Facade Inspections and Building Codes: What You Need to Know
Facade inspections are crucial to building maintenance, ensuring that a property's exterior remains safe, functional, and aesthetically pleasing. Understanding how facade inspections relate to building codes is essential for compliance and protecting the building and its occupants. This article provides an in-depth look at the intersection of facade inspections and building codes, including what you need to know to ensure your building meets all relevant requirements.
1. The Importance of Facade Inspections
1.1 Ensuring Safety
Structural Integrity: Regular facade inspections help identify issues that could compromise a building's structural integrity. This includes detecting cracks, material degradation, or other problems that could pose safety risks.
Preventing Accidents: By addressing potential hazards early, facade inspections prevent accidents and injuries related to falling debris, weakened structures, or other safety concerns.
1.2 Maintaining Aesthetics and Value
Visual Appeal: Inspections help maintain a building's exterior aesthetic appeal, which can enhance property value and curb appeal. Regular maintenance and repairs preserve the building's appearance and contribute to its value.
Market Value: A well-maintained facade can positively impact a property's market value, making it more attractive to potential buyers or tenants.
2. Understanding Building Codes
2.1 What Are Building Codes?
Definition:
Building codes are guidelines and standards established by local, state, and national authorities to protect building occupants' Safety, health, and well-being. They address various aspects of construction and maintenance, such as structural stability, fire protection, and accessibility.
Purpose: The primary purpose of building codes is to provide minimum standards for construction and maintenance practices, protect the public from safety hazards, and ensure that buildings are functional and safe.
2.2 Types of Building Codes
International Codes: Many regions follow international building codes, such as the International Building Code (IBC) or the International Property Maintenance Code (IPMC). These codes provide a comprehensive set of standards for building design and maintenance.
Local Codes: Besides international codes, local jurisdictions may have specific building codes that address regional conditions, such as climate, seismic activity, or historic preservation requirements.
3. Facade Inspections and Compliance with Building Codes
3.1 Code Requirements for Facade Inspections
Frequency: Building codes often mandate regular inspections of building facades to ensure compliance with safety standards. The frequency of inspections can differ depending on the building's type, height, and use.
Scope: Building codes may specify the scope of facade inspections, including the issues that need to be assessed and the methods used for inspection. Compliance with these requirements ensures that inspections are thorough and address all relevant concerns.
3.2 Documentation and Reporting
Inspection Reports: Building codes may require detailed inspection reports documenting the findings, recommendations, and any necessary repairs. These reports serve as official records and are often needed for regulatory compliance and future reference.
Record Keeping: Proper documentation of inspection results and maintenance actions is essential for demonstrating compliance with building codes and for addressing any potential issues that may arise in the future.
4. Common Building Code Violations Related to Facades
4.1 Structural Deficiencies
Cracks and Damage: Building codes require that facades maintain structural integrity, and visible cracks or damage may indicate a violation. Inspectors must assess these issues to ensure compliance with safety standards.
Material Degradation: Codes may address issues related to the degradation of facade materials, such as corrosion, erosion, or deterioration, which can affect the building's structural stability.
4.2 Safety Hazards
Falling Debris: Building codes typically mandate measures to prevent falling debris from facades, which can pose a safety risk to pedestrians and occupants. Inspectors must ensure that any potential hazards are identified and addressed.
Fire Safety: Facades must meet fire safety requirements, including fire-resistant materials and appropriate fire escapes or exits. Compliance with these requirements is crucial for protecting occupants and minimizing fire risks.
4.3 Accessibility Issues
ADA Compliance: For commercial properties, building codes may require that facades and exterior areas adhere to accessibility standards, such as those defined by the Americans with Disabilities Act (ADA). This includes providing accessible entrances and pathways.
Clearances and Access: Building codes may specify clearances and access requirements for facades, ensuring that emergency responders can reach the building in an emergency.
5. Preparing for a Facade Inspection
5.1 Know the Code Requirements
Review Codes: Familiarize yourself with the relevant building codes for your property. Understanding these requirements helps ensure that your facade inspection complies with all applicable standards.
Consult Professionals: Consult with professionals, such as architects, engineers, or code officials, to clarify any code requirements and ensure you meet all necessary standards.
5.2 Schedule and Coordinate
Plan Inspections: Schedule facade inspections by building code requirements and any recommended intervals. Coordinate with the inspection service provider to complete all necessary preparations.
Prepare the Building: Prepare for inspection by addressing any visible issues and ensuring that all areas are accessible. This helps facilitate a smooth and efficient inspection process.
6. Addressing Code Violations and Required Repairs
6.1 Responding to Violations
Identify Issues: If the inspection reveals code violations or issues, identify the specific problems and determine the necessary corrective actions. Addressing these issues promptly helps ensure compliance and maintenance safety.
Hire Qualified Contractors: Engage qualified contractors or specialists to perform any required repairs or modifications. Ensure that the work is completed by building codes and standards.
6.2 Follow-Up and Re-Inspection
Verify Repairs: After completing repairs, schedule a follow-up inspection or re-inspection to verify that the issues have been resolved and that the building complies with all code requirements.
Update Documentation: Inspect reports and documentation to reflect the completed repairs and any changes to address code violations. Keep precise records for future reference and compliance needs.
7. Staying Current with Building Codes
7.1 Monitor Code Changes
Stay Informed: Building codes can be updated and revised over time. Stay aware of any updates or new requirements that might impact your property. This will help maintain compliance and prevent potential issues.
Attend Training: Participate in training or seminars on building codes and facade inspections. This can provide valuable insights and updates on best practices and regulatory changes.
7.2 Engage with Professionals
Consult Experts: Regularly consult with architects, engineers, or code officials to ensure your building complies with current codes. Expert guidance can help resolve issues and make necessary updates.
Review Contracts: Ensure that any contracts with inspection service providers or contractors include provisions for code compliance. He will safeguard your interests and ensure the work meets the necessary standards.
8. Conclusion

LET ME IN, PLEASE🥛
SYNOPSIS As the new doorman for the shabby apartment complex, you learn quickly to recognize imposters until eventually a cunning doppelganger entered the building—also making its way in you.
PAIRINGS: doppelganger!jungwon x doorman!reader
WARNINGS: smut with plot, dom!jungwon, making out, unprotected sex, breeding kink, praising, blood, lowkey mean won(?)
A/N: loosely based on "that's not my neighbor," was vv in love w/ the milkman pls he's a sweet boy and it was supposed to be seung but jw my love it is!
5 minutes till the end of shift.
And in the past few hours of your shift, the scene at the checkpoint remained tense yet controlled. Behind the desk, you tapped away as you await the next individual on the list. Hours had been spent meticulously weighing each resident’s reasons and paperwork, a task heavy on your shoulders each time.
You were startled by the sudden creak of the door, which swung open to reveal a tired-looking man. His eyes betrayed his exhaustion, yet he managed a weary smile as he approached the window. "Hello, here’s my ID," he said, placing it on the counter with an air of casualness, his gaze drifting away as he stifled a yawn. His hair, tousled beneath a hat that hinted at his profession.
You inspect his ID with a mix of weariness and curiosity. He seems new? you wonder to yourself, but quickly push the thought aside. "Entry request, please?" you ask, meeting his already fixed stare with a gentle smile as he hands over the necessary paperwork. "Ah, yes... forgot about it, sorry" he mutters apologetically. You accept the documents, scanning them carefully before glancing over to your left. "You’re not on today’s list?" you observe, noting a slight raise of his eyebrows as he shakes his head. "I'm supposed to be there? Probably an error" he mutters, his response prompting a hint of suspicion in your gaze.
Cautiously, you check his phone number and attempt to dial it. "I'm sorry, sir, but you must be on the list to be let–" Before you can finish, he interrupts, addressing you by name. "___?...right?" he questions, his lips forming a tight line as he pleads, "I'm really tired today. If you could just be a sweetheart and–" Suddenly, the phone rings, and you hastily pick it up, your heart skipping a beat as you hear the voice on the other end. "Hello? Jungwon speaking–" The realization hits you– how can the man in front of you look undetectable? His eyes lock onto yours as he blurts out, "Fuck." It's clear he knows he's been caught.
Shaking uncontrollably, you were on the verge of dialling the emergency number when he suddenly slammed his fist against the window, causing you to let out a scream. "Don’t make this hard for me now, angel" he said, his tone surprisingly gentle despite his earlier aggressive action. The encounter with this doppelganger was unlike anything you had experienced before – simultaneously strange and alluring, perhaps due to the handsome facade he wore, and god did he wear it well.
"Let me in or..." he trailed off, a glimmer of malice and lust flickering in his eyes as his lips curled into a smirk. "-I’ll let myself in." Despite the magnetic pull you felt towards him, and the undeniable surge of attraction coursing through your body, you pressed the emergency button. Watching as the metal wall descended, separating you from him. Jungwon's curses echoed loudly from behind the barrier as you continued to dial the D.D.D.
"You have contacted the D.D.D. A group of agents has been sent to your building" the automated voice informed, bringing a momentary sense of relief as you awaited assistance. But his next words shattered that peace. "You know I could kill them all and still get through to you, hm?" he taunted over the metal barriers, causing your heart to race even faster. "Or maybe that’s what you wanted?” Jungwon sighed, clenching your thighs together as you heard him chuckle. “Sweet girls like you shouldn’t play games like this" he scolded with a tsk, following with “It does however, make me want to devour you more”
Huddled in your seat, you listened as the agents rushed in, screams filling the air for what felt like an eternity. For what seemed like so many agonizing minutes later, silence fell upon the room. Trembling, you called out, receiving no response. With caution, you deactivated the emergency button, watching as the metal wall retracted, revealing a gruesome scene before you. Jungwon stood amidst the lifeless bodies of the yellow-suited agents, his back heaving with exhaustion. Blood covered his face and hands, dripping onto the ground.
Unable to find your voice, you watched in horror and awe as Jungwon approached your window, his eyes softened, ruby painted hands clasped together in a pleading gesture as he begged, "Please, I... I didn't mean to. I just wanted to go in." His lips formed a pout, his eyes glossy, yet his face was streaked with blood. Hat nowhere to be found, his hair was ruffled, with some strands sticking to his blood-stained face, "I know i messed up, just let me make it up to you inside" he continued pleading, his lips curving into a genuine smile as he sensed your resolve wavering. Despite the firmness in your stance, his appearance – bloodied, hair tousled, voice filled with desperation stirred something within you, whether you had a clear head you knew the heat was getting to you down there. He gestured toward the green button, the one that would unlock the door, his gaze unwavering as he directly addressed you. "Press that for me, please?" he instructed, as if your better judgment didn't matter. And at that moment, it didn't.
You found yourself slowly reaching for the unlock button, his presence casting a mesmerizing spell over you. "Ah, that’s my girl" Jungwon praised, his words sending a rush of heat to your cheeks. Yet, beneath his seemingly genuine appreciation, there lurked a sinister undertone, evident in the chuckle that escaped him as the doors clicked open.
Without hesitation, he winked at you and slipped inside, leaving you feeling breathless and foolish. "What have I done?" you muttered to yourself, but before you could fully grasp the weight of your actions, the door to the office swung open behind you. Turning, you found yourself face to face with the bloodied man once again, his eyes fixated on you like a predator sizing up its prey. A chill ran down your spine as he licked the stain of blood from his lips. "Can’t just leave without giving my girl a reward, can I?" he teased, his voice dripping with a dark promise.
As you instinctively reached for the nearest makeshift weapon, Jungwon's eyes rolled with a playful smirk. "Aren’t you adorable? If I wanted you dead, I would've done so earlier" he teased. Jungwon’s words hung heavy in the air as he advanced towards you, his expression softening into that same endearing pout.
"You've done so well for me, angel" he cooed, his arms enveloping yours, causing your heart to race as his scent enveloped you—metallic from the dried blood and musky, intoxicating in its allure. Leaning in, his hair falling gently over his eyes, he fixed his gaze on you, seeming to see right through you, transparent in your vulnerability.
"I could be yours, please let me in" he whispered, his lips brushing against yours, waiting for your consent.
Without hesitation, you pressed your lips to his, feeling him sigh contentedly against you. His hand slid to the back of your head, tangling in your hair as he gently pulled you closer. His lips trailed down your neck, leaving a warm path in their wake. Gripping your hair, he tugged on it, drawing a moan from your lips.
His lips continued their journey down your neck, each kiss growing more intense as his grip tightened on your hair, drawing you closer to him. Jungwon’s breath was hot against your skin, his mouth teasing the sensitive spots just below your ear, sending shivers down your spine. He adored the way your body reacted to him, the subtle arch of your back, the soft gasp that escaped your lips, it all fueled his desire. His other hand slipped down your side, fingers grazing over your curves, leaving a trail of fire in their graze.
As his lips found their way back to yours, his kiss became more demanding, his tongue slipping past your lips in a heated dance with yours. The taste of him so metallic, dark, and utterly intoxicating—clouded your senses, making it impossible to think clearly, to think logically. His hands were everywhere, exploring your body with a possessiveness that made your knees weak. Jungwon pushed you against the wall, his body pressed firmly against yours, the heat between you both intense. His hand slipped beneath your shirt, fingers brushing over your bare skin, sending waves of pleasure through you.
Jungwon broke the kiss, panting slightly as he gazed down at you with a mix of adoration and hunger in his eyes. "You feel so good, sweet angel" he murmured, his voice thick with lust as his hand slid lower, teasing the waistband of your pants. He gave you a wicked smile before slipping his hand beneath the fabric, finding your most sensitive spot with ease. His fingers moved with expert precision, thrusting in your walls, drawing out moans from you as he leaned in to kiss you again, swallowing every sound you made. The world outside ceased to exist as you lost yourself in his touch, the innocent people already forgotten as the intensity of your connection left you breathless and wanting more.
Jungwon's fingers moved with a skilled rhythm, each stroke sending jolts of pleasure through your body. His lips trailed along your jawline, nipping gently at your skin as he worked you closer to the edge. You could feel the tension building within you, your breathe coming in shallow gasps as his touch became more insistent, more demanding. He seemed to sense the exact moment when you were about to tip over the edge, pulling back slightly just to tease you, watching with dark, lustful eyes as you writhed in his arms, desperate for release.
A loud smack echoed through the room as his hand connected with your ass, his eyes glaring down at you. "Patience, angel" he whispered, his voice low and husky, filled with a dark amusement. He relished in your need, the way your body responded so eagerly to his touch. Maybe this was just as delicious as eating flesh. His thumb brushed over your clit, sending a shockwave of pleasure through you, making your knees buckle as he held you up against the wall. "I want to see you fall apart for me" he growled, his voice thick with desire as he pressed his lips against yours again, the kiss deep and consuming.
