So I received the full inspection report on that house this morning and, contrary to what I was led to believe the day of the inspection, the house is in need of Much greater repairs than I'm able/willing to take on. The report is saying that there is a Major concern/safety hazard regarding the structure, in places that weren't even initially on my radar.
I'm unfortunately going to have to pass on this house :(

Shits wild#feel bad about backing out just becasuse of how many people are involved and how much paperwork has to be dealt with#but so it goes#there will be other homes#and now I know that the closing costs are fucking BONKERS#over $7k which is absolutely batshit#so now I know I have to drop my max limit a notable amount#which im very glad to have learned that lesson on a house that fell through. rather than landing the perfect home with no issues#then having to back out and losing my earnest deposit#at least with this I can point to the inspection being the cause. got our yearly inspection dates set between Oct 7-9th (don't know when tho, they don't tell us, but usually we're on the last day, if we're lucky, in the morning). On top of this, we also gotta prepare to pack most of the house, because HUD has decided to finally replace the laminate on concrete with faux wooden floors that actually have some thickness between us and the concrete. Since they'll only give us 1-2 weeks warning to pack up 90% of the house, I'm slowly working on packing a bit every day, and storing them in a way that'll let us pass inspections too.
The end of the year is pretty busy for us, because we might be getting on the list for flooring in nov/dec. I wanted to get on for Oct, but we just had a sudden bill we gotta pay on top of rent at the same time as inspections, so it's gotta wait
