BlueSky Barn Norwich, Norfolk
30 May 2022
Design: 31/44 Architects with Taylor Made Space
Location: Church Farm, north west Norwich, Norfolk, southeast England, UK

BlueSky Barn in Norfolk is one of 17 projects which received a 2022 RIBA East Award.
BlueSky Barn at Church Farm, near Norwich
Jury Report
Blue Sky Barn has a split personality: on the one hand it embodies a fantasy, luxurious weekend house, evoking the emancipation and excitement of a family holiday, complete with transplanted ancient olive tree. On the other hand, a deeper engagement with the place reveals itself: the father of one of the clients was the vicar of the church next door and the project itself takes on and gently subverts the modern steel-framed barn of the farm which forms the neighbour on the other side. What started out as a weekend house has become, over the Covid crisis, a permanent family home, and the design has been able to adapt and mature to support that shift from fantasy to everyday living.
The steel frame of the original agricultural building and more importantly, its striking enclosed volume have been used to create the new house. The desire to maintain an inscrutable character to the outside has led to some engaging and unusual design strategies. The scale of spaces sometimes surprises, as does the ‘jump cut’ of elements and volumes that are not often seen together, particularly not in a domestic setting.
These relationships are presented through a series of internal views and juxtapositions, or involve the gap created between the original barn frame and the new internal skin of the dwelling. The desire to avoid domestic familiarity extends to the materials employed and a certain ‘direct and rudimentary’ approach to detailing and form – for example, the in-situ concrete table frame that supports the primary bedroom above the pool.
In relation to environmental sustainability, this unique conversion has implemented the principles of a fabric-first approach to merge an enhanced fabric made of timber infill panels to the existing steel frame structure of the barn. In terms of operational energy use it takes advantage of the expansive surrounding site to include a ground source heat pump, while mechanical ventilation has been included only for the spa facilities. Overall, the most significant carbon credential of this project is presented by the reuse of an existing structure that would otherwise have been discarded.

John Wayne Gacy (1942-1994) PART FOUR
On December 11, 1978, Gacy visited a pharmacy in Des Plaines to talk about a potential remodelling contract with Phil Torf, the owner of the store. 15-year-old part-time employee Robert Piest overheard Gacy telling Torf that he hired teenage boys at a starting wage of $5 per hour, which was almost doubt the pay he was earning at the pharmacy. After Gacy left the store Piest told his mother that “some contractor wants to talk to me about a job”, leaving the store and promising to come back soon. When Piest didn’t return his family filed a missing person report with the Des Plaines police. The owner of the pharmacy told police that Gacy was the contractor that Piest had most likely gone to meet. Des Plaines police visited Gacy’s home the following evening and he denied talking to Piest, saying he had seen 2 youths working at the pharmacy and that he asked one of them, whom he believed to be Piest, whether any remodelling materials were at the back of the store. He was adamant that he hadn’t offered Piest a job and promised to come to the station later in the evening to make a statement to this effect, saying that he couldn’t at that time because his uncle had just died. At 3:20am Gacy arrived at the police station, covered in mud, claiming he had just been in a car accident. When Gacy went back to the police station later that day he completely denied any involvement in Robert Piest’s disappearance and said that he hadn’t offered him a job. When Gacy was asked why he had gone back to the pharmacy at 8pm on December 11, he claimed that Phil Torf had called him and told him he had left his appointment book at the store. Detectives had spoken to Torf, who stated he made no such call. At the request of detectives Gacy prepared a written statement about his movements that day. Des Plaines police were convinced that Gacy was responsible for Robert Piest’s disappearance and checked his record, discovering that he had an outstanding battery charge against him in Chicago and had served a prison sentence in Iowa for sodomy against a 15-year-old boy. A judge ordered a search of Gacy’s home on December 13 and detectives found some suspicious items – a 1975 class ring engraved with the initials J.A.S., driver’s licences, handcuffs, a two-by-four with holes drilled into the ends, books about homosexuality and pederasty, a syringe, male clothing that wouldn’t fit Gacy, a 6mm Brevettata starter pistol and a photo receipt from the pharmacy where Robert Piest worked. Police confiscated Gacy’s Oldsmobile along with other PDM vehicles and assigned 2 surveillance teams to follow him, while they continued to investigate Piest’s disappearance. The following day investigators got a call from Michael Rossi, who told investigators about Gregory Godzik’s disappearance and the fact that another PDM employee, Charles Hattula, had been discovered in an Illinois river the previous year.
