I was reading your buying a home tag because I am in the process of buying my first home and just like. How do you not feel every second you are about to make some huge mistake??? I have found something I think I really like but it was way faster than everyone I know who owns a house has said they found something and I don’t know how to tell if I am settling or if I will regret it!
Oh, I mean, I absolutely felt like I was about to make a huge mistake the whole entire time. I just had to do it anyway in the knowledge that my anxiety ramps up about anything uncertain and I have to ignore my brain in favor of the facts.
I know I'm a bit late replying to this, but if you found something you like, take it. You'll just compare everything else you see to the thing you like and the odds of regret are pretty high. The only caveat to that is make sure that you get a good thorough home inspection and you listen to any red flags that pop up (that's the "in favor of the facts" part).
I went for a home with "good bones but bad skin" -- it was an older build and hadn't been renovated, had ugly kitchen cabinets and terrible paint, in part because I knew I wouldn't be able to afford a home that had been renovated more recently. I am actually glad I did; I have friends who bought "flipped" homes and while most of them have still been happy with their purchase, even having to invest extra to fix shit the flippers did shoddily, I do know one or two people who ended up with absolute nightmares. I'd love to renovate my place, but I'd need to save pretty significant cash -- but the only way to do that was to be an owner instead of a renter so that I had equity.
Like yeah I just dropped almost ten grand on a new HVAC and some plumbing repairs, but I was five years into the home and both were things I had already intended to do when I bought. Once that's all paid off I'm going to start putting feelers out about having the kitchen redone and start saving/investing for that.
So, I guess my advice is, acknowledge that you're afraid you're making a mistake, be realistic about seeing any signs you're making a mistake, but also remind yourself that anxiety is designed to keep us safe from getting eaten by tigers, and so we tend to overreact to ambiguity. You'll do great! Good luck to ya.

what everyone absolutely needs to know is that it’s by no means a glamorous or ‘dignified’ job lmfao when our probes get stuck we smack them with hammers and/or yank on the casing with all our strength or use our weight as leverage and it’s not uncommon to get mineral build-up or biofilter sludge or grease or other such assorted substances all over oneself in the process. doing maintenance on pumps and skimmers and ozone injectors (and other adjacent equipment) is a very physical and sweaty and loud job. not uncommon to have to stop what i’m doing to stretch / drop a layer of uniform before going back in to take another shot at unsticking that lever or unscrewing that probe casing. ive built more muscle doing this job for the past handful of months than i did in four years of stocking 50lb bags of dog food and 80lb boxes of saltwater 7hrs a day. what i’m saying is that loids job is not all scanning papers and taking notes and sitting at a desk looking pretty he’s also climbing around in the bowels of whatever plumbing or piping there is and prying shit open with his bare hands and hauling heavy equipment around and hitting stubborn switches or casings with a mallet hard enough to flake rubber off the thing and regularly have to replace it. just so everyone knows. working as part of a very small technician team in a facility with any amount of large, delicate, specialized equipment that sees heavy use, be it life support systems like air or water filtration or specific instruments for void research, you end up wearing several hats just to keep everything moving smoothly and safely, so while on paper you might be there to do ‘assorted maintenance tasks’, in reality you’re part mechanic, HVAC tech, electrician, janitor, inventory manager, secretary, IT guy, the list goes on and on ON TOP OF whatever science you’re also doing. i ran out of time to type i ahve tasks to be doing i’m just going to post this as is hang on

