It is named after a major Burnaby thoroughfare Willingdon Avenue connecting North Burnaby with Kingsway and the Metrotown area in the south. Seattle, Washington – October 6, 2021 – LMN Architects celebrates the opening of the U District Station and the completion of the 4.3-mile Northgate Link Extension with three new light rail stations. The design of the 105,000-square foot station creates a unified transportation solution and offers a new gateway to the University of Washington campus.
Seattle’s University District is a bustling and eclectic mixed-use community situated directly between the city’s downtown core and the burgeoning neighborhoods to the north. With the University of Washington’s Seattle campus and numerous commercial enterprises creating a destination for thousands of students, workers, and visitors every day, this new station anticipates record numbers of riders in fulfilment of its pivotal role in Seattle’s urban evolution.
The U District Station, designed in collaboration with McMillen Jacobs Associates, offers pedestrians, cyclists, bus commuters and residents a highly functional, easy-to-use, and appropriately scaled transit hub conveniently located for their diverse activities.
Mark Reddington, Partner, LMN Architects, comments: “This project is a model of urban transportation infrastructure and relates to a complex of interconnected stations which we have been designing for Sound Transit over many years. Integrated into the urban fabric of Seattle, the U District Station and its associated public spaces, along with prominent use of color, art, and lighting, provided an opportunity to connect major urban mobility systems, integrated into the immediate neighborhood community.”
The U District Station is the first stop on the Northgate Link, a 4.3-mile light rail extension from the University of Washington Station on its way to points north. With the train platform located 85 feet below street level, the bulk of the station’s 105,000-square-foot area is below grade, served by two entrances on Brooklyn Avenue NE between NE 43rd Street and NE 45th Street. The balance of the above-grade site accommodates a future high-rise transit-oriented development project to be constructed on top of the station. Each of the two entries provides elevators, escalators, and stairs to the trains below. The north entrance lobby serves riders heading to and from the adjacent Neptune Theater and mixed-use neighborhood, as well as a major Metro bus transfer hub on NE 45th Street. The south lobby gives pedestrians a direct link to the UW campus a few blocks east. Creating a pedestrian-friendly experience, the sidewalks and streets facing the entrances meet Green Street standards, with ample landscaping, pedestrian lighting, seat walls, and a bike lane. For bike commuters, both entrance lobbies offer bicycle storage and racks.
This bright, open, and easy-to-navigate station is expected to serve thousands of daily riders. Above ground, black granite cladding establishes the project’s legibility within an increasingly dense and varied urban environment. When the future transit-oriented development completes the block, the entry structures will integrate effectively into the larger urban setting, maintaining their Sound Transit identity.

LMN collaborated seamlessly in what was, at the time, the first use of Building Information Modeling for the agency. We have designed and built quite a few underground stations, and the completion of the new U District Station is a good example of what we can build for the advancement of Seattle as the metropolitan area continues to grow and expand into the new century.”
From the north and south lobbies, patrons descend through the escalator and stair tubes to a mid-level open landing, placed within a tall voluminous central space, and continue to the train platform below via open escalators or an open stair. The landing appears to float above the angled cross-bracing elements and is offset to the east. The offset, along with artwork and video installations on the west wall, create a design asymmetry that will help to define north-south wayfinding and directionality on the platform. While passengers wait for their trains, they will experience “Fragment Brooklyn” by Annie Han and Daniel Mihalyo of Lead Pencil Studio. The artwork is a collection of sculptural pieces formed from stainless steel woven wire fabric into architectural appendages containing video screens depicting domestic life.
Annie Han and Daniel Mihalyo, Lead Pencil Studio, comment: “This station artwork references the little-known original platting of this neighborhood as the city of Brooklyn, WA. Intended to be similar in every way to the namesake New York borough, the early development model never took hold except that the street name of Brooklyn Avenue remained. Fragment Brooklyn is an imaginary urban streetscape of building parts woven from metal mesh with films that detail quiet moments of domestic life and U-District history. The scale of the artwork, at almost 300 ft long, is a response to the cathedral size volume of the subterranean station and provides an opportunity for riders to make a visual connection to the increasingly urban context of life above ground.”
