Ciara joins board of Seattle startup Amperity to help guide corporate social responsibility efforts
Amperity is adding some more star power to its board of directors.
The Seattle-based customer data platform announced Thursday that Grammy-winning singer Ciara will head up corporate social responsibility efforts, serving as an advocate and advisor on Amperity’s community initiatives.
Ciara, the wife of Seattle Seahawks quarterback Russell Wilson, is involved in a diverse array of entrepreneurial and business engagements in the Seattle area and beyond.
She recently launched the fashion company House of LR&C alongside Wilson and former Lululemon CEO Christine Day; she’s the founder of the record label Beauty Marks Entertainment; she’s a board member for Why Not You Foundation, a philanthropic organization dedicated to supporting underprivileged youth in Seattle and the surrounding area; she’s an ambassador and partner with leading brands such as Revlon, Equinox, and Pandora. She challenges us to think differently about our role in helping brands develop consumer trust, and how our technology can make a positive impact in people’s lives.
Ciara was also involved in Wilson’s efforts to get a Seattle-based social-media-style app called TraceMe off the ground two years ago and the couple are members of the Seattle Sounders FC ownership group. On Wednesday the pair announced that they are founding partners and equity owners in Evolution Advisors, a venture from insurance broker Acrisure catering to minority-owned businesses.
Amperity’s platform ingests trillions of data points from a single customer — via emails, purchase history, mobile app usage, website traffic, physical store visits, etc. — and crunches that information with machine learning to give marketers a holistic understanding of a given user.
CEO Kabir Shahani said Ciara gets the business and Amperity is getting an entrepreneur with firsthand experience building and representing brands at multiple levels,
Tumblr media
The appointment is in line with a bit of trend around companies recruiting athletes and entertainers into the board room. The Wall Street Journal pointed out Thursday that Ciara shares the distinction with tennis star Serena Williams, Oprah Winfrey, and onetime basketball star Shaquille O’Neal. One expert in the report cautioned companies not to recruit just a famous name but someone with relevant experience building a business.
Founded in 2016, Amperity has attracted brands such as Alaska Airlines, Patagonia, Kroger, and others that use the company’s software to fine-tune their targeted marketing campaigns by connecting disparate data sources about individual customer habits.
Starbucks was an early adopter of Amperity’s technology, and the coffee giant’s President and CEO Kevin Johnson joined the board last fall.
Shahani said Ciara fits right in with Johnson and the other business leaders who serve on the board, including Concur co-founder and Accolade CEO Raj Singh and Madrona Venture Group Managing Director Matt McIlwain.
“People want to be able to trust the brands they buy from, and brands earn that trust when they truly know who their customers are and how to make them feel seen,” Ciara said in a news release. “Amperity helps brands understand their customers so they can personalize interactions and build that trust. That’s why I’m so excited to be part of what they’re doing, because I want to help everyone have better experiences with the brands they love.”
Amperity has 160 employees and has raised $87 million to date.

Back Office Solutions - Business Process Outsourcing (BPO)
The back office solution is that the portion of a corporation made from administration and support personnel who aren't client-facing. Back-office functions include settlements, clearances, record maintenance, regulatory compliance, accounting, and IT services. for instance, a financial services firm is segmented into three parts: the front office (e.g., sales, marketing, and customer support), the center office (risk management), and therefore the back office (administrative and support services).
What is Back Office Solutions
The term Back office Solutions refers to any and everyone role within a corporation that enhances the customer experience without directly concerning it.
For example, photo editing, ecommerce support, data entry, online research, and other back office administration duties are all important tasks that modern businesses got to complete. Without them, customer bases wouldn't be ready to interact with their favorite organizations in the same ways they typically do.
But at an equivalent time, these tasks are behind-the-scenes tasks and should not actually be seen or felt by consumers. this is often what's meant by "back office."
The problem with back office support functions is that the significant amount of resources companies must spend on them. Fortunately, there is a solution. It's called Business Process Outsourcing and it's what we'll discuss within the next section.
What is Business Process Outsourcing?
Business process outsourcing (BPO) is that the practice of contracting a selected work process or processes to an external service provider. The services can include payroll, accounting, telemarketing, data recording, social media marketing, customer support, and more. BPO usually fills supplementary - as against core - business functions, with services that would be either technical or nontechnical.
