Keeping Consumerism out of Your Craft
Tumblr media
Consumerism is a set of socioeconomic conditions and attitudes that encourage the continual acquisitions of goods and services. There is no “enough” in a consumerist society — members of the society are constantly pushed to buy new things, pay for new services, and keep up with the latest trends.
There are a few reasons consumerism is bad news. For one thing, it’s terrible for the environment — consumerist cultures usually have linear economies, where resources are extracted, consumed, then discarded, with no effort to replenish them. This is highly unsustainable, because at some point those limited resources are going to run out. Consumerism also has a human cost, as it often leads to the use of sweatshops, which violate basic labor laws. In many sweatshops, workers are not paid a livable wage, children are employed as workers, and working conditions are unsafe. Companies in countries like the United States get around labor laws by outsourcing labor to other (poorer) places. Consumerism also contributes to classism, as the acquisition of expensive items is often treated as a status symbol.
Consumerism is present in nearly every aspect of Western culture, and this includes spirituality and witchcraft. There are multiple “Beginner Witch Kits” for sale from Amazon and other online retailers which include candles, crystals, and incense — which is great, as long as that’s all stuff you’ll actually use in your practice. (I mean, do you really need twelve different varieties of incense?) Witchy authors and bloggers often treat magic like a matching game, where every problem requires a very specific herb or crystal. YouTube is full of “witch hauls,” videos solely dedicated to showing off new purchases. All of this contributes to a commercialized witchy aesthetic, which can only be achieved by buying the tools of the trade.
I get it. Shopping is fun, especially when you’re still learning about magic and magical items. It’s exciting to search for the perfect crystal or incense blend, especially if you have a local metaphysical store where you can shop in person. But owning the right stuff doesn’t make you a witch. All you need to practice magic is your will — everything else is optional.
I’m not saying every witch should be a hardcore minimalist, or that you can never buy new things. What I am saying is that all of us, witches or not, need to be more mindful of how we spend our money and the impact of our purchases on the world around us.
How to Avoid Consumerism
If you’re considering buying something, ask yourself if you’ll really get use out of it. For example, I don’t use a lot of tools in my practice because I prefer to work with my hands, so it wouldn’t make sense for me to buy an expensive wand or ritual knife. Don’t feel like you have to buy something just because another witch uses it — if you don’t think you’ll use it, don’t buy it.
Don’t buy multiples of the same tool. Instead of buying multiple different colored altar cloths for different times of year, buy one white altar cloth you can use year-round. Instead of buying multiple tarot decks, find one or two you really enjoy working with. You get the idea. (Obviously, there will be some items you need more than one of, like spell candles. This rule applies more to tools that can be reused.)
Replace things as they run out instead of buying them before you need them. Buying things in bulk can lead to unnecessary waste and drawers full of unused magical supplies. Buy things you know you’ll really use, and only buy one or two at a time. Use up the items you have before you buy more.
Invest in items that have multiple uses. For example, most kitchen spices can also be used in spells — search your spice cabinet before ordering special ingredients online. There are some items that have multiple magical uses, like rosemary and salt. Buy a couple of these multitaskers instead of a large collection of herbs with very specific uses.
Use the “two week” rule. This is something I do to keep myself from making impulse purchases. If I think I want to buy something online, I wait two weeks before I order it. If I still want it after two weeks, I take that as a sign that I’ll actually get some use from it.
Go “shopping” in your backyard. Familiarize yourself with the plants, animals, and minerals that are native to your area and go foraging for spell supplies instead of buying them. Items you can probably find near your home that could be used in ritual include leaves and flowers, pine cones, seed pods, tree branches, rocks, and naturally shed feathers. Just make sure you never harvest enough of a plant to hurt it, and make sure you properly disinfect any animal products you pick up.
If you can, make it yourself. Not only does making your own magic items save money, it also creates a much stronger personal link between you and that item. You can grow your own magical herbs in a garden or in indoor pots. Many common magical tools, like brooms and wands, are easy to make at home with some basic craft skills. Making your own items also means you can customize them, tailoring them to your own craft.
If you can’t make it yourself, but it used. There are some items you can’t reasonably make yourself, like incense burners, cauldrons, and books on the craft. But you can find most of these items used, either in thrift stores or online on websites like Ebay and Depop. Buying used almost always ends up being cheaper than buying new, and because you’re buying items already in circulation you aren’t contributing to a linear economy. Thrifting is also a great way to find unique items that won’t be like what anyone else has on their altar.
