Over the past several weeks, more than 500 U.S. military veterans have been buried at Long Island National Cemetery in Farmingdale and Calverton National Cemetery in Suffolk County without the customary ceremonial honors due to the coronavirus pandemic.
Here are eight of their stories as we honor their service on Memorial Day:
Edwin Garrison, 94 — Army; Calverton National Cemetery Edwin Garrison had written to his mother from England in the fall of 1944. The 18-year-old Army serviceman had heard World War II was coming to an end, and told her he would soon be home. Within three months, Garrison found himself in Vianden, Luxembourg, at the Battle of the Bulge — Adolf Hitler’s last major offensive campaign on the Western Front. “When we were youngsters, he never talked about the war,” said his daughter, Alice Garrison. “All we knew was that it was very cold and dark in those woods.” Garrison — a father of four, the husband of Elaine, and a member of the 1255th Engineer Combat Battalion that liberated Vianden — died May 7.
Keith Atkins, 59 — Private, Marine Corps; Calverton National Keith Atkins had walked proudly with his Marine Corps platoon at his graduation in 1979. He had just completed basic training in South Carolina, and Atkins, then 19, was in his formal dress blues featuring the Corps’ globe and anchor insignia. “We all piled in the van and drove down there to see him,” said his sister, Nicole Atkins, 51, who traveled with her family from Long Island for the big day. “I was a little kid, but I remember him having really shiny shoes. I thought he looked so handsome.” Atkins, of Mount Vernon, Westchester County, a father of four, stepfather to three, one of eight children and the husband of Adrienne Atkins, died May 11. “He loved life,” Nicole said. “His last days were some of the happiest, and that [gave us] peace.”
Jack Conyers, 94 — Sergeant, Army Air Forces; Long Island National Jack Conyers met his wife, Nohora, on a blind date four decades ago. A friend had set them up, and the pair — formerly married with children of their own — had not put much stock in finding love. That all changed when Nohora saw Conyers — a tall, dark and handsome man with a smile that made her melt. “Since the beginning, it was chemistry,” she said. “[It was there] until the end.” Conyers, of Valley Stream, L.I., died April 19 from coronavirus. He served in the Army Air Forces, the precursor to the Air Force, in Alaska during World War II. “The virus took my man away from me,” said Nohora, 81. “He was my best friend. I miss him every minute. I feel him around me.”
Beverly Cobbs Jr., 96 — Staff Sergeant, Army; Calverton National Beverly Cobbs Jr. sat with his son-in-law Barry Jackson on the Virginia Beach boardwalk about 20 years ago and told him about a time when he had to swerve out of enemy fire in the South Pacific. “His entire unit was driving down the road. The vehicle in front of him got shot, the vehicle behind him got shot, and all that was left was him,” said Jackson, 69, a Vietnam vet who had exchanged war stories with his “Papasan” — Vietnamese for “head of the family.’” “He saved the 10 people in his vehicle that day,” Jackson said of Cobbs — a World War II Army quartermaster sergeant from Charlottesville. “He was amazing … a totally gregarious, social Southern gentleman.” Cobbs, the husband of Geraldine, a father of three and one of six siblings, died April 16.
Alphonsus Apuzzo, 99 — Corporal, Army Air Forces; Long Island National Ten days after he tied the knot on May 17, 1943, Alphonsus Apuzzo left Manhattan for England to join the 8th Air Force 100th Bomb Group. Apuzzo, then 22, worked as a radar and radio operator on a B-17 bomber, flying 50 missions over Europe during World War II. When he returned to New York in 1945, he reunited with his wife, Anne, finished school at Fordham University and worked as a chemical engineer in the aviation industry. Apuzzo, a father of two from Uniondale, L.I., died May 12 — four months after the death of his spouse, and five days before their 77th wedding anniversary. “He called out my mother’s name, and then he died,” said his son Keith Apuzzo. “He had no desire to live. He just kept saying, ‘I want to be with your mother.’ ”
Cleveland Jessup, 73 — Specialist Fifth Class, Army; Long Island National Cleveland Jessup was drafted into the Army in 1966 as war raged in Vietnam. At only 20 years old, he had left his home in rural North Carolina and trekked to Georgia before heading to Virginia, Washington and finally to Germany — a journey that changed the life of this small-town Southern youth. “Coming from that part of the country at that time, it was a big deal for him,” said Jessup’s son, Kevin Jessup, 44. “He loved the entire thing — the traveling, seeing the world, the lessons that it taught him.” Jessup, a father of five and husband to Joyce Jessup, died April 19 from coronavirus.
Stephen Patti, 93 — S1, Staff, Navy; Long Island National Stephen Patti had watched his older brothers Paul and Sal head off to fight in World War II. At 17, he was too young to be drafted — but not too young to join. “He had to have his parents sign him in,” said Patti’s son, Stephen Patti. “He wanted to go.” Patti enlisted in the Navy in 1944 and sailed off to Normandy, France, as part of the D-Day invasion. Patti, a St. John’s University graduate, father of three and the husband of Joyce, died April 19 of coronavirus at his home in Brooklyn. “As a kid, I was proud that my father served,” his son said. “He believed in our rights, and he was willing to fight for that.”
Hyman Forte, 101 — Technician Fourth Grade, Army; Long Island National Hyman Forte had lost the will to live after his wife of 78 years died in April. He had married his sweetheart in Central Park before he left for World War II on his beloved’s birthday, Sept. 9, 1942. Forte had traveled to Fort Dix, N.J., and later to Hawaii, where he worked as a cook serving up chow to the troops. He returned to his wife, Mary, after the war, and stayed with her until her last breath. “He always used to call her ‘beauty.’ He’d say ‘that’s my gal,’ ” said Forte’s daughter, Monique Forte. “He just couldn’t live without her.” Forte, of Harlem — a father of five best known for his collard greens, honey glazed ham hocks, sweet biscuits and tender deboned turkey — died May 11.

