The palazzo-style residence—built in 1910 (one year after the famed Alaska-Yukon-Pacific Exposition and designed by Washington, D.C. architects Hornblower and Marshall)—had been commissioned by noted entrepreneur, lawyer, and railroad executive Samuel R. Hill. The five-story, 11,000-square-foot home is built entirely of cast-in-place concrete. Unique in construction, the house is thought to be the oldest of its kind on the west coast. Channeling the innovative spirit of the home’s original construction and owner, a strategy was devised to bring the home into the 21st century. The multi-phased approach involved preserving as much of the exterior of the house as possible while re-envisioning the floor plans of each of the five floors for contemporary living.
Occupying a one-acre site, the property provides expansive views across Lake Union to the Olympic Mountains. Despite numerous remodels since its original construction, the interiors were a rabbit warren of spaces that defied logic, were poorly connected to the gardens and views, and unsuited to contemporary living. “This was a large undertaking, consisting of five different phases that lasted over a period of eight years. Our clients appreciated our sensitivity to historic architecture, our love for modern design, and our willingness to weave them into a seamless expression,” notes architect Stuart Silk.
In response to the chaotic layout, main floor rooms were opened to create an interconnected plan that flows seamlessly from one space to another. Two large windows were inserted into the north side of the home to introduce views and light deep into the house. Each of the other floors were reorganized to better respond to the family’s specific needs and to take advantage of the sweeping vistas of lake Union, the city, and the Olympic Mountains from windows and terraces. “Given the hilltop location, views are everywhere, so framing those views and taking advantage of them was a critical element of the design,” notes Silk.
Important historic elements were retained and showcased, including the original fir beams in the basement and, notably, the four diamond-patterned structural iron columns, which feature rivets and webbing. The historic paneling and coffering is made of quarter sawn white oak. Custom chandeliers in the entry, dining room, and kitchen were designed by Stephen Hirt and Chico Raskey. An eighteen-foot- long island of Italian marble with burnished nickel legs is the focal point of the kitchen. Floor-to-ceiling sheets of blackened steel panels line the hallways, concealing doors to the powder room and laundry room. The door from the Diebold home safe was meticulously restored and re-purposed to become the door to the wine room. The family room features a custom-designed, hand-carved basalt coffee table.
The carriage house, originally below the house itself, was transformed to create an exercise space. Original board-formed concrete walls were left exposed and cleaned up while fir beams were repurposed for the cantilevered staircase, which was “carpeted” with blackened steel. The highlight of the exercise area is the glass-enclosed spa lined with Brazilian granite in emerald and blue hues that sparkle like a piece of jewelry.
The rooftop terrace provides 180-degree views of city, mountains and nearby St. Marks’s Cathedral (an iconic Seattle landmark). The terrace includes two fire pits and a glass covered trellis for use in less-than-perfect conditions.

Let’s say you have $40 million to spend on a new home. A French Normandy-style estate on 27 acres beside a pristine lake in Greenwich, Connecticut would certainly fill the bill.

The home was crafted from hand-honed granite and completed in 2020, blending Old World quality and design with the latest smart home technology.

For inspiration, the architect and homeowner traveled to see some of the great architectural treasures in America, such as the Edsel and Eleanor Ford House.
“We realized what set those houses apart is the sense of timelessness and quality,” says the homeowner. “They were beautiful 100 years ago, and they’ll be beautiful 100 years from now.  We created Topping Hill with that same timelessness and enduring quality.”

“We knew we wanted to create something unique,” says the owner. “Not another random mansion, not another big generic house. We would never build unless we could build something timeless and special for our family.”
The homeowners furnished the house last June and moved in. However, over the last year, during the pandemic, like many families, they began to re-evaluate their life. They were spending more and more time out West and realized their heart really was in the mountains. They plan to create a new home in the mountains and get a smaller estate in Greenwich.