On December 15 Des Plaines investigators learned more about Gacy’s battery charge, namely that Jeffrey Rignall, the complainant, had reported being lured into Gacy’s car, chloroformed, raped and dumped, with severe rectal bleeding as well as severe burns on his face and chest, in Lincoln Park the next morning. In an interview with Gacy’s ex-wife the same day they heard about the disappearance of John Butkovitch. That day, the Maine West High School ring was traced to John A. Szyc – in an interview with his mother the same day, officers were informed of the January 1977 disappearance of her son and that some of his belongings were missing from his apartment, including a TV. She added that investigators had told her a month later that her son had apparently sold his car to a John Gacy. Officers also noted that one of Gacy’s employees, Michael Rossi, drove that same car. By December 16, Gacy was on friendly terms with surveillance detectives, often inviting them to eat at restaurants with him and sometimes took them into his home for drinks. Gacy repeatedly denied having anything to do with Piest’s disappearance and accused officers of harassing him because of his political connections or his use of recreational drugs. Knowing that the officers were unlikely to arrest him over anything trivial, he would openly taunt them by disregarding traffic laws and managed to lose his pursuers on more than one occasion. On December 17 investigators formally interviewed Michael Rossi, who told them that Gacy had sold Szyc’s car to him telling him that Szyc needed the money to move to California. An examination of Gacy’s Oldsmobile was undertaken the same day – investigators discovered a small cluster of fibers that could have been human hair that were sent for further analysis. That evening officers performed a test using 3 trained German shepherd dogs to see whether or not Piest had been in any of Gacy’s vehicles. The dogs examined each one and one dog approached Gacy’s Oldsmobile and lay on the passenger seat – a “death reaction” that indicated that the body of Robert Piest had been in that vehicle. The same night Gacy invited 2 surveillance detectives to a restaurant. In the early hours he invited them into another restaurant and talked over breakfast about his business, his marriages and his clowning activities. At one point during this conversation Gacy told one of the 2 surveillance detectives: “You know...clowns can get away with murder.”
By December 18 Gacy was starting to show signs of strain as a result of being under constant surveillance. He was unshaven, looked tired and anxious and was drinking a lot. That afternoon Gacy drove to his lawyers’ office and prepared a $750,000 civil suit against the Des Plaines police, with the demand that the stop all surveillance of him. The same day the serial number of the Nisson Pharmacy photo receipt discovered in Gacy’s kitchen was traced to Kim Byers, Robert Piest’s colleague at the pharmacy, who said that she had worn the jacket and had placed the receipt in the pocket of the parka just before giving it back to Piest as he left the store to talk to a contractor. This information contradicted Gacy’s prior statement that he had no contact with Piest on the evening of December 11 – the presence of the receipt indicated that Gacy must have been in contact with Piest after he left the Pharmacy. The same evening Michael Rossi was interviewed again and this time was more cooperative – he told detectives that in the summer of 1977 Gacy had made him spread 10 bags of lime in the crawl space of the house. On December 19 investigators started to compile evidence for a 2nd search warrant for Gacy’s home. The same day Gacy’s lawyers filed the civil suit against the Des Plaines police, the hearing of which was scheduled for December 22. That afternoon Gacy invited 2 surveillance detectives into his home – as one officer distracted Gacy with conversation the other went into Gacy’s bedroom in an unsuccessful attempt at writing down the serial number of the TV they believed belonged to John Szyc. While flushing the toilet in Gacy’s bathroom the officer noticed a smell that reminded him of rotting corpses coming from a heating duct – the officers who had searched the house before hadn’t noticed this because the house was cold on that occasion. Both David Cram and Michael Rossi, both former tenants of John Wayne Gacy, were interviewed by investigators on December 20. Rossi agreed to be interviewed in relation to his potential links to John Szyc as well as Robert Piest’s disappearance. When Detective Joseph R. Kozenczak asked Rossi where he believed Gacy would put Piest’s body he replied: “In the crawl space; he could have put him in the crawl space.” A polygraph test showed that Rossi’s responses to the questions were inconclusive but he did agree to a visual test in which a map of Cook County was divided into 12 numbered grid sections with Gacy’s house marked in the 4th section. When Rossi was asked “Is the body of Robert Piest buried in grid number 4?” Kozenczak saw an extreme response in Rossi’s blood pressure. After this question Rossi refused to continue with polygraph testing but did discuss digging trenches in the crawl space and talked about Gacy’s insistence that he not deviate from where he was told to dig. David Cram told investigators about Gacy trying to rape him in 1976 and said that after he and Gacy had returned to his home after the December 13 search of his property, Gacy went pale after seeing a clot of mud on his carpet that he suspected had come from the crawl space. Cram then said that Gacy grabbed a flashlight and immediately went into the crawl space to look for signs of digging. When he was asked whether he had ever been to the crawl space, Cram said that he was once asked by Gacy to spread lime down there and also dug trenches that Gacy said were for “plumbing”. Cram said that these trenches were 2 feet wide, 6 feet long and 2 feet deep – the size of a grave.