If you can’t find it used, support a small business. Sometimes, you can’t make what you need or find it in a thrift store. In that case, buying from a small business is preferable to buying from a big retailer like Amazon. When you support a small business, you’re supporting an individual rather than contributing to some CEO’s massive yearly bonus. A lot of small business owners make their items themselves, which avoids sweatshop labor. Pretty much everything I buy new for my craft comes from Etsy sellers — there are a LOT of witches on Etsy, so with a little digging you can easily find exactly what you’re looking for!
Don’t buy crystals. I know, I know. Thanks to social media, large crystal collections have become synonymous with witchcraft. But the crystal trade is highly unethical, with unsustainable mining techniques, dangerous working conditions, and child labor. Because of a lack of regulations, it’s virtually impossible to find crystals that are truly ethically sourced. Most sellers don’t know where their crystals come from and can’t guarantee that no workers were harmed in their extraction. No stone is worth the health and safety of other human beings, no matter how pretty.
Avoiding consumerism in your witchcraft means being less reliant on tools and set dressing. This will allow you to rely on your own energy and will, which will lead to a deeper and more meaningful spiritual practice.

my girlfriend and i are saving up right now to buy land and eventually run a farm full time! do you have any advice on things to look out for, how to start and what it's like to have a farm? im very excited and looking forward to this new life in the next few years and i was just wondering if you had any tips!
It kind of depends on if you want to run a full for profit farm or a hobby farm or just line on an acreage with a garden and some pet live stock. Some things I have learned that will apply to any of these.
 1. If the house is a fixer upper (ie old farm house) consider financing enough to have a professional contractor do the bigger jobs.. roofing, siding, flooring, plumbing etc. The things that will make the house (bathroom, kitchen, bedroom) livable and comfortable. It sucks to work outside all day and have to come in to construction and debris
 2. Consider hiring people to also to the small stuff, paint, trim, seal etc. If you move in with the intention of redoing all that stuff I can guarantee in 10 years you still don't have trim in the bathroom or paint on that blue peeling wall.
 3.GOOD WELL
4.Good Septic
 5. Good electrical
 6. First priority is to make sure you have power and water that won't freeze in the winter to anywhere animals will live. Hauling buckets in 5 feet drifts of snow in the winter is NOT fun. Working in the dark (at 5 pm) is not either.
7. DO NOT go get live stock until you have AT least shelter/some fence or enclosure and the basics in place. If you go to just "LOOK" you will buy something had have to scramble to find hay, feed, shelter and a fence for that new baby goat and one eyed alpaca.
 8. Good fencing that is appropriate for any animal you MIGHT get. Goats require more than horses. You can start small and work out. Sturdy is better than more area
 9. If you get dogs or a dog make sure they have low prey instinct and introduce them to live stock. Or you will have a bunch of dead chickens and a dog that is quite pleased with herself.
 10. Cats are pets and also, working animals on a farm. Feed them, vet them, love them, have them in your home as part of the family. Keep at least two.
11. Tools, tractors, boards, equipment etc can often be purchased for much less at auctions. dds on FB market place for things you need are often free or cheap. Don’t be afraid to put a list out there. Lots of people need to clean the 8 shovels out of their shed or garage.  (Don’t over spend.. know the cost of new before you buy what looks like a good deal only to find out you can get that same shovel for half brand new at Menards)
12. Keep WD-40 in all cars, out buildings, garages and house. Spray all metal tools after each use before putting them away>  Just takes a second and will prevent rust.
13. Decide how many coffee cans and jars of random screws and bolts you ACTUALLY need of they will take over you work place and your children will inherit them> 14. Keep a cheap hammer in every building. And a pair of scissors
15. Get a good pocket knife. I prefer the roper style. Does not need to be metal or heavy or expensive. One with is sharp and locks. Get used to putting it in your pocket every morning.
16. There is, of course, much more, tools lists, tips and tricks etc. But one last piece of advice. IT is worth taking days from the outside fun stuff or needed yard up keep to clean and organize work spaces. Clean and organize work benches and tools, pick a place for things like electric tools, hand tools, trailer hitches and supplies, bungee cords and ratchets, and gas cans. What ever. Hang old cabinets or recycle wood for shelves. All that work will be so helpful. NOTHING is worse than spending an hour trying to find something for a project or having to stop and run to town to buy a new hitch before you can haul the wood or hay. It will get messy through the year so it has to be done at least yearly (Especially if you live with others). SO worth the time spent.
Good luck and I hope you find your dream homestead soon!!

Stilettos, Numb Toes, & Letting Go
The truest glow-up is when you get older and realize how much you did not know when you were younger. For instance, because of my strained relationship with my mother, for many years, I suffered from abandonment issues (shoutout to my therapist for helping me unpack that). Fear of abandonment from people I loved or cared for made me hold on to a lot of what was toxic and harmful to me, all in the sake of not letting go or being let go.
I am older and wiser because of all that I have experienced since then. I know now that for me to ascend to higher forms of my existence, I have to shed dead weight. When you’re catching flights, not feelings, do you know how much it costs to bring extra baggage? I can’t do it. And I won’t.  Learn how to let go, Sis.
Tumblr media
For the past week, I’ve been nursing three numb toes. I could easily place blame on the below-freezing temperatures and an uninvited snowstorm that took hold of my city, but the truth of the matter is, I was trying to be cute.
A week ago, I attended the annual party for the company Joe works for. This is a company I used to work for (it’s where I met Joe), so I had every intention of walking in the room as the stated bad bitch everyone knows that I am. And I was fine as hell okay! Together, WE served looks, but zoom in on these shoes.
Tumblr media
This 4.5-inch floral print heel is not a “party” shoe, and if I’m being transparent, it’s a shoe I’ve worn a total of five times in the three years that I’ve owned it. It’s time to let her go. My process of letting shoes go is the same process I have for letting anything go. I follow these three steps.
How much risk do I invite into my life by holding onto this?
If I choose to hold on to something, what are the chances that this thing will hurt me or hold me back in the future? As cute as these shoes are and as many things that I have in my wardrobe to pair them with, every time I put them on my feet for more than five minutes I suffer. I run the risk of damaging the veins in my toes to the point of no return. No heel is worth that. Apply this same principle to relationships. If the risk is greater than the reward, detach.
Can I afford to live without this thing?
This is not so complicated with a pair of shoes when there are many more boxes waiting in my closet for their moment to shine. With relationships and opportunities, though, the area is a bit more gray. Last year, I was working as a Customer Service representative for a company that I respected as a helping hand in my community. I wanted to climb the ladder at this company and become a part of that helping hand. They paid me a livable wage and I enjoyed my time there. However, when I learned that the career ladder was incredibly short and movement on it was dependent on someone vacating a longheld position, I set my sights on something else. It didn’t take long to find a job that can easily be molded into a career within the industry I want to work in. There were some tradeoffs, but ultimately, the circumstances surrounding my life tell me that I don’t need to work at a job that doesn’t serve my best interests just to make ends meet. So I let that go too.
 Everybody Can’t Go
Different phases of your life will call for different energies, resources, and ultimately circles. In a time where people wax poetic about loyalty and relationships that hold constant throughout time, I’m here to suggest that there’s always a different way of doing things. Everybody can’t go where you are destined to go. If you resist this truth, certain relationships will be brought to the point of pain to get you to see that sometimes it's better, healthier, to let go. This is the hardest one to reconcile with because letting go of people is no easy task. It may hurt to lose contact with someone who has held you down forever and vice versa, but it might hurt you much more to hold on to them when your life is showing you that its time to let go.
In all of these situations, you have to be aware of what’s going on in your life and how your actions are influencing that. Pay attention to how you feel about things; often your intuition will let you know when its time to cut the attachments. When it does, don’t fight against what you know, even if it hurts.

How To Make An Air-Conditioned Shed
Tumblr media
A well-ventilated shed is a great thing! Do you have an outdoor shed that houses your garden tools and barbecue grills? Maybe you've made it into a storage space in which you can store your old photographs as well as electronic devices and paints. Yes, sheds are an excellent storage space however that's not all they can provide. According to your needs, a shed can be used for a grow room as well as a study space, office as well as a guest room, art or reading area, or just a place to unwind and relax with your friends. The process of making your shed a livable space doesn't only consist of clearing out clutter and focusing on design. You must take note of the outdoor weather since the majority of sheds aren't well-insulated and lack sufficient cooling or heating systems. They are therefore significantly affected by extreme climate conditions. The intense sun in summer can make it scorching hot and it can get extremely cold in winter. This means that you don't will be able to enjoy a pleasant moment in your new shed. How do you create a space that is comfortable and enjoyable to spend time in? Installing an HVAC unit or air conditioning within your building is crucial.
