Renovating our home on a budget and with kids
Renovating can be expensive! From the cost of materials, labour, the condition of the existing space and any unforeseen issues, the cost can add up and exceed what was originally budgeted for.
Right now we are working on our bathroom. We have many areas we need to work on. This includes the upstairs bathroom, the back yard, the siding, etc. Most areas mainly need to be painted and maybe have the baseboards replaced. The playroom downstairs and the hallway need to have hardwood flooring, so we need to replace the carpet. Otherwise, the largest project indoors is that bathroom.
The last owner did the entire bathroom as cheaply as possible and it completely destroyed the floor and the piping was done incorrectly. We had the house inspected but I don't think they do into that much detail, so there wasn't much we could do and we didn't notice anything wrong for around two years.

But the chapel is not another house to live in, it serves a whole different purpose. It’s not far from the ranch house. And it’s in a pretty, secluded, and quiet area perfect for a chapel to think and pray in. The chapel has nothing to do with building another new house in my mind.
Actually it does.  To me, it is a reinforcement of what these two won’t do together and for each other.  That chapel was built without one word getting out; how much money could have been made by any of the construction workers, rock/brick masons, tilers, roofer, etc... by selling pictures. Not one frikn’ word, SM posting, etc...  Blake and Gwen were the ones that gave hints when they showed them looking for religious statues and floor tiles.  I will make guesses, but I will not rule out pretty much anything with these two.  They just keep proving everyone wrong; in a good way.

Period Hallway Tiled Floor Restored to New in Central London
This property was in theLadbroke Grove area of West London near Kensington. The client had found an old and probably original black and white checkered pattern Victorian tiled floor under their cork tiled flooring. They also reported that it was badly damaged so I thought it would be best if I paid them a visit first to see how extensive the damage was and whether it was repairable. The floor was in a quite a state, the tiles were covered in glue from the cork and had several areas had been back filled with cement.

I reassured them that the damage could be rectified, and that it would be possible to completely restore the floor back to a good standard. I would have to remove the glue, remove the cement that had been used to level the floor and replace with reclaimed tiles to match. They were relieved to find out it could be done and happy with my quote I was instructed to go ahead with the work.

Removing Glue from a Victorian Tiled Hallway Floor
We started by taping up the skirting boards to protect the woodwork. With this done attention was turned to the glue which was softened using a strong dilution of Tile Doctor Remove and Go so it could be carefully scraped off. Multiple techniques and tools were needed to remove the glue including hand-held scrappers and a black pad fitted to a buffing machine. For the stubborn areas steam was applied to help lift the adhesive out the tile.

Once all the glue was removed the floor was rinsed and the alkaline cleaner neutralised with Tile Doctor Grout Clean Up which further cleaned the tiles and removed old traces of grout from the floor. Old floors like this generally don’t have a damp proof membrane underneath so the acids in the Grout Clean-up also counter any efflorescent salts trapped in the tile.

Once this was completed the slurry was removed with a wet vacuum and left to fully dry out overnight.
Repairing a Victorian Tiled Hallway Floor
The following day focus turned to repairing the areas of the floor where the tiles were missing or broken. The main issue being the cemented areas, we see this a lot with Victorian Hallways and generally what happens is a heating engineer digs out the floor to install pipework. Not being tilers, your average plumber then repairs the floor with a self-levelling cement that brings the level up to the surface of the tile so it can be covered with lino, carpet of in this case cork.
The sub floor was then rebuilt with rapid setting self-levelling compound but this time to below the level of the tile.
Once the new base was dry it was a just a question of re-tiling with the replacement tiles to match the original checkered pattern. The replacement reproduction tiles were sourced from Original Features in Crouch End North London. After grouting we left the floor to dry out over the weekend.
Sealing a Victorian Tiled Hallway Floor
When we returned to seal the floor our first step was to check the floor was dry using a moisture meter. This is critical as the sealant will not cure correctly if there is too much moisture in the floor. In this case the extra two days we had allowed had done its job and the test had confirmed it was ready to accept a sealer.
The client wanted the floor finish not to be too shiny once sealed so we opted to seal with two coats of Tile Doctor Seal and Go Extra. This is good choice for old Victorian floors such as this example as it’s special acrylic-based formula allows for moisture vapour transmission which as mentioned previously is a concern where no damp proof membrane has been installed.

“Hello, Mr. Wayne,” she murmured, her blind gaze not shifting from the wall. He stepped closer, reaching towards RG before pulling back.
“I’m sorry. I… I wanted your sight to be saved but-”
“It’s fine, sir. I understand.”
Bruce sighed, sitting down next to the bird he tried so hard to protect from herself and his greatest enemy. “They haven’t come yet, have they?”
Her voice was full of resentment. “It’s been 3 days. I don’t expect them to come anytime soon.”
Standing up, the tall man walked towards the door, turning back to look at the girl on the bed. “I’ll be back soon, I promise.” With that, he left the cell, locking the door behind him.