On December 20 Gacy drove to his lawyers’ office in Park Ridge to go to a prearranged meeting he had arranged with them to talk about the progress of his civil suit. When he arrived Gacy was dishevelled and asked for an alcoholic drink. Sam Amirante got a bottle of whiskey from his car and then asked Gacy what he needed to talk about. Gacy picked up a copy of the Daily Herald that was on Amirante’s desk and pointed to a front-page article about the disappearance of Robert Piest and told his lawyers: “This boy is dead. He’s in a river.” Over the next few hours Gacy gave a long, rambling confession that carried on into the early hours of the morning. He started by telling Amirante and Stevens that he had “been the judge...jury and executioner of many, many people”, and said that most of them were buried in his crawl space and the others were in the Des Plaines River. Some victims he called by name and most he referred to as “male prostitutes”, “hustlers” or “liars” that he would subject to “the rope trick”. Other times he said he would wake up to find “dead, strangled kids” on his floor with their hands cuffed behind their back. When talking about Robert Piest, Gacy said that when he put the tourniquet around his neck, Piest was “crying, scared”. Because of the alcohol he had drunk, Gacy fell asleep midway through his confession and Amirante arranged a psychiatric appointment for Gacy at 9am that morning. When he woke up hours later, Gacy just shook his head when Amirante told him that he had confessed to killing about 30 people, saying: “Well, I can’t think about this right now. I’ve got things to do.” Against the advice of his lawyer about his scheduled appointment, Gacy left to attend to the needs of his business. Gacy later said that his memories of his last day of freedom were “hazy”, and that he knew his arrest was inevitable and that he intended, in his final hours, to visit his friends and say goodbye. When he left Amirante’s office he drove to a Shell gas station and, while filling up his rental car, handed a small bag of cannabis to the attendant, Lance Jacobson. Jacobson immediately gave the bag to the surveillance officers saying that Gacy told him: “The end is coming (for me). These guys are going to kill me.” Gacy then drove to the house of Ronald Rhode, a fellow contractor. He hugged Rhode before bursting into tears, saying: “I killed thirty people, give or take a few.” Gacy then left to meet Michael Rossi and David Cram. As he drove along, the surveillance officers noticed that he was holding a rosary to his chin as he prayed while driving. After talking to Cram and Rossi at Cram’s house, Gacy got Cram to drive him to a meeting with his lawyer. As he spoke to his lawyer Cram told officers that Gacy had told Rossi and himself that the night before he had confessed his guilt to his lawyers in over 30 murders. After the meeting with his lawyer Gacy got Cram to drive him to Maryhill Cemetery, where his father was buried. As Gacy drove to different places that morning, police completed their formal draft of their 2nd search warrant to specifically search for the body of Robert Piest in the crawl space of Gacy’s home. After hearing reports on the radio from the surveillance detectives that Gacy’s behaviour was erratic and he may be about to commit suicide, police decided to arrest him on a charge of possession and distribution of marijuana so they could keep him is custody while the search warrant was processed, granted and carried out. At 4:30 in the afternoon on December 21, the day before the hearing for Gacy’s civil suit, the request for a 2nd search warrant was granted by Judge Marvin J. Peters. Police and evidence technicians quickly drove to the home of John Wayne Gacy, where they discovered that he had unplugged his sump pump and flooded the crawl space with water – to clear it, they would have to plug in the pump and wait for it to drain. After the crawl space had been drained, evidence technician Daniel Genty entered the 8.5x11.5m crawl space and crawled to the southwest area to begin digging. Within a few minutes Genty had uncovered decayed flesh and a human arm bone. He immediately shouted to the investigators that they had the go-ahead to charge Gacy with murder, adding the ominous remark: “I think this place is full of kids.”

MORNING STEW #24
So much to share this morning. Calls for a Morning Stew.
Welcome to Morning Stew #24.
At a Trump rally in Tupelo, Mississippi last night, the President described impeachment as an “attack on democracy.” Impeachment is not the attack. The attack is the President himself.
At the same rally, Trump discussed Beto O’Rourke. O’Rourke announced yesterday he was withdrawing from the race for the Democratic nomination. Trump said Beto “quit like a dog.” Plus it is reported the President used words that could not be printed.
A class act, our President!
Dresden was and still is a major German city. The Allies bombed the hell out of it during World War II.
Dresden as with all other German communities, quickly adapted following World War II to a way of life similar to that of most Allied communities. Nazism was totally and absolutely rejected.
Things have changed.
Dresden has a “Nazi emergency.” “Nazinotstand” the term. Means Dresden has “a serious problem…..open democratic society is threatened.”
A neo-Nazi mayor has been elected. Does not mean Dresden has become a Nazi bastion. The City Council voted in favor wednesday night 39-29 in support of a resolution reflecting and showing their dismay for the neo-Nazi mayor and the wave of neo-Nazism which is creeping over Dresden.
The resolution is intended to show the City Council’s position in opposition to neo-Nazism and their opposition to the growth of anti-Islamism in the Dresden. The resolution reflected the City Council’s commitment to fostering “a free, liberal, democratic society that protects minorities and resolutely opposes Nazis.”
Anti-Islamism is on the rise. Sometime in October, demonstrations began. Weekly, every monday night. Described as” an anti-Islam Pegida movement.” Pegida stands for “Patriotic Europeans Against the Islamisation of the West.” Islamophobia at its worst.
Most of the world is moving to the right. Not a healthy situation.
Tomorrow (Sunday) is National Sandwich Day.
Last year many of the chains gave out free sandwiches. This will not be the case this year. Most are advising customers how to sign up for apps. that will assist in ordering.
Subway is doing something . I think a buy one, get one free deal. McDonald’s is giving out coupons directing customers to go to McDonald’s apps and take advantage of any benefits available therfein. McDonald’s is returning to Happy Meals in a limited fashion also. Described as retro Happy Toys from 1988.
All confusing this year. Last year was much easier when most of the chains invited a person in for a freebie.
