An Original Gun Reform Idea

Here’s an idea for America’s gun/shooting/massacres problem. It’s just an idea. It’s not perfect. It’s not a quick fix; it’s a long-term outlook. Please keep an open mind.

Fact: we here in the USA have technology for machines and devices to communicate with each other instantly and easily.

Fact: this technology is ubiquitous and affordably accessible to just about everyone in the country.

The Main Idea

We develop and install technology for gun-free zones to actually become that: gun free; places where guns were incapable of functioning. This would be done by a wi-fi-like device at any location (let’s say a school, for example) that would communicate electronically to a gun. The communication is a one-way signal. It’s a very simple message: de-activate.

It’s a deactivation order. The gun has a receiver that has only one function: it locks itself (similar to the safety being on) when it is in the presence of the gun-free “deactivate” signal. In other words, it deactivates automatically if you enter a school (or courthouse or hotel or concert…).

The deactivation order immediately is rescinded when the gun leaves the gun-free zone. Specifically when it’s out of reach of the signaler, like when the gun leaves school property, similar to being out of range of a local wi-fi.

Since the deactivation order only applies when entering a specific zone, the gun is still free for use by gun owners outside these zones.

· They can use it on their property;

· they can go out hunting with it;

· they can go to a shooting range with it;

· they can take it hiking in the hills and use it against cougars, bears, muggers, etc…

In other words, full functionality of the gun is maintained. (full legal functionality, that is!)

Police, military and law enforcement would have regular guns, without the deactivation overrides, so they could come to any location and use their weapons if need be.

Commercial buildings, public buildings (including schools), and even private residences could all individually decide if they want to install a deactivation signaler. A night club could decide to install one, for example. A school board could vote to install one at all their schools, or they could opt out.

A couple more logistical details:

The gun’s receiver would be a receiver only. No GPS. No big brother. No tracking ability installed.

The gun’s receiver would operate on a battery. When the battery dies, the gun locks and becomes unusable (so that you can’t walk into a school with a dead battery and kill people).

Think of a smoke detector or carbon monoxide detector. When it dies, there is some means of telling the owner so that battery can be replaced easily and quickly. Smoke detectors don’t work if the battery dies, but this does not really impair their usage (the smoke detector battery dies once in a while but we still have them installed in every building in America, so obviously society does not consider this a legitimate hindrance or a reason not to use them). The homeowner or gun owner simply changes the battery. It’s a two-minute chore every couple years. Not onerous.

There could be phase-ins of this program. For example, it could first be applied to the most powerful legal weapons: assault rifles, and semi-autos, obviously. Hand guns could be manufactured the old way, potentially.

Again, there is room for discussion and/or wiggle room on some (many) of these details. It’s an idea.

Long-term Improvement, Not Short-Term Prevention

Of course this would only apply to guns manufactured with the deactivation signal receiver. There are still millions of guns out there that this would not affect.

1) I said it was a long-term fix. Gradually a larger and larger percentage of the country’s guns would have this installed.

2) There could be a federal trade-in program with incentives. Parts of the program could be optional or mandatory, but with incentives you would get a decent level of participation. Old guns would be given to gun manufacturers for recycling and re-use of parts and materials.

3) This would take a long time to become effective, I acknowledge that. It would benefit the next generation, not ours. But is the next generation’s safety important? I say it’s more important than our own.

Who’s Paying For It?

This would be a fairly large program that would require capital input. In other words, it would cost money. Who’s gonna pay? My answer: all of us. I’m a tax-payer. I’m willing to chip in on this program. I bet millions more are also.

Federal and state governments could pitch in. Socially progressive companies like Starbucks or Amazon could chip in to what they believe is a good cause. Celebrities or other private citizens. GoFundMe sites. There are options.

Long-term, this should not be a huge taxpayer burden. Installation at each establishment or building would be paid for by the owners and managers of the businesses (or homeowners for private residences). This is similar to how businesses and homes all now have wi-fi installed. This was a ten-year transition to a new normal that did not remotely devastate the economy.

