This really pisses me off- an 1892 Victorian mansion in Denver, CO was converted to an office building and now they want to sell it as a home. 12 bds., 8ba, 21,285 sq ft, asking $8,407,575.
Forget about having a home with a yard and a garden, they made it a parking lot.
In the reception area, which is also the grand hall, it looks like the wood is still intact, but the fireplace behind the desk has been blocked off.
The stairs look good.
It's hard to tell what most of the rooms were. This one looks pretty good. It still has lots of original millwork, the fireplace, and stained glass.
There's a staff kitchenette back here. The cabinets are nice, but the counter is laminate and I wonder what it was before.
This must be a sitting room. It has a beautiful fireplace.
It looks like the pocket doors are intact. I'm not sure if the cabinets are original, but they were nicely done.
This has to have been the dining room. I know that some of it is new, but how did they get the original wood so light? The original ceiling was plaster. There is no longer a kitchen.
This must be an area for staff sing-alongs.
In this room, only the frame of the fireplace is left.
The woodwork in this room was painted white. I don't know if these are separate offices or the same business in the whole house.
Don't know what this room is, but even though it has beautiful brick and wood, they put up modern office lighting and ductwork.
Not bad tile work on this little fireplace, but I don't like the shelves above it.
This room was modernized. I wonder what's under all the commercial carpeting. The door with a transom indicates that this could have been a bedroom. Notice that they advertise 8 baths, but don't show any. They're probably like public restrooms, now.
This would be a landing. Glad to see the railing and columns. Hate the lighting.
If they left the wood in most other areas, why did they paint some of it?
In this area, they put in modern commercial doors and windows, plus the modern ceiling and lights. I'm not sure that the brick is original, but there's a fireplace.
More ductwork and new walls, plus cement flooring. Look at the clear glass door. That's different.
I wonder if the barn doors are original.
I'm thinking that these are different offices, not just a single business. I don't know if the steel columns could've been there. I don't even know where we are.
All modernized except for the fireplace. Nice chandelier.
Here's some sort of a loft or stair landing.
This looks like an attic office and it also has a kitchenette.
In the basement there's a staff room with a kitchenette.
Plus a staff gym. So much money, and I don't even know how much it would take to make it right- like what do you do with the ductwork and all the flush mount ceiling lights. The plaster ceilings, medallions, and light fixtures are all gone.

Because Happy Fandom
In the interest of spreading positive vibes, I'm working on the 2nd chapter of I Never Do This so I decided to post a sample. It's Bucktommy. Explicit but also has the gushy romantic feels scattered amidst the smut. The following sample is smut-free, but if you follow the link to Ch.1 you'll find yourself tits deep in obscene material. You're welcome.
************************
Tommy grinned when Evan’s lips pressed against the nape of his neck. “Good morning.”
“I woke up alone,” Buck pouted. “How dare you.”
“Will a Denver omelet earn me forgiveness?” Tommy asked, swiveling sideways to reveal a cutting board and a half chopped bell pepper.
“I’m listening.”
“Light on ham, heavy on veggies, average amount of cheese. With a side of beautiful sliced tomatoes I just picked off the vine. They turned out really great this year.” Tommy smiled and mmm’d into long, gentle a good morning kiss.
“I’m gonna get spoiled dating you, aren’t I?” Buck sighed, sounding so love-drunk he may as well have had little cartoon hearts floating around his head.
“Oh, absolutely. I try to spoil all my guests, especially the cute ones.”
Buck gave him a quick nuzzle and stepped aside so he could get back cutting peppers. “Wanna point me to the cheese grater?” The chance to help prepping a meal in Tommy’s kitchen made him feel all giddy. ‘Kid-with-an-extra-helping-of-dessert’ giddy.
Tommy tapped his bare foot against the cabinet door behind him. “Grater's in there. And you might have to dig around a little for the cheese, I’m terrible at keeping my refrigerator organized.”
Normally the sight of veggies, condiments, leftovers and so-forth scattered around a fridge all willy-nilly would awaken Clipboard Buck with a vengeance, but this time he just shrugged and made a mental note to tackle it later. “Are these green beans from your garden?” he asked, pushing aside an overfilled bag to reveal a block of sharp cheddar. The block sat between a takeout container and a bottle of ketchup, but Buck kept his attention riveted to Denver omelets and Tommy.