From fledgling startups to massive Fortune 500 companies, businesses of all sizes outsource processes, and therefore the demand continues to grow, as new and innovative services are introduced and businesses seek advantages to urge before the competition. BPO is often an alternative to labor migration, allowing the labor pool to stay in their home country while contributing their skills abroad.
BPO is usually divided into two main sorts of services: back office and front office. Back office Solutions include internal business processes, like billing or purchasing. Front-office services pertain to the contracting company’s customers, like marketing and tech support. BPOs can combine these services in order that they work together, not independently.
The BPO industry is split into three categories, supported the situation of the seller.
A business is able to do total process optimization by combining the three categories:
1. Offshore vendors are located outside of the company’s own country. for instance, a U.S. company may use an offshore BPO vendor within the Philippines.
2. Nearshore vendors are located in countries that neighbor the contracting company’s country. for instance, within us, a BPO in Mexico is taken into account by a nearshore vendor.
3. Onshore vendors operate within an equivalent country because the contractor, although they'll be located in a different city or state. for instance, a corporation in Seattle, Washington, could use an onshore outsourcing vendor located in Seattle, Washington, or in Huntsville, Alabama.
Business Process Outsourcing Important?
The reason for companies to outsource their business processes is pretty simple. Business Process Outsourcing enables business owners to scale back the burden of labor and consider other core aspects of their operation. Outsourcing to a third-party company, which is already well-established and has the relevant experience in providing services, maybe a far more convenient option. Outsourcing your business processes comes with a series of benefits. a number of those include:
Cost Reduction: Outsourcing helps organizations cut costs and economize, and is one of the foremost important reasons for people opting to outsource their business process. BPO has given rise to a talented pool of employees available at low wages leads to huge cost reductions, which successively leads to better revenues for the corporate
Availability of Experienced Professionals: Recruiting new employees and training them involves tons of hassle and maybe a huge cost to the corporate. When the tasks are outsourced to an already established company with all the resources, the troubles of hiring and training is conveniently avoided
Ability to specialize in Core Business: Since a substantial chunk of the business is outsourced to a service provider, the highest management of the corporate can focus their attention on core operational areas. This also results in better employee productivity and helps them make better and more informed business decisions
Excellent Source of Customer Feedback: Most BPO employees are in direct contact with the purchasers, as a result of which they're ready to receive first-hand feedback about products and services. This valuable feedback, in turn, helps the corporate to enhance the services provided
Access to the newest Updated Technologies: Buying a licensed version of the newest software and other technologies is extremely expensive. This proposition is additionally risky, especially for little to medium-sized businesses who cannot afford to dedicate a gentle budget to purchasing the newest technologies. Therefore, it becomes difficult for a corporation to remain updated with the newest developments. Outsourcing to companies that have already got access to the technology and have the relevant expertise, therefore, proves to be more advantageous for global organizations
Excellent Employment Opportunity: The BPO industry is one of the very best job providers in most countries. In fact, it's ranked second in terms of the number of jobs created in a number of Asian countries. The remuneration provided to the workers is additionally one among the simplest within the industry, which is one of the main reasons for kids to figure in BPO. The BPO industry has provided employment to tons of talented youngsters and has single-handedly changed the GDP of varied small countries
Outsourcing Companies Support?
BPO providers now support a variety of services and help fill any gaps within companies. a number of the participating industries include healthcare, pharmaceuticals, energy, business services, E-commerce and Retails, telecom, Insurance, Healthcare, Real State Firms, automotive, utility companies, banking, supply chain, capacity solutions, and asset management. In fact, the expansion in BPOs has resulted in the emergence of subspecialties, including the following:
Information technology-enabled services (ITES) BPO: this type of BPO leverages information technology (IT) over the web or data network to deliver services. Some samples of ITES BPO jobs are service desk analysts, production support analysts, and IT analysts.
