, which is a big reason discourse focusing so hard on problematic fanfiction is a waste of time lol). Someone who isn’t a gay/bi man getting turned on by imagining 2 dudes fucking and writing a story about it isn’t automatically fetishizatizing gay men, even if it’s a straight woman doing it, even if it’s 2k words of sex written to turn readers on.
Fetishization doesn’t necessarily have anything to do with sex - it can, but it can also be sexless. For instance, a gay character showing up in one episode of a sitcom to make limp wrist jokes, or a gay character showing up in one episode of a drama to die of aids and make you sad, is fetishization. Conversely a pwp about say Guts and Griffith fucking after a battle or something is almost guaranteed to have more care and consideration for the emotions involved and characterization, because the people who are inclined to write that are already invested in the characters as characters rather than generic gay stereotypes.
Fic writers can write offensive/homophobic/fetishizing things just like anyone else can (and having het ships as well as gay ships doesn’t make someone less likely to write homophobic things either), but the way fandom discourse reduces everything to wide generalities is less than useless imo, the key is to address actual specific behaviours, like the aformentioned “I hate X female character” vs “X female character is a slut who doesn’t deserve Y.” The former is a non-issue, the latter is a symptom of ingrained misogynistic attitudes.
Anyway ultimately I think fanfic is like, the least useful thing for media oriented discourse and activism to focus on for various reasons including the lack of reach and impact fic has, the lack of systemic quality control, the fact that fic writers aren’t pros and aren’t getting paid, the fact that fic writers aren’t pros and shouldn’t be expected to have the talent required to convey difficult subjects in completely inoffensive ways even if their personal politics are beyond reproach - because it does take straight up writing skill as well as understanding, the fact that fic writers have no industry power or influence, the fact that the vast majority of fic writers are marginalized in some way themselves (and misogyny against real women should always take precedence over misogyny against fictional women), the fact that many are just teenagers, etc
tl;dr I don’t think women preferring to ship m/m is inherently problematic, and I don’t think the current state of online discourse is equipped to even address the cases when it can be problematic lol because nuance is virtually impossible in unmoderated spaces where reblogging/tweeting divorces something from context and twitter posts and tumblr asks have a character limit and vague non-specific hot takes always get more clout and notes than carefully considered nuanced discussions and essays - and amateur unpublished writing is so unimpactful in the grand scheme of things that it barely matters anyway.

Real Estate Problem Solver
Advantages There are many areas one can invest in. Since I was 15 yr old I have looked for the fastest, most effective way to accumulate a lot of huge selection, with the least amount of risk. I am now 58. Even while looking for this road to truth, I spent time and effort in the school of hard knocks. The school of very hard knocks is a very interesting but painful school to attend. It is also the most expensive way to learn something, but if you graduate you have a PHD in what to do and not do together with time and money. The schools I attended happen to be: Investing in businesses as a silent partner, owning my own enterprises, working for another family member-in my case my father, selecting publicly traded stocks and securities, penny mining stock option, commodity trading, investing in gold and silver, real estate private lending, housing development, real estate remodeling, buying foreclosure properties. I equally worked as a real estate problem solver/matchmaker, bringing business owners as well as business buyers, and matching up real estate owners utilizing real estate buyers. Writing about all of these activities would take the encyclopedia, so we will limit this essay towards the kinds of situations you can run across in the real estate school for hard knocks. I will present my solution with the assigned situation. There are more than one possible solution and I receive you to come up with other possible solutions as you read. Any time you get some value from my experiences that will hopefully decrease tuition to the real estate school of hard knocks. Experience free to e-mail me your comments, alternate solution or perhaps stories. Do, please, let me know that it is all right in my circumstances to publish them. My Real Estate Philosophy As a way of presenting myself, I thought you might find what lessons I have discovered, after all these years of real estate, interesting. Buy real estate property instead of stocks, bonds, mutual funds, or commodities. If you pick a winner in one of these non-real estate areas you can take 5-10 times your money. When you are wrong, in one of these non-real estate areas, you can actually loose up to 90% of your bucks. In real estate, if you are not greedy-not trying to get rich quick-in one year, you can make 100 times your money, on the upside. The particular downside risk is only based on how well you looked at the possibilities ahead of time. If you did, the downside risk is without a doubt reduced to only the holding time to fix an error. If you rush in and do not explore all the possibilities of a small business venture, you can actually loose 100% of your money. In my thought process an upside of 100 times profit is better