“No, they’re from my neighbor Cathy down the road.”
On the counter next to the knife block were four cutting boards of descending size held upright by a cat figurine wearing a chef’s hat and apron holding a whisk. It was impossible not to notice how much the kitschy object clashed with the rest of Tommy’s decor, so Buck figured it must have sentimental value. The thought gave him a soft, warm feeling. “It took me a minute to escape your hall by the way.” He teased after selecting a cutting board and getting to work.
“Uuuugh, sorry.” Tommy cringed. “I should have thought to label the doors with post-its before you woke up, I literally do that every time I host an event. It’s the only thing I really don’t like about this house. But I’ve got major renovations planned and that nightmare is getting fixed as soon as I’ve got enough money saved up.”
"Do you wanna hire a crew or go diy?” Buck asked whilst imagining Tommy wearing a toolbelt . . . maybe taking a big sledgehammer to a wall, all covered in sweat and drywall dust and wearing beat up old work clothes with streaks and splatters of dry paint all over them from past projects. And, and maybe the jeans hang really low. Like barely perched on his hips so just the slightest nudge might–
“Woohoo!” Tommy whistled, waving a hand in front of his face.
“Oh!” Buck flinched and cleared his throat. “Hi, yeah. I’m, I’m back–did you say diy?”
"I did." Tommy chirped.
"Neat. I'm, uh, happy to help out if you want."
"I will keep that in mind."
The couple returned to their self assigned tasks, chopping, grating, and frequently sneaking glances at eachother.
Buck tried to maintain focus on grating cheese, but found himself increasingly morning-horny, which was slowing down progress more and more. The sense of arousal surprised him. He had never really been a morning sex kind of a guy–then again, he’d also never been a ‘fucks other men and likes it’ kind of guy a until recently. He supposed this was just his season of revelations. Morning horny. Okay. What to do with that energy? Huh. “Soooo . . . we’ve officially had sex in both of our beds now.”
“God Evan, you say that like there’s a bingo card!”
“There could be bingo cards.” Buck gazed sidelong at Tommy with a sly grin that seemed to broadcast certain intentions.
Let’s play.

Cabinet Resurfacing: Tips, Techniques and Secrets
If you're like most people, when you think of cabinet resurfacing, the first thing that comes to mind is painting them. And while this is certainly one option, it's by no means the only one. In this article, we will explore a variety of different techniques and methods for resurfacing your cabinets. We'll also discuss the pros and cons of each method so that you can make an informed decision about which one is best for your home. So whether you're looking to paint your cabinets or try something a little more adventurous, read on for some great tips!
The first thing to consider when resurfacing your cabinets is whether you want to paint or stain them. Painting gives you the ability to customize your cabinets with any color you like, while staining will give them a more natural or classic look. If you're looking for maximum customization, painting may be the way to go. However, it's important to remember that staining can also add depth and texture to existing wood surfaces.
Another option for cabinet resurfacing is refacing. This involves replacing the doors and drawer fronts of cabinets with custom-made pieces that match your current décor. Refacing is a great choice if you're looking to completely transform the look of your kitchen without spending a fortune on brand-new cabinets.
If you don't have the time or resources to reface your cabinets, consider veneering. This method involves applying thin pieces of wood over existing surfaces in order to give them a fresh, new look. It's an affordable way to update your cabinets without having to buy all-new ones.
Finally, if you're looking for a more permanent solution, consider installing laminate countertops and/or replacing cabinet hardware. Laminate is a great option because it comes in a variety of colors and styles that can easily match any décor. Replacing cabinet hardware is also an easy way to make a big impact on the overall look and feel of your kitchen without spending too much money.
No matter which option you choose, cabinet resurfacing is an easy and affordable way to completely transform the look of your kitchen. With just a few simple steps, you can take any home aesthetically from drab to fabulous! Try some of these techniques today and see what kind of difference they make in your kitchen! Happy resurfacing!

The Other Shoe, Epilogue
One Year Later
Deeks moved around the kitchen, dicing some onions, stirring a pan of chicken, grabbing a couple of cloves of onion. He’d gotten home from work 45 minutes ago, and started in on dinner, knowing Kensi would be back later than him.
