TRIPOD. Do you need a tripod? Yes. Why? Because you need to eliminate any and all shake. You need to be steady. Rock steady. Look you can steady the camera on a wall, on your car, anything. And shoot. But get into the idea of using a tripod. When you bring that shutter speed down way down. Holding the camera without camera shake is near impossible, starting off. Let’s say you are near water. And that sun is coming down. When it comes down it comes down fast. You want to slow down the shutter. Turn the water to ice and have the perfect sunset in the background. You need to slow that shutter down so much. Holding the camera steady is impossible. You need a tripod. Getting into using a tripod will also help you out. How? It will slow you down to think. Choose a composition that works. Let you use the screen at the back of the camera. Because you are going to use these settings. Flip it over to manual mode also. Key in the settings and understand the settings while shooting in full manual mode also. The key here is that in AV mode, the camera will work out the shutter speed for you. But it is as simple as keying in your settings and looking at the triangle of settings after you keyed them in. And translating that to the manual mode. So if you see in Av mode, ISO is at 100, Shutter speed is 1/50, and aperture is at f14, then take them three values and key them into the manual mode. ISO as low as possible. In a previous blog, I have gone over how to get out of auto and into using the creative modes of your camera. So I have written about what each setting does and the photography triangle. I have explained in great detail what is ISO. And why it is important. So we won’t be going into that here. But I will link to it HERE. ISO as low as possible. ISO at 100. If you are fortunate enough to have a camera that goes down to ISO50, then ISO50 is your starting point. The lower the ISO the less noise in the image. You will be shooting at a few stages of the sunset. One with an amazing bright sky as that sun is travelling down. One as it goes below the horizon and now the light fades. And when the sun drops below the horizon and lights up the sky. You are now shooting in a very low light situation. Trying to keep your ISO as low as possible will require the tripod. 1. Aperture Start with putting your camera to Aperture mode. This can be done by turning your camera settings dial to ‘ A’ or ‘ Av’ mode. Once you do that, you will be able to manipulate the aperture settings of your camera. The aperture number should be kept high to get a large depth of field. Keep the aperture between f/11 and f/16. While the sun is still in the sky and hasn’t gone down below the horizon yet. Maybe you want to shoot an image with the sun streaking out across the landscape. The spikes of the sun stretching out touching the foreground. Between f14 and f20 works best for this. So above what have you learned so far? Tripod AV mode low ISO The aperture between f11 and f16 When you have them dialled in the camera while in AV mode will choose the shutter speed. White Balance. Your camera is most likely selecting the auto white balance for you. This is fine starting. Most cameras do a fine job of this. And if not it is simple to change in post. In Lightroom is one click and you can select whatever white balance you want. There are several white balances to choose from. But for starting, leave it in the auto white balance selection. If you find that when looking at your image at the back of the screen is slightly blue. Choose this white balance it will warm it up just a bit for you. Cloudy. Choosing this setting will warm the image up considerably more than the daylight/sunny setting. Cloudy white balance removes the blue and adds a warm yellow to your image. Shade. The key is really in the names here guys. Cloudy and Shade. In these conditions, the images appear blueish. By choosing these settings you are increasing more warmth into your image. The shade will add more than cloudy and a lot more than daylight/sunny. Flash. Because light from a flash tends to be on the cool or bluish side, the flash white balance setting warms up the light in your photos. Fluorescent When shooting under fluorescent lighting, this setting will warm up your images. Tungsten Tungsten light or incandescent light is quiet warm to start with. If you choose this setting it will cool down your images and try and balance the blue with the warmth. You also have Kelvin, Kelvin. This setting allows you to dial in your white balance. ranging from very cool to very warm. Depending on your camera. This setting can range from 1700K. Where the K stands for Kelvin up to 10000k. On the lower side, the images are very warm. On the higher side, the images are very cold or very blue. The kelvin settings allow you to choose what the conditions of lighting are within the situation you find yourself shooting in. Focus. Where to Focus? while turning your lens dial to focus. We are not trying to be world-class here. And find a spot within the landscape to focus on and start shooting. What we are doing in this blog. Is to set you up and come away with a great landscape image. In doing so we are going to presume we are capturing the whole landscape. As wide as the lens will allow us. So using any of the kit lenses mentioned above. Down by the 18 number on the lens you will find the symbol for infinity. B At Infinity Focus Line B At Infinity Focus Line I have attached two images to show you what the symbol looks like. Move the dial to this symbol. You will see everything in the landscape is in focus. Leave it there. Now the foreground may appear to be dark. Maybe too dark. Don’t worry so much. Remember you are in Av mode. And by turning the wheel just by the shutter button. This wheel will allow you to add and take away stops of light to your image. So by moving this wheel left to right you will increase the light in your image. Brightening up the foreground and the darker areas in your image. Moving it from right to left, will decrease the amount of light in your image. Infinity on the side of len Infinity symbol located the number 18 The Key Here The key here