Here on tumblr, when I’ve seen these arguments play out, there are generally two sides: the “human sacrifice is a sacred cultural practice in Mesoamerican belief systems and therefore you must respect it or you are racist” people, and the “human sacrifice is obviously wrong, and if saying that means I’m disrespecting Nahua culture, then so be it!” people. The thing is, both of these groups seem to be pretty significantly misinformed about the actual history they’re arguing over!

I took a history class in university (two years ago now, I think?) that covered mesoamerica pretty extensively, and from what I recall, the academic consensus is that human sacrifice (at least for the Mexica) was something imposed from the top down by the state. IIRC there are good reasons to think this was a practice that, at least in its mature form, was not widely popular, and was in fact a method of exerting social control over the Empire’s subjects. I’ll possibly try to email my professor sometime and find her sources [if I do so I’ll update this post with any corrections], but as far as I’m aware this is a very established view in the field.

The Aztec empire (more properly the Triple Alliance, consisting of the city states of Tenochtitlan, Texcoco, and Tlacopan, and their various conquered territories) was, after all, an empire, and not a very popular one. There’s a recurrent myth that Cortés conquered the Valley of Mexico with only 3000 Spaniards, against an Aztec army of 200-300 thousand. In general, I think the tone of this whole debate betrays a kind exoticizing and essentializing tendency from all sides. It ignores the fact that Mesoamerican society was an actual society, and the Triple Alliance an actual polity, both of them subject to all the disharmony and ideological conflict and power struggle present in any society, and any polity, at any point in history. I cannot in good faith as an anarchist come to the defense of a state that murdered its own people (which, by my count, is every state so far [hence why I’m an anarchist], but I digress...). Likewise, I cannot in good conscience, as an opponent of colonialism and the ideological stranglehold it still has over society, accept an attitude of dismissal and derision towards the culture of a conquered and brutally subjugated people. Because saying “human sacrifice by the Mexica was an atrocity” and “I support the liberation of the indigenous people of Mesoamerica from all their oppressors, past and present” are not only compatible statement, they are mutually necessary.

My Very Late  Halo 5 Review

I have been debating posting this for a very long time. I wrote it in November of 2015 for a friend who was going to publish it on his new gaming website, so now here we are over a year later, and it was never posted. so here it is, I hope to star posting reviews for other things like movies and games, so hopefully this will not be the last and only review...