Cash in! Here Are America’s Most Profitable Housing Markets

Throwing down some hard-earned cash on blackjack or craps at the local casino is enough to make some folks break out into a cold sweat. But when it comes time to buy a home, the ante gets raised to truly nerve-racking levels: They’re making the biggest wager of their lives on what’ll likely be their largest investment. Ever.
Owning a home has long been considered the fastest and most predictable way to build wealth in the United States. And while home sale prices are at an all-time record (at a median of $262,000 as of June) not everyone is walking away with double-digit annual returns.
Picking a place where home prices will continue to surge in the long term is one part science, one part dogged research, and one part blind, dumb luck. Nothing is guaranteed. But if past is prologue, we’re here to help increase your odds of picking a winner: The realtor.com® data team found the markets where home sellers are walking away with the biggest returns.
We’re not talking about short-term flipping here. We’re focusing on those in it for the long haul.
Our analysis finds that the median annual return for home sales was 8% nationally over the last 12 months. Not too shabby, homeowners! But digging into the numbers reveals a disparity. Of the 100 largest metros, the annual return was high as 14%—and as low as 2%. That’s the difference between living retirement on the beach and not retiring at all.
“Owning can be a great way to build up overall net worth,” says Danielle Hale, chief economist for realtor.com. “If you’re looking to transition in a local market [to a bigger home], you have the home equity. If you’re looking to retire and move somewhere else, you have the money to do that.”
Many of the places with the highest returns are the nation’s fastest-growing cities, where highly paid techies are spurring bidding wars. But that isn’t always the case. A few of the places where home sellers walked away with the fattest profits are those that hit rock-bottom in the Great Recession. Savvy buyers who got in on the ground floor have seen their home appreciation soar.
“They walked into the room when everyone was running out,” Jonathan Miller, a national real estate appraiser at Miller Samuel in New York, says of these buyers. “They are now being compensated for their risk.”
To find the country’s most profitable housing markets, we looked at homes that sold over the past 12 months in the 100 largest metropolitan areas. (Metros include the main city and the suburbs surrounding it.)  Then we compared the most recent sale prices to their previous ones, going back as far as 2008. The profit was defined as the difference between the two sales.
Finally, we used those figures to create an average annualized return for each market, and limited our ranking to one metro per state.

Fairfield County has spent decades esconced as the crown jewel of New York City‘s suburbs, a hot spot for wealthy home buyers looking to snag a mansion in luxe, high-status communities like Greenwich, CT, where median home prices are $1.9 million. But this county is more than just leafy, picture-perfect commuter towns; it also stretches into the perennially downtrodden city of Bridgeport. And ever since the financial recovery, properties at both ends of the economic spectrum have been doing very well.
First, the high end: Unlike in nearby Westchester County, NY, home buyers in Fairfield County don’t have to pay a mansion tax. And ever since last year’s tax law changes, which made deductions less generous, the county has been attracting even more interest among big-ticket purchasers.
That increased demand has more and more homeowners cashing in, to get their hands on those profits. It’s common for sellers here to use that windfall to upgrade to an even nicer home, says Leslie McElwreath, a real estate agent at Sotheby’s International Realty’s office in Greenwich.
But it isn’t just mansions driving the price increases. Even higher price appreciation can be found in way less affluent Bridgeport proper, says Miller, the real estate appraiser. The median price there is just $199,000. That’s lured in buyers, and that is now driving prices up.
“If you look at the high end of the county, housing prices haven’t risen as much since the financial crisis,” Miller says. “But areas hit hard by foreclosures in the region are now seeing large gains in property values.”
2. Detroit, MI

