English Village
3418-3450 Grove Avenue
Built, 1927
Architect, Bascom J. Rowlett
VDHR 127-0374
June 2020
Housing ahead of its time.
(Newspapers.com) — Richmond Times Dispatch, Sunday, July 10, 1927
The sales prospectus of English Village citing "...the new lifestyle ... while enjoying all the amenities, including privacy of single house living ... with an atmosphere of social respectability..." lt reads like a contemporary advertisement for carefree condominium ownership, yet the ad is over fifty years old.
(Newspapers.com) — Richmond Times Dispatch, Sunday, July 10, 1927
Incorporated April 14, 1927, English Village was designed as a cooperative community both for economy and for efficiency while at the same time maintaining a gracious lifestyle. The Village by-laws, still in force, state that "it is the purpose and object of this corporation to maintain and operate the property in English Village on a mutual and cooperative basis.&. without any profits or other gains or remuneration to the corporation, excepting assessments made as hereinafter provided necessary for the upkeep and expense of maintaining the property and providing heat and hot water to the seventeen dwellings located in English Village."
(Newspapers.com) — Richmond Times Dispatch, Sunday, July 10, 1927
This cooperative planned comity was a radical experiment in housing for Richmond as well as for the rest of the country since most of the multi-family housing constructed at the time were apartment complexes in the city or rowhouses in the suburbs.
While many different types of cooperatives in this country enlisted members at the beginning of the 20th century -- credit unions, agricultural co-ops, retail consumers, workers' productive, insurance and others -- cooperative home ownership was a fairly new concept in 1926.
(Newspapers.com) — Richmond Times Dispatch, Sunday, July 10, 1927
At that time, articles appearing in popular periodicals extolling the merits of cooperative apartment ownership, and in 1928, an article appeared in Arts and Decoration entitled, "Cooperatives: the New Way of Buying a Home." The reasons behind cooperative homeownership, the author said, were that they were "...cheaper, more desirable, more flexible in plan... owners realized a savings in rent . . . they had a voice in management." This philosophy had already been espoused by Davis Brothers a year before in their advertisements for English Village.
(Newspapers.com) — Richmond Times Dispatch, Sunday, July 10, 1927
Unlike most of this country's housing co-ops of the 1920s which were built for the working class by industry, philanthropists, or non-profit governmental agencies, English Village was built in the fashionable Grove Avenue neighborhood for the upwardly mobile middle class by private entrepreneurs. According to an article in the real estate section of the Richmond Times Dispatch dated January 23, 1927, English Village would have all the latest modern conveniences including: separate garages; electric refrigeration; community heating; a parked entrance-way as well as "a janitor and cook service on the cooperative plan.
June 2020
Advertised by Davis Brothers as "English Architecture al; its best," the Village was designed by Rowlett, a lesser known Richmond architect, who was noted for a number of fine residences and apartment buildings in Richmond in the 1920s. Reminiscent of the Shelby Apartments of Kingsport, Tennessee, built in 1926, Rowlett's Tudor Revival mannerisms lent variety to the multi-unit complex.
June 2020
Designed for economy, efficiency, and permanency of building materials without sacrificing aesthetics, the Villas is composed of seventeen attached units two-and-a-half stories high built of brick walls, a distinctive water table, buttressing, prominent gables, and half-timbering in some of the second-story gables. The overall appearance is that, of asymmetry yet the plan is symmetrical with each half being the mirror image of the other. The plan consists of a symmetrical main block and two wings extended forward at each end of the rectangular main block. The wings are asymmetrical but mirror images of each other.
June 2020
The off-centered doorways are capped with 'Tudor-arched lintels made of cast concrete embellished with designs of lions heads, coats of arms, grape vines, and the diaper motif. Some of the door surrounds are quoinwork of cast cement made to look like stone. The Arts and Crafts philosophy is apparent in the treatment of the doorways.
(The English Village)
The doors are board-and-batten with stained-glass windows and wrought-iron strap hinges and thumb latch door handles and knockers. Fenestration on the first and second floors consists of a variety of window shapes and sizes; round-headed windows with leaded stained glass, small narrow rectangular leaded stained-glass windows with label moldings of cast concrete, and metal casement windows set in groups of two's and three's.
June 2020
The cornice in the second story is small and molded. The lines of the gray slate-covered hipped roof are broken by shed dormers, stepped gables, gable ends, some of which have jerkin heads, and large decorative chimney stacks. The focal point of the building is the main block which faces the central courtyard.
(VDHR) — 1983 VDHR nomination photo
The horizontal lines of the main block are interrupted by the vertical lines of the prominent central gable with second-story half-timbering and the vertical thrusting of the chimney stacks flanking either side of the gable end. The one-bay entrance porch again reflects the Arts and Crafts era with its heavily turned wooden posts with brackets and carved acorns and slate roof. Except for this rather ornate porch, Rowlett gas somewhat restrained in the use of ornamentation, but rather used quality materials for color and texture.