How Do You Air condition Sheds: Small AC Units for Sheds
Most sheds are situated at an in-between location from your home and are not connected with the main HVAC system. It's an enormous hassle to connect them and not forget the cost of labor. If this is the case, your best choice is installing ductless AC units, mini-splits, as well as portable AC. They do not need long installation times as central air conditioning does and therefore are ideal to cool the shed. Furthermore, the ductless heat pump can offer cooling and heating and are ideal for all-year-round relaxation. However, you can reduce your AC costs easily in several ways. 1. Ductless Mini-Split AC for Sheds If you're looking for the perfect AC unit for your shed that is efficient, compact, and doesn't require a complete remodel A mini-split is the ideal option. Mini-split air conditioners that are ductless have two units. Indoor units circulate cooler air within your shed while outside unit expels hot, stagnant air. Installation involves drilling a hole of three inches in the wall, to connect two units. Mini-splits are energy efficient because they pump air directly across the targeted zone, which eliminates the loss of heat. They are also quieter than other models and are a great plus feature, especially when you are using the shed to relax or for working. While mini-splits cost more than other alternatives their sophisticated features will make them more affordable in the long run. 2. Through the Wall Conditioners for Sheds The wall-mounted air conditioning units are a typical view in any room as they provide the appropriate amount of comfort for a tiny space. They're pretty much like window ACs and you could choose one in the event that your shed is without windows. They're a great option to replace window ACs if your plan is to use windows to ventilate or aren't looking to block out the view. Through-the-wall-AC can be installed on an exterior wall. It requires the creation of an opening large enough to accommodate the unit inside the wall. It's more energy-efficient than windows because of the way it is installed. Cool/hot air tends to escape from the leaks and gaps in the window, while this is not often the case with through-the-wall-ACs. It could be similar or slightly more expensive over the unit for windows so in terms of cost. If you opt for an installation by a professional, it's likely to cost more since it will require drilling holes into the wall. Another disadvantage is that the opening requires an adequate amount of insulation. Otherwise, your shed that is air-conditioned is open to the drafts. If you can take care of these issues, it could be a good alternative to your garden.
How to control the moisture in your shed?
Tumblr media
Alongside improving the quality of indoor air and insulation, controlling moisture is crucial to ensure that your shed is useful. It helps prevent mold growth as well as improves the insulation and improves the efficiency of your air cooling. In excess, moisture creates a feeling of discomfort and stickiness and makes spending time in the shed nearly unbearable. Additionally, it may cause allergy symptoms, trigger nasal congestion and can make asthma symptoms more severe. Even if you use the shed solely for storage the humidity can cause damage to your belongings. To prevent any harm, think about: Installing storm Doors and Windows- These can reduce the amount of condensation that forms on these surfaces by keeping moisture out. Ventilation is a great way to maintain the flow of air in the shed. It is possible to open the windows or doors at night to let cool air circulate. Utilizing a dehumidifier is the most efficient way to get the ideal humidity levels. You can make it smart by connecting it to smart thermostats or AC controllers to automate the control. Installing an air conditioner Because ACs are able to cool the air while taking moisture away, it is also effective in the control of moisture. But, remember that it can't eliminate enough humidity in the air, which can keep your shed cool in areas with high humidity. Whatever way you intend to use your shed the addition of a cooling or heating device lets you have an enjoyable area all year round. Make sure to control your shed's air conditioning with the latest climate control devices. Read the full article

What Is House Hacking?
If you’re new to real estate investing, you’ve probably discovered that it’s not as easy to break into as, say, the stock market. There is no Robinhood for rental property, and you can’t start with just $1. But there is a way to get your foot in the door — house hacking.
How Does House Hacking Work for Investors?
House hacking is an innovative way to leap the two biggest hurdles facing new property investors:
Most mainstream investment property mortgage products won’t allow borrowers without previous landlord or property management experience.
Investing in tangible real estate (as opposed to REITs) requires a sizable down payment or an all-cash deal.
If you don’t have landlord experience or a truckload of cash, house hacking might work for you. House hacking means using your own home to generate rental income and learn to be a landlord. You can modify your current home or purchase one designed for hacking.
Hacking Your Home
There are several popular methods for generating income from your personal home. Determine which is best for you by comparing the advantages and drawbacks, cost and income of these options.
Buy a duplex, triplex or fourplex
Many buyers begin their landlord careers by buying a multi-unit property, living in one unit and renting out the others. This is a great way to enter the rental market as a first-time investor. Not to mention, many investors can live in their unit for free, as tenants’ rent may cover the mortgage or let the investor pay off their mortgage quickly.
As long as you live in one of the units, you can get an owner-occupier mortgage instead of an investment property mortgage. Buying as an owner-occupier gets you cheaper financing, a smaller down payment and less-restrictive underwriting.
You can buy a multi-unit rental with a government-backed home loan (normally, these low- to no-down options are only available to borrowers who will live in the homes). That means you only need 3.5% down for an FHA loan or zero down if you’re VA-eligible.
You’ll have access to tax breaks that normal homeowners don’t get. At tax time, you may be able to deduct maintenance, depreciation, repairs, property taxes and utilities (check with a tax pro before buying).
Managing your rental units gets you legitimate landlord experience in a low-risk way.