The Great Recession dealt Detroit a near-knockout punch. The Motor City had struggled for decades with the loss of blue-collar, manufacturing jobs. Then the auto industry went into a tailspin, leading to widespread unemployment and a rash of foreclosures.
Locally based General Motors and Ford received a federal bailout to stay afloat. But in 2013, the city still filed for Chapter 9 bankruptcy. With so many folks looking to leave, the median home values in Detroit fell from $137,200 in March 2008 to $108,800 by March 2012, leaving many owners underwater on their mortgages.
But in recent years, the city has been on the upswing, as more folks move into its revitalized downtown. Younger buyers are finally flocking into the area to purchase condos in converted industrial buildings, like this one-bedroom condo/loft for $299,900.
Homeowners who rode out the bad times are starting to see the rewards. That’s especially true for those who bought at the bottom of the market.
“Detroit fell harder than most markets,” real estate appraiser Miller says. “[But its] rebound has been encouraging.”
3. Seattle, WA

Why did so many cities go nuts submitting bids for Amazon’s second global headquarters? Maybe it has something to do with the remarkable transformation the company has wrought in its home city of Seattle. All those lucrative tech jobs have attracted home buyers of means, who’ve sent real estate prices soaring. It’s turning average Joe and Jane homeowners into millionaires.
Competition is fierce. In the last year alone, nearly two-thirds of homes sold in Seattle have received multiple offers, according to a realtor.com analysis. That’s the highest incidence of bidding wars outside California.
Buyers are snapping up condos in downtown Seattle with good views of the skyline or Elliott Bay. But demand is equally as strong for family-friendly, single-family homes in suburbs like Bellevue, WA.

The number of deep-pocketed techies and venture capitalists in the heart of Silicon Valley seems to be limitless. Combine that with the meager supply of available homes, and even wee vacant lots can go for over $1 million.
Silicon Valley home buyers from companies like Apple, which is likely to become the world’s first company worth more than $1 trillion, are turning former middle-class neighborhoods into mansion-lined boulevards. Buyers are consistently tearing down the more reasonably sized homes on their lots to put up larger ones.
This happened in Los Altos, CA, where the median home price is now above $6 million.The most expensive home for sale in Los Altos is a 21,000-square-foot mansion priced at $55 million. Those who don’t have quite so much spare cash can consider this two-bedroom 1,500 square-foot condo, currently the cheapest abode on the market, at $1.6 million.
And home sellers looking to unload their property in a hurry don’t have to worry. Not only do 80% of home sales in San Jose result in a bidding war, many of these buyers are willing to pay in all cash.
5. Palm Bay, FL

In the 2015 film “The Big Short,” two characters flew to Florida before the housing bubble burst to figure out why so many homeowners weren’t making their mortgage payments. They discovered that folks were purchasing properties they couldn’t afford. True enough, when the housing market collapsed, the state was among the hardest hit.
“Florida was just devastated by the foreclosure crisis, and had to reinvent itself,” real estate appraiser Miller says. “It has been a long recovery period, but people that went against the grain [buying at the market’s bottom] in recent years have done well.”
Like much of costal Florida, Palm Bay has a big demand from baby boomer retirees who are looking to buy homes in the area.
Around a 45-minute drive to Orlando, where the median-priced home is $318,500, Palm Bay attracts home buyers looking for a lower price tag. Even a beachfront condo can be found at around $300,000. Just look at this three-bedroom condo in a gated community with a pool and pier, priced at $319,900.

Colorado has been on a steady growth track for years, helped along by its snazzy craft beer scene and unbeatable scenery. When the state legalized marijuana in 2012, it was just the pungent icing on the cake.
“After that, there’s been just a huge influx of people and money into Denver,” says Ryan Penn, an associate broker at 360dwellings Real Estate in the city. Many of his clients come from the more expensive coastal cities. “I’m representing a couple of buyers who are relocating from Los Angeles, and they’re in contract to sign for a $1.3 million home. In California, they would pay three times more for something the same size.”
Young professionals are enticed by the condos and single-family homes priced between $300,000 to $500,000. But they should expect to write 20 to 25 offers before they win a bidding war, Penn says. Bad news for them—and great news for sellers.
“Even if you bought a home two years ago, you can be sitting on $100,000 of equity,” Penn says. “The biggest demand in homes is for those priced around $500,000.”
7. Providence, RI