June 2020
The brickwork is laid in Flemish bond with a tapestry-like pattern in the gable peaks. Cast-cement recessed panels with molded coat of arms designs are also located in the top of the gables. The gutters and downspouts are made of copper. Other uses of ornamentation include a distinctive brick beveled water table which serves, visually, to tie the units together, and brick corbelling under the eaves on the gable ends.
June 2020
The south, east, and west elevations fronting Grove Avenue present the formal side of the Villas, while the north, east, and west elevations facing the rear alley are more utilitarian and resemble the typical rear elevations of rowhouses in Richmond. The plain rectangular common brick walls of the first and second stories are laid in common bond.
June 2020
Simple hoods with brackets shelter the rear doorways. Fenestration consists of 6/6 lights with double-hung sash. Each dwelling has its own private tiny rear patio or garden area enclosed by a picket fence. "Modern refrigeration" boxes are still conveniently located near the back kitchen doors. The furnace room and four-room apartment for the custodian is located on the northwest corner on the rear of the building facing the alley. Seventeen attached brick garages with metal shed roofs are located on the north side of the concrete paved alley.
(Newspapers.com) — Richmond Times Dispatch, Sunday, July 19, 1927
The interior plan which varies slightly for each unit was designed for comfort, convenience, and efficiency and for a servantless lifestyle. One enters through an interior vestibule dimly lit by stained-glass windows. Tudor arched doorways lead from the living room to the dining room to a compact galley-type kitchen at the rear. An open stairway on one side of the living room leads to three bedrooms and a porcelain tiled bathroom upstairs. Some living rooms are equipped with corner fireplaces with cast cement Tudor styled mantels and terra cotta tiled hearths.
(Newspapers.com)
The original mantels were left unpainted to resemble carved stone, however, most of the mantels have been painted over. The ceilings are low with coved ceilings in the hallways, living rooms and dining rooms. Party walls are constructed of cinder block with a stucco finish. The walls were originally painted a cream. The woodwork, including the two-paneled doors with glass door handles, door and window trim , stairway newel post, handrail and turned balusters, was originally stained a dark oak. The creamy walls and the lighter red oak floors were meant to contrast with the darker tones of the doors, windows, and trim.
June 2020
The original landscaping plan consisted of fir, spruce, elm, and hemlock trees combined with ornamental shrubs and lined with terra cotta patios and walkways. A water fountain graced the central courtyard. The circular drive was paved with brick. A playground was located in the northeast corner of the lot behind the buildings. Brick walls enclosed the grounds with a gateway leading to the driveway.
(The Cultural Landscape Foundation) — Charles Gillette
In 1947, the original landscaping plan was altered by Charles Gillette, a Richmond landscape architect. The fountain was removed and replaced by the present flagpole. The driveway was paved with asphalt and the playground no longer exists.
June 2020
The corporate structure and by-laws of English Village Corporation were much the same as that of Garden Homes Cooperative in Milwaukee, one of the first cooperatives in the country, built in the early 1920s. The homeowners in both cases bought shares in the corporation. Besides paying for stock, the homeowners also paid a rental sufficient to cover interest, taxes, insurance, depreciation, repairs and maintenance. But while the home ownership was collective in Milwaukee with no clear title to the property, English Village stockholders retained clear title to their individual properties similar to today s condominium ownership.
June 2020
Since its beginning in 1927, the business of English Village Corporation has been transacted at an annual meeting, or special meeting; if needed, with duly-elected officers and a board of directors managing the property. Each stockholder is assessed one-seventeenth of the total expenses for the maintenance and upkeep of the buildings and grounds.
June 2020
During the depression many of the early owners lost their homes through mortgage foreclosures. However, by 1934, the deeds indicate that all the dwellings were once again owned by families who resided there. The Robert L. Atwell family, original owners of one of the dwellings, managed to hold on to their property and still retain it to this day.
June 2020
English Village Corporation no longer contains all of its restrictive covenants, but it does retain an important one in the original by-laws which has helped maintain the architectural integrity of the building. Homeowners are restricted from making any changes to the exterior of their individual homes which would constitute a departure from and in contrast to the original architectural plan and design of the village structure as a whole. English Village, a product of the era of community consciousness, functionalism, and the Garden Cities ideal, remains an excellent example of an early 20th-century planned cooperative community. (VDHR)
June 2020
A thing of beauty is a joy forever, and that goes double for English Village, still looking good at 93 years young. That’s also true of Architecture Richmond’s write up on this unique Richmond location, a worthy read.

Kendle Design Collaborative imbues Phoenix home with "zen-like quality"
Concrete blocks, stucco and glass form the exterior of a home by architecture firm Kendle Design Collaborative that embraces its setting in the Arizona desert.
The Echo Canyon Residence is located in on a wedge-shaped lot near Camelback Mountain, one of the city's iconic natural features.