Hunt the Truth that is what Microsoft and 343 industries have been asking us to do for the better part of six months. However as I put the last bullet into the last Forerunner enemy I sit and wonder, what Truth was I Hunting. While I completely understand that mass market advertising can be misleading, but in no way was I expecting what would play out in HALO 5. The plot of HALO 5 is a bit underwhelming, to say the least. Part of that has to do with the set up you were expecting after some of the more reveling advertisements that ended up on TV and across your social media. These ads would have led you to believe that the Master Chief and Spartan Locke are engaged in a great philosophical battle, between the Chief and his former command and Humanity in General. Yet this is most definitely not the case, instead you spend most of the time as Spartan Locke, about 80% of the campaign, and Master Chief the other 20%. The big showdown you expect never really happens; it all plays out over a few cut scenes, and some in game chatter. As the game progresses, it sometimes makes you wonder, am I missing something, did I skip a cut scene? But alas you are probably not the only person, a lot of the backstory seems to be missing, or even major plot points. HALO 5 expects you to have played and completed the first four HALO games, and to be heavily invested into the lore. While I understood most of what was going on, as I have fallen deep into the rabbit hole that is HALO cannon, I was still left questioning many things. There is also the question of character motivation and growth. It seems to be lacking both, as great as HALO 4 was; HALO 5 is seriously lagging behind. The world HALO 4 expanded on is almost completely missing; Captain Lasky is relegated to a tertiary background character, Dr. Halsey is magically a good guy again, Captain Palmer is just an afterthought, Roland the AI gets a longer exposure time, and even the Arbiter is in almost blink and you’ll miss him cameo, ok no not really, but you get the point. That’s not to say I didn’t like the campaign, I liked it very much. The Squad aspect is something new and injected a new spark into the already awesome HALO formula. The set pieces are some of the most beautiful landscape’s I have ever seen in a video game. The Enemies have never looked better, and the weapons are majestic. This is truly one of the best next gen games graphic wise that I have seen. The story is also not as convoluted as I may have made it seem either. There is a clear beginning middle and end; just how you get there is muddled. The squad based combat however is where the campaign truly shines, the interaction between the characters is great, and allows you to understand who your team is without having to read anything or visit a wiki page. This also allows you to last a little longer in the harder difficulties, as you can revive your time and they can revive you. It also allows more for a more vertical playing field, like no other HALO campaign has had before. It creates a new element that allows you to find new angles to defeat your enemies, as well as find hidden Skulls, a HALO Staple, and Intel. The new Spartan abilities also add to the fun, with the clamber ability and of course the new fan favorite SPARTAN Ground Pound, being able to take out horde of enemies in a single go, without a grenade is always fun. While no HALO has ever really had boss battles, the few fights with the Warden Eternal, a new Forerunner enemy, is a welcome break from the normal action. His fights require skill and tactics to beat him, and patience when fighting him on higher difficulties, especially on Legendary where you might have to muster some willpower to outlast him. I did welcome the return of the Arbiter, as it was nice to see that his fight was still going, however if you were one of the people that found and watched all the Terminals in HALO 2 anniversary, and beat HALO 2 anniversary on Legendary, then again you will find yourself wondering, what 343i was trying to achieve, as those cut scenes do not necessarily add up to what is going on in HALO 5. Spoiler Warning! The biggest change of pace that comes with HALO 5 is the return of Cortana. If you finished HALO 4 then you know Cortana was presumed dead, and lost forever. However in scenes similar to the first half of HALO 3 Cortana reaches out to the Chief seeking his help, and through what seems as random cuts of cut scenes in the Locke portions of the game, we find out the Cortana may not be the same. As it turns out, she has “cured” her rampancy, what happens when AI begin to lose competency, and has taken on the Mantle of Responsibility from the Forerunners. And as such that is why you are fighting the Warden Eternal, as he is tasked with protecting her. Thus Cortana is now the main antagonist of the game, and if you beat the game on Legendary you will see that HALO 5 is only a set up for future HALO games, such as the ending of HALO 2. Spoilers End. After playing the campaign I wondered about the whole Hunt the Truth, was this plan all along, did Microsoft and 343i just want to make you think? Obviously they knew what would happen, and possibly did not expect the backlash. Maybe, just maybe the whole point was to throw you off the main trail, and if you listened to the accompanying Hunt the Truth on Soundcloud it would make a while more sense that the whole point of the ad campaign was to throw you off. Now let’s get down to what really makes HALO the behemoth that it is, online multiplayer. HALO 5 has one of the best multiplayer experiences since HALO 2 redefined first person shooter multiplayer way back in 2004. After last year’s debacle with the Master Chief Collection 343i needed to make waves and deliver a solid multiplayer experience and they did more than that, they brought the house down. The maps are solid, as ever, and the Spartan abilities, like clamber, the ability to climb up on any ledge, makes for a more well-rounded experience. It has been a long while since I wanted to sink my teeth into a HALO, and this is the one I have been waiting for.  HALO 5Multiplayer has two modes, WARZONE and ARENA. ARENA has 6 ranked modes; one unraked, and has an additional ranked playlist that changes almost every weekend. The Ranked modes include Team Arena, SWAT, Slayer, Breakout, Free-for-All and Holiday Doubles, or Big-Team-Battle, depending on the season. You earn your rank after 10 matches of a single playlist and will be ranked bronze, silver, gold, platinum or diamond. If you are ranked ONYX or Champion Division that means you are individually ranked between 3000 and 1 overall, 300-201 for ONYX and 200-1 for Champion Division. Forge is also back in HALO 5 and is the best yet, every year Forge gets more fine-tuned and adds more depth and customization, making it easier and easier fr you to become a HALO level designer. Yet HALO 5s biggest best mode is the new WARZONE. It is a massive 12 on 12, along with enemy AI. It all plays out on four of the biggest maps ever made for a HALO game, and is arguably one of the best and most fun additions to the HALO universe.  The biggest change that comes to HALO Multiplayer and is a major component of WARZONE is the REQ system. According to the Halo Wiki, the REQ system is “The requisition system is a feature in Halo 5: Guardians Arena and Warzone multiplayer that grant players cosmetic and in-game bonuses. Requisitions (REQs) are unlocked by obtaining Requisition Packs, which can be earned through gameplay or purchased via the Xbox Store.” You earn Requisition points in every multiplayer match that you can use to buy one of three REQ packs, bronze, silver or gold. You also earn REQ packs by leveling up; finding them in various promotional items such as one of the HALO themed Xbox one controllers, different MEGA BLOCKS HALO sets, or you can earn them simply by leveling up and earning different commendations in HALO 5 multiplayer. There are two types of REQ cards that a player can earn as well, one time use, and unlimited use. Unlimited use REQ cards are mostly cosmetic and can be used in WARZONE and Arena. This includes Spartan Armor, Helmets, visor color, assassinations and weapon skins. While the one time use cards can only be used in WARZONE and still have to be unlocked via REQ level in WARZONE. So no play to win here, as everyone has is on “equal” footing at the start of every WARZONE match. WARZONE itself has two different modes to play, WARZONE and WARZONE Assault. WARZONE is one the most fun I have had in a long time. WARZONE pits two teams of 12 against each other, and the first team to 1000 points overall wins. Each game starts with your team trying to take back your base from AI invaders, being either Forerunner or Covenant. After you take back your base you are now free to roam the map, where three more bases are available to capture. Once your team captures two basses you are able to start manually racking up points. On top of capturing basses and killing enemy teams, various AI bosses will appear on the map, and the team that kills the boss gets a huge point boost, so if your team is lagging in the base capturing department set your sights on a regular of Legendary boss and just watch as the point gap virtually disappears. On average WARZONE games last about 20 minutes, unless your team is so good you can lock up the three bases and boss kills and finish the game in 10 or less.

