When I was doing press for Fallout, I got asked what Tom was going to do next, and I was like, “Oh, he’s going to jump off the Moon”. And now everyone is like, “Oh, Simon was right”.
For the three movies that Chris has directed, Chris and I have had a dinner or a meeting prior to the film. And Chris would sort of act out the entire movie for me. And then we’d go and make a completely different film.

Marvel is so secretive
They don’t even know how many movies they signed with their lead actors. They found out when they started production of Infinity War. Chris Evans was like uh guys this is my last movie. Marvel was like OH SHIT!
So they decided to do what’s easiest and fastest:
Russos: Killing Steve would be too difficult to execute. You know what’s easy? Sending him back in time for his dance, retire and live his life.
M&M: Time traveling is complicated and makes no sense. But yes, let’s send him back. We’ll never hear the end of the plothole complaints, but at least it’s easy.
Crew: That’s great! Let us arrange time to get Hayley Atwell on set. Easy. Let us go rent a house and build a 1950s set, and also set up the bench scene with all that time traveling tech shit. Easy. Let us invest time in aging Chris Evans with prosthestic makeup. Easy.
VFX: Get us a body double, film doubles of everything so we can make Chris Evans a believable old man. We love rendering more stuff on this CGI fest of a movie. Easy.
Executive Producers: This is awesome, it’s MONEY & TIME efficient. Let us go and arrange payment for all the extra stuff we need to do. Easy.
Kevin Feige: You guys are a great team. That’s the fastest we’ve ever problem solve. So easy. Whew!

#10 - Dracula (1931)
While the first true horror film to be made in the United States may seem a bit sedate to viewers used to later renditions of its story, Tod Browning’s classic adaptation still manages to chill with its atmospheric visuals courtesy of cinematographer Karl Freund and set designer Charles Hall. But it’s strongest asset is its cast, with unforgettably evocative performances from Bela Lugosi, Dwight Frye, and Edward van Sloan. If you get the version with music by Phillip Glass, it only enhances the magnetic pull this film can have over you - if you let it. Rental options at $3.99 are the Cineplex and PlayStation video stores, and in HD for $4.99 on iTunes. 1h 25min.
#9 - Bride of Frankenstein (1935)
Taking some incidents and ideas from the original novel left out of the first film, and combining them with a unique mix of goth, camp, queer, and horror ideas and themes, James Whale’s sequel to the original 1931 Frankenstein stands as an over-the-top bombastic testament to the horror of being forced to be “normal”. With wonderful performances from Colin Clive, Ernest Thesiger, Boris Karloff, and Elsa Lanchester, the only flaw is perhaps that the titular Bride just isn’t in the movie enough. Rent it for $3.99 on the Cineplex video store, for $4.99 on YouTube and Google Play, and in HD for $4.99 on iTunes. 1h 15min.
#8 - Frankenstein (1931)
The second of Universal Studios’ one-two punch of 1931, James Whale’s classic film manages to outdo Dracula primarily in pathos and theme. While the earlier film was content to merely thrill its audience, the tragedy of Colin Clive’s Dr Frankenstein and his creation looks at the cycle of abuse and confronts viewers with the way society treats its outsiders and outcasts and asks them to question their biases. Boris Karloff’s iconic performance as the Monster echoes through the ages. Available for rent at $3.99 on the PlayStation video store, and in HD for $4.99 on iTunes. 1h 11min.
#7 - Son of Frankenstein (1939)
We might be in the minority for thinking this, but for our money the third Universal Frankenstein movie is the best of the bunch. Set in a suddenly absurdly Expressionist Castle Frankenstein, Basil Rathbone descends into a quivering neurotic madness as the son of the legendary doctor, Lionel Atwell is unforgettable as the one-armed Inspector Kemp, while Bela Lugosi gives perhaps a career best performance as the not-quite-dead hunchback Ygor. It’s the movie that brought horror back from the abyss, and is way more gruesome than its predecessors, especially as it drops the campy tone. Library members who subscribe to Hoopla can stream the film, and it’s available to rent for $3.99 on the PlayStation video store and in HD for $4.99 on iTunes. 1h39min.