Knowledge process outsourcing (KPO): KPO has changed BPO a touch. Some KPO vendors support functions that are considered core in business, although they'll not be core functions within the particular business that hires them. KPO firms offer quite a process expertise; they'll also provide business and domain-based expertise. Some samples of KPO services include research, analysis, or Microsoft Word and Excel work. KPOs could also be capable of creating low-level business decisions if they are doing not conflict with higher-level business policies, but those decisions could also be undone easily. KPO vendors are usually linked to the business’s value chain, and that they hire people that are competent during a specific field.
Legal process outsourcing (LPO): LPO may be a subset of KPO and encompasses an enormous range of higher-level legal work, not merely lower-level legal transcription. LPO firms can draft patent applications and legal agreements, also as perform legal research. Some LPO firms even advise clients. In-house legal departments usually retain LPOs. Experienced paralegals using industry-standard databases do the work.
Research process outsourcing (RPO): A subset of KPO, RPO focuses on research and analysis functions. RPO companies perform research and analysis work that supports business, investment, biotech, and marketing firms.
Travel: This pertains to all or any operations a business must support its travel logistics, from reservations to hotel and vehicle bookings. Travel BPO saves money for the corporate because it cuts costs while increasing customer satisfaction. Airline and travel companies also engage in BPO for either front- or back-office process streamlining. for instance, an airline could outsource its ticketing process.
Each BPO company will concentrate on specific services. they'll be grouped as follows:
Customer interaction services: The BPO company would cover a business’s voicemail services, appointment schedules, email services, marketing program, telemarketing, surveys, payment processing, order processing, quality assurance, customer support, warranty administration, and other customer feedback.
Back-office transactions: This includes check, credit, and open-end credit processing; collection; receivables; direct and indirect procurement; transportation administration; logistics and dispatch; and warehouse management.
IT and software operations: These technical support functions include application development and testing, implementation services, and IT helpdesk. for instance, manual data entry are often replaced with automated data capture, increasing data intake and reducing cycle time.
Finance and accounting services: These functions include billing services, accounts payable, receivables, general accounting, auditing, and regulatory compliance.
Human resource outsourcing: BPOs can help address workforce challenges. they will also cover payroll services, healthcare administration, hiring and recruitment, workforce training, insurance processing, and retirement benefits.
Knowledge services:
These higher-level processes may include data analytics, data processing , data and knowledge management, and internet and web research, also as developing an information governance program and providing the voice of customer feedback.

Manhattan: a city of empty luxury condos and overflowing homeless shelters
Tumblr media
New York's luxury real-estate market has been in freefall for years, and now the city's super-luxe buildings are sitting empty -- even as property price in the city remain stubbornly high, prompting 300 New Yorkers to move out of the city every day, and filling the homeless shelters to capacity and beyond.
New York -- like most overpriced cities -- has failed to build enough low- and middle-income housing of the sort that people use to live in, and has grossly oversupplied itself with the kinds of safe deposit boxes in the sky that oligarchs use as a form of medium-term asset class, possibly without ever occupying it.
The luxurification of cities isn't an accident. When Michael Bloomberg was mayor of New York, he explicitly encouraged "bluelining" -- designating whole regions as luxury-only, aimed at the global super-rich -- saying that he wanted New York City itself to be viewed as a luxury good.
The problem with this plan -- apart from it being an inhumane form of ethnic cleansing that chases working people out of our cities -- is that it only works if there are enough global oligarchs chasing these super-luxe condos to keep the market inflated and liquid (oligarchs have viewed luxury property in big cities as being nearly as liquid as cash, because for a time, you could flip them on just a few days' notice).
But three of the most important centers of oligarchic capital have dried up: China instituted strict currency controls and its economy is slowing, and Saudi and Russian oligarchs are much less flush than they were when oil prices were at their peaks.
The result is a death-spiral for super-luxe property: as bidders dry up, more oligarchs decide that real-estate isn't basically a form of cash that you can spend a weekend in from time to time, and put their properties on the market. The supply increases, driving down prices, and that prompts more absentee owners to list their properties, hoping to get out before the market craters altogether. Meanwhile, property developers have new units coming into the market, and resort to bulk-sales to investment trusts, or simply buying the units themselves in a paper shuffle meant to inflate prices.
It's not just New York, of course -- London's going through the same process, accelerated by Brexit.
It would be funny if it wasn't for the housing priorities that languished while the world's Bloombergs were remaking our cities into investment opportunities instead of places to live and work. New York's got 80,000 people living in shelters or sleeping on the streets. Los Angeles has so many homeless people that it distorts the national average, and it's creating a public health crisis as typhus spreads through the sprawling, semi-permanent homeless camps.
Seattle is scarred with massive homeless camps where life is a grinding misery, and thanks to Amazon's lobbying, the best chance the city had at relief was killed.
San Francisco is in the fourth decade of its homelessness crisis with no end in sight: efforts to do something about the crisis have been sabotaged by corporate money from Lyft and Stripe; the city spends $65m/year just cleaning up human shit (but only allocated $3.1m/year to providing toilets); and local vigilantes punish the homeless rather than demanding a fix from the city.
A decade ago, a housing bubble was weaponized to destroy the entire world economy, kicking off instability and chaos that we're still living through to this day. And yet, our governments at all level are insisting that it's up to the market to supply low-income housing, while our neighbors are left to sleep and shit and die in the streets, in the shadows of empty super-luxe buildings that not even plutes want anymore.

(Natural News) Liberal cities across America are collapsing into Third World status. It’s not just the fact that San Francisco’s streets are now littered with drug needles and human feces, either. Seattle is also collapsing into rampant homelessness and drug addiction, creating an entire class of impoverished, homeless residents who are breeding grounds for HIV and other infectious diseases.
Yet Seattle’s liberal city leaders — like all “progressives” — are unwilling to take any action to resolve the problems in the first place. Instead, they enact new policies that make the problems worse while calling it “progress.”
Local reporter Eric Johnson recently released a documentary called Seattle is Dying which dared to document the city’s collapse into Third World status. (See video below.) But instead of working to resolve the root of the problem (i.e. brain dead liberal economic policies that always lead to destitution and collapse), the city’s elite have launched a P.R. campaign to brainwash local citizens with engineered happy messages that are dutifully broadcast by local news networks.
As Seattle’s City Journal reports:
Earlier this month, leaked documents revealed that a group of prominent nonprofits—the Bill & Melinda Gates Foundation, the Campion Advocacy Fund, the Raikes Foundation, and the Ballmer Group—hired a PR firm, Pyramid Communications, to conduct polling, create messaging, and disseminate the resulting content through a network of silent partners in academia, the press, government, and the nonprofit sector. The campaign, #SeattleForAll, is a case study in what writer James Lindsay calls “idea laundering”—creating misinformation and legitimizing it as objective truth through repetition in sympathetic media.
This propaganda campaign, of course, is exactly what the vaccine industry does on a daily basis all across America. Monsanto and the GMO industry has been pursuing the same dishonest tactics for years. First, they fabricate industry lies and pay off doctors and health experts to sign their names to industry-funded junk science. Then they issue propaganda directives to the corporate-run media which dutifully broadcasts all their propaganda. From there, the tech giants shadowban and de-platform anyone who opposes the “official narrative.”
So now, Seattle’s wealthy elite are trying to brainwash the population into rejecting the evidence right in front of their own eyes. Seattle is rapidly turning into a s##thole liberal city, because liberals destroy everything they control.
As Charles Hugh Smith writes in his article, “America’s Forced Financial Flight: Fleeing Unaffordable and Dysfunctional Cities“:
Although it’s verboten to mention this in the we’re-so-fabulous local media, many of these high-cost urban regions are hopelessly dysfunctional. Taxpayers have ponied up billions of dollars in new taxes, fees and bond measures, and yet none of the problems that make daily life miserable ever get better.
The forced flight from unaffordable and dysfunctional urban regions is as yet a trickle, but watch what happens when a recession causes widespread layoffs in high-wage sectors and suddenly the hipster bistro that was always jammed is empty, and then shuttered. To replaced the taxes lost to layoffs and closed businesses, the political class will have no choice but to launch a frenzy of higher taxes, fees and surcharges on those left behind.
Every liberal city headed toward a Venezuela-style collapse
This story is about much more than just Seattle. What every American needs to understand is that liberals are right now in the process of economically gutting every major U.S. city that’s under their control.