With a final, skilled flick of his fingers, he sent you spiraling into a powerful climax, your body shaking against his as you moaned his name. Jungwon watched with a satisfied smirk as you came undone in his arms, his hand never stopping its movements, drawing out every last bit of pleasure from your trembling body. When you finally came down from your high, he gently removed his hand, bringing it up to his lips as he licked his fingers clean, eyes locked onto yours with a possessive intensity that sent a shiver down your spine.
With a sudden, forceful grip, Jungwon spun you around, pressing your chest against the cold metal desk. His breath was hot against your neck as he yanked your skirt up, not wasting a moment before tearing away the thin fabric covering your core. "You're mine, aren't you?" he growled, his voice rough and filled with a dark hunger. You barely had time to respond before he thrust into you with no warning, filling you completely, the sharp pain mixing with pleasure as your body adjusted to his size.
"Fuck, you take me so well" he groaned, his hips snapping against you with a brutal pace, the sound of skin against skin filling the room. Each thrust was hard, merciless, and deep, driving you forward on the desk. His hand found your hair again, yanking your head back as he leaned down, his teeth grazing your ear. "You're going to take every drop of me, let me fill you up until you're dripping with me."
His words sent a shiver down your spine, the rough edge to his voice only heightening the intensity of the moment. Jungwon’s pace was relentless, every thrust pushing you closer to the edge. His grip on your hair tightened, pulling you back further as he forced you to arch, the angle driving him even deeper. "Good angel" he praised, though his tone carried a mocking edge, a smirk can be heard through it. "You love this, don't you? Being fucked like this, knowing I could fill you up right now” You could only moan in response, the overwhelming sensations rendering you speechless. The slickness of your arousal mixed with the occasional streak of blood from where his nails had dug into your skin, a reminder of the rawness of the situation. Jungwon’s other hand moved to grip your hip, his fingers digging into your flesh as he pounded into you intensely. "Say it" he commanded, his voice low and commanding. "Tell me you want it. Tell me you want to be filled, bred by me."
Your body was trembling, barely able to hold on as you gasped out the words he wanted to hear. "I want it" you managed to choke out between moans. "I want you to fill me up please" the coherent you would have pushed him away, clearly realizing this wasn’t even the real Jungwon.
A satisfied growl rumbled from his chest as he picked up the pace, slamming into you with enough force to make you see stars. "That’s right, angel" he groaned, his grip tightening as he drove you both towards the edge. "Take all of me. You’re going to be so full of me, there won't be any doubt who you belong to."
With a final deep thrust, he buried himself inside you, his body tensing as he released into you. The warmth of his seed filling you sent you over the edge, your body shaking around him as you climaxed, your cries of pleasure bouncing in the room. Even as the waves of pleasure washed over you, Jungwon stayed inside, his hands still gripping you possessively.
Breathless and spent, he leaned over you, pressing a kiss to the back of your neck, his voice soft but firm. "I knew you would taste so sweet" he murmured, leaning in to kiss you once more, his lips lingering on yours as he whispered, "And now... you're mine, angel." He stepped back, his eyes filled with dark satisfaction, the taste of you still on his lips as he gave you one last, lingering look before turning to leave. You watched him go, your body still trembling, cum dripping down you legs as your mind swirled with a mixture of fear, confusion, and disturbing attraction. The door closed behind him with a soft click, leaving you alone with the echoes of your own rapid breathing and the scent of him still clinging to your skin.
You slumped against the wall, trying to make sense of what had just happened, the reality of it slowly sinking in. You knew you should feel horrified, disgusted even, but all you could think about was the way he had made you feel, the dark, consuming passion that had ignited between you two. It terrified you, but at the same time, you couldn't deny the magnetic pull you felt towards him, a pull that had led you to do the unthinkable. As you slowly gathered yourself, your heart still racing, one thought lingered in your mind: this was far from over.

Of Oblivious Minds (3)
Pairing: Azriel x Reader
Summary: You're positive Azriel is in love with Elain. It seems so obvious. But Cassian is laughing at you and suddenly nothing makes quite so much sense anymore.
Word count: 2.3k
Warnings: Azriel's POV (it's a warning here), angst
a/n: I am blown away by all of you and your support!! I really love writing for this fandom omg. Thank you for reading and I hope you enjoy ♡ Let me know what you think!! I'll get the next update up soon!
Part 1, Part 2, Part 4
~~
Azriel was losing his ever-loving mind.
A few weeks ago, everything was fine. Not optimal, but fine.
He knew his mate, and that was more than could be said for most of Prythian. But even more than that, he could love her from afar. He could make small remarks and catch the smiles they would elicit. He could send his shadows after her on her walks home, protecting her even though she had the entire Inner Circle looking out for her wellbeing. He could buy the ridiculously expensive pastries she loved and stock the kitchens with them, listening for the small gasps she let out each time she found them.
He could talk to you, listen to you, love you in his small ways, even if it wasn’t the ways in which he longed for.
Because it wasn’t the right time yet. You hadn’t felt the bond for yourself.
So, yes—admittedly, Azriel had not been in the most optimal position with you. But it was leaps and bounds better than the purgatory you were subjecting him to now.
He mulled over his current reality as he sat opposite to you at the dining table. He had had to snag the seat from Mor, ripping the chair from her hand in an uncharacteristic show of aggression, and you hadn’t so much as looked up from your plate. He would’ve rather fought for the seats beside you, but Rhys and Cassian had been sitting before he even entered the room. So now he fought for your eyes and was too far away to offer any lingering, accidental touches.
Not that you would reciprocate either.
You were avoiding him, and Azriel was at his wit's end trying to decipher why.
His shadows had relayed dismal reports, only whispering the words sad and alone and contemplative into his ears each morning. He could have guessed as much, if the display of emotions he had tried to comfort you through all those days ago told him anything.
But Gods, did they really tell him nothing, because you hadn’t spoken to him since.
“—that is certainly something to consider. Y/n, would you be open to the job?”
“Hm?” you hummed, and Azriel watched as your eyes flickered over to Rhys in one abrupt movement. “Sorry, what?”
Rhys raised a brow lined with humor, and Azriel realized he hadn’t been listening to the conversation either. “Helion has extended an invitation to the Night Court—for diplomatic relations and all. It’s mostly a weekend stay for show, but he has quite an extensive library. Feyre and I went last time so it would only be fair if—”
“Yes,” you nodded, the most emotion Azriel had seen on your face in days blooming into a joyous array. “Of course, I would love to go. Are you kidding?”
Rhys chuckled. “I figured. Helion has been quite eager to get you to come as well. Seemed like the perfect time.”
Azriel didn’t miss the way the High Lord’s eyes shone with something other than mirth as he looked closer at the scholar… as he inspected your facade the same way Azriel had been for the past week.
“When can I leave?”
Something in Azriel scratched to a halt. “She’s to go alone?”
Feyre offered the spymaster a soft smile from the other side of the table. “If she wishes. Helion’s invitation was open-ended.”
“Take the vacation, I say,” Mor piped in, wine glass raised in a solitary toast.
“Or… you could take me,” Cassian grinned beside you, jostling you in a playful grip.
You sent a scoff his way. “Aren’t you banned?”
“No, actually. I’m banned from Summer Court, which is completely unrelated.”
A short laugh trickled from your lips. It wasn’t a full one, not like the ones Azriel was so used to—the ones he basked in—but it was a laugh, nonetheless.
He felt the way his eyes seemed to follow the crescendo of it, his blinks in time with the sweet sound.
He committed it to memory.
“Right, well let’s keep you away from neighboring courts as much as possible so we can avoid a repeat of that, okay?”
Something like a grin fought at the side of Azriel’s mouth at your quip.
Cassian prattled on. Something about unjust rules or ridiculous high lords—Azriel wasn’t paying attention. He was too caught up in you and the way you were so close to meeting his gaze.
“Perhaps she shouldn’t go alone,” Azriel spoke up, interrupting his brother’s spiel. You still didn’t look at him, instead turning to catch Rhys’s response.
“Azriel, I can assure you this is a safe visit,” Rhys offered. He knew. Everyone seemed to know but you. “It’s hardly even business. It’s more of a vacation. I’ve been shoving century-old relics in her face for the past few months. She deserves time to herself, don’t you think?”
His High Lord was speaking in code. A terrible, frustrating code that really meant, “give her some distance.”
Azriel had had enough of distance.
He nodded his head all the same.
And then, despite all odds, you looked at him.
You looked at him and it was as if the air had been knocked from his lungs. As if he had been wrung out and stretched thin and every bone in his body forced him to sit up straighter. You were looking at him and Azriel couldn’t conceptualize the way the spectrum in his chest moved so quickly from utter relief to the brink of desolation.
Because you looked at him as if you were broken. A sad—such a sad—smile graced your face, one he had never had the displeasure of seeing before, and he wanted to wipe it away. He wanted to kiss it from your face with soft touches and reassuring whispers and that was startling for Azriel because he usually kept his overwhelming urge to kiss you at bay.
“I’ll bring you back a souvenir,” is all you said. Such simple words to accompany an expression that sent him reeling.
“Thank you,” he replied, with the most sincerity he could muster.
And then he held your gaze as it became downcast. He craned his neck to catch every last second of your eyes as they turned back down to the table.
It was hours later that Azriel found himself in the townhouse, boots creating an indent in the office carpet. Rhys sat just feet away from him, leaning back against the desk, waiting for the Shadowsinger to erupt.
“I would like for you to position your spies further into Autumn. I know you have a few that have integrated into the court, but I need more intel on Eris and his plans.”
“Of course.”
“You can take out any currently residing in Day. Just for the next week or so. With y/n going, she can report any happenings.”
A muscle in Azriel’s jaw jumped. “Would that be wise?”
Rhys stared back at his brother, expression giving nothing away. “Why wouldn’t it be? Do you not trust y/n’s word?”
Azriel’s wings were taut against his back. In truth, he hadn’t felt relaxed in days. With you leaving, that tension would surely pull him into thin compliance.
“Obviously I trust her word, Rhysand.”
“Rhysand? What have I done to earn your grievance?” the High Lord asked, crossing his arms over his chest, still the perfect picture of calm.
Azriel was a juxtaposition before him as he clenched his hands and replied, “You already know.”
“Do I know? I’m not sure you’ve been clear or honest with anyone. Y/n especially.”
“I have no idea what you’re talking about.”
Rhys bent at the elbow and rubbed a restless hand across his jaw. Azriel ignored the movement in favor of holding eye contact with the High Lord. Azriel was being stubborn, he knew that, but there was no other way to be.
He needed to be consistent and reliable. He needed to be a pillar for his family to lean on, and you were part of that. He wasn’t going to take that away from you—to be selfish and call upon a mating bond you hadn't even been made aware of yet.
He wasn’t going to squander your friendship in the hopes of something more.
There was a chance, no matter how much the prospect pained him to consider, that you wouldn’t want the bond. You had never hinted at wanting more with the spymaster, so there was no telling how you might react to the cauldron blessing you with a union. You could reject it, and with it would go your friendship.
Just the thought sent ice through Azriel’s veins.
Truth be told, he had never shown you many signs either. When the bond snapped months ago, it had taken time for Azriel to come to terms with the truth. He had ruminated on it amidst many sleepless nights, watched you from a new perspective over many dinners, and contemplated the path that had led him to you.
And then he had regretted. Cauldron had he regretted.
The feeling still lingered, a reminder of each woman he had taken to his bed before you. All of the fae that had meant nothing, and even the ones that had boarded on something, he wished he could do away with.
Because you had been privy to them all. He knew you had witnessed a few late-night trysts, and even worse, that you had watched him pine after Mor for a century. It all seemed so frivolous now; it all paled in comparison to you.
And the absolute worst part of it all is that he knew.
He knew how easy it would be to fall in love with you from the start, so he pretended not to notice.
He threw himself into impractical longing and meaningless lovers and he pretended that it didn’t hurt to look at you.
The bond had only cemented his foolishness.
He hardly had a chance with you by the time it snapped.
“Late night then, Az?”
You had teased him over breakfast just days before the bond had snapped for him, a small smile on your face as you lounged at the table early in the morning. At the time, Azriel had bit the inside of his cheek and reeled in his snarkiness. He had avoided your gaze, avoided the robe that barely covered your nightgown, and made himself toast in silence. He had already coaxed the blonde fae out of his bed, and he hadn’t needed a reminder of the woman he had been imagining all throughout the night.
Because that had been something else he opted to ignore—that he pictured you, imagined you, at all times.
It snapped three days later. He had been accompanying you through Velaris. “Shopping for fun,” you had said, “and I hate to go alone.”
The only thing Azriel had taken home that day was a gaping hole in his chest and the knowledge that lying to himself had brought him nothing but pain.
The months following were different.
Everything was different.
But for you, he had come to the grim realization, nothing was different at all. He was still Azriel, your friend Azriel, who was secretive and private and cared from afar. You still pictured him as a man who chose his lovers based on convenience and quick practicality even though he hadn’t so much as looked at another woman since your emotions began flowing through his chest.
Gods, your emotions. They were so positive, so addicting, he could sit back and live his days through you until the end of time. You had so much unrestricted joy coursing through you—so much curiosity and delight. Part of Azriel dreaded the day you did recognize the bond; it would dim the connection to you.
That day in the library had been the first time the bond had chafed against his lungs. He had felt the earthquake beneath his feet and thought nothing of it, but then your fear punctured his being and he had run so fast his wings ached.
And then you started having nightmares, ones he couldn’t fix, and Azriel began to feel like he was losing you. Like the bond was withering and eroding within him and you along with it.
“How long, Azriel?” Rhys’s voice cut through the air with a harshness.
The shadowsinger breathed through his nose, jaw tight.
“Tell me. Tell me how long you’re going to keep this up for.”
“You don’t understand, Rhys,” came Azriel’s low reply. “None of you do.”
The High Lord scoffed. “Right, because I had it so easy with Feyre. Az, mates are complicated—”
“Don’t,” Azriel breathed. A dangerous shakiness accompanied the word.
“Explain it to me. Help me to understand how—”
“There was nothing for you to lose!” The rise of the shadowsinger’s voice sent Rhys into silence. “There was nothing! You hadn’t known Feyre for three centuries—hadn’t known what it was like to see her cry over worthless males or laugh until she was doubled over. You didn’t have time to memorize the sound of her voice or understand how it felt to lose that small piece of her. Because she won’t even talk to me anymore and—”
Azriel cut himself off, moving for the first time since he entered office. He paced, the motion of his feet doing little to dispel the tension from the air or from his body. Azriel tugged a hand through his hair, his shadows following the aggressive pull and weaving through the strands.