#6 - The Invisible Man (1933)
Mark Hamill said it himself - his much acclaimed interpretation of the Joker comes from Claude Rains’ performance as the tragically insane Griffin in this adaptation of the HG Wells novel. The movie shows off James Whale’s great skill at mixing humour and horror, even if some of the British-isms get a bit broad at times, but the true power of The Invisible Man is how it’s gotten more relevant with time - in 2018, the idea that anonymity might lead to immorality is no longer a hypothetical notion. Find it on the PlayStation video store to rent for $3.99, and on iTunes in HD for $4.99. 1h11min.
#5 - The Black Cat (1934)
What do you even say about a movie like Edgar G. Ulmer’s The Black Cat? A metaphor for Austrian/Hungarian relations after World War I, a dip into the world of Satanic cults, a revenge story with elements as unsavoury as Oldboy, and a chance to see Karloff and Lugosi really go at it as adversaries on roughly equal footing at a time when both men’s careers were on about the same level. This movie will draw you in with its gorgeous cinematography, hypnotic editing, and modernist set design, that by the time it’s over, you’ll hardly notice that the story seems to have quite a few holes in it... This underappreciated classic is waiting for you on Google Play and YouTube in HD for $4.99. 1h5min.
#4 - Island of Lost Souls (1932)
Watching this movie is like willingly stepping into a nightmare. The HG Wells’ novel might have somehow wanted to portray Dr Moreau “sympathetically” (fucking Victorians) but this adaptation understands he’s an utter monster and Charles Laughton delivers a bravura performance that underscores the character’s pure insanity. Combine this with the film’s dark and gritty look, the subtle make-up design of the hybrids (including a heavily obscured Bela Lugosi), and the unforgettable chant of The Law, and you have a film that will burn itself into your memory. Unfortunately, Island of Lost Souls has no current streaming options available, but you can find it on Blu-Ray from the Criterion Collection. 1h11min.
#3 - Körkarlen (1921)
The Phantom Carriage is perhaps the… least “fun” entry here in the top ten. Victor Sjöström’s haunting exploration of the horrors of alcoholism, domestic abuse, poverty, and tuberculosis is a critique of Christian naivete while simultaneously an encouragement of spiritual moral values. It has the tone and pace of a dirge, as it seeks to imprint its message on your very soul. All wrapped up in a chilling story of New Year’s Eve and the spectre of Death! This public domain film can be found on The Scream Scene Playlist on YouTube for free. 1h 47min.
#2 - The Old Dark House (1932)
James Whale’s definitive take on the traditional mystery thriller formula is a movie that will have you laughing right until the moment it has you screaming. In some ways, it’s a movie of clichés, with the protagonists seeking shelter in an old mansion during a rainstorm in the night and having to deal with the reclusive family they find within. But the dark, brooding cinematography, and truly shocking twists that rivet up the intensity over the running time, all contribute to make this a harrowing watch. It’s one part Rocky Horror Picture Show, one part The Addams Family, and one part The Texas Chainsaw Massacre. I’m not kidding. The Old Dark House is currently streaming on Shudder. 1h12min.
#1 - Dr. Jekyll and Mr. Hyde (1931)
Early on in the first Hollywood horror craze, Paramount Pictures managed to outdo their main competitor Universal with this masterpiece from director Rouben Mamoulian. With a use of sound, visuals, effects, script, and performance far beyond what most films were doing at the time, this adaptation reigns supreme among other versions of the same story. Fredric March utterly inhabits the dual title role, but it’s Miriam Hopkins’ performance that will stick with you in this superb examination of domestic abuse, alcoholism, and the beast that dwells within us. Currently for rent on YouTube, Google Play, and the PlayStation video store for $4.99. 1h 38min. Area directly outside of the office you know where 95% of the people use to come and go from the building because the parking lot is located there it's not clean.
And yes these photos were taken after the one man cleaning crew clean the building.
Forget Karen the property manager walks by it every day she doesn't care she goes to sit in the office that's where she stays 8 hours a day.
She doesn't walk the property she doesn't look for opportunities to fix throughout the course of a day because again Karen does not care.
Karen didn't care when she work for CHP Management corporation and was responsible for the property with the last management company that's why they fired her.
It's interesting on how when you do not do your job you lose your job.
But you see Piedmont housing alliance is afraid to fire people for them not doing their jobs.
It's simple three consecutive write-ups for you not performing your job duties get you terminated and unable to collect unemployment.
Because we all know Virginia isn't atwells state and if it was me being a supervisor of this property every last one of them would lose their jobs because they're not doing their jobs.
They move around the property at a snail's pace they're constantly talking about residents dropping the f-bomb where people can hear them.