Intel Core i9-10900K CPU Review: Comet Lake Paints a Target on AMD’s Matisse

Today, after no small amount of speculation as to its overall performance and power consumption, the Intel Core i9-10900K and associated rest of the 10th Generation desktop family are up for review. It’s a significant moment for Intel, given the dominant position AMD has seized in the desktop market as a whole.

In the three years since AMD launched its first-generation Ryzen CPUs, AMD and Intel have established a response pattern with each other. When AMD took the lead with the Ryzen 1800X, Intel responded with the Core i7-8700K — a six-core CPU with performance strong enough to take the overall performance crown back from the eight-core Ryzen 7 1800X.

Then, in 2018, we saw the 2700X take back the overall performance crown from the 8700K. “Not a problem,” said Intel, unleashing the Core i9-9900K, an eight-core CPU at a substantially higher price, but with some significant performance chops of its own. Then, last summer, AMD launched the new Ryzen 3000 family of CPUs on 7nm… and Intel held its fire. While the two companies tangled in the HEDT segment last year, with Intel slashing prices and AMD launching new 32-core CPUs, things on the ordinary consumer desktop front have been relatively quiescent.

Well. They have until now. This is where the new CPUs come in, at least in theory.

For most of the last year, AMD had has a lead on Intel in terms of power consumption (though this varies somewhat based on chipset), total number of CPU cores, performance per dollar, and, in many workloads, absolute performance. Intel’s long pause on 14nm has made it progressively harder for the company to compete against AMD’s advancing microarchitecture and process node transitions.

Gaming is one of the last major category wins under Intel’s belt, though the company has maintained a strong position in creative applications like Adobe Creative Cloud as well. AMD and Intel have been generally tied at 4K since 2017, provided that you use settings that actually tax a GPU, but at 1080p Intel has maintained a modest invention. AMD’s 7nm Ryzen cut into Intel’s 1080p performance leadership, and the 10900K’s high clock speed (5.3GHz) is an effort to regain some of that leadership.

The question for Intel, however, is whether or not the 10900K can still squeeze meaningful performance improvements out of its 14nm node. Back in 2018, Intel managed to defeat AMD’s 1800X with a CPU that was packing two fewer cores, but the situation has changed since then. The 3900X is going to be the major challenge for Intel’s Core i9-10900K, and while the 10900K will have the higher standing clock speed, it lacks the additional core/thread count.

Generally speaking, we’d expect the Ryzen CPUs to dominate in rendering and multi-threaded application tests, but Intel to continue to lead in terms of raw gaming performance. At the same time, it’s clear that physics will not allow Intel to continue to ramp clock speeds in this fashion. The company has taken to shaving 300 microns of material off the top of its CPUs in order to improve their thermal transfer characteristics. When Intel is lapping its own die to improve thermal transfer, the company is bumping up against the fundamental limits of its own manufacturing capabilities.

New Generation, New Platform

With the launch of 10th Gen on desktop comes the inevitable need to migrate to a different CPU socket. This time around, Intel and various OEMs are straight-up promising that Z490 boards will be upgradeable to future Intel chips with support for features like PCIe 4.0. If you believe the rumors, this is Rocket Lake — Intel’s next-generation CPU microarchitecture with backported features intended for 10nm before that process node got stuck.

Thus, you’ll see a lot of Z490 motherboards advertising features like PCIe 4.0 support this generation. That doesn’t mean that Intel is supporting PCIe 4.0 now — just that board vendors are already advertising capabilities you can’t even enable yet.

I can believe that Intel needed a new CPU socket for Comet Lake / Rocket Lake, if only because I genuinely don’t think the company ever remotely expected to pack 10 cores into its desktop socket on 14nm. At the same time, AMD has been offering the better overall upgrade path.