Syracuse/Boston College at noon. Boston College a 3 point favorite. Hope Syracuse wins. I am screwed once again. The game is being carried on ACCN. ACCN and Comcast have not made their dollar deal yet for Syracuse games. Ergo, we Syracuse fans are left out in the cold.
On this day in 1948, Harry Truman defeated Thomas Dewey for the U.S. Presidency.
Much amusement involved in the result.
Dewey was predicted winner by political analysts and polls. Truman was going to get buried. The Chicago Daily Tribune went to press early election night putting newspapers on the street bearing the headline: Dewey Defeats Truman. H. V. Kaltenborn was the radio man of the day. No TV back then. A much respected radio commentator. He had a very distinguishable voice. Before the results were all in, he went on national radio and announced Dewey the victor.
Truman got them all!
Truman the farm boy who became President. No college education. However a man of honesty and integrity as the nation knew.
After his victory, Truman announced he was going to Key West on vacation.
My life was fortunate to cross paths 3 times with Truman. The most memorable occurred my last year of law school at Syracuse.
Truman was coming to visit the University. Two days. Don’t be shocked. Syracuse was known as a Democratic bastion at the time. The visit was several years after Truman finally left office.
A private luncheon with Truman was scheduled for the purportedly “twelve outstanding students on campus”. As luck would have it, I was selected to represent the law school.
Even better, seating for the 12 plus the former President was at 2 round tables. Six at one, 7 at the other.
Seating was at the discretion of the University. My name card was immediately to the right of Truman. I got to sit next to him for a good 2 hours.
Most of Truman’s comments had to do with the 1948 election. He had a copy of the Chicago newspaper which he had exhibited to us. He also had a recording of Kaltenborn’s words that Truman had lost. He talked about both with a chuckle in his voice. He got ’em!
On November 1, 1950, an attempt was made on Truman’s life. The President and his wife were living in Blair House at the time. The White House was being remodeled.
Around 2 in the afternoon, 2 Puerto Ricans who supported Puerto Rico independence ran up the front steps and reached the front door of Blair House. Shooting along the way.
One assassin was killed as was 1 Secret Service officer.
Mr. and Mrs. Truman were upstairs and never in danger.
The assassins’ acts did not make sense. Truman was openly for Puerto Rican autonomy.
The surviving assassin was tried, convicted, and sentenced to death. Truman commuted his sentence to life imprisonment.
Trump has become a Florida resident. Cut the ropes that bound him to New York.
No one seems unhappy. The Mayor and Governor in effect said good riddance to bad rubbish.
I can understand Trump wanting to leave. He has been for many years unpopular in New York. The City only gave him 10 percent of the Presidential vote. Additionally, he has never been accepted by the elite, socially, or those in politrics on a personal basis. His reputation and personality make such understandable.
Even as President, he has not been assimilated by New York City’s bigwigs.
Can you imagine, not wanting the President of the U.S. as a friend!
There will be no unhappiness in Mudville that Trump has opted to become a resident of Florida. His residence Mar-a-Lago.
I do not see any social benefit to Trump living full time in Mar-a-Lago. Palm Beach is a seasonal community. A warm weather venue. Otherwise, the homes are empty. Who will he socialize with?
Many retire for tax reasons to Florida. With his income coming from many areas and sources, it will not be easy for a good portion of his income to go tax free.
The Sistine Chapel. Beauty beyond description. As if the hand of God painted the ceiling rather than Michelangelo.
The Sistine Chapel with its newly painted ceiling was opened to the public on November 1, 1512.
Thirty five years ago, I was fortunate to visit the Sistine Chapel. My then wife, children and my parents with me. I was in awe!
The Sistine Chapel was crowded. Shoulder to shoulder, body to body. Heads tipped up.
Michelangelo’s ceiling frescoes took several years to complete. The most famous The Creation of Adam. The arms of God and Adam stretched toward each other almost touching.
God is in His Heaven in the ceiling as conceived and painted by Michelangelo.
At one point, my father and I were standing in the middle of the Chapel. My father look at me and told me, did not ask, “What’s the big deal?” I smiled. I had no response.
I could not blame Dad. It was hot with all those bodies crushed together, painful for the neck, tiring to be on one’s feet since it took forever to reach the Chapel through a long narrow crowded hallway.
Many years ago, I wrote an article for KONK Life spelling out how prisoners were entitled to the very best medical care. Some what difficult to understand when you realize how many persons in the U.S. cannot afford health care. Yet we provide it free to those who have broken the law.
The scenario is the result of the U.S. Supreme Court case Estelle v. Gamble decided in the 1960’s.
The situation comes to mind this morning because of Steven Hayes. He is serving 6 life sentences in a Pennsylvania jail. Sentenced because of his part in the murder of Hawke-Petit and her 2 daughters. He and an accomplice perpetrated a home invasion and brutally killed the three. First with beatings. Then dousing with gasoline. Finally setting the whole house on fire.
Hayes has been receiving hormone therapy in prison as part of a gender transition. He says he is in reality a female.
A Pennsylvania statute limits medications per inmate to $600 a month. It prohibits/refuses to pay for any surgery related to gender modification.