It would become part of manufacturing costs of guns. Manufacturers’ prices would go up somewhat. After initial R&D and setup, the ongoing cost should not be high. This technology exists already and is cheap enough to put in to many devices we already use and pay for ourselves. Gun companies may even be incentivized, subsidized or rewarded for developing technology like this. These could be paid for by the means mentioned above: taxpayers and donors chipping in to a cause they believe in.

Manufacturing costs of safety improvements have been passed on to consumers in many industries for many products. Cars are again the obvious example with airbags, seatbelts, etc… just becoming part of the purchase price. They have not made cars unaffordable.

Long-term Improvement, Not Short-Term Prevention, Part II

It doesn’t stop a psycho from getting an illegal gun and using it. No, of course not, but the very illegality of a non-device gun is itself a deterrent. It’s not a fool-proof deterrent – there is no such thing. But it is a significant deterrent and the more deterrents we have the better. Obtaining guns illegally is a lot harder than obtaining them at a local store. The idea here is to make mass killing rampages as difficult as possible. The more difficult it is, the more the frequency of the event decreases.

Car and traffic safety laws did not eliminate all auto deaths. And they never will. This will not eliminate all mass shooting deaths. The idea is that it will reduce mass shooting deaths. Is it perfect? No. I said that at the beginning. Is it an improvement? Yes.

Nowadays, someone can buy a gun and go anywhere and use it on others. This proposal will not change that statement from being true now or a year or two in the future. The idea is that we will be able to make the following statement: “In 10-20 years, you will not be able to purchase a gun at a local store and use it in public, gun-free areas.” 10 years is a long way away, I know. But my children will be here in 10-20 years, trying to live their lives safely. Maybe even raising children of their own. Is 10-20 years from now not worth thinking about?

Enforcement of Current Rules and Laws

Millions of public areas and commercial areas (office buildings, government buildings, schools, nightclubs, stadiums) are self-designated as “gun-free”. Near as I can tell, this is perfectly legal and establishments are well within their rights to do this.

This proposal allows a way for the gun-free rules to actually be enforced. Without it, the only enforcement mechanisms are multiple, armed security guards in conjunction with metal detectors. Both of these requirements are so expensive that only major operations use them. The vast majority of gun-free zones have no actual enforcement. This idea would help facilitate enforcement of existing rules and laws, which is generally a good thing.

Gun Advocates Can Support This

Gun buyers and manufacturers would now have a much stronger argument against banning guns. Think of it this way: car sales are actually boosted when the manufacturer is able to say that the car is safer. This is what would happen to guns. Gun enthusiasts could tout unprecedented gun safety. There would be less need for outlawing something that had been made much much safer.

Gun rights advocates assert that millions of law-abiding citizens use guns for perfectly legal, legitimate reasons. And this is true. Under this proposal, they could argue that guns are used only for these purposes since it would be virtually impossible to use [legally purchased] guns for illicit purposes.

Law-abiding gun-owners get to keep their ability to legally purchase guns AND use them as they always have (self-defense and hunting). If a gun-owner is law-abiding then they presumably obey “gun-free” ordinances or zones. So the fact that their gun would be electronically disabled at these places has no impact on them (since they weren’t going to break the law by bringing the gun to those establishments).

Types of Electric Vehicle Chargers

Many Electric Vehicle drivers make do with plugging in their vehicles into a standard power outlet for an overnight charge. However if you frequently find yourself needing to recharge your EV by midday on a given day, having a Level 2 charger installed by True Local Electricians Sutherland Shire is a smart investment.

EVSE chargers supply electrical energy to recharge electric vehicles. There are three levels of electric vehicle charging devices available:

Level 1 Charger – Type 1 AC J1772 & SAE J1772

This charger comes standard with most electric vehicles sold in Australia and is plugged into any standard three-prong Power Point outlet. Although Level 1 chargers can be the most practical, their power delivery is somewhat limited and can charge EV batteries very slowly. Level 1 EVSE chargers are best used for overnight charging an Electric Vehicle, charging PHEVS (Petrol-hybrid electric vehicles) and those on a budget. Although a great entry level product, Level 1 chargers are not guaranteed or designed to meet the future needs of electric vehicles.