The large central volume is defined by a white corrugated metal ceiling and canted walls that conceal essential back-of-house functions. Wayfinding is enhanced by overhead aluminum tubes containing lighting, speakers, and other systems, which begin at the north and south station entries and trace a path to the platform. Two different colors aid passengers in orienting north and south: orange for north and blue for south.
Howard Fitzpatrick, Principal, LMN Architects, comments: “When we began the design, we were conscious of the large-scale transportation and infrastructure needs, but more importantly the neighborhood and its relationship with the urban framework. The station will bring together commuters, travelers, and the local community to experience the city in a new urban ‘room’ infused by the life around the site. We are extremely proud to be a part of this effort to help improve public infrastructure and support Seattle’s urban evolution.”
The U District Station embodies LMN’s transit design principles: urban legibility, simple form, intuitive wayfinding, and memorable public space. It contributes another innovative, visionary station to Sound Transit’s growing light rail network. Phillip Narte, WSF Tribal Liaison, comments: “The Ferry Terminal has been the most challenging project I have been involved in due in part to the collaboration with 11 tribal governments, and the associated cultural and historical issues. I believe the project will become a model for how local, state, and tribal governments can work together. The Mukilteo Multimodal Ferry Terminal is the most rewarding and satisfying project that I will ever work on.”
The waiting room is a daylight-filled space with views to land and sea that help orient ferry riders. Tribal cultural motifs created by local, Native American artists James Madison and Joe Gobin are displayed throughout the building, creating a welcoming atmosphere of regional belonging. In conjunction with the terminal, a new waterfront promenade connects a path from downtown Mukilteo, through the terminal and on to the beach, creating an elevated pathway for public use.
Andrew Bennett, Principal, KPFF Consulting Engineers, comments: “The Mukilteo Multimodal Ferry Terminal has been an amazing opportunity to contribute to our regional transportation system. It was an exceptionally complicated project and KPFF was fortunate to have visionaries like LMN on our team. We were able to work with literally dozens of stakeholders, firms, and government agencies to deliver this project. Everyone can be proud of what we’ve accomplished, and we hope this terminal continues to be a valuable public asset for years to come.”
LMN Architects worked closely with the Coast Salish tribes, whose traditional fishing rights encompass the area’s coastal waters, to incorporate environmental stewardship into the overall concept. The project’s strong sustainability ambitions started with repurposing the brownfield site, which previously housed a U.S. Air Force Cold War fuel depot and pier. Removing the pier eliminated approximately 10 percent of the Puget Sound’s remaining toxic creosote piles. The structural expression combines advanced energy and water conservation, and the longhouse-style shed roof allows for a full array of photovoltaic panels, meaning the facility can return energy to the grid.
The roof canopy is made from cross-laminated timber, sustainably harvested and locally sourced. Heating and cooling the concrete-slab main floor with electric heat pumps efficiently provides interior comfort year-round. A rack-and-pinion window system automatically opens and closes in response to changing conditions, optimizing airflow and comfort. The vehicle holding area features pervious concrete that collects stormwater and filters it through layers of sand before it enters the Possession Sound. Other advanced stormwater treatment systems are used throughout the terminal site.
Howard Fitzpatrick, Principal, LMN Architects, comments: “The design team took the responsibility of building on such a historically significant and sacred site very seriously. While it is impossible to construct a modern facility without impacting the site, our goal was to minimize those impacts, to work with the sun, rain, wind and views that have always defined this coastline to make a building that respects both its site and the culture that has occupied it for thousands of years.”
The Mukilteo Multimodal Ferry Terminal provides a flexible asset for the community while creating a major new transportation hub that alleviates congestion and provides a new connection to public transit. The new terminal improves numerous shortcomings of the existing 63-year old facility while looking to the future with a sustainable approach serving the Pacific Northwest’s rapidly evolving transportation needs.