The house is located near Camelback Mountain in Phoenix
The house was designed by local firm Kendle Design Collaborative for an empty-nester couple. A key goal for the project was to provide a strong connection to the environment.
In response, the team conceived a series of different-sized volumes positioned around outdoor spaces. Several curved elements soften the otherwise rectilinear appearance of the single-storey dwelling.
Curved elements soften the largely rectilinear home
Exterior walls are composed of split-face concrete masonry units (CMUs), stucco and large stretches of glass. In terms of both composition and materiality, the home is intended to be a study in layering various opacities.
"Flowing through the house, the play of opacity and transparency heightens the relationship to nature and the mountains while distilling a zen-like quality," the team said.
The entrance is found on the north side, where the architect placed a garage with glazed doors and a rounded, block wall.
"A curving block wall interspersed with sandblasted-glass panels and a gate conceals a quaint courtyard full of yuccas, agaves, and an ironwood tree that filters dappled light along the walkway up to the house," the team said.
A slender skylight above the hearth adds light to the great room
Encompassing 3,900 square foot (362 square metres), the house is divided into three parts. The public zone is situated in the centre of the home, while bedrooms are found in two adjacent wings.
The foyer leads toward an open-plan living room, kitchen and dining area. Lining one side of the great room is a 14-foot-high (4.2-metre) glazed wall, which offers an expansive view of the surrounding landscape.
Tan floor tiles and walnut cabinetry are found in the kitchen
A continuous stretch of Douglas fir clads the public zone's ceiling and an adjacent roof eave, helping unify the interior and exterior spaces.
An earthy colour palette was used for finishes and decor, which includes tan floor tiles and walnut kitchen cabinetry. A fireplace is set within a broad surround made of porcelain tile with a metallic finish.
A terrace overlooks a rock formation called Praying Monk
Above the hearth is a slender skylight, which spans the length of the great room. The aperture brings in natural light and introduces interesting shadows throughout the day.
"This unique feature allows for the home to, in a way, tell time," the architect said. "As the day progresses, the shadows and quality of light within the interior are always evolving."
The entrance to Echo Canyon Residence
The public area merges with a covered terrace, where friends and family can gather and enjoy a clear view of a rock formation called Praying Monk. Overhead, a circular opening in the canopy enables daylight to glide across the patio's surface.
Beyond the terrace is a yard that provides play space for grandchildren and dogs. It also offers a linear fire pit – a welcomed amenity on a cool, desert night.

An 1888 Italianate Mansion Restored + Revived For A New Century
An 1888 Italianate Mansion Restored + Revived For A New Century
Architecture
by Sasha Gattermayr

As is always the case with solid Victoria home, every opportunity for natural light must be taken! Photo – Sharyn Cairns.
Archways became a key design feature for interior designers Taimi Sanders and Elissa King as a way to anchor the new palette in its heritage roots. Photo – Sharyn Cairns.
The new kitchen is the heart of the home, containing cafe-inspired fittings and a bar-style island bench. Photo – Sharyn Cairns.

A massive part of the project was restoration, fixing up brickwork and solidifying dilapidated sections. Photo – Sharyn Cairns.

The modern architectural interventions are completely invisible from the street-facing facade. Photo – Sharyn Cairns.
Though the brief to transform this Victorian mansion in Melbourne’s Armadale into a contemporary family home was relatively simple, the execution involved close collaboration between an architect, two interior designers and a landscaper – and that was just the design phase.
‘The extension to the rear needed to be hidden from street frontage and provide a new first floor bedroom and ensuite,’ explains architect, Ramon Pleysier of Pleysier Perkins. As such, a new zinc-clad addition was nestled neatly between the two original chimneys, to sit just below the roofline.
The original ‘rabbit-warren’ layout was opened up via a series of archways, which became a major design motif throughout the interiors. The sleeping quarters were confined upstairs to make best use of natural light afforded by the front windows and new rear extension, while the kitchen, living and dining room were rearranged into an open-plan configuration.
With the rear extension and exterior restoration work to be handled by the architects, interior designers Taimi Sanders and Elissa King (of Sanders & King) focussed on a material scheme that would unify the heritage design, with a contemporary attitude.
‘Wherever possible, existing materials were to be re-used and rejuvenated to work with the project palette,’ explains Taimi and Elissa. ‘A great example of this is in the rear powder room, where rather than demolishing an old fireplace, the owner was keen to incorporate it into the design, so we transformed the chimney into the powder room vanity.’
The home’s generous proportions provided a rare opportunity for the interiors to be fit with oversized joinery and fittings, such as 3-metre-tall steel doors, sculptural light fittings and bold colour changes from room to room. Working with the dark, heavy materials of the original brickwork and the new architectural additions informed Taimi and Elissa’s rich interior palette, which consisted of marble thresholds, brass in-lays and custom tiles. The cafe-inspired dining area is their favourite part of the new home, where banquette seating forms a cosy breakfast nook and a bar-style island bench made from Porcelain Bear tiles dominates the kitchen.
A pool and garden landscaped by Myles Baldwin separates the house from the heritage stables at the rear of the property, whose interiors have also been transformed by Sanders & King, in a contemporary farmhouse style without any architectural intervention.
‘It was a challenge to achieve a human scale within these enormous spaces, whilst retaining the heritage grandeur,’ says Taimi and Elissa. A challenge all parties embraced and overcame, with spectacular results!

New Century Modern Home Design
Garrison Hullinger Interior Design (previously featured here) recently completed this beautiful home and I am honored to be sharing their incredible work here on Home Bunch. Please keep reading to know all details shared by this talented interior designer:
“We met the clients as they toured a Street of Dreams project we had designed. They had found a 9 acre parcel of land to build their dream home on. They had started working with a home designer but they didn’t feel like the floor plan was feeling like the family home they had dreamed of at the beginning of the process. We worked along side the home designer and clients to reconfigure spaces and also reduce the overall footprint of the home that just felt too big. The home ended up being 7,500 sq ft.”

$350,000 Homes in Kentucky, Florida and Michigan
Louisville, Ky. | $325,000
A 1941 Cape Cod-style house with three bedrooms and two bathrooms, on a 0.21-acre lot
This home is in St. Matthews, a historic city that became an eastern suburb of Louisville and was absorbed into the metropolitan area in 2003. It is currently a shopping and dining destination with two large malls and multiple chain restaurants. Situated on a corner lot and partly enclosed by a white picket fence, the property is about six miles east of downtown Louisville and two and a half miles southeast of parks and boat ramps along the Ohio River. Its roof was recently updated.
Size: 2,096 square feet
Price per square foot: $155
Indoors: The front door, inset with a square of diamond-paned glass, opens to a narrow foyer with arched doorways on either side. To the right is a living room with the original wood floors, six-over-six sash windows and a gas fireplace surrounded by white tile. A door leads to a side porch that could be used as a craft room.
To the left is a dining room with chair-rail molding and a bay window. The eat-in kitchen off the dining room contains original cabinets with Formica countertops, new stainless steel appliances and laminate flooring. It opens to a family room in an addition of uncertain date with bead-board paneling, painted brick walls and extensive built-in shelves and cabinets.
A bedroom off the family room connects to a second room with a paneled wainscot that served as a nursery. Both rooms have use of a new hallway bathroom with a marble vanity top and a marble-tiled tub and shower.
Upstairs is a pair of rooms that could be used as a master and attached sitting room or nursery. These have an en suite bathroom with a bowl sink embedded in a cabinet and a combined tub and shower.
The house also has a 1,000-square-foot unfinished basement.
Outdoor space: A wood fence at least six feet high provides privacy at the back. The family room steps down to a large outdoor brick patio that is elevated a few feet above the lawn. Parking is in a detached one-car garage.
Taxes: $2,857 (2018, based on a tax assessment of $255,000)

Jacksonville, Fla. | $349,000
An Arts-and-Crafts bungalow with two bedrooms and two bathrooms, on a 0.12-acre lot
CenterBeam, a construction company that specializes in historic homes and has a sister real estate company that sells the renovated properties, bought and restored this 1922 stucco bungalow in 2019. It is in the Avondale neighborhood, within walking distance of several parks and restaurants. The St. Johns River, enjoyed by sailors, kayakers and fisherfolk, is six blocks away. Downtown Jacksonville is about four miles northeast. The property is not in a flood zone.
Size: 1,418 square feet
Price per square foot: $246
Indoors: During the renovation, which followed three years of vacancy, wood floors, some with a mahogany inlay, were refinished and the original wavy-glass single-pane windows were preserved. The white-brick living room fireplace and the cast-iron tub in the guest bathroom also remain.
Improvements include a new HVAC system, complete rewiring and new pipes and plumbing fixtures, 40 percent new drywall added to the existing plaster, fresh paint inside and out, and termite and beetle treatment. The kitchen and bathrooms are entirely new, as are the decorative light fixtures installed throughout. The roof is 10 years old.
The main entrance opens into the living room, where original cabinets with leaded-glass door fronts flank the fireplace. (The shiplap siding on that wall was recently added.) Original French doors open to a dining room with new crown molding. Beyond it is a kitchen with white-painted plywood lap-wall siding, tile floors, white cabinets with quartz countertops, a Kraus sink and other stainless steel fixtures and appliances. Hookups were installed for a washer and dryer.
The large master bedroom is off the dining room. It has three exposures, original moldings and an en suite bathroom with a glass walk-in shower and porcelain tile that resembles stone. The guest bedroom is across from the kitchen and has use of a hallway bathroom with a combined bath and shower and an aqua-painted ceiling.
Outdoor space: Tapered columns on brick pedestals support the deep wraparound front porch. Parking is in a detached one-car garage next to a driveway.
