For that kind of money he could have gotten a lot better... 🤷🏼‍♀️. - Well aside from the lap pool which clearly you don’t like, for what he paid (under asking price at 4.7 mil) I think he got a very beautiful and energy efficient modern style (his taste) home in a great location that suits his current lifestyle and is going to earn him a darn pretty penny through tax advantages (savings and energy efficiency credits) and real estate appreciation. If he sold tomorrow he would likely see a $1.2 million profit just from RE appreciation to date and excluding his realized tax savings ! 🤣🫣. The value of a house isn’t always just what you see. It has to fit the buyer’s tastes, lifestyle and goals. JL’s real estate agent did a great job matching him to the right property.

His home is on the end of a cul de sac allowing for even more privacy beyond the two gate guarded entrances and allows for extra guest parking) and it is in one of the best guard-gated planned communities in the entire US.

The home itself has incredible views of the purple and orange-pink mountainous “Ridge” and surrounding desert landscape. The energy efficient home is entirely built with private and protective reflective glass. The indoor/outdoor amenities are satisfying without being excessive or ostentatious. (outdoor fireplace, hot tub, large wine refrigerator which he can fill with Avian water 🫢, one touch technology, in bedroom bathrooms?) The outdoor landscaping and irrigation system is native, esthetically complimentary to the home and water-conscious.

If he wants to work out, swim in a huge pool 🙄, privately entertain, a premier fitness club to which he can belong is a walk away. (Doubt he will swim there, play tennis or golf… but he or his guests could).

The community in which he lives and areas nearby include over 150 miles of walking trails, well over 100 assorted kinds of park spaces including Red Rocks National Conservation Area where JL climbs often. His friend AH lives nearby. LV is an up and coming hub of the entertainment industry. LA is an easy 4.5 -5 hr. drive away and far shorter by copter for guest or visitors. So, what’s not for him to like?

For JL, I can’t imagine how he could have gotten better value for his dollar. Seems to me this purchase was well planned, well thought out, and money well spent. Just my opinion.