“How long?” Rhys asked again, but this time, Azriel knew that he was asking a different question. One that even he himself had avoided answering.
The shadowsinger paused. His next words were tainted and his voice cracked.
“I think forever.”

Words of Affirmation...
↪ ft. argenti. arlan. aventurine. blade. boothill. caelus. dan heng. dr ratio. gallagher. gepard. jing yuan. luka. luocha. sampo. sunday. welt.
"You're beautiful." Argenti always tells you. It was true, and he would never lie about that to you. Because he found you beautiful, like a shining star in the sky that will never die out.
"Are you alright?" Arlan would ask, inspecting you for any wounds or injuries you may have had after the fight with the Antimatter Legion. It wasn't an easy task fighting them off, but he would make sure you were unharmed.
"I would wager everything for you." Aventurine would say, looking into your eyes. He cares about you, and he'd bet everything away just for you, your wellbeing, your happiness. He would give up the cornerstone, his IPC background, everything he ever owned just for you.
"Being with you makes living a bit more bearable." Blade admits, crossing his arms stubbornly. But below that facade, was a soft heart for you. Which loved you so dearly.
"Yer worth more than ma bounty." Boothill grins. To him, even a minute of your time, a minute of being in your presence was something more precious than any bounty he's had on his head.
"Let's have some fun!" Caelus says excitedly, pulling you by the wrist as the two of you go around the place, finding fun things to do together. Pranking people, going through trash cans, breaking some laws.
"Take a break if you need one." Dan Heng reminds in the middle of one of your trailblazing expeditions. He would be there to protect you from any possible dangers that would hurt you. He promises that silently.
"You did well." Dr. Ratio praises after the two of you study together. Your brain fried from all the information that you learned. But he made sure to give you a reward after all the work that you've put in.
"Here's a drink for you." Gallagher slides a glass your way, a personalized mix that was suited to your tastes. He remembered how sweet, how thick, and even how strong you liked your drinks. Making one just for you.
"I'll protect you." Gepard spoke, holding his weapon out beside himself. A silent reminder that his shield was there to keep you safe from any harm. And he'd make sure justice was served to those who have hurt you.
"Let's take a nap together." Jing Yuan requests, holding his arms out for you. He was finally done with his pending tasks, and it was time for a well-earned break with his beloved.
"You're pretty strong!" Luka encourages as the two of you train together, even if it's just for fun. He enjoys being with you, and swears you're strong enough to take him down.
"Shall we take a stroll?" Luocha invites you to go around with him. Spending some time together, not having to worry about any other pressing matters that the two of you had.
"Your dear Sampo Koski would never break your heart." He reassures you, making sure that you remembered that always. He would rather let himself get caught by the Guards than let him do that to you, ever.
"Would you like some tea?" Sunday offers, but he's already pouring the first glass for you. He loved you, and he'd make sure you were happy when you were with him.
"I'm proud of you." Welt smiles softly after you fix one of the problems at the current stop the Express was at. He really, really was, and he always will be. He just wanted to remind you of that fact.

Try Me
Vox x Female!Reader
Summary: You still have a few lessons to learn when it comes to teasing your boss.
Warnings: NSFW (18+), dub-con (kind of) INSPIRED BY THIS POST
Vox deserved a pat on the back for his patience. Truly.
You were relentless, hovering in his periphery, making him tense in anticipation for the next bullshit you were about to pull. First it was lingering touches on his hand when you brought him his coffee. Then it was bending over right in front of him in the conference room, enough for him to glimpse the pretty red and blue thong you were wearing underneath. But really, the cherry on top was the way you "accidentally" tripped on your heels, conveniently falling into him. One manicured hand dragged down his chest, the other down his thigh, right beside his straining cock as profuse, insincere apologies spilled from your lips.
Suffice to say, he was at his fucking limit. His self restraint was impressive, but not infinite.
"Mister Vox, where are we going?" You frowned questioningly as you scurried to keep up with his fast paces.
"A new office just opened up on the next floor," he hummed. "I figured you'd like to take a look at it before deciding if you want it."
"Oh, really? That's great!" You grinned, before it faded into a puzzled look. "But, why didn't you just tell me the room number? Not to pry, but you seem busy today, and I'd hate to distract you from your work."
Vox's smile strained, a low electric buzz emanating from his speakers. "Not to worry, my dear. I'd really rather show you myself."
You blinked innocently. "Well, if you insist."
He sent you a promising grin, but otherwise remained silent.
The walk to the "empty office" dragged on excruciatingly. Even if the whole floor was actually empty, he wanted to keep up with the facade you both were playing at, and not shove you into the first room with a door that he saw (even if he really, really wanted to) .
"Here we are," he announced cheerfully. The room was actually the most expansive one on the floor, completely furnished with a modern work station, a built in gas fireplace, and plush velvet couches. You barely took a step inside, eyes wide with awe, before he grabbed your neck, slamming you against the wall as he kicked the door closed with his foot. It locked automatically.
"Tell me, did you have fun?" He sneered, tightening his grip when you didn't respond immediately.
"I-I'm sorry, I don't—" you winced when he pressed closer, before choking out. "I don't know what you're talking about."
"Oh really?" He smirked dangerously, eyes wide and unhinged, before a clawed hand travelled down your waist. The tearing sound of your clothes made you gasp, your torn skirt falling uselessly to the ground as he greedily inspected your underwear. A slender finger hooked under the waistband, before letting it snap back against your skin.
"Red and blue stripes," he snorted. "A coincidence?"
"Fuck you," you spat, but there was an excited glint in your eyes.
"Oh, you will," he chuckled darkly, before grabbing you and roughly forcing you to kneel beside the desk. He took a seat on the office chair, grinning wickedly as he spread his legs leisurely. "But you're going to have to earn it first, doll."
Your mouth watered, hands grasping greedily at his knees, before sliding up to his crotch. Vox groaned when you slid your fingers over the edges of his cock, just barely missing where he really wanted them. You repeated this action a few more times, watching with satisfaction as his brow twitched in mounting frustration, before he finally snapped, grabbing your chin harshly and forcing you to look up at him.
"Fuckin' tease," he growled, baring his teeth. "You're going to regret that." His voice took on a deeper, more electronic tone at the end of his sentence.
"Will I?" You smiled coyly, making his grin widen. Challenge accepted.
In one smooth motion, he unzipped his pants and dragged down his underwear, making his pulsing cock spring up from its confines. Vox grit his teeth when the open air hit it, overly sensitive from your constant teasing.
You stared at it with wide eyes, mouth open as you took in the electric blue lines running up his shaft in a technological design, all leading to the weeping blue tip. Your warm breath puffed on the feverish skin, making him close his eyes in concentration, regulating his breathing.
"Something wrong, sir?" You asked innocently, and he almost busted on the spot from just that title alone. Here you were on your knees for him, and yet he was the one under your control. Oh, the irony.
"Not at all," he growled, fisting a handful of your hair at the back of your head, before shoving you forward onto his cock.
And holy fuck, the way you opened your mouth so obligingly, like you were waiting for this moment—like you'd practiced for it. He had to stab his own leg with his claws to control himself. Coppery blood ran down his skin in small rivulets.
You moaned deeply around his cock, the vibrations making him throw his head back with a gasp. "F-Fuck."
You glanced up at him knowingly, your pretty eyes batting at him as your lips slid up and down his dick. Then you swirled your tongue under his shaft, and wasn't that something. Vox let out a guttural sound that he didn't even know he was capable of, barely able to keep eye contact with you as he guided your head on his cock.
"Fuck, you're so hot," he panted, legs trembling with the effort not to cum. He needed to teach you a lesson, after all, and he couldn't do that with a limp dick.
Then, you did something that made his vision fucking white out. You started to swallow—and good god, he couldn't keep this up anymore.
He shoved you harshly off of his dick, your mouth leaving with a loud pop.
"Brat," he bared his teeth, before clawing violently at your shirt. The thin material didn't stand a chance, fluttering off in shredded ribbons. Then he ripped apart your bra, making your round tits bounce out. His jaw dropped a little as he stared at them, his cock twitching in longing. Fuck, was any part of you not perfect?
"Hey," you protested, glaring at him indignantly. "Those were expensive."
"I'll buy you ten more," he said distractedly, before pulling you up to stand. Your hands gripped the edges of his backrest, tits hovering inches from his face.
"I think it's time we give these," his hands came up to grip them, squeezing them playfully. "A little love, hm?"
To your amazement, a glowing blue tongue poked out of his mouth, curling around a pebbled bud. Your jaw dropped in ecstasy, unable to take your eyes off of the surreal view of Vox licking at your tits, red eyes flickering up to meet your half-lidded ones. You pushed closer in a silent plea for more.
"Ah, ah," Vox retracted his tongue, making you whimper from the loss. "Behave, or this stops now."
You nodded quickly, staring down at him pleadingly.
He let go of your tits, unsatisfied. "What was that? I couldn't hear you."
"Yes, I'll behave," you whispered desperately.
"Yes, what?" He sneered.
"Yes sir," you cried, moaning loudly when he grabbed a hold of your tits again, tugging you closer.
"Good girl," he grinned wickedly, before his tongue was generously laving over your tits, swirling attentively over your nipples.
"A-Ahhh," you sobbed, struggling to stay still as his hand squeezed and massaged your mounds.
"Thought you could tease me and get away with it? You fucking slut," he growled, harshly sucking a nipple into his mouth. He released it after a few moments, digging his claws into your flesh. "Or maybe, you wanted this to happen," he grinned knowingly, making you shiver. "Oh you did, didn't you?"
He grabbed the back of your neck, pulling you down so he could whisper in your ear, "Sweetheart, if you wanted me to split you open on my cock, all you had to do was ask."
Your breath hitched as he grabbed your hips, turning you around and shoving you onto the desk. "Hands above your head." He ordered firmly.
You obediently laid your palms flat on the surface, above your head. Your breath quickened in excitement as you felt his hands grab your ass, squeezing tightly and spreading your cheeks.
"Fuck," you heard him curse, before slender fingers crept between your thighs, rubbing gently. Your legs trembled as he easily slipped in a finger, pumping it a few times before slipping it out again.
Unable to hold back your curiosity, you turned back to look at him, only for your breath to stutter at the sight.
Vox had his eyes closed, long tongue swirling around his middle and index fingers like a lollipop. Your unmistakable slick dripped onto his tongue, and he greedily swallowed it with a contented sigh.
"Fucking delicious," he grinned, leering at your trembling form. "What, too much for you to handle?"
"Try me," you gasped, making his eye widen, electricity sparking from it.
"I'll make you beg for my cock," he laughed dangerously, before disappearing between your legs.
You barely had the chance to process what just happened, before a strangled scream left your lips, your hips shoving further into his mouth.
"Shhh babygirl," he pulled back, squeezing your ass gently. "Wouldn't want someone to hear, now would you?"
"No sir," you bit your lip, tears prickling the corners of your eyes.
"See? This is why you're my favorite," he chuckled, giving your pussy a rough pat. Then he replaced it with his warm tongue, and your eyes rolled back in your head.
He flicked it gently over your clit, pulling back to lather over your dripping hole, before circling back teasingly. You shuddered, tears freely streaming down your face as you moaned softly. A tight pressure was building in your stomach, growing closer and closer to snapping the more attention he showered you in.
"V-Vox," you gasped out. "I—I'm gonna—"
He pulled away abruptly, making you whimper pitifully. Your hips canted towards him desperately, trying to chase your high, but he only moved back.
"What, did you think I was going to let you cum on my face?" He laughed mockingly, digging his claws into your ass. "After what you did today? Not a chance."
He pressed you further into the desk, leaning down to whisper in your ear. "Nah, a bitch like you needs to be taught a lesson."
Your mouth fell open as he pushed into you in one smooth motion, the ridges of his cock stretching you out painfully as he settled in deep.
"You're going to learn what happens when you misbehave," he punctuated his sentence with a hard thrust, making you choke. "You should be happy I have so much patience, or I would have fucked you right there on the conference table in front of everyone."
The mental image of him fucking you shamelessly in public made you moan, your hips wiggling further onto his cock. He growled, hands sliding up to hold your wrists down.
And then he started pounding into you. And you screamed.
"What's wrong? That pretty little mouth got nothing to say now?" He panted, gritting his teeth as he closed his eyes. "Where did all of that fight go, hm?"
"F-Fu—ahn—you!"
"Sweetheart, I'm balls deep inside of you right now," he rolled his hips to prove his statement. "Try again."
"V-Vox, please!" You sobbed, cheek pressing into the surface of the desk.
"Tell me what you need, babygirl," he grinned.
"I-I want to cum," you hiccuped, vision blurring from pleasure.
"Aw, do you? I don't know about that," his grin widened, claws tightening on your wrists. "Do you really deserve it?"
"Please sir," you begged, turning around to look at him tearfully. "Please let me cum on your cock."
His grin faltered at the pleading look in your eyes, his screen tinting red as his teeth clenched. "Fucking brat," he gritted out, before his pace sped up, a clawed hand reaching down to rub tight circles over your clit.
Your mouth fell open in a silent moan as your eyes crossed, his dick splitting you open just like he promised. The coil in your stomach built up once more, stretching tighter and tighter until it finally snapped, your vision going white as you shook uncontrollably.
"Vox!" You cried, waves of pleasure cresting in your stomach, intensified by the fact that he was still harshly pounding into you.
Vox's breath hitched at the feeling of your walls tightening around him, screen glitching in euphoria. His thrusts lost their steady rhythm, instead hammering into you erratically as he chased his own orgasm.
Vox's claws dug gouges into the desk as he groaned your name, hips stuttering as he spilled deep inside of you. You shivered weakly at the feeling of his thick, warm cum filling you up.
When he'd finally spent everything he had, Vox pulled out of you gently, making you both gasp at the feeling. You heard the sound of a nearby drawer opening, before a wad of Kleenex gently wiped you dry. When both of you were adequately cleaned, warm arms wrapped around you, pulling you against a comforting chest. He sat you both down in the office chair, pressing a loving kiss to the top of your head.
"So? Mister Vox," you glanced up at him teasingly. "How was that?"
"Pretty fucking hot, babe," he laughed, squeezing you tightly. "Seriously, great idea. But I'm picking the next one."
"Yeah, yeah," you snuggled deeper into his chest, yawning tiredly. "Do you want to watch a movie when we get back home? I saw this really cool thriller trailer yesterday and I think you'll like it."
Vox smiled gently at you, closing his eyes as he pulled you closer. "Sure doll, anything you want."

"What's that?"
"Its a paper ring, dummy"
He almost bursts out laughing at your expression of furrowed eyebrows but holds himself back when you scrunch your nose up at him.
Cute. He thinks.
He hums while inspecting the finger on which you slided the little ring on, a little torn and crumpled from the amount of times you had to redo it 'cause the tutorial video was going too fast but pretty nonetheless.
"Is this your way of proposing marriage to me?"
"I don't know, is it?"
Its your turn to laugh now from the comical way the smile from his face falls, his eyes frantically searching your serious expression, a facade you were finding hard to maintain right now. God, it really is fun to toy with him.
"Wait, what?!"
"I was joking." He lets out a little sigh of "oh thank god" under his breath. A sigh he regrets letting out when he hears your voice again, "oh so, you wouldn't wanna marry me?"
"What? No! I- I never said that"
"The "oh thank god" tells me otherwise"
He panics again when you raise your eyebrow at him in question, hands starting to sweat- did somebody turn the heater on? He's sure he turned it off a while ago-
Laughter cracks through the tense air as he turns to you on the floor, clutching your middle, slight tears in your eyes and a smile makes its way on his face without even thinking.
"You're a big meanie, you know that?" His smile grows when he doesn't get a response from you, only more laughter. "For the record, I would marry you in a heartbeat "
You wipe the tears from your eyes, laughter slowly dying as remnants of a smile remain etched on your face, "oh yeah, I know"
He doesn't take the paper ring off until it tears and falls from his finger and soon, another replaces it when he tells you to make him more of them.

Jack's muscles flexed as he hoisted the last cooler onto the boat, the sound of ice shifting against the plastic echoing in the mid-morning quiet. The sun beaming hot rays down on his bare shoulders as he bent down to put the cooler in the back corner of the boat. Luke followed closely behind, juggling a stash of towels towered on top of a tote of snacks he had probably already laid claims to. He carried the overflowing bundle with perfected ease until he managed to trip over his own feet when stepping on the boat.
Jack’s loud laughter carried over the calm body of water, “It takes talent to trip over nothing moosey.”
Luke tossed his brother a look as he picked up the towels that splayed out across the floor of the boat. “You would know, seeing how you’re supposed to be a top notch NHL player now and you still fall on the ice, when you’ve not even been checked.”
Jack was silent. He didn’t have anything to say in return, his little brother hit a nerve at the mention of ‘supposed to be top notch.’ Quickly he shook it off, kneeling down to help him pick up the snacks that had fallen out of the tote too. It was Jack and Y/n’s last day to spend out on the lake before heading to Jersey for Jack’s preseason training. Jack didn’t want to spend it in a foul mood.
“I’ll be back in a minute, Dukers and the others are here.” Luke carefully stepped off the boat before jogging off the dock, passing Y/n on his way up.
Just the same as any other boat day, she sat on the boat's bench seat at the back next to the captain’s seat. “It’s crazy to think that in two days I’m leaving my mom, my hometown, and moving to an entirely new state.” Y/n suddenly blurted out to Jack. Who was double checking they had all of the life jackets needed.
“You’re not going to back out on me are you?” Jack didn’t turn to face her or look back in her direction. He continued his inspection. He was truly nervous she would have to go another year without someone with him in Jersey.
“No, of course not…after all, all of my stuff is sort of already there in your new apartment..It's just.. Saying goodbye is always hard for me, I'm not exactly great at letting go.” She fell silent and Jack froze in his spot. He was unsure if she had more to say or if she was waiting on him, so he waited silently hoping she’d continue. Because at that moment it sounded like she wasn’t fully convinced herself she was leaving in two days.
A soft breathy laugh was let out and Y/n continued, “But I did kind of make this agreement with you to be in this fake relationship. Don’t you think that would be a bit hard to do with me here and you there?” She played with the ends of her hair from her ponytail, unsure why she would even bring that up today. She didn’t want to think about it until she had to because the anxiety over it was already eating her alive. Yet here she was letting it fall right out into the open. She was terrified of screwing up somehow and having no one believe in the facade the two of them had created.
“Heh.. Yeah, you kind of did..” Jack sounded far away from where she was, distracted almost. He had turned around to face her now, “but that’s also later, it will all be okay. I promise toot.” He offered her a soft smile and took a seat next to her, leaning over into the cooler to grab himself a beer. “Let’s put all that out of our minds until later too, today is just another day. Let’s have fun, yeah?”
Before Y/n could give any form of response shrilling fake laughter and deep voices drew their attention away from one another.
She watched as Luke reappeared with his friends. As each familiar face trickled in, a new female face with a bigger, brighter, faker smile followed. The girls they had brought along were a bit of a surprise, their presence as annoying as they were loud. Y/n felt a knot in her stomach tighten as she saw the way one of the girls, a blonde with a figure that could make even the most stoic of men stumble, was eyeing Jack like a prize catch.
Because he is a prize catch.
Quinn arrived last, his footsteps heavy on the dock as he carried a brand new handle rope for skiing, kneeboarding, and other activities alike. He looked over the crowd and shook his head. He looked over at Y/n, an apologetic smile gracing his lips. She gave him a small one back, feeling a little better knowing he was on the same page she was with their extra visitors, he also was the only one who knows of the girlfriend arrangement aside from the Devils administration, as Jack had confided in him.
Quinn dropped the rope onto the boat and took his spot behind the wheel. “Everything ready?” Quinn asked to no one in particular.
Jack took one last gulp of the beer he had just opened before nodding eagerly. “Yeah, let’s go baby!”
The blonde giggled, her eyes sparkling like the lake's surface under the hot sun. She sidled up to Jack, her hand lingering a beat too long on his arm as she decided to sit right in between them.
The knot in Y/n’s stomach tightened further. She felt like she could be sick from the blatantly obvious come on. Who the hell does this girl think she is?
This is going to be a long day.
Y/n grabbed the red Devils hat that Jack had let carelessly fall onto the boat's floor earlier when he leaned over, feeling the soft fabric against her palms. She placed it firmly on her head, hoping it would serve as an invisible shield against the barrage of flirty glances and suggestive comments from the blonde. Y/n scooted herself as far over to the edge of the bench seat as possible to get away from her. As the boat's engine roared to life, she settled into a comfortable position, pulled out her phone from her backpack, and pretended to be absorbed in scrolling through her ‘X’ feed. The wind picked up speed, whipping her hair into a frenzy around her face as Quinn steered them away from the dock. The periodic spray of lake water was a welcome distraction from the girl's invasive proximity.
Quinn's eyes flicked over to Y/n, noticing the tension in her shoulders. He cranked up the music, the bass thumping in time with the boat's steady rhythm. The noise was a reprieve, allowing her to sink into the music and momentarily forget about the awkward situation. The boat sliced through the water, leaving a frothy trail in its wake. The cool spray on her skin and the smell of gasoline mixed with the smell of the lake created a peculiar serenity that contrasted sharply with the tension in the air.
Jack, catching Quinn's subtle nod in her direction, glanced over at Y/n. Her eyes remained glued to her phone, but he could tell she was far from engaged in whatever she was scrolling through. The blonde had moved on to flirting with Luke's friends, leaving a gap of space between her and Jack that felt like a mile-wide canyon. He leaned over, his hand gently pushing up his cap from her head so he could see her face better. "You okay toots?" he shouted just loud enough over the music for her to hear him.
Her eyes snapped up to meet his, the wind tearing a few longer loose strands from her ponytail to slap against his roody red flushed cheeks. She nodded, giving him a forced smile that didn't quite reach her eyes. "Yeah, I'm fine," she simply responded back.
Jack didn't look convinced, his brow furrowed slightly. He knew her better than anyone, and the fake cheeriness didn’t sit well on her or with him. He could tell that she was uncomfortable now that he had paid some attention to her, but he wasn’t going to press the issue, instead he leaned back on the bench with a sigh and turned his attention to his older brother engaging him in a conversation about the upcoming season.
The rest of the day unfolded with Y/n retreating further into herself. She stuck to the back of the boat, a norm for her but she was usually involved in conversations or their silly games. But she had seen this play out before, if she got involved in their conversations or games today, one of the girls would find a way to spin a joke off on her. Making it seem innocent, when it truly wouldn’t be.
The atmosphere was electric with excitement, everyone except Y/n seemed to be having the time of their, intoxicated, lives. Jack didn’t seem to notice how reclusive she had become, or if he did he let her be. The blonde, whose name she hadn't caught, had attached herself to Jack like a leech, giggling at every little thing he said, touching him at every opportunity. Y/n felt like she was watching a movie that she had no part in. Her eyes narrowed at the girl’s antics, and she couldn’t help but feel a twinge of jealousy. This was supposed to be their day, a last hurrah before leaving. Before his season started and their lives got hectic.
“Let’s put all that out of our minds until later too, today is just another day. Let’s have fun, yeah?”
Jack’s words from earlier replayed in her mind at a deafening level.
He doesn’t want me thinking about moving, thinking about the season, thinking about me becoming his fake girlfriend? He wants me to have fun. How am I supposed to have fun when he’s out here ignoring me? Well I mean I did tell him I was fine….and I won’t join the conversation but… He’s my Jack..
As the boat slowed down to a gentle drift she was pulled from her thoughts as Jack yelled out it was time to swim. Y/n’s heart sank as the blonde and her entourage turned their attention from Jack to her. "You coming?" one of the girls asked, her voice dripping with sweetness that didn't quite hide the sarcasm.
Y/n took a deep breath and nodded, slipping into the cool water. The relief of the water's embrace washed over her, but it was short-lived. The other girls followed. Jack and the guys raced one another to see who could swim the fastest to a designated marker. Y/n started to follow them out to their starting point, before deciding it was probably best to retreat to the boat. Being in the water with females who didn’t have her best interest in mind was not a good idea. She turned around to swim back and was met by the girls’ laughter that quickly turned to sneers the moment the boys were out of earshot. They circled her like sharks, their eyes assessing and cold. The blonde was the ringleader, her smirk a challenge as she pushed closer.
"You know, it's pretty sad," one of the girls began, her voice unintentionally carrying further than intended over the water's gentle lapping. "Jack only brought you because he feels bad. You're like a charity case, tagging along because he can't say no."
The blonde giggled, her eyes never leaving Y/n's. "Yeah, it's like bringing your kid sister on a date to a theme park so she doesn't feel left out." The other girls snickered, their words stinging like jellyfish tentacles wrapping around her heart.
"I mean, come on," another girl chimed in, her voice nasal and grating. "You think Jack's into you? If he was, wouldn't he have already made a move for you? Plus, look at yourself and then look at him. Then you have the fact that he’s a pro-athlete, he can have anyone he wants." By this point Y/n had started to swim away. She had taken enough of their antics, clearly they weren’t a fan of her.
They were only wanting to tear her down, but were they right?
The blonde swam after her, her eyes glinting with spiteful amusement. "You think he'd choose you over someone like me?" She called out when she couldn’t catch up.
Y/n swallowed the knot in her throat as she jerked up a towel and wrapped it around her body. Quinn at some point had climbed back aboard, already nearly dry.
“Huggy, i will give you every penny to my name if you leave right now.” She whispered to Quinn joking, but sort of was deeply hoping that he would take her seriously when he saw her face.
Quinn’s eyes widened at the desperation in her voice, his gaze following hers out to the group of girls. “You okay?”
Y/n nodded tightly, her grip on the towel almost painful. “Yeah, I’m just...peachy.” Her voice cracking over the knot she desperately wanted to keep suppressed down.
Jack’s eyes snapped to her at the word 'peachy'. He was climbing up the boat’s ladder as the words fell out of her mouth. It was their word since high school when said that meant they needed the other without having to say it outright.
Of course he had noticed she had been quieter than usual, but she had pushed him away when he had tried to talk to her early on. Jack figured it was just the reminisce of their conversation from before they were interrupted by everyone else. But the desperation in her voice was clear as a bell, even over the sound of music, different chatter, and other boats speeding around.
His few strides towards her were purposeful and quick, his gaze never leaving her. He softly took a hold of her lower arm, gaining her attention, the water droplets glinting off his bare chest.
The snarky blonde looked up at them from the water, her smirk slipping.
"Everything okay?" he asked, his voice low and concerned, only for her.
Y/n's eyes searched his, hers giving him a silent plea to not do this now. She nodded again, her voice barely above a whisper. "Ye-."
“Don’t do it, don’t lie to me, toots. I heard you tell Q you were peachy. C’mon what’s up? What’s going on?” Jack pleaded, pulling her to the bench seat they had previously occupied earlier in the day. He wrapped his arm around her waist, turning her to face him before pulling her into him. He didn’t care about the wandering eyes of the females now boarding the boat, his eyes were on his girl.
She held eye contact with him for a moment before she sighed heavily and dropped her gaze to the towel piece that she had in her hand.
“It’s nothing, just those girls, they’re...they’re just saying things, Jack. It’s fine.”
Jack’s jaw tightened as he studied her, his hand moving to tilt her chin up so he could see her eyes again. “What kind of things?” He could only imagine what Angelika, the blonde, would muster up.
“They think I’m just some pity invite, that you’re only still friends with me because you feel bad or something,” she murmured, her voice thick with the evidence of barely holding back unshed tears.
Jack’s eyes narrowed and his hand holding her chin squeezed slightly. “They don’t know us, toots. They don’t know how long we’ve been friends, or how much we mean to each other. They don’t get to define our friendship, our relationship.” His voice was a soothing rumble. He dropped his hand to her shoulder, his thumb tracing circles on her shoulder attempting to ease the tension in her body.
“Even more, none of them are the ones i asked to be my girlfriend. Ya know?” Jack whispered into her ear.
“You forgot an important detail with that, fake.” Y/n laughed softly.
“Yeah, yeah but just to be safe incase others overhear, i just dropped it.” They were both laughing now.
Jack knew she was still upset, and uneasy. The two of them weren’t set to begin their arrangement until sometime after arriving back in Jersey, but he couldn’t stop himself from wanting to and needing to show her off after hearing what all was said. So he grabbed his phone, placed his Red Devils cap back on her head, and snapped a picture of her with the lake behind her, her smile still a bit forced but beautiful regardless. He posted it on his Instagram story with the caption 'My girl looks good in red'. The reaction was instant. His followers went wild, their excitement palpable through the screen. The likes and replies started rolling in, and Y/n couldn’t help but feel a bit more relaxed with every positive notification he received.
The blonde's eyes widened as she saw the post, and her flirty giggles turned into a scowl. It was clear she wasn’t expecting this turn of events.