What happens when you sell or move? You could convert the entire property to rentals and buy a new primary residence. Or execute a tax-deferred 1031 exchange with a 1031 exchange company to buy additional investment property. Many real estate empires started out as small investments that grew over time.
Qualifying for a mortgage, even as a first-timer, is not terribly difficult. Banks, mortgage companies, credit unions, and other vendors offer a variety of terms. Of course, having good credit and stable income will make the process easier. Some programs will allow you to use the rental income (or potential rental income) to qualify for the loan.
Convert unused rooms
Homeowners near colleges have been hacking their homes for decades. In some neighborhoods, almost every house has been converted into a mini apartment building to house students.
Garages and basements become additional units with separate entrances. Larger houses with many bedrooms can be divided between owners and renters. You might need little more than a locksmith to make these changes. Or you can go further and install apartment-style balconies, parking, and outside stairways.
Finished basements can make great living quarters if you brighten them up with windows, fresh paint on the walls and good lighting. You’ll also need to add kitchen and bathroom amenities to make it livable. Just a few thousand dollars can convert  a basement, attic, bonus room or loft to a cash-generating rental.
You can finance these improvements with a personal loan, home equity loan, cash-out refinance, or even credit cards (for smaller jobs).
Buy or build an ADU
Guest houses, casitas and mother-in-law quarters are all accessory dwelling units (ADUs). These are legal, permitted dwellings on your property. Make sure that you comply with zoning laws and building codes. And if you buy a home that already has an ADU, make sure it’s permitted. If the ADU is illegal or unpermitted, you probably won’t be able to finance it or you may have trouble with your local government in the future.
Recently, many municipalities have modified their zoning to permit ADUs as a solution to housing shortages. ADUs can be bought or built. Many builders of manufactured homes can deliver and install a small unit within a few days or weeks. Or find a reputable local builder who specializes in smaller projects.
Park model homes and tiny houses
Tiny homes or park model homes that don’t exceed 400 square feet are not real estate. They usually have wheels and not permanent foundations. These units are legally defined as personal property. In many communities, you can buy them like cars or sheds and park them on your property.
Some people even choose to live in their tiny houses and rent out their main homes. Others rent out their tiny homes. In resort areas, tiny houses are very popular vacation rentals. You may be able to earn more with a cute Airbnb than a residential rental with a long-term tenant.
Tiny houses in picturesque places or tourist destinations lend themselves well to Airbnb or Vrbo. Just make sure that your community or homeowner’s association allows non-owners to occupy residences. Many locations have outlawed short-term rentals, so double check before investing in a pint-sized place.
You can finance a tiny home with a home equity loan or cash-out refinance against your main house. Alternatively, you can finance tiny houses with personal loans or sometimes dealer financing. And when you move, you can take your tiny house with you because it’s your personal property.
Good Real Estate Agents Are Crucial
Buying a house especially for hacking is more complicated than a typical home purchase. When you interview agents, tell them that you want a home to live in and also use for rental income. Enlist this person’s help in finding the best single- or multi-family homes for hacking.
Tips for New Landlords
If you want more rental income and fewer headaches, determine who your potential tenants are and what they want.
Will your renters be older folks seeking economical digs and quiet surroundings? Vacationers looking for something cute and convenient? Commuters desiring nearby public transportation? Students who want to walk to class and (naturally) bars, restaurants, and gyms? Local demographic information is widely available on sites such as areavibes.com and can tell you who your renters are likely to be.
If you’ve never been a landlord before, expect to do a lot more than putting up a sign and collecting checks.
Before hacking your existing home, make sure you’re allowed to have short- or long-term tenants. You’ll need adequate parking, safe entrances, rules for communal living, and you’ll need to cover maintenance and repairs.
Carefully screen your tenants to avoid damage, crime, nonpayment and lawsuits. Tenant screening services are inexpensive, and most landlords pass on their cost to applicants anyway. Adhere to local coronavirus guidelines when showing property.
Require satisfactory home inspections in the purchase contract. Experienced property managers might be okay with buying “as-is,” but beginners should not risk getting a bad roof or faulty wiring.
Consider requiring your tenants to carry renters insurance. It’s true that landlords are not normally legally responsible if tenant property is stolen or damaged. But that does not stop tenants from filing such suits. It’s just easier to require insurance, and policies are pretty cheap.
Finally, you can choose your level of involvement. Can you handle midnight maintenance calls, disputes between tenants or deadbeats? If not, consider hiring a property manager. You’d pay between 10% and 35% for this service (long-term rentals are cheaper while vacation rentals have higher management fees). Still, professional management can remove much of the risk and aggravation newbie landlords face. And that can be priceless.

