Ask a Mortician - Protecting Trans Bodies in Death

There are absolutely legal ways that you can ensure that, when you die, your loved ones are the ones that bury you.

The video above is specifically directed toward trans people, but crucially, they also apply to anyone else who is estranged from their birth family and/or legal next of kin. The resources linked from the video are mostly for the US (direct link to a breakdown of relevant funeral laws by US state here), with a note for those in the UK. For those in other countries, look into your options even if your country is not especially progressive on queer rights--funeral planning rights benefit cis straight people, too.

I binged a lot of Ask a Mortician at the start of the pandemic, and it left me so much less afraid of death. (She also has a wonderful video about funeral options for fat people that is just beautifully straight forward.) Please, if you worry about who will control your body when you die, and how you’ll be buried and remembered, find out what tools the law gives you and use them. (Note that, at least in the US, you will probably not need to hire a lawyer if you are able to fill out moderately complex forms alone or with the help of your loved ones.)

Idea for a play: A custody battle of a corpse. A man - estranged from his birth family and deeply loved by found family - has unfortunately died. His parents that threw him out to the street, siblings who encouraged it, and extended family who never sided with him and simply allowed it to happen, now want to bury him in a family grave, under a name he didn't use anymore, with the ceremonies of a religion he never truly followed. The people who actually knew and loved him are trying everything in their power to stop this.

The deceased, himself, is there, watching this with popcorn. It's clear that no-one but the audience can see him. He can pause the action whenever he wants to monologue, and often stops the show to tell the audience the backstory of a claim, or what really happened when someone is blatantly lying. And one time, just to call his grandmother a bitch.

He is mainly indifferent to the show, simply entertained, no longer personally touched by anything that happens in the mortal world, but once, with tears in his eyes, takes a time to monologue about how deeply he loved his wife - whom he could not legally marry, but called wife nonetheless. Once, when his own cousin questions her presence here, as she was "nothing to the deceased", the protagonist throws the rest of his popcorn in the air, as - being incorporeal - he can't throw it at his cousin.

(most of it lands into the audience. better not be wearing anything expensive in there, and if the friend who brought you to see this play didn't warn you about this part, that's kind of a dick move from them.)

In the end it turns out there is some legal way, some previously forgotten document, new evidence, that allows the dead man to be buried by loved ones, and not his legal family. Despite of the fact that he has spent the whole play insisting that the events of the mortal world no longer concern him at all, and that he doesn't care what the outcome of this will be, his spirit dissipates from sheer relief.

It's deliberately left ambiguous where souls go when they're gone.

You never really realize how loud everything is until Loki cuts you off from his energy. Now, that isn't to say that Loki leads a tranquil existence, it's actually quite the opposite. Loki's emotions are incredibly sporadic and loud; so loud in fact, that they have become nearly identical in nature to the crashing of waves against the shore. Deafening, yet with the promise of calm once you come to recognize it as home. Without the roar, everything you’d rather drown out comes back to the forefront of your mind. That is exactly what is happening right now.

Tony’s bubbling anxiety to get his hands on something new clashes with the forced control of Bruce’s psyche as you enter the lab. The opposing energies nearly incapacitate you. “Hey, have you guys seen Loki?” You sit next to Bruce, your focus on his hands as he moves some things around on a screen. It’s a lame attempt to center yourself, but it helps a bit when a drill sparks to life in Tony’s hands. Bruce smiles at you apologetically and you shake your head.

“What’s that, kiddo?” Tony’s voice barely registers over the monotonous sound of the drill and you try to signal for him to turn it off, but the attempt is in vain. Instead of continuing to scream, you wait it out until Tony finally seems to be finishing up. The drill powers down and he smiles at you in that way that only he can; as though he truly believes that the world can wait for him. You can’t exactly blame him, you did wait, didn’t you?

“Okay, what’s up?” He places the drill down and brushes his hands off on his pants.

“I was just wondering if you’ve seen Loki around?” He looks to Bruce and they both seem to mutually agree that they haven’t. Tony shrugs at you.

“Sorry, kid. No Reindeer Games around here.” You roll your eyes at the nickname and he lets out a loud laugh. “Okay, thanks.” Getting up, you exit the lab and head for the common room.

It takes a few more tries, and by the time someone finally tells you they spotted him, your head is racing. There are so many different emotions and waves of energy in so limited a space, it exhausts you. Often you found navigating it all to be a fun game, but that was only when you had an anchor. Unfortunately, your anchor seems to be a little lost at sea.

When you do find Loki, he’s staring out a large window on one of the top floors of the compound. There’s a book abandoned in his lap, his finger resting on the page as though he had drifted mid sentence. The bright sky reflects on his eyes in a beautiful show of light. Anchors and waves, you knew Loki was all of it to you.

“Hey.” It comes out as only a whisper as you approach him slowly. It’s so soft, you almost doubt he hears it at all. Of course, he does though. He’s a god and, with great pain, you also know that he’s very used to being on his guard.

Loki’s eyes move from the clouds above and over to you. You’re not sure if the lights are playing tricks on you, but you swear that there are small hints of unshed tears in his crystal eyes.

“Hello.” If you thought your voice was soft, Loki’s is hardly there at all. It shakes ever so slightly at the end of the word, and if his shielding emotions wasn’t a dead giveaway, his demeanor most definitely is. Something’s wrong.

Your feet take slow, tentative steps forward. Neither one of you breaks eye contact, and when you attempt to push your energy over to him as some form of comfort, it hits a wall. He’s using his own magic to deliberately block yours from reaching him. Your feet stop moving and you can see in the way that his eyes glint that he’s aware of how distanced he is keeping you.

“Loki, what’s hurting you?” It’s a simple question, but that’s all it takes. After over a thousand years spent dancing around problems and masking insecurities, your willingness to openly address such intimate pains was still so novel to him.

The first few times he had spoken to you, really spoken to you, all illusions set aside and with no intent to trick you, he had been struck hard by your lack of judgement. All Loki ever knew was how to hide the most vulnerable parts of himself because others would use them against him. WIth you though, the vulnerability was exclusively used as a bridge to growth. You had told him once that energy flowed toward energy. It was made to grow. Naturally, because he was composed of all different kinds of untamable energy, it was only inevitable that he would continue to evolve into a stronger version of himself if he chose to recognize the points that were draining him.

Energy moves toward energy, and so he allowed his to move to you.

“I don’t feel I belong here. I’m not worthy of forgiveness.” The confession twists your heart into a knot. It hurts to hear the insecurity lacing his voice, but the emotions that seep into you hurt even more. With his wall down, you can feel the nervousness, fear, anxiety, and overall sense of loathing that Loki has been carrying by himself. You understand why he blocked himself from you, but you’re so incredibly relieved to be sharing his burden.

It takes a second for you to acclimate to the new feeling, but your feet take you the rest of the way to him as soon as you do. You’d never run from him, no matter how intense it may be to stay.

“No, no. Even just your ability to share that with me proves that you’re more than worthy, Loki.” The unshed tears come to the surface, slipping past his eyes and running slowly down his cheek. Your hand instinctively comes up to rest against his face.

“There’s not one of us here who hasn’t done things that we regret. Things that have hurt people and that we wish we could take back, but we can’t.”

More tears fall from his eyes and he looks at you so lost and frightened that you fear your heart may break.

“How do you live with it?” His eyes search yours for answers, and you wish you could tell him something that could help right now. Unfortunately, all experience you have with this calls for an agonizing amount of time to pass before even a hint of relief begins to seep in. There’s so much to do before forgiveness can come; not from others, but from yourself. It does come, though.

An idea sparks to life then, as you recall everything you’d done to make amends for the lives you had damaged, Forgiveness, understanding, healing. You knew these feelings and, luckily, that was all you needed.

Your other hand raises slowly, a soft blue light wrapping around the edges of each finger as it hugs around your skin. You hold your hand out to Loki, knowing that he needs to be the one to initiate this. You can offer yourself, but he has to choose to accept.

His large hand comes up, nearly meeting yours before he stops mere centimeters away. He can feel a slight wave of the emotions that you hold in your hand, but that same fear of being unworthy holds him back. Does he even deserve this kindness that you show him? You know he deserves that and so much more, but the doubt still makes him struggle.

The back and forth pull is not lost on you. Your thumb strokes the sharp curve of his cheekbone, finding your own comfort in providing it to him. His eyes close at the motion, and when he opens them again, the fear is gone.