The majority of X370 motherboards and every X470 motherboard is capable of stepping from an eight-core Ryzen 1xxx or 2xxx CPU up to a Ryzen 3000. AMD has just announced that it will support Zen 3 on X470 and B450 motherboards, though the path to unlocking that support will require some effort and understanding of the process to traverse. AMD’s AM4 support has not been perfect — not every X370 or B350 motherboard got upgraded to support Ryzen 3000 — but it’s been stronger than what Intel has offered. This has been a historic strength of AMD’s platforms as a whole, but it faded during the Bulldozer era when there wasn’t really anything to upgrade to. With Ryzen now in-market for several years, this advantage has emerged again.

Due to Circumstances Beyond Our Control…

My own plans to present a full set of power consumption data between Ryzen and Intel have been foiled by the untimely death of a 1250W PSU I’d been using to standardize all of my power consumption tests.

Topping that off, all of our game benchmarks are unaccountably slow. Our testing consistently puts the Core i9-10900K behind the Core i9-9900KS, 9900K, and 9700K. According to Intel and other reviewers we reached out to, these results are atypical and unexpected. A brand-new UEFI from Gigabyte for our Z490 Master motherboard did not solve the problem.

As you read this, I’ll be busily engaged in one of two endeavors: Retesting a fresh OS install on this motherboard or Testing a fresh OS install on an Asus motherboard. Either way, I’ll have a full, updated suite of game benchmarks available as soon as possible.

Power consumption tests… I admit, I have to figure out what I’m doing about those. I don’t have comparative data on any of my currently-alive test PSUs (I’m using my second backup PSU, a 750W Antec).

Test Setup

All of our benchmarks were run on a Gigabyte Aorus Z490 Master motherboard with 32GB of Crucial DDR4-3600 RAM. Windows 1909 was installed with all patches and updates, alongside Nvidia driver 445.87 with a 1TB Samsung 970 EVO installed.

Non-Gaming Benchmark Results

Our non-gaming benchmark results are presented below. Gaming tests TBA.

In the Blender 1.0Beta2 benchmark, the 10900K establishes what will quickly become a pattern. While it offers a solid performance improvement over the Core i9-9900K, 10 cores of Skylake-era 14nm aren’t enough to match 12 7nm Ryzen CPU cores. Officially, the 3900X is a $500 CPU, but Amazon currently coincidentally has the CPU for $409.

I’ve combined the Cinebench results because they point in more or less the same direction. The Core i9-10900K ekes out roughly 5 percent more single-thread performance and improves substantially on the Core i9-9900K’s multi-threaded scores. The gains here are coming from more aggressive clocking as well as the 1.25x improvement in core count between the two chips.

But while the Core i9-10900K’s performance gains are solid, they don’t match the Ryzen 9 3900X’s overall performance. In both cases, AMD holds the lead.

Handbrake 1.22 is a mixed bag for the Core i9-10900K. On the plus side, its performance in H.264 when performing a 1080p30 Fast encode on the Tears of Steel 4K film is excellent, winning past the Ryzen 9 3900X. H.265 performance, however, is slower than anticipated.

This H.265 result was odd enough that I actually switched to Handbrake 1.32 and ran the same encode test again. In this case, the Core i9-10900K took 6.43 minutes to encode the H.264 sample — significantly slower than in 1.22 — but 6.3 minutes in H.265.

Overall, the performance improvement in H.264 with 1.22 is better than the performance gain to H.265 in 1.32, but I’ll likely re-run this test along with gaming in the AM. It feels as though the Z490 motherboard platform could have used a little more time to bake.

Corona Render is an Intel-friendly application, and the Core i9-10900K’s performance reflects this, with the 10-core CPU coming in just five seconds behind the 12-core 3900X. It’s one of the strongest showings for the 10900K, but it isn’t a win.

Our MSVC 2019 Qt compile test hands the Core i9-10900K our second win (if you’re feeling generous) of the day against the Ryzen 9 3900X:

While the Ryzen 9 3950X retains the overall performance lead, the Core i9-10900K’s 10 cores win the day over the Ryzen 9 3900X — by the barest whisker.

Gaming Benchmarks

To be added — but I’ve got no problem saying what I expect. I expect to see the Core i9-10900K beat its predecessors by a few frames per second at 1080p, but to match them at 4K, where game performance becomes GPU-bound. We test with an RTX 2080 instead of an RTX 2080 Ti, so our numbers are a bit more compressed than you might see with that card, but not to a degree that would make a difference (and an RTX 2080-equivalent GPU is not an unrealistic match for the Core i9-10900K).

Gaming is the highest-profile consumer category where Intel continues to command a performance lead, and it’s where the company has focused its CPU efforts. At the same time, the gap between Intel and AMD, even at 1080p, is modest at best. Gamers searching for the absolute highest frame rates will likely still play slightly faster on Intel systems, but the difference between the two is unlikely to be noticeable, even in competitive play.