Level 2 Charger – Type 1 IEC 62196 & Mennekes

This style of charger is a more advanced EVSE charger that requires its own dedicated 240-volt circuit, and need to be professionally Installed by True Local Electricians. Level 2 chargers work much faster and are able to fully charge an EV in about 3hrs. Increasingly, EV manufacturers like Tesla, Hyundai & Nissan are now including a Level 2 charger standard with each new car purchase. Level 2 chargers are the most recommended type of charger for homes to get the most from their new Electric Car purchase. Level 2 Electric Vehicle chargers offer a wide range of charging speeds up to 22 kw’s which would give your EV 140kms of range per hour of charging. Level 2 chargers provide significantly faster charge times and better safety due to the use of dedicated wiring circuit installed by True Local Electricians.

Level 3 Charger – Rapid DC Fast Charging

Level 3 chargers are the standalone device commonly available at public charging stations. These chargers are the fastest of all chargers and can add 160 kms of driving range to an EV’s batteries in about 30mins. These do not have much of a residential application at this stage as they can be quite expensive and require an industrial-level power draw. If you own or work at an industrial building, it is possible to have a Level 3 charger installed there. Level 3 chargers are commonly found in commercial applications such as petrol stations, carparks, motorways, and street side areas.

Level 2 Electric Car chargers must be connected via their own dedicated cable directly from your homes fuse box / switchboard 3 phase power source. No additional appliances should be connected to the cable allowing the maximum rate of power delivery to flow to the vehicle.

Use The Right Cable For EV Charging Load

If the cables you use for your charger are too thin, they become hot and present signs of melting and burning. If the charging current is of 16 A or above we recommend a cable with a minimum size of 2.5 mm or more, allowing the vehicle to be charged with a charging output of 11-22 kW. In application where a three-phase charger installed, we recommend a 5-conductor supply cable to be used. The inner diameter of the cable depends on factors such as cable length, potential drop, environmental temperature and type of installation. We recommend preparing cables where possible for a three-phase connection, in order to be future-proof you as the future of EV’s will have quicker charging speeds and larger battery capacities.

RCD / Residual Current Device Safety in EV’s.

We use residual current device’s (RCD) to protect you from and electric shocks. An RCD balances the electric current in the live and neutral wires to/from the vehicle charger in the electric car. If a residual current flows through the bodywork of the car or the driver to the floor, the RCD is trips and breaks the circuit to protect the individual. Which Types of

What Residual Current Devices Are There?

At the minimum, a residual current device of Type A is required for each charger. The Type A RCD is a standard RCD safety switch which is installed, however some electric cars may generate smooth DC fault currents during charging. If this is the case then the appropriate DC residual current protection device must be installed. True Local Electricians recommend the installation of a RCD Type B: A Type B RCD which is sensitive to all types of AC and DC residual currents and well suited for all Electric Vehicle charger installations.

Installing a circuit breaker for your EV charger

The circuit breaker protects the cable and ensures that the circuit is broken if too much electricity flows through the cable. This ensures that no damages occur to cables as a result of overloading. In conjunction with an RCD, a circuit breaker with tripping characteristic C is required for a charging station circuit.

B.C. businesses grapple with new health protocols as reopening begins Tuesday

VANCOUVER — As some British Columbia businesses prepare to reopen their doors on Tuesday when the province enters the second phase of its COVID-19 restart plan, others say they're holding off while they grapple with new health protocols.

Some say they haven't had enough time to implement industry-specific public health protocols that were released by the province on Friday and aim to prevent the spread of the novel coronavirus while ramping up economic activity.

Claire Wyrostok owns the Black Lodge, a pub featuring vegetarian and vegan fare in Vancouver's Mount Pleasant neighbourhood, which won't be reopening for dine-in service right away.

"I definitely can't ask my staff to work when I can't guarantee them a safe environment," she said. "And I can't do that without the recommendations of WorkSafeBC."

Wyrostok said there's not enough time to implement all of WorkSafe BC's protocols by Tuesday.

The WorkSafeBC protocols for restaurants range from using large menu boards or disposable menus instead of traditional ones, to installing decals on the floor to control the flow of customers, to minimizing the use of shared kitchen equipment and appliances.

"Something as simple as picking up a plate and putting it in the dishwasher and then taking a clean dish out at the same time — you can't do that anymore," said Wyrostok, who's also concerned the guidelines leave room for interpretation.

"I worry that's going to make it hard for the public to know what to expect between different establishments," she said.

An intoxicated patron recently ignored the restaurant's physical distancing boundaries while picking up a takeout order, she noted.

In order to reopen, all businesses must also have a COVID-19 safety plan in place, for which WorkSafeBC is providing a template.

The head of prevention services for the agency, Al Johnson, has said about 300 prevention officers will oversee enforcement.

Kin Kao, a 32-seat Thai restaurant along Vancouver's Commercial Drive will also remain closed for dine-in service. Owner Terrence Feng said it's too soon for them to reopen and Kin Kao will continue to rely on takeout and delivery orders for the time being.

"Opening up a small space where people have the opportunity to sit down and actually be closer and then flipping that table and another party coming in — that to me is just a recipe for disaster," he said.

"Responsibility to the community and also to our staff and our customers outweighs the financial pressure that we're under."

It would cost up to $10,000 for Kin Kao to hire staff and build up its inventory in order to reopen, Feng added.

He's concerned that's a risky bet if transmission of the virus flares up again, forcing B.C. to scale back its restart plans.

In addition to restaurants, cafes and pubs, businesses and services that are allowed to reopen on Tuesday include retailers, recreation facilities, libraries, museums and child care facilities, as well as personal service establishments such as hair salons and barbers.

Registered massage therapy, physiotherapy, dentistry, in-person counselling and similar health services may also reopen according to the industry-specific guidelines from WorkSafeBC.

CuR Laser and Skin in Vancouver is set to reopen this week, owner and medical director Dr. Kumar Shivdasani said.

The cosmetic clinic already had systems in place that made it easier to make the requisite changes, he noted.

Shivdasani, who also works at Vancouver General Hospital, said he realized early on in the outbreak that personal protective equipment might be in short supply. He leveraged his connections to procure masks, gloves, face shields and goggles.

Staff at the clinic will don all of that equipment while treating clients who will also be provided with masks and have their temperature checked with a touchless thermometer that's due to arrive in about a week, said Shivdasani.

The clinic is booking clients an extra 15 minutes apart to allow for thorough cleaning and disposal of used materials, he said, and no appointments will be confirmed unless clients have completed a health questionnaire to make sure they are free of symptoms.

Shivdasani said he appreciates the guidelines from WorkSafeBC, though he's in touch with other doctors who run similar clinics and he feels the measures they've come up with are "a little bit more involved and detailed."

Other businesses and services must wait until the third phase of the province's restart plan, set to start in June and last through September, provided the transmission rate of the virus remains low or in decline.

Phase three would include the reopening of hotels and resorts, as well as domestic film production starting in June or July followed by select entertainment such as movies and symphonies.

(Bloomberg) — U.S. Vice President Mike Pence self-isolated this weekend following a positive coronavirus test by his press secretary, while three members of the White House task force are in quarantine.

Global cases topped 4 million, though the situation improved in Europe, with France and Italy among countries reporting the lowest fatalities since March. The U.K. outlined plans to ease a lockdown.

South Korea is seeing a flare-up in cases tied to nightclubs in Seoul. China put a city near the North Korea border under lockdown due to an increase in infections, raising more questions about an outbreak in the isolated country. Outbreak Near North Korea Border Raises Questions (11:08 a.m. HK)

China put a city near the North Korea border under lockdown due to an increase in coronavirus infections, raising more questions about an outbreak in the isolated country.

Chinese authorities banned all non-essential transportation in the city of Shulan in the northeastern province of Jilin, while residential compounds and villages were closed, official China Central Television reported Sunday. The city raised its virus threat alert level to high risk from medium, Jilin province said.

North Korea has yet to confirm any Covid-19 infections. But the U.S. military said it suspects North Korea has cases, and Kim Jong Un’s regime has accepted help from other nations to fight the virus.