Taxes: $3,000 (estimated)

Trenton, Mich. | $349,900
An early 1840s house, with four bedrooms and two and a half bathrooms, on a 0.19-acre lot
Listed on the National Register of Historic Places, this house, known as the Wagstaff-Duddleston home after two early families that occupied it, was built by Abram Caleb Truax, one of Trenton’s original settlers and its first postmaster. In 2009, the house was in foreclosure and in poor condition when the current owner bought and restored it. He installed 2,000 square feet of red oak flooring, 5,000 linear feet of custom trim and a new oak staircase. He also rewired and replumbed, updated the windows, put on new exterior siding and a new roof and added two furnaces and two air-conditioning units.
Trenton is an industrial city 20 miles southwest of Detroit, with about 19,000 residents. This property is downtown, near shops, churches, schools and restaurants, less than a block from the Detroit River.
Size: 2,550 square feet
Price per square foot: $137
Indoors: Turning left from the front door takes you into a 19-by-15-foot living room with a river view that the owner covered in period wallpaper and trimmed in new moldings. This space connects to a 17-by-13-foot parlor used as a dining room; it has the same wall treatment, as well as a pressed-tin ceiling and a large fireplace.
A Dutch door leads to an upgraded kitchen, with oak cabinets with solid-surface countertops, ceramic floor tiles and stainless steel appliances. A wet bar is at one end of the kitchen, and a windowed breakfast nook at the other; in the center is an island with storage and a sink.
A master suite on the main floor includes a bathroom with an original free-standing tub. There is also a powder room paneled with knotty pine, and a new laundry room. A steep, narrow staircase rises from the kitchen to a back bedroom, presumably once used by servants.
The front staircase in the living room takes you to a wide second-story landing. To the right is a second master suite, which has wood floors and an angled ceiling and opens to a sitting room or nursery. The master bathroom includes storage-lined nooks with a tub and a commode, as well as a separate shower enclosure.
To the left of the landing is a pair of connected bedrooms. A second laundry room on this floor could be converted into an additional bathroom.
Outdoor space: Double glass doors in the breakfast nook open to a large, stamped-concrete patio. A door from the kitchen area leads to an attached one-and-a-half-car garage. The owner also built a detached three-car garage behind the house, which is reached from an alley and has a covered porch. The property includes two fenced areas, including a side yard that was used as a dog run. Dock space can be rented from the marina across the street.
Taxes: $5,039

Boldly-Coloured, Buddhist-Inspired Family Retreat
Aspire to higher thought, but don’t have the pad to embrace it? A home guided by Buddhist principles was the key desire of this family of four, who wanted a space to relax, plan their travelling and practice yoga in. Made reality by architects 33 BY, its wood, glass and metal form spans only 170sqm; yet its collaboration with elements such as marble, stone, copper and textiles lets its aesthetics play between the natural and man-made. Take a peek at our house tour to inspire the role of spiritual thought within your next interior home design.
Opening up to a blue stretch of pool, our first view of the exterior living space shows a Buddhist mask in weathered iron. As it sits centre stage on a canopy-supporting pillar, several carvings in black show to the right, alongside a statue of Confucius. Natural wood and charcoal awning supports tie into nailed concrete walls, while a yellow door beckons beyond.
Taking a view to the left, similar materials take on different shades. New-looking timber rafters mimic the lines of the outdoors, while lighter wood covers the floors. A kitchen bench in charcoal mirrors the awning supports, while a turquoise couch rivals the Buddha’s outdoor mask.
Leaning against a wall in marble, the turquoise couch spreads out. As a grey and white tabby plays amongst the curtains, grey-coloured cabinetry matches the kitchen bench, drawing us in with an upper panel in terracotta. The space lights up with small cylindrical lights dotted across the rafters.
The length of the turquoise couch helps to elongate the space, with a couple of ottomans thrown in. A black feature wall holds the TV, while a bronze cabinet beneath harks back to the kitchen’s lighting.
Forming an L towards the view outside, the couch opens itself both to the pool and outer living area, and the kitchen and TV. A mustard plinth with living plant atop adds nature.
A wall in marble complements a fireplace panel in bronze. Reminding of the resident family’s principles, a golden Buddha mask looks out to the living room, guiding the space above large stacks of wood.
From the kitchen, the bronze-coloured plinth serves as a holding piece for necessities. A spaghetti turner is welded into the bench, hinting at the family’s culinary appetite.
Looking towards the veranda, three pineapple sculptures make a splash in black, white and yellow, a finishing touch to the lounge and kitchen’s aesthetic.
As the pineapples move around the bench and into shelves underneath, a few kitchen counter stools, previously hidden, offer a seat to look at the chef’s process. A few glass decanters show potential for drinks.
Looking towards the ceiling, the rafter’s long lines run parallel with the island bench and kitchen cabinetry. Elongated drawer handles help to amplify the look.