In the last year, a lot had changed. For one, he could walk down the beach, even run, without feeling like he’d collapse. He’d recovered from his transplant surgery better than could be expected. Although he had returned to most of his previous activities pre kidney failure, he had officially resigned as an investigator upon receiving his medical clearance.
Now, he supervised a team of NCIS lawyers and assisted with modifying agency procedures and guidelines as needed. Much like his job as liaison, he had a feeling that the position had been designed specifically for him. It was hardly what Deeks had expected for himself, but he found he enjoyed most of the work.
A timer on his phone beeped and he absentmindedly turned it off, grabbing the medication sorter off the counter, and popping the contents in his mouth along with a swallow of water. Humming a John Denver song under his breath, he continued cooking. He heard the front door open and close, and called out,
“I’m in the kitchen!”
Deeks looked over his shoulder as Kensi walked in, barefoot and in a tank top and jeans.
“Hey, welcome home, Lady Bird of my Heart.”
“Hey. Ooh, what’s for dinner?”
He grinned at her eagerness, nodding to the pan of peppers and onions. “Fajitas and semi-authentic rice. How was work today,?”
“Good. I taught a baby agent how to disassemble an incendiary device hidden inside a truck,” Kensi told him excitedly. Deeks turned around completely, his eyebrows high enough to touch his bangs.
“You what now?”
“It was a simulation,” she clarified quickly. Deeks visibly relaxed.
“Could have led with that, baby.” He left the stove to wrap his arms around her, and kissed her temple. Kensi tipped his chin down to kiss him more firmly on the mouth.
“Sorry. I just got excited,” she explained. “As much as I don’t miss the danger, I do miss the adrenaline rush that comes with fieldwork.”
That was another big change; shortly after Deeks settled into his new position, Kensi decided resign as well. Kilbride hadn’t been pleased to lose two of his team within months of each other, but ended up recommending Kensi for a supervisory position as well. She now trained incoming agents fresh out of FLETC to prepare them for their first real field experiences.
“I know you do,” Deeks said softly. He also knew his health crisis had played some part in her decision to step down. Thought Kensi insisted it was for many reasons.
“How about you? How was your day?” Kensi asked, reaching over his shoulder to sneak a piece of chicken.
“The new edits to the handbook were accepted. Finally got the definition and duties for an NCIS investigator clarifies more thoroughly.”
“That’s been bugging you for years! Congratulations.” Kensi kissed him again, as though he’d performed some impressive feat.
“I mean, it’s not nearly as exciting as yours,” he pointed out.
“Hey, don’t downplay your efforts. Because of you, future investigators won’t have to wonder about their scope of duty. Of course, it also means they won’t be able to use it to their benefit like you did.”
“True. It was fun to mess with you guys.”
“Yes, I know,” Kensi said dryly. She slid a hand up into his hair, leaning into him. He felt the gentle rounding of her stomach pressed against him, and he brushed his fingers over it.
“And how’s Baby Deeks-Blye today?” he asked.
“Happy and hungry.”
“Dinner will be ready in a few minutes.” He grinned again, squeezing Kensi against him. “Does baby want salsa tonight?”
“Definitely,” Kensi responded immediately. She slid out of his arms, heading for the cabinets. “I’ll set the table.”
Deeks watched her for a few moments, overwhelmed by the simple delight of it all. Last year, he thought he might die, and here he was healthy, happier than ever, a baby on the way.
Yeah, a lot had changed. He’d always be on medication, he had to watch his diet to a degree, and his days chasing bad guys were gone forever, but he found it didn’t matter as much as he thought it would.
In the end, he was just happy for a second chance.

A/N: Sorry for the slightly cheesy ending. Hope you enjoyed this final bit of lightness after all the dark and angst.

Utensils and Gadgets: From spatulas and ladles to thermometers and measuring cups, having the right tools can make a significant difference in kitchen operations.
Choosing the Right Equipment Supplier in Denver
Selecting a reliable equipment supplier is crucial for getting quality products and excellent customer service. Here are some factors to consider when choosing a supplier in Denver:
Reputation and Reviews: Look for suppliers with positive reviews and a good reputation in the industry. Word-of-mouth recommendations from fellow restaurateurs can also be valuable.
Product Range: Ensure the supplier offers a wide range of equipment from reputable brands. This variety allows you to compare and choose the best options for your needs.