China Car-Sales Rebound Has Legs, Group Says (10:58 a.m. HK)

A recovery in car sales is set to continue in China as government policies aimed at reviving demand following the coronavirus outbreak are gaining traction, an industry group predicted. A recent quick rebound in demand suggests a V-shaped recovery has been established, China Passenger Car Association said in a statement. Car retail sales fell at a slower pace of 5.5% in April, following a 40% drop in March and a 79% plunge in February, PCA said.

Shanghai Disneyland Reopens With Mandatory Masks (10:49 a.m. HK)

Shanghai Disneyland reopened after an almost four-month shutdown, in one of the largest test cases yet of whether mass gatherings can take place safely amid the coronavirus pandemic.

Disney said it is limiting access to the Shanghai park to a fifth of normal capacity during the initial reopening phase. Masks are mandatory, and guests have to pass through body temperature checks and show that their health status has been confirmed using a smartphone app for tracking infected persons.

South Korea Says Club-Linked Cases Increase to 79 (10:21 a.m. HK)

South Korea is seeing a sudden increase in cases tied to nightclubs in Seoul, raising concerns over a potential second wave of infections.

The total number of cases linked to nightclubs in Itaewon in Seoul increased to 79 as of early Monday, Yoon Tae-ho, an official for South Korea’s health ministry, said. The city has secured a list of 5,517 people who visited the clubs between April 24 and May 6, but is unable to contact about 3,000.

Seoul Mayor Park Won-soon on Saturday ordered the closing of all nightclubs and other nightlife establishments. South Korea has been able to control the virus spread without having to take severe measures such as a lockdown, relying instead on massive testing and tracing.

Saudi Arabia to Cut Spending, Triple VAT (10 a.m. HK)

Saudi Arabia ordered government spending cuts and austerity measures for about $26.6 billion and a tripling of the value-added tax to alleviate the impact of the pandemic. Finance minister Mohammed Al-Jadaan said VAT will be increased to 15% from July 1, according to the official Saudi Press Agency.

Australia’s Victoria State to Ease Lockdown Restrictions (9:44 a.m. HK)

Australia’s second-most populous state will allow as many as five visitors in homes, and gatherings of up to 10 people outside from late Tuesday as it moves to ease coronavirus lockdown restrictions.

Victoria Premier Daniel Andrews told reporters in Melbourne the state would also allow weddings to have 10 guests and up to 20 people will be able to attend funerals held indoors and up to 30 if they’re outdoors. The announcement follows Prime Minister Scott Morrison’s plan to reopen Australia’s economy by July in three phases.

Bolsonaro Criticizes Lockdown as Brazil Becomes Hotspot (9:18 a.m.)

Brazilian President Jair Bolsonaro criticized lockdown measures by governors even as the nation turned into a global epicenter of the coronavirus outbreak. The Health Ministry on Sunday reported 162,699 total cases of Covid-19 and 11,123 deaths, among the world’s highest.

“The head of household has to stay at home going hungry with their family,” Bolsonaro said Sunday in a tweet attacking the lockdown in Maranhao state. “Millions already feel like they are living in Venezuela.”

The president said he plans on Monday to declare more jobs as essential in an effort to get Brazilians back to work.

Japan Seen Removing Regions From State of Emergency (8:51 a.m. HK)

Japan plans to remove 34 prefectures from the state of emergency designation on May 14, Yomiuri reported, citing several unidentified government officials. Many of those areas haven’t seen new coronavirus cases recently and strains on their medical systems are easing. Cases in Tokyo and Osaka have slowed, but it is believed to be too early to remove the designation for those cities.

Pence in Self-Isolation After Aide Tests Positive (5:45 p.m. NY)

Vice President Mike Pence stayed away from the White House this weekend after an aide was diagnosed with coronavirus on Friday, according to three people familiar with the situation.

Pence skipped a meeting Saturday with President Donald Trump and top military officials. A spokesman for Pence said the vice president would return to the White House on Monday.

“Vice President Pence will continue to follow the advice of the White House Medical Unit and is not in quarantine,” O’Malley said in a statement. “Additionally, Vice President Pence has tested negative every single day.”