is simple to remember. We will never walk away with a finished image without some processing in whatever software you use. The key is to find a balance in the exposure that you can see some detail in the foreground while not completely blowing out the sky. Tricky part about shooting a sunset/sunrise You are never going to take a sunset images and look at the back of the screen and hey presto it is perfect. You have to remember that you are shooting against a sky that is at the start so bright. All the highlights are blown out and all the foreground is dark. And that could discourage you. dont let it. It is indeed what is going to happen for us all. The key is to find a medium within your exposure for sunset photography. One not to have a seriously blown out sky. And two not to have a foreground so dark, that when you process the image you cant recover the foreground. I will attach a sunset here I shot, What it looks like straight in-camera, and what it looks like once edited. Look at the images I have attached. You can just about see some foreground detail in the image I took while out. And in processing the image I was able to bring back that foreground by using the presets I have created. while taking the image I zoomed into the foreground. If I was able to see some detail I knew in processing the image I could bring back a lot more. I adjusted the wheel to allow me just about see the detail. While also not blowing out the sky. Look sometimes you will blow out that sky. So is the nature of sunset photography. Sometimes the foreground will remain dark when you process the image. We are human, we make mistakes and forget to adjust to compensate for what we are shooting. I have created a set of presets that I have linked to my youtube channel that shows you how to use the presets. And how to adjust the sliders in lightroom to reduce the colours and get the balance in your image. I will link to that video HERE. Download the presets. Install them and with the click of a button. The preset will process your image quickly. All you need to do is watch the video and move the sliders I show you how to move in the video. To adjust your image you have taken. So we have chosen to shoot in Av mode. Selected or F-stop of between f11 and f16. We are resting on a tripod. And or ISO is at ISO100. The last setting I would have you change is the timing of the shot. Meaning the interval count down before the shot is taking. Cameras will allow you a 10-second count down and a 2-second count down. In the menu, you will find this in the shooting mode. This is a self-timer count down. That allows you to press the shutter button and walk away from the camera. Reducing any touching before the image is taken. Compose your shot. Look at the screen at the back. Zoom into the foreground and see if you can see some detail. If not move the wheel near the shutter button to the right. It will increase the light. You will start to see the foreground. You don’t want the foreground well lit. Doing so will blow the whole sky out. And you won’t be able to recover it. Aim for just about able to see foreground detail. Your sky will look blown out. Don’t worry. It always does. When you are trying to retain the foreground it is a balancing act with the exposure. Just able to see foreground detail aim for that. Take your shot. Remember in processing in lightroom you can move the shadow slider and bring the foreground back. And move the highlight slider to bring the sky down. Or use my presets and click them and it will edit the image for you. Watch my video on youtube and learn how to adjust the colours to show you how to get the image you have taken. Things to remember. You can play around in AV mode like I said above. And move the control wheel near the shutter button. Move it always down to the right and watch the sky darken down and the foreground go black. Doing so will give you that dark orange sunset look. And in some cases depending on how far down you move that wheel. Silhouette the mountains or the objects in the foreground. If using a zoom lens. Don’t be afraid to zoom in and select parts of the landscape. Doing so will compress the background and bring it forward. It will give you a different style of image. As you get used to the settings. A style will emerge. The beauty of photography is, we are all not alike. You will see something I won’t. You will process an image completely different to what I will. Photographers around the world are so different in how they perceive the landscape. No two landscapes will be the same, shot by two different photographers. Don’t try and be like everyone else. Find your angle and style and work on it. It would be a sad world if we all took images similar alike. Experiment, try new things, use the above settings to get you rolling. But most of all have fun. Half the beauty of taking a sunset pic isn’t the image at all. Half the beauty is been out and about and enjoying it. If you capture it and edit it and are happy with it then that is all matters. Work on that image and how to do it better the next time. And when that sun goes down the real party starts in the sky. All the colours appear and the sky darkens but also lights up with several colours. Important to understand during a sunset or sunrise. The image you want may not be facing the sun. Always look around you, even behind you. Some of the best images I have taken during sunset or sunrise.Was indeed not facing the sun at all. That’s why you get there early. scout it out. Look around. Look behind you. Have options. Sunset Photography I have found that if there are clouds high in the sky during sunset. Then the sky will produce a show. Scattered clouds that is. Not a sky full of clouds. A sky full of clouds will lead to a disaster at sunset. but scatter clouds around and high up. As that sun is going down it is projecting the light to bounce off the clouds who by now are acting like prisms. And when the sun goes below the horizon. It shoots that light back up and across the scatter clouds and stretches for miles around you. If these guys were that stupid, they wouldn’t have evaded the underground for so long.

