I'm doing virtual knit night with the Karens (the two who are always there are both named Karen), my friends from back home in Wisconsin. They're not your typical Karens, but they are both very well off and about 60. One is a construction director at the big healthcare system in the area and the other is retired from a major pharmaceutical company (once you put in a certain number of years you're eligible for retirement).
I was telling them about our plumbing woes and how Spouse is really upset we can't afford to rearrange the kitchen right now (it'd require moving walls for it to be what they want to do). And when I'm telling the Karens about this, they're all, "You should do it! It'd be a good time to do it."
"We'd have to get new cabinets though."
"Well, yeah. But you might as well!"
Oh, Karens. Pharma Karen redid her kitchen because it was "off center." Healthcare Karen was debating several years ago whether she should go on a $4000 Disney cruise with her sister and nephews.
Yeah, we barely can afford this plumbing repair (repiping the kitchen sink drain all the way to the basement). We definitely don't have several grand to buy new countertops and cabinets. Even if we get them from the ReStore or Reuse Depot like we're planning on doing (people give away nice shit, which I'm sure Pharma Karen's contractors did when she redid her kitchen), it's still going to be a lot of money. We're not even buying a new faucet even though Spouse hates our current one.
I love these ladies. They threw us a wedding shower and were super generous with their wedding gifts. They were there for me when my mom died unexpectedly when we were on a girls' knitting trip. But they are so out of touch with what it's like to be starting out in your careers. It's been decades for them. They can't seem to understand what it's like and it's kinda frustrating.

all of link’s water hoses froze over night because someone forgot to shut them off and put them away the day before so not only are the things frozen but his outdoor patio has a solid layer of ice covering it and inside there’s a mini ice rink by the potting soil so he has to go out and buy new hoses and maybe a space heater to speed things along
rhett has a busted exhaust vent over his best oven because it’s old and it gets the most use because it’s bigger and has more space for big batches of his mama’s best peanut butter cookies so he’s gotta buy a new exhaust vent or at least find a solution that will buy some time till the repair man can come
they meet only because link isn’t paying attention pushing his cart. he’s only in there for the hoses and space heater but he got distracted by a bunch of really neat gardening tools and threw them in and is now perusing the new shipment of fancy copper faucets. and because he’s not paying attention he rams his cart into this giant of a man rushing through the aisle and they collide and link’s temper nearly gets the best of him until he sees the wild hair and the beard and the red plaid paired with some stylish jeans and the apron Rhett forgot to take off under his coat.
rhett isn’t expecting to come in contact with someone so ready to fight and get scrappy over a buggy accident that was the other guy’s fault to being with. but he does and he looms a little bit until the guy backs off and they can properly introduce themselves after an apology. but to be honest after seeing the guy’s eyes and the stubble and the grey in his hair and the impressive build under such tight clothes he finds he doesn’t much care about being run over in the local home depot if it’s by someone so attractive.
rhett introduces himself first and then link and they end up finding out that their businesses are only two buildings away from each other. they leave the store with the promise to come check out the other’s shop. and it becomes this thing.
link visits rhett’s place first. rhett gives him a sample of the peanut butter cookies and link threatens to never leave if everything is as good as those cookies. then the next day rhett comes to the garden shop and link jokes he doesn’t have peanut butter cookies to offer but he does have a hot chocolate station set up in the front with his mama’s recipe. after that they’re both intrigued.
every week they find excuses to come visit each other. they find out they’re both from buies creek and both went to nc state a year apart and somehow have ended up in fuquay at the same time. every excuse to visit gets more and more ridiculous. like rhett pretending he needs tips on how to tell the different types of weeds a part because he has these weeds in his yard that never seem to die and ones that are pretty and he hates to kill. or link pretending he’s just there to check on the flowers on rhett’s tables because he thought they looked a little wilted the last time he was in there and he can’t stand to see a wilted flower.
they catch one pretty quick what the other is doing. finally rhett gets uo the nerve to ask link on a date and they meet up one weekend at the local diner and chat for hours over burgers and fries and dessert. turns out they have a lot more connections than they realized. like the fact rhett came to bc elementary in first grade from georgia or the fact link rode his bike to the very same river all the time. and yet somehow their paths never crossed. in a small town like buies creek it seems like they would’ve found each other eventually, but they never did. until now.
over time it’s like they never lived a life without knowing the other. they’re best friends already and one isn’t the same without the other. sometimes they both think they’d be fine never dating or becoming something more because it already feels like they’re half of something, like they’re an old married couple, like they were meant to find each other in any life. they spend as much time as possible together, their dogs jade and barbara meet and love each other instantly, they know each other’s quirks and the sounds they make and the way their eyes light up about something and the way their breathing changes when something is upsetting or exciting.
but link kisses rhett first when winter turns to spring and his garden shop blooms to life with fresh spring flowers and the butterflies and hummingbirds start to show. it’s over a plate of experimental desserts the bakery is trying out and rhett saves the best for last, a batch of chocolate chipless chocolate chip cookies because he remembers link telling him about them one night weeks ago and that despite the weirdness they’re his favorite kind of cookie. the fact rhett remembered and blushed as he told link about it is what makes link grab him by the apron straps and haul him across the table to kiss him square on the mouth.