Pence’s press secretary, Katie Miller, tested positive on Friday. Miller is the primary spokeswoman for the White House coronavirus task force, which Pence leads.

Two members of the group — the heads of the U.S. Food and Drug Administration and the Centers for Disease Control and Prevention — are in quarantine after coming into contact with another White House staff member who tested positive. Task force member Anthony Fauci, the top U.S. infectious disease expert, said he would practice what he called a “modified” quarantine.

South Korea Sends Masks to U.S. (5:20 p.m. NY)

South Korea sent 2 million face masks to the U.S. for use by medical workers following a telephone call in March between presidents Trump and Moon, the foreign ministry said. The decision was made after studying South Korea’s mask supply, according to the statement. The equipment should arrive in the U.S. on Monday.

Ex-FDA Chief Boosts Quidel Antigen Test (4:30 p.m. NY)

U.S. approval of San Diego-based Quidel Corp.’s new antigen test to rapidly screen people for Covid-19 “is a real game-changer,” former Food and Drug Administration head Scott Gottlieb said on CBS’s “Face the Nation.”

“It’s a very rapid test that could be used in a doctor’s office,” Gottlieb said. Doctors already have about 40,000 machines in their offices that are used to test for strep throat and flu, he said.

Each test may cost about $5, with results ready in minutes, said Gottlieb, a special partner at New Enterprise Associates, a venture capital firm that invests in the health-care and biotech sectors. Deborah Birx of the White House coronavirus task force said in April a “breakthrough innovation” in antigen testing is needed to speed reopening of the U.S. economy.

U.S. Cases Rise 1.8%, Below One-Week Average (4 p.m. NY)

U.S. cases increased 1.8% to 1.32 million from a day earlier, according to data collected by Johns Hopkins University and Bloomberg News. The increase was below the 2.1% daily average of the past week. Total deaths rose 1.1% to 79,180.

N.Y. to Release Opening Details Monday (3:10 p.m. NY)

New York reported the fewest new deaths — 207 — since the end of March and other indicators began to show the outbreak nearing the level of the starting point for what Governor Andrew Cuomo called “this hellish journey.”

He said he would release on Monday more details on how New York would begin to reopen — and confirmed that some areas upstate may be ready for a slow resumption after the lockdown ends May 15.

Cuomo gave no indication that New York City or the surrounding areas are anywhere near being able to reopen.

J&J Plans for 1 Billion Vaccines in 2021 (2:30 p.m. NY)

Drug maker Johnson & Johnson will begin clinical trials on a Covid-19 vaccine in September and plans to produce about 1 billion doses in 2021, Chief Scientific Officer Paul Stoffels said on ABC’s “This Week.”

“We are upscaling manufacturing and we start production later in the year,” he said. “We will have some vaccine available this year but it all depends on the authorities, the FDA and others, to decide whether it can be used earlier, before clear efficacy data are available.”

Regeneron Pharmaceutics President George Yancopoulos said an antibody treatment should go into clinical trials in June, with first data in a month or two. “It might be possible that if all goes well hundreds of thousands of doses of this could be available by the end of the summer,” he said on the same broadcast.

U.K. Outlines Plan to Reopen (2:15 p.m. NY)

Boris Johnson set out the “first careful steps” to lift the U.K.’s lockdown and restart the economy, offering a “conditional plan” to get more people back to work while controlling the virus’s spread.

With no immediate end to the lockdown, the prime minister announced looser restrictions on movement from Wednesday, starting with unlimited outdoor leisure time for sports such as golf and tennis, and allowing people to drive to parks and beaches in England.

Johnson set a goal for primary schools to begin to reopen for some children on June 1, and to restart the hospitality industry and other public places in July. Pubs are likely to stay closed longer. He encouraged commuters to walk, drive or cycle to work rather than ride public transport, where social distancing rules will apply.

France Has Fewest Deaths Since mid-March (12:30 P.M. NY)

Deaths in France rose at slowest pace since the nation entered a lockdown on March 16. The number of deaths rose by 70 to 26,380, according to data from France’s public health agency.