A Hexagon View of the Lake: The 4,100 SF one-story ‘Hill Country contemporary’ residence sits on a 1.2-acre site on the west bank of Austin, TX. Lou Ann and Don McLean purchased the lot in 2012 and reached out to LaRue Architects in early 2014 to design their lakeside dream home. The lot had an existing house – built in the 1950’s as a vacation lake cabin – typical for the area. The original hexagon shaped cabin was renovated with an addition added in the 1970’s.
When LaRue Architects and Britt Design Group began to look at the initial design concept they were intrigued by the construction of the hexagon building. “We knew immediately that we wanted to remove the 1970’s addition and keep the original hexagon shaped main living area. The building was situated close to the lake front and is elevated providing 180 degree views of the lake,” says architect James LaRue.
The design challenge was how to intergrade a modern home design concept into the hexagon geometry and have the final architecture become a cohesive building while also addressing the heavily treed, steep sloping site (the lot slopes down 120’ from the back of the house to the shoreline). The design concept was to convert the hexagon living space into the primary bedroom suite with expansive views to the lake.
Lighting plays an important role throughout this thoughtfully designed home and provides a sculptural counterbalance to the restrained modern architecture. The interior design is a sophisticated palette – reflecting the homeowners’ style – utilizing natural finishes to compliment the serene surroundings.
“The clients have a wonderful collection of art objects and furnishings they’ve collected from their travels around the world. Weaving their personal story into the fabric of the overall design was a fun challenge. One important element to their story is their involvement in winemaking,” says Laura Britt, Britt Design Group.
The McLean’s own a vineyard in Argentina, and personally select the blends, they even custom design the wine labels. The image of the entry way (below) captures the their Steinway grand piano, their wine collection, and custom Apparatus lighting.
“The owners suite remained on the site and the new building was built around it – it all feels like a new build – perfectly executed with high quality construction. The owner’s bathroom has a serene ethereal feeling with the dappled lighting cascading across the large soaking tub and modern porcelain floor,” says Britt.
The custom cabinetry throughout the kitchen was designed to feel more like beautifully detailed furnishings rather than a typical kitchen. Elevating the cabinets on wooden legs create physical and visual space between the floor and cabinets. A glass front refrigerator adds to the unique kitchen with custom kitchen armoire storing coffee making equipment. The dining room features a custom built steel and wood table – using the wood from the original site.
There is strong connection to the outdoors with large expanses of glass throughout. The outdoor living space is the connector – or dogtrot – between the main house and the guest suite. It has a generous roof overhead with a warm wood clad ceiling which protects it from the sun and other elements. There is also a two level boat dock (part of the renovation) providing a perfect outdoor lounge space perched above the water.
The entire design of this home is driven by the site constraints and the final result responds in a very beautiful way to those constraints and to its heritage.

Another Vermont exists alongside this idealized one, represented by bustling Burlington, the outlet malls of Manchester, Killington's frenetic après-ski scene, and Brattleboro's unlikely blend of gritty blue-collar and '70s hippies grown up. Even the state's mainstay of agriculture has a new look, as dozens of artisanal cheese makers transform Vermont's dairy industry, and tourists eagerly follow the Vermont Cheese Trail to sample them.
Other trails lead to traditional tourist attractions: maple farms boiling sap and welcoming visitors each March, and covered bridges-seven of them in the far-northern town of Montgomery alone. You'll enjoy both Vermonts.

1. Lake Champlain
Extending for 120 miles between Vermont and New York, with its northern tip in Canada, Lake Champlain lies mostly in Vermont, and draws visitors for its recreation, wildlife, and historical attractions. Its watershed covers more than 8,000 square miles.
Much of its 587 miles of shoreline are undeveloped; a haven for wildlife; and a playground for canoeists, kayakers, and sailors. On the Vermont side, 318 species of birds depend on Lake Champlain, and 81 species of fish swim in its waters.
According to Samuel de Champlain, for whom the lake is named, a 20-foot serpent-like creature also swims in the lake. His was the first, but certainly not the last reported sighting of what is now known as Champy. You might catch sight of it from one of the several lake cruises, or even from one of the three ferries that cross to the New York side from Charlotte, Burlington, and Grand Isle.
Several wildlife reserves protect its shore and neighboring wetlands, including the Dead Creek WMA, where thousands of migrating snow geese stop to rest in late October. You can learn more about the ecology at the ECHO Lake Aquarium and Science Center, at the waterfront in Burlington.
TheLake Champlain Maritime Museum, overlooking Basin Harbor in Vergennes, explores the lake's role in the Revolution and War of 1812. You can also visit Mount Independence, an important sister fort to Fort Ticonderoga across the lake in New York, and attacked in July 1777. Learn more at the visitor center and explore the 400-acre site with the help of trail maps with historical notes and descriptions.
2. Stowe
With a covered bridge, white-spired church, weathered barns, and ski trails down the mountainside, Stowe is everybody's image of Vermont. At the foot of Mt. Mansfield and in the heart of the state's snow belt, it's also the town that most personifies the glory days of Vermont's early ski industry, a heritage that's explored here in the Vermont Ski Museum. Although avid skiers had climbed the mountain long before that, and a rope tow was installed in 1937, things really took off in 1940, when the first chairlift was opened.
It's not all about skiing; you'll find shops and boutiques, art galleries, dining, and lodging of all sorts. Exhibits of works by Vermont-based artists are shown in the Helen Day Art Center. You can rent bicycles to ride, or you can walk or skate along the 5.3-mile Stowe Recreation Path, a paved multi-use route through meadows and woods alongside the river, with beautiful views of Mt. Mansfield.
Stowe Mountain Resort is still one of New England's premier ski destinations, and the gondola that carries skiers in the winter takes sightseers to the summit for more views in the summer and fall. You can find things to do here all year.
3. Shelburne Museum
Restored historic buildings and the collections they house at this open-air museum reflect Vermont's rich history and America's folk and fine art traditions. You can explore a round barn; the lake steamer SS Ticonderoga (now on dry land); a lake lighthouse; a barn filled with vintage carriages and wagons; a print shop; and collections of carved decoys, American quilts, handmade hatboxes, hooked rugs, and trains, in a bucolic village setting among manicured gardens.
In contrast to the simple farms represented at the museum, you can glimpse an entirely different kind of farming in New England at nearby Shelburne Farms. The grand turreted barns and farmyard of this 1400-acre working gentleman farm are still in operation, and you can sample their cheese, visit the gardens, and even have tea, depending on the tour you choose.
4. Hildene
Robert Todd Lincoln, son of the president, visited Manchester with his mother shortly before his father's assassination. After he had become president of Pullman Company, in the early 20th century, he returned to build the Georgian Revival Hildene as his country estate.
Hildene represents a fine example of homes built as retreats for the families of wealthy magnates and is furnished with a number of pieces from Mrs. Lincoln's family. Personal belongings of President Lincoln include his famous stovepipe hat.
Other highlights are the thousand-pipe 1908 Aeolian organ, in working condition, and the elegant dining room furnished in Queen Anne style. The home remained in the Lincoln family until 1975, thus preserving the original furnishings and memorabilia. The formal gardens on the terrace overlooking the broad valley have been restored from records of original plantings.
You can stay in another of these elegant mansions built in Manchester by wealthy industrialists. The Inn at Ormsby Hill, near Hildene, is now an elegant bed-and-breakfast.
5. Church Street Marketplace
In the heart of downtown Burlington, Church Street is only four blocks long, but it forms a wide, traffic-free space for public events and a lively street life even in Vermont's cold winters. Along with the festivals scheduled throughout the year, it's a place for sidewalk cafes, benches, and public artworks, and the buildings alongside it are filled with shops, restaurants, and boutiques. In the summer, when everyone is outdoors, it has the feel of an Italian piazza.
A mural, Everyone Loves a Parade! by Canadian muralist Pierre Hardy decorates a wall, and other artworks include a life-sized statue of a local jazz artist and a fish fountain crafted of metal. It's no wonder this has been named one of the Great Public Spaces in America; it's also listed as a National Register Historic District.
You can stay close to the action, only a block away at the Hotel Vermont. This hip, modern inn has a local community ethic and lovely views of Lake Champlain from its upper-floor guest rooms.
6. Mount Mansfield and Smugglers Notch
Mountain Road climbs out of Stowe and up the shoulder of Mount Mansfield, past Stowe Mountain Resort, where a gondola carries skiers and sightseers to the summit. Beyond the resort, the road narrows to snake through Smugglers' Notch, one of Vermont's most engaging natural attractions.
The road through this pass between Mount Mansfield and Spruce Peak is so tight and narrow as it winds upward that at some curves only a single car can pass through the openings between the giant boulders.
Snowplows can't get through it in the winter, when the road closes just past the ski area. The rest of the year, you can park the car and walk the paths among this massive jumble of glacial rock and discover the caves where 19th-century smugglers once hid. The caves and gigantic boulders were formed when the glacier stalled here during the last ice age, smashing the mountain ledges and dropping them into the notch, where they were carved and tumbled by more glacial action. Mansfield is Vermont's highest mountain, and at its top are sweeping views and more than two miles of ridge-top hiking above tree line. This is one of only two places in Vermont where rare arctic-alpine tundra exists. A number of routes reach its summit. The Long Trail crosses Route 108 at the foot of Smugglers' Notch, climbing steadily for 2.3 miles to the ridgeline.