With that said, when you see a home being sold due to a divorce, take a good look at the house because you may see evidence of a great remodel job. However, the marriage still failed. The scenario above leads into other areas of home remodel, acquisition and selling points.  Gentlemen, pay attention here! It is generally recognized that women are responsible for 80% of all decisions on whether or not to purchase a particular home.
So what influences the ladies in their decisions concerning home purchases and remodeling? By far the two biggest items are the kitchen and the bath.  If I had to choose one or the other, I believe I would look at which area was in need of the remodel more, while at the same time looking at the costs of both options.
As for the men, what do they want?  They would be happy with a large garage/workshop plus a secluded den or office to carry on with business or to retreat to the solitude of a "cave."  Men, as we can see, really don't spend as much time feathering the nest so as a result we see that contrary to popular belief, men really tend to follow the female's lead.

Now with the kitchen and bath out of the way, what do you feel is next? I myself spend on average about seven hours a day in the bedroom, so I tend to go there next. Once again, the closet is of importance to the ladies so I will look to paint that bright white, upgrade the lighting and install a closet organizing system to maximize the space that is available. A tip for the guys! Put in a shoe rack for the ladies, as most of you wouldn't even think about that little upgrade.
Once the closet is done, I'm back patching and painting the rest of the room.  Another smart thing you can do is to let the female decide on what color of Sherwin Williams brand satin super paint they would like to have applied.  I always make sure I get enough paint to do the ceiling as well because when you're on your back, you will be looking at it.  Once the walls and ceiling are done, the ceiling fan with light kit and dimmer switch go in.  Then the baseboards are prepared for installation before the carpet goes down.  Usually I paint them a shade darker than the walls and tack them to the wall about one-half inch above the floor.

Relief valve leaking immediately after replacement before turning on power

We bought a new house and it's been one problem after another.
We sometimes didn't have hot water for very long. I did enough research to find out this probably means the lower element is going out. We bought the tools to replace the lower element and went to drain the tank to do the repair. In trying to drain the tank, the plastic (the one from the factory) drain valve shot the black plastic screw in it across the room and began spraying water everywhere. Once that stopped, we still couldn't drain the whole tank. Maybe sediment. [At this time, whenever we flushed the toilet, which is not connected to the hot water, there would be a high-pitched whine coming from the pipes.]
We read that those plastic drain valves aren't good and need to be changed out (if it doesn't break off in the attempt) with a new one. So we did that. Then we were able to drain some more water from the tank and attempted to replace the element. Tons of water came out that hole because the tank hadn't been able to drain fully. We replaced the bottom element anyway and hooked everything back up, ready to see if it worked.
Water was coming out the relief valve. We tried flicking the valve several times to see if it was blocked sediment. It still leaked. We replaced the relief valve and turned on the cold inlet to let water in. It immediately began leaking again. I know the purpose of the valve is to release pressure, but again, we hadn't turned on the heat at all.
Also last night, and it may just be crappy luck and completely unrelated, the kitchen faucet started leaking from inside, dripping down the supply lines when the faucet was turned on.
Wondering if we just need to cut our losses and go get the $700 water heater from Home Depot and have their guy install it. We really need hot water and we like building our skills, but I'm kind of discouraged.
I'm suspecting it may have something to do with the water coming into the house at too high a pressure, but if that's the case, why didn't we have problems with it before?