Italy Deaths, Cases Lowest Since Early March (12:02 p.m. NY)

Italy registered the lowest number of new cases and fatalities since early March — roughly when the country’s lockdown began — as Prime Minister Giuseppe Conte said he may take the next step in easing a national lockdown earlier than planned.

Conte, under pressure from coalition allies, regional and business leaders as well as public opinion after two months of containment measures, told newspaper Corriere della Sera that bars, restaurants and barbers could be allowed to reopen before June 1, the date previously set by the government. Shops are due to reopen May 18.

Civil protection authorities reported 802 cases for the 24-hour period — the fewest since March 6 — compared with 1,083 a day earlier. Confirmed cases now total 219,070. Daily fatalities fell to 165 — the fewest since March 9 — from 194 on Saturday, with a total of 30,560.

U.K. Reports Fewest Deaths Since End of March (11:27 a.m. NY)

The U.K. reported the fewest deaths since March 29 at 269. That brings total fatalities to 31,855, according to health department figures on Sunday. Prime Minister Boris Johnson is expected to make only limited changes to the lockdown when he speaks to the nation.

Scottish First Minister Nicola Sturgeon said the new slogan to “stay alert” was “vague and imprecise,” and said her administration would be sticking to its guidance for people to stay at home.

Consumer Focused: Helping Agents Create a Better Experience for Buyers and Sellers

Editor’s Note: This is the cover story in the March 2020 issue of RISMedia’s Real Estate magazine. Subscribe today.

Real estate success in 2020 requires understanding consumers, reaching consumers and delivering a great experience to consumers.

So, in developing the 2020 RE/MAX advertising campaign, the team surveyed more than 5,000 consumers about buying and selling real estate. The participants described what they liked about the process, what they hated about it, what they expected from it and how they were frustrated by it. They offered insights about technology, iBuyers, communication, the attributes they value most in an agent, the problems they’d encountered, and much more.

The research was especially impactful because nearly everything RE/MAX is doing these days—and it’s a lot—is tied to aligning with today’s consumers, connecting them to skilled agents and making sure those agents have everything they need to deliver. The end game: a better experience for consumers and even more business for RE/MAX agents, who in the U.S. averaged over 15 closed transaction sides last year.

This modern, consumer-oriented approach has spread throughout the network. So, last fall, when marketing leaders presented the “Agents of the Future: What Do Consumers Want?” data to 200 top RE/MAX brokers, the group leaned in and wanted to hear every detail.

No surprise. After all, in 2020 and beyond, “What do consumers want?” and “How can we create a better experience?” are the most important questions in real estate. Knowing the answers—and taking action—is everything.

Leading By Example Taking action has been a big part of Adam Contos‘ daily routine since he became CEO of RE/MAX Holdings in early 2018.

Contos, whose style blends a “be kind and do the right thing” foundation with a passion for actionable business strategies, works nonstop to provide value to more than 130,000 RE/MAX agents and the consumers they serve.

“The real estate business is about people helping people solve their problems, overcome their challenges and get what they want,” Contos says. “It’s about showing kindness and gratitude, about being great at what you do, and about using technology and strategic modern marketing to scale your business and connect with people wherever they are.”

Tech Transformation Many of those connections, at least initially, start online and on social media. To give RE/MAX agents a digital competitive edge, Contos is leading a technological transformation at the company. It began with the bold and unexpected acquisition of booj—an acclaimed web-design and tech firm—in February 2018.

The purchase spurred the development of the booj platform, part of a tech ecosystem incorporating consumer preferences and input from thousands of RE/MAX affiliates. The platform, an integrated suite of digital tools that empower RE/MAX agents and teams to establish, manage and grow client relationships, launched at the network’s annual Broker Owner Conference (BOC) last August. A phased rollout of CRM and website products began soon after.

“It’s superior tools for superior agents,” says Mark Mann, a broker/owner at RE/MAX Realty Consultants in Greensboro, N.C. “And this is only the tip of the iceberg of all the tech getting ready to roll out.”

A Better remax.com The tech transformation took a big leap forward in early February, with the launch of a new, booj-powered remax.com and the RE/MAX Real Estate Search App. The website links to a network of customized office, agent and team sites, while the app uses augmented reality, finger-drawn search areas and other interactive features to create an engaging consumer experience.

