I'm scouting in and around Skid Row again today, a neighborhood that has been the epicenter for Los Angeles' homeless population since the 1930s.

What's particularly fascinating to me are the number of hotels (now SROs) that have been in continuous operation since before the dawn of Skid Row. Cities always loudly and proudly proclaim their laundry list of "oldest": oldest restaurant, oldest bar, oldest theater, and so on. It makes me wonder how many superlatives Skid Row could claim if anyone cared to compile a list.

A few hotels that have caught my eye, all still graced by wonderful signage:

The Panama Hotel. Since at least the late-1800s, a boarding house was located at 310 E 5th Street. Then, in 1912, an ad is placed in the Los Angeles Times offering a 9-room house for sale - but it has to be moved. The following year, the Panama Hotel is built on the lot and opens for business. Employment ads in the LA Times call for a porter and maids, suggesting a pre-Skid Row period of operation. Another ad, placed by a resident seeking farm work in the 1920s, speaks to the purpose of many of these hotels as short term residences for local laborers.

The Florence Hotel: established in 1913. A listing in the LA Times advertises "newly furnished, first-class, steam heat, single and double rooms, hot and cold water, private baths, rates reasonable...$3 up."

The La Jolla Hotel: Opened in 1924, the La Jolla was advertised as having rooms that were "strictly 1924 model" and a "fine lobby." Rates were $7 for the week, $1.50/night.

The Harold Hotel: the oldest, the Harold originally opened in 1905 as the Harland Apartments, and became the Harold at some unknown point after. Harland residents were promised wall beds and a buffet kitchen.

The Lyndon Hotel. Built in 1910, it was advertised in 1924 as having "nice airy rooms," a common perk in pre-AC LA.

Throughout the 1920s, you can find listings in the LA Times for all of these hotels beside the city's finer offerings. And then, in the 1930s, the ads simply stop, presumably as Skid Row comes into being.

In the 1980s and 90s, all were converted to government-subsidized SROs for a community in much need of shelter.

Chapter One 

If Tomorrow Never Comes

 Panama City, August 2000

Only a few days ago you were listening to a professor during a lecture about the Middle Ages, and now you are here, in Panama, together with Nate, Sam and Rafe. You smiled, greeting your three best friends, “Hey there, sailors! Ready for a thrilling adventure?” Rafe called you a few days earlier to share the news about him finding a way to get into the old fort where one of Avery’s mates was imprisoned. He managed to bribe one of the wardens from the Panamanian jail to get him and the Drake brothers inside the building, to look for the lost treasure of the Gunsway heist, which was estimated to be worth a total of four hundred million dollars. They needed you to follow their tracks outside the prison and plan the escape after the job was done.

Mid-August in Panama City was a month of subtropical heat waves and shockingly humid afternoons. The hot air rained down on you like a breath of hell. And you could feel the sweat trickling down the necks and backs of the men hugging you one at a time. You missed them so much while in Europe, especially Sam. From the moment you met him you two had a special bond. Innocent flirting turned into a sweet romance only around a year ago. You were one year younger than Nathan, who was like a brother to you. And Rafe, he was the adventurous rich kid that got everything handed to him on a silver platter. Shy and uncomfortable back when you were kids, but so different now with just a tiny bit of softness remaining. 

After a loving welcome you decide to drive to the apartment Rafe had rented for during the Avery job. Nathan jumped behind the wheel, Rafe called shotgun, and you and Sam where sitting in the back. You smiled and held onto him until you arrived at the apartment. You made Sam a better person, and enchanted him with your laugh, intelligence and kind spirit. From the sun-baked dryness of outside, the air conditioning of the apartment was a blessing to the skin. The exterior was that of an abandoned building, but the inside was calm, almost perfect. It was welcoming from the light blue door to the wide hallway. The floor was old-fashioned parquet with a blend of browns and the walls were the greens of summer gardens meeting small art pieces. It soothed the soul and was tastefully furnished, with attention to details. The living room consists of a huge sofa covered with soft pillows, a television, a small library and well-equipped kitchen plus dining area. Behind the screen in the living there was a small hallway connecting three spacious bedrooms, a toilet and a bathroom with tub, second toilet and shower. There also was a small balcony overlooking the city square. From the apartment it was easy to walk to the small shops, restaurants and historical sites that the city had to offer.

“So, what do you say we get some preparation done?” Rafe said after you three settled in and got a bite to eat. You nodded and led the way to the huge dining table were the equipment and plans are spread out. You each went over the steps you had to undertake to find the treasure at the old fort, only accessible from within the Panamanian prison. 