Loki slips his hand into yours, finding the empty spaces between your fingers to be a perfect fit for him. He clings to you like a lifeline, and you very well may be one to him. You know he is for you.

Your light engulfs him, flowing up his arm and straight into his chest, his mind, his heart. Anywhere he needs it, your light will find him and help him feel okay. Every memory you had, every emotion, and every tear was placed into that light. Relief. Forgiveness. For Loki, it was hope.

“You do whatever you can to make up for it. You can’t fix everything, but sometimes just trying is enough.” Loki takes in your words and continues to let your energy hug him like a warm blanket. Trying. He could do that.

When he’s ready, he lets your magic go. Immediately, some of the doubt returns, but it’s nothing he can’t handle. Not when you’re here.

“Thank you.” The air around you seems to spark to life and you find your energy starts to pull toward Loki. It was odd; unlike anything you’d felt before.

Of course, there were certain people that naturally caused your powers to want to be near them. Their energies were calming enough or provided with just the right amount of curiosity that stoked the childlike wonder in yourself. You always knew exactly why you were being drawn to them. This time, with Loki, it was different. You couldn’t pinpoint the exact emotion of yearning that drew you to him. All you knew was that you felt connected.

Deciding that this moment held enough excitement for the two of you, you left it alone. Maybe you could ask about it some other time when things were a bit calmer. Right now, you just wanted Loki to relax. There were many things about your abilities that you were still yet to explore. This was probably nothing.

Loki’s hand guided you out of your thoughts and back to him. He brought you closer and smiled. “Sit with me?”

You immediately reciprocated his smile. Loki may think that his well crafted charm is the most endearing thing about him. You know that’s not true. By far the most compelling and radiant thing about Loki was the unfiltered appreciation he had for the smallest things in life. Sitting beneath a blue sky sounded like heaven when he offered it up with such a gorgeous smile.

“Of course.” You let go of his hand to lift yourself onto the cushioned bench he was sitting on. It’s long enough to provide you with enough room to place distance between yourself and Loki, but you don’t. When you’re settled, Loki finds your hand once more. He squeezes it gently and lifts the book with his other.

“Would you like me to read to you?” He raises the book a little higher so you can see the cover, but quite honestly you don’t care what he’s reading. You just like to hear his voice. You nod happily. “Yes, please.”

Loki offers you one more genuine grin and sets to work, reading the words on the page like a poet sharing their most prized work. You can feel him, deafening the world around you until you’re lulled back into a calm that only his noise can guide you to.

As he reads, your connected hands glow with an energy that neither of you intentionally brings forth; it just happens. Even without trying, some things just do.

a/n: I realized that I was making little references to moments/memories in the main story that I really wanted to write, so thats what these mini pieces will be! on that note, the second chapter should be up by saturday at the latest. i had some computer problems which sucks lol, but its getting done! after that, i'll be trying to get the new chapters up before the premiere of the next loki episode. have a lovely day yall!

So, Return to Hell was an absolute rollercoaster of emotions and I couldn't have asked for a better ending to the season three dlc missions.

SPOILER WARNING BY THE WAY!

Holy shit was this season a wild ride and with an absolute banger of an ending all I can say is well done rebellion you pulled it out the bag and held it high, I was so happy with everything and just my god its really hard to put down everything I'm so enthralled I can barely think straight.

I remember when the trailer dropped and I was so overcome with both excitement and sadness at seeing what the dlc entailed, I was so happy to see schweiger alive but devastated to see what was happening to him and originally I thought we were going to sacrifice him to help Umbra which terrified me, thank fuck I was wrong I dont think I could handle hurting my boy.

The intro was excellent, it really felt like distressing and that this was truly a moment of despair the way bruno spoke of it was absolutely amazing and I couldn't wait to get stick in. And when it finally gave way to the gameplay the opening area was absolutely stunning!

The way it's so familiar yet so foreign, like I'd seen it before but it had been so twisted that it was unrecognisable, lava around every corner and debris floating as if frozen in time the ground and walls cracked and crumbling and the fiery hues made this a fantastic yet haunting sight I hadn't even begun playing and I already fell in love with it.

When I finally moved on and the Baron began his tirade about the state of hell and how it was shaped and molded to fit the subconscious mind of schweiger I was shocked and saddened, to think that this was schweiger's fractured mind was frightening, all his guilt, fear, anger, confusion, sadness became reality and hell took its horrifying form filled with endless undead. I also found it really cool to see events play out from schweiger's perspective, meat locker, hell base and terror lab all playing out in schweiger's memories allowing us a glimpse in to everything that happened to him. He was betrayed so many times, I don't blame him at all for turning on us in deeper than hell, the amount of cruelty he suffered would drive anyone insane.

Being captured and forced to research the occult without any understanding of why, being tricked in to activating the relic allowing hitler to activate plan Z, working your hardest to try and make the world right then have your team infiltrated by nazi bastards who push you in to a hell tower and forcefully tear you from this plane of existence and left to rot in hell. Just when you think you can finally escape you're confronted with the fact you can not leave, only your closest comrades can leaving you in hell against everyone's will, then a voice manipulates you in to believing you were betrayed by your friends you're lied to and tricked in to believing this voice is your only friend who makes you do horrific rituals.

I remember how horrific I felt hearing this and then when Umbra revealed that he did all of this so he could break schweiger's will so he could steal his body I was filled with rage. Rebellion were amazing at putting emotion in to this one I genuinely went through constant emotional shifts realising that everything we had done up to this point was planned by Umbra and that everything we had done was only to fuel his plans. It was never schweiger's fault it was umbras and that knocked me on my arse.

The gameplay was a lot of fun, one of the best parts was that absolutely everything was randomised! The main sections of the map where always switched around no matter how many times you play it at first I went meat locker, hell base then terror lab then my second time I went hell base, terror lab then meat locker! I was shocked when everything cane out of order but it fits so well with everything! Schweiger's mind is so badly fractured that when hell took form as schweiger's subconscious not even hell itself could keep things in order.

I genuinely adore how the old familiar faces of these maps are destroyed, twisted and corrupted they are what we have seen before but warped till they look like different maps entirely, with so much more to explore in some areas it really gives you a sense of walking through broken memories like piecing together a memory Efram barely has a grip on anymore.

I loved how enemies were randomised too, getting attacked by a screamer around the corner then next time you go there prepared for a screamer you get blown up by suiciders or slaughtered by skeletons or an elite or in my favourite case being attacked by zombie alpha squad members! When zombie me jumped out and attacked I was so confused I didnt have time to respond when zombie jun popped out and killed me it was fucking awesome!

All our favourite enemy variations are here too, vampire creepers, electric suiciders, armored commanders, skeletons etc which really made for a really tough but good fight, never knowing what variation was coming to get you made everything even more fun.

And with the spitters now having a variant that spat magma it made what was usually an annoying inconvenience an actual proper threat and I love that so fucking much, maybe the spitters aren't so horrible after all.

That's a lie I still fucking hate them but oh well!

Once we successfully complete all three areas we now return to the main area with a very pissed off Umbra and schweiger who although conscious is barely alive. As soon as we arrive back to were we began we are immediately attacked and dragged off to an unknown place that we only know as the void as coined by Umbra.

Let me tell you when I say the void is creepy I fucking mean it, the void is of course pitch black you cant see anything not even your flash light does anything to the surrounding darkness, all you see when you spawn is the pitch black and eframs body of a slab surrounded by candles with Umbra looking over us and you really get the the sense of "holy shit, this is it!"

I genuinely adored the design of the void, the fact you only ever see your surroundings when a split second of bright red lighting strikes and even then you only see the faint outline of distant places, walking through the endless river of blood that stops you to a near snail's pace while fending of oncoming dead is genuinely spectacular! Holy fuck did rebellion pull it out the bag this round!

Just when you think you're about to have to do something to the incapacitated schweiger, Edie finally fucking shows up and does something useful for once, breaking schweiger out of his trance and giving him enough power to fend for himself when she realises Umbra has no defences! Thank fuck because now we know how to finally end The Baron and let me tell you I couldn't be happier to get the chance at killing the bastard.

The fights were challenging and had me cornered a few times and I'll admit I died a couple times but it was absolutely worth it, there was so much going on but it wasnt overbearing, with how large the areas you had to fight the hordes in were it made the fucking insane amounts of zombies absolutely balanced, I never felt like it was impossible but never felt it was too easy either just the right balance of insanity. And to make it even better I get to listen to schweiger shit talk the Baron as we help Efram regain strength while weakening Umbra.