Nothing is managed nothing is maintained it's clear it's obvious you can look at the photos the videos the documentation to see that the staff here at Piedmont housing alliance that's on Carlton view projects is not doing their job.
There are plenty of residents that are getting tired of it what are our rent checks paying for because we're not seeing anything we're not nothing's getting done nothing's getting completed.
But you see the other residents are afraid to speak up they're afraid to voice their opinions.
Because they are seeing the clear retaliation and bullying that is coming from management towards me for speaking up and speaking out.
They see me with an eviction notice hanging over my head and no valid lease because Piedmont housing alliance didn't like me from the get-go they didn't like me referring to the property as ghetto.
I do believe LaShonda Hester's words were I find that word to be offensive.
And then an hour later when I ended the conversation in the lobby with Bernita Johnson and LaShonda Hester and I said so everything you've heard I think what we were discussing or what I said in the beginning stands true.
That yes this property is ghetto.
You've got prostitutes that live here and have lived here that do their business in their apartments.
You've got drug dealers that deal drugs out of their section 8 apartments that their grandma is on section 8 but yet they're dealing drugs out of her apartment.
You've got trash laying all over the place nothing ever truly gets cleaned up.
You've got people urinating in the building in various places it never gets cleaned up.
You've got management and maintenance sitting in the office talking about residents dropping the f-bomb saying how they don't like people and even Karen saying she wishes she could smack somebody.
You've got Karen ball face lying to a resident in front of a police officer.
The building is not secure doors don't close all the way.
You got dirty elevator dirty common areas.
Male problems are not addressed.
Noise problems are not addressed.
Parking problems are not addressed.
And that's because Karen only wants to sit in the office for 8 hours a day and collect a paycheck you know out of sight out of mind if I don't see it I don't need to deal with it even if I know about it I don't need to deal with it because I'm going to collect a paycheck whether I do my job or not.
So LaShonda Hester and Bernita Johnson my initial conversation with both of you in the main lobby of Carlton view projects building number one still stands this place is ghetto.
And that is because both of you stood and said trust us give us time things will improve things will change those were some of the phrases you used and continue to use right along with Charlene green and sunshine also use those same phrases.
But again the only thing that has changed it's gotten worse and I'm still in the process of being evicted for voicing my opinions again retaliation is against the law in Virginia and I believe in many other states against a resident renting on a property.
So you can get your attorney to quote the lease and to quote law all he wants none of it's true because all you've got is made up stuff.
All you've got is Karen the property manager going around trying to solicit complaints about me from other residents and to stirring up the pot again and causing trouble yet again.
Maybe you need to make sure your own house is clean Piedmont housing alliance before you start going into other people's homes.
Once again where is your proof where is your documentation that you spoke to me about these issues because sure enough my 2-in binder that is full has no letters from you discussing any problems whatsoever since I've been on the property since you've been on the property.
You guys are just ticked off because somebody's pointing out you're not doing your job.
I get it no one likes to hear from a resident saying that management maintenance is not doing their jobs properly you don't like to be judged by the people who are paying your wages.
Because your pride and your ego will not allow you to do your jobs properly.

The House of Beasts, Part 1
Here is my official first chapter for the House of Beasts!
Summary: Prythian University, the grounds where frat houses wage wars and throw the best parties yet. Feyre, an art student and girlfriend to the Head of House of the Spring House, discovers secrets everyone’s been keeping from her for the last year and a half.
An ACOTAR/ACOMAF AU, which begins as Feylin then evolves into Feysand. Begins as ACOTAR, includes AU of Under the Mountain, but will focus more on Acomaf.

Part 1: Parties
I looked across the lush grounds of Prythian University, my cotton robe tucked tightly around the curves of my figure, and I sighed at the wonderfully gorgeous campus that swept across my view. Students walked along, talking together, backpacks strung over their shoulders and heavy books bound to their arms. Autumn kissed the trees that dotted the grounds, leaves collecting within the tracks of students’ footprints. The fall air caressed my skin blissfully and I closed my eyes.
It had been 6 months since I’d moved into Spring House. The six happiest months of my existence, probably.
Shivers went down my spine as I remembered that terrifying night in June. How he’d forced me into the Spring House. How I’d begged the Principal to get me out. How he’d refused. How my sisters completely shut me out when I tried to collect my things. How they wouldn’t even let me in the door.