Time flew by and when you were done you and Sam decided to take a stroll around the neighbourhood, while Nathan and Rafe were going to grab some beers in the café a few blocks further. “How is Europe treating you, sweetheart?” he asked while you slowly walked towards one of the old bookshops. “It is amazing, Sam. It really is! You should come with me after the job is done. Let’s take some time off and explore Rome, Berlin and Amsterdam,” you said while looking at him before stopping in front of the window of the small shop. A few months ago, you decided to take up some courses again in history and this summer program you attended in Oxford was one of the best. You had saved some money for tuition, travel and your stay just outside the British city. He grinned and placed a soft kiss on your lips. “That sounds like a great idea.” Your gaze slid to his lips and you let out a tiny gasp before wrapping your arms around his neck, tickling his ear with your breath. His lips softly graze your neck releasing the bubbles in your stomach. It may sound cliché, but every touch made you fall deeper in love with the charming treasure hunter. “Let’s go back, Sammy. I want to show you something,” you smirked at him while grabbing his arm and picking up the pace. A cocky smile appeared on his face, because he knew what you were talking about - he saw it when you emptied your bags earlier this afternoon.

The next morning

Upon waking, Sam burrowed himself into your warm body and the soft sheets. The light of the morning sun trickled through the curtains. He had missed you next to him. A few months back you told him about your dream to finally finish a degree in history, and he supported you no matter what - but having to miss you for weeks didn’t do him well. And now he had to miss you again for a few days, because he had to spend some time in a rotten Panamanian jail with Nathan and Rafe to find the pirates’ treasure. The thoughts trundled through his brain like a train, with no intention of stopping. But knowing you were here with him now made him whisper those three little words he didn’t say enough, “I love you.” Still sound asleep your chest rose and fell in rhythm, not hearing the soft whispers from the love of your life. Unfortunately, it was the last time you had the chance of ever hearing them again. Lurking in the distance is the day that will remind you that tomorrow never comes.

Two days later

“Sam – no. No, you hold on! C’mon, reach! No!” Nate yelled while bullets hit Sam in the back. With shock in his eyes he started to cough up blood before going limp and falling through the roof. This wasn’t supposed to happen. Everything went according to plan, except for Rafe stabbing that greedy bastard Vargas. He had to help Sam, what if he was still down there? He couldn’t be gone. Rafe tried to pull Nate with him, but he was frozen in place. “Sam… Oh God no, no. Shit,” he said, before coming back to reality and reluctantly running after Rafe towards the lighthouse, where you were waiting for them to come back.

You barely closed an eye since they left for the prison, and now you were even more on edge when you heard the gunfire in the distance. The thoughts and images wrecked your mind while you started the engine of the small boat you picked up a few hours ago. You loaded your gun just in case and checked the area for anything that should not be there. A few minutes later Rafe came flying off the cliff followed by Nate. You reached down and looked back up waiting for Sam to jump. Why wasn’t he here yet? “Where is Sam?” you asked the guys with panic in your voice. Rafe said something behind you, but you couldn’t make out what. The panic took over your body when you finally heard the words coming out of his mouth. “He is not coming. We need to go. Now!” You started to shake violently when Nate wrapped you in his arms. What the hell happened? Why was Sam not coming? All these questions in your head were answered when you heard the sobs coming from the younger Drake. “He is dead, Y/N. He is gone.” You fell on your knees, while Rafe took the wheel, leaving all the commotion coming from the top of the cliff.  Tears started to fall on your cheeks, knowing you just lost your other half, your soulmate, your Sam.

Top 10 Best Places for Overseas Real Estate Investment in 2018

PARIS, France – Live and Invest Overseas, a resource on investment, real estate, retirement and living overseas, released their ranking of the top 10 best places for real estate investment in 2018.

In today’s complicated world, international property stands out among investment options because it is both a hard asset and one of the best current opportunities for generating cash flow while building real, long-term wealth.

“Whether you’re contemplating a first purchase overseas or looking to expand current foreign property holdings, here’s where you should focus your attention and your capital this New Year,” Live and Invest Overseas said in a statement.

As we move into 2018, Live and Invest Overseas said these locations dominate as markets of opportunity:

#1: Panama

I recommend Panama for two things specifically—apartments for rental and agricultural opportunities.

Panama City, where resale transactions have slowed, is and will continue to be buyer’s market through 2018. I see this year as a chance to buy on a dip, as it were, because, long term, I remain bullish on the Panama City rentals market.

Yields continue strong though not as strong as they were a couple of years ago, primarily because rents have softened.

Argentine, Colombian, and Venezuelan buyers have helped to keep the Panama City market stable and growing over the last 10 years, even while other markets in this region struggled or even collapsed.

Today, North Americans and Europeans continue to invest, but it’s Panama’s new relationship with China that I predict will fuel this economy through its next stage of growth. If the Chinese come in volume, as they did in Vancouver in the 1990s, Panama City property prices will soar to new levels.

The second big opportunity for making money from real estate in Panama in 2018 is through productive land. This country’s interior is a fertile bread basket. Individual investors can participate in organic plantations for turn-key agri-profits.

#2: Brazil

Brazil is a big country of many different property markets, some more interesting than others. I recommend focusing on the Fortaleza area. This coastal region is a top destination among Brazilian tourists. Rentals targeting the local holiday market can earn better than 8% net yield reliably.