I am not aware whether the statute not allowing any payment for gender modification has been tested in a federal court. I would assume the Estelle decision would override it.
The reason behind the Estelle decision is that prisons/the state is required to provide the “very best medical care.” Translated means a right to adequate medical care. Failure to so provide constitutes a violation of the “cruel and unusual punishment” clause of the 8th Amendment to the U.S. Constitution.
The filming of the Rose Tattoo began this day in 1954 at a house on Duncan Street. Two doors from Tennessee Williams’ home. Tennessee Williams wrote the play which was the basis for the movie.
Change the clock again. Do not forget to turn your clock back one hour tonight before going to bed.
Enjoy your day!

Self-Healing Concrete: A Revolutionary Advancement in Construction
Introduction to Self-Healing Concrete
In the realm of construction and remodeling, advancements in materials are pivotal in enhancing durability and reducing maintenance costs. One such groundbreaking innovation is self-healing concrete. This remarkable material has the potential to transform the industry by significantly extending the lifespan of concrete structures and reducing the need for frequent repairs. Structura Remodeling is excited to explore the benefits and applications of self-healing concrete in our projects.
What is Self-Healing Concrete?
Self-healing concrete is an advanced type of concrete designed to repair its own cracks automatically. Traditional concrete, while robust, is prone to cracking over time due to environmental stressors, heavy loads, and natural wear and tear. These cracks can lead to structural weaknesses and costly repairs. Self-healing concrete addresses this issue by incorporating special additives or bacteria that activate when cracks form, effectively "healing" the concrete and restoring its integrity.
How Does Self-Healing Concrete Work?
There are several methods by which self-healing concrete can repair itself:
Bacterial Healing: One of the most innovative approaches in home remodeling West Adams involves embedding bacteria into concrete. These bacteria remain dormant until they come into contact with water seeping into the cracks. Upon activation, the bacteria produce limestone, filling and sealing the cracks. This advanced technique ensures durability and longevity in home remodeling projects in West Adams.
Capsule-Based Healing: Another method uses tiny capsules filled with healing agents such as sodium silicate or epoxy. When cracks form, these capsules break open, releasing the healing agents which then react with the concrete and seal the cracks.
Shape Memory Polymers: Some self-healing concretes incorporate shape memory polymers that contract upon heating, closing the cracks. These polymers are embedded within the concrete matrix and can be triggered by external stimuli like temperature changes.
Benefits of Self-Healing Concrete
The advantages of using self-healing concrete in construction are numerous:
Extended Lifespan: Incorporating self-healing concrete in your room addition Los Angeles project can significantly enhance durability and resilience by automatically repairing cracks, thereby prolonging the lifespan of the structure.
Cost-Effective: Reduced need for repairs and maintenance leads to long-term cost savings for homeowners and businesses.
Environmental Impact: Fewer repairs mean less material waste and lower carbon emissions associated with the production and transportation of repair materials.
Enhanced Safety: Maintaining structural integrity reduces the risk of structural failures and enhances the overall safety of buildings and infrastructure.
Applications of Self-Healing Concrete
Self-healing concrete can be used in a variety of applications, including:
Residential Construction: Ideal for driveways, patios, and foundations, ensuring a longer-lasting and more durable home.
Commercial Buildings: Used in floors, walls, and structural elements, reducing maintenance costs for businesses.
Infrastructure Projects: Perfect for roads, bridges, and tunnels where minimizing downtime and maintenance is crucial.
Conclusion
At Structura Remodeling, we are committed to incorporating the latest innovations in construction materials to deliver superior results for our clients. Self-healing concrete represents a significant leap forward in ensuring the longevity and durability of our projects. By utilizing this cutting-edge material, we aim to provide our clients with structures that stand the test of time, requiring less maintenance and offering greater peace of mind.
In our next article, we will delve deeper into specific case studies where self-healing concrete has been successfully implemented, showcasing its real-world benefits and performance. Stay tuned!

The Water Tower
Jury Report
The Water Tower is an extraordinary family second home in Norfolk, where a derelict structure has been brought back into viable use. It is situated above and to the north of the local village, down a lane, surrounded by fields. Its prominent position led to concerns from local residents about overlooking and light pollution, and the impact of inhabiting a structure that once provided functional utility to the village but lay dormant as a decaying local landmark.
photo © Dennis Pedersen
The building is divided into two elements, in Kahn’s terms ‘served and servant spaces’: accommodation to the north, served by a stair tower to the south. Accommodation comprises ground floor kitchen/dining, two floors of bedrooms and an upper living/dining/kitchen tank room at the top.
The stair and lift tower has no windows and faces towards the village, resolving the overlooking and light issues. The stair is formed from two layers of CLT, with an interlayer spacer, with balusters reusing reinforcement from the original tank room. It is a delightful helical stair, spiralling within its rectilinear box and lit from a rooflight at the top. A glazed ‘bridge’ link provides access to the northern accommodation tower, with each room enjoying a fully glazed elevation looking out across arable fields. At the top, the stair tower gives access through a rooflight to a terrace above, with PVs and balustrading.
photo © Dennis Pedersen
The new structure sits within the original metal framing and is made from CLT. It provides structural stiffness to the original tower, which had previously been provided by the weight of the water, but which otherwise would bend and twist under wind loading in its absence. The interior spaces within the new structure are exposed CLT, wrapped in corrugated reflective metal on the exterior. The interior has warmth and a visual ‘weight’ to it from the exposed CLT finish. Externally, the play of light on the corrugations and the reflectivity picking up the colour of the sky and passing weather is a delight. It is a complementary visual contrast to the ironwork of the original structure, which criss-crosses in front of it.