than 10 times profit. My philosophy on real estate ownership seems to have changed in the last 15 years. I used to think that reselling at the top of the market was the smart move and buying from the crash. Now I feel that buying when prices are actually down is still a smart move but never selling will be way to go. In order to hold on to a property in a down market you require the most proper planning to survive the crash. This I call up a back door or emergency plan. This is have a very good plan and knowing what you will do if everything travels wrong with you original plan. When you have a backup prepare, you rarely need it. This is the basis of my vision. With this understanding, you might more clearly see why I did exactly what I did in these situations. The Stories and content: The area of real estate investing is one of the most complex mainly because it is a combination of law and real estate. It is one of the most helpful because fortunes are made and lost in this area, and the statistics are so enormous. Lastly it is an area where criminals can make a lot of money and many times get away with it. Following will be some stories (case histories) I have dealt with and some posts I have written on the subject of fraud in real estate. Finally, I had included an article on the basics of foreclosures and properties in general, for your interest. I hope you enjoy them. The Memories: Story #1: It was early March 2000 and That i received a call from Kevin. He said that he had heard about me from some mutual friends. The guy wanted to speculate in buying HUD houses (Properties the fact that the Government had foreclosed on). He wanted to buy them, take care of them up and then sell them at a profit. He previously heard that I had bought many foreclosures in the 70's and 80's and he was hoping I could encourage him. We met for lunch and he told me his life story. The important part of this conversation will be that he had bought a boarded up 14 appliance apartment building in downtown San Bernardino, across the street, collected from one of of the roughest high schools in California. By the last part of the meeting, I had figured out that he had overpaid with regards to $75, 000 for the building, he had already wasted $200, 000 trying to remodel it, and it was still $100, 000 away from being finished. He had bought it 1 . 5 years ago and a large part of his costs was the eye on all his loans, related to this project. She was now broke, and in deep trouble, but also in his mind, the badly needed money was upcoming. It is interesting to note where he got the money to get this project. 4 years earlier he was given cash to buy an apartment building by his father. He was given enough money that he only needed a very small $150, 000 real estate loan to purchase a building in Pasadena that cost him a total of $525, 000. To buy the San Bernardino rehab project, he first refinanced the first trust deed on the Pasadena building and ran the loan balance to $385, 000. When which will money was gone he borrowed $74, 000 in the form of second Trust Deed on both the Pasadena and San Bernardino properties. By the way, that loan cost him 15% interest and $15, 000 in up front fees to see the money. Before we parted, I told him that they made a very expense mistake in buying San Bernardino. I explained that from the day he bought a building it was a sure bet that the project may fail. I then had to tell him that I would not lend the pup any money on San Bernardino, to save his butt. Covering the next 2 months I received periodic phone calls, sharing me the progress of the fund raising. One of those posts I was told that the existing 2nd Trust Action lender was saying that he might give Kevin all the added $100, 000 he needed to finish the venture. At the same time, Kevin also believed he had found a bank or investment company that might refinance all the loans of San Bernardino. The issue with the bank loan was that the appraisal fee was $3, 000, and it had to be paid in advance, even to just simply apply for the loan. Again Kevin asked me for money. Again I refused to put more good money along his black hole. Then one morning I got a label from Kevin, "If I don't make the $2, 000 payment to the 2nd trust deed holder, he'll almost certainly start foreclosure in 2 days. Kevin also explained "The 2nd trust deed lender said that he would certainly buy the Pasadena apartment building for what I had settled it, 4 years ago, $525, 000. " The feature had a stipulation to it. Kevin had to bring the actual loan current first. In my mind, if Kevin could quite possibly bring the loan current, why would he sometimes bother to sell the property for a wholesale price? I wasn't able to believe what I was hearing. After hearing involves I decide that it is time I stop saying hardly any and help. What Kevin thought he wanted was initially a real estate loan for a lot of money. The truth is, that finances was not the solution to his problem. The problem had to be distinct from what Kevin believed, which is why the problem persisted. The real issue was not more borrowing. More borrowing meant more money downward the drain. Experience has taught me, "If this challenge was what Kevin thought it was, it wouldn't deemed a problem. " What does this phrase mean? The businessman has a financial set back. He thinks that through some short term funding he can recover from the set back not to mention return to the top. After looking around, our businessman will usually have the money, but strangely enough the problem doesn't resolve. When the problem did correct itself, then the businessman was ideal about what the problem was, and the problem would be gone. Normally the money doesn't