It had been a few weeks. She couldn’t keep track. They’d let her keep her phone to listen to music, though, so that was good. She’d found the piano they kept in one of the rooms and Daniel had made it easier for her to use with her lack of sight.
As she finished playing, she could hear Bruce walk up behind her. “You’re doing very well. Teach yourself?”
“Uh… Yes, sir.”
He chuckled, looking down at her. “You don’t need to do that ‘sir’ crap. Call me Bruce, it’s okay.”
After a bit talking, it was time for RG to go back to her cell. But not before Bruce stopped her. “They still haven’t visited?”
“No,” she said sadly. “I’m… They’ve probably replaced me by now. As far as they know, I died in that alley and I’m not able to leave here…”
He pondered as he left, deciding it was what needed to be done.

“Okay, I won’t touch you,” Daniel said as RG threw herself into the corner, the jacket preventing much movement. “But, you’ll have to let someone at least guide you with the use of touch.”
“I’d rather die,” she spat at him, a snarl on her face. Her doctor sighed, rubbing his hands over his face.
“Okay. Here, just rest. Dinner is in about an hour, so you can get a nap in. Do you want to eat out in the dining hall, yet?”
“Fuck you,” RG growled, looking in his general direction. Even though she couldn’t see, she could track sound well. And send glares that could freeze hell over. No wonder nobody wanted to work with her.
He rolled his eyes. “I’ll take that as a no.” Turning on his heels, he once again locked the door as he left, letting RG do what she normally did before dinner; brood and face the wall.

The sound of the automatic doors opening caused the front desk worker to look up. “Hi, how can I help you?” she asked, a smile on her face.
“Uh, hello. I’m here to visit. I was told my fiancée is in here? RG McCrimmon?” The man swallowed nervously as the woman’s face fell. She called someone up to the front desk, her jaw clenched.
A man came up, nodding at the front desk nurse. “Hi, I’m Dr. Daniel Tiler. You’re looking for RG?”
“Yes. I’m her fiancé, James. James Noble,” he said, reaching out and shaking the doctor’s hand.
A look of slight relief passed across Daniel’s features. “Well, sir. I’m not sure if you’ve been informed of the… situation.”
His stomach flipped as a lump caught in his throat. “What… What situation?”
“Sir, I’m sorry. There was an accident. It appears your fiancée had been attacked and blinded by a chemical formula. We tried everything, even inducing a comatose state. I’m afraid we were unable to save her eyesight.” The scrawny man’s shoulders slumped as the doctor delivered the news to him, face paled and mouth opened in shock and disbelief.
“You mean… She’s blind?”
“I’m afraid so.”
Tears ran down his face as his hands trembled. He looked up at Daniel, fighting another onslaught of tears. “She’s… She’s still her, right? She’s not any different than the woman I love?” he stuttered out.
The doctor sighed, “I’m afraid she’s suffered some psychological damage from the incident. On top of her already determined issues, she’s closed off and aggressive. I’m afraid she may not recover. She won’t let anyone go near her, let alone touch her. The only visitor she’s had is Bruce Wayne himself.”
“I want to see her.”
“Sir, I can only recommend against that, as her doctor. I’m not so sure she’ll welcome you as-”
James cut him off, a fight evident in his eyes. “I said, I want to see her.”
With a resigned sigh, Daniel led the man down the corridor and to the private room his fiancée was isolated in.

“RG, you have a visitor,” the doctor called out, opening the door carefully.
“Tell Bruce to go away.”
James stepped forward into the room. “It’s not Bruce, love.”
RG jerked up as far as the jacket would allow. “J… James?” Tears pricked in her clouded eyes as they searched the room, regardless of whether she could see or not.
“Yeah. It’s me.” A sad smile crossed his face as her saw that his future-wife was okay. Well, as okay as she was. Walking over, he sat down on the cot next to her. “Can I?” he asked, looking at Daniel as he pointed at the straps on the straitjacket? A single nod from him was all the skinny man needed as he undid the buckles, pulling the jacket off and reveling in the feel of his fiancée’s arms around him once more.
He buried his face into her neck, the smell of her assaulting his senses as his arms tightened around her. He was aware that the man in the doorway was jotting down notes but he didn’t care.
“I missed you so much, love,” James whispered raggedly into her neck. “I thought you’d died. We couldn’t find you.” A choked sob came from RG as her hands tightened in the fabric of his jacket.
He pulled back ever so slightly, tilting her face up and pressing his lips to hers. He could taste the salt from her tears as her hands buried themselves in his hair and she moved to straddle his lap. He pulled away, remembering there was a time and a place and this was not either.
Suddenly, RG let out a shaky breath and closed her eyes, tilting her head towards the floor.
“RG? Baby, what’s wrong?” James asked, rubbing her back with one hand and tilting her face up to hers with the other.
“I’m…” RG paused, her lip quivering. “I’m broken, Jamie. I can’t see. I’m useless. I can’t do anything and I’m stuck here since I know J will see me as just a waste of space.” Tears were running down her face as she stared blankly at his chest. Her fiancé brought his hands up to her cheeks, wiping her tears away and pressing a kiss to the tip of her nose.
“No, love. You’re not broken. You’re just… Different. You’ve always been different and that’s why I chose you. I’ll always be there, I promise. I love you.” He pressed his forehead to hers, nuzzling her nose with his. “You’re still the beautiful, sexy, amazing woman I fell in love with. Nothing’s ever going to change that.”
Pressing her lips to his, RG’s eyes shone with unshed tears as she smiled for the first time in a month. “I love you so much, you plum. I thought you’d forgotten about me.”