The upper tank room enjoys a ribbon window around three sides, neatly cut through the middle of the tank, providing panoramic views of the Norfolk countryside, and a rooflight giving views of the sky. The interior retains the original exposed metal panels from the plant room, with the original ballcocks and valves being retained as decorative features. The exterior is wrapped in insulated render, painted grey, which transforms the original tank room into a ‘look out’ with a 1930s architectural language.
photo © Dennis Pedersen
The client is a photographer, who, in order to achieve the vision and bring it in within an affordable budget, became the main contractor. The care and attention that has been given to the details, with the photographer’s eye, is evident throughout, as was the approach to retain as much as possible of the original building structure, and to reuse any elements that were surgically removed during construction.
The Water Tower is an example of how an unloved redundant structure can be given a new sustainable life through intelligent design, carefully and diligently applied by a committed and driven client. The effort to preserve and retain as much of the original structure as possible and the rigour of the execution is exemplary. It shows how good retrofitting design can combine low embodied energy and architectural delight.

One morning in December, I wake up to find that my right eye has swollen to twice its size. It had felt strange as I opened my eyes in bed, but when I saw it in the bathroom mirror, I let out an audible gasp. Dear God. I can’t be seen at work looking like this.
Throughout the morning, I ice my eye work from home. The swelling goes down. Not wanting to stay in the apartment all day, I go to Three Seat Barber and Espresso after lunch. It’s a ten minute walk that’s enjoyable, save for the section of 14th between 1st and A that’s currently under construction, forcing you to splash through the muddy puddles along with the cars.
The coffee shop, across the street from Tompkins Square Park in Alphabet City, faces east. This orientation means it’s impossibly sunny in the mornings. The floor plan is roughly square, the furnishings arranged so that the bar extends from the center of the wall on the right. Hanging down from the ceiling above the bar is an interior window that divides the room in two widthwise. Behind the glass, against the far wall, is a barber shop.
This afternoon, someone is painting the wooden frame of the window black. I order a drink and set my things down. “It’s a real shame,” one of the baristas is saying to a customer, in an Australian accent. The cafe is run by Australians, all sunny and tan, a prerequisite for Australian expats. “It’s closing down. We’re going to get rid of the chairs and blowdryers and whatnot, and create a bigger seating area for the cafe.”
The customer nods, and the barista continues. “It makes me kind of sad, because the barber shop’s been here for years, but it never got much business.”
It makes sense. I think I’ve only seen a man getting a haircut once. He had lain back in the seat, eyes closed, as the barber moved around him hypnotically, metallic snipping sounds, small locks of hair falling softly to the floor. The barber lathers the man’s face, so he dons a foamy beard. He pulls out a razor and drags it gently across the man’s jawline. The man picks up a free coffee on his way out.
From my seat by the window, I look at the man painting the wood. He’s crouched on top of the marble countertop, shirt sleeves pushed back to his elbows. I liked the natural wood.
Sitting beside me are two mothers and their two young children. One of the children scribbles on a yellow legal pad. “Look at it!” he says to no one in particular, lifting it up.
A little while later, another customer comes in. “Hi, how are you,” he says to the barista. He orders a coffee.
“Not bad, just been inhaling paint fumes all day,” she jokes.
I stay until five, when Three Seat closes. My one qualm about the place is that it closes too early. I pack up my things, put my mug in the bin of dirty dishes. It’s also sad to me that the barber shop is closing, for I’ve never seen another barber shop-coffee shop in the city. Every time I passed through the area with a friend, I always pointed it out. “That’s one of my favorite coffee places,” I’d say. “They even have a barber shop inside.”

In the spring quarter of my third year in college, by some fluke of the universe, I went on four first dates over two months, and I realized that the same topics came up again and again. Firstly, it was testament to the unoriginal ways in which we all thought, how we were all the same person in different packaging. It’s an exemplar of networks, how rumors spread, one person says something to two people, those two people each say something to two other people, and pretty soon, everyone’s saying the same things. Secondly, it was testament to the fact that, in my 20 years, I hadn’t accumulated enough interesting stories to avoid reusing them. I was only funny in a finite set of ways. As people nearing the end of college, we always inevitably came to the question, if you didn’t have to worry about money, what would you really want to do? I spun it this way and that -- Ernest Hemingway as portrayed in “Midnight in Paris,” Larry Darrel in The Razor’s Edge -- but I always found myself saying that I wanted to be a writer.
Soon afterwards, I stopped telling people that. For one thing, I felt like I was falsely advertising something in the hopes of making myself more interesting on a date. But mostly, I didn’t want to hold myself to this aspiration, which I did want deep down, and which was probably not false advertising, because it felt like something I could never actually do.