help, but the businessman doesn't understand that. The person doesn't realize that the problem wasn't money in the first place. Should it were, the problem would now be gone. Lets us continue the explanation. The last money borrowed is now gone as well as problem persists, so our businessman goes out to find a higher cost to solve the problem that didn't solve with the money she borrowed, the first time. What happens the second time? The same thing. The money is required up and still the problem continues. Our businessman is implementing the wrong problem. The problem is not money, or the problem would've been gone. Kevin thought the problem was money. The software wasn't. He had already poured $300, 000 into the San Bernardino building, on top of the $209, 000 1st Put your trust in Deed loan that came about when he bought any building. Before he was finished, he spent through $500, 000 in a building that needs $100, 000 to accomplish, but was only worth $475, 000, after it had been finished. What could I do? Use what the good master gave me. 30 years of experience, on the subject of arising from problems that I created when I was young and eco-friendly. Here was the war strategy. I got Kevin for you to agree to turn over total management of the two properties with me. Knowing that I was managing the property and working on the things I believed was the correct problem, I felt snug about loaning money on this deal. If I can't put your trust in myself to solve this problem, whom can I trust? I begun by loaning Kevin $25, 000 to make needed vehicle repairs to the Pasadena building, pay the property taxes and to produce the first and second loans current on the Pasadena place only. Nothing was to be spent at this time, on the San Bernardino building. Now that I controlled the Pasadena flat building, I discovered what repairs the building needed. Typically the list was so long it took one man with three months, full time, to fully handle it. I then did a very descriptive market study and determined what the market would spend in rents. I asked the tenants for a menu of everything they wanted done in their apartments to be content. I then did everything the tenants requested and I then raised their rents 30%. After the building was 100 %, I raised the rents another 15%. The value of your building went up and I received an deliver for $725, 000. This was $200, 000 more than the value 6 months earlier. I put it into escrow, then I realized that I could raise the rents some more. I just raised the rents again in escrow and pressured the buyer to pay another $25, 000 for the building. Sending the price to $750, 000. That $225, 000 turn a profit was needed to help cover the money being lost throughout San Bernardino. Author's Note: The escrow fell by means of and the building was kept until this update, 12 , 5, 2004. The building is now in escrow pertaining to $1, 583, 000 What did I do about San Bernardino? I contacted the seller/lender and asked your pet if he would like me to pull the safety guard out of the building and let him have it instruction online foreclosure. He didn't want it back, even though he pretended that he was willing to do that. He offered me $25, 000 in incentives to get me to personally provide loans the money necessary for the completion of the building, so the person wouldn't have to take it back. For 3 months he attempted to get me to put money into the building, with the indisputable fact that once I put my money in I wouldn't disappear from it. The real story was that I wouldn't put the dime into that black hole until I discovered how to make it recover at least $100, 000 of Kevin's lost money. I asked for a $70, 000 lower price on the note, and offered to pay him off. We all negotiated for two months. Just when I was ready to surface finish the deal, the seller sold his note to someone else just for only a $30, 000 discount. I was not able to produce the money I wanted because now the new note holder sought 100% of interest and principal due. This used a monkey wrench into my negotiating. All this occasion, I had a buyer standing in the wings to buy the particular building from Kevin while I was negotiating. My spouse and i was then forced to sell the property to this buyer and also Kevin recovered only a little bit of his investment. The lender plus I were both playing a high stakes poker adventure. I lost this round. If I could have gotten typically the payoff reduced, Kevin would received a large hunk in money from an "as is" sale. This is what When i call playing "Craps" on a very big Monopoly panel. Author's Note: The buyer, thinking he was going to put $125, 000 to finish the remodeling, notified me, after one year, that he had spent $300, 000 to finish the making. The apartment building values were increasing rapidly do your best period, so Kevin's project was increasing in importance at the same time the buyer was going deeper and deeper to construction costs. The buyer made out all right in the end. Should the market had died, he would have lost $200, 000 on this building after Kevin had already lost a lot. It's all about timing, isn't it? Kevin learned that dollars alone was not the answer to his problems; he expected a Genie, to turn his turkey into a swan. Tale #2 Janet is the daughter of one of my oldest and wealthiest friends and clients. We have been doing realty deals together since 1975. Janet and her groom started buying distressed real estate in Phoenix Arizona through 1994, which was 8 years ago when it was the thing to try. It was now Dec 2000. The market appears to be slowing down as well as did after September 11, 2001. Janet had been continuously borrowing money from her father, whenever things