Due to hurricanes wiping out the electric grid, state laws forced electric companies to prepare for hurricanes and keep working even in extreme conditions using a backup. Unfortunately, the companies didn’t turn on their backups because the cold isn’t a hurricane.
Monday, my sister reported that her friends lost power at 2-4am and didn’t get it back until twelve hours later. Yesterday (Tuesday), we lost power at 4:43 am. We spent all day huddled in front of the fire.
My dad called my grandmothers nursing home four times. She didn’t pick up the phone. The staff weren’t picking up the phone. It was too dangerous to drive, so at 9am, I bundled up in my warmest clothes and walked to her apartment. It was a mile walk in the cold weather.

My phone killed itself in the cold weather.
My grandma was frozen when I arrived. She had three blankets on already, but I gave her two more. I also gave her all my hand warmers in the hopes that it would help. On the way out, I asked the staff if they had a plan to feed the residents and keep them warm. Their backup generator got the kitchen going again, luckily, but they had no way to warm the residents. They offered to let me take her home when the roads de-iced (around noon that day), but with no power at home, there was no point.
On my way home, I tried to stop at a nearby gas station to get a coffee (they sell the best - and hottest - coffee in the area). It was closed. The area this gas station is in is a Home Depot parking lot that has four fast food restaurants and an auto repair shop that were all closed due to the blackout. The Home Depot was open, but dark, the only light being from dim LEDs and skylights. I walked in to warm up and found that although their lights were barely operable, their backup generator had the fridges and checkouts going. I bought lunch there.
I stopped to have a conversation with a neighbor in the parking lot. He said he’d been driving around looking for something that was open, and thank god he found the Home Depot. The Walmart, only a quarter mile away, was closed. I’m glad I learned of it before I tried walking there.
It’s now 12:30 Wednesday. We got power for 4.5 hours last night. My phone was plugged in (in prep for that very thing) so I woke up to a full charge, and my bed was no longer too cold to sleep in. When I woke up, the power was out again.
My family is a camping family. With the exception of my mother, we are all capable of surviving in the cold. So when the power went out, we pulled the camping supplies out. Made coffee, made soup. We’re surviving.
Others aren’t so lucky. Already, hundreds of people have gotten carbon monoxide poisoning from trying warm up and charge up in their cars. Some have died.
CenterPoint claims it’s a rolling blackout, but the 4.5 hours of power we had wasn’t enough. My grandmother is once again freezing.
The pipes have all burst or been turned off. I’ve gotten four emergency alerts warning me about the water quality. I’ve got screenshots of three.

Problems with a Glacier Bay Fastmount Installation
Anyone who has installed a lot of faucets loves the Fastmount connector because you can tighten it by hand. However when a Glacier Bay Fastmount won’t tighten, you can’t use a wrench because the connector doesn’t have a hex shape. That’s not a problem though; just use a hammer and punch to twist off locking pliers, but you shouldn’t need to.
After slipping the supply hoses through the connector and sliding the connector into position begin threading it by hand. If you encounter resistance early on, the connector is not straight, so remove it and readjust it. You will know when you are on track when it takes little effort to screw. The connector onto the faucet post.
When you get to the end of the hose and it begins to tighten against the underside of your sink or countertop, you may be able to tighten it by hand, but if you can’t stop it from moving, then you may need to use pliers. Don’t overdo it; you could crack the hose connector. tightening as soon as the faucet is secure and will not move.
Stopping a Leak
Leaks in your sink are usually caused by loose connections. You can’t fix them with your bare hands, so you’ll need to call a plumber. If you have a pull-down model, check the quick connect on the spout hose and reseat it if necessary.