Listening to Umbra beg and plead for mercy was great, it really felt like we were overpowering hell itself, no matter what Umbra threw our way it did absolutely nothing and listening to schweiger come to terms with what he's done and immediately work towards redemption by putting down Umbra was heartwarming. We were the winners not Umbra.

Then finally we get to what I've been wanting to do since the beginning of the DLC, after two whole hours I finally got to put an end to the Baron, activating that ending cutscene was so satisfying and I got to put down my controller and watch.

I'll admit I was confused when Umbea sprung back to life and actually attacked, where hitler failed to stop us during hell machine Umbra full pounced, he was going to take us with him and for a second I absolutely believed we were going to die with him, the fuck tries ripping our soul out rendering us absolutely useless. Its schweiger that saves us, pulling us away from Umbra then eviscerating the fuck out of him with ease and with that The Baron himself is dead, finally the tyrant is dead and everything we had worked towards was finally put to rest.

Just before that scene ends, we see schweiger smile! He's actually happy for once, free from Umbras grip, he's faced his fears and insecurities and in the end was the one who saved us and destroyed The Baron. To see him smile was one of the greatest things ever and I'm so glad we finally got to see that.

In last few moments of the ending, we wake up on the side of a cliff with Dr schweiger by our side and as the camera zooms out we see nothing but an endless sea of lava and I'm left thinking.

it’s a double edged sword because sr Reader wouldn’t let mista get away with those comments without chewing him out ,, he has to respect women or else face her wrath 😡 reader is always looking out for trish so he’s outta luck ... meanwhile, in reader’s head, she’s grateful that it was Giorno she switched with and not mista. she’ll make a mental note to try a boob window outfit one day. it takes some time to get used to how breezy it is.

i had considered this! i don’t want sr reader’s body to be trying to fly away or something, so that’s why i went for gionro instead. the other primary candidate was trish but the interactions between her and mista are too funny to try and take away. for a non everyone lives au maybe a nearby tourist is who reader switches with? sr would tie the person up so they can’t pull any nonsense in the groups absence. biggest pro of sr is that bucciarati’s team never needs to buy ropes :’)

she wouldn’t find out about it specifically. though she would notice her teammates wariness of giorno early on, and tendency to put him on blast. while reader still has her reservations with the new addition, she wouldn’t be outwardly nasty to anyone without good reason. so she’ll assume they probably tried something. narancia and mista know they’d be chewed out hardcore should they ever be found out so they’re sworn an oath of silence on the matter.

traps/detection are a viable use for sr!! her ribbons aren’t sharp enough to cut the same way wires are, but they can constrict and cut off blood/oxygen flow. as reader continues to grow she’d use her stand in those ways. that’s why scarlet ribbons has an A in growth potential! eventually, she could lay the ribbons out in a widespread area, detecting any movement the second they step onto them. the person’s weight, possibly height, etc. aerosmith is still more useful in the recon department, but paired with this use of scarlet ribbons, it’d be even more effective!

i love this thought a lot... it’d definitely be a useful trump card to have up her sleeve. it wouldn’t be nearly as fast as when she’s in a better condition, but it could still get her out of a dire situation! that would be a seen where il vento d’oro 3:45 starts playing lmao. a lot of jjba fights are people just constantly one upping one another, so this would be reader’s ultimate one up. i’d like to put a scene like this together. 

bruno would be so proud so i almost want him around. seeing reader rise up, pushing her limits, growing more and more. he remembers the day he met reader, the fear in her eyes. now she’s practically shining. no more questioning herself, only acting on what is necessary. AAAAAAAAAAAA

i’ve thought about these factors before!! non stand users wouldn’t be capable of seeing the ribbons, so they’d just feel a force dragging their limbs in whatever direction. for a stand user, they’d have to be very weakened for the ribbons to move them, since scarlet ribbons is a C in the power department. not a lot of strength, more of a utility type of stand. 

for the stands changing colors/appearance, i’m still a bit undecided hjrtkemg i like a lot of the stuff that can come from it though. i think that laying down traps would still be best for non stand users as well. like a buuuunch of ribbons laying down in the room. then whenever someone steps on it, reader is instantly alerted/senses the direction and everything. 

internal puppeteering is one of those things where i want Would that be plausible?? then i remembered. this is jojo’s bizarre adventure . almost anything is plausible honestly. i don’t know how it’d practically work but i like the idea a lot.

yes!! the original duo!!! whoever is being hunted by bruno and reader is gonna be in for such a bad time. zipped mouth, ribbon covered eyes, unzipped limbs on the ground, and ribbons coiling them up with immense pressure . once reader gets past her initial reservations on violence she’s gonna be a force to be reckoned with.

Logan is the head guard/politician guy with the big nose that was their advisor/guardian after their parents died, you know the guy

He's gonna be much more important in the story. He mostly tails Dee and slowly figures out that there’s something weird about him towards the end, and tries to protect Virgil and Patton from him. He cares about them so much, but he’s bad with emotions, so he’s not great at helping Patton with his loneliness or helping Virgil with his anxiety. Even when the rest of the kingdom starts to turn against them, he never doubts that Virgil is good

Character Thomas is Olaf because that’s cute as hell

He’s an embodiment of Virgil’s love for and protectiveness over Patton, but the longer he exists, the more he starts to develop his own personality and traits based on who he spends time with? So eventually Logan, Roman, Remus, Deceit, and Patton all become a part of him too, and he’s their little amalgamation snow son

(plot stuff under the cut. be warned, i put waaaay too much goddamn thought into this)

Ok so most of the first movie happens as normal. Thomas is just a lovable little anxious snow boy who walks around and dotes over and protects Patton, Reindeer is just a regular animal, Virgil runs away after a freakout, Patton goes to find him, etc etc etc

But when Hans is on the road in the first movie (when him and some soldiers have just captured Virgil from his ice castle and are marching back to the kingdom) their caravan is jumped by the rock trolls. Virgil doesn’t know whats going on cause he’s trapped in a carriage with no windows, but the rock trolls lure Dee away and then do the evil magic thing, they puppet him from then on to imprison Virgil and refuse to kiss Patton.

Roman and Remus drop Patton off and return to the woods, right? Roman’s being all reluctant about it, and Remus is like “im sure he still wants to be ur friend bro, it doesnt matter that he’s a prince and we’re common, you KNOW he doesnt care about all that” but Roman is not convinced, says he’ll ‘think about it’. They return to the rock trolls, and Remus sees the shaman in the process of puppeting Dee, in the “if only there was someone who loved you” scene where Patton is clearly dying. Remus runs to tell Roman what’s really happening, and they get caught. Roman stays behind to fight off the other rock trolls, buying Roman time to race towards the castle and save the brothers

The “if only there was someone who loved you” scene is different, tho. First of all, Dee doesn’t say that. He (and the shaman) are too smart to give up the bit until they are SURE they’ve won. Dee refuses to kiss Patton, but in like a soft way. (Got this scene from my friend Nat on discord, one of the reasons i made this au at all, its fucking KILLER) It’s more like a 

“i mean yes im fond of you but I don’t love you??? We just met” “but you proposed!” “We’re princes, looking for love in marriage is an idea I abandoned a long time ago. I figured I could at least make you happy, and an alliance between our kingdoms would be favorable.” “Oh...” “I could see myself falling in love with you, Patton, i mean that. But right now... If I could break the curse, I would. I’m deeply sorry.... Is there anything I can do to keep you warm?“ “No, there’s nothing...” “How dare your bother turn his magic against you? First he freezes the kingdom, then that golem, then he curses his own brother? (he does a whole schpeil where he convinces an emotionally broken and shellshocked Patton that Virgil is actually like evil and bad) ...Sit here, I will get you some blankets.” (Again, quote @glorifiedpigeon! She wrote a whole scene like this with Dee as Hans and Roman as Elsa, its bonkers as hell!! So good!)

While he’s gone “getting blankets” (Dee’s really just gonna leave him to freeze) Thomas sneaks in, and starts up a fire. Patton tells him not to do that cause he’ll melt, and he’s like “some people are worth melting for.” Thomas can tell Patton he’s upset and they talk about Virgil and how Patton doesn’t know what to think anymore. Thomas melts while keeping the fire warm for Patton, his sacrifice breaks the cold-poison-curse-thing and Patton is saved. The conversation Patton has with Thomas while he’s dying is weirdly familiar, and Patton realizes that it’s a 1 to 1 of a conversation him and Virgil had when they found out there parents died, when Virgil promised to “protect you no matter what, i love you.” Patton realizes Thomas was just a representation of Virgil’s brotherly love for him, which is cute as fuck, and then he goes to save his brother.