“Wouldn’t telling other people force you to stick with it?” one of my friends suggested helpfully, when I told him about this concern. Maybe, I thought. Or maybe, by telling more people, I’d just have more people in my life looking at me and thinking, she wants to be a writer, but she isn’t.
In his podcast, Conan O’Brien and Adam Sandler talk about the same thing. I always found Adam Sandler’s brand of comedy off-putting, but he is surprisingly soft-spoken and not obnoxious as they speak. His voice has a gravelly quality. “I didn’t say anything to anybody,” Conan says. “I never said, ‘Hey, keep your eye on me, this kid’s going places.’ I always kept my cards close to my chest.”
“I like that better,” Sandler says.
“I did it out of fear, hedging my bet. I don’t want, later on, to have flamed out, and have people say, ‘What happened?’”
“But that’s the smarter way to do it, and that’s why I’m saying, I was kinda stupid. I had a big mouth, I would make comments about myself when I was so young. I was 17 when I started, and I just telling people, when I went to NYU my first year, ‘Yeah, we’re picking up steam, people are starting to notice.’”
“Who’s ‘we’ by the way? That’s the other thing -- what I love about this is that you already had an entourage in your mind.”
One Saturday a few months later, I’m sitting in the newly opened back section of Three Seat, behind the pane of glass, where the barber shop used to be. I’m doing a programming class on my laptop (who isn’t these days?) when I feel the two men sitting on my left glance over.
“Excuse me,” the one sitting closer to me says. “Are you doing something AI related?”
“No, just some Python,” I say.
“Sorry to bother you,” the first man says. “I just work in tech, so whenever I see someone programming, I can’t help but ask about it.”
“So are you a coder?” the second one asks. He has a certain aggressive quality about him. He leans forward when he speaks. “Because you don’t look like a coder.”
I’m not sure what to make of the comment. “Is that good or bad?”
“Not good or bad. Perfectly neutral,” the second man says. “Just didn’t think you were a coder. You look like ... a writer.”
No matter how much of this was grounded in, what you hope, a certain aura about yourself, or some feeling you give off, or what your eyes might reveal about you, versus preconceived notions about what coders and writers look like (I was, after all, wearing a turtleneck that day), there is a feeling you get when someone sees you as, or mistakes your for, who you want to be.

I don’t remember when I first went to Three Seat Barber and Espresso. I have a punch card with seven star-shaped hole punches, so it must have been a while ago. Whenever I move to a city, I like to go to all the new neighborhoods. I usually find a coffee shop to start at, where I spend a few hours reading, before exploring from there. I’m sure that Three Seat was just another casualty in that.
I don’t know if they’ll keep the name now that the barber shop no longer exists. I think they’ve changed it to Three Seat Espresso, but that doesn’t actually make much sense, since it was the barber shop that had the three seats.
Another weekend, I’m at a cafe in West Village. All the seats are taken, and the only spaces available are the chest-height tables by the register, which don’t have seats. I stand there, pull out my laptop, and a group of sleepy-eyed French girls in fur coats, wearing tiny sunglasses, hair in angry knots, come in. I like seeing the people who are out and about, and I always wonder what everyone is working on, huddled over their laptops on a Saturday afternoon. Does everyone in New York spend their free time looking for something more? From a purely epicurean perspective, I love coffee, a pastry, and a book. Three Seat usually has a place to sit, and they have raspberry financiers.

Okay 'Mystic Pizza' lovers. After checking out our town home for sale, go for a ride to see where Julia Robert's classic 1988 movie was filmed. First off, like the bookshop in Notting Hill, there is a ‘Mystic Pizza’ which inspired the setting, but it’s not seen in the film. The real-life Mystic Pizza is at 56 West Main Street here in Mystic, CT. There are lots of memorabilia here and it’s your chance to pick up a ‘Slice of Heaven’ t-shirt. Also in Mystic, you can find the raised bridge, where Jojo (Lili Taylor) is horrified to find her prudish boyfriend has renamed his fishing boat Nympho. Mystic Bridge, Main Street, really is a working bascule drawbridge. The town’s other great attraction is Mystic Seaport: The Museum of America and the Sea, 75 Greenmanville Avenue. A collection of sailing ships and boats, berthed at the recreation of an entire 19th-century seafaring village, it consists of more than 60 original historic buildings, moved to the 37-acre site and meticulously restored. It’s here that astronomer Kat lectures on navigating by the stars. The pizza parlour setting was created in an empty property at 70 Water Street in Stonington, a couple of miles to the east of Mystic. The building now functions as Stonington Harbor Yacht Club Sailing Center. Also in Stonington, a little to the south, you’ll find both the local bar and the restaurant. The ‘Peg Leg Pub’, where blowsy Daisy (Julia Roberts) impresses rich boy Charlie (Adam Storke) with her pool skills, is Zack’s Bar and Grill, 201 North Main Street, toward the north of Stonington. A block west of the ‘pizza parlor’ location, Daisy and Charlie enjoy a first date at seafront restaurant Skipper’s Dock Restaurant, 66 Water Street. It’s here that Charlie confesses he’s been thrown out of law school. But since that’s his dad’s schooner berthed outside, that hardly seems to be a major problem. At the eastern end of Church Street stands the grand, white-pillared mansion of the snobby Windsor family, where Daisy storms out of the family meal (yes, that’s Matt Damon in his first film role as Charlie’s little bro, Steamer). It’s 53 Church Street, opposite Orchard Street. Jojo’s wedding appears to take place in the village of Noank, on the coast southwest of Mystic. 