The budgeting step can be nerve-wracking for first-time Chicago renovators. You’ve finally moved on from daydreaming to starting a remodel of your home. Start by gathering some basic details: know what you can actually afford, and plan to add a small reserve on top of that. The materials you want to use also factor in, as well as how much work will be done. Plus, everything that isn’t visible—the infrastructure—will impact your costs. This can be a lot to keep track of, especially if this is your first time renovating.
Fortunately, Sweeten has done some of the legwork in this guide to Chicago remodeling costs. This guide focuses on some of the major remodeling categories: whole house remodels, kitchen, bath, additions—as well as permits. You can use these details to create an accurate budget for a Chicago-area renovation.

Chicago remodeling costs per square foot
Gut renovation vs. non-gut renovation
Gutting a home pretty much means starting from scratch. You’ll take everything down to the studs or framework, and/or you’ll knock down walls. Because it’s more intricate, a gut job starts at the higher end of the $100 to $200 psf range. By contrast, a remodel of the space within existing walls will be at the lower end. For example, remodeling a 700-square-foot, one-bedroom condo may range from $50,000 to $70,000, while a gut reno likely will exceed $100,000. This work usually involves running new plumbing pipes and wiring, moving doorways, and possibly installing new flooring.
Costs for a full home gut renovation start at $100 per square foot. Take note: this scope of work is extensive! Expect demo, framing, insulation and drywall, wiring, plumbing, heating/cooling systems, millwork, paint, flooring, tile, light fixtures, electronics, and all finishes. (This excludes appliances, which can significantly increase costs, depending on how high-end they are.) According to Chicago-based Sweeten contractor Ryan, “A whole-house renovation—say, 3,000 square feet—would cost $200,000, at the low end, and start at $400,000 at the high end. It all depends on the materials chosen.”
Wet rooms—connected to a water supply, such as bathrooms or kitchens—typically start at $250 psf. In the city, bathrooms in condos or co-ops can be as small as 30 square feet. However, in freestanding homes, they are typically larger than 5’ x 8’.  High-end renovations that are fully custom with luxury materials can cost upwards of $700 per square foot. Architectural design and drawings, demolition, construction, materials, fixtures, lighting, and finishes are included in the fee.
Contractors may build in overage fees to their estimates. This allows for the unexpected—which definitely can happen—to be covered. Overages are usually 10-15% of the project cost. (Sweeten recommends that the renovator reserve at least 10-15% above the bid as well). Don’t let the numbers shock you, though: the beauty of using a general contractor is that it’s one-stop shopping. Working with a contractor covers pretty much all the trades required for the job. This spares you the work of hiring individual tradesmen to complete the various aspects of your project. 
Chicago-based Sweeten contractor Brad recommends being realistic about how much you can spend. “You can’t buy a $100,000 ring on a $5,000 budget. Nail down your contractor first; they know pricing. And add 15 percent for unexpected conditions.”
Average cost of a kitchen remodel in Chicago
Budget kitchen renovation costs
A typical starting point is $22,000 based on a 100-square-foot kitchen. According to the 2021 Cost vs. Value Report, the average is $31,004 for 200 square feet. This translates to stock cabinets, hardware, and countertops, plus swapping outdated appliances with newer and more energy-efficient models.
Mid-grade kitchen renovation costs
Sweeten has found that a 100-square-foot space at this finish level can start at $30,000. For a kitchen at 200 square feet, expect to pay an average of $81,820, according to the Cost vs. Value Report. This includes custom lighting, updating 30 linear feet of semi-custom wood cabinets, new countertops, a 3′ x 5′ island, double-tub stainless steel sink with single-lever faucet, garbage disposal, built-in dishwasher, energy-efficient range, vented hood, built-in microwave, dishwasher, and new flooring.
High-end kitchen costs