Preliminary Conclusion: Skylake’s Swan Song

The Core i9-10900K is a step forward for Intel. At $488, it’s a considerably better buy than the Core i9-9900K, which was itself an excellent CPU. Its single-threaded performance is excellent and it’s capable of punching above its weight class on occasion. Skylake was an excellent CPU architecture in 2015 and it remains an excellent architecture in 2020.

And yet, for all these points — and for the first time, arguably, since Ryzen launched — Intel cannot claim to have reclaimed the overall pole position the way it could with the Core i7-8700K or Core i9-9900K when those parts debuted. I expect the Core i9-10900K to retain leadership in areas where Intel has been leading and to compete more effectively with the 3900X than its predecessor, but as far as matching or leading AMD’s 12-core CPU? On the whole, it doesn’t. And while neither Intel nor AMD have made promises about future motherboard support beyond the parts they plan to launch next, if you had to bet on which company would offer support for a wider range of CPU cores over a longer period of time, you’d bet on AMD.

The bottom line is this: The Core i9-10900K is a powerful, fast CPU, and an illustration of how little gas Skylake and Intel’s 14nm collectively have left in the tank. Rocket Lake, when and if it arrives, will supposedly give us new architectural improvements that may breathe some new life into the node, but the 10900K illustrates that Skylake has taken Intel as far as it can.

Comet Lake may paint a target on AMD’s Matisse, but it doesn’t topple its rival — and while it certainly improves Intel’s overall position, it doesn’t do so to the same degree as the 9900K and 8700K did when they arrived, relative to its smaller rival.

Mid to Late-Stage Advice

We haven’t shown much love to the mid and late-stage startup game lately, so in this post, we will be dropping some advice from the CEO of Twilio on how to take on the Amazons of your market place and managing your startup as it scales, and from Jason Calacanis on what Accelerators are looking for.  If you aren’t at these stages yet, I would still advise you to take in the advice as it will allow you to make decisions that are pointed in the correct long term direction.

Let’s start with the mid-stage advice from Jason on how to get into an Accelerator.  When you are thinking about applying to an accelerator, the advice that was given is to understand how you will be vetted.  For an accelerator, the main goal is to polish up the participating startups so that they will get follow on investments from the VC firms. The take away’s from this piece of advice is that if you don’t think you will be in a state to get follow on investment at the end of a 12-week program, that you should keep your head down and keep grinding away. You will not get accepted to an accelerator if they don’t think you will be investment ready at the end of the program, which means you have just wasted time filling out applications instead of focusing on developing your startup. The second take away from this is that, just like if you are seeking normal investments, you need to see what type and industry the startups they work with are in. In the end, they need to be able to assist you to clear market and to then get the follow on investment. This means that if you aren’t the typical type or in their typical industry, you will not be able to help you clear market as effectively and you will not fit their typical investor’s thesis. Thus, you will not get accepted and will have wasted your time and their time.

Now for the late-stage advice from the CEO of Twilio, Jeff Lawson. This first one piece of advice is more general and is about how to react when an Amazon or another large player enters your market. Typically when this happens, you are going to get this question, “What is your {Amazon} plan?”  Unfortunately, this is the completely wrong mindset to have as it shifts your focus to your new competitor and away from the most important part of your business, your customers! And guess what your competitor is focused on, your now neglected customers, so who do you think will win in the long run?  The bonus advice for handling this is that at the end of the day, they are still made of people.

Lastly, Jeff talks about how his job changed as he went from 30 to 300 and then to 3000 people.  His advice was that, as things grow, you will get frustrated and you will get angry.  The key thing to remember is that how you handle these changes will dictate your success and that as your company matures and grows, it will become an amplifier and reflection of your good and your bad characteristics. A good take away from this is, how you react to these emotions will decide where you are spending your energy and with 3000 people, your energy is going to be in short supply. On top of that, if you don't grow and mature, it will be very clear and your company will not grow successfully.

Show them that you took the time to look at their website and what they expect. And then make the pitch on how you can contribute and offer them value for an opportunity to link.

7. Forgetting to segment your outreach list

Just like with moving company marketing efforts, you need to segment your target audiences. The same approach applies to outreach lists. You want to divide them in accordance with:

Geo-location;

Industry type;

Interests;

Type of content etc.

11. Failing to diversify your strategy can often result in link-building mistakes

Link-building is a challenging and exhausting strategy. And the moment you think that you’ve mastered it, something new comes and changes everything. With the dynamic environment that the web presents, you need to have contingency plans instead of blindly relying on a strategy that works currently.

You need to diversify your link-building strategy and have a plan B.