“Pick out your favorites, then I’ll post them. Everyone will know then, but there will be no mistake. You’re not a pity friend. Never have been, never will be.” Jack nudged the side of her head with a simple harmless kiss to her temple.
Jack handed y/n the phone, scrolling through their photos together, looking for the perfect ones to post. The boat ride from the swimming spot had been filled with laughter and smiles, shared between just them. Y/n’s heart fluttered and she had a permanent smile on her face as she took in how many of their happy moments captured Jack had on his phone from throughout the years. His camera roll was taken up by hockey, her, the two of them, and he and his family, random memes here and there, but mainly it was them. He had her pick out a couple pictures she wanted him to post on his page as they sat cuddled up, her arm around his waist, his hand resting on her shoulder.
It was nothing new to anyone who has been around them before, but infuriating to the girls.
Y/n had picked her pictures, but before she could hand Jack his phone back, she had been lulled to sleep by the soft rock of the boat and the comfort of being with Jack. Quinn noticed she had fallen asleep when Jack’s phone fell to the floor of the boat. Jack carefully moved her to where her head was lying in his lap and Quinn covered her with another towel. Quinn handed Jack his phone and he finished making the post.
“Rowdy, do you think this is going to all work out?” Quinn asks his middle brother just loud enough for him.
“It’s me and y/n, Q.” That’s all Jack had to say before he leaned his head back and closed his eyes for the remainder of the ride.
it’s me and y/n…it has to work out.

How to Address Issues Found During a Facade Inspection
Regular facade inspections are essential for ensuring a building's structural integrity, safety, and visual appeal. Identifying issues during an inspection is only the first step; addressing these issues effectively is essential to prevent further deterioration and ensure the building's longevity. This article offers a detailed guide on addressing various issues during a facade inspection, covering repair strategies, preventive measures, and best practices for maintaining a building's exterior.
Understanding Facade Issues
Before diving into solutions, it's essential to understand the types of issues commonly found during facade inspections:
1. Cracking
Types of Cracks: Hairline cracks, structural cracks, and settlement cracks.
Implications: Cracks can indicate underlying problems such as structural shifts, thermal expansion, or moisture ingress.
2. Water Infiltration
Signs: Staining, mould, mildew, and peeling paint.
Implications: Water infiltration can lead to serious damage, including material degradation and mould growth.
3. Material Degradation
Types: Spalling, erosion, and general wear and tear.
Implications: Degradation can compromise the building's appearance and structural integrity.
4. Defective Sealants and Joint Failure
Signs: Gaps, cracks, and shrinkage in sealants and joints.
Implications: Defective sealants can lead to water ingress and air leaks.
5. Loose or Detaching Facade Components
Signs: Movement, detachment, and falling debris.

Addressing Specific Facade Issues
1. Cracking
Assessment:
Identify the Type: Determine whether the cracks are hairline, structural, or settlement-related.
Evaluate Severity: Evaluate the extent and depth of the cracks to determine the suitable repair method.
Repair Strategies:
Hairline Cracks: For minor cracks, use a flexible sealant or epoxy filler to fill the gap. Ensure the area is clean and dry before application.
Structural Cracks: For more significant cracks, consult a structural engineer to evaluate the underlying cause. Repairs may involve underpinning, reinforcement, or stabilization of the structure.
Settlement Cracks: Address settlement issues by stabilizing the foundation or improving soil conditions. Repairs may include injecting epoxy or grout to fill and seal the cracks.
Preventive Measures:
Monitor Cracks: Regularly monitor cracks to detect any changes or worsening conditions.
Address Causes: Identify and address the root cause of cracking, such as poor drainage or structural movement.
2. Water Infiltration
Assessment:
Identify Entry Points: Locate the sources of water infiltration, such as defective sealants, cracks, or faulty drainage systems.
Evaluate Damage: Assess the extent of water damage, including staining, mould growth, and material deterioration.
Repair Strategies:
Sealants: Replace or repair defective sealants around windows, doors, and joints. Use high-quality, weather-resistant sealants to ensure long-term performance.
Crack Repairs: Address cracks in the facade with appropriate sealants or fillers. Ensure proper surface preparation and application to prevent future leaks.
Drainage Improvements: Enhance drainage systems by cleaning gutters, installing downspouts, and ensuring proper water flow from the building.
Preventive Measures:
Regular Maintenance: Regularly inspect and maintain sealants and drainage systems to keep them in good condition.
Moisture Barriers: Consider installing moisture barriers or waterproof coatings to protect the facade from water damage.
3. Material Degradation
Assessment:
Inspect Materials: Examine the condition of facade materials, including concrete, masonry, stone, and cladding.
Determine Extent: Assess the extent of degradation, such as spalling, erosion, or surface wear.

Repair Strategies:
Secure Components: Reattach or secure loose facade components using appropriate fasteners, adhesives, or anchors. Make sure repairs are conducted safely and effectively.
Replace Damaged Parts: Replace damaged or deteriorated components with new materials matching the existing facade.
Preventive Measures:
Regular Checks: Regularly examine to ensure that facade components are securely attached and in good condition.
Address Structural Shifts: Address any structural shifts or movements contributing to component detachment.
Best Practices for Addressing Facade Issues
1. Engage Qualified Professionals
Certified Inspectors: Hire certified and experienced inspectors to assess facade issues and recommend appropriate repairs accurately.
Specialized Contractors: Work with specialized contractors with facade repairs and maintenance expertise to ensure quality workmanship.
2. Develop a Maintenance Plan
Regular Inspections: Establish a schedule for facade inspections to identify and address issues early.
Maintenance Tasks: Include routine maintenance tasks, such as cleaning, sealing, and checking drainage systems, in your maintenance plan.
3. Document Findings and Repairs
Detailed Reports: Maintain detailed records of inspection findings, repairs, and maintenance activities. This documentation helps track the building's condition and ensures compliance with regulations.
Photographic Evidence: Use photographs to document the condition of the facade before and after repairs, providing a visual record of the work performed.
4. Implement Preventive Measures
Address Root Causes: Identify and address the root causes of facade issues to prevent recurrence. For example, drainage systems should be improved to prevent water infiltration.
Regular Upgrades: Consider implementing upgrades, such as protective coatings or enhanced sealants, to improve the facade's durability and performance.
Case Studies of Addressing Facade Issues
Case Study 1: Office Building in New York
An office building in New York experienced significant water infiltration issues due to defective sealants and poor drainage. A thorough inspection revealed multiple water ingress points, leading to extensive damage. The property owner addressed the issues by replacing sealants, improving drainage systems, and applying waterproof coatings. These measures prevented further damage and enhanced the building's durability.
Case Study 2: Historic Building in London
A historic building in London had issues with material degradation and spalling of masonry. The inspection identified that environmental exposure and age were contributing factors. Specialized restoration techniques were employed to repair the damaged masonry and apply protective coatings. The restoration preserved the building's historic value and extended its lifespan.

4 REASONS FOR FACADE RESTORATION & MAINTENANCE
Facade restoration plays a central role in your external building maintenance construction. Professional facade repair and cleaning can remove built-up damage and protect against future problems. Read our top four reasons why you should prioritize brownstone facade restoration.
Jump To Section:
#1: Facade restoration increases property value #2: Help fix weather-induced damage #3: Prevents costly future repairs #4: Identifies important facade priorities Your building facade plays a central role in the aesthetic value of your property. An up-to-date, well-maintained exterior makes a strong first impression that bolsters your reputation and attracts profitable tenants and customers.
By including proactive brownstone facade restoration in your building maintenance construction, you can preserve these benefits while lowering the cost of facade repairs over the long term. Keep reading to find out more about our four top reasons why you should consider facade restoration in Brooklyn, NY.
1. CUSTOM PREVENTIVE MAINTENANCE BOOSTS FACADE VALUE
Preventive maintenance for your facade involves decisions about the appropriate cleaning methods and products to use. Because every facility is unique, maintenance should be customized based on a number of factors such as building size and materials, geographic location, and types of property damage to be addressed.
TYPES OF PREVENTATIVE FACADE MAINTENANCE SERVICE IN BROOKLYN, NY Metal restoration brings back the color and luster of assets including anodized aluminum, stainless steel, and copper, and adds a layer of protection against future damage.
Window frames become facade restoration or develop an unsightly chalky appearance. When addressed early, proper maintenance techniques restore the proper color and sheen. High-performance paints can update the appearance of window frames or conceal permanent damage.
Professional glass restoration corrects etching, hard water damage, oxidation, and other problems that cannot be addressed by cleaning alone. Window glass is vulnerable to hard water and moisture buildup, ultraviolet light, extreme temperatures, and precipitation. It also takes abuse during manufacturing, distribution, and construction.
Brownstone facade restoration contractor includes cleaning and sealing to protect against future damage. Other stone maintenance services include power washing, vandalism or graffiti removal, and removing efflorescence from brick surfaces.
2. FACADE DAMAGE BUILDS UP OVER TIME
One of the reasons why facade restoration contractor is all too easy to neglect is that most of the damage accumulates slowly, over months or even years, rather than from a single, dramatic event.
Characteristics of the building, including age, construction materials, and texture Volume and type of traffic patterns The local climate, including hot or cold temperatures, high winds, and precipitation Salt and organic deposits in coastal regions like Brooklyn and New York City Soiling and pollutants build up over time and may include acid rain, industrial emissions, or environmental oxidation
3. NEGLECTING MAINTENANCE NOW EQUALS MORE COSTLY REPAIRS LATER
Extensive deterioration hurts the value of your property and can become a safety hazard. It’s also more difficult and more expensive to fix the longer you wait.
Soiling from dust, dirt, and other debris doesn’t just degrade the appearance of your building. It also conceals structural defects like deterioration, corrosion, fractures, and cracks, so they’re more likely to remain undetected. Harmful water penetration can weaken the structure, increasing the risk of mishaps including falling debris or even facade failure. You may also be held liable for injuries caused by accidents in which neglected damage was a factor.
4. FACADE INSPECTIONS TELL YOU WHAT TO PRIORITIZE
Regular inspections by a trusted service provider are the first step toward making facade restoration in Brooklyn a routine part of doing business instead of something you put off until later.
Look for surface damage such as warping, cracking, loose screws, building settlement or shifting, and water leaks. Check all building openings which could be a source of water leakage, such as doors, windows, and vents. Identify structural damage that could cause leaks or moisture build-up, including cracks, disappearing sealants, and pollutants. Inspect for damage to roof elements including copings and flashings, as well as debris clogging gutters, downspouts, and drains. Keep detailed records of all inspection findings along with the results of prior maintenance and repair activity.

═══════════════════════════════════════════════════════
Whether it was the scenery itselves or the dragon blood in him, Minghao loved the serenity and peace that seemed to accompany traveling through the mountains. This drive was a vaguely familiar one though he hadn’t been on this road since he was a young child.
He looked out the window as the car climbed higher, the trees on one side giving way to the view of the valley below. It was a picturesque scene, a beautiful lake at the base of the mountains surrounded by a forest of oranges, reds, yellows, and greens. He turned his gaze away as the car turned, following the curve of the road as the mountain flattened out.
The road was lined on either side with trees, providing cover from the cloudy, gray skies as the car drove along. Minghao caught a glimpse of the manor through the tunnel of trees, intrigued to see what state it was in since the hospitalization and death of his grandfather.
He hadn’t been to this estate since he was a young child, visiting with his mother until he threw a fit about going again. Since then, he had not stepped foot on the grounds, preferring to spend the holidays with his mother instead in their ancestral home.
Now he was in his late twenties and returning to the vacation home of his maternal line after being bequeathed the estate in his grandfather’s will. The car broke through the line of trees, taking a slight curve, forest on one side and a stone wall that dropped into a lower valley on the other.
The manor was just as he remembered, imposing and gray with gothic overtones and the facade made almost entirely out of stone. The angled roofs curved at the base and sharp spires at the ridges along the roofs. The majority of the stone was limestone, edged with a darker color of stone.
As the car pulled up, a light wind blew, the mix of orange gold, and brown leaves blowing across the stone, hitting the wall overlooking the valley. Minghao settled back in his seat, looking up at the imposing mansion, wondering the state of the interior. Outside, the place looked well kept but the inside could be an entirely different story.
The car pulled to a stop, the engine cutting and silence falling over the interior as the driver got out. He made to open the door himself but the driver beat him to it. Minghao got out, buttoning his coat as he looked up at the manor, thanking the driver. Up close, the estate looked almost immaculate. The windows had the curtains drawn, not allowing him to see inside the house.
The front door opened and a rather serious and proper looking man exited the house, followed by an equally serious and proper looking woman. They waited as Minghao turned to look at the driver unhooking the luggage from the back rack. Minghao walked over to greet the couple.
“Good afternoon,” the woman said, curtseying while the man bowed his head. “You must be Minghao,” the man asked to which Minghao nodded. “Yes,” he said softly. “You’ve grown quite a bit since we last saw you,” the woman spoke. “I used to attend to you when you were a child,” she continued.
“Your bags will be brought into the red room,” the man interjected. “It’s the only renovated room.” Minghao nodded. “And you two are?” Minghao asked. “I’m Klaus,” the man introduced before gesturing to the woman. “And this is Renate.”
The woman nodded, giving Minghao a kind smile. “Please, come this way,” Renate said, gesturing to the house. They walked in silence to the house, up the steps and into the foyer. Minghao looked around, taking in his surroundings with an impressed air.
The foyer was small but spacious enough with a small coat room off to the left and to the right was the library, the door opened. “That library was your grandfather’s favorite place in the house,” Renate said, noticing Minghao’s wavering attention. “How many bedrooms does this place have?” Minghao asked, changing the subject.
“Ten,” Renate answered as the driver and one of the staff started bringing in his trunks. “Right, this way,” Klaus said, gesturing to them to follow him, leading them through the foyer and entrance hall and disappearing through an open doorway.
“Shall I give you the tour or would you like to rest?” Renate asked. Minghao looked around once more before turning to look at her. “I think a tour would be nice,” he said. “Will give me an idea of the condition and state of the house,” he continued, looking around once more. “Yes. I think a tour is in order.”
Renate took him around the house, showing him the different rooms. From what he could see, only a handful of the rooms were in need of renovations and a few could use upgrades but were not in dire need. The kitchen was functional and cozy with a large dining room attached.
Also off the kitchen and next to the dining room but not attached, was a decent sized sun room. On the opposite side of the house from these rooms was a guest suite where his things had been brought. “I had this room made up for you since it’s the only guest suite on the main floor,” Renate said as Minghao looked around. “It’s also the only one that has been renovated.”