Virgil is visited by Logan, who busts him out of his cell, telling him he never doubted him for a second, but he’s wary of Dee. They run away together, panning to go out and find Patton and finally talk everything out. Dee reaches them, and calls Logan a traitor to the crown for helping Virgil escape, insisting that the fact that they are running away proves Virgil’s guilt. Logan tells Virgil to stay calm and keep a hold on his powers, and goes to confront Dee alone. Dee twists Logan’s words and just makes them sound more suspicious, eventually whacking Logan with the handle of his sword and knocking him out. Virgil is enraged, and attacks Dee. He almost kills him, but then Roman arrives, and stops Virgil from landing a killing blow. He’s about to explain what’s happening, and that Dee can still be saved and it’s not his fault, but Dee (with the rock troll magic being channeled through him) Silences Roman with a spell, so he cant speak. 

At the moment, Virgil is scared, distressed, and kinda cornered since he refuses to leave Logan’s unconscious body, and Virgil has no reason to trust Roman. All Roman knows about Virgil is that he’s wicked powerful and volatile, and he knows he can’t let Hans kill Virgil. This leads to the three of them all fighting each other 1v1v1, Hans trying to kill Roman and Virgil, Virgil trying to fend off Hans and Roman, and Roman trying to keep ether of the other two from killing each other while protecting himself.

Patton finally reaches them, and sees Roman knocked out and trapped in ice, incapacitated by Virgil, and Virgil is doin some ice magic at Dee, about to kill him, or at least wound him, to escape. Patton protects Dee, and is like “Yo no wait Virgil, you both have the wrong idea! He’s just scared of you, he’s not bad!” And Roman really wants to say “He IS bad but not in the way you think!”, but he’s still silenced. Virgil’s like “uh yeah he IS bad, look at what he did to Logan!” 

Finally, Remus catches up. He runs in from behind Dee and Patton, so they don’t see him approach until he yells to them about the trolls and whats actually going on. While they’re all distracted, Dee attacks Patton, holding him at knife-point and using him as a hostage to get Virgil to stop with the magics.

How is this fight resolved? Fuck if I know, I kinda wrote myself into a corner lmao. They are somehow able to incapacitate/trick dee, and Virgil uses his magic to override the trolls and free him from the mind-control.

And, at the end, there’s this cute little scene, after Patton is explaining everything that happened to Virgil and vice versa, where Patton’s like:

“Wait, wait! Can you resurrect Thomas??” and Virgil’s all snarky about it like “I dont know, wouldn’t that lessen the impact of his sacrifice? He’s like, a part of me, right? I think he’d like to go out all melancholy and poetic like that” “Virgil oh my goodness if you dont bring back my little snowman buddy I will cry here and now” “Okay, okay, jeez”

HERE IS WHERE THE SECOND MOVIE COMES IN

pretty much the only thing that changes is this: you know the voice thing that Elsa just starts hearing out of nowhere as a sign to fix past wrongs and whatnot? Virgil only starts hearing them now BECAUSE the rock trolls were blocking the signal from reaching him. And, Dee comes with them on this adventure and kinda redeems himself over the course of the movie by being a cool dude. And, the grampa who did the betraying was ALSO controlled by the rock trolls way back when; the rock trolls have been trying to destabilize the magic for years so that they could siphon more of it away from the spirits for their own personal use, and they got greedy once they had humans (re and ro) to work with, wanting political power as well. (Dee has been staying with them in their kingdom, as the ambassador from his country or whatever)

And for all you Shippers out there

the ships for this could be literally anything, dude. like literally any combination works, go fucking hogwild. Doesn’t even have to have a romantic ship or anything, it could just be everyone being platonic lovely babies.

alright here’s how I’d rewrite Infinite and ergo some of the plot points of the games story.. it  got long i got a little carried away lol........................ 

Infinite’s name probably isn’t that before he becomes a tool of destruction thing but I don’t care all that much to name him something else rn 

he also doesn’t have a sword because that’s really not necessary and I don’t know how to make that relevant at all 

forget the mercenary thing because it makes no sense that he was “hired” by eggman and that’s also boring. The jackal squad is a nomadic, robin hood type group that steals from bad folks to help other animal people villages in need 

to make character relationships.. matter a little bit more, OC is a long time childhood friend of Infinite and they still see one another a decent amount despite the jackals moving around

I don’t really care how or why the phantom ruby exists in fact I’m just realizing there’s a huge discontinuity because according to the COMIC it just.. existed arbitrarily like a chaos emerald, but according to the GAME it seems to be something Eggman fabricated, since there’s “prototypes” in play??? hm hm okay you know what I’m feeling ambitious let’s make both make sense. There is one true phantom ruby that exists, eggman finds it, where ever I don’t care. some legend about, this ruby can bring your ultimate fantasies to life! EXCEPT you need to have, idk, a good heart, a heart of gold, to use it and eggman doesnt have that so he can see the illusion of his empire but it wont become reality 

eggman thinks okay well, maybe if I fabricate copies of it I can make a version that will work, which I reckon doesn’t make them “prototypes’ anymore but just, copies, but close enough. however, they still don’t work 

now cut to jackal squad raiding eggman for his cool shit. maybe they catch wind about this whole “bring your fantasies to life” power and want to use it for good and they know eggmans vibes are rancid. in any case the jackals make off with a ruby (a FAKE one uh oh!) but not without infinite losing an eye and gaining one big unsightly scar from a fight w/ eggman and he’s like Shook about that but he’s like hm well at least I stopped that terrible guy from harnessing this power (oh no bitch u thought..) 

of course the jackals dont keep their spoils but WHO ever could be trusted with this legendary gem thing?!? oh none other than You, Original The Character, aka Infinite’s best friend .............. so he gives the ruby to OC and tells them like, idk allegedly this can make ur dreams come true but I don’t know how it works...oh my eye? yeah I sure used to have two of those but dont worry about it, anyway ttyl stay fresh  *saunters off, jackaly* 

because the fake!ruby is.. fake, it just seems to be a dud at first so OC just hangs onto it as a keepsake 

eggman, pissed about his shit getting stolen and worried what could be done with it sends robots out to hunt down infinite, kidnap him, and drag him back to eggman’s base and demand the fake!ruby back. infinite naturally refuses to tell him anything especially at the cost of putting OC in danger, so he’s like, blow it out your ass

eggman is like HAHA WELL U DUMB SHIT you stole a fake anyway and I have the real one right here.. he uses the ruby to suddenly spawn a bunch of robots and infinite braces himself for the attack... except they go right through him because they’re just illusions. eggman is like FUCK !! DAMMIT! WHY WONT THIS SHIT WORK!! Infinite uses eggman’s tantrum time to rush in to snatch the ruby. when infinite touches it as its in eggman’s hand, however, all the illusion robots become “real” (probably conveying this through effects/opacity), taking them both by surprise. infinite is unable to take the ruby before getting hit with a full force attack from a robot 

infinite is incapacitated and eggman grins,  like, inch resting...................... you seem to be able to make the ruby work... I will now use you for malicious purposes >:) (cut to black) 

NOW when Infinite is in the tube, 1) he already has his mask because the scene with him putting it on and monologueing about abandoning his old identity is unnecessary, it’s more symbolic here, 2) he’s amnesic and I know we did that with shadow already and I don’t mean to overuse it, but I think it works well enough in a different way for this story! Shadow had some fragments of memories and an identity crisis, but with Infinite, his memory is completely wiped (or perhaps suppressed?) and his only understanding of himself is that he was “created” to work for eggman. Even MORE importantly! the stakes are raised because of Infinite’s relationship to the OC--Infinite cannot remember them which makes attacking them a lot more heart wrenching ESPECIALLY when we get to a point where OC begins to recognize their brainwashed best friend using one of the (apparently) very same rubies given to OC to try to destroy them with

this also adds more tension to all the scenes where Infinite is taunting and threatening OC on a quite personal , rivalry-like level? Infinite would, over time, begin to get an inexplicable sense of familiarity with OC, which causes him to hesitate and hold back 

oh and as for the fake!ruby, OC does use it to defend himself just like the first time! it ends up being successfully activated because OC shows a strong will to protect the other civilians. if you haven’t caught on to my cheese, both OC and Infinite have hearts of gold and thats why they can use the rubies. eggman is cheating though by fusing Infinite to the ruby and using him as a proxy for his bad will..... and again, coming back to the cheese, Infinite’s heart cannot be changed and he is not truly “evil” so that’s like, how this is working 

I’m way too lazy to fix everything scene by scene because there’s also just SO MUCH wrong with all the other characters and plot but I’m just focusing on fixing Infinite and making him more interesting so I’m skipping to the end..  