Walt Niehoff, Partner, LMN Architects, comments: “When we began the design, we were conscious of the transportation and infrastructure needs, but more importantly the rich history of the project and site. LMN and our team of consultants set out to create a welcoming civic space and a terminal for the new century. In addition to providing much-needed infrastructure improvements for the Mukilteo-Clinton route, the building celebrates the nature around the site, meets modern accessibility requirements, and improves both passenger safety and circulation. The Mukilteo Multimodal Ferry Terminal is the first new ferry terminal built in 40 years in the state of Washington, and we are extremely proud to be a part of this effort to help improve public infrastructure in the Pacific Northwest.”
The new terminal officially opened at 5:50 p.m. on December 29, upon arrival of the 5:35 p.m. departure out of Clinton. That sailing marked the end of an 18-hour closure of the route to move floating marine structures from the old terminal to the new one. Because of COVID-19 restrictions on large gatherings, there was no grand opening ceremony.

A consortium led by Hong Kong-based investment firm PAG and Seoul-based Inmark Asset Management has acquired the Grand Hyatt Seoul. The hotel was sold subject to a long-term management agreement with Hyatt and will continue to operate under the Grand Hyatt brand. Terms of the sale were not disclosed. JLL's Hotels & Hospitality Group acted as sole and exclusive advisor to the seller, an affiliate of Hyatt Hotels Corporation.

Occupying over 73,000 sqm of freehold land in the heart of Hannam-dong, one of the most affluent neighbourhoods in Seoul, the 615-room Grand Hyatt Seoul has a long-standing reputation as one of the most luxurious hotels in the city. The hotel has been recently elevated by a comprehensive renovation including an extensive transformation of all guestrooms and suites as well as a full renovation of its signature Grand Ballroom. “This unprecedented opportunity received notable interest from both domestic and international investors, driven by the unique nature of the property, strong market fundamentals and the excellent outlook for Seoul’s hospitality market,” said Corey Hamabata, Senior Vice President, JLL’s Hotels & Hospitality Group. According to JLL’s latest Global Capital Flows report, Seoul was the most actively traded city in Asia Pacific in terms of commercial real estate transaction volume as of Q3 2019. Transaction volumes in the hotel sector have mirrored this trend of increasing activity. According to the real estate firm’s data, hotels valued at approximately US$1.1 billion have transacted in Seoul so far this year, more than three times the average annual volume seen from 2012 to 2018.

“Based on the current trajectory of trading performance, Seoul will be one of the fastest growing markets in Asia in terms of RevPAR in 2019. The hotel market outlook remains positive as a result of favourable supply and demand conditions, including healthy domestic demand, strong expected growth in international visitation and limited new supply,” added Mr Hamabata. Beyond Seoul, South Korea is emerging as a major hotel transaction market in Asia Pacific. JLL predicts that the country will be the third or fourth most active transaction market in 2019, with an estimated volume of US$1.3 billion. An increase in the number of hotels built over the past decade means more properties are now eligible for sale, creating more opportunities for investors to enter the market. Corporate, public investments spur interest in Pacific Northwest startups – TechCrunch
Cities have always been America’s centers of power, driving the economy forward through competition. But now, they’re ceasing to lead the country’s innovation.
As jobs and talent have clustered, expertise has spilled over urban boundaries. In locations like the Gulf Coast, Texas Triangle, Great Lakes and Southern California, metropolitan areas are cooperating across borders to share new ideas. Eleven of these have earned the title of “megaregion,” and they host some of the continent’s cutting-edge centers of technology.
The Cascadia Innovation Corridor — the strip of land down the West Coast from Vancouver, Canada to Portland, Oregon — is perhaps the best example. Home to powerhouses like Microsoft, Amazon, Nike, Lululemon, Boeing and Intel, the area has seen large investments from companies hoping to encourage further cooperation. Over the past five years, state and provincial governments have signed formal agreements for collaboration, and executive-filled conferences are being held to encourage new partnerships.
Why are businesses and government organizations investing so much into the region? Challenge Seattle CEO and former Washington State Governor Christine Gregoire believes it’s the evolution of a trend that’s been unfolding for decades.