As we follow the ceiling’s wood grains through the living area, a long hallway presents itself. A yellow door to the side and the fireplace’s wood stack and basket provide a handy place to get warmth roaring. Further down the hallway, blacker rafters continue.
The master bedroom shrouds itself in a whole new colour scheme. A black iron four-poster provides privacy with patterns in filigree, while a leaning stone mirror reflects back the hallway preceding. Two standing lamps offer light, while a square ottoman and rug inject life with colourful patterning.
As we look towards the bed, iron filigree forms a headboard and feature wall, a bold statement along its teal-coloured walls. Two clusters of bedroom pendant lights light up two antique bedside tables with Aplomb lamps, while floral cushions scatter a feeling of the old world. Another stone mirror joins up in party with the one to its side.
Zooming closer to taking a nap, the bedroom’s florals start to link together in the bed’s throw cushions and floor mat. With this backdrop on a bedspread of velvet blue, filigree makes patterns along Buddhist-style themes.
The master bathroom wows, with tiles in marble and idea bulbs hanging from knotted cords. A large black round mirror makes a statement against a more traditional reflective panel, while a concrete bench catches rays with a standing porcelain sink. A leaning wooden ladder to the side and under-bench towel cubbies add hints of the Scandinavian. A couple of ornamental vases hark back to Buddhism.
Leading towards the shower, another wooden ladder leans beside a seat for relaxation. A tall black acrylic panel adds a touch of sophistication adjacent to the mirror.
Fulfilling the need for after-shower calm, a grey-wallpapered space uses natural wood and a view to the veranda to invite Buddhist reflection. Based beside a mini fireplace, a rattan stool and low-sitting table offer a place to read the paper. A potted plant to the side and stone Buddha bust offer room for thought.
Towards the other end of the room, more chairs and a shower await the family after work. A simple wooden bench by the door collects shoes and a pot plant, while a glass shower and hidden marble-walled enclave offer a more private refuge. A chair knitted with a hammock’s methods provides an extra level of comfort.
Looking to the right, the Buddha’s bust and a couple of ornamental vases remind again of the family’s values. Whilst the terracotta in the vases harks back to the kitchen, the wicker wood basket is reminiscent of the feature fireplace in the lounge.
Leading out of the home’s main doorway, a bevy of historical figures in terracotta await us. The Japanese-style patterns on the bold red door remind us of the bolder turquoise and terracotta hues inside, while a stone fountain reminds us of the simple pleasures, the simple seating and the Buddha’s busts that pepper its interior. As we wave goodbye, two bonsai trees face the lining hedge, a hark back to nature in this Buddhist family’s paradise.

Custom Single-story Home This custom residence was the first “ground-up” spec home for A Finer Touch Construction. One of their main goals was to create a home that is unique from all of the others in the greater Phoenix area. The builder wanted a single-story home with large ceilings throughout and so the heights range could from 22 feet in the entry to 10 feet in the secondary bedrooms. An open floor plan with a nice “flow” was a must. They designed incredibly wide but minimal hallways. One of my favorite features is the master suite. The master closet is the largest secondary room in the home, outside of the master bedroom itself. The master bathroom features 12 foot ceilings with an incredibly large walk-in shower. This home is so perfect that as soon the builder posted a rendering of the home and the current floor plan, a young family saw it and jumped on the opportunity to purchase the home. They were able to make some personal touches to the interior. Read on and get to know more details shared by the builder. Custom Single-story Home From the Builder: “You’ll note the “stacked and staggered” exterior, so that the stone always makes a clean return into the house to eliminate exposed cuts. The balcony is strictly for aesthetics and is not accessible. This design element gave us a 22-foot ceiling in the entry when you walk through the front door. We designed the roof to be constructed of black concrete tile and the black windows were purchased from Sierra Pacific. Our trim shop built the custom wood entry door and we installed custom can lights in the soffit for accent lighting. The main exterior house is constructed with white synthetic stucco and white Texas limestone. And to top it all off, our clients were amazing to work with and we are so happy that they are enjoying their new home!” Front Door This double entry door and custom trim work makes quite the statement entry. Front door paint color is Iron Ore by Sherwin Williams. Foyer The front doors open to a gorgeous foyer with crisp white paint color; Dunn Edwards White Pickett Fence DET 648. Lighting is Shades of Light, Be Squared Modern Chandelier. Similar vintage rug can be found here, here, here, here and here. Foyer Sconces “The entry of this gorgeous custom home is everything we could have asked for; simple, yet welcoming. The ceilings are 22 feet high with the drop down black light fixtures and a large double black entry door. Wood flooring throughout with wall trim