I’m not entirely sure how I’d order the bosses and what I’d wanna do with the eggman robot phases  the whole things was a big mess............I kinda wanna go with what I THOUGHT was going to happen after beating up giant robot thing and then that squid robot breaks out??? and I thought it was going to be Infinite cause that would be much more dramatic? So lets go with that---When Eggman says like, well fuck infinite who needs him? i harnessed the power of the ruby into my robot, he means he literally trapped Infinite in it like, wired up and shit to use him like a power generator. fucked up. Infinite breaks out after that phase of the battle, and he’s like, in so much pain and glitched out on overclocked energy he cant even control what he’s doing.... commence TRUE final boss battle (it can still be a tagteam with sonic), and it’s sad and dramatic! OC pleads (or I reckon sonic, maybe the other heroes too since they talk during fights! like since OC doesnt talk) infinite to remember his true self because they dont want to destroy him 

once you’ve depleted his health bar, I’m going to go ahead and use the game’s weird addition of quicktime events to fuel more cheesiness (B/C THIS IS SONIC...WHY DID THEIR “POWER OF FRIENDSHIP” MORAL END ON SUCH A BLAND, UNEMOTIONAL NOTE IN FORCES??? shadow didnt fall to his (alleged) death in sa2 for this..............) and you quicktime OC HUGGING Infinite, like jumping towards him and grabbing him in an embrace type of thing! and when OC makes contact with the ruby, it activates, making all the probably hostile glitchy  battle terrain or whatever dissipate, infinite stops being like.. idk lookin like he’s being electrocuted, and his mask fades away .. exposing Infinite as his true self once again 

the in between the lines intent here, again since OC doesn’t talk, is that OC’s fantasy was to bring Infinite back so they could be together again. you’re welcome to interpret that as romantic, or platonic, it doesn’t matter! it’s open ended! it’s just supposed to be cute!  

idk and then emotional stuff, I’m not entirely sure what it doesn’t really matter the idea is that Infinite is like, remorseful of what happened but everyone ofc forgives him because it’s not his fault , and then he joins up with with everyone to help fix the world! hmm I’m torn between Infinite keeping the true phantom ruby or giving it to the OC, like giving it to the OC makes sense, but for the sake of like, hypothetically bringing Infinite back in a future game and having special powers, it would be perfect if he kept it and that was his thing, he uses the power of virtual reality to help people and fight evil and whatever  

I dont know I guess there’s not a lot of sense in thinking too hard since I just remembered none of this is canon whatsoever and we’re probably not seeing Infinite again unless as a stock evil thing to beat up like metal sonic 8′)

Whenever he ran into dogs, Jiang Cheng would always chase them away, then have a good laugh at Wei WuXian, who jumped onto a tree.”)- he really does care for wwx (his reaction when he found out from lxc that the whippings on wwx would take days to heal, when he carried him, when he tried defending him against his mom despite being scared of her, when he saw what happened to him with the branding iron, his worry when wwx couldn’t swim away, THE WHOLE CONVERSATION WHEN WWX GOT BACK***, how he wanted to help wwx when his mother whipped him, clinging to his mother’s leg when he thought she was gonna cut off wwx hand, when they met again after he “restored” his golden core and wwx has finally started controlling corpses, when he defended him against lwj when they thought lwj wanted wwx punished)- “The two knew how to continue each other’s words ever since they were young. Now, one sentence after another, the argument flowed seamlessly…” shows how close they really are (let’s not talk about the context for this bc that one HURTS)- ***the second time he met w/ wwx in a new body (“From the beginning of his memory until now, Jin Ling had never seen such a look on Jiang Cheng’s face before…Although his face had always been clouded, marked with arrogance and satire, it seemed as if every corner of it had come alive. It was difficult to determine whether it was vengeful wrath, fathomless hatred, or raving ecstasy.”) MAN HE HAS BEEN WAITING and i feel like it’s a confusing mixture of hate (why did he kill shijie) and hurt (where did everything go wrong between them) and a very big bulk of relief (wwx is alive, ALIVE and maybe—maybe they can fix things)- OUR BOY KNEW IT WAS DEF WWX y’all perhaps even from the start and WWX knew this as well (“…he exclaimed in his heart that Jiang Cheng really knew the best way to deal with him.” + “…in front of someone who knew him so thoroughly, it’d be impossible to argue. This was an obstacle harder to overcome than Zidian.”) and he even controlled zidian’s force so it wouldn’t really truly incapacitate wwx- The first person WWX became truthful to upon his return was JC even going as far as to somehow admit who he truly was. His first legit conversation was with him im ahdhkslahdkala (‘Jiang Cheng pulled a curt smile on his face, “… Don’t you have anything to say to me?”’ ‘With a sincere tone, Wei WuXian replied: “I don’t know what to say to you.”’)- BUT ofc since our resident chaotic bi is a runner up for miscommunications this conversation went downhill pretty fast. OK BUT IMAGINE IF THE CONVERSATION WENT BETTER AND WWX ACTUALLY EXPLAINED SOME STUFF - and istg it’s not that im rolling on an ocean of my tears here but jiang cheng fucking kept chenqing (wwx’s flute) for the past 13 years and just in case you guys wanna suffer, just think about these two boys who were brothers that became two men unsure of where exactly things went awry bet them- in short, jiang cheng shouting at wei wuxian = jiang cheng caring for wwx in the past (maybe even a bit of that in their present??? nope dont mind me im just crying in the corner here about my boys)

All My Heroes - Chapter Two (Steve Rogers x OFC)

“Pardon the lack of…everything,” Cece called over her shoulder to the two men following her into the temporary home. “We’ve only been here,” she paused, trying to remember. She looked to Michael, “Six days?” It came out as more of a question.

Her brother rolled his eyes at her memory. “It’s been twenty-two days,” he corrected, moving to the makeshift counter and pulling out four glasses.

Cece flushed. She may be smart, but when it came to keeping track of time…well, that was one reason to keep her lug-head of a brother around. “Right. I take it back. I’m too lazy to unpack.”

Bucky let out a laugh and nudged her playfully. “Sounds about right.”

Steve dutifully followed the eccentric woman and paused inside the doorway, taking in the space.

Small wasn’t an exaggeration when it came to describing the hut. It was ten foot long and eight foot wide. The walls that were made from clay were painted a bright yellow, reflecting the light that streamed in through the windows on the west wall. There were two cots laid next to each other with well-loved quilts covering them, no pillows. The makeshift counter that held various pots, plates, glasses, and silverware was made from an old wooden door. Next to the counter was a large cooler where Steve assumed perishables were stored. He’d even guess that they use it for food storage to keep predators out of their supply. But what stood out to Steve was that this was obviously just a place for them to eat and sleep. There was no living here.

“You must move around a lot,” Steve commented as Cecelia handed him a glass of water.

He doesn’t miss how her eyes flick to Bucky nervously, unsure how much he may have shared.

“You can trust Steve,” Bucky encouraged, moving to lean you against the wall. He casually crossed his arms and leaned all of his weight to one side, ankles crossed. Cece had to suppress a laugh because she always thought that in another life, James Buchanan Barnes was a model.

Instead, she nodded and turned her attention back to Steve. “I’m not sure how much James told you about my gifts,” she ignored Bucky whining about calling him by his given name, “but staying in one place too long has proven to be…a challenge. People want to control what I have or would prefer to have me kept under lock and key so they could study me. Since I am neither property, prisoner, or test subject, I have to move every few weeks or so.” She nodded her head towards Michael who was pulling out things to make dinner with. “That’s another reason why he follows me around. I’m ‘just a feeble young lady who can’t fight off a squirrel’, so now I have a shadow.” Her voice deepened, mocking how presumably Michael would sound when she mentioned how ‘feeble’ she was. Cece took a drink of water before contenting, rolling her eyes. “Of course, it doesn’t matter that I can incapacitate anyone with just a thought, but that’s not something I can use in my argument apparently.”