Minghao stopped and turned to look at her. “It’s perfect,” he replied. “I think I’ll freshen up before dinner,” he continued, crossing the room to where she stood in the doorway. “If you could please produce a set of keys for me, I would appreciate it,” he added. Renate’s smile fell. “Why?” she asked.
“Because I’m the owner of the estate now,” Minghao answered. “I don’t want to have to seek you out to unlock doors in my own home.” Renate nodded, clearing her throat. “I shall see if I can’t locate the other keys. I’m sure they’re around here somewhere,” she replied. “Dinner will be in an hour.”
She left, closing the door behind her and allowing Minghao his much needed privacy. He moved over to his luggage and opened the top trunk, finding some of his clothes. He would unpack later, first he would explore the guest suite and see what he could find and if there were any secrets.
The guest suite was large, a massive four poster bed stood in the middle of the room, the headboard pushed against the outside wall. Thick, velvet drapes hung from the intricately carved wooden frame. Standing at the foot of the bed was an ornate bench carved, stained, and lacquered just like the rest of the furniture. Minghao walked over to a small seating area past two pocket doors that shut to close off the area from the bedroom.
On the opposite side of the bed from the sitting room was the entrance to a private ensuite bathroom with marble floors, two pedestal sinks sat under golden framed mirrors. A massive soaker tub with golden clawed feet stood opposite the sinks. A pipe protruded from the wall above the tub, curving downward and providing a shower head.
Minghao returned to the bedroom area and walked over to the bed, falling onto it and staring up at the drapes. Though he vaguely remembered this house from his childhood, nothing about it had seemed familiar since entering and he wondered how much had changed from when he was a child.
A knock at the door interrupted his train of thoughts and he sat up as the door opened, a young maid poking her head into the room. “Begging your pardon, sir,” she said softly. “I’ve come to unpack your luggage.” Minghao relaxed. “I see,” he said simply. He had assumed, incorrectly, that he might be allowed to unpack his own luggage but he was proven wrong again and again.
“Knock yourself out,” he replied, gesturing to the collection of trunks waiting at the end of his bed. The maid opened the door and Minghao realized it was not one but two maids. “We’ll work quickly and when we’re done, we can show you where everything is,” the first maid offered. Minghao nodded and got up as they started to get to work. “I’ll just get out of your way,” he said, walking towards the door and slinking out of the room.
He still had time before dinner would be ready so he decided to explore the first floor a bit more. As he walked past the foyer, he noticed a door with a round window and walked over, peering into the window only to see nothing but darkness. “The elevator,” a voice said, making Minghao jump. “Your grandfather lost a lot of mobility before he was hospitalized so he had this installed to make getting from the ground floor to the top floors easier.”
Minghao turned to look at the door once more. “Does it only go up?” he asked. “Sir?” Klaus asked. Minghao looked at him. “Does it go downstairs, too?” he asked. Klaus nodded, grimacing. “Indeed it does but there isn’t much down there except storage and cobwebs.” Minghao snorted and turned back to the elevator door. “Does this even work?” he asked, reaching for the door.
“Don’t!” Klaus snapped, making Minghao retract his hand quickly, almost as if he had been burned. “My apologies,” Klaus said, regaining his composure. “The elevator is turned off and very dangerous when not operated properly.” Minghao nodded, wide eyed. “Duly noted,” he said. “Is there another way downstairs then?” Minghao asked. Klaus gave him a surprised look.
“I’d like to see everything,” Minghao added. Klaus nodded. “I’m sure, sir,” he explained. “But you have more than a day to do so,” he continued. “How about you focus on relaxing today and tomorrow you can tackle the basement?” Minghao stared at Klaus but conceded. “I suppose the basement could wait,” he said softly. “Good. Dinner should be ready soon,” Klaus added, giving Minghao a nod and turning on his heel in the direction of the kitchens.
Dinner was a private affair as Minghao sat at the formal dining room alone. After eating, he returned to his room where the maids showed him exactly where they stored everything and even packed his luggage away. He thanked them and called it a night, getting ready for and settling down into the oversized bed.
Falling asleep in a new environment was always difficult no matter how comfortable things seemed and only after tossing and turning for hours did Minghao finally manage to drift into a dreamless slumber.
The following morning, he was woken by Renate. He cleaned up, dressed, and had dinner before he decided to explore the rest of the house, starting with the upper floors. He made a mental note of which rooms he wanted to renovate before finally being given a set of keys; a skeleton key for all the interior doors, a key for the exterior doors, a key to the storage sheds and garages, and a key for the attic which coincidentally also worked for the basement.
Minghao was more than pleased to be allowed to finally inspect the basement and Klaus had been right. It was a storage place for old furniture, all coated in a thick layer of dust, with cobwebs in every corner. As Minghao worked with some of the estate workers to shift the furniture aside he discovered something no one had mentioned to him. A massive vault door.
When asked, Klaus and Renate admitted they knew of the existence of the vault but that they didn’t know what was inside it. Neither also claimed to have knowledge of a combination. Minghao stood in front of the door for hours, trying to figure out the combination, trying several different ones but none of them seemed to work.
Days passed by and he grew more and more restless at not being able to open the vault. While inspecting the library for a book to occupy his time, he found a bright blue book, a copy of On Blue Water by Edmondo de Amicis. It was placed amongst a shelf of brown bindings and looked oddly out of place. Minghao walked over, inspecting the book and carefully removing it from the shelf.
He flipped through the pages, finding blue ink circling parts in the book. Starting from the first instance, he saw the number eighty-seven. The next was forty-two, followed by seven, ninety-nine, sixty-three, and finally four. He walked over to the desk, grabbing a pen from the stand and a blank piece of paper as he wrote the numbers down, taking into consideration the arrows drawn below each number.
When he was done, he returned the book to the shelf he found it and quickly made his way downstairs to the vault door. He followed the combination, hoping it would be correct and when he heard the click, he nearly cheered in relief. He lifted the handle, releasing the mechanism holding the door shut and pulled it open. Whatever he had been prepared to find beyond the metal door, it was not this.
Inside the vast vault was a collection unlike anything he’d seen. A collection of art. As he realized what he’d stumbled upon, he shut the door quickly and headed upstairs to seek out either Klaus or Renate. He needed to make a long distance call.
When you received the call from Germany, you could hardly believe it. A colleague of yours called to explain he had suggested your name to a potential client. Someone had just unearthed a rather large collection in an estate in the Bavarian Alps and needed an expert eye to evaluate and appraise the pieces. They were willing to pay handsomely as well as fund your trip from Portugal, where you currently called home.
You jumped at the chance to set your own price and also for travel to the remote location in Germany. The trip was long, arduous and by the end, you wanted nothing more than to never step foot on a train or ship again. You arrived in Innsbruck, Austria after taking train after train in Italy and that was only after taking a ship from Lisbon through the strait of Gibraltar into the mediterranean and to the Italian capital of Rome. You still had a drive from Innsbruck to the remote estate in the mountains but a car ride where you could sleep off your trip was more than welcome.
You woke up as the sun was setting, the car climbing into the mountains and you could see the valley below was bathed in shadow from the sun setting behind the crest of the mountains behind you as the car turned, following the curve in the road. A tunnel of trees lined the road, wind starting to whip violently as the car drove on and soon the forest opened up to show a massive mansion nestled in the mountains.
It was impressive with the dark storm clouds looming overhead, the light from the sun blocked by the mountain to your left yet golden rays of light hit the clouds behind the estate, making them look ever so darker as the car pulled up next to a blue Roadmaster.
You opened your door, refusing to wait any longer. A bed inside the estate was yours and you were ready to collapse into it and sleep off your travel. The driver unpacked your things, setting them down by the back of the car as the front door opened. A stern looking older woman greeted you, introducing herself as Renate. She had one of the young men from the garage carrying your things and welcomed you to the estate, guiding you inside.
The foyer was grand and dark with white tile flooring. The door to your right was open, displaying a few coats hanging up in what you surmised was the coat room. The door to your right was shut. As the door closed behind you with a loud click, you walked further into the house. “Your rooms have been drawn for you upstairs,” Renate said, guiding you towards the stairs.
You followed her up the sweeping staircase, looking overhead and taking in the details of the intricate and massive chandelier that hung from the ceiling. Once on the landing, you followed her down one of the halls to a door which she opened for you. “This will be your room for the duration of your stay,” Renate explained. “Your things will be brought up to your room and the maids will unpack your things,” she explained. “I will take you to meet the owner of the house now.”
You followed her back down the hall to the stairs as a door opened, revealing an elevator and the driver bringing your luggage upstairs. You continued down the steps to the ground floor and followed Renate through another hallway to a door where she knocked before opening it. “Sir, there’s a Miss Y/N here. She’s just arrived,” she announced, stepping aside and gesturing for you to enter.
Inside the room was a dark parlor decorated and furnished in the Victorian style. It was a cozy room, a massive fireplace with a roaring fire took up a great deal of wall space with built-in shelves on either side of the fireplace. Sitting in front of the fireplace was a seating area, two couches facing one another with a low table between them. Perched on one of the couches was a young man.
He had reddish brown hair, a slender build and was currently immersed in a book he held. At the mention of your name, he looked up and your breath caught in your throat when his gaze met yours. His eyes were red and orange, like fire. The pupils in the middle were vertical slits. “Perfect,” he said, snapping the book shut and setting it down on the table.
Renate gave a curtsey before exiting the room and shutting the door, leaving you alone with the man who now stood before you. He had his hands tucked into his pockets. He wore a simple black turtleneck under a thicker sweater with a v-neck. His trousers were a medium brown and made of what looked to be tweed. He wore simple brown plain toe derby shoes to complete the look.
“Based on Renate’s introduction, I can assume you are Y/F/N Y/L/N?” he asked, a neutral expression on his face. You nodded slowly. “And you are?” you asked, walking forward, intent on shaking his hand. “Minghao,” he answered as you held out your hand. Xu Minghao,” he added, taking your hand and shaking it briefly. “I assume you know why you’re here?” he asked and you nodded once more.
“For my expertise,” you answered. “I doubt you’d invite me here based on my good looks,” you joked. Minghao let out a chuckle, returning his hand to his pocket. “So,” you said, looking around the room. “Where is this collection?” Minghao smiled again, gesturing for you to take a seat on the couch across from him. You did so as he sat back down.
“Before we get into the thick of it so to speak, I’d like to set your payment, something you agree is fair and we can sign off on,” he explained. You nodded, narrowing your eyes. “My usual rate is a twenty percent cut of the collection, were you to sell it,” you explained. “Only twenty?” Minghao asked, tilting his head. “The more priceless a collection, the more money I get,” you added.
“If your collection is only worth a million, I would get two-hundred thousand. That’s a pretty fair price for evaluating and appraising the pieces. Especially with the amount of research I end up doing,” you said as Minghao nodded along. “I understand that,” he explained, leaning back against the couch. “I think what you do is worth more,” he added. “I’m willing to go up to thirty percent.”
Your brows rose, eyes widening. “Thirty percent? Goodness, you’re generous,” you said, your lips pulling back into a smirk. Minghao mirrored your expression. “So we’re in agreement?” he asked. “Thirty percent?” You nodded in response. “Sounds reasonable to me,” you answered. “Good,” Minghao replied. “Dinner should be ready,” he added. “How about you get changed and join me?”
You returned to your room, changing out of your clothes and into something more appropriate for dinner. You returned downstairs to the foyer where you were greeted by a stern looking man you had yet to meet. “I’m Klaus,” he introduced himself with a small bow. “Dinner is being served and Mr. Xu has asked me to escort you to the dining room.”
You followed him through the halls until you reached a door which he then opened and gestured for you to enter. Inside was a large dining room with a table large enough to seat 12. Sitting at the head of the table was Minghao. When you entered, he stood up quickly as Klaus exited, shutting the door behind him. “Please,” Minghao said, gesturing to the seat adjacent to him.
You walked over, thanking him and moved to sit. Minghao was quick to pull the chair for you and move it again when you sat down before returning to his chair. You thanked him as the door behind you opened and a small service staff entered, setting a few platters down on the table in front of you and Minghao. “I asked them to make something new,” he explained as they removed the lids, showing a vast array of dishes that all looked amazing.
“Something with goat,” he added as he inspected the dishes. “Please,” he continued, gesturing to the food. “Help yourself to whatever you’d like.” You thanked him, digging into the food in front of you, not realizing that you were ravenous until the food was in front of you.
Silence fell over the room as you ate, no conversation was being had until Minghao spoke up. “So you traveled from Portugal?” he asked as he cut his meat. You nodded, wiping your mouth before speaking. “Yes,” you answered. “I had an apartment just outside Lisbon.” Minghao looked up at you.
“Had?” he asked, picking up on your use of past tense. “Yes,” you answered. “I travel for work and often only rent places for as long as I’m there,” you explained. “The job in Lisbon lasted for almost a year,” you continued. “The collection I was tasked with evaluating was massive and ended up being worth a whopping eighty-seven million pounds,” you added. Minghao’s eyes widened. “Eighty-seven million pounds? Good gracious,” he said softly. “And you got twenty percent of that?”
You smiled, picking up your glass of wine. “It’s not a bad business to be in,” you explained. “It certainly isn’t,” Minghao said with a chuckle as you took a sip of wine. “My father was an appraiser,” you said suddenly. But he never made it a lucrative business like I did. We struggled a lot and he would disappear for months on end, never so much as sending a letter or calling,” you continued.
“My mother, God rest her soul, worked 12 hour shifts at the local textile factory just to make sure we had food on the table.” Minghao kept his eyes on you as you spoke. “As soon as I was able, I started working. Mainly bookkeeping and typing,” you continued. “I was able to put myself through college with a combination of working and scholarships,” you said with a smile. “I immediately made a name for myself, assessing art collections left and right in America until my first overseas assignment in London.”
Minghao couldn’t help but smile. It was clear you took great pride in your work. Your smile, nostalgic, slowly fell as a memory came into the forefront of your mind. “That’s where I was living when the war broke out,” you said, a bitter tone in your voice.
Minghao couldn’t help but feel a similar anger and hatred towards the war. He’d been living in China at the time, deep in a remote area and away from the cities for protection. The war hadn’t hit him but you, living in London, he could only imagine how it affected you. The destruction and danger lurking around every corner.
“I worked as an air raid warden during the first few years but in the last couple, I was promoted to evacuation officer,” you explained. “It was stressful, being in the midst of all the bombings and trying to keep my cool and help direct evacuees,” you continued. “But I learned a lot about the world and myself in those years.” Minghao took a sip of his wine. “I can only imagine what you went through,” he said softly, making you look towards him.