I had nothing, not even my paints, when I moved into that lonely bedroom. And then Tamlin had given it all to me.
“It’s beautiful, isn’t it?” Tamlin whispered into my ear, pressing soft kisses down my neck and shoulder. I sighed.
“Gorgeous.” He began to pull my robe down even further but I snatched it from him, spinning away from his grasp. His low laugh filled the room and he stepped again towards me, this time planting his lips directly to mine.
I laughed into his mouth and pulled away. He was gorgeous. The shoulder-length blonde hair, the bright green eyes like freshly cut grass, the even features and hint of a beard. Everything about him just made me want him even more.
“I’m gonna be late for class,” I murmured, heading to the bathroom to brush my teeth.
“C’mon, it’s just art class. You’ll be fine,” he did not falter, still tugging against my hips and pulling me back to the bed, despite the trails of toothpaste that trailed down my chin. “It’s our three month anniversary!”
I gripped the sink, squealing, as he tugged and tugged, the pair of us laughing. Quickly, I spun around, and he laughed as he dragged his thumb against my chin, collecting the excess toothpaste and flicking it into the sink. I scowled, and he pressed a kiss to my forehead.
“You’re cute when you brush your teeth. I can’t help myself.”
I turned to spit, then wiped my mouth. “I can’t be late again, Tam. She yelled at me last time.”
He sighed frustratingly as he finally dressed. “Fine.”
“When’s your break?” I asked, sliding out of my robe and tugging on undergarments, then jeans and my paint-stained t-shirt.
“Ten o’ five. You?”
“Shit. Mine’s only at eleven.” I pouted, which only made him kiss me again.
“Don’t worry. Tonight’s going to amazing.” His hands slithered around my waist, pulling me against him. This time, our kiss was deep, passionate, and I never wanted to leave his arms. Yet, still, as I left, my bag slung over my shoulder, I drawled, “I love you, Tamlin Atwell!”
“Love you too, babe!” he replied over his shoulder. Automatically, I nodded my head good morning to Alis on the way down, one of my old roommates from when I first moved into Spring House. Once down in the common room, where various members lounged around on their laptops, almost all of them carrying coffees, Lucien waved me over to where he sat by the window, his ear pressed against his phone.
I held my hands towards him in confusion and he just made hand signals for a coffee in return. I scoffed. Yeah right. I’m not going to be late for class just to fetch the prick a coffee. Instead, I rolled my eyes and he flipped me off, which made me smirk in return. Reaching into my bag and untangling my earphones, I plugged them in and stepped out into the fresh air, tugging my coat closer around me. Despite my usually gloomy mood, I grinned.

There was no other euphoria than the feeling of a pencil against sketch paper, or a brush to canvas. Once I entered the studio, and the smell of acrylics burnt my nose, I lost myself. I escaped from reality and entered my own little pocket of the world where no one could find me. The lines between myself and reality blurred. All I knew were the colours and the vision and the feeling, nothing else. Only that burning passion to create something out of nothing.
I’d come to Prythian University on an arts scholarship. Everyone loved PU—the campus was exquisite and the division of Houses was nationally renowned for its originality and sense of ownership it offered the school—7 houses, four seasonal (autumn, winter, spring, summer) and three solar (dawn, day and night). You had to apply to get accepted within the school, and pay extra on top of the already expensive room and board to be sorted into a house. My old friend Clare had sent in a portfolio of mine when I’d told her that I probably wouldn’t even be going to school due to my lack of funds thanks to my dad’s failing wood carving business. I was hysterical when I’d got that letter in the mail, thinking it’d all been a mistake. I would most definitely not be here if it weren’t for her.
Yet, of course, that scholarship didn’t pay for the room and board, and it was too far for me to drive to school every day from home, so I’d been forced to move into my sisters’ cramped apartment a few blocks down from the University. They’d both attended for one year then went on a different path: also known as the ‘get rich arrogant boyfriends’ path. Rich, arrogant and cruel boyfriends that liked playing cruel tricks on me, like forcing me to shoot Spring House’s mascot. And if I didn’t, they threatened to stop my sister’s cash flow. My sisters? They had no clue. They shoved me into the smallest bedroom, and I paid rent by working at the coffee shop on campus after school. I was lucky, in fact, to receive all the odd hours that no one else wanted, because that’s when it was at its emptiest, which meant I could study behind the counter without anyone noticing.