Chicago, Los Angeles, San Francisco, New York City, Houston, Miami, Denver, Portland and other liberal cities are all headed toward total economic and humanitarian disaster. Leftist policies always breed homelessness, drug addiction, disease and starvation. In cities like Seattle, the government even pays for needles and drugs to continue supporting the substance abuse habits of local citizens. If liberals regain the White House in the future, they will do the same thing to America that they’re right now doing to Seattle.
Instead of solving problems, liberals would much rather portray those who suffer from the problems as “victims” of oppression. Yet it’s the liberal / Democrat policies that are creating these nightmare conditions to begin with, driving people out of jobs with mandatory minimum wage hikes, for example, that also cause business owners to flee the cities and states run by liberals.
Remember: Left-wing societies are characterized by authoritarian, wealthy elitists who rule over the impoverished masses while destroying the middle class. That’s exactly what’s happening across the West Coast liberal cities today.
And get out of the liberal cities while you still can. Sooner or later, they are going to start confiscating pensions and private property to fund their insane spending sprees in a desperate effort to keep buying votes from the very same people they have trapped in a cycle of poverty and hopelessness.
There will come a day when you can no longer sell your home in Chicago, for example, because the government’s confiscatory taxes on all real estate sales will make it nearly pointless to engage in real estate transactions at all.
It’s all going to hit the fan in the coming years, and liberal cities will collapse much like Venezuela. Get out while you can still sell your property for something close to its actual value. Buy a place in the country and practice self-reliance.

Stable housing is increasingly out of reach for many Americans, as both rentals and homes to own grow more expensive and options dwindle. Evictions may be one of the most visible manifestations.
Now, a new study shows that not all evictions are created equal. Scholars at Georgia State University, in conjunction with a ProPublica journalist, examined “serial” eviction filings, or those done repeatedly by a landlord against a tenant. By comparing serial evictions to ordinary ones, the researchers found patterns of landlord behavior and intentions, some of which are reminiscent of the worst of the housing crisis a decade ago.
As a reminder, nearly half of Americans are “rent-burdened,” which means that they spend more than 30% of their income on rent. Homelessness is on the rise. Nationally, as many as one in seven children may have experienced eviction in the last decade. And, just as the foreclosure crisis disproportionately hit African-Americans, so does the eviction epidemic. Black women in Milwaukee, for example, were evicted at a rate three times their share of the population, and black renters in metro Seattle were evicted four times as frequently as whites there, according to earlier research.
The Georgia State authors compiled evidence that eviction proceedings can be predatory: “Filings can be the beginning of a forced removal process, but they are also frequently a tool used to enforce the collection of rent and fees,” they note.
The authors cite several earlier local studies that demonstrate the phenomenon. Researchers in Baltimore, Cleveland and Dallas “found that some landlords viewed the additional revenue from late fees, enforced by the threat of an eviction filing, as a supplemental source of funding in addition to the regular rent roll.”
Work by Matthew Desmond in Milwaukee suggests that “for every eviction executed through the courts, there are two more that effectively occur outside formal judicial processes. Understanding that eviction is on the table as an outcome, families often vacate their units after marking agreements with landlords.”
The Georgia-based authors draw their own conclusions. “Serial filers may cater to tenants who are economically fragile and, like banks charging overdraft fees, they may have identified a way to capitalize on this fragility,” they write.
“The effective premium that tenants pay through late fees is a systematic penalty that the lightly regulated rental market inflicts on those who are economically fragile, not dissimilar from the interest rate penalties that subprime lenders inflict on those with previous credit challenges.”
One-time evictions are more often used to remove problematic tenants, the authors conclude. But, as noted, the fees collected from serial evictions may either provide additional income for landlords, or provide a means of “disciplining the tenant through state-sanctioned threat of removal.”
The use of serial eviction filings as a revenue booster is more likely to be the case among large, professional property managers, rather than mom-and-pop landlords. This is especially important given that property management is trending toward “large corporate ownership,” the authors said.
They see a parallel to another trend in the mortgage market, one that had big repercussions in the housing crisis of a decade ago: “The shift from smaller-scale owner-operators to large, corporate owners using larger property management operations is reminiscent of the transition in mortgage lending from primarily portfolio lending (dominated by savings and loans) up through the 1970s to an originate-to-distribute business model in which lenders sold off loans after originating them.”