“I was hidden away in China,” he continued. “We didn’t see much war where we were,” he added. You smiled sadly. “China is a pretty big place,” you replied. “I’m sure places like Beijing, Shanghai, and Hong Kong saw most of the action,” you added. Minghao nodded. “I’m sure they did. I’m sorry you had to go through that. Especially so far from home.”
You shook your head. “Home is wherever I rest my head,” you replied. “My family is all gone now. It’s just me.” Minghao felt his heart sink slightly. He knew what it was like to be alone in a sense but he still had family that was alive, he was just estranged from them so it wasn’t entirely the same feeling. “I’m sorry to hear that,” he replied but you smiled, dismissing his apology. “It’s all right now,” you answered.
“Less to worry about,” you added as you picked up your utensils. “Dinner is delicious by the way,” you added, changing the subject. Though you maintained this calm, unbothered air, Minghao could see right through it. One of his many talents as a draconian descendant.
He wouldn’t push it though. It wasn’t his place. If you wanted to talk about it, you would.
The next couple days, Minghao showed you the house so you could familiarize yourself with the layout. On the third day, he finally took you to the basement, opening the vault and showing you the contents. As you entered, carefully examining the works with gloves, you cataloged things slowly.
“So,” you said, returning to Minghao who was standing outside the vault. “I have good news,” you said softly, lowering your clipboard. “Everything is labeled and there is a box full of documents, which I can only assume are the auction and purchase records. Whoever owned this collection took great care in keeping records which makes my job much easier,” you said with a smile.
“Lunch is almost ready,” Minghao replied. “Shall we eat first and then you can go over the records after?” You nodded, smiling at him. “Sounds superb.”
After a quick lunch of soup and sandwiches, you returned to work, pulling out the record boxes and going through them, matching the papers to the items. “This is incredible,” you breathed, pouring over the records. “Not only are the dates of purchases listed but the prices are also listed. This is an incredibly well documented collection.” Minghao smiled as you flipped through page after page.
It took a few days but you finally had a partial appraisal for the ceramics. “Two hundred thousand?” Minghao asked when you showed him your numbers. “Two hundred and forty-three thousand, six-hundred and fifty-seven to be precise,” you answered. Minghao let out a laugh. “And that’s just the ceramics?” he asked to which you nodded. “I expect that to be the lowest number of this collection,” you answered.
Your assumption was proven to be correct when you came back with the values for the other categories.
Minghao stood, reading over your numbers as you sipped whiskey from a crystal glass. “Are these numbers accurate?” Minghao asked. You nodded. “I’m nothing if not accurate,” you replied. “Are they lower than your projection?” you asked, suddenly worried about his response.
During your time at the estate, you’d taken a liking to Minghao, something you normally never allowed to happen with clients. It was easy to like him. He was handsome, charming, well-spoken, intelligent, and incredibly witty. He was good company during your meals and late at night when you were working on your estimates. You’d become very close with him, especially after he told you about his parentage and his nature as a half dragon. You’d never met someone like him before.
“No,” he said, shaking his head. “They’re higher,” he added. “I expected a much lower number.” You smiled at him, setting your glass down and getting up to join him, taking the paper from him. “A great number of these items date back as far as the 8th century,” you explained.
“Like this one,” you said, pointing to an item on the list. “A silk print from eighth century China,” you said. “Or this one. A nineteenth century watercolor. There’s only one of these in existence. And this thirteenth century oil painting? The art community thought this was lost forever.”
“A lot of these items are worth even more because of the war,” you continued, handing the paper back to him and picking up your glass, downing the rest of the amber liquid. “A lot of art was lost, destroyed by the Third Reich. The Nazi stole a lot of art and we’re still trying to recover it. Most of the stolen art may never be recovered,” you continued.
Minghao held the paper in his hands but his eyes were on you. “A lot goes into appraising,” you explained. “Condition, rarity, age, authenticity, subject matter, and size are a few of the things I look at when appraising art collections. Many of these items are unique and only a few versions of them exist,” you continued, moving to the bar cart to pour yourself another drink.
“And every single one of these artists or sculptors are dead,” you continued, popping the top off the decanter and pouring more liquid into your glass. “Which makes these even more valuable. They can never be replicated by the original artist.” You placed the lid back and turned to face Minghao, holding the glass in your hand. He was still staring at you, a look of something you couldn’t place in his eyes.
He set the paper down and stalked forward slowly to where you stood until he had you caged in against the bar cart. “You know,” he said softly, eyes dipping down to look at your lips. “You’re incredibly sexy when you talk about this,” he said, tilting his head to the side. You swallowed nervously. “When I talk about art?” you asked, feeling a heat settling in the pit of your stomach.
“No,” he replied, taking your glass and drinking it in one go before setting the empty glass on the cart. “When you talk about something you’re passionate about.” He leaned in closer, lips inches from yours. You felt a shiver run up your spine, desire mixing with the sexual tension that hung in the air.
“I’m passionate about a lot of things,” you said, one of your hands moving up his arm to rest on his bicep. “Oh?” Minghao asked. “Like what?” He was teasing you now, the smirk on his face gave it away. He wanted to see how far he could take this. How far he could push you before you gave into him.
“Art, cuisine, fashion,” you said softly. “Photography, travel… sex.”
The next moment, Minhao closed the distance, his lips crashing against yours as his hands moved to your waist. You kissed him back with as much hunger, hand grabbing him desperately. Your lips parted, his tongue slipping into your mouth.
You moaned into the kiss as you felt one of his hands move down, cupping your ass and squeezing. Minghao pulled back, looking into your eyes, breathless as he spoke. “Maybe we should—”
“Take this somewhere else?” you asked, hopefully finishing his sentence. He nodded, pulling you into another kiss. “Your room or mine?” you asked as he left a trail of kisses down your neck. “Mine’s closer,” he murmured, his long fingers swiftly undoing the tie at the top of your blouse..
“Lead the way,” you said, pushing him back playfully. Minghao’s fingers instead closed around your wrist, pulling you from the bar cart and dragging you from the parlor, across the foyer to a pair of double doors you’d seen and knew was probably his room. When he parted the doors, he quickly pulled you into the room before shutting the doors.
You only got a brief look around the room before he was on you, kissing you and pulling at the buckle of your skirt belt, quickly undoing it and unzipping the skirt, letting it fall to the floor in a pool at your feet. You stepped out of the mess of fabric, letting him pull your green blouse off and tossing it to the floor with your skirt leaving you in your lingerie.
You felt slightly self conscious under his gaze as his eyes wandered, taking in your figure. You slowly moved back, taking a seat on the edge of the bed still in your heels. Minghao moved over, leaning over to press a soft kiss to your cheek, lips trailing down your neck to your chest. He glanced up, meeting your gaze before he started kissing his way down your stomach as he slowly knelt down.
He worked slowly, removing your shoes, one by one. You glanced up, eyes widening as you caught sight of your reflection in a massive mirror that stood across from where you sat. “My, that’s quite a mirror,” you said softly as Minghao continued to remove your shoes, humming in response.
Once your shoes were dealt with, Minghao’s hand slid up your legs, undoing the clips of your garter belt and then sliding your stockings down your legs, dropping both of them on the floor with your shoes before he got back up, climbing onto the bed over you as you scooted back. He captured your lips in a searing kiss, hands moving to slide your garter belt off along with your panties.
You let out a gasp as you felt two of his fingers spread your lips, finding your clit and muttering softly under his breath about how wet you felt. You tried to say something, to bite back, but your words failed you as he drew his finger in a languid circle around the sensitive nub.
You whined, hips bucking as he took his time, teasing you with long, drawn out massages. He chuckled, kissing down your chest and stomach again. He settled between your thighs, moving his fingers and pushing them into you slowly as his tongue descended onto your clit, tasting you with a groan.
Your thighs tried to close on his head but he pulled back, lightly smacking the inside of your thigh with his free hand. “Keep them open,” he growled before going right back into it. You moaned loudly, unrestrained, quickly reaching up to cover your mouth. Minghao reached up, grabbing your wrist and pulled your hand from your face.
“Don’t,” he warned. “Don’t cover your mouth. I want everyone to hear how good I make you feel.” You nodded slowly, moving your hand down to the sheets and gripping them as Minghao returned his attention to your clit, his fingers moving inside you. He pumped them at a steady pace, stopping to curl them up and making your back arch as you moaned again and again.
“That’s it,” he said softly, watching as your chest rose and fell with each labored breath. “Does it feel good?” he asked. You nodded with a whimper. “Yes,” you breathed. “F-feels so good!” Minghao smirked as he continued to curl his fingers, coaxing you closer and closer to the edge. “You gonna be good and come for me, sweetheart?” he asked. Your thighs had started to tremble, the tension in your body ready to snap at any moment. You whined in response.
“I need to hear you say it, bao bei,” he murmured, drawing out his motions, making them as slow as possible. “Yes!” you cried. “M’gonna cum!” Minghao resumed the same quick pace, rubbing against your walls as he drove you over the edge and your orgasm crashed down on you. You gasped, spewing out a slew of curses mixed with his name as he helped you ride out your high.
“Good,” he said softly. “Good girl.” You attempted to push his hand away when it became too much and sensing what you were silently asking for, Minghao removed his fingers, giving you a break. He cleaned his fingers, getting up from the bed. You heard him move around the room but were too exhausted to open your eyes and see what he was doing.
He returned to the foot of the bed and when nothing else happened, you finally opened your eyes and saw him standing at the foot of the bed. He held something in his hands. “I’d like to ask your permission for something,” he started.
You looked at the item in his hands and noticed it was a camera. You looked up to meet his fiery gaze. “I’d like to photograph you,” he continued. “Like this,” he added, gesturing at your posture. You pushed yourself up. “You want to photograph me naked?” you asked, slightly amused. Minghao chuckled, lowering his gaze to his camera. “No,” he replied, shaking his head before looking back up.
“I want to photograph you in the middle of sex.”
To say you were surprised was an understatement but you weren’t entirely turned off the idea. “And these would be for your eyes only?” you asked softly. Minghao nodded as he prepared the camera. “I plan on turning one of the bedrooms into a dark room,” he explained, raising the camera to look through the viewfinder and pressing the shutter button, before lowering it and smiling at you.
You leaned back, spreading your legs. “How do you want me?” you asked playfully as he raised the camera again, snapping another picture. You laughed and sat up, moving to the edge of the bed and grabbing at his belt loops, pulling him closer to undo his pants, starting with his belt. You unzipped his pants, pulling them down enough to pull his cock free from the confines of his underwear.
You wasted no time in taking the head into your mouth, surprising him into letting out a groan, his head falling back, exposing his long neck. You took more of him in your mouth, keeping your tongue flat against the underside as you took him further. You heard the snap of the camera and pulled back until just the tip was in your mouth, tongue swirling around the head.
You heard another snap followed by the automatic wind of the camera and kept going, each time taking him further and further into your mouth as you drew him to his full length and hardness. “Fuck, just like that, sweetheart,” you heard him groan, snapping another photo. You pulled back, moving your hand up and down the shaft and looked up at him.
“You gonna fuck me already?” you asked mischievously. Minghao tossed the camera onto the bed and pulled his sweater over his head, discarding it on the floor before pulling off his shirt and adding it to the growing pile. You scooted back to the middle of the bed, removing your bra and tossing it aside as he climbed onto the bed, trailing wet kisses up your stomach, stopping to nip at the skin under your breast. His tongue brushed over your nipple, swirling around it before he continued up your chest, running his tongue over your skin.
At the junction of your neck and shoulder, he sank his teeth into your skin, making you cry out and your body jerk suddenly. He used your movement against you, moving closer and taking his cock in his hand. He guided the head to your folds, rutting against your for a moment before pushing into you, letting out a growl as your warm walls enveloped him.
He grabbed the camera from its resting spot and sat back, holding it up to snap a photograph, aiming the lens at the place where your bodies met. “Oh fuck,” you gasped as he thrusted into you, bottoming out and his cock nestling against your cervix. He snapped another picture of your nude body before tossing the camera aside once more and grabbing your hips.
He neither eased you into it or warned you but started a rough, brutal pace immediately, hips snapping forward and burying his cock into your cunt repeatedly. You cried out in both shock and pleasure at the intensity at which he started right away. Your fingers curled into the sheets, thighs spreading more as he pounded into you. “You’ll cum if you go too fast,” you mused, eyes fluttering shut as you felt him throb inside you.
He chuckled, a breathy sound as his grip on you tightened. “I have more stamina than that, beibei,” he said softly. He gave you another harsh thrust, enjoying the way your breasts bounced with each snap of his hips. The room was full of the sound of skin against skin and your moans. It almost drowned out the sound of the rain outside. Almost.
Minghao slowed his pace before pulling out of you. You protested but he simply grabbed your hand and pulled you up as he shifted behind you, pushing you on to your hands and knees as he re-entered you from behind. You moaned, head dropping as he grabbed your hips, resuming that same merciless pace only now he was hitting even deeper.
“Look up,” he murmured in your ear. You did as he said, raising your head until you met the gaze of your own reflection. “Oh shit,” you gasped, walls clenching around him. He grabbed your chin, pressing his chest against your back as he leaned over you. “I want you to watch me fuck you,” he growled into your ear. “Watch yourself cum.” You moaned but maintained eye contact with him through the mirror. In the darkness of the room, his eyes glowed and he seemed even more dragon-like than before.
You pushed back, meeting his hips and thrusts with as much force as you could muster but you were getting weaker with each snap of his hips against your ass. His cock seemed to swell inside you or maybe it was your walls clamping down and not wanting to let go but he filled you so deliciously and with each rut, you were pushed closer and closer to your climax.
“That’s it,” Minghao said, his breath hot against your skin. “Cum for me, sweetheart. Be a good girl and let go.” His freehand moved from your hip to between your thighs, working your clit in time with his thrusts as he propelled you over the edge. You came with a scream as a loud clap of thunder shook the house and the very mountain it stood on.
Minghao fucked you through it, chasing his own high as he finally released inside you, painting your walls in his hot thick cum. There was more of it than you could initially comprehend, filling your walls and no doubt every crevice of your womb. Pregnancy was the last thing on your mind and you moaned, pushing back onto him, milking him for every bit of cum he had.
“Careful sweetheart,” Minghao purred into your ear, moving his hand to your throat and holding it firmly but not squeezing. “We have all night,” he continued. “I’m not done with you just yet.

Throwing a fluffy idea out there: Eddie volunteering (possibly for community service after getting busted for something silly) at a pet shelter. The kittens trying to play with his hair, him rough housing with the dogs to help get them some playtime and exercise.