I hated it at PU my whole first year. I’d thought so many times, over and over, whether I should just give up and drop out, but Tamlin gave me a second chance when he made me move in with him. He’d given me a whole second chance at life.
Despite our bickering and arguments, Tamlin and I were forced to spend more and more time together once I’d moved in. He was the head of Spring House, just as all the houses had a Head, and he majored in business and politics. He told me that the rule (the one that forced me to move in to Spring House) was an ancient one put in place decades ago. They’d never really gotten rid of it, because it was useful at times to call it in. Tamlin actually once admitted (while he wasn’t extremely sober) that the only reason he’d forced me to move in was because he’d seen me at the coffee shop and he was attracted to me. I teased him mercilessly for the few weeks following that.
As we grew closer though, our relationship just kind of…happened. Of course, I’d had a few boyfriends here and there throughout high school, but nothing like what I’d felt for Tamlin. He was my saviour, my protector, my lover. I couldn’t ask for more.
And now, we were here. Happy, in love, at peace. I was eternally grateful to him.
I hadn’t even realized that the bell had rung with all those thoughts swimming in and out of my head. Staring back at me from the canvas was the great sweeping night sky. The big wide moon and an expanse of intricately detailed stars against a background of intertwining shades of black, indigo and navy. I was almost breathless from the effort that it’d taken from me. Despite it all, the painting was booming with life.
“Some of your best work,” my teacher, Ms. Smith, murmured from behind me. “I love it. Would you like to show it off in the upcoming Christmas vernissage?”
“Seriously?” I asked, incredulous. No second years ever made it into the Christmas vernissage. It was only upperclassmen, the ones who’d mastered themselves over their years here.
“Of course! If I were to be honest, Feyre, you’re probably the most promising students I’ve seen in a while. You’re point of view is spectacular.”
“Thank you so much, Ms. Smith,” I said, and she dismissed me with a nod.
As I headed to history, my phone beeped in my bag. I fished around for it only to find a text from Tamlin. I smiled.
Friends are having big party at the House tonight. Raincheck?
I sighed frustratingly through my nose. Tamlin, despite himself, was a big partier. And an even bigger drinker. I’d been fine with it most of the time, yet sometimes he took it a little…overboard. His temper seemed to be worse under the influence of alcohol. He could be a little scary sometimes. Which made me more than reluctant to agree to a big party. I shrugged it off, though. He was head of house. Of course he could throw a party if he felt like it.

When I arrived home that night after bustling around behind the coffee shop all afternoon, the House was already packed. It wasn’t uncommon for the this place, though, to be almost in a perpetual party mode. We were known for our outrageous parties that were filled by students from all across campus, no matter their origin.
As I waded through the sea of people, I really felt myself at a loss. The pounding music definitely did not help my hammering head ache, and the aromas wafting from all the crammed bodies around me had me resisting the urge to gag. I just needed to find Tamlin, to make an appearance, then I could sneak away to my room and try to block out the sound caving in on me.
Yet, of course, no matter how far and wide I searched, Tamlin was nowhere to be found. No matter who I asked or where I looked, he always seemed to vanish.
All of the sudden I found myself in the back yard, where things were much tamer, only a few stragglers here and there. The throngs of people inside were suffocating and I just needed to be alone, away from the raucous. I made my way to the side of the building, where I knew no one would be, and leaned against the wall to take a few breaths.
Eyes closed, I felt better instantly. There was something about the night sky, like the one I’d painted this morning, that seemed to calm my being. It was a comfort to me.
But that comfort was ruined as two figures stepped out of the darkness. Both were evidently stumbling and reeking of alcohol. Instantly, all my muscles clenched, and before I could get to the backyard where there would be witnesses, two hands gripped my arms.
“What a great party, right?” one of them slurred into my ear.
“You’d make it so much better though,” the other said, and I fiercely kept trying to yank my arms away with no result.
“Let go of me,” I demanded as sternly as I could. “I swear to God, I’ll punch you both in the balls.”
They began tugging me, dragging me away as I thrashed within their grasp. “I’d like to see you—”
I’d just began swinging my wrist before it was caught by a hand. This one warm, new. Unfamiliar.
“There you are,” said the alluring, low pitched male voice. Instantly, the arms that’d been holding me up went slack, and I fell backwards into the strangers arms. “I’ve been looking for you.”
The two males’ faces went taut with fear, and all the stranger said was, “Thank you for finding her for me.”