7. Ben & Jerry's
Unquestionably Vermont's most popular tourist attraction for children, Ben & Jerry's factory tour is a favorite experience for adults, too. On the 30-minute guided tour of the factory, you'll watch workers as they make and package ice-cream, while a guide explains the process.
On days when the factory is not operating, you'll still see inside it, but a movie will show it in action. Of course a sample of the day's flavor is included, and you can sample more flavors before choosing your favorite at their scoop shop.
The gift shop sells B&J goods, and you can take ice-cream with you in insulated carriers. Be sure to visit the Flavor Graveyard to mourn the loss of their dearly de-pinted flavors and to smile at the past tongue-in-cheek names.
8. Bennington Battle Monument and Museum
The 306-foot-high obelisk, visible for miles around, commemorates the 1777 battle fought about five miles west of Bennington, which turned the tide against the British by splitting British General John Burgoyne's forces in half, making the final American victory possible. You can bypass the monument's 412 steps by taking an elevator to the top for views.
The nearby Bennington Museum is best known for its extensive collection of works by primitive folk artist Grandma Moses, along with her schoolhouse painting studio.
The museum is also especially strong in its collections of Bennington pottery, furniture, toys, American glassware, and Victorian quilts. You'll also find fine art and artifacts from the colonial and Civil War periods.
9. Brattleboro Farmers' Market
In a region known for its small farms and agriculture, Brattleboro's is the poster child of farmers markets. Most home-buyers call their real estate agent with a “must” list at the ready—a catalog of wants and whims ranging from the number of bathrooms needed to retain familial sanity to walkability to the newest hipster bar. But the aesthetes among us are on the hunt for even more: a bona fide architectural gem—an antidote to the soulless new builds popping up around town. “There’s this shift happening in that people are wanting homes with more detail and charm, and not just a blank slate,” says real estate agent Heidi Cox of Distinct Real Estate.
To help you find those homes, we’ve created the following rundown of where to look for architectural beauties in and around Denver, the drawbacks and benefits of six common styles, how to maximize your MLS search, what to know about historic designations, and much more. Whether you’re dreaming of waking up each morning in a classic Denver Square, or you’ve already furnished a mid-mod ranch in your mind (Eames forever!), there’s help for you here.

Short answer: It varies, but be prepared to pay more for less. For example, “midcentury moderns usually don’t have basements, which means they’re typically lower square footage,” says Realtor Lane Walsh of Dwell Denver Real Estate. “And architectural styles with smaller floor plans sell for a higher price per square foot simply because of the math. If a 900-square-foot bungalow in West Highland sells for $530,000, the price per square foot is about $588. If a 2,000-square-foot Denver Square in Park Hill sells for $900,000, the price per square foot is $450. So even though the Denver Square is more expensive, the bungalow has a higher price per square foot.” Ultimately, says Realtor Dee Chirafisi of Kentwood City Properties, the cost of a historical property is often determined by how much it has been renovated: “A Victorian with original electrical, plumbing, and kitchen is likely going to be much less expensive than an [updated] midcentury modern.”
Know the Lingo: Denver Architecture 101

Leave it to an architectural style named for a royal to be ornate. From 1880 to 1910, these amped-up Victorians were the ne plus ultra in modern living, with scalloped shingles to draw eyes up to gables, turned spindles zhushing up porches, and interiors so cinematic you’d think you were on a movie set.
Expert Intel: “Victorians can have very challenging floor plans,” Realtor Lane Walsh says. Kentwood City Properties’ Dee Chirafisi agrees: “It’s difficult to do any kind of main-floor master suite because they just weren’t laid out that way—although a lot of people do really lovely additions on the back.”