Eddie loves animals and no one can change my mind. All I want is to see him with these fuzzy little babies 🥺
Words: 3.1k
Hopper was a good guy. He knew deep down Eddie was a good kid and that if he was the worst criminal that Hawkins had, things were going all right. But that didn’t mean that the chief of police wouldn’t lay down the law once in a while with the small-time drug dealer.
Eddie had gotten the choice between a few nights in the tiny town jail or volunteering at a pre-approved Hawkins business. Not wanting to spend time behind bars, Eddie grumbled as he took a look at the list of volunteer options. Spending any time at a medical facility was an automatic no and Eddie wasn’t sure how picking up trash would keep him away from drugs when all he’d want is to smoke a joint after the arduous task.
The Hawkins Animal Shelter immediately seemed appealing, though. Growing up, Eddie had always wanted a dog, but his dad couldn’t afford to own one and Wayne is allergic. Thinking of spending time with the dogs and cats that didn’t have families of their own brought a smile to his face. Maybe part of it was that he didn’t have a stable home life before coming to live with his uncle, so he could relate to the sweet, innocent animals.
His first day on the job, Eddie jumps out of his van and tosses his leather jacket on the passenger’s seat so it won’t get covered in fur or drool. The gravel crunches beneath his boots as he heads towards the front door. Barking can be heard before he even grips the dull copper doorknob.
There’s an older woman seated behind a desk as soon as he walks in, who looks up at him over the rim over her tortoiseshell glasses.
“Munson?” Her voice is deep and raspy, the pack of cigarettes sitting in front of her the obvious culprit.
“Uh, yeah,” Eddie says.
The woman nods her head to a yellow door covered in scratches—mostly on the bottom half. “In there. The girl will show you what to do.”
The girl. Eddie doesn’t even know who she is, but he’s offended on her behalf by being referred to in that way. Giving the woman a quick nod, Eddie heads over and through the door, eager to be out of her presence.
The sound of dogs barking and yipping is even louder in the back hallway, and now it’s joined by the high-pitched meowing of cats. It brings a smile to Eddie’s face as he shoves his hands into his jean pockets. He turns a corner and sees a girl bending over into one of the dog’s kennels. As excited as he is to see the animals he’s going to be spending time with, he admires the view of the nice ass in front of him first. A particularly loud woof from a Pomeranian has the girl standing up straight and Eddie is quick to avert his eyes, hoping he can keep up the facade of being a gentleman for more than five minutes.
“Oh! Hi, Eddie.”
At the sound of his name, Eddie looks back towards you. A smile breaks out on his face as he recognizes you from school. The two of you never really spoke before, but he couldn’t deny that he’d always thought you were very pretty.
“Hey! I didn’t know you worked here,” he says.
“Nope, just volunteer,” you say as you wipe your hands off on the thighs of your jeans.
“And I bet you weren’t even threatened with jail time,” Eddie says with a playful smirk. You giggle and it makes Eddie’s stomach flip in a way that’s unfamiliar to him.
“Let me guess, Brenda sent you back here with a huff?” A dog clamors for your attention in a kennel to your right and you reach in to scratch behind the chocolate lab’s ear.
“I assume so,” Eddie says with a shrug. “She didn’t bother introducing herself before ushering me along, saying you would tell me what to do.”
“Hmm,” you hum, narrowing your eyes as if inspecting him. “Can anyone really tell Eddie Munson what to do?”
This makes him laugh and it scares a skittish poodle to his left.
“Aw, I’m sorry, pal.” Eddie crouches down and holds his knuckles up to the kennel door to let the white, fluffy dog give him a sniff.
“That’s Stella,” you tell him. “Her brother Bruno is on the pillow back there asleep.”
Eddie’s eyes roam over to the dark gray poodle snoozing away in the back corner. He looks like he doesn’t have a care in the world and Eddie envies that.
“Do you know all the animals’ names here?” Eddie asks as he stands back up.
“Sometimes it’s hard to keep track because they come and go, but yeah, I think so,” you say. “Hmm, okay, I was just about to go change the kitty litter. Want to come along and distract the kittens? You wouldn’t believe how much they get in the way.”
“Sure,” Eddie agrees as he follows you down the hallway. As soon as you open the door to where the cats are kept, a cacophony of meowing floods his ears. There are different volumes and different pitches blending together to create a song of cat chaos. Eddie realizes he must be staring when he hears a soft giggle coming from your direction. Ducking his head, he clears his throat and turns towards you. “What should I do, boss?”
“Well,” you say as you walk over to a few of the cubbies the cats are residing in, “I’ll let a few out at a time, you distract them with the toys or maybe even some treats and I’ll clean their boxes. Then we try to corral them back in and start over again. Ready?”
There’s an array of cat toys on the far side of the small room. Fuzzy mice, balls that jingle, some with feathers, and a few cat wands. Eddie grabs a bag of cat treats off the shelf–which means every little eyeball in that room is on him–and settles himself on the floor next to the toys.
“Ready.”
The first batch you let out consists of five cats–ones that you know for a fact get along, you inform him. There’s a calico named Turtle, an orange and white one named Eric, an all-white called Kissy with the bluest eyes Eddie’s ever seen, and two small kittens. They’re both tabby cats with stripes, but one is grey with black stripes and the other is a soft orange with darker stripes; named Pepper and Chili respectively. Unsurprisingly, the kittens are the first ones intrigued by their new visitor. Tiny paws pad over the linoleum floor until they’re both standing right in front of Eddie. Now that they’re this close though, they get a bit shy. Their eyes are so big for their little heads, Eddie thinks, and he can’t help but chuckle at how cute they are. Chili decides to be the brave one and takes on the scary task of crawling up Eddie’s leg.
“Jesus,” Eddie winces as sharp little claws dig through the material of his jeans and prick at his skin. You pop your head out from one of the kennels and give him a sympathetic look.
“Yeah. I don’t know why but kittens’ claws are sharper than adult cats,” you tell him.
“God, you’re lucky you’re so cute,” Eddie tells Chili as the little furball stops to sit on Eddie’s thigh. As if seeing that his brother is safe, Pepper jumps up and follows the trail the ginger cat had led. “Ah, both. Great.” His words are joking, but the way he grits his teeth as Pepper’s claws do their little pricks of damage is very real.
Turtle makes her way over and begins to chew on the top corner of the treat bag. Kissy immediately wants Eddie to pet her, and Eric is content to sit about a foot away and watch the others interact with the human on the floor.
You peek over your shoulder as you empty the dirty litter into the garbage can beside you, and smile when you see Pepper standing on Eddie’s lap with her two front paws pressed right over his heart. Her tiny head bobs as she inspects Eddie’s face, little pink nose twitching as it works.
Chili has to outdo his sister and jumps right up to Eddie’s shoulder, as if he were a pirate and Chili is his trusty parrot. The ginger cat noses at Eddie’s curls before deciding to take a taste. He opens his mouth and Eddie is glad that hair doesn’t have nerve endings when Chili sinks those little needles that he calls teeth into the strand.
By the time you get finished cleaning out the litter and refilling the food and water, Pepper is up on Eddie’s other shoulder, chewing on hair on that side of his head. Kissy is curled up in Eddie’s lap, purring contentedly as she snoozes. Turtle is still trying to figure out how to get into the treat bag, and Eric decides he can trust Eddie enough to rest his head on Eddie’s ankle.
“Well, don’t you all look comfy,” you say as you stroll over to them.
“Cats have no boundaries,” Eddie says with a smile.
“Not a one,” you agree.
Eventually, you get them all back in their cubby condos and are able to move on to clean the other cat’s areas.
When you get to the last one, you open the cage door and reach in. Eddie watches as you pull out an older gray and brown cat and hug it to your chest.
“How are you, Perry?” you ask before planting a kiss right between the cat’s ears. You turn towards Eddie so he can get a better view of the large feline. “This is Perry. He’s the oldest cat here and an absolute sweetheart. I would’ve brought him home with me a long time ago if my sister wasn’t allergic.”
“Hi, Perry,” Eddie says, walking closer to the two of you. He holds his fingers up and Perry gives them a quick sniff. The cat ducks his head and Eddie takes the hint, scratching wherever his hand is guided along the soft fur.
“Wow,” you say softly. “I’ve never seen Perry let anyone pet him that quickly. He can be a grumpy old man when he doesn’t know someone.”
“I live with a grumpy old man,” Eddie says with a shrug. “Guess I just know how to deal with them.”
“Do you want to hold him while I clean?” you offer.
“Sure.”
You hand the cat over and Perry quickly adjusts to being in Eddie’s arms. It’s another thing that surprises you. Perry isn’t usually a fan of being held—unless it’s by you. But the tabby seems quite content in Eddie’s arms.
Since the last cage is the easiest to clean, you finish up with the cat room in no time.
“What now?” Eddie asks.
A look down at your watch lets you know.
“Time for the first group of dogs to go outside.” You nod for Eddie to follow you in the direction of the dogs’ section. “We do it in groups since there’s so many of them. This way they can all get some attention and there’s less likely to be any issues or fighting.”
It’s not surprising to you that Eddie is a complete natural with the dogs when you get outside. He’s on the grass with them, rough housing, he plays fetch, and even runs laps around the yard with a few who just need to burn off their extra energy. The dogs all take to him so naturally—even the shy ones. It’s impossible not to smile as you watch the canines play with this golden retriever of a man.
By the time the two of you bring the last round of dogs back inside, Eddie’s cheeks are rosy from exertion, his breathing is somewhat labored, and he has patches of dirt on him almost from head to toe.
“Come here,” you say with a chuckle once you’ve snapped the last lock shut.
There’s a battered door at the other end of the hall, and Eddie follows you over towards it. You jiggle the rusty doorknob and step into the small bathroom. There are a few stacks of towels lined up on the counter and you pull a teal one off the top of a pile.
The scent of lemons fills the small space as you pump some hand soap onto the towel and wring it out with some water.
You turn back to Eddie and motion for him to drop his chin. He does, and you push a few strands of curls back to wipe at the dirt on the left cheek and jawline.
“How’d you get this?” you ask with a chuckle.
“No idea,” he replies with a small huff of laughter. “I think it was when Yogi and I both dove for that tennis ball.”
The memory of Eddie and the chocolate lab both going for the toy brings a smile to your face as you clean off what you can of the dirt.
“He’s a good boy,” you say.
“What about me?” Eddie asks with a mischievous glint in his eye.
You laugh and toss the dirty towel in the laundry bin.
“Yes, Eddie,” you tell him. “You were a good boy, too.”
Even though he’s the one who brought it up, he feels his face get warm.
“So, I’m actually headed out early today,” you say as you wipe your hands off on the sides of your jeans. “But I’m sure Brenda will let you know what you can do next.” It’s hard to keep the playful smirk off your face at the mention of the cantankerous receptionist.
Eddie drops his jaw and stares at you with mock annoyance.
“Playing hooky and leaving me with someone who makes Ms. O’Donnell look like a ray of sunshine? How dare you?”
You chuckle and shake your head.
“I mean, if you want to go get my cavity filled for me, I wouldn’t complain,” you say with a shrug.
Eddie winces, fighting off the urge to run his tongue over his teeth.
“Oof, okay. That’s a good excuse, I guess,” Eddie says.
“I’m so glad you approve,” you tease. “Are you coming back tomorrow?”
“Sure am.”
Honestly, Eddie has no idea if he’s scheduled to come in tomorrow or not, but he hardly doubts anyone would complain if he showed up for extra volunteering.
“I’ll see you then.”
You give him one last smile before heading to grab your bag from the back room.
The next day, all the cats and kittens meow at you the moment you step foot into their room.
“Hello, babies,” you greet them. “How’s my man Perry doin—” Your face falls when you see Perry’s usual crate empty of the senior cat.
Despite the cries of protest, you back out of the cat room and hastily make your way to Brenda’s desk.
“Where’s Perry?” you ask without preamble.
“Got adopted,” Brenda responds, not looking up from the old issue of People Magazine she’s flipping through.
“Oh.” You swallow and nod your head. “Good for him.” I didn’t get to say goodbye.
A few tears fall as you head back to the cats and begin your daily cleaning routine. You are genuinely happy that Perry has found a home. Cats of his age don’t belong in a shelter, they belong with a family. Well, all cats do, but it’s especially harder for seniors. It’s the fact that you didn’t get to give him one more scratch between his ears or kiss the back of his head one last time that is upsetting you. He was so much a part of your daily life that it already feels empty in the shelter without him.
“Hey.”
Eddie’s voice startles you, causing you to jump and hit the back of your head on the roof of Chili and Pepper’s cubby.
“Ow.” You wince and step back, bringing your hand up to hold the sore spot.
“Oh shit, I’m sorry!” Eddie says, eyes wide. “I didn’t mean to scare you—hey, are you okay?” Eddie frowns in concern when he sees the tear tracks running down your cheeks.
“Huh? Oh yeah,” you say before wiping off your face with the sleeve of your shirt. “I’m fine. Just found out that Perry got adopted and I’m bummed I didn’t get to say goodbye to him.”
“Oh.” The smile forming on Eddie’s pretty face doesn’t hold the tone of sympathy that you were expecting. He clears his throat and brings his hand up to scratch at the back of his neck. “Well, um, actually, I’m the one who adopted him.”
Either your ears or brain are having a hard time grasping what Eddie just said, so it takes a few moments before it finally clicks.
“You? You adopted Perry?”
“Yeah.” There’s a prideful grin on Eddie’s face and it makes your heart rate pick up. “After you left yesterday, I went to say goodbye to him, and he kept pawing at me through the bars of the crate. I let him out and he wanted me to hold him. I kinda fell in love with him right then and there.”
Tears flood your eyes once more, but this time for an entirely different reason.
“Oh, Eddie.” You chuckle and wipe at your misty eyes. “That makes me so happy. Perry deserves a good family, and I couldn’t have picked a better one. Thank you.”
“You can come by whenever you want to see him,” Eddie says, a nervous warble in his voice. He clears his throat and tries again. “I’m sure, uh, he’d love to see you more.”
A shy smile graces your features as you reply, “I’d like that, too.”
“So, no more tears,” Eddie says, stepping forward and using his thumb to gently erase any remains of your waterworks.
“No more tears,” you agree, taking a deep breath.
Before you can let the thought linger and overthink it, you lean forward and wrap your arms around Eddie’s neck, hugging his body close to yours. He tentatively wraps his arms around your body before holding you just as tightly as you’re holding him.
Reluctantly, you pull away and take a step backward.
“So, what do you say?” you ask. “Should we get to work?”
Eddie drops into a bow and makes a grand sweeping gesture towards the cat cubbies.
“Let’s do it.”