The biggest selling point for the capital of Rhode Island is its reasonably priced homes and its proximity to Boston. The bigger city is just an hour away, but its median home price is 51% higher, at $529,100.
“We have a lot of buyers from Boston and elsewhere looking for more affordable housing,” says Robert Rutley, a local real estate agent at Taylor & Associates. “A lot of them are transplants moving in from around the country for the universities.” Providence is home to Brown University, Johnson & Wales University, and the Rhode Island School of Design, among others.
Just this month, Rutley sold a three-family home in Providence that closed with 17 offers and sold for $30,000 more than the asking price. The hot market is spurred by a growing downtown, which has new hotels and apartment complexes going up.
This is great news for home sellers, many of whom found themselves underwater on their mortgages after the housing crash. During the first quarter of 2018, 6.8% of homes in Rhode Island were under water, compared to more than 10% just two years earlier, according to CoreLogic, a real estate data firm. Over the last year alone, the average Rhode Island homeowner added $18,600 in home equity.
8. Boston, MA

Boston has several historic districts where the stately brownstones are star attractions. But because the city limits construction there and doesn’t allow high-rises to go up in many parts of town, there is a limited supply of homes for sale. And that’s pushing home prices up, up, and away.
“The people buying [in these areas] want the historic Boston experience,” says Collin Bray, a real estate agent at Century 21 Cityside in Boston. “They pay big money for high ceilings and deep fireplaces.”
A rebounding financial sector, which employs many residents, has pushed wages higher. But money isn’t always enough to snag the most desirable homes for sale in this skintight market.
“I’ve heard of buyers showing up at sellers’ doorsteps, ringing the doorbell, and introducing themselves, so hopefully the seller will remember them,” Bray says.
9. Nashville, TN

Folks are used to paying sky-high home prices in places like New York and San Francisco. But it’s new territory for for native Nashvillians, where prices have steadily been climbing for the last few years.
A surplus of good jobs has brought home buyers here. And the coolness factor of living in Music City has made it catnip for younger buyers.
Older homeowners who purchased their homes for around $30,000 decades ago are now selling their abodes for a mint and then moving into multifamily homes with their children or into retirement communities, says local real estate agent Brian Copeland of Doorbell Real Estate.
“They can’t pass up on how much profit they’d make if they sold,” Copeland says.

Portland has been sizzling for some time now—and it’s more than just the parody-worthy hipster scene that’s responsible. As it turns out, the housing market here is uniquely well situated; many new residents are refugees fleeing expensive West Coast markets like Seattle and San Francisco.
“It’s really the last affordable major city on the West Coast,” says local real estate broker Darcie Alexander of PDX Green Team. “We have the great coffee, a variety of restaurants, and tons of art and music, but at a fraction of the price.”
Between 2010 to 2017, the population of the metro area grew 11%, to about 647,805 in the city. That increase, and the climb out of the recession, have led to a jump of 56% in home prices during the same time period. That’s been a boon for sellers, who haven’t had a hard time unloading their homes. (Single-family houses like this three-bedroom, two-bath ranch priced at $334,900 are particularly popular.)
So what are sellers doing with those big profits?
“[They’re] wanting to buy something bigger in a higher price range, but they’re staying in Portland,” Alexander says. “Most people are either reinvesting it into the real estate market or they’re paying off debt.”

NY Mysteries January 24, 2020
BongJoon-ho’s Parasite is a Korean movie that is very witty and very violent. Its sly humor, bloody violence  and social satire work.  The rich family could have been transported from Westchester. The U. S. influence is shown through the mansion of the rich couple, including a teepee ordered from the U. S. The other family lives in dire poverty. They eke out a living folding pizza boxes and stealing wifi from a nearby store until one of them lands a tutoring job with the rich family. In rapid succession members of the poor family replace the housekeeper and driver of the rich. The poor teenage daughter, a budding con artist, pretends to be a psychologist  and lands a well paying job analyzing the rich family’s young son who keeps spilling the beans about the poor (They all smell alike.) but no one listens. It’s a real movie.
Jim Lehrer died on Thursday. He was the Public Broadcasting Service anchor for many years and was respected for his thorough and fair analysis.