As the 20th century got rolling, Foursquares (known locally as Denver Squares) were the hot home type: two stories and generous porches all contained in the form of a—you guessed it—square. This grand home style’s distinct rooms are the opposite of open-plan living, and that’s just how homeowners liked it.
Expert Intel: “One drawback of these homes is that they have a central staircase that tends to break up the floor plan,” Chirafisi says.
Where to Look: Baker, Capitol Hill, Cheesman Park, City Park West, City Park South, Five Points, Highland, Washington Park

These charming odes to the Arts and Crafts movement flourished in Denver between 1900 and 1930 and are best known for their clapboard or brick exteriors, gable rooflines with exposed rafter tails, and wide porches perfect for whiling away an afternoon. Interior layouts are cozy as can be (read: often cramped).
Expert Intel: “Since they’re typically one-level [floor plans], there’s a bed and bath on the main floor, which can be a plus,” Chirafisi says. “The drawback is that some people think they’re dark because they have large overhanging roofs, which were done intentionally to create shade and keep living spaces cooler.”

Hansel and Gretel would feel at home in a Tudor, thanks to the straight-out-of-a-fairytale decorative wood—called half-timbering—that adds interest to the brick, stucco, or stone facades. A coveted style in the 1920s, Tudors are also known for their hipped and gable roofs and decorated chimneys. Inside? Details galore, including arched doorways.
Expert Intel: “The upstairs is often not a true second floor, because the roofline is not dormered—so a tall person can stand in the middle of a room, but might hit his head on the ceiling if he moves four feet in either direction,” Walsh says. “Also, [Tudors] don’t have the open floor plan that many buyers these days are looking for.”

Silver Screen aficionados obsess over these tile-roofed gems, which call to mind the artful architectural wonders of Old Hollywood. Trendy in Colorado in the 1920s, the beauties are known to feature white stucco facades, low pitched gable roofs, and arcaded entry porches.
Expert Intel: “Mediterranean Revivals tend to be modest in size, around 1,200 square feet,” Walsh says. “Those tile roofs can be a pain to replace—the average replacement cost of a regular asphalt shingle roof is about $10,000-$20,000, and a tile roof is $35,000-$40,000, depending on whether you choose clay or concrete. However, tile roofs can last up to 100 years! So I guess, in the long run, the price evens out.”

You can thank California for this oh-so-popular style. Single-story midcentury ranches have been beloved since the postwar boom for good reasons: stair-free ease of living, open floor plans, and—key for Denver—attached garages.
Expert Intel: “Midcentury-modern homes have flat or slightly slanted roofs, and as such have very little insulation between the ceiling and roof,” says Ron Buss, Realtor for Coldwell Banker. “They also tend to have larger, single-pane windows; unless they’ve been replaced, they can lose heat in the winter.”