It’s worth noting that many observers of the housing market believe the predatory lending practices that encouraged many people to stretch beyond their means to buy homes, and the failure of policymakers to address the pain experienced by so many Americans as a result, led to populist politics, including the shift driving the 2016 presidential campaign.
Indeed, the authors quote an unpublished research paper from Matthew Desmond and others that notes that serial filings can create “psychological strain, social withdrawal and legal cynicism toward the court system.”
Based on their examination of evictions in metro Atlanta, which they concede may not represent the nation as a whole or other states in particular, the authors also see patterns in how tenants of different races are treated. While serial filers own property in neighborhoods of diverse populations, those who do not file serially tend to be located in areas with lower African-American populations.
What can be done? The authors suggest several policy prescriptions. It’s not enough to make evicting a tenant more expensive, because landlords might simply pass on the higher fees to the tenants. Instead, the authors suggest requiring longer notice periods preceding evictions. Also, requiring or expanding legal representation for tenants could deter serial evictions and also protect tenants. Local governments or housing advocates might also consider making public data on eviction patterns by large landlords.
One of the best policy approaches, however, might simply be to “increase the supply of safe and secure affordable housing to low-income tenants,” the authors write. While that goal remains stubbornly challenging, it doesn’t mean local governments, activists, and market participants shouldn’t keep trying.

An Open Letter to the City of Arlington, Virginia and the Borough of Queens, New York
*Note: I wrote this months ago when Amazon announced it would be expanding to another location. Plenty has happened since then, including the fiasco that was the Seattle City Council's attempt to curb homelessness with a head tax on corporations in the city. The result of which was Amazon throwing a full on temper tantrum. All I can say is do not underestimate Amazon's ability to be cartoonishly ridiculous in the pursuit of its own interests.
Also, the fact that the hq2 has turned into hq3 (or rather hq3 and a half, hi Nashville) means that you won't be dealing with the full brunt of Amazon's destruction. Another bonus will be the fact that you are part of really established metropolitan areas. Hold on to that strength, the diversity provided by the economy you have now. And any strong city planning regulations already in place. You'll need it.
So, Amazon is opening a new headquarters in your city. That's pretty heady news, and you may be feeling a real sense of local pride, facing this new chapter in its life. And that's natural, you have every right to savor that adrenaline rush.
I'm from the Seattle area, what you're feeling isn't entirely foreign to me. But high spirits can sometimes blind you to reality, and it can take a while for the dark side to such an event to become apparent. Amazon has radically changed Seattle, so I want to give you advice I wish someone had given us, before it's too late.
1. Preemptively shore up your homeless services. You're going to see a dramatic change to your economic landscape. Ultimately, rent prices will skyrocket. The average price of a one bedroom appartment was $1884 per month in 2017. Add to that the fact that Amazon is not simply going to draw on local talent. They will import many people from outside the area to fill positions (people not particularly invested in maintaining the healthy balance your city might have maintained up til now. But that's an aside.)
This will dramatically decrease the amount of available housing. In Seattle, a lot of long term residents have not only been forced out of the city, but out of the county altogether. Those are arguably the lucky ones. There has been a building boom to provide housing for Amazon employees. These tend not to house many people, and are exorbitantly expensive. Many in Seattle have fought to add affordable units to these constructions, with little success. These developers are not catering to the average citizens of your area. Please petition your local officials to protect the economically and socially vunerable.
2. Join your local historical society or donate to those engaged in preservation. These developers are predatory. They are interested in throwing up units that will cater to a certain clientele, and moving on. They want locations that appeal to that clientele. Much of the time, these locations already have buildings on them. We have lost buildings in Seattle of real architectural merit and significance to such circumstances.
It is very hard for individuals to deter this. But organizations have more clout and skill in this arena. Supporting them and staying informed can make a difference, even if it is only one building at a time. It is worth it to put in this time and energy if you love your city. If there is a particular institution or building at risk in your neighborhood, I suggest looking into what it takes to designate it of historical significance. In Seattle, you can have it declared one without the owner's involvement or permission. If you get word of a project to demolish in its early stages, try to contact the city or county's planing department and become a "Person of Record" on the project, which will give you updates on the stages of approval and notices of meetings you can attend on the subject. It is worth it to put in the effort. This is your home, your heritage.