Things I do not understand about the design of my parents house
Bathroom
The shower head is mounted a foot too low. I'm around 5'10 and my eye level is right where the pipe comes out of the wall. (This is the case for every shower in the house) which means the water starts to hit you around your nipples
The toilet paper holder thing is in between the toilet and the tub and requires an uncomfortable reach, actually hard to use, and so no one does
None of the towel racks are within reach of the tub, there's one on the opposite end of the room and on the opposite side of the toilet
There is a fan - however it just vents into the attic - no actual vent was ever installed - also it's the scariest looking fan ever made, you can put your hand through it. The one downstairs was a complete afterthought, when we moved in there was just a random plug hanging out of the ceiling that went to the fan - which vents into the drop ceiling... of the basement
That's right the bathroom that's in a basement and has no window that can open and also used to have carpet in a house with no HVAC system has NO FUNCTIONAL VENT FAN
There is a window - it's just a regular window that faces the front lawn, so hopefully no one's out there. There's blinds on it, but they're mounted away from the window so you can still absolutely see in if you stand in the right spot
It has an absurd amount of countertop - not really a bad thing, but it's very overkill for a bathroom
The soap tile thing came off the wall and refused to be glued back on - so there's just a big duct tape patch there now
General
The entire downstairs is drop ceiling, yup like an office building.
On top of that the entire downstairs was originally only lit by single bulb fixtures, like for closets, just bare bulbs in a dark, damp basement - except bathrooms which were fluorescent lamps
The basement has a very uncomfortable hallway, it's about 3 feet wider than most hallways and is of course lit by one light bulb
There's a random angled wall here, so one of the rooms has a random angled wall for some reason
The house has TWO water heaters, a more common full size one and a smaller like half sized one. Guess which ones plumbed to the showers - that's right the small one, the big one is only connected to the kitchen sink, washer, and the nasty added on shower in the garage that no one has ever used.
Right - there's technically a third bathroom, it is IN the garage, i mean it's literally added on it's like a box that just juts out into the room. No one has used this bathroom as it is - like i said in the garage and thus smells of dust and mold and also there's no floor.
The floor plan is very odd, there's a BIG room and I mean big on both the first floor and the basement, and lots of tiny rooms, including the one my parents tried to move me too, which is quite frankly too small for a twin bed what you're supposed to do with a room that size I don't know.
There's no water filter of any kind here, not really a big deal, although the water is literally pumped out of the ground so uh sediment is in everything - like, the water filter for drinking has dirt in the top of it
The dust the downstairs of this house has dust like no other dust, the networking stuff is out in the garage where the dust is the worst, and it's killed 2 ethernet switches and a modem, it's this thick brown dust that - even though the house has been cleaned - will never go away
The deck - which is covered in plastic fake grass terf carpet and is nasty - is actually held up by a big iron rod that was clearly added much later than when the house was built, along with a much newer staircase
There's just a big gap in the wall on the side of the carport with a 5 foot drop - no one knows why it's there
Oh yeah also- the carport is on top of the garage - the garage is not accessible for cars, as it's on the basement level, so hearing a car roll ON TOP OF THE ROOM YOU'RE IN is really nerve-wracking
There were no lights of any kind originally installed in the back of the garage, it was literally permanently dark (the part under where the cars park btw
I mentioned the lack of HVAC - the house does has an oil-burning furnace - which smells of oil and makes a loud BANG every time it turns on and off
The stairs
The stairs don't really fit so there's no landing and instead there's a angled stair to rotate into the hall basically right across where the landing should be - I've tripped and nearly died on this a lot.
The stairs have only one light, at the top, which is almost impossible to reach to change bulbs, (you have to put a ladder at the top so you're at risk of falling down the entire stairwell if you fuck up) oh and this means the weird angled step is ALSO in the dark :)
The stairs extend out into the hall which is great for tripping over and dying on the concrete floor.
I'm living in the house of leaves

well shit lol
Vadim (busiest maintenance man in the world) came in to cut a hole in the sheetrock and examine the AC leak. There's a slew of issues, only one of which we knew about previously:
- Drain was installed two inches too close to the sheetrock, and is bent into a J shape, so it's too jammed to drain correctly (we knew this)
- the stud next to drain is warped, so the sheetrock was bent slightly around it, leaving a gap that makes the main hvac drain run at a slight angle \ instead of plumb | (surprise #1)
- the insulation around the suspiciously kinked drain is almost completely dry (surprise #2)
- Vadim: "Oh, not good news." There's a full square foot patch of insulation above the drain that's soaked straight through, all the way to the ceiling line. (surprise #3)
- There's a soggy patch of sheetrock about a foot wide in front of the drain, but it stops short about three feet down, so something in there is diverting the leak toward the exterior, which is why there's a mildew stain in the foundation. The way plumbing and electrical was blueprinted means this shouldn't be possible, so something fucky is going on further down the wall. (surprise #4)
- the ceiling line inside the wall is absolutely sodden, to the point that my upstairs neighbor probably has a patch of sagging particle board under his laminate in the nw corner. Either his AC is leaking gradually, or the unit above his is absolutely fucked. (surprise #5, the one that made Vadim quietly swear a blue streak)
Reminder: This apartment complex is six months old!!! Vadim says the construction company and their inspectors have messed up so thoroughly in so many different places around the property that he's had to call the contractors several times a month to flag code violations. "These inspectors signed off everything with their eyes closed, I think."
Vadim also tells me that, a couple of weeks ago he went to the roof to figure out why the downspouts weren't draining properly. He found "Hundreds of empty water bottles, energy drink cans, paper and plastic cups, plastic wrappers" floating in a foot of standing water, hiding "maybe fifty" industrial sized garbage bags full of MORE plastic trash clogging the downspouts. After they drained the water and cleared the trash - which took THREE WORK DAYS - The roof was already so slick with slime mold that they had to put down rock salt and asphalt grit to make it safe to walk on.
tl:dr; the construction crew fucked up repeatedly, the inspectors handwaved everything away, this brand new apartment complex is already fucked up, and our maintenance guy is stuck with the lion's share of the headache because everybody else is deflecting responsibility.