and sconces.” Sconces are Cedar & Moss Wyatt Sconce. Bench is Flanders Bench from Jason Home. Similar woven leather bench can be found here. Piano Room A piano room is located just off the entry. The mid-century chaise is from West Elm. Similar rug (piano room) can be found here and here. Flooring is Provenza Floors – Heirloom -Liverpool, with oil finish – 6.25″ W. Kitchen This is the ultimate in kitchen design! I truly feel inspired by every detail. This kitchen features Wolf Subzero appliances, custom built island and hood and decorative 14-foot ceiling. Counterstools are Bailey Woven Stool from Ballard Designs. Countertop All of the countertops are Cambria Swanbridge (throughout the entire house – 9 slabs in total). The backsplash is chevron patterned marble. Sconces can be found here. Lighting Lighting is Gabby Lighting’s Adler chandelier – no longer available in brass – only in bronze. There are 3 decorative “X” ceilings spaced evenly throughout the great room and kitchen. The ceilings are 14 feet to the peak and 12 feet to the soffit. Black Kitchen Island Paint Color The black island is painted in Iron Ore by Sherwin Williams. All of the kitchen cabinetry ranges from 9 to 10 feet tall. Kitchen is 7 feet by 13 feet. Dining Area This minimalist modern farmhouse dining room features shiplap walls, black windows and patio doors, wishbone dining chairs, marble top dining table, bleached hardwood floors and modern glass and rope chandelier. Cabinet is Urban Outfitters Marte Storage Cabinet – no longer available. Lighting Lighting is Bobo Intriguing Rope Globe Chandelier – more affordable option can be found here. The wishbone chairs are from Amazon. Great Room A large great room is the perfect place to entertain friends and family. The great room features 14 foot decorative ceilings and black accent walls on either side of the Isokern fireplace selected by the interior designer. The columns and fireplace are then fully wrapped in custom trim work. And to top it off, you’ll see the 25-foot automated multi-slide pocket door, wood flooring and custom light fixtures. Furniture I am loving the simplicity of the mid-century inspired furniture. Similar Grey Sofa: West Elm. Similar Ivory Sofa: Wayfair. Similar Black Leather & Walnut Chairs: here. Similar Leather Wrapped Coffee Table: here. Furniture Layout “When we designed this floor plan, a large great room with access to the backyard was super important to us. It made this home perfect to entertain and hold large family gatherings.” This large great room features two distinct sitting areas. Great Room Doors Patio Doors: “We received a lot of messages about our custom multi-slider and what it looked like “open”. This door consisted of 5 panels, each just under 5 feet wide. The total opening is 24 feet wide and 10 feet tall. You’ll notice that the doors fully pocket into the wall to really create the ideal indoor/outdoor living.” Ceiling Detail “X-Men the ceiling”, as appropriately named by the photographer. The visual symmetry of this ceiling is even better in person. The framers took three days to lay out this ceiling on the floor. The entire room had chalk dust as the framers ensured that every soffit and decorative X were perfectly lined up. They built the entire ceiling in sections on the floor before we it was raised and attached to the trusses and exterior walls. It truly was a work of art. The drywallers, electricians, trim carpenters, and painters then followed with precise craftsmanship to the image you see here. Powder Room Powder Room: “There is a touch of Gold all throughout this home. In this powder bathroom you’ll find it at the cabinet hardware, plumbing fixtures, door hardware, light fixtures, bath accessories, and also the mirror frames. The powder room also features floor to ceiling white shiplap on all four walls, the interior door painted charcoal gray, and cement tile floor with quartz counters.” This powder room features a stunning custom vanity with white quartz countertop, shiplap walls and cement tile. The cement tile is Estrella Black Pattern from RiadTile. Brass Faucet are Newport Brass. Sink can be found here. Similar Square Mirror: CB2. Lighting: Schoolhouse Simone Single Sconce. Mudroom The mudroom features grey cabinets painted in Sherwin Williams SW7670 Grey Shingle. Key Drop Sconce (not shown): Rejuvenation. Laundry Room From the builder: “It’s rare that we have the opportunity to build a laundry room that is one of the prettiest rooms in the house. One of our favorite details in this laundry room is the wallpaper chosen by our designers. Green The Benjamin Moore Forest Green and Cambria quartz countertop are also a fun element. The dedicated laundry also serves as a craft room with double desk cabinets and computer hookups. Kids Desk Area In lieu of a standard storage closet, the interior designer and builder reconfigure this location for the kids homework area. They installed floating cabinetry with matching uppers and then prewired low voltage for the computer stations. And of course, wood flooring throughout. Brass Flushmount Lighting: West Elm. Master Bedroom Master Bedroom Fireplace: “One of our favorite features in this master bedroom is the Basalt stone fireplace surround selected by the interior designer. The black wood beams in the ceiling continue our black/white theme throughout this custom home. Another fun feature is the decorative bookcase on either side of the fireplace.” Fireplace Sconces are