Staying prepared is what keeps you from failing in building an active backlink profile. Work on perfecting your outreach strategies, the content you create, and how you promote it all. Never be satisfied with standing still and waiting for things to happen. Be the mover you are – always in motion.

Crashing through the support lines like a Boss

If you are reading this, then your awesome! ICO DOG started off as a simple twitter channel in January 2018. People started to follow the dog, because we provided useful insights into ICO investing and whitelist links. Back then people still had to race everyone else to get into these things, before they would dump hard. 

In February we then had the first guys asking us to make a telegram chat room for the community and use primablock to pool funds together to send to such projects. It was a very exciting time to see ICO DOG brand grow so organic. After that, the market crashed 20% every single day. That was a rough period. To be honest, the whole year was a stony road. 

Several people came together, that were very active in the telegram channel and formed a team. It was like a mini DAO. We had review & marketing guys, tech guys, lawyer team and all that happened by itself on Telegram. We build the first Presale Platform, created a cool UI for users introduced a level system to build the community and later even added master nodes. However, things just became more and bleaker. As Bitcoin fell closer to $3000 more people left and the group became silent. 

Sounds like a sad story right? Well, every good storyline has a downturn, followed by a boost of motivation to get through all the shit. 

A few months ago, we decided that the ICO space became a bit too scammy in 2018. We started to become more selective with the investment choices and eventually stopped pooling altogether. Pooling was about winning together, and it’s not fun if everybody loses. 

We started to look into other forms of revenue that we can build up to keep us over water until the bear market is over. What we love to do the most is community building, and community is the MOST important aspect of a decentralized network. 

The idea of blockchain was it to move from a centralized system to a decentralized one. This word decentralized is being thrown around on a daily basis although most people still do not understand what it means to change the architecture from centralized to decentralized. Most if not all big projects still have a very centralized structure going on with a few exceptions like Bitcoin, Ethereum & Steem. 

Understanding decentralized Architecture 

A decentralized architecture is fundamentally different to anything we know as of know. That’s also why it’s so hard to understand. Think of bitcoin as the first decentralized company. Let’s call it Bitcoin Crop.

To help understand the Bitcoin Company metaphor, let’s say bitcoins properties are the products that this new decentralized company is producing. Common things said about Bitcoin is its decentralized, censorship resistance peer to peer money. These are often the terms used when people tell you why you should buy bitcoin. Bitcoin is the fastest growing asset of all time. Therefore Bitcoin as the first decentralized company is the fastest growing Company in the world, reaching an evaluation of over 300 Billion USD in less than 10 years.

Although the Bitcoin Company is producing high-quality stuff, the products themselves are only as good as the sales, distribution, marketing and that where decentralized architecture kicks centralized companies ass. 

To make things even more complicated we now have to rethink what it means to be paid and to receive a salary. In a centralized company, build on the centralized architecture model, you work for your boss, who has a boss and that boss gets told what to do by some CEO who then has to take his others from shareholders. The money “trickles down” the food chain and by the time it reaches the bottom almost all of it is gone. 

Let’s compare this with the first decentralized company Bitcoin. In the Bitcoin company its a bit more complicated than that. In the early days of the company, if you want to work there, you actually have to pay the company first! Crazy I know! Think of it as some tribute to show your loyalty to the Network. The earlier you join, the less you have to pay, and the more of the company network you own. 

In the early days of Bitcoin Corp. most of the employees there were just engineers and a few crazy marketing guys. Things became a lot more interesting in 2013, when some important people started to work at Bitcoin Corp. People like the Winklevoss twins, Roger ver, Chamath Palihapitiya and many others bought a big share in Bitcoin Corp. and thereby earned the right to work for the Bitcoin. After that, Bitcoin Corp started to grow exponentially, because those new high-class employees had a lot of leverage and even more incentive to grow Bitcoin. The harder they would work the bigger the company would become and the more valuable there coins would be. 

This was the birth of the first decentralized payroll. Most of the mentioned people earned millions working for Bitcoin and are still working hard getting ETFs approved and spreading the word about it. Every person that owns Bitcoin becomes an employee at Bitcoin Corp. Everybody is rewarded for the work that anybody does, and everybody is incentivized to help grow the Bitcoin company. 

  Introducing a New Way of Doing Everything

A few months ago, we decided to build software to help ICOs build their own decentralized Networks. We called the system Proof of Engagement and called the Software the DAO Maker. Pun intended.

Proof of Engagement is a concept that helps onboard new users and uses token bondage curves and community incentive to create an organic community of long-term token holders. For the past months, we were talking to A LOT of KYC providers. We quickly came to the conclusion that most of them are scams. The state of Anti Money laundry in crypto is pretty scary. I lots of people will end up in court for violating the AML directives. Currently, most ICOs do not comply with KYC & AML laws. We changed the homepage for ICO DOG to show more crypto stories, reviews and post analysis. We are working on a more in-depth redesign for ICODOG.IO in 2019. We added a few new Blog sections namely,  ICO Analysis and Post ICO Reviews and Crypto Stories.