Fortress Cathedral Theology
Conservatism as a thought process is inherently reactionary, by which I mean, it is done in reaction to perceived changes or threats. I like to call it “Fortress Cathedral” theology. Imagine, for the sake of argument, that there is a city in which there is a cathedral, and around the city is a fortress wall. Within the city are the only true believers in the world, and their cathedral is the only true church in the world. The cathedral has always been there for as long as anyone in the city remembers. Outside the city are other people who worship the same God—or at least they claim to. However, there are some differences between how people outside the cathedral worship, and how people who regularly go to the city cathedral worship. The people outside, well, they have some different ideas about how God works, and who is authorized to come and worship God, and how they worship God. Instead of learning from or communicating with the people outside the city, the people inside the city grow angry—how dare those people mock our God! How dare they worship differently, or just let any person worship God in whatever way they want to! There are rules that need to be enforced. There are boundaries that need to be maintained. Because of that, they see the solution not in understanding but in building up the other thing that the city is famous for: the wall. The wall needs to be secured! We must protect the sanctity and holiness of our God! Whereas the people outside the city see no need for such walls, and are surprised at the negative reaction that the city-dwellers are displaying. And so it goes, the solution is to cut the problem out entirely: seclude the city away from those who would threaten our way of life, and build the wall.
Now, this is an imperfect metaphor, and perhaps I’m building a strawman—completely valid critique. However, the approach and methodology is the most important part of the analogy. The conservative-evangelical theological landscape is one that is defined by its need to protect and defend—in a word, conserve—the tradition of the church, to the exclusion of any and all alternative approaches or methodologies. The tradition is perfect, and we need to change ourselves to fit the mold that was cast long before we were born so that people long after we die can do exactly the same thing.
Don’t get me wrong, tradition absolutely has its place in theology and religion. I’m a Methodist after all, apostate as I might be currently. Scripture, tradition, reason, and experience are essential aspects of how I do theology currently, and that won’t change anytime soon. However, there is a delicate balance to the big four. Scripture and tradition are the foundations, to be sure, but always interpreted with our reason and experience, and through the reason and experience of others.
I’m a constructive theologian by nature. It's the methodology by which I’m most comfortable with, and that’s the approach that makes the most sense to me. I’ll explain with another metaphor. Imagine that you have a building, one that is very, very old. You have been tasked with upkeep and maintenance of the building. However, because of the age of the building, there are going to be some issues with it; any person who has been tasked with maintaining an old building will tell you this. The building, if it is going to last into the future, will need repair. As you investigate further and deeper into the structure, you find that not only will it need repair, it will need actual renovation. You'll need some analysis on the foundations. You'll need some inspection of the walls, the building materials inside and out, the roofing, the flooring, the plumbing, the wiring, the HVAC system, and so forth. The more you investigate, the more you realize that though the foundation is mostly good and needs relatively little updating, there are some rotten walls, warped floorboards, holes in the roof and all the plumbing, wiring and HVAC are in desperate need of replacement. However, there is still some good material in there. The bones of the house are good! But there’s going to need some major updating if it’s going to last another ten years, let alone another hundred. So, you take out or address that which needs addressing, reinforce it with things that need some updating, do your best to make sure that the structure is more solid, if not perhaps any more outwardly different than before.
That is theology, to me. You take out the rotten wood and broken bricks, and you replace it with better materials. It might be costly in some ways, but better and longer lasting in the long term.
--excerpted from my substack:

The caffeine coursing through my system wont let me write this down on my journal, so now all of tumblr needs to hear what i have to say. It is absolutely disgraceful that trump won the presidency AGAIN. We really cannot move past the two issue voters who truly and honestly believe that voting for a 34 time Felon, abuser, impeached man-baby is better than voting for a highly qualified woman. And I'm not hear to glaze Harris for even a second. Democrats need to learn to criticize their own party without calling each other trump supporters. More than blaming trump supporters, whom i hold strong opinions about, i WILL absolutely blame the democratic party. Running on the basis of "we're the lesser evil" IS STILL EVIL. The fact that they really believed that introducing a new opponent to the race THE SUMMER of an election year was the stupidest thing they could've ever done. They rode on the fact their constituents would no longer have to vote for Joe Biden, they forgot that trump has been pleasing HIS constituents for the better part of 8 years. Even with his mediocre completion of plans, the endorsement perdured. Why? Because he's the first influencer president. He rallies people up in a way the democrats could only dream. The democratic party really doesn't appeal to anyone other than white liberal Gen-Xrs who live bathed in white guilt. Latino men, yall are just as much to blame if not more. Let me make this perfectly clear. Voting for trump bc of his "economic policies" is the most bullshit excuse ive ever heard of. This is especially meant for south Texas. Hear me out, loud and clear. Making 50k at Las Norias WILL NOT put you in the top 1%. You will never be a billionair doing HVAC or plumbing, or welding, or auto mechanics. NEVER. YOU WILL NOT BREAK 400K. Trickle down economics DOES NOT AND WILL NEVER WORK. Rejecting higher education put you in a place where you truly and honestly believe no one will ever benefit from it. More than monetary gain, higher education allows you to see past the homogenized version of society you've been experiencing so far. And not voting for Kamala just bc "she's a woman" automatically neuters you. You lost your manhood the second you decided that a woman in power subjugated you. Yall want to mention The Bible and God so much but cheat on your wives, fornicate, abandon your children, don't send child support and drink until you black out every weekend. CHRISTIANS; YOU HAVE GORGED YOURSