How far would you go to find a first home?
Domain’s First Home Buyer’s Report has been billed as “uncovering the suburbs across Australia that are most affordable to entry-level buyers”.
But the list includes some locations more than 100 kilometres from the CBD.

The New South Wales Central Coast city of Gosford is listed as the most affordable suburb to buy a house in greater Sydney.
Further north Mannering Park and Chain Valley Bay are listed as greater Sydney’s fifth and sixth most affordable suburbs for houses; both are more than 100 kilometres on the road from the CBD.
Millgrove, named as the most affordable suburb for houses in greater Melbourne, is a small timber milling town more than a 90-minute commute from the city centre.
Other states fare better though, with their capital cities’ most affordable suburbs all within 40 kilometres of the CBD.
Define affordable
Domain’s chief data scientist Dr Nicola Powell said housing affordability was a hot topic that had attracted negative media coverage unhelpful to first home buyers.
“The main aim of this report is to say, ‘look, there are options and there are suburbs which fall within the first home buyer’s budget’,” she said.
Using data for the year to March 2017 the report identified suburbs with a median sale price that was below the average loan amount for that state plus a 20 per cent deposit and first home buyer’s grant.
Dr Powell said price was just one consideration for first home buyers, with other factors such as location and the school catchment area also coming into play.
“Some home buyers may not want to be living that far away from the CBD.”
She said the lists of affordable suburbs for Melbourne and Sydney unit buyers included many suburbs with shorter commuting times for city workers, such as Albion and Wiley Park.
Where does Melbourne end?
To draw a boundary for each city the report used Bureau of Statistics greater capital city statistical areas.
In Melbourne, that area stretches from Bacchus Marsh in the west to Warburton in the east.

Commuting from Millgrove to the CBD would take more than an hour-and-a-half by car or nearly two hours by public transport.

Of the top 20 places named in the list of affordable suburbs in greater Sydney, 17 are on the Central Coast.
The Central Coast Council said many people were moving to the area because of its affordability and proximity to Sydney.
Firefighter Rob Darnley commutes twice every eight days from Kincumber, south-east of Gosford, to Hornsby in northern Sydney for a 24-hour shift.
“I find the commute home quite difficult because I’m really fatigued … sometimes I need to rest in Sydney before I come home if I haven’t had any sleep at all.”
He said he knew a number of people who commuted to Sydney from the Central Coast but that many only went into the city two or three days a week.
“If you were doing office hours Monday to Friday it would be really hard.”