Ride to Washington Irving's Sunnyside Estate
The adventure where nothing happened
We've been blessed here in the Lower Hudson Valley with a sensational autumn full of mild weather, near-cloudless skies and dry days (baring the soaking we took today). In other words, a great time to own and ride a motorcycle.
The stars were aligned for a motorcycle trip to Washington Irving's estate on the east bank of the Hudson River known as Sunnyside. The mansion is in the village of Sleepy Hollow, formerly known as North Tarrytown, until creative minds finally recognized a good marketing ploy when they tripped over it. The weather, this week's Halloween, and the 200th anniversary of Irving's short story classic The Legend of Sleepy Hollow and the tale of the Headless Horseman, made for a promising adventure. There were hazy skies above as Dale (Yamaha RZ350) on I (Kawasaki 250 Ninja) crossed the Mario Coumo (Tappan Zee) Bridge into Westchester County, NY. Perfect for taking photos.
But when trying to purchase tickets for a tour of Irving's home we were told sorry, they're all sold out for the day. We could tour the grounds for $8. Caught looking. Strike one.
Next stop on our "adventure" was south to Hastings-on-Hudson for a visit to CycleLove, a motorcycle repair shop with a growing reputation for quality work that of course was closed. I dialed (dialed?) the number painted on the door and got John, the proprietor, who was in Virginia buying cars. Swing and a miss! Strike two.
Lunchtime! On the way to the estate we passed a promising place in Irvington called the River City Grille. Walking in we were blinded by shiny white linen and flowers on the tables. Nope. Next door was the Broadway Grill Tavern. The interior looked like something out of a grainy film noir from the '40s. Perfect! "Sorry guys, the kitchen is closed." That was a nasty curve! Strike three.
We didn't see any ghosts at Sunnyside but Dale's RZ did apparently pick up a gremlin as his bike started to overheat on the way to CycleLove. So it was back to the safe confines of The 9W Market in Palisades, NY, for burgers and fries.
Yeah, we struck out, but we went down swinging while riding motorcycles on a Friday afternoon in the Lower Hudson Valley. Great game!

Here are America’s Most Profitable Housing Markets: Cash In!

Throwing down some hard-earned cash on blackjack or craps at the local casino is enough to make some folks break out into a cold sweat. But when it comes time to buy a home, the ante gets raised to truly nerve-racking levels: They’re making the biggest wager of their lives on what’ll likely be their largest investment. Ever.
Owning a home has long been considered the fastest and most predictable way to build wealth in the United States. And while home sale prices are at an all-time record (at a median of $262,000 as of June) not everyone is walking away with double-digit annual returns.
Picking a place where home prices will continue to surge in the long term is one part science, one part dogged research, and one part blind, dumb luck. Nothing is guaranteed. But if past is prologue, we’re here to help increase your odds of picking a winner: The realtor.com® data team found the markets where home sellers are walking away with the biggest returns.
We’re not talking about short-term flipping here. We’re focusing on those in it for the long haul.
Our analysis finds that the median annual return for home sales was 8% nationally over the last 12 months. Not too shabby, homeowners! But digging into the numbers reveals a disparity. Of the 100 largest metros, the annual return was high as 14%—and as low as 2%. That’s the difference between living retirement on the beach and not retiring at all.
“Owning can be a great way to build up overall net worth,” says Danielle Hale, chief economist for realtor.com. “If you’re looking to transition in a local market [to a bigger home], you have the home equity. If you’re looking to retire and move somewhere else, you have the money to do that.”
Many of the places with the highest returns are the nation’s fastest-growing cities, where highly paid techies are spurring bidding wars. But that isn’t always the case. A few of the places where home sellers walked away with the fattest profits are those that hit rock-bottom in the Great Recession. Savvy buyers who got in on the ground floor have seen their home appreciation soar.
“They walked into the room when everyone was running out,” Jonathan Miller, a national real estate appraiser at Miller Samuel in New York, says of these buyers. “They are now being compensated for their risk.”
To find the country’s most profitable housing markets, we looked at homes that sold over the past 12 months in the 100 largest metropolitan areas. (Metros include the main city and the suburbs surrounding it.)  Then we compared the most recent sale prices to their previous ones, going back as far as 2008. The profit was defined as the difference between the two sales.
Finally, we used those figures to create an average annualized return for each market, and limited our ranking to one metro per state.

Fairfield County has spent decades esconced as the crown jewel of New York City‘s suburbs, a hot spot for wealthy home buyers looking to snag a mansion in luxe, high-status communities like Greenwich, CT, where median home prices are $1.9 million. But this county is more than just leafy, picture-perfect commuter towns; it also stretches into the perennially downtrodden city of Bridgeport. And ever since the financial recovery, properties at both ends of the economic spectrum have been doing very well.
First, the high end: Unlike in nearby Westchester County, NY, home buyers in Fairfield County don’t have to pay a mansion tax. And ever since last year’s tax law changes, which made deductions less generous, the county has been attracting even more interest among big-ticket purchasers.
That increased demand has more and more homeowners cashing in, to get their hands on those profits. It’s common for sellers here to use that windfall to upgrade to an even nicer home, says Leslie McElwreath, a real estate agent at Sotheby’s International Realty’s office in Greenwich.
But it isn’t just mansions driving the price increases. Even higher price appreciation can be found in way less affluent Bridgeport proper, says Miller, the real estate appraiser. The median price there is just $199,000. That’s lured in buyers, and that is now driving prices up.
“If you look at the high end of the county, housing prices haven’t risen as much since the financial crisis,” Miller says. “But areas hit hard by foreclosures in the region are now seeing large gains in property values.”
2. Detroit, MI