Q&A: What’s the Deal with Historic Designations?
To suss out whether historic designations might be worth the work to a homeowner, we asked Tom Hart. 5280 Home: OK, tell us the truth. Is a historic designation a smart thing for a homeowner to apply for? Tom Hart: It’s certainly worth doing. Part of it is intangible: These old buildings are what make Denver Denver. Our neighborhoods each have a different character, and that’s why people like them. I don’t want to slam suburbs, but they all just look the same.
How old does a house have to be to qualify? The general rule of thumb in the historic-preservation community is 50 years, but some homes are younger.
Is there a financial upside? There are Colorado preservation tax credits you can get if a building is individually landmarked or part of a neighborhood that’s landmarked. You’ll be able to recoup 20 percent of any qualified renovation costs up to $50,000. There’s an application process with the Landmark Preservation Commission, which is part of Denver’s Community Planning and Development department. The forms can be daunting to the layperson; the proposed landmark needs to meet certain criteria regarding history, architecture, or geography. There are a couple of hearings, and it takes several months. A large percentage of the applications go through on the first try.
That doesn’t sound too bad. What’s the catch? Can I still paint my house Hermès orange? You can paint your house whatever color you want. You can gut the inside if you want to, too. [A historic designation] only affects the exterior architecture of the building. Things that need to be reviewed are roof modifications; window, roof, and door replacements; additions; changes to siding; retaining walls in landscaping; and solar panels. You’re allowed to add storm windows and security doors without approval, however.
Old Homes, But New
If you love the idea of an old house but could do without the creaking floors and miniature closets, hire these builders whose new homes look just like the historical homes we all know and love.
“My specialty back in the day was creating ‘revival new old houses,’ and some of what we’re doing today is part of that same recipe,” says John Mattingly, principal of this Denver architecture, design, and construction firm. Build-Outs Of Summer: Cutbow Coffee Roastology In Albuquerque, New Mexico
Well friends, here we are. Today’s the first calendar day of summer for the year 2017, and with it, the dawn of another Build-Outs of Summer feature series here on Sprudge. It’s a tradition that dates back to 2012, and there’s nothing else quite like it in the world of food and beverage writing online. These are the sneak peeks, the first looks, the early entries into cafes so new, they aren’t yet open. The hopes and fears, the trials and tribulations of hundreds of small business owners have spilled out on these pages, and we’re just getting started. This year’s Build-Outs series is primed to be the biggest and best ever.
But where to start? Some cutting edge young upstart? A whippersnapper? A coffee n00b? No—we’re starting this year’s season with a seasoned industry professional, someone whose CV goes back to the late 1980s. His name is Paul Gallegos, and he’s getting ready to open an exciting new coffee bar in Duke City—better known as Albuquerque, New Mexico.
Settle in, readers, for the thrill of the build is upon us. It’s gonna be a long, hot summer. Behold the future of coffee as it happens, and welcome to Build-Outs of Summer 2017.

For those who aren’t familiar, will you tell us about your company?
I began my career in coffee in 1989, working in the roasting plant at Peet’s Coffee and learning to roast soon thereafter. My schooling took place at the helm of antique Probats and in the cupping room alongside influential and prolific coffee luminaries such as Jim Reynolds, Jerry Baldwin, and Alfred H. Peet. Those were days before the proliferation of Starbucks and years before there was a craft roaster on every street corner in America. To gain knowledge I really had to pay attention, without reliance on videos or books. There was no Roaster’s Guild for quick study. Coffee roasting was a dark and mysterious art. Countless conversations in the Peet’s cupping room provided me invaluable lessons. After over 70 million pounds personally batch roasted and cupped, I moved back to my home town of Albuquerque, New Mexico to apply what I’ve learned to fulfill my dream in Cutbow Coffee Roastology.
There is a saying in the high desert: agua es vida (water is life). The geographic lifeblood of New Mexico is the mighty Rio Grande running the entire length of the state. The name Cutbow refers to a peculiar hybrid fish found in the waters here, a cross between the rainbow trout and the New Mexico state fish Rio Grande cutthroat. Accordingly, our coffee blends will take their names from these rivers and lakes. A portion of proceeds will be donated to the Hermit’s Peak Watershed Alliance, working to assure quality water for future generations of people and wildlife in northern NM. As we say at Cutbow, Agua es Vida, Café es Amor.
Can you tell us a bit about the new space?
Cutbow Coffee Roastology will be a roastery/tasting room/coffee bar housed in a traditional northern New Mexico territorial style building. An attached patio will provide outdoor seating.
What’s your approach to coffee?
Customer service is key. There are so many options out there, so I want to ensure my customers enjoy the entire Cutbow experience. Having in-store roasting and cupping will allow customer interaction and present an opportunity for dialogue and a communal atmosphere. I look forward to talking to others about coffee, as well as providing a warm and inviting space to enjoy it.
As a coffee roaster, my goal is always balance. It’s not easy to accentuate body or aftertaste while highlighting aroma or acidity. I don’t like to use terms like light or dark, to me it’s either perfectly developed or it’s not. Generally my roasts will be darker than most third wave roasters, but lighter than a traditional West Coast style. After sampling coffees I will determine not only which to purchase, but how to apply a unique and specific roast profile to each. One of the many lessons I learned from Alfred Peet and Jim Reynolds is that the coffee speaks. I just listen.