received too difficult. She later sold everything in The phoenix airport and bought property in Northern California. Then on 1999, one year before I was brought in, she began buying real estate in Kansas City. One day Janet's papa called me and asked for my help. He had credited his daughter $200, 000 and felt that every little thing she owned was upside down. (Loans more than the market worth. ). This was further complicated by the fact that if your lover sold her properties, to pay off her father, the capital advances taxes would eat up any cash, from the sale. As well as all this, Janet kept asking for more money to keep up the installments on the properties that had a negative cash flow and couldn't have enough rental income. He hired me to help the daughter and agreed to pay my fee. I would manage this 40 years old kid, to get her to return the woman fathers $200, 000 and make herself totally arrears free. Janet and I met. She was remarkable. She did know what she was doing, as far as selecting good real estate deals. She owned, at the time of our appointment, 10 properties located in 2 different states, and it has $500, 000 in equity. If we could get it through, before her father had a stroke things could well be great. Janet agreed to the arrangement, happily, if I might be her adviser, not his. Her father agreed to fill whatever money was requested as long as I approved the software. Also I had to be the one to ask Janet's dad for the money, since the upset between the farther and daughter was basically getting unbearable. This is what we did. A list of needed maintenance tasks was created for each of the 11 properties. Bids were been given and the work ordered to be done within 30 days. I thought this was not to take months. It had to be done immediately therefore we could go to step two. Step 2 was to put on the market many of the expensive Northern California property. To my disbelief, Janet wanted to move her family, to a new city, in the center of all this and her father agreed to let her complete the work. She had found an old run down house that the woman felt was undervalued. That meant that her good old residence was put into the group of properties to sell. Market is what we planned to do. Everything was to be placed on the market, and sold at the best price to be been given, but sold regardless. The property in Kansas was that should be repaired and fully rented. The properties that could be offered for sale at what we thought was full retail, were even put on the market. The plan was that when everything was advertised, the father would get paid off; the loans on the staying properties would be paid off and the balance of the cash will be put into the bank. Since all of the Kansas deals appear to be a good quality investment, Janet could now continue to buy more Kansas property, (she had only been spending $25, 000 on each deal) but for all cash. The rental prices coming in would generate enough income for her family to live a life on without having to ask for money from dad or touching her investment nest egg. That was the plan. I forgot one last thing. Because many of the properties had been bought yrs ago on a 1031 exchanges (tax-free exchange), the capital gain tax burden was going to eat up the cash proceeds. That was one of the traps Jesse fell into. She felt she couldn't sell with out buying a replacement. Of course by not liquidating before starting anew, she would never get out of debt with her real estate providers or her father. The solution, for this problem was much easier than one would think. First, the father did a 1031 exchange with Janet for one of the big profit properties. The father sold Janet his personal residences for basically no money down. Now Janet rented her father the place he lives in. So much for capital gains place a burden on on the $150, 000 profit in that one big selling. The second big profit was in the house Janet currently were living in. That was tax-free under the current laws. Since the other sorts of houses sold had smaller profits, it was decided the business decision to get out of debt was more crucial than avoiding paying any taxes. Author's Note: Which was the plan. So what happened? Janet decided she didn't would like to sell the junk in Kansas and fired others. She refused to pay her father back and as regarding December 2004 he had not seen a dime. Dad has deducted what she owes him from him / her inheritance, which will be put into a trust administered by the brother for the benefit of the grandchildren. Real estate in Los angeles skyrocketed after 9/11/01 terrorist attack and her real estate all doubled in value. Summary: Everyone thinks the fact that his or her problem is not confrontable and therefore unsolvable. I have found who someone other than myself can solve my un-confrontable challenges in 10 min and I can do the same for the kids. It is not a question of being smarter, or more experienced, nonetheless experience helps a lot when coming up with easy solutions, promptly. It is really that we all are willing to confront someone else's problems quite easy than our own. When we are willing to confront our own problem head-on, solutions begin to appear miraculously. What I do is guidance people take their mountains and turn them within molehills. The molehills are then flattened with ease. Instructions to learn: First, do not think you are smarter than the individuals passed this way before you; you're not. Second, markets never go up forever, have not performed as if they will. Third, if you are not even prepared for the worst, it will kill you. If you are completely ready, it will only hurt a little. You will survive and can be purchased away much richer in the end.