RG glanced over where Daniel was standing and back to her fiancé, a nervous smile on her face. “I… I think I want to eat out in the dining hall tonight…”
A look of shock crossed the doctor’s features before he grinned. “Of course.”

RG let out a small moan as James continued to rub her back under from his spot underneath her. She was exhausted and he thought a bit more physical touch would help before he would evidently have to leave. The sound of a guard knocking got both of their attention. “Sir, visiting hours are now over. I’m afraid it’s time for you to leave.”
James reluctantly sat up, moving RG off of him. His heart clenched in his chest at her small whimper when she realized he was leaving. “Hey, it’s okay. I’ll be back tomorrow, I promise.”
She nodded sadly, curling up facing the wall again. James picked up the straitjacket from its place on the floor, preparing to give it back to Dr. Tiler before he left.
Nearing the entrance to the asylum, a hand on his shoulder stopped him. “James, where are you going?”
He looked down to see Daniel standing behind him. “Oh, visiting hours are over. I got kicked out by one of the guards. I’ll be back tomorrow, though.”
The shorter man smiled. “Actually, James, I’ve talked to Dr. Arkham. He said that since RG has shown extreme improvement since you came today, it would be excellent if you would stay. We’ll move you both to a room with a larger bed, since she’s still not allowed to be released. But, we'll treat you as a guest, rather than a patient. You’ll be allowed to use the staff facilities and I’ll get a card for you so you don’t get hassled.”
James’s jaw dropped. “That… That would be brilliant. Thank you.”
“Anytime. Go back to your fiancée.”

“RG, love?” Her blank eyes opened, a confused look on her face until she registered James’s voice. “Wake up. We’re moving.”

RG groaned, not in irritation, but exhaustion. “Jamie, I’m tired. I’m not walking across the hospital. And I’ll kill you if you put me in a wheelchair.”
Chuckling, James swooped her into his arms, bridal style, without warning. Her screech of laughter and surprise echoed through the corridor as her fiancé laughed with her, running to the new room Daniel had showed him.

Curling against her fiancé, RG groaned as he told her it was time to get up. “Morning drug round, love. Come on, I’m not going to leave.” He tried pulling away, but RG quickly pulled him back down.
“No,” she grumbled groggily, “’m too tired.” James chuckled, pulling her hand up to his mouth and kissing her knuckles. He could feel her chuff against his chest and he chuffed back, looking down at her as she smiled.
Stretching, she opened her eyes and her face fell. “What’s wrong, babe?” he asked, running the thumb over the apple of her cheek.
“I… I was hoping it was all a dream,” RG admitted guiltily. “I just remembered that… That I’m never gonna see you again.” James’s heart broke at the fear and sorrow in her voice. He pulled her close, rubbing her back as she sobbed against his chest. He knew the road getting back to the way they were would be hard, but he didn’t expect this so soon.
Her fingers clenched in his t-shirt as James kissed her forehead. “I’m sorry, love. Sssshhhh, it’s okay. I’m here.” Slowly, she began to calm down. He ran his finger through her hair and reassured her again and again. “Come on,” he said after a few minutes of silence, “Let’s go get some breakfast.”

RG grimaced at the texture of her breakfast. She didn’t like that James wasn’t sitting next to her, even if he was only getting his food on the other side of the room. Pushing her tray aside, she ignored the growling of her stomach.
“RG, you haven’t eaten your food.” James’s voice startled her as she looked up at him. She could feel him sit next to her and she heard the metallic sound of his tray hitting the table.
“It’s yoghurt,” she growled.
James’s eyebrow raised. “I see that?”
The tone of his voice told her all she needed to know, even without seeing his face. “No, James. It’s yoghurt.”
A look of recognition passed over his face. “Oh.” He put some of his food on his fork. “Open your mouth, love. Trust me.” He fed her a bit of his meal, smiling as her face lit up.
“Are these pancakes?” She reveled in the sweet flavor on her tongue, happy to have something other than grits or oatmeal for breakfast.

The door opened and a breath of relief whooshed out of her. “I’m sorry, love. I was grabbing something for you.” Her ears perked up as James kneeled in front of her. “Put your hands out.”
James set the item in her outstretched hands. “Jamie… Is this...?”

“I’m coming!” James’s muffled voice could be heard from the shared bedroom in the small apartment.