RE/MAX agents can brand the app and provide it to their contacts, resulting in streamlined communications and as much collaboration as the consumer wants.

“We want to give consumers a great search experience on their phones,” Contos says. “The app is built around what they want. It puts them in control, giving them constantly updated information and making it easy for them and their RE/MAX agent to assess all their options and move quickly when they’ve found the right home.”

The new website and app are also designed to generate leads and opportunities for RE/MAX agents. And, because booj is essentially in-house tech, enhancements and upgrades will be frequent, fast and driven by data on how visitors are interacting with the platforms.

“We have no interest in sitting still and watching. We’re moving fast and launching tech that will push the industry forward and bring RE/MAX agents even more business,” Contos says. “We’ve chosen the harder but more rewarding route in so many decisions along the way, and the extra effort should benefit RE/MAX agents and their clients for years to come.”

Timely Ads Help Consumers Choose Wisely RE/MAX pokes playful fun at other real estate options in its ambitious new 2020 advertising campaign. The ads, which assure homebuyers and sellers, “Don’t worry, we’ve done this a million times,” drive home the point that consumers are best served by full-time, full-service agents. Here’s a sampling of the spots (which are all posted on the RE/MAX YouTube channel):

“Stairs” After falling through a hole in the stairs, a man asks, “Did we do that termite inspection?” and his wife replies that “the discount agent said we didn’t need to.” “Discount agents could cost you.”

“Asterisk” An agent speaking to a couple about a “great house” for them adds truthful but unappealing details in a hushed voice. “Want an agent who doesn’t come with disclaimers?”

“Got It” A man talking to an automated voice on his cellphone is increasingly frustrated by the bot’s inability to understand. “Want an agent who’s a real human being?”

“Smart Sign” A sleek and modern automated For Sale sign goes haywire and sells a couple’s home “to the lowest bidder.” “You don’t need a smart sign; you need a smart agent.”

“Virtual Agent Upgrade” and “Virtual Agent Tour” The app used by a house-hunting couple proves to be more annoying than helpful. “Want a real agent, not a virtual one?”

“Plane” After a woman says she’s glad to have saved money with a discount agent, a loud plane flying overhead makes the house shake. “Want an agent who actually does their research?”

“Pizza” A part-time agent in a pizza delivery car pulls up to meet his clients and transforms from pizza delivery guy to real estate agent. “Want an agent who’s a full-time agent?”

“Virtual Agent” A couple trying to enter a house they’d like to tour are frustrated by an app that won’t give them the proper access code. “Want an agent who actually shows up in person?”

Building Community Contos and his team encourage affiliates to realize the power of their relationships.

“The most successful agents find ways to build community around their business,” Contos says. “By showing appreciation and providing value to people they know, they surround themselves with advocates who recommend them to others. That’s why so many RE/MAX agents enjoy a steady stream of referrals and repeat business.”

Even so, every agent has felt the pain of seeing a competitor’s sign pop up in the yard of a friend or past client. To address that pain point, RE/MAX made another big move at the end of the year: acquiring a second tech company. Impactful Innovation First, a ground-breaking North Carolina firm recognized for its industry innovations, produces an app that uses data, machine learning and predictive analytics to analyze an agent’s contacts and identify those most likely to move in the near future. Constant Value The First acquisition is yet another example of RE/MAX evolving with the times and embracing state-of-the-art practices in an ever-changing industry. In many ways, RE/MAX acts far more like an aggressive, modern competitor than a typical traditional player.

That’s good news for RE/MAX agents because, as Bailey notes, the traditional home-buying process of Consumer >> Agent >> House has transformed into Consumer >> House >> Agent.

“In the new formula, the agent and the house have switched spots,” he says. “That fundamentally changes the agent’s role, meaning they need to provide even more value during the steps most important to the consumer—things like negotiating and solving issues that come up.”

A real estate lifer, Bailey bought two commercial buildings at 17, earned his license at 21, thrived as an agent for several years, and then joined the RE/MAX headquarters team at 26.