The detaining of the entire Police force, I had to remind myself, was the ideal outcome. Ultimately, what mattered was that we got the contract targeting Tooty canceled.

Today I got Banjo, Kazooie, and Jamjars briefed on the news. There are a lot of preparations to make.

The gun was the most junior of the ten mercs that make up the Police. Only about five of them were Klungo-brand; the rest were various other animals, including the chief whose identity he didn’t know, he swore. The chief chose the jobs, and was the only one that would be able to enforce a cancel.

He did, however, know the current location of the Police hideout; a warehouse in the far outskirts of the Quagmire.

I left Jamjars and his team to gift-wrap the guy for the underground. I took mine, along with Banjo and Kazooie, and we went to catch a few quick winks before the big showdown.

Year 7, day 341: Seeing as fighting nine guys armed with weapons and numerous potions on their home turf when four of them managed to hold us (without B-K) to a standstill was the stupidest idea since Canary Mary (fuck Canary Mary), we opted for the stealth approach to their hideout. Terra, Piddle, Bitbit, Shadow, Banjo, Kazooie, and I went in in the early morning hours, but not quite at dawn because Witchyworld closes pretty dang late.

The Police weren’t locked and loaded, mostly cleaning their weapons with some chatter about how the guy probably should’ve been back by now. I didn’t like the vibe; they were suspicious and not in any way off-guard, like the consummate professionals they were.

I pulled the team back outside. “I don’t know how to say this, guys, but I’m certain in a straight-up fight, we’d be completely destroyed.”

“Just let me Wonderwing through the lot of them!” said Kazooie. “They can’t be any harder than Beaker Boy.”

“You didn’t have to fight upwards of five ‘Beaker Boys’ at once before,” I said. “Sorry, Kazooie, but we’re gonna have to go with plan B. Terra, you have the stuff I talked to you about earlier?”

A couple minutes later, I knocked on the warehouse door.

“Hey, I come in peace.”

It’s terrifying having more than one giant knife pointed at you. I kept my hands where they could see them.

“Who’re you?” one of them asked.

“Hmm, you look a little familiar...” said another. Now that I think of it, I was a Sandslash for pretty much that entire original fight so long ago. My pangolin form was visually distinct enough that, at least for these brainiacs, one wasn’t immediately connected to the other.

“What do you want?” the third asked. “You better not be with the underground; they’ve given usss nothing but trouble lately.”

“I assure you, I’m not with the underground.” Officially, I added in my head. “I just need to talk with your boss about something important.”

“We’sss not just sssome band of mercs, dillo-boy,” the second said, which made my temper spike a good bit. “We’sss the Rubbisssh Character Policcce. We have channelsss for ssstuff like thisss if you want sssomeone rubbissshed.”

“Now hold on there, blokes.”

That voice came from an approaching figure in the back. Emerging from the shadows was a sizable looking stoat, almost a Banjo and a half tall at full height.