Green-Coffee Price Guide Launches New Edition
The 2019 Specialty Coffee Transaction Guide culls from nearly 60 parties to provide a current snapshot of how much roasters are paying for coffee.
BY CHRIS RYAN BARISTA MAGAZINE ONLINE
As the conversation around coffee prices has continued to rise in volume in recent years—boosted in part by the Specialty Coffee Association launching the Coffee Price Crisis Response Initiative—an important tool entered the conversation at the end of 2018: the Specialty Coffee Transaction Guide.
The guide collected detailed contract data—produced by a host of “data donors”—covering coffee transactions from recent harvests, in an effort to provide coffee buyers, farmers, and others an alternative to coffee commodity prices. At the end of December, the guide received an upgrade with the release of the 2019 edition, which draws from 57 data donors (compared to 21 for the first guide) referencing 38,000 contracts that cover more than 625 million pounds of green coffee valued at $1.4 billion.

The main actors behind the Specialty Coffee Transaction Guide are Peter W. Roberts of Transparent Trade Coffee (TTC), an organization funded by the Goizueta Business School at Emory University in Atlanta, and Chad Trewick of Reciprocafé LLC, a consultancy focused on encouraging transparency within the coffee value chain.
For the 2019 guide, Chad and Peter aimed to not just build a larger pool from which to draw data, but for that pool to reflect more diversity—the 57 donors from the 2019 guide include specialty-coffee farmers, support organizations, exporters, importers, and roasters. “In order for the guide to be an increasingly useful and relevant tool for the industry moving forward, it must aspire to reflect an unbiased market reality, and this means including data donors who represent larger and smaller volumes of diverse qualities of specialty coffee,” Chad says. “They should also come from, and work in, a range of different countries and markets.”
Peter adds that working with a diverse set of data donors helps the 2019 guide better reflect purchasing behavior across the whole specialty-coffee industry. “This ensures that conversations around the observations we present are grounded in reality, and therefore difficult to disregard as prices from only ‘fancy and progressive’ buyers,” Peter says.

So what do the numbers in the guide tell us about current green-coffee prices? As one would expect from the perpetually low C market and the consistent industry conversation around pricing, the numbers indicate room for improvement. The overall median FOB price (FOB stands for Free on Board, which is commonly used to convey the portion of green coffee prices that stays in the country where it was produced) over the last three years from the guide’s data donors is $2.80, with prices (in the 2018/2019 harvest season) ranging from $1.26 (at the fifth percentile) to $5.80 (at the 95th percentile). The most room for improvement is perhaps in the lower-quality (80-81.9 and 82-83.9-point coffees) and highest-quantity (lots exceeding 40,000 pounds) categories that are among the most populous categories in the guide. The median prices for these categories (at $1.60) is near to or lower than most cost of production estimates in many countries. This means that more than half of the farmers producing these coffees may continue to struggle to break even, let alone earn a livable wage from coffee.
Median prices are one of the insights included in the guide—it also breaks down donor data on pricing into numerous categories, including by country, by region, and by cupping score, to name a few. Chad says that through this information, the team behind the guide hopes to shed light on elements such as cost of production and quality levels that could dictate coffee pricing in a more practical way than the C market does. “We believe the guide does (and will continue to) present information that is an appropriate foundation for those forthcoming difficult conversations that will begin to explore where coffee can be preserved as both a livelihood-supporting activity and an ingredient for the specialty-coffee industry,” he says.
With the guide now released, Peter says the industry response has been strong, with more than 1,000 downloads from 80 different countries so far. “Roughly a quarter of these are by coffee producers, cooperatives, and farmer support organizations,” he says. “All of these numbers are well ahead of the pace set when we launched the 2018 Transaction Guide (which ended the year with roughly 2,300 downloads). This is important because the information in the guide can only have an impact if folks are accessing, sharing, and talking about it.”
The team behind the guide will host their second annual meeting of data donors and supporters in Guatemala in June, where they will work toward building the 2020 guide and continuing to deliver a useful industry tool promoting differentiated coffee prices that benefit the entire coffee supply chain. “It is clear that we will be able to continue to grow the pool of data donors,” Chad says. “It also seems clear that there is an appetite among industry folks to have this pricing information, and to learn how to use it. In between, there are a lot of individuals and organizations with great ideas about how the improve access to the information housed in each guide. And there are others keen to conduct research projects based on the detailed pricing information. So all of the key elements are in place. As long as we can take care of the more mundane tasks of fundraising and organization-building, we expect to be able to continue guiding this movement forward.”