Service and Support: A good supplier should provide comprehensive support, including delivery, installation, and maintenance services. Check if they offer warranties and after-sales support.
Price and Financing Options: Compare prices from different suppliers to get the best deals. Additionally, inquire about financing options if you need to manage your budget more effectively.
Local Expertise: Suppliers with local knowledge can offer insights into Denver's market trends and regulations, helping you make informed decisions.
Navigating Health and Safety Regulations
Compliance with health and safety regulations is non-negotiable in the restaurant industry. In Denver, the Department of Public Health and Environment oversees these regulations. Key areas to focus on include:
Food Handling and Storage: Ensure your equipment supports proper food handling and storage practices to prevent contamination and spoilage.
Sanitation Standards: Equip your kitchen with the necessary tools for maintaining hygiene, such as commercial dishwashers, handwashing stations, and sanitizers.
Fire Safety: Install fire suppression systems, smoke detectors, and fire extinguishers as required by local regulations. Regular maintenance of cooking equipment can also prevent fire hazards.
Ventilation and Air Quality: Proper ventilation systems are essential for maintaining air quality and preventing the buildup of smoke and grease.
Accessibility: Ensure your establishment complies with the Americans with Disabilities Act (ADA) by providing accessible facilities and equipment.
Sustainable and Energy-Efficient Equipment
With increasing awareness of environmental issues, many restaurateurs are opting for sustainable and energy-efficient equipment. Benefits include reduced utility bills, a smaller carbon footprint, and positive customer perception. Here are some tips for choosing eco-friendly equipment:
Energy Star Ratings: Look for equipment with Energy Star certification, which indicates high energy efficiency.
Eco-Friendly Materials: Choose equipment made from sustainable materials, such as stainless steel, which is durable and recyclable.
Water Efficiency: Opt for water-efficient dishwashers and faucets to reduce water consumption and waste.
Waste Management: Implement waste management practices, such as composting and recycling, and choose equipment that supports these efforts.
Local Sourcing: Whenever possible, source equipment and ingredients locally to reduce transportation emissions and support the local economy.
Financing Your Restaurant Equipment
Purchasing restaurant equipment can be a significant investment. Fortunately, several financing options are available to help manage costs:
Leasing: Leasing equipment allows you to conserve capital and upgrade to newer models as needed. It also includes maintenance and repair services.
Loans and Credit Lines: Business loans and lines of credit from banks or other financial institutions can provide the necessary funds for purchasing equipment.
Vendor Financing: Some suppliers offer financing options directly, which can be convenient and tailored to your purchase.
Government Grants and Programs: Explore local and federal programs that offer grants or low-interest loans for small businesses, particularly those promoting sustainability.
Maintaining and Repairing Your Equipment
Proper maintenance is key to extending the lifespan of your equipment and ensuring it operates efficiently. Here are some maintenance tips:
Regular Cleaning: Follow manufacturer guidelines for cleaning and sanitizing equipment. Regular cleaning prevents buildup and reduces wear and tear.
Scheduled Inspections: Conduct routine inspections to identify potential issues before they become major problems. This includes checking for leaks, unusual noises, and performance issues.
Professional Servicing: Hire professional technicians for regular servicing and repairs. They have the expertise to handle complex equipment and ensure it operates safely and efficiently.
Employee Training: Train your staff on the proper use and care of equipment. Misuse can lead to damage and increased maintenance costs.
Record Keeping: Maintain detailed records of maintenance and repairs. This helps track the history of each piece of equipment and plan for future replacements or upgrades.
Conclusion
Starting a restaurant in Denver is an exciting venture, filled with potential for creativity and success. However, the foundation of any successful restaurant lies in its equipment. From selecting the right ovens and refrigerators to navigating health regulations and financing options, every decision plays a critical role in your establishment's operational efficiency and customer satisfaction. By investing in quality equipment, choosing reliable suppliers, and committing to proper maintenance, you can build a robust kitchen that supports your culinary vision and stands the test of time. Denver's dynamic culinary scene offers endless opportunities, and with the right tools and knowledge, you can carve out your own niche in this vibrant market. Remember, the journey of a thousand dishes begins with a single piece of equipment. Choose wisely, maintain diligently, and watch your culinary dreams come to life in the Mile-High City.