“Name’s Breakline,” he introduced himself. “Breakline the Boss. I’m the chief of this here Police. And if you sought us out so badly you came directly to us, well then, you must really need us.”

“Come on, chief, can’t we just rubbisssh him a little…?” one of the others whined.

“Hey, what do I tell you?” Breakline replied. “We don’t rubbish anyone for free, not even if we want to. You’re going to have to pay for it, and we don’t take credit.”

The merc just growled.

Breakline turned his attention back to me. “So, I hear you have something important to talk to me about. So speak up before I start charging you for my time.”

“I understand that you have a job out on my friend,” I said, trying my best to not let the sizeable stoat intimidate me. “One female bear named Tooty.”

“I think I remember someone by that name that got away,” he replied. “But so what? Why you bringing up something that ain’t nothing to do with you?”

By now, I had a good handle on the value of a Note. For example, each of those ten Jinjo plushies were roughly 18 inches tall and had cost 5 Notes each. A plushie of that size on my world would be about $20, so a Note was about equal to $4, a value that held in comparison to other items whose Earth prices I remember. By that logic, the 20-Note silo trips cost $80, which seems ludicrous, but those silos were meant to evade witches, magical detection, and all other sorts of things. They were not cheap to maintain, and were the primary way for the underground to fund itself as far as I knew. Not to mention vehicle parts in Showdown Town could (would?) run into 40 Notes and higher pretty easily.

So I knew the full weight of what I was about to say.

I looked Breakline square in the eye. “I will pay you 300 Notes to cancel that contract.”

Silence filled the air, and then all at once, almost everyone shouted and exclaimed in complete shock and disbelief, even my teammates that were hiding nearby in case things went wrong. The only one that didn’t was Terra, as I cleared the amount with her first this time. I had originally planned to spend 500, but she talked me down.

Well, Breakline didn’t react with shock either. Instead, he stared at me. I’ve played enough poker to know why; he was sizing me up, seeing if I was bluffing. It was a little freaky, but paled in comparison to the terror from being around an embodiment of nightmares.

And then suddenly, he burst into laughter, as if he just remembered a really funny joke.

“Oh man. You’re serious, kid. Tell you what, the entire Spiral Mountain gig was only worth 200 to us! And I hate having that sword over my head! Looking for years and never able to pin her down! I’d be glad to get rid of it! You got the money?”

Slowly, to avoid setting of the jumpy and clearly more vicious mercs (of course, Breakline had to keep them in line with more than money somehow), I pulled a smallish sack of Notes from my backpack and tossed them to him. He held the bag for a while, giving it a few tosses, as he gauged the weight before peeking inside.

“You just keep on surprising me, kid.” I didn’t feel like telling him I was like twenty-seven. “You hang tight and let me sort this out. And don’t you blokes be causing any trouble for the customers, or I’ll cut your pay and SUPLEX YOU TO THE DARK SIZE OF THE MOON!”

I covered my ears quickly as Breakline suddenly roared like a wild animal just long enough to finish his sentence before snapping back to his original demeanor. His employees flinched significantly.

“N-Not a problem, chief…!” one of them said.

“I thought not.”

And so Breakline went back deeper into the warehouse. The other mercs stopped aiming their weapons at me, but mostly kept a perimeter up to keep me from following him.

The wait was excruciating and quite odorous, but eventually he came back.

“OK, your friend is off our to-do list,” he announced. “And if any of my blokes try to bother her again, they know what’s coming, don’t they?” He gave them a massive stink-eye for a moment.

“Y-Yesss, chief...”

“Fun fact: I have them call me that because the droning when they said ‘boss’ took forever to stop. Anyway, pleasure doing business with you.”

“A pleasure as well,” I replied. “Say, if I may ask, who made the contract on her in the first place?”

“Well, since you made my day and I watched him die, I’ll tell you free of charge,” said Breakline. “You know that really fat witch that used to live on the mountain?”

“Blobbelda, yeah.”

“It was her cat.”

“...Huh. Didn’t see that coming.”

“Yeah, surprised me too. Cats are tricky types. Way too quiet, they are.”