Earthquake Insurance | How It Works And Should You Get It? https://ift.tt/2XKJB4v
With the huge earthquake that struck California last week, you might be thinking to yourself, "should I get earthquake insurance?"
And you might be wondering the basics - how much does it costs, what does it cover, will it even help me in the case of an earthquake, and more.
It's important to note that earthquake insurance is an additional product that you purchase beyond your basic homeowners or renters insurance policy. And depending on where you live (specifically what state you live in), your policy may vary.
Here's what you need to know about earthquake insurance, how it works, and where to buy it.
Quick Navigation
What Is Earthquake Insurance?
What Does Earthquake Insurance Cover?
How Much Does Earthquake Insurance Cost?
When Is It Worth It To Buy Earthquake Insurance?
What States Offer It?
Where To Buy It?
What Is Earthquake Insurance?
Earthquake insurance is a supplemental insurance policy to your homeowners (or renters, or condo) insurance that covers your home in the event of an earthquake.
Earthquake insurance is different than homeowners insurance. If you have a mortgage on your home, you are required by your lender to maintain a specific level of homeowners insurance - but you're not required in any states to have earthquake insurance.
But, if there is an earthquake and your home (or belongings) suffer damage as a result, your homeowners policy won't cover it. As such, if you live in an area that's prone to earthquakes, you should consider an earthquake insurance policy.
What Does Earthquake Insurance Cover?
There are three main aspects that earthquake insurance covers - and they may not all apply unless you're a homeowner.
Earthquake insurances covers:
Your Dwelling - this is the same amount of coverage as your homeowners insurance policy
Your Personal Belongings - this is the value of your stuff (like furniture, etc)
Loss Of Use - this is the coverage that would pay for you to live elsewhere if your home isn't livable after an earthquake
If you're a renter, you would specifically look for a policy that covers your personal belongings and loss of use, as your landlord would be responsible for the dwelling.
Some policies also have extra coverages available - such as "code upgrade" coverage which would help pay for the costs of bringing your property up to modern day building codes if you had to rebuild.
What Does It Not Cover?
It's just as important to understand what earthquake insurance does NOT cover when thinking about purchasing a policy.
First, most earthquake policies don't cover landscaping, pools, fences, masonry, or separate buildings (like sheds, etc.). You can sometimes buy additional coverages for these.
Second, when it comes to personal property, some breakables are not covered (like china) unless you purchase additional "breakables" coverage. Other property, like vehicles that are garaged and damaged in an earthquake, are also not covered. Vehicles may be covered by a comprehensive auto insurance policy.
Finally, there are some other things that most earthquake insurance doesn't cover. This includes damage by fire or flooding after an earthquake. Earthquake insurance also doesn't cover damage to your land (such as erosion, sinkholes, etc).
Important Note: California law says that both homeowners and renters insurance must cover fire damage that is caused by or follows an earthquake. Mileage may vary in other states.
How Much Does Earthquake Insurance Cost?
Earthquake insurance varies greatly in cost based on a variety of factors - including coverage amounts for each type of coverage, the value of your dwelling, costs to rebuild, area, and deductibles.
On the low end, earthquake insurance premiums can be as low as $10 per month, and as high as $100 per month or more. It all depends on the coverage selected.
The California Earthquake Authority has a great cost calculator to help you figure out how much it would cost for you (if you live in CA).
When Is It Worth It To Buy Earthquake Insurance?
It can be tough to know when it is worthwhile to buy earthquake insurance. Just like any insurance product, you're buying coverage in hopes you never need to use it.
When considering buying earthquake insurance, there are a few factors to consider:
Can you afford the premium?
Can you afford the deductible? (5% of your home value is usually the lowest deductible offered)
Can you afford to repair or rebuild yourself?
Once you've answered those basic questions, you need to also ask yourself if you have enough equity in your home to make it worthwhile.
For example, if you only have 5% equity in your home, it might make more sense to walk away from your house than pay to rebuild. Yes, you would damage your credit in the short term, but rebuilding after a catastrophic event could be more costly than your credit score.
What States Offer It?
Every state offers some type of earthquake insurance policy - but the policies vary greatly and are determined by risk.
The states with the biggest risk of a large earthquake (magnitude 5.0 or higher) are:
Alaska
Arkansas
California
Hawaii
Idaho
Illinois
Kentucky
Missouri
Montana
Nevada
Oregon
South Carolina
Tennessee
Utah
Washington
Wyoming
But, remember, every state has some type of earthquake risk.
Where To Buy It?
Even though earthquake insurance is offered by various state insurance agencies, you would still buy your earthquake insurance policy through the same company that offers your homeowners insurance. In fact, most states require your homeowners insurance company to remind you about the ability to purchase earthquake insurance.