78 Front Street, at Bayside Avenue, was the church where she keels over before the nuptials can take place. The steeple has gone and the building has been remodelled into a private home. Ford’s Lobsters, 15 Riverview Avenue, back in Noank, became‘Ferriera Lobsters’, to which Kat (Annabeth Gish) delivers pizza to her mom. The homes of Daisy, Kat and Jojo are east at the Rhode island border in Pawcatuck. Daisy and Kat live at 187 Mechanic Street, Pawcatuck, Jojo lives next door at 185 Mechanic Street. Just over the border in Rhode island, more locations can be found to the south of Westerly in the Watch Hill Historic District. The country club, outside which Daisy tips a truckload of odoriferous fish into Charlie’s Porsche, is Misquamicut Club, 60 Ocean View Highway in Watch Hill. Also in Watch Hill, Tim’s house is nearby on Breen Road, while the house he’s renovating is on Water’s Edge Road. Pooped? Time for pizza. Unique Hillside Property With An Integrated Wrap Around Road
Headstrong inflexibility powered the concept of this modern home design, for the client had ideas that could not be remoulded by the architectural team at KWK Promes. The owner of the beautiful hillside plot wished only to copy the tame interior of his existing flat, which disconnected the living space from the garden by being on the first floor. So, with interior changes off the table, the team redirected focus onto the road that would lead to and from the home at the centre of the large plot. They explored how they could lift the path and wrap it around the clients immovable ideas, before returning it to garden level–and the ‘By The Way House’ was born.
Restriction often breeds the most creative of ideas. After clashing horns at the beginning of the project, the client and the creative team have ended up with a terrific amalgamation of concepts.
The simple home interior that was requested by the client remains intact, whilst the exterior of the home is a sharp and innovative shell, fully integrated with a specially designed private road that leads to and from it.
The light concrete road to the house moves through the trees of an old orchard.
On the other side of the house, a path down toward the river was designed to wave across the topography without the need to cut down a single tree.
The concrete road rises straight up where it meets the house, becoming its walls, upper floor and roof. The concrete becomes light membrane as it covers the top of the house, wrapping it three times.
Cars from the road enter directly into a garage on the ground floor.
The ‘wrap’ around the first floor, expands outwards towards the river view with each twist.
Because the client remained adamant that the main living space would be on the first floor, the architects searched for a way to reconnect the living room with the gardens. So, the architectural wrap was designed to unwind at this side of the building…
… The band becomes an elevated catwalk that connects the first floor with the level of the garden, before carrying on through the trees, down the steep bank to the river and the beach.
An expanse of glass opens up the back of the first floor, and the entire ground floor.
The glass ground floor maintains full connection with the garden, and contains a double garage, home gym, and a number of guest rooms.
Although not much of a consideration at the start, the road became the main motif of the project.
The customer’s wishes of a first floor living room resulted in incredible views that can be enjoyed in the most sociable area of the home.
It’s due to the clients unshakeable ideas that the architects worked toward connecting the first floor with the garden, and so the design gained so much more.
Floor to ceiling panoramic windows absorb all that the natural beauty spot has to offer. Glass balustrades along the modern balcony leave the river views unobstructed.
From down on the riverside, only the first floor of the home can be seen over the treetops.
The glass box ground floor maintains privacy amongst the greenery.
At the top of the hill, the home glows like a beacon.
The band across the home entryway forms some protection against heavy rains, and strong winds from the west.
The architects explored the idea of splitting the home’s ‘wrap’ at the sides to create more views, but the client ultimately decided it would destroy his sense of privacy.
Internal wood walls contrast with light concrete modern home exterior.
The separations in the ceiling that were created by the architectural banding were harnessed to conceal contemporary lighting strips inside the home.
Perhaps inspired by the end result of this unique piece of architecture, the client rethought his ideal functional interior. The final design is a crisp monochrome minimalist vision. A bold black sofa cuts an L-shape into a pure white minimalist living room, overlooked by an elegant black floor lamp.
A wall of mirrors is installed across the width of the home gym, reflecting the lush green views of the magnificent plot. The link with the gardens makes working out a much more pleasurable task.
An open and airy modern staircase design connects the floors of the home. A tall glass balustrade holds solid white stair treads with absent risers to create a floating effect. Dark wood partition walls divide up the floor plan.
In the minimalist bedroom, white wardrobes are installed in line with the external banding around the house. The resulting effect is clean and streamlined, and quietly exaggerates the unique architectural feature.
The modern bathroom is separate from the master bedroom, and enjoys its own stunning views of the river.
By night, artificial light and resulting shade only adds to the dramatic effect of the build.
Although at first the home appears to be secluded, it becomes evident that the riverside is a developed area…
… But nestled amongst the trees, this dwelling is well covered for perfect peace.