Rejuvenation. Details Mid-century inspired furniture is also carried to this space. Sitting Area The master bedroom features a large sitting area with view and access to the backyard. Ceiling: White oak beams painted charcoal gray. Barn Door A dark stained barn door opens to the master ensuite. Lighting is Rejuvenation. Walk-in Closet The master closet is the largest secondary room in the home, outside of the master bedroom itself. Capiz Chandelier is from Horchow. Laundry This spacious walk-in closet features a large island and laundry machines. Hardware is Rejuvenation. Master Bathroom “One of our main goals when creating this floor plan was a large master bathroom.” Notice the floor-to-ceiling hex marble tile and the gold Schluter trim. Brass Faucets are Newport Brass. Sink can be found here. Hardware is Rejuvenation. This gorgeous brass pendant is from Anthropologie. Cabinet Paint Color The “Sherwin Williams Iron Ore SW7069” painted clear alder cabinets are the perfect contrast to the 8” Cambria waterfall countertop edge. Similar Mirror: Cb2. Flooring is Carrara Matte 6 in. x 24 in. Glazed Porcelain Floor Tile. Tub Master Bathroom Tub: The interior wood windows are also painted Sherwin Iron Ore, but the trim and casing are white. Throw in a large soaking tub, gold Newport brass plumbing fixtures, and gold cabinet hardware to top it all off! Tub Filler: Jacobean Exposed Tub & Hand Shower Set – Wall Mount BRASSTECH-Newport Brass. Freestanding tub can be found here. Rug is from Etsy. Shower Shower: “This is the ultimate Shower! One of the key components in this master bath was the large master shower, capped off with 12-foot ceilings and a dry-off area. Our interior then hit a homerun with their product selections. The colors, layout and patterns all tied in perfectly. They had tremendous vision when putting these choices together. One of our favorite elements is the gold trim all around the shower, soap niche, and curb. The Newport brass plumbing fixtures, Cambria quartz shower bench, and black shower frame were the cherry on top. One side note is that we installed the right tile wall 3 times. The first install had the tiles spaced incorrectly that created a small sliver of tile when butted against the left wall. We had our subcontractor remove the tile and on the second install, the tile was crooked and falling to the right. However, as they say, the “third time is the charm” and this time, it was approved.” Floor tile is Bianco Carrara Hexagon Marble Mosaic. Boy’s Bathroom “The perfect wall mount sink for the ideal boy’s bathroom! I love the chiseled “floor to ceiling” white wall tile and the black and white concrete tile floor. Kholer sink faucet can be found here and the Kohler dish soap can be found here. Tile Bathroom floor tile is Zenith Moroccan Encaustic Cement Tile from Cle Tile. Notice the Black Schluter trim around the shower. Lighting Lighting is Schoolhouse Factory Light No. 6 Rod Pendant. Similar at Rejuvenation. Mat is from Urban Outfitters. Boy’s Bedroom This neutral farmhouse bedroom feels calming and inviting. Modern Farmhouse Jack & Jill Isn’t this modern farmhouse Jack & Jill bathroom full of great ideas? I love the mix of gold and black and the grey hex cement floor tile. Hex tiles are from Cle Tile. New Trend New Farmhouse Trend: Mix black metal with gold. The gold sconces are from West Elm. Similar round metal mirror can be found here. Hardware is Rejuvenation. Shiplap Bunk Room Bunk Room: “Our designer came up with this incredible design for the built-in bunk bed for our clients.” Bunk Room “The bunk beds are wrapped in shiplap and then topped off with gold sconces. Each of the sconces can be controlled individually for night time reading. I think we may need to build one at my house next .” Sconces are from Etsy. Girl’s Dance Studio Isn’t this dance studio dreamy? Imagine how much fun the kids would have! Studio Bathroom The bathroom features a frameless floating vanity with a greywash finish. The lotus wall tile is Villa Heirloom Linen Lotus Porcelain Mosaic – similar can be found here and here. Abaca Woven Pendants are from Burke Decor. Hardware is Rejuvenation. The brass Hex mirror is from West Elm. Floor tile is Cle Tile -Cement Tile- Encaustic Victoria Larson, laid in an alternating pattern. Herringbone Patio The patio features black slate tile in a herringbone pattern. Transition “We installed black granite inside of the track itself to blend the black door to the track. The exterior patio features black slate installed uniformly on the 4” curb. The rest of the patio has black slate installed in a herringbone pattern. The interior of the home has engineered wood flooring. Great design choices and color palette.” Details Gorgeous stone patio with grass. Gorgeous! Backyard The patio doors open to an expansive backyard with two underground trampolines, playhouse and a pool area. Design This entire backyard was perfectly designed. Pool & Spa Which one would you choose? Pool or spa? Slide This backyard is perfect for entertaining! Night View A large patio opens to the pool area and pergola. Fun Isn’t this slide so fun? Pergola What better place to spend your time than outside at this gorgeous fireplace and trellis. As a bonus, if the fire is too warm, you can just jump in that amazing pool! Flooring The pergola carries the same black slate herringbone flooring. This home is truly dreamy – inside and out!!! Builder: A Finer Touch Construction. (Instagram – Facebook) Interiors: E.