Both of them seemed as though they were quivering in fear at the sight of this man that slipped his arm around my shoulders. I didn’t dare look at him, I only kept my eyes on the two imbeciles before me.
“Enjoy the party,” the bite in his words is what finally shooed the pair away, and I instantly extracted myself from his half embrace, having enough of the feeling of strangers touching me for one night. I rubbed my arms vigorously as though I could erase their touch before looking up to finally reveal the identity of my saviour.
Standing before me was the most beautiful man I’d ever seen.

after high school, alison wasn’t entirely sure what she wanted to do with her life. she had a dream of starting her own flower shop, but at first deemed it a foolish idea. pursuing something more stable and traditional made sense, and so, alison enrolled in university to study a teaching degree. it was there that she met leo geller. at the time, she was feeling restless and had a burning need to do something other that the regular life that she had chosen. she wanted adventure, excitement, something that made her laugh and smile. leo seemed to tick those boxes, and it wasn’t long before the pair got married. with leo came stability and it helped her gain the courage to drop out of uni and instead work hard in order to pursue her true dream. within a few years, alison opened up falcone’s flowers. her shop is one of the few places that brings her utter joy, calms her thoughts and gives her the ability to be herself.
after nearly a decade of marriage though, things changed. her marriage took a nosedive and her and leo ended up getting a divorce. when they did, ali felt lost to a certain degree. she’d been more dependent on her husband than she’d ever realized and while being divorced came with a newfound freedom, ali didn’t quite know what she wanted to do with it. to make matters work, she started having money troubles. she got the house in the divorce, but that also meant dealing with the mortgage on her own as well as the rent on her flower shop. she started working for an escort business for some extra cash, taking assignments that included being arm candy for the night, a fake girlfriend at family events, a shoulder to cry on. she refused to do anything sexual given it reminded her too much of the life her parents had been involved with, but when she fell into debt she had no choice. she spoke with some of her father’s old connections and left her escort service to work for elliot clarke, a feared mob boss that now ruled the streets. it was hardly what she wanted, but with her money troubles, she was left with no choice.
she’s always been ruled by emotion over all else, so her mood determines what you get from ali. for the most part she’s warm, kind and maternal. she’s the first to come to a friend’s aid if they need it, even when it inconveniences her. other times, she can come off as rude and pessimistic. when caught in work mode, it’s not uncommon for alison to completely blow someone off because she’s too busy concentrating only to apologize for it latter. she’s stern, and while sure about the things she wants, sometimes she gets too caught in her own head to act on such wants. there’s a lot of bitterness inside her about being in the position she’s in given that it makes her feel as though she’s failed herself. on the flip side though, she’s someone that craves adventure and danger despite convincing herself that they were things she had no interest in. she’s witty and funny, always laughing and teasing when she’s in a good mood. she also has a very soft side when she deeply cares for someone and that tenderness often comes out whenever she’s around those she loves most.

How One Army Veteran Became a Successful Real Estate Entrepreneur Who Helps Vets Who Are Homeless
Kirby Atwell’s first career was as a second lieutenant in the U.S. Army, where he served for 11 years. He loved his work, but he always felt an entrepreneurial itch.
While working as an air defense officer in Shariki, Japan, Atwell would use radar to track test missiles being launched by North Korea into the Pacific Ocean. Yet in the back of his mind, he was doing calculations about the potential financial upside of real estate investing and how, if done right, it could provide him with a nice income.
Becoming a Veteran Entrepreneur

When Atwell finished his tour in 2011, he had already purchased a few rental properties using the money he earned while deployed as well as traditional financing.
A West Point graduate, the Chicago native knew he wanted to take his irrepressible competitive drive and begin renovating and flipping properties. He primarily relied on self-education, reading every book he could find.
“I loved the idea of owning an asset that could potentially pay me for the rest of my life,” Atwell says.
Atwell’s first business, called iCandy Homes, was built on a traditional flipping model. He would look for undervalued properties (foreclosed or plain unattractive) in the south suburbs of Chicago. Then he and his two friends would rehab them and put them back on the market.
While his long-term game has always been to buy, rehab and maintain rentals, his first venture taught him a lot about the do’s and don’ts of real estate investing.
The best situations, says Atwell, were ones in which the underpinnings of the house – specifically its mechanics (wiring, plumbing, heating) – were solid, and the mostly cosmetic “ugliness factor” needed to be fixed. While they took a fair bit of elbow grease, those deals were the most profitable.