Michael grunted from his spot, measuring out some powdery substance into a pan. “Unless they catch you unaware.”

Cece just laughed and shrugged her shoulders, giving Steve a ‘what can you do’ look.

Steve idly wondered if something had happened in her past or if she was just cautious. He made a mental note to ask later.

“Anywho,” Cece continued, setting her glass back on the counter and looked between Bucky and Steve. “I can go more into that later. Why don’t you two knuckleheads tell me what brings you in.”

Steve couldn’t keep the shock off of his face at being called knucklehead. He turned to Bucky to see what his reaction was, but his best friend let out a carefree laugh, not at all offended. Steve couldn’t remember the last time he saw Bucky so relaxed. It had to have been before the war. He was starting to wonder if there was more to this Cecelia than Bucky was aware of. He had to be cautious around her until he could make his own judgments.

He cleared his throat, calling attention to him. “Bucky mentioned that you might be able to help a….friend.” He felt awkward saying it aloud, just realizing that he would have to explain what had happened. How a man was now partially paralyzed because of him.

Bucky noticed the shift in Steve’s mood and gives him a sympathetic look. “I can explain if you would prefer,” he offered, wanting to alleviate some of Steve’s stress.

Steve adamantly shook his head. “No, I can do it. I should do it.” He turned his attention back to the small woman in front of him. “There was a fight and a good friend of mine was caught in the crossfire, leaving him with partial paralysis.” He paused, trying to think of how much he wanted to divulge about Tony and the resources that surely would have been made available for Rhodey


“And you’re wondering if I can fix your friend?” Cece asked intuitively. There was a tangible shift in her mood, more serious now than playful. This was Dr. Thompson. “Do you know what kind of treatment options he may have already been offered?”

Steve was surprised that she didn’t ask about what his injuries were, but answered her. “I don’t know for sure,” he admitted, “I only know that Tony would do his damn best to make sure Rhodey got the best care possible. No amount of funding would be an issue.”

She waved her hand at that. “People who are surgeons and need money to guide them to their next job aren’t my favorite.” Her thoughts flashed to some asshole Doctor in New York who only took patients if they were ‘interesting’ enough, but also had a chance of success. Sure, he was good at what he did, but still….what an ass. “Rhodes is the guy who was injured?” she asked for clarification. “As in, Colonel James Rhodes of the Air Force and best friends with philanthropist Tony Stark?”

She threw her head back and laughed at the look of surprise on the Captain's face, giving him a faux-sympathetic look and patted his shoulder in comfort. “I might live in Africa, but I don’t live under a rock.” She switched back from Doctor Thompson to Cecelia with an ease that caused more surprise. Steve wasn’t able to switch back and forth from Captain America to Steve Rogers like that. He wasn’t even sure he knew who Steve Rogers was anymore. Now wasn’t the time to think about that, though.

“Good to know,” he replied, unsure of what the proper response would be.

“Soup’s up.” Michael shoved a hot bowl into Steve’s chest that he caught with his hands. He chose to ignore the hostility directed at him. He was a stranger after all.

Cece wasn’t having it though and smacked her brother upside the head. “Knock it off,” she scolds. “Quit being a pansy and just admit that you’re secretly fangirling over having your childhood hero under the same roof as you.”

Steve was sure he was just as red as Michael looked.

“Shuddup,” Michael muttered under his breath, turning to get another bowl that he politely handed to Bucky and then gifted his sister with one before gathering up his own.

Cece looked back to Steve with a smug grin and Steve’s heart skipped in his chest. Was he dying? He diverted his gaze from the siblings and poked at the mush in his hands, unsure of what it was.

“It’s ugali,” Cece explained, noticing his aversion to the unfamiliar food. “Usually describe as cornmeal mush. Doesn’t look too good, but tastes great and is quite filling.” She took a bite of the ugali and let out a quiet pleased moan, playing on how good it tasted. Steve raised a skeptical eyebrow at her, but took a bite himself and was surprised that it was actually half decent. Satisfied that he would survive the new experience, she continued.

“As long as you promise that Tony Stark doesn’t blow me away in the literal sense or turn me into some science experiment, I’m willing to help.”

SO please forgive me and be patient. I promise I’m not dropping the story, but it will be a week or so before there’s any continuation on it.

Coming up in the next few days will be some Halloween Stories, so be looking for those.

The Tech Employee's Ultimate Guide to Getting Started in Real Estate Investing

While most real estate investing advice is geared to those who wish to escape their current jobs, not much has been written for those of us who love our jobs and dont intend to quit them. Personally, if I quit my job, I know I would be bored out of my mind. I enjoy my career and have no intentions to quit, but I wanted to build a real estate portfolio that would supplement my income to achieve my financial goals and my goals to give back to the community. The following is my real estate investing philosophy that I use to guide my decision-making. By no means will my philosophy be perfect for you, but Ive found the following advice to ring true to those of us who want to get started in real estate without wanting to end a promising career. Getting Started I was blessed to start my real estate investing career with my father (which I talked about in BiggerPockets Podcast episode 74). When I started investing in 2013,the market was a much different place. We were just coming out of the trough of the recession so it didnt take a rocket scientist to do well in real estate because most of the money made in real estate happens when theres a significant distress in the market. Without distress in the market, its hard to buy properties at prices that will provide you enough return for the time involved. Now that we are approaching the late stages of the cycle, this is where the risk/reward equation is skewed more towards risk and its very easy to lose a buck. Construction costs are increasing. New units of housing are coming online, rents are softening, and interest rates are rising. Now is a great time to study real estate and build your real estate investing network. This isnt a time to rush into the market to purchase something youll later regret. Financial Housekeeping Before we get started with real estate, you have to make sure youre covering the basics. Assuming your company matches your 401(k) contributions, you should max out those accounts and invest in a target retirement index fund. An employee match is pretty much a risk-free rate of return that you wont be able to beat anywhere else. Then you should set up a Roth IRA, assuming you qualify. Next comes savings. As cliche as the advice sounds, its imperative that you live beneath your means by maxing out your savings. Adequate savings provide you the financial security to walk away from any situation or real estate deal if you feel youre not being treated fairly. Without being able to walk away from bad situations, your life will be filled with constant stress. At the minimum, you need to save months worth of living expenses in the bank so that if you lose your job you can stay afloat during these tough times. You also need enough insurance to provide your loved ones with support in case something tragic happens to you. We all think were invincible, but theres always that risk something terrible can happen to you. Your company should provide you with the option to enroll in various accidental death, short and long-term disability, and long-term healthcare coverages. Make sure you pay for your disability coverage because if your employer pays for the coverage, you will face a large tax bill. If you havent applied for these insurances, please consider doing so. Then you need to get your estate in order. Ive seen many families suffer from a lack of proper estate planning. You need to set up a trust so that its made clear what your directives are when you unable to act on your own behalf. If youre incapacitated, who will make healthcare decisions on your behalf? Who should be responsible for maintaining your assets? In the tragic event of your passing, where should your assets go? All of these questions need to be answered now, and you should speak to a trusted attorney. Finally, you need to prevent yourself from getting caught in conspicuous consumption trap of buying things you dont need in order to impress others. Its very easy in Silicon Valley to fall into this trap because so many people are doing amazing things such as traveling the world or buying luxury cars and huge homes. You need to focus on your long-term goals and not get sucked into other peoples dreams. If you follow these guidelines, you will be on part of the way there to a healthy retirement. High Net Worth But No or Low Cash Flow The reason why I said part of the way there is because Ive come across many tech employees that have stock portfolios worth millions of dollars, but they dont have a single asset thats producing cash flow. They are net worth rich, yet cash flow poor. The only way for them to benefit from these assets is to sell them, but once they are cashed out and spent, its gone forever. I met hundreds of paper millionaires during the Valleys first tech crash, and unfortunately, they never diversified their holdings to other forms of assets to take advantage of their new-found wealth. Of course, you can buy stocks that pay dividends, but based on what happened with the GE and Budweiser, dividends arent guaranteed. Dividend payouts depend upon more variables than real estate, which increases the odds of companies not paying them out. For stock dividends, you have to hope the companys business model allows them to earn large returns on capital to pay a dividend, hope the companys products stay relevant in the future, hope a competitor doesnt steal market share, and hope the management team is competent. For real estate, you need to buy a good property located in a desirable location for a decent price in order to attract the right tenants for the property to cash flow. This has fewer variables, which decreases your risk exposure, but of course doesnt guarantee cash flow. The Benefits of Working in Tech Being that you work in tech, you likely have a steady paycheck, a generous 401(k) program, and resources to easily qualify for a mortgage. This is an advantage that most investors lack, and you must use this to the best of your ability. While full-time real estate professionals need to buy and sell properties in a frothy market to pay their bills, you have a good job that allows you to wait until a frothy market cools off and then swoop in when the real estate cycle hits a trough. While real estate is currently in vogue, many people are feeling the pressure to deploy capital as if money is going out of style. Control that impulse! The real estate cycle has shifted from a buyers market (roughly 2009 to 201) to a sellers market (2016 or so onwards). In this market, the returns arent as high as they used to be, and Im seeing people do silly things in the market such as taking out home lines of equity or loans on their stock portfolio to buy low yielding real estate investments. Im seeing syndication pro formas with assumptions that the economy will grow forever, which isnt how the business cycle works. At this point in the market, money is cheap, and deals are being bought at a premium, which is a bad sign for investors because the risk/reward equation is now skewed towards more risk for each marginal unit of reward. When the cycle slows down, then you will see money becoming harder to obtain and home values retreating, which makes it easier to find sound investments. At that point, you are in the drivers seat and you will have an opportunity to buy real estate at discounted price. How Do You Know When the Market is Cooling Off? When you can find a property that meets your strict criteria. Each person has their own criteria that fits their return goals, and you need to create your own. But as a baseline, after all expenses (mortgage, taxes, insurance, operating costs, long-term capital improvement reserves, etc.), you should at the least hit a cap rate of 6% based on historical returns and assuming the propertys price is in line with comparable properties. Im not saying thats a cap rate I aim for, but if youre shooting for anything lower, you are exposing yourself to overpaying for an asset. Every Investor Hates Sitting on CashUntil They Need it I regularly take calls from investors who feel anxious for having large amounts of capital sitting on the sidelines. These investors are already fully invested in the stock market and might have a few real estate investments. When I hear these stories, I think of the lessons I learned from Warren Buffets annual shareholder letters. I want to highlight two excerpts from his annual shareholders letter. Our aversion to leverage has dampened our returns over the years. But Charlie and I sleep well. Both of us believe it is insane to risk what you have and need in order to obtain what you dont need. Despite our recent drought of acquisitions, Charlie and I believe that from time to time Berkshire will have opportunities to make very large purchases. In the meantime, we will stick with our simple guideline: The less the prudence with which others conduct their affairs, the greater the prudence with which we must conduct our own. Preach! When markets are booming, we hold on to cash while feeling great shame. So we must get rid of it as soon as possible because everyone else is making so much money. Yes, losing a small percentage of purchasing power due to inflation hurts, but being knocked out of the game by losing all of your money is even worse. The name of the game is to stay in the game long enough so you can purchase assets that fit your criteria. No one can forecast when the corrections will happen, but you need to be in a position to act when they appear. Look at your cash as an oxygen canister needed for climbing Everest. At the base of the mountain, everyone has oxygen canisters, and some people carry less because its a burden to lug those heavy things along. Some expect everything to go smoothly due to excellent forecasts and expertise of their guides, so they decide to carry just enough to get them up and down the mountain within 60 days. Others know things can get rough, so they will bear the burden of carrying an extra oxygen canister in case things dont go as planned (source: life). But when in youre in the mountains death zone at 26,000 feet, things change. The weather forecasts are off, and now youre suffering from a freak blizzard that extends your trip by another 10 days. You can barely breath due to the high altitude. Previously, that extra oxygen tank was looked at as a burden, but now its worth its weight in gold. Youll thank your lucky stars you have an extra one. Am I saying hold all cash? No, but when youre already heavily invested and new opportunities dont meet your investment criteria, think twice before dropping your extra oxygen tank. Preparing Your Emotions Currently, everyone I speak to wants to invest in real estate. Some people think if they dont buy something now, they will never ever be able to do so in the future. That sentiment concerns me and causes me to be even more conservative than others. Related: What Newbies Should Know About Financing Investment Properties (Versus Homes) During the financial crisis, when stocks were falling to all-time lows, my father had a very clear sense that it was a great time to invest in general. He deployed an immense amount of capital picking up stocks and pushed me towards investing in real estate. He kept telling me that in order to make a great return, you need to have confidence in the long-term future of the market so you can think clearly while other people are losing their heads. What you need to do now is reflect on the last market crash and how you handled yourself. Did you lose your cool? Did you sell off? Did hide your money under a mattress? Or did you start deploying the excess capital you had to pick up assets at a discount? If you did lose your cool, what will you do now to prevent yourself from missing out on a great opportunity? Staying in the Game Many of you are super eager to get started, and thats great! But you have to understand real estate is a multi-decade endeavornot a one-year sprint. The real gains from real estate appear when years of rent increases, appreciation, and currency inflation, which allows us to use weaker future dollars to pay down debt that was denominated in current more expensive dollars, combine. As time goes on your properties loan-to-value ratio will decrease allowing you to pay off your loans completely and free up more cash flow or roll them into larger properties. But in order to be successful, you have to develop staying power to ride out of the ebbs and flows of the market. Many investors have been shaken out of real estate investing due to not expecting the market to go down and paying too high of a price for real estate. Some have short time horizons of five years or less, which increases the volatility of returns and increases the odds of you selling your property in the midst of a downturn. The truth is that if most investors were able to hold on to their cash-flowing properties purchased before the 2006 peak until the present, they would be back to break even. But unfortunately, most investors didnt buy cash-flowing properties with enough margin of safety or had holding periods that were too short. Understanding Conflicting Incentives Real estate agents, syndicators, wholesalers, and other real estate professionals who make money off of transactions have short-term incentives that can go against your long-term goals. This isnt a ding against these real estate professionals. I know many of these professionals, and the ones I associate with do their best to balance their interests and their fiduciaries interest. I dont begrudge them for trying to make a living, but you have to understand they only get paid when money changes hands, so they have the incentive to pressure you into an investment that doesnt make sense. You will also find other investors trying to sell their poorly performing properties at the peak of the cycle to offload their duds to newbie investors. Just because an investor owned a property doesnt mean its the right property for you. Make sure to do your due diligence. A Note on Due Diligence Real estate is a cutthroat business, and you