Being a national real estate coach, generally when I hear people talking about retiring early with real estate, the default answer for many is, “I’ll pay off the house.” A common second answer is, “I can borrow against my home equity if I need the money.” The best answer would be, “That’s how I pay for my early retirement.” Real estate is often viewed as an effective way to hedge against market volatility. The best way to retire early with real estate is by investing in rental properties as they generate passive income.

However, Mel Feller knows that the short answer is yes, real estate is a good investment for retirement, if done right. Too many people think that you cannot retire early with real estate because it requires becoming a repairperson. In reality, you can outsource that work to a property management company, generally for 10% of the rent collected on the rental property. This means you could buy five to fifteen rental homes and have someone else do the bulk of the work. If you invest in apartment buildings, commercial real estate or other projects, you are even more removed from the day-to-day operations of the property.

The wrong answer to this question is to start buying properties to rehab and hope that you can sell it at a profit. Yes, house-flipping shows are popular. No, it is not a good way for retirees to invest in real estate. You risk losing a large portion of your nest egg if the property takes longer to sell than expected or if the costs to rehab the property are far higher than expected. For skilled contractors, this may be a viable real estate investing strategy, but they risk owning their job because they only clear as much money per flip as they would earn working for others. In summary, house flipping is not a viable method for most people to retire early with real estate.

When you choose to invest in real estate for your retirement or otherwise, do not buy properties in an area where people are moving out. Yes, the properties are cheap. No, you will not earn much in rent and your ability to sell the property if you want to get out is declining. Be careful of buying rental properties in markets going up, since a property in a good school district may be desirable but the rents you could get are not as high as a percentage of the property’s value. After all, if the rent is too high, they may find it cheaper to simply buy the house next door. Do buy properties to rent that you can sell as required, since those who retire early with real estate may need to sell property to pay major medical bills or for long term care.

Can You Retire Early With Real Estate?

Before I answer this question, let us compare real estate to some alternative forms of investments, which can be included in your early retirement strategy. Government bonds are theoretically the safest investments around, but they have often failed to pay interest rates above the inflation rate. Savings accounts are hardly better. Corporate bonds pay slightly better, but they are hard to find. The higher the interest rate, the greater the risk the business will go under. Nor can you assume that your corporate bonds will pay back your principle.

During the Obama administration, the federal government overturned years of established precedence and said the unions get their money ahead of bondholders, most of whom were retirees.

Stocks that pay dividends were normally considered a gold standard, but the sheer volume of money pouring into the market via tax advantaged retirement accounts has driven up their cost relative to the dividends they may or may not pay. You cannot plan a retirement budget off prayed for capital gains. A viable rental income retirement strategy is one that balances income with security.

In addition, this brings us back to the question, “can you retire early with real estate?” Yes, you can retire early with real estate by owning portfolio of rental properties. Rental real estate retains its value as long as you vet tenants, supervise the properties and maintain proper insurance. It generates cash flow every month the tenants pay, and you can ensure this by vetting tenants and evicting those that do not pay rent. The return on investment for rental income is in the 5% to 10% range, depending on the type of investment. It is difficult to find those rates of return without far greater risk than rental real estate. This is why it is a good idea if you choose to retire early with real estate than to go out for risky investments.

How Investing in Real Estate Can Boost Your Retirement Income?

Yes, you can retire early with a passive real estate income if you do it right. You can follow these successful real estate investment strategies to boost your retirement income.

Investing In REITs for Early Retirement

While owning real estate can be lucrative, it is not necessarily the most feasible option for every investor. Acting as a property owner for some can be both costly and overwhelming. Investing in a real estate investment trust is considered as a sound way to secure your retirement.

REITs by comparison, offer many of the same benefits associated with direct property ownership without the hands-on management responsibilities. In this retirement strategy, you are buying shares in REITs or real estate investment trusts. You are buying shares of a corporation that builds apartment buildings, commercial real estate or other types of property. They are required by law to pay out 90% of their taxable income as dividends to shareholders. You receive regular income from them, though it may only be paid out annually.

The main benefits of this approach towards securing your retirement are liquidity, since you can sell the shares, and the ability to diversify, since you can buy shares in medical property developers and apartment builders. Many real estate-related investments have done quite well in the last decade or so. The median sales price of single-family homes hit $315,700 at the end of the third quarter, up 23 percent from the prior peak for values in 2017 before the financial crisis hit.