I also recommend an investment in beachfront along this coast, where lot prices are a global bargain.

The Brazilian real remains stable against the U.S. dollar (at around 3.30 to US$1, as of this writing) and historically weak relative to the rate of 1.6 reals to the dollar of a decade ago.

Good yields and a weak currency make this country a strong buy for 2018.

#3: Dominican Republic

In the Dominican Republic, I recommend focusing on the capital, Santo Domingo.

The Dominican Republic is enjoying continued strong growth, as well as increasing foreign direct investment. All those business travelers coming to get in on the country’s economic boom pass through Santo Domingo… and they all need places to sleep.

Meantime, tourism figures continue to impress, as well; this country saw more than 6.5 million tourists in 2017, up XX% over the number in 2016.

A furnished rental for either of these markets—the business traveler or the holiday-goer—can be an excellent source of cash flow and, if you buy right, should enjoy good capital appreciation.

One of the best opportunities, specifically, is to invest pre-construction in an apartment intended for the business traveler market. Businesspeople staying longer than a week prefer an apartment to a hotel.

Note that it can be possible to qualify for financing as a non-resident. I don’t recommend financing property overseas, however, unless you are sure you can cover the mortgage payment even without any income from the financed property.

That said, Santo Domingo city apartments rent well, and you should have no problem covering your mortgage payment from your rental income.

#4: Thailand

I like Thailand for agriculture primarily but think this country deserves attention for its strong economy and expanding tourism industry, as well.

The downside in Thailand is that restrictions are placed on how foreigners can own property. Foreigners are only able to own land leasehold.

A foreigner can hold freehold title to the construction on the land, but, unless your house is portable, you might not take comfort from that.

Foreigners are also permitted to own condos freehold as long as foreigners don’t own more than 49% of the total area of the condo building.

For this reason, the condo market is where most foreign investors focus their attention. A condo is also cheaper and easier to manage as a rental than an individual property.

Bangkok was the number-one visited city in the world in 2017, according to one survey. This city last year received more visitors than London or Paris. Again, that’s worth the would-be property investor’s attention.

#5: Portugal

Property markets in Portugal have been on the move since 2015. Some neighborhoods in Lisbon, for example, are now priced beyond what I believe makes sense for a property investment. Other areas of this city, however, continue to offer good value and opportunity, especially if you’re up for a renovation project.

In 2018, I recommend focusing on the lesser visited areas along the country’s Algarve coast and the Porto region north of Lisbon.

Portugal is another country where it’s possible for a non-resident to get a mortgage.

#7: Mexico

Put concerns about the drug cartels aside. Mexico remains a top destination among Canadians and Americans for both tourism and retirement and is enjoying good growth in the local tourism market, as the country’s middle class continues to expand.

All that combines to make Mexico a top choice for a property rental investment.

Top markets include Puerto Vallarta on the Pacific coast and Playa del Carmen on the Riviera Maya. In both of these popular tourist towns, a rental property can generate an excellent yield.

Mexico offers financing options for non-residents, generally from U.S. lending institutions set up in Mexico specifically for that purpose.

#8: Belize

I believe the tourism and resident expat markets on Belize’s Ambergris Caye will continue to expand through 2018 and beyond, meaning this still-undervalued Caribbean island is another good choice for a rental investment.

Elsewhere in Belize I’d focus on Cayo where quality rental accommodation at a reasonable price is hard to come by. If you were to build a high-quality rental, you could make a good yield by pricing your property competitively relative to the local hotels that you wouldn’t let your mother-in-law stay in.

#9: Turkey

The attempted coup in this country in 2016 has kept many foreign investors away since. Meantime, values in Istanbul have surged.

Istanbul was the world’s 11th most visited city in the world in 2017. That was behind brand name cities like Paris, London, New York, and Hong Kong… but ahead of other major cities, including Berlin, Barcelona, Rome, and Los Angeles.

In addition to tourism growth, Istanbul and Turkey in general are enjoying strong economic growth as the population increases and the middle class expands. I see both tourism rentals and student rentals as appealing rental investment options.

One of the biggest selling points for such an investment in Istanbul is the low cost of entry. A rental unit in this market can be within most any investor’s budget.

#10: Turks & Caicos

At the other end of the budget spectrum is the higher-end Turks & Caicos.

Ordinarily, a high-end property does not generate the level of net rental yield that can be possible from a lesser investment. Long-term rents for a luxury-standard house in the United States, for example, don’t generally reflect the premium price of the property.

A luxury purchase in the Turks and Caicos can be an exception to this rule. It can be possible in this Caribbean market to earn a net rental yield of 8% even from a high-end investment.

Banks in the Turks & Caicos will lend to non-residents. At the price points of the luxury rentals in this market, you definitely want to be conservative with any mortgage you take out in case rental income slows for any reason.