Based on what Sweeten has seen, expect starting costs to be $37,500 for a 100-square-foot room at this finish level. According to the Cost vs. Value Report, a kitchen at 200 square feet starts at $160,000. Expect top-flight custom cabinets with interior detailing like partitioned drawers, pullout shelves, pop up and down storage, stone, quartz, or porcelain countertops, stone or imported tile backsplash. Also included are custom lights, under-cabinet lighting, hardwood, stone or porcelain flooring, and typical high-end appliances.
Sweeten contractor Ryan has seen kitchens cost $50,000 for a gut remodel, and at the high end, closer to $100,000. “Those figures,” he says, “can vary greatly, as some cabinetry alone might cost $80,000.” 
Average bathroom remodel costs in Chicago
Budget bathroom costs
A starting point can be $15,000—$20,000 for a 35-square-foot-space with budget-friendly finishes from big box stores like Walmart, Home Depot, Menards, and Lowe’s. As this is a wet space, plumbing, electrical insulation, and exhausts, as well as correcting misaligned walls and floors will be part of the job.
Mid-grade bathroom
For a 35-square-foot space, a remodel will start at $21,000. According to 2021 Cost vs. Value Report, $27,570 is the average cost for this type of project. This includes a recessed medicine cabinet, standard toilet, solid-surface vanity counter, and a porcelain tub.
High-end bathroom
The typical cost at this finish level starts at $28,500 for 35-square-feet. The 2021 Cost vs. Value Report cites an average of $82,838 for a high-end renovation, based on a bathroom over 200 square feet. Features at this level include new ductwork, radiant heated floors, custom cabinetry, separate shower, freestanding tub, and custom lighting.
Costs for a master suite addition
Mid-grade master suite addition costs
Estimated costs are around $452 psf or $177,273 for a 24′ x 16′ space, including double vanity, freestanding tub, separate shower, walk-in closet, dressing area, according to 2021 Cost vs. Value Report. Whether it’s a ground-level addition, a basement remodel, or a second-floor addition, accessing rough-ins for plumbing will vary and affect pricing.
High-end master suite addition costs
For a 32′ x 20′ master suite with a separate sitting area and large master bath over a crawl space, costs are around $553 psf or $359,232, according to 2021 Cost vs. Value Report. This kind of project includes custom shelving, built-in storage, as well as a walk-in closet and dressing area with windows.
Basement renovation costs in Chicago
A starting budget for a basement is around $100 psf. At the low end, the cost averages $40,000 and includes a bathroom with a shower. Flooring options can vary significantly, including laminate, vinyl, engineered wood, porcelain tile, or stained concrete. A perimeter drain tile system is installed (repaired or extended). Connecting it to a sump pump also is important to consider, and this cost can start at around $2,500.
Chicago remodeling costs for permits
The permit process for renovating varies from Chicago to its suburbs, with each of the village’s or town’s governing bodies determining requirements and fees. In Chicago, permits are obtained through the Building Department. The issue in common is safety and compliance with building codes.
In Winnetka, remodeling permits cost $30 per $1,000 of construction; new construction is $1.30 per square foot of new gross area. There also are permit fees for plumbing, electrical service ($9,800 for 200 amp service; $21,000 for 400 amp service), furnace, and AC as well as roofing and pools. In Hinsdale, the permit fee for remodeling is calculated on two percent of the value of construction.  In addition, expect to pay permit fees for demolition ($3,000).
In Chicago, applications for building permits must include architectural drawings and names of all licensed contractors—plumbers, electricians, HVAC contractors (usually supplied by the general contractor). There is no one size fits all. But expect to pay between $1,500 and $2,000 minimally for a whole house remodel, major kitchen, and/or bath. The larger the project, the more the fee, ranging to as high as $10,000.
There’s also an Easy Permit Program for small projects that do not require architectural drawings (usually available the same day). There are nominal costs (a few hundred dollars for plumbing and electrical permits), which usually are pulled by those contractors.
