The Role of a Condo Board and How to Get Involved in Your Community
If you are wondering about the role of a condo board and how to get involved in your community, there are several things you need to know. The board plays a crucial role in the maintenance and improvement of your condominium, and it is very important to stay informed and involved. Experience luxury living – check out Tridel's new condominiums in North York now.
Showing favoritism is a sure-fire way to lose authority
Showing favoritism is one of the surefire ways to lose your authority on your condo board. But there are several other ways to show your board members how much you appreciate their time and efforts. In the grand scheme of things, allowing one person to make decisions that affect the entire community isn't a good idea. A condo board needs to do more than just decide which residents to keep. They also need to keep an eye on the budget and ensure that repairs are prioritized.
While some of these responsibilities are taken care of by the management company, the condo board still has a role to play. Board members have a duty to ensure that their yearly budget isn't going overboard and to ensure that funds are set aside for emergency expenses. It's also important to remember that while the management company is responsible for day-to-day operations, the condo board is responsible for maintaining the community's overall image.
Legislation that CNYC has opposed in the past
The New York City Council recently approved a bill that would place additional restrictions on companies that operate in the city. A key feature of the legislation is the requirement that online rental platforms verify the information of their users before collecting fees. In the event that an illegal transaction occurs, the platform could be fined as much as $1,500. However, this new regulation does not appear to be backed by a clear legal standard. As a result, there is a concern that this will chill competition and lead to job losses.
While the new legislation is meant to protect consumers, the proposed regulations would also discourage companies from investing in the city. Companies that have invested in New York are likely to see their profits decline, and the city's competitiveness could decrease as well. It is unclear how the Attorney General would enforce the law. Also, the law would provide a very limited time for companies to comply, making it unlikely that any business will be able to prepare adequately.
Creating a plan for a condo board
If you are a member of the condo board, you may be aware of the many duties that you need to carry out. You have to ensure that the community is running smoothly, that your unit is maintained, and that the rules are enforced correctly. In addition, you need to keep an eye on your finances and work with your property manager to collect and correct delinquent payments. As a board member, it is important that you take care of your residents, too.
One of the most important things that you need to do is to set up a budget for your condo. This will allow you to plan for the upcoming year's expenses and prioritize repairs in a way that will benefit your unit and your community. It is also a good idea to have a reserve in your budget to help with emergency situations. Also, you must make sure that you allot a certain amount for repairs to common areas and amenities. The best way to do this is to consult with a lawyer who specializes in condominium law.

When the City of Chicago entrusted a 15,625-square-foot vacant lot into the hands of urban Native youth and their head auntie Janie Pochel, she feared that their goal to open the city’s first Indigenous garden might never take root.
The land they steward, still in the city’s custody, on the corner of North Pulaski Road and West Wilson Avenue in the northwestern Chicago neighborhood of Albany Park, was an eyesore before they arrived.
Members of the Chi-Nations Youth Council (CNYC) worked tirelessly to clear the property of debris in the fall of 2018, months before the First Nations Garden’s grand opening by next spring. They believed it was an obligation to pass on tribal and inter-tribal knowledge and traditions to the next generation — and to heal the land that their ancestors thrived on a few centuries ago.
“It’s still a fight,” says Pochel, who is First Nations Oji-Cree and serves as CNYC’s lead advisor. “People tried to take the land from us.”
Eventually, they were able to transform the empty, standard five-city lot into more than just a garden. It’s now a safe space, a new home for Chicago’s urban Native youth who feel lost and alienated.

Camila Cabello's Album is Unexpectedly Happy and Upbeat
Camila Cabello has found a "good balance" between sad and happy songs on her upcoming debut solo record.
The 20-year-old singer is set to release her self-titled debut next week on January 12, and has said that after originally thinking the album would be full of "sad songs", she has now found it to be more upbeat than she expected.
Speaking about the album - which was originally titled 'The Hurting. The Healing. The Loving.' before Camila decided to change its name in November - the 'Havana' hitmaker said: "At first I thought it was gonna be, like, a sad-song album. Then the more I got into the year, it just was better. I felt way happier. I feel that it has a good balance of the emo and the happy."
The album marks Camila's first studio release since her departure from girl group Fifth Harmony - comprised of Lauren Jauregui, Dinah Jane, Normani Kordei, and Ally Brooke - in December 2016.
But despite her musical roots, the 'Crying In The Club' singer doesn't enjoy discussing her time in the band, as she doesn't want to "ruin the dream" by speaking too much about what went on behind the scenes.
Speaking to Rolling Stone magazine, she said: "A lot of my fans were, or are, fans of the group. I don't like to ruin the dream. They believed in something that's beautiful. I'm sure with One Direction, too, nobody really saw behind the scenes. You just see the dream."
Meanwhile, Camila announced the release date for her album last month, when she took to Instagram to share the album artwork.
She wrote: "to my Camilizers .... my debut album is finally finished. now i'm trying to steady my heartbeat!!!!!!! thank you for being so patient with me this year, i can't wait for you to hear what has been the soundtrack to the past year of my life... all of these songs have special memories behind them, and i'm not gonna lie, it feels emotional letting them go, feels like the end of a chapter... i decided to call it by my name, because this is where this chapter in my life ended. it started with somebody else's story, it ended with me finding my way back to myself.
my album is gonna be available for pre order this Thursday, and i'm putting out two instant grat tracks with it.... one is called never be the same, and one is called real friends. it's in your hands January 12 (sic)"
