'Million Dollar Listing New York': How Pals, Pets, and Texts Can Ruin a Sale

Million Dollar Listing New York is proof that even when you're wheeling and dealing withgorgeous seven-figure properties, a whole lot can sour a sale.You'd certainly think that star real estate agentsFredrik Eklund,Ryan Serhant, andSteve Goldhave their pro game down by this point,but watching thelatest episode, Co-List or No-List, it's clear that even theyhave their blind spots (for instance, everyone mustlove little dogs in cute outfits, right?).
Or, even if these three agents usuallyknow better, they must deal daily with, erm, strong personalities who do things their own way (like installing bulletproof glass in the bedroom).Butthe best part ofthese bizarre stories, aside from their only-in-the-Big-Apple entertainment value, is that they can teach us all a thing or two about how tobuy orsell our own homesa little bitbetter, too. Watch and learn, folks!
Don't assume everyone finds dogs (or cats) cute
Have youheard how pets should never be left to greet buyers in a home you're trying to sell? Well, it turns out real estate agents should play by those same rules around their clients. Case in point:Eklundbrings hisdachshundMini-whom he calls his secret weapon-to ameeting with uber-important client Eric Bass. Eklundreasons thatnobody can resist Mini's cuteness, particularly when dressed ina tiny hoodie-but he gets a reality check when Bass says he doesn't want the dog anywhere near him at the table.

I'm not so sure the dog is the right thing for me with my allergies, Bass tells Eklund, whois dumbfounded.
How can you be allergic to the cutest puppy in the world? he asks.
With his tail between his legs, Eklund takes Mini back out to his car.
Don't negotiate over text
In the end, Bass gives Eklund a chance to redeem himself by going back to abuyer's agent whose client had made alowball offer on Bass's penthouse to see if Eklundcan nudge that number up to an acceptable level. Elated, Eklundtexts the buyer's agent and tells him to call immediately. The agenttexts back that he's in a meeting and can't leave, but he wants to know what's up. By text. But Eklund refuses to take the bait.
You never negotiate over text, says Eklund.You want to do it in person-use emotion. How are you going to convince somebody over text?
Eventually Eklundis able to get the agent onthe phone to establish the required rapport. As a result,the buyer is persuadedto raise his $11.2 million offer to $11.6 million, whichturns out to be a new record for the area. Bass is happy, as is Eklund (as for Mini, we're not so sure).
Hiring a real estate agent'friend'doesn't always end well
Meanwhile, Goldhas a listing appointment with Christina, who wants to sell her deluxe SoHo penthouse with two bedroomsand three terraces for $15,950,000. Steve thinks this is high, but he's willing to give it the old college try. Yet his doubts growwhen Christina springs on him thefact that she wants him to co-list it with herfriend Lori, who's a commercial agent with minimalexperience in residential sales.
I don't co-list, Goldsays. Last time I did, I did all the work, then split the commission.
Nonetheless, in spite of these reservations, Gold accepts those terms. But he soon comes to regret it when Lori persuadeshim to hosta breakfast open house, rather than Gold's usual lunch or evening affair. Gold and his assistant arrive early,set up the catered food, and make sure the property is in pristine condition. Then they wait and wait. No one shows up during the first hour, not even Lori, who waltzes in about two hours late. By that time, some of Gold's clients have arrived, and Lori grabs a handsome one by the hand and insists on showing him around, even though Gold has already given him the tour. It's an awkward situation, to say the least.

Don't stick to your guns all of the time
Perhaps the savviestagent of all this week isSerhant, whohas been bendingover backward to sell awild townhouse with abulletproof bedroom for $25 million. It's been on the market for 41 days and 700 guests attended its lavish open house, but there's still no decentofferfrom a buyer. There are, however, a couple of musicians from California who want to leaseit for a year as apied-a-terre for $50,000 amonth.
Might Serhant's client take offense, presuming his agent is admitting defeat? Not when Serhant explains thatthe renters are fine allowing them to continue showing the place for sale. So in this case, this little compromise on the ego front ends up being a win-win.