I dismissed myself from their company and headed back. I reconvened with the others in front of Grunty Industries, as we planned if they didn’t need to come out.

Year 7, day 345: I managed to pass the news to Tooty today. She was actually a little disappointed, as she wanted to kick their butts. Banjo was with us, and he could tell that she was still happy she didn’t have to hide anymore. She, in returned, noted that he had been gaining a good bit of weight.

With who she was hiding from no longer a problem, she was free to go, but she volunteered to keep going for a few more years. “I’m not tired of this adventure yet!” Her leave time would still be increased significantly.

I’ll have to remember to get in on some of that.

Bringing Electronics to Ecuador

Whether you're just passing through as a visitor or starting a new life as an expat in Ecuador, you're eventually going to ask yourself:

Should I bring electronics to Ecuador?

Indeed, I'm asking myself this question again right now as I'm visiting family and pulling together my latest Amazon wish list.

The price of electronics in Ecuador has decreased over the past couple of years. At long last, the government is slowly decreasing taxes on items such as cell phones and computers in an effort to ensure Ecuadorians don't get left behind in an increasingly digital world.

So, whilst a few years ago the answer would have been an easy 'yes', the closing price gap makes it a little more difficult to answer today.

So, should I bring electronics or not?

Short answer is still: Yes, you should bring in electronics to Ecuador.

But, you will need to pay close attention to the limits that customs places on electronics for personal use so you don't get pinged with paying import taxes.

What are the rules on bringing electronics to Ecuador?

The below limits apply for passengers entering the country via airports. If you are applying for a residency visa, you might be better off shipping some of these under the household goods allowance. But, that is a topic for another day.

The National Customs Service (Aduana) does update limits from time-to-time, so it's always best to check the list before travelling at their official site.

Below is a summary that as correct as of the date of writing (March 2020). Note, the underlying premise is that these items need to be for personal use only. So, if you come in with say, a very specialized tool that is clearly only for professionals, you are at risk of paying import taxes.

You can bring 1 new AND 1 old of the following:

Laptop and peripherals (mouse, headphones, stand etc)

Cell phone

Photo camera

Games console & maximum 2 accessories

Tablet

Multimedia digital receiver / video / sound player. I believe this covers stereos, blu ray players etc.

VCR or camcorder

Satellite phone

GPS

Electronic calculator

So, as an example, you can bring in a total of 2 laptops. One that is clearly old and another that is new.

Ideally, you'd have a receipt for the new laptop as proof and you'd make sure the old laptop doesn't look like you've just purchased it (ie remove stickers and take out from box etc).

And, 1 new OR old of the following:

Desktop computer and peripherals (mouse, headphones, keyboard etc)

Computer monitor up to 24"

Printer (up to $300).

TV up to 32"

Drone (up to $500)

Projector and screen

Telephone (fixed) or fax

Binoculars

Telescope

Notice that you can only have 1 of the above items, regardless of whether it's new or old. If they find 2 of any of these items you are liable for import taxes on the 2nd item.

The limits on some of these are clearly not great. For example, I really want to bring a 27" iMac desktop computer with me. But, the monitor is clearly over the 24" threshold so if I go ahead and purchase it I am at risk.

Can I possibly wing it and plead ignorance if caught? Yes, but I'd be at the complete mercy of the customs officer.

Importing TVs

Given the personal allowance only applies to TVs up to 32", I don't think I'd bother trying to import a TV. The price of TV's has come down a lot, and you can find a cheap 32" TV for $200 or around $300 for a better quality brand (Sony etc).

Prices for 32" TVs in Ecuador are competitive, even for some better known brands.

I saw a 40" for $300 the other day too. So, unless you really want a high end TV, I'd save myself the headache and buy once I arrived in Ecuador.

Importing cell phones

You can bring in one new and one old cell phone. This may seem generous, until you realise you'll most likely have your current (used) phone on you, so you'll be limited to bringing in one spare.

Should I buy a cell phone in Ecuador or bring with me?

Bring it with you. Especially if it's a high end model like an iPhone. The prices in Ecuador are coming down, but you will still get it cheaper in the US and have more options to choose from. Just make sure to get it unlocked first.

Should I just have a cell phone muled to me in Ecuador?

There is a thriving muling community that brings in various goods, with a focus on cell phones. In my experience, the mules whack on a premium for cell phones of around $100 to bring in.

This tells me that there is still a significant price difference in cell phones between USA and Ecuador as clearly the market is willing to pay $100 extra and put up with the inconvenience of arranging for a mule (with the associated risks) rather than buy locally.

I've purchased several low-end Android based phones such as Xiaomi 7 in Ecuador and the purchase price was around $150. Clearly, it's not worth paying a $100 premium on a phone like this unless I can find it in the US for less than $50.

A mid-range example is included in the image below:

As you can see, the US purchased cell phone is $91cheaper than the same model purchased in Ecuador. But, clearly this doesn't allow a $100 margin for the mule to bring it in.

The economics do change with some high end phones such as new iPhones, but then you're entrusting the mule with a significant investment and you aren't exactly covered by any consumer protection laws...

So overall, I would suggest buying a phone in your home country before leaving and not trying to rely on mules once you arrive.

Importing drones

It is unfortunate that the limit of $500 applies to drones as there are clearly many drones for personal use that cost significantly more than this $500 limit. This is another case where legislation has not kept up with technology.

I do wonder how many travellers with their drones have been caught by this rule and forced to pay taxes. If this is you please let me know your story in the comments.

Can I load my kids up with electronics too?

Nope. Sorry. The personal effects rule applies to a 'family group'. Meaning minors are counted with one of their parents. However, only one parent is required to form the 'family group', so if there's two parents, the second is counted as an individual passenger with their own allowance.

What happens if I go over my personal limit?

Any electronics that do not fall within your personal limit will be classified taxable goods and will be liable to taxes.

How much will I be taxed?

This is a little complicated as it will depend on the tariff category the item(s) fall under. But, most consumer imports have a 25% tax, which is subject to an additional 12% VAT and 1% other minor taxes.

So, as a rule of thumb I'd be looking at paying an additional 38% in tax. Pretty steep huh? Yep, welcome to Ecuador's tax system on foreign goods!

Do I get a bigger allowance if I become a resident?

Sorry, no. It's a one size fits all policy that covers residents, citizens & travellers etc.

How likely am I to get searched?

I couldn't find any statistics on this. From my experience and some friends I've asked, we've had a 10-30% chance of our luggage being searched upon arrival at Quito or Guayaquil airports.

But, knowing my luck, my odds would increase to 100% if I decided to chance it and brining in 3 cell phones!

The 1% Commission ‘Full Service’ Lie

There are many Real Estate services out there that offer a 1% ‘full service’ to sell your home.

The problem with this is that a 1% full service is almost impossible.

Usually, someone who is offering this is likely to either give you half service or no service at all – since the numbers don’t add up otherwise.

We’ll show you exactly how.

Defining Full Service

We are Real Estate Agents ourselves, and we also work with the best Real Estate Agents in Toronto – we have a lot of experience in this industry, and we wanted to define what we consider full service.

Remember this is full service – so absolutely every kind of service possible for selling a home.

Here is what we consider full service:

Professional photography

Home staging

Magazine and newspaper ads

Online ads – Google, Facebook and Instagram

Online banner and retargeting ads

Virtual tour and video

Drone photography

Website and email marketing

Signage

Press and media outreach

Toll-free information hotline

Home inspection and report

In addition to these, there are other services that Real Estate Agents pay for – including licensing, desk fees, insurance and other expenses, such as marketing.

In addition to this, the majority of Agents pay a commission to their Brokerage on any sale – so they wouldn’t even get to keep the full 1%.

How Much Does ‘Full Service’ Cost

The problem with offering 1% at full service is that there is no way to cover the costs involved.

Here is an estimate showing the low end and high end of the range of costs of a full service for selling your home.

As you can see, by our calculations full service costs around $3,940 to $8,900 – depending on the house size and professionals used.

What kind of sales price would it take to cover these costs?

When you factor in the commission paid to their Real Estate Brokerage (we are assuming an 80-20% split) and other fees, you would have to sell a home for a minimum of around $500,000 to $1.1M or you’d be losing money at 1% commission – based on the above list of ‘full service’ costs.