The Great Recession dealt Detroit a near-knockout punch. The Motor City had struggled for decades with the loss of blue-collar, manufacturing jobs. Then the auto industry went into a tailspin, leading to widespread unemployment and a rash of foreclosures.
Locally based General Motors and Ford received a federal bailout to stay afloat. But in 2013, the city still filed for Chapter 9 bankruptcy. With so many folks looking to leave, the median home values in Detroit fell from $137,200 in March 2008 to $108,800 by March 2012, leaving many owners underwater on their mortgages.
But in recent years, the city has been on the upswing, as more folks move into its revitalized downtown. Younger buyers are finally flocking into the area to purchase condos in converted industrial buildings, like this one-bedroom condo/loft for $299,900.
Homeowners who rode out the bad times are starting to see the rewards. That’s especially true for those who bought at the bottom of the market.
“Detroit fell harder than most markets,” real estate appraiser Miller says. “[But its] rebound has been encouraging.”
3. Seattle, WA

Why did so many cities go nuts submitting bids for Amazon’s second global headquarters? Maybe it has something to do with the remarkable transformation the company has wrought in its home city of Seattle. All those lucrative tech jobs have attracted home buyers of means, who’ve sent real estate prices soaring. It’s turning average Joe and Jane homeowners into millionaires.
Competition is fierce. In the last year alone, nearly two-thirds of homes sold in Seattle have received multiple offers, according to a realtor.com analysis. That’s the highest incidence of bidding wars outside California.
Buyers are snapping up condos in downtown Seattle with good views of the skyline or Elliott Bay. But demand is equally as strong for family-friendly, single-family homes in suburbs like Bellevue, WA.
“More than 75% of my buyers are from Microsoft or Amazon,” says Jim Price, an adviser at Engel & Völkers in Seattle. “Lots of millennials here are making six figures and are ready to be first-time home buyers.”
4. San Jose, CA

The number of deep-pocketed techies and venture capitalists in the heart of Silicon Valley seems to be limitless. Combine that with the meager supply of available homes, and even wee vacant lots can go for over $1 million.
Silicon Valley home buyers from companies like Apple, which is likely to become the world’s first company worth more than $1 trillion, are turning former middle-class neighborhoods into mansion-lined boulevards. Buyers are consistently tearing down the more reasonably sized homes on their lots to put up larger ones.
This happened in Los Altos, CA, where the median home price is now above $6 million.The most expensive home for sale in Los Altos is a 21,000-square-foot mansion priced at $55 million. Those who don’t have quite so much spare cash can consider this two-bedroom 1,500 square-foot condo, currently the cheapest abode on the market, at $1.6 million.
And home sellers looking to unload their property in a hurry don’t have to worry. Not only do 80% of home sales in San Jose result in a bidding war, many of these buyers are willing to pay in all cash.
5. Palm Bay, FL

In the 2015 film “The Big Short,” two characters flew to Florida before the housing bubble burst to figure out why so many homeowners weren’t making their mortgage payments. They discovered that folks were purchasing properties they couldn’t afford. True enough, when the housing market collapsed, the state was among the hardest hit.
“Florida was just devastated by the foreclosure crisis, and had to reinvent itself,” real estate appraiser Miller says. “It has been a long recovery period, but people that went against the grain [buying at the market’s bottom] in recent years have done well.”
Like much of costal Florida, Palm Bay has a big demand from baby boomer retirees who are looking to buy homes in the area.
Around a 45-minute drive to Orlando, where the median-priced home is $318,500, Palm Bay attracts home buyers looking for a lower price tag. Even a beachfront condo can be found at around $300,000. Just look at this three-bedroom condo in a gated community with a pool and pier, priced at $319,900.
6. Denver, CO