The same is true if you're a renter - you would contact your renters insurance company and ask about getting an earthquake policy to go with your current insurance.

Changing Your Home’s Curb Appeal with Quality Home Exterior Painting
Tumblr media
Changing Your Home’s Curb Appeal with Quality Home Exterior Painting
People have varying opinions on how to improve the curb appeal of a home with exterior paint. The process can be pretty straightforward and guided by common sense. But on the other hand, getting people in the home to agree on what to go with can get exhausting. Despite all the challenges, curb appeal is a contributing factor in improving your satisfaction with your home. Furthermore, it makes your home stand out from the competition in a competitive housing market. The first thing to do if you intend to change your home’s curb appearance is to determine if you’re either a bold or classic person. It is important to take an inventory of the appearance of other homes in your area while keeping in mind that outdated embellishments can be omitted.
How exterior painting can change your home curb appearance
Exterior house painting A change in the paint color of your home can have a dramatic effect on your curb appeal. In case your home is old, it can experience an instant update. Garage paint Your garage is quite small when compared to the rest of the house. However, a weathered looking structure makes your curb appeal look outdated and unkept. You can change this with a fresh coat of paint on the garage and the door. This will go out to give your home the fresh look it needs. You will not have to worry about the price since it costs much because to paint the garage will be less than to paint the whole house. In the end, it is a very budget-friendly way to make a difference in the exterior look of your home. Remember that you don’t have to go with white trim. Shed painting A weathered shed stands out in your yard and decreases your curb appeal. You can decide to match the color of the shed with that of the garage or the home. Exterior Window Trim Paint The window trim makes a significant impact on your curb appeal though many homeowners overlook it. Where it is overlooked and the rest of the home exterior is improved, it will stand out. Many people go for a simple white coat. Other choose to match their exterior window trim color to their front door. Other options include: Removing old shutters and making your window coverings simpler with a more up-to-date color palette Embellishing your white windows with an additional color trim without drawing too much attention to them. You can choose to just do the outdoor trim project if your other paint is somewhat fresh.  Expect a dramatic look when it’s done. Deck Paint The appearance of the deck has an impact on curb appeal. The deck increases the home’s livable space. A beautiful deck is an additional incentive to homebuyers. Fortunately, deck painting is something you can DIY as long as you have a weekend or two to spare. It is affordable and a great way to leave your deck looking good. Porch painting Giving your porch a swing of a pop of color changes the appearance of your home. If you’re looking to change your home’s curb appeal then you should paint your front porch in a bold color. It is one way of making your front facade pop. People do not expect a bold color on such a spot. This freshens up the look of the whole house with minimal effort and expense. Front door paint Front door paint is one of the simplest yet effective ways to change your home curb appeal with quality exterior painting. It can really spruce up your home’s exterior. Neutral colors are without a doubt timeless colors but brighter and bolder colors are currently boosting curb appeal in Dallas, TX like never before Mailbox paint A mailbox is the first decorative element that people see when they approach your house. You certainly do not need an extravagant mailbox to change your curb appeal. A simple coat of paint is enough to update it. Today, people are opting for brighter colors so that it can really pop in the yard. If your purpose of a curb appeal is to sell your home, a neutral color e.g. white or beige is the best option. It will give your mailbox a timeless look.
You can hire an exterior painting consultant
You can also change the home curb appearance with exterior paint by having Prominence Painting come out for a paint consultation. Since you want to avoid a heinous combination, the right step to get the right colors is to get the right person to do your color consultation. After doing a color study of your house, they will give you the right colors. Neutrals never go out of style but colorful looks make your home curb appeal stand out from the rest. Popular exterior paint colors include: dark gray, beige, brown, red, navy blue and light green. Colors that will act as perfect accents include: ivory white, cream, light gray, aqua and black.
Be brave with exterior paint colors
After picking the right color combination during your color consultation, check out the samples. Take your time in deciding which ones to use. If you feel uncomfortable with a certain pick, you can always change it before you paint your house. Professionally painted home exterior changes your home’s curb appeal and makes it stand out among other houses in the neighborhood. This is a unique advantage especially if you are looking to sell your home. Even if you are not selling your home, changing your curb look with quality exterior painting increases your pride as a home owner. Having the best-looking house on the block does something to your confidence. With all this said, it is up to you to involve the right people in changing your home’s curb appearance by investing in quality exterior painting. You should consider the difference that arises from an exterior paint project on your home. There is a wide range of exterior paint colors for you to mix and match and create your own look. Changing your home curb appeal using quality exterior painting does not have to be expensive. There are a couple of DIY projects. In the end, each project will give you a look to love.