“For many years, a number of international companies from Seattle have been putting Canadian headquarters in Vancouver,” she says. “So without anybody deliberately thinking about how we could work together, it was already actually happening. These organizations have decided to capitalize on [what] was happening from the ground up, and build out a vision, and bring us all together so we can really magnify the success of what’s already happening on the ground.”
Local support
The West Coast’s urban centers are linked by more than shared geography and, as Gregoire jokes, a love of the Seattle Seahawks — the Pacific Northwest is characterized by an open and inclusive culture, heterogeneous populations and creating technology with a focus on social good. Economically, too, there are similarities. West Coast cities have historically turned to Asian and South Asian markets for trade, as well as looking to each other. Washington State exports more to British Columbia than it does to all other Canadian provinces combined, and if Washington State were a country, it would represent B.C.’s third-largest international export market. 
For Bill Tam, a member of the Cascadia Innovation Corridor steering committee and former president of BC Tech, Vancouver, Seattle, and Portland have different reasons to support the megaregion.
“In Vancouver, which has a great startup ecosystem, a lot of those companies and a lot of the research organizations have really bought into this idea of being part of something bigger and more substantive,” he says. “I think on the U.S. side, what was interesting was that we saw the impetus come from larger companies — particularly Microsoft, but they’re not the only ones. Everyone from the Nordstroms to the REIs really see the value in learning and working together to try and build leverage, and to accelerate the things they want to do.”
Tam’s hope for the region’s success comes from its ability to share resources across cities. Vancouver, for instance, is known for its highly-educated workforce: the location’s nature-filled setting and welcoming immigration policies attracts many qualified tech employees. With its industry focused on startups, though, it lacks larger brands and anchor companies that would help propel it onto the global stage. 
The Seattle area, however, has the opposite problem. America’s tight immigration regulations make it hard for companies to secure qualified talent, but the influence of tech giants like Microsoft and Amazon mean the city is a hotbed for international investment and innovation. By joining forces — and by integrating Portland, which sits somewhere between both poles — the Cascadia region, Tam believes, can emerge as a powerful global competitor. 
“I think the long-term vision for Cascadia is to feel like it is an economic region that is not only the best place to build new innovations, but also a cohesive area that understands the values of collaboration,” he says. “It ties together all the responsible aspects of how we live — whether it’s on the sustainability agenda, the environment agenda, and how we actually treat each other as an open and diverse society.”

Areas of expertise
Aside from giants Amazon and Microsoft’s dominance in ecommerce, software, and cloud-based computing, the area has spawned niche areas of expertise. President and CEO of the Business Council of British Columbia Greg D’Avignon believes those sectors will help elevate Cascadia’s profile.
“There’s a myriad of interesting companies here in British Columbia that are driving innovation,” he says. “In the quantum space, there’s D-Wave Systems, 1QBit, and others. D-Wave is the first commercial quantum computing company in the world, and it’s driving significant and complex computations on datasets to try to resolve issues that are endemic to challenges we have in terms of climate, personal health, aging, and growing populations. Life sciences is another important sector. There are some very interesting companies in the personalized medicine and health business — we’ve got Zymeworks […] and a myriad of other companies [that] are changing the nature of population-based healthcare.”
The region is also well-regarded in the virtual and augmented reality (VR/AR) space. Microsoft developed one of the leading AR headsets — the HoloLens — in the Pacific Northwest, and Vancouver has since been recognized as the world’s second-largest VR and AR ecosystem. More than 230 companies are located in the city, drawing on its history of gaming and visual effects to develop everything from surgical-training software to AAA-aspiring titles.
As well as individual successes in the consumer blockchain space with viral game Cryptokitties and data aggregation with Hootsuite, Cascadia is known for technical apparel, with the likes of Lululemon, REI, Eddie Bauer, Arc’teryx, and Nike choosing the region as their home. With Amazon’s monopoly on online retail, the West Coast leads North America in merchandizing tech.
“When we talk about some of the foundational pillars in the corridor, we’re talking about the movement of people and goods across the border,” D’Avignon says. “We’re talking about bringing together postsecondary in a way that is important. That’s all rooted deeply in how we look at making this region better. And then as we learn, how do we share that learning and those commercial opportunities with the rest of the world?”