Colorado has been on a steady growth track for years, helped along by its snazzy craft beer scene and unbeatable scenery. When the state legalized marijuana in 2012, it was just the pungent icing on the cake.
“After that, there’s been just a huge influx of people and money into Denver,” says Ryan Penn, an associate broker at 360dwellings Real Estate in the city. Many of his clients come from the more expensive coastal cities. “I’m representing a couple of buyers who are relocating from Los Angeles, and they’re in contract to sign for a $1.3 million home. In California, they would pay three times more for something the same size.”
Young professionals are enticed by the condos and single-family homes priced between $300,000 to $500,000. But they should expect to write 20 to 25 offers before they win a bidding war, Penn says. Bad news for them—and great news for sellers.
“Even if you bought a home two years ago, you can be sitting on $100,000 of equity,” Penn says. “The biggest demand in homes is for those priced around $500,000.”
7. Providence, RI

The biggest selling point for the capital of Rhode Island is its reasonably priced homes and its proximity to Boston. The bigger city is just an hour away, but its median home price is 51% higher, at $529,100.
“We have a lot of buyers from Boston and elsewhere looking for more affordable housing,” says Robert Rutley, a local real estate agent at Taylor & Associates. “A lot of them are transplants moving in from around the country for the universities.” Providence is home to Brown University, Johnson & Wales University, and the Rhode Island School of Design, among others.
Just this month, Rutley sold a three-family home in Providence that closed with 17 offers and sold for $30,000 more than the asking price. The hot market is spurred by a growing downtown, which has new hotels and apartment complexes going up.
This is great news for home sellers, many of whom found themselves underwater on their mortgages after the housing crash. During the first quarter of 2018, 6.8% of homes in Rhode Island were under water, compared to more than 10% just two years earlier, according to CoreLogic, a real estate data firm. Over the last year alone, the average Rhode Island homeowner added $18,600 in home equity.
8. Boston, MA

Boston has several historic districts where the stately brownstones are star attractions. But because the city limits construction there and doesn’t allow high-rises to go up in many parts of town, there is a limited supply of homes for sale. And that’s pushing home prices up, up, and away.
“The people buying [in these areas] want the historic Boston experience,” says Collin Bray, a real estate agent at Century 21 Cityside in Boston. “They pay big money for high ceilings and deep fireplaces.”
A rebounding financial sector, which employs many residents, has pushed wages higher. But money isn’t always enough to snag the most desirable homes for sale in this skintight market.
“I’ve heard of buyers showing up at sellers’ doorsteps, ringing the doorbell, and introducing themselves, so hopefully the seller will remember them,” Bray says.

Folks are used to paying sky-high home prices in places like New York and San Francisco. But it’s new territory for for native Nashvillians, where prices have steadily been climbing for the last few years.
A surplus of good jobs has brought home buyers here. And the coolness factor of living in Music City has made it catnip for younger buyers.
Older homeowners who purchased their homes for around $30,000 decades ago are now selling their abodes for a mint and then moving into multifamily homes with their children or into retirement communities, says local real estate agent Brian Copeland of Doorbell Real Estate.
“They can’t pass up on how much profit they’d make if they sold,” Copeland says.

Portland has been sizzling for some time now—and it’s more than just the parody-worthy hipster scene that’s responsible. As it turns out, the housing market here is uniquely well situated; many new residents are refugees fleeing expensive West Coast markets like Seattle and San Francisco.
“It’s really the last affordable major city on the West Coast,” says local real estate broker Darcie Alexander of PDX Green Team. “We have the great coffee, a variety of restaurants, and tons of art and music, but at a fraction of the price.”
Between 2010 to 2017, the population of the metro area grew 11%, to about 647,805 in the city. That increase, and the climb out of the recession, have led to a jump of 56% in home prices during the same time period. That’s been a boon for sellers, who haven’t had a hard time unloading their homes. (Single-family houses like this three-bedroom, two-bath ranch priced at $334,900 are particularly popular.)
So what are sellers doing with those big profits?
“[They’re] wanting to buy something bigger in a higher price range, but they’re staying in Portland,” Alexander says. “Most people are either reinvesting it into the real estate market or they’re paying off debt.”

FOLK GUILD GOES “BEYOND A SIMPLE FOLK SONG”