The average of these 2 numbers is just over $800,000.

So a Real Estate Agent would be losing money – on average – for every deal under $800,000 that they sold in the GTA – if they were offering the full service listed above at 1% commission.

And that’s just to break even!

They’d make no money – on average – for a $800,000 sale, they’d just be covering their costs.

Would you sell a home for $800,000 and not make any money on it?

Of course not. Neither would these 1% Agents.

So how can they make money? The answer is simple: they don’t really offer full service.

A More Typical Illustration Of The Service You Get From 1% Realtors

Since a Realtor only charging 1% has to cut corners and reduce costs to make money, here is a table showing a more likely illustration of the service you’ll get and the costs involved:

As you can see, you are getting absolutely nothing near full service – instead you are getting a completely basic listing service.

At this price, with this level of service you might as well sell the home yourself.

Put another way: in the GTA we believe it is simply too expensive for a Real Estate Agent to offer full service and only charge 1%.

But, Do You Actually Need Full Service?

I’m sure many people reading this are considering whether or not they need all the services listed above.

That is a legitimate question.

Let’s take a look at the data and facts around some of the things involved in the full service table listed above – you can then decide if they are things that you should be doing for your home:

Professional photography – studies have shown that professional photography leads to 50% more people viewing your listing, which can lead to more potential buyers and a higher sales price.

Home staging – A study has shown that staging can increase your sale price by an average of 6.3%. Staging pays for itself – every good Agent knows this.

Magazine, newspaper and online ads – advertising drives more buyers to your listing and getting more buyers viewing your home is how you get a higher price.

Home inspection and report – the home inspection is a crucial piece of selling a home and can also help you avoid legal issues further down the line. If you don’t get a home inspection done, so many things can go wrong: you can price the home wrong because of issues you don’t know about, you give the buyer an excuse to pull their offer down the line or you could get sued after the deal by the buyer – who could even get the deal overturned in court if they can prove you were hiding material issues about the home.

Put another way: if a good Real Estate Agent is actually offering proper full service, there is a very good chance that they’d be able to sell your home for 5% more than someone not offering full service – and therefore pay for themselves!

In Conclusion – The 1% Full Service Myth

It is easy to jump on an offer like 1% full service and focus on the dollars.

The line ‘full service’ at 1% also seems great: you get all the things but don’t have to pay for them!

However, like many things in life – if something seems too good to be true, then it probably is.

The math on someone offering ‘full service’ at 1% commission simply doesn’t work in the GTA – as we illustrated above.

In fact, rather than paying someone 1% you might be better off just to sell your home yourself – such is the limited service you’re probably going to get.

You need to think about the value you’re getting and if it’s worth it at all.

It’s also easy to take your car to a cheap mechanic or go to a cheap dentist – but ultimately down the line you can pay the price later.

In addition to this, if you get full service from a good Real Estate Agent it is highly likely you will sell your home for more – and the Agent will pay for themselves.

It just takes a very small increase in the sales price for a proper full service Real Estate Agent to pay for themselves and bring you more money on the sale – even after factoring in commission.

Ultimately the decision is yours but I would make it clear that you are not likely to get ‘full service’ at this price – but some kind of reduced service.

JJRC H29G 5.8Ghz FPV Drone Flight Test Review

This little 5.8Ghz FPV flier is currently one of the best toy grade quadcopters for learning to fly FPV. It has a very bright FPV video screen that allows easy daylight viewing of real time in flight video. Its 720p video camera also produces relatively good video. This should not be compared to the 509G with altitude hold, as that is a beginner flier’s feature. Unfortunately people may and will become dependent on that feature, and not progress in FPV flying to be able to maintain altitude on their own using an FPV screen with no depth perception (similar to how some become dependent on headless mode). IMO the H29G is much better for intermediate fliers wishing to enter the world of FPV. This quadcopter is better for them to learn and practice FPV flying and altitude control with a 2D screen (it ain’t as easy as some think ;-). It’s better to make those learning mistakes and inevitable crashes with this lightweight/safe/relatively cheap quad than go straight to FPV racers and become discouraged.