will come across many unscrupulous actors. If you get a referral, whether from BiggerPockets or outside of BiggerPockets, dont assume its a good referral. Do your homework.Always ask people who are trying to steer you into an investment or working with a particular person, Are you receiving a commission from this deal? And if so, are you a licensed real estate professional? If they answer yes to the former, they should be a licensed real estate agent. If they arent, back away because if the deal goes south, you dont have the benefit of the department of real estate backing you up. Winning the Battle and Losing the War Think of the times outside of sports where you have competed for something and were happy with the results. Maybe you fought hard for a promotion by isolating your peers. Perhaps you lowered your commissions in order to beat another real estate agent to a deal. Or maybe you overpaid for a piece of property in order to close the deal. All of these scenarios result in a win in the short-term at the expense of losing the long-term battle. This is known as a Pyrrhic victory. The most important thing in real estate is buying a property at a profitable price. If you screw this up, the rest doesnt really matter. Competing for bad deals lowers your return on real estate, causes undue stress, and leads to poor decisions. Its as if you are fighting for the lowest return on your time and money. If you dont remember anything else I said here, remember this: There will always be another deal. Having the ability to walk away from a deal (or anything else in life) is the most important power to have in real estate. Most investors cant do this, and they will suffer the consequences. Because you have a job, you have the power to walk away from deals when the real estate market gets out of hand. The Difference Between Linear Growth and Exponential GrowthImage via: Tor Bair When newbies get started, its easy for them to get discouraged because real estate is not as easy as purchasing stock. They look at real estate as a linear game, meaning for each unit of time input, they should receive an equal amount of cash output. WRONG! Real estate is more of an exponential game. When you first start off, you will see little or no return in your efforts. It took me about a year of research and hard work before I made my first investment, and that was when the market was buyer friendly. In this market, it could take much longer. That being said, since Ive made my investments in real estate, there are months when Im not doing much work in real estate, yet the returns from my initial input of time are exponentially increasing in the forms of output of cash flow, appreciation, and new opportunities to set up partnerships with other investors. While others are living off the cash flow from their properties, we have jobs that pay our bills so we can reinvest our cash flow into other properties to take advantage of the power of compounding interest. So dont get frustrated, take it slow, and consistently spend time studying real estate. Dont focus on the output. Focus on what youre learning and how youre growing personally. Comparing Yourself to Others Will Only Hurt You Never compare your real estate success to others because we all have unique life circumstances. Hearing the first BiggerPockets Podcast episodes about people buying houses in the depths of the recession for a pack of smokes or a jug of moonshine definitely can be disheartening when current prices are in the stratosphere. Dont freak out. Real estate goes through cycles. You need to focus on your own immediate goalsand dont compare yourself to others. Comparing your real estate endeavors to others is a great way to make poor financial decisions. Be wary of hindsight bias. You really would have to try hard not make money in real estate between 2010 and 2013. Some people take absolute credit for their success and are willing to sell bootcamp tickets to cash in on their luck. But due to survivorship bias, we arent hearing the stories from the people who used the same strategies before the financial crisis. The reason why we dont hear from them is bankrupt people dont like to share their stories of failure. They sort of disappear and are ignored. People would much rather chase the gurus who spin their stories of success and wisdom. So when you see someone who did well during this last period of time, realize that a certain aspect of it could be sheer luck, and if so, dont be so eager to attribute it to their sage wisdom. This is a great time for you to build your real estate investing network, learn about real estate investing, and save your money. This is also a time to be cautious when it pertains to deploying capital in real estate. Sure, you might be able to find an opportunity here and there, but you have to take it slow. What Types of Real Estate Investing Should You NOT Do?Fix & Flip or Any Major Rehab Project This strategy is out due to the major time requirement, the knowhow involved in managing such a project, and the increasing cost of construction labor due to a shortage in contractors. Not to mention, if you miss appraisal or your expenses balloon, youre going to have a bad time. Right now, BRRRR is in fashion, but once properties start missing their appraisals, you will see why that method can be so risky and was part of the reason people failed catastrophically in 2006. Tax Liens and Note Investing These investments are doable, but you miss out on rent growth and appreciation. Im assuming youre aiming for rent growth and appreciation. In some cases, the borrower is unable to pay back the loan and you might be able to scoop up the property, but the foreclosure process can take forever and there are no guarantees other parties wont try to bid up the house price via a shill. Most importantly, you have a full-time job and you dont have the time to head over to the courthouse and bid on failing properties. Also, we never count on appreciation when building our financial models, but if we dont have appreciation, it hurts our ability to raise rents down the road because appreciation is a quantitative measure of the desirability of an area and a persons willingness to pay premium prices to live there. Development Projects No. Development projects have a million ways to implode for first-time investors and you really need to know someone you trust can walk you through all the intricacies of development. My family did make money off of our own projects, but that was after years of experience in investing in real estate, building experience in construction, and developing relationships with the city. We had great success, but we also had our butts handed to us on a deal. For newbies, I suggest staying away until you truly understand development. 3 Types of Real Estate Investing You Should Consider Being that you have an awesome career to focus on and family responsibilities, you need to use an investment strategy that fits within those time constraints. I recommended tech employees start with the following are three strategies when they begin investing in real estate. Buy & Hold Within an Hour-to-Two-Hour Drive From Your Residence This is hard for most of us to do in the Bay Area, but in an ideal world, you would be able to easily drive to your property to check on it and make sure your property manager is doing their job. If you decide to pull the trigger on an investment, buy something conservative. It should be a single family house or a small 2-unit duplex. If you dont have experience managing tenants, you shouldnt set yourself up for failure by making your first investment a property that has 3+ units. Ease yourself into it by starting with a duplex. Most importantly, invest in a neighborhood thats no lower than a B-class area, which means low crime, with blue and white-collar workers, within the path of economic development. Out-of-State Buy & Hold With a Property Manager Many employeesare doing this right now. They are buying properties out-of-state and using a property manager to manage them. I suggest you find one primary market to invest in and then do your market research on the state to learn about demographic trends, job trends, government climate for business, earning potential of residents, etc. Then pick a city and neighborhood to research crime rates, schools, location relative to job centers, and the citys general plan for development in the area. For the love of all that is good and science, when youre starting, dont invest in a neighborhood lower than a B. The lower you go, the more crime and the more landlord hassles you will have to deal with (more on that for another post). And most importantly, get yourself on a plane to see the area in person. Nothing beats visiting an area before investing there. Syndication Basically, youre a silent partner in a deal for a large apartment complex or commercial building thats already constructed. For these deals, you need to be an accredited investor or a sophisticated investor. Syndication is similar to buying a stock without having the benefits of liquidity. When you buy a stock, hopefully you read the 10-K to understand the companys business model, opportunities, management, and risks involved in buying the property. Once youve read it, then you make a decision to invest or not. From there, youre basically a silent partner, and hopefully the company does well so you receive a gain on equity or a dividend. For a syndication, instead of reading a 10-K you receive an Offering Memorandum, which is essentially a 10-K but for investing in a large multifamily property, retail building, storage facility, or development deal (development is the riskiest). After reading the terms, if you like the deal, you can write a check to the syndicator for an equity or debt position in the deal. If the deal goes well, you receive regular rent distributions, and once the holding period is over, you receive your principal and appreciation. You can find syndication deals via RealtyShares, Fundrise, and Realty Mogul. Wait, Why Didnt You Mention REITs? Yes, REITs are freely traded on markets and you can get in and out whenever you want, but they have an added level of volatility so they arent for the faint of heart, and when you see those daily price fluctuations, it can compel you to cash out too soon. The problem I have with REITs is its hard to get specific exposure to a desired area, and its hard to see the specific assets and returns in the fund. For instance, Im exposed to Sacramento for my buy and hold, but lets say I want direct exposure to Texas, specifically South Austin near a recent development. Its hard to find an REIT that is micro-targeted. Also, you dont have that much control over the actions of management or exposure to them, so you better hope the team knows what they are doing. That being said, REITs can be great investments; its just up to you if you want to go that route. Spreading Yourself Too Thin Ive known quite a few investors who have scattered their buy and hold rental portfolios over numerous states in the hopes of higher return. While they have the energy and time to do this, they forget that even returns have a law of diminishing returns. Scattering your portfolio creates an added level of complexity for your investments, which can lead to poor decision making. As you grow older, keeping track of the economies, policies, and tax regimes of multiple states can be more trouble than its worth. Assuming this is your buy and hold real estate, I recommend investors go deep in one market before spreading themselves too thin between multiple markets. As you begin to develop a better understanding of your primary market, you can spot opportunities and deploy capital faster than rookie investors. Eventually youll develop rich networks you can tap into to provide your business with the strength it needs to succeed. A Blended Approach to Real Estate Investing You should own buy and hold real estate indefinitely because you have a much longer holding period than standard partnerships or syndications. But you should have exposure to syndications, REITS, and other real estate partnerships to broaden your exposure. Using the latter forms of real estate investing, you receive the benefit from exposure to other markets, while leaning on professional management to protect you from the potential pitfalls of entering markets youre unfamiliar with. Of course, you need to do your due diligence! The only problem with partnerships and syndications is that eventually they end, and youll have a chunk of cash youll need to reinvest. But by having a healthy buy and hold portfolio, youll still have exposure to the market while youre looking for a place to reinvest your capital. Well thats it for now. Let me know what you think. I am now in the process of getting car insurance. and am wondering if this 'loophole' is technically legal. I can drive on my US license for up to 12 months, during that 12 months I can get a UK prov. license. take the driving lessons and do the theory/test to get my full UK license. while shopping around last night I noticed a website saying 'provisional insurance is cheap, but expect it to go up once you pass your test.' Now, I understand the reason why it's cheaper is due to the fact that you probably wouldn't be driving as much, and you need a 'known' driver with you in the car while you're driving. However, couldn't I be considered my own driver? If I have a provisional license would I not be eligable for provisional license insurance? is this legal? or am I just being a hopeful idiot?""

I recieved a letter from my auto insurance who finished their investigation regarding my claim (minor accident @parking lot of a store with another vehicle) and according to them I am 0% at fault. The other party's auto insurance is still conducting their investigation. If the other party finds me at fault then what happens next? The reason why I ask is I got laid off my job in February & I do not have the funds to pay and it's been hard to find a job that pays a decent rate to help me live here in northern California.