3. Stand tall and be loud. Amazon is a behemoth. It is used to take, take, take. It will make more and more demands of your city government. It will hold its place in your city and its impact on the economy in it over the city's head. Do not let it bully you, or hold you for ransom. Write to your city council and representatives during these incidents and attend public meetings to make your presence known. Let them know you are there, and just as real and vital as these corporate bosses pushing for things to go their way. I'm rooting for you.

The Top 5 Cities to Buy Property Right Now
The moment may be right for you to buy a house if you've been thinking about it. The Tampa metro area's economy is one of the fastest-growing in the nation, with a value of over $169 billion. Nineteen businesses, including four Fortune 500 enterprises, have over $1 billion in annual revenue in Tampa. Florida also has cheaper property taxes than the rest of the country, at 0.98%. So it presents a tremendous financial opportunity for those looking to buy a property.
The median property value in this prosperous city is roughly $180,000, which is significantly less than the national average. The local economy is diverse and stable. Homes in this city are still very inexpensive despite the expanding population and steady increase in employment. The price of real estate in this region has only climbed by 9.3% since 2006, and several lovely communities are reasonable.
Birmingham, Alabama, was formerly a southern manufacturing hub, but it has since developed into one of the country's most rapidly appreciating regions. As a result, the city's real estate market has endured the national housing collapse. Nevertheless, Birmingham's real estate market has outperformed most US cities due to its high appreciation rates. So if you're looking to buy a home in a rapidly expanding community, now might be the ideal moment to do so.
Dallas is a significant southern city as well. The city, which ranks as the ninth-largest city in the country, serves as the commercial and cultural hub of the North Texas region. As a result, there is still room for investment in many suburbs, and they are frequently reasonably priced. More than 50% of locals, according to Kyle McCorkel, owner of Safe Home Offer, rent their residences, making it a prime area for real estate investment. The city is also a cosmopolitan urban area that doesn't feel overdeveloped.
Despite the historic coronavirus recession, Utah is one of the most sought-after states for real estate purchases. Due to the influx of Californians, the state's population is growing, and housing costs are skyrocketing. In addition, Utah has become a more sought-after market due to the state's low state and municipal taxes and its robust economy. However, the state's housing market will not change during the next ten years.
The Cincinnati area is another excellent location to purchase real estate in addition to drawing millennials there. According to Forbes, the city was designated Winston Churchill's "most beautiful inland city" for its historic structures and diversified cultural landscape. It is regarded as the finest city in 2022 to purchase a rental property. The city has 2.2 million residents, so many millennials are already living there. Also, 10 Fortune 500 and 17 Fortune 1000 businesses have corporate offices in Cincinnati, making it a growingly attractive choice for corporate headquarters.
Seattle has another neighborhood with a desirable housing market. Housing supply in the city is slowing down, but demand is still strong, and costs are reasonable. Due to the city's expanding population, rental rates are anticipated to stay high, especially if more purchasers opt to rent than buy. And as a result of the city's growing housing market, prices are rising twice as quickly as the national average. The most acceptable investment is in a rental property that generates revenue.
Austin is another fantastic city to invest in real estate. Austin has become a popular destination for real estate investors in recent years due to its low unemployment rate. In addition, the city's housing sector has experienced significant property value growth. As a result, Austin is a beautiful city to buy a home if you want to invest in real estate to increase your wealth, according to Darcy Newton, a real estate agent with Douglas Elliman.
Texas's Austin is a vibrant metropolis. The city is home to Disney and many other significant corporations, and its economy is a hot spot for investors and house purchasers. The neighborhood's average home price is $262,000, while rentals have increased 34% in the last 12 months. In Zillow's Top Ten Housing Markets, it comes in ninth place. In addition to these locations, Boston, San Francisco, and Seattle also have outstanding real estate investment options.
If you're searching to rent a house, Detroit is the place to be. The metro area's median property price, $261,000, is meager. The cost of a property in the metro area is almost 20% greater than the national average, although rents are just marginally higher. It is also a popular location for homebuyers due to the high proportion of young families there. This is not to argue that it is impossible to find a fantastic deal in a low-income location.