Compare this to the risk of putting all of your money into a single commercial building or several single-family rental homes. A better way to assess REITs is to look at their funds from operations, or FFO. Whereas reported earnings treat depreciation on real estate holdings as an expense that lowers results, FFO adds depreciation back, which more accurately reflects the value of a trust’s property. As you are planning your early retirement strategy for 2019 and beyond, it is important to ask yourself whether a real estate investment trust belongs in your portfolio.

According to Scott Crowe, chief investment strategist at Center Square Investment Management, “REITs offer significant advantages to investors who are seeking access to real estate relative to direct property ownership, including much lower asset management costs, improved liquidity in terms of geographic and property sector exposure and greater transparency.”

Rental Income Retirement Strategy

A second viable strategy is retirement through rental income. There are many ways to make passive income in real estate. One of them is direct income from rentals. Rental income retirement strategy is best option for retiring early with real estate. Once the income surpasses the expenditures, then you are on the winning side. In this strategy, you would be buying detached single-family homes to rent out. You receive a higher rate of return on these properties than duplexes or triplexes. The properties are easier to sell if you want to get out of it.

I recommend single-family homes over owning condominiums because condominium homeowner association rules could limit how the property is used — including as a rental unit. Another issue is the boom and bust cycle of condominiums. While you could find a condominium at a deep discount during a bust, the lower limit of rent you could charge is set by the surrounding apartments. If you buy at the peak, your return on the investment is lower while the rent you charge is still determined by what surrounding apartments go for. The only potential benefits to condominiums are the elimination of yard work and the occasional ability to get a bulk discount for buying several properties.

While you can replace your income with a good rental income retirement strategy, you will have to pay the bills either up front or over the long term. Do not delay paying for that new roof and have to gut the house to fix the rotting walls. Do not ignore pest control and have to pay for termite treatment of the property. Do not skip the process of vetting tenants and end up paying for the damage they cause. Shortcuts will cost you dearly.

These issues arise even if you are buying condominiums instead of single-family homes. If you do not want to do the work or hire someone else to do it, consider investing as a partner in an apartment complex or buying REIT shares instead. Remember, to retire early with real estate, you must choose a property, which is “turnkey” and “rent ready.” A good rental property is the one, which is fully refurbished, or a new construction residential property. The property must be in growth markets and must produce a positive cash flow. The property must have a good appreciation potential.

How Many Rental Properties Do You Need To Retire Early?

The answer to this question depends on how much money you need to retire early on. If each property clears $300 a month, then you need 10 filled properties to replace a $3000 a month income. If you need $6000 a month in income, then you would need to rent out 20 single-family homes.

According to a recent study, single-family homes in large U.S. cities have generated returns of about 9% annually between 1986 and 2017. Half of that gain was rental income, and half of it was in capital appreciation. This means that rental real estate yielded an average 5% ROI each year after expenses like insurance, property taxes and maintenance. Those who chose to sell a home gain about 5% per year of capital gains. Average rents were about 10% of the value of the property, but 40% or more went to pay bills like the mortgage, insurance, taxes and maintenance.

This suggests that if you invest a $100,000 into one or two single-family rentals, you would reap about $5000 a year in rental income. However, that figure is based on purchasing the property outright. In reality, since those figures assume you are carrying at least a partial mortgage on each property paid in part by the tenant’s rent, you could invest $100,000 into two large single-family homes or four smaller ones worth around $200,000 and reap $10,000 or so in rental income per year.

The more money you put down on a property, the more you clear each month. At the other end of the spectrum, if you put 10% down on each property, you may only clear $300 a month in passive income and need ten homes to generate that $3000 a month income stream. If you can buy the properties outright, you could clear $700-$1000 a month — and in the last case, you only need three single-family homes to pay your bills. Note that the rental income retirement strategy will depend in part on the level of debt you take on and the interest rates you pay on the debt, so run the numbers before you buy a rental property.

This means that your rental income retirement strategy depends on several factors. How much income do you need to pay your bills? In addition, how much risk are you willing to take in the form of debt? Greater debt levels could yield many properties that end up paying your bills, but if you do not manage costs and make sure the rent is paid, it can all collapse on you.

Conversely, you have significant upside potential if you can live on less than the generated cash flow and start paying down the mortgages. Once a house is paid off, you clear far more income from it each month without additional expenses. If you have a small portfolio and aggressively pay down the debt, you have an inflation proof way to retire early with real estate since your income will automatically go up with time.

I will be going to the US soon. I am a US citizen but do not live in the US. I will be going to visit family for a month and will be renting a car. My question is this, do I need to get the insurance from the vendor or is there a 3rd party insurance I can puchase? Most of the car rental places have LDW / CDW insurance for purchase but this almost doubles the cost of rental. My credit cards and car insurance here in my country of residence do not cover car rentals so I will have to get something.