In the beginning, Atwell raised additional loan money from family and friends. Atwell would rehab the property and sell it. The upside for the family and friends was receiving their principal back with interest.
The Finances of Flipping Houses
At the height of iCandy Homes, Atwell and his two friends were flipping 24 houses at once, in various stages. Quickly, his overhead ballooned and he employed 13 people in addition to various contractors. Atwell felt like he was on a treadmill. He knew he needed to modify his business model.
“I did not realize how much overhead went into flipping. I had to pay all the taxes every time I made a profit on a place,” Atwell recalls. “I knew I wanted to get into the rental market because it guaranteed passive income.”
The financial payoff wasn’t bad: From 2011 to 2016, Atwell sold between 30 and 35 properties for $200,000 to $1.6 million each, and his company made more than $15 million in revenue. Atwell is the first to point out that revenue is misleading when it comes to real estate. It comes down to actual profit.
He decided that the business model was not sustainable long term. He wanted a level of passive income to grow and support him and his family. Flipping ended up having massive overhead costs: constantly finding new deals, transactional costs, the costs of staging, and the opportunity cost. He knew the rental market was where he wanted to be, and he thought it could be more profitable.
Rental Vouchers for Veterans Who Are Homeless
Atwell then learned about a program called VASH (Veterans Affairs Supportive Housing) that helps veterans who are homeless find places to live. The program is a collaborative effort between the Department of Housing and Urban Development (HUD) and Veterans Affairs to, according to their website, “provide rental assistance vouchers for privately owned housing to veterans who are eligible for VA health care services and are experiencing homelessness.”
In May 2016, Atwell started his new company, called Green Vet Homes. He once again began buying and renovating homes in the south suburbs of Chicago and then used VASH to rent them, primarily, to veterans who were homeless.
“These veterans get vouchers, depending on family size, from $1,200 to $1,900 a month,” says Atwell. “They can have 30% of their income go to rent. The intent over time is the veterans’ income increases so they no longer need the voucher,” Atwell adds.
Caseworkers also work with the veterans to help with the root causes of homelessness, such as illness, substance abuse or an unforeseen change in life circumstance.
Since 2008, more than 87,000 vouchers have been awarded, and 144,000 veterans have been served through the HUD-VASH program. Landlords can qualify for VASH vouchers by completing these steps.

Employing experience from his previous business, Atwell says the key to making his new rental business work is to buy houses that are ugly inside: “hoarder” houses, foreclosures or those not taken care of but have a good core.
“I replace the fixtures and the finishes and make it look good inside so the value of the property exceeds what I bought it for almost immediately,” Atwell says. “This increases my initial cash investment in the property and allows for a positive cash flow on a monthly basis.”
But Atwell is not a mercenary looking to make a buck. The issue of veteran homelessness is one he cares about passionately.
“I have seen so many reasons for veterans to become homeless. Veteran mothers with multiple kids who have a change in family and earning structure. I had a tenant who had multiple surgeries back to back and was sick for six months and lost his job,” says Atwell. “These vouchers give people a reason to live and recover so they can get back on their feet,” he adds.
Atwell almost always rents to veterans but also rents via Section 8 or to market tenants if he can’t find a veteran to help when a property is ready to rent.
His new company also tries to maintain the smallest eco-footprint possible by renovating old houses rather than building new, reusing as much of the existing property as possible, using energy-efficient windows and bamboo floors, and adding insulation to attics.
This, in turn, helps lower the cost for the renter because the home is more energy efficient.
Atwell’s Business Goals
Today, Atwell owns 15 rentals. His initial goal is to own 24 properties over the next few years. Each house will ideally yield $500 of monthly passive income for all of his expenses. This would equate to $12,000 of monthly passive income, which would be enough to grow into new markets. Long term, Atwell wants to branch out into incorporating multifamily models.
Atwell is now COO of a veteran-based nonprofit called Bunker Labs, which helps veteran entrepreneurs like himself. Free to its 30,000 members, it supports the veteran community through meetups and online education on how to start a business. So, Atwell now can share his successes and lessons learned with other entrepreneurs.
Right now, he is able to manage his current business with a handyman and his dad, but he is reaching the point where he is balancing financial freedom with incurring overhead again.
It’s a balance all entrepreneurs face. Luckily for Atwell, he is able to grow a real estate business surrounded by a community of people he is passionate about.