The Hudson Valley Folk Guild will present a concert of music entitled “Beyond a Simple Folk Song”, Sunday, September 24, 2pm, at the Cunneen-Hackett Arts Center, 12 Vassar Street in Poughkeepsie, NY.  
 “Beyond a Simple Folk Song” was conceived to be an annual concert of newly created or arranged music that challenges acoustic singer/songwriters to venture out of their comfort zone and stretch their craft beyond the constructs of a song. The concept for “Beyond a Simple Folk Song” emerged in 2009, the 30th anniversary year of the Hudson Valley Folk Guild and also the quadricentennial year of Henry Hudson’s first voyage up the river that bears his name. In honor of these two events, Kevin Becker composed, and conducted “The Hudson River Folk Symphony” for chamber orchestra at two concerts in October of that year at the Cunneen-Hackett Arts Center. Since October of 2009, the series has presented and premiered a wide variety of very creative music. Some examples include dramatic narrations with song such as Fran Palmiere’s “Abraham Lincoln, The Early Years” and Herb Haufrecht’s cantata “We’ve Come from the City” which dealt with the 1940’s controversy of the Ashokan Reservoir providing water to New York City. Other new music or arrangements featured over the past eight years have included Helen Avakian’s performance of Rhapsody in Blue for solo guitar, the Piedmont Blues, a plethora of song cycles, and chamber pieces for a variety of ensembles.
 The concert this year will feature four innovative and creative acts. The highlights include the virtuosic duet, Magpie, as the headline act. Magpie will present a song cycle from their latest CD recording “When We Stand Together” - songs of the IWW, Joe Hill, and the labor movement, then and now. Also on the program will be singer/songwriter Jim Pospisil who will be presenting an original song cycle that draws from motifs and tunes that pervade pop culture, as well as the Piedmont Bluz Acoustic Duo who will apply the “folk process” to blues repertoire written by Blind Willie McTell, Elizabeth Cotton and the Carter family by changing and extending both lyrics and music.  Lastly, will be the reading of a new 1 act musical play depicting the true story of two refugees who fled from South Vietnam after the fall of Saigon entitled “Escape to Freedom.” The play was written by Maryellen Joncyk with music written by Hyde Park composer, Kevin Becker.

Magpie has always embraced a veritable musical rainbow, with impressive proficiency in each genre they touch. The power of their delivery has made Magpie well known for their performances of hard hitting topical songs.  The Piedmont Bluz Acoustic Duo – Valerie and Ben Turner are a husband and wife team dedicated to the preservation of the Country Blues and Piedmont styles.  Their mission is to help keep this rural, east coast tradition alive by educating audiences about this unique aspect of African American culture through musical entertainment. Much loved wherever they go, Valerie and Ben feel that “there are stories to tell, people to remember, and things that must be said" so, in addition to tickling your ears with delightful music, they weave a bit of history into the presentation of each song.
 In addition to performing at domestic venues such as the American Folk Art Museum, Arts Westchester, Davis & Elkins College, Archie Edwards Blues Heritage Foundation, Jalopy Theatre and Towne Crier Café, Piedmont Bluz has also performed in Monaghan, Berlin, Sea of Galilee, Tel Aviv, Jerusalem, and Madrid.  The duo has been featured in numerous festivals including the Sugar Maple Festival, Harvest Time Blues Festival, Jacob's Ladder Festival, Tel Aviv Blues Festival, Clearwater Revival, and Brooklyn Folk Festival to name a few.
 Jim Pospisil – is a singer/ songwriter and multi-instrumentalist performing regularly throughout the Hudson Valley and surrounding areas. He is an uncommonly creative and articulate song writer and is an accomplished guitarist and exceptional harmonica player.  He has released several CDs in different musical genres, and is currently working on a new acoustic/ electric release, "Some Follow, Some Lead."  He performs solo, as a sideman for other artists, and with the bands Bucket of Mud and The Feds. He produces electronic music under the name Feral Science.  Pospisil also contributed one of the songs, entitled “Different,” to the musical play, “Escape To Freedom,” which will premiere in this concert.
 Kevin Becker – is a co-founder of the Hudson Valley Folk Guild which is in its 39th year of operation.  He is also a life-long student of music composition.  Kevin’s orchestral and chamber works have been played at the Kauffman Center and Greenwich Music House in NYC, Smith College, SUNY New Paltz, Cunneen-Hackett Arts Center and the Walden School.  Kevin writes music using an “integrative” style that sees all genres and techniques as tools to be used together.  He seeks to break down barriers between genres and ensemble types to create a musical environment where new and traditional compositional techniques can exist comfortably in the same musical composition. For this concert, Kevin has written the music to the one act play “Escape to Freedom” which will be read at the concert. The players for Kevin’s music will include a string quartet featuring Louis Rizzo on cello and the singers will include Carol Becker, John Becker, David “Doc” Howells,  John Martucci, Neil Okeson, Jim Pospisil and Brendan White.  The narrator for this reading will be Lu Anne Martucci.
 Admission for “Beyond a Simple Folk Song” are $12 and $10 for seniors and Folk Guild members. The Cunneen-Hackett Arts Center is located in downtown Poughkeepsie, just west of the Mid-Hudson Civic Center on Vassar Street, off of Main Street.
