Amazon.com Inc. appears to be a tenant for a new industrial building built on speculation at McClellan Business Park.
A building permit awaiting final inspection by Sacramento County building officials calls for tenant improvements for an open warehouse of about 158,000 square feet, a drive-thru warehouse of about 240,000 square feet and office/support area of about 18,272 square feet. The description mentions modification of the original tenant improvement permit to accommodate a different division of Amazon and encompass the full building at 2400 McClellan Park Drive.
The application name, Fast Track Amazon UFF Tenant Improvement, appears to correspond to the e-commerce giant's Ultra-Fast Fresh service of home grocery deliveries. Other work described in the permit includes turning 32,984 square feet of the same building to ambient, chilled and frozen warehouse with employee welfare, restrooms, will call and flex pickup areas.
Total estimated cost of the improvements is $5.5 million, according to the permit.
In an email, an Amazon (Nasdaq: AMZN) spokesperson could not confirm the Seattle-based company's plans at McClellan.
"We are constantly exploring new locations and weighing a variety of factors when deciding where to develop sites to best serve customers, however, we don’t provide information on our future roadmap," the spokesperson's email stated.
Representatives for McClellan Business Park said they had no comment on the information in the permit.
Washington state-based Fisher Construction Group Inc. was listed as the applicant for the permit. A message left at Fisher's office Tuesday was not returned.
In 2018, McClellan officials announced breaking ground on a 417,214-square-foot building at 2400 McClellan Park Drive, without an announced tenant. Work on the building shell was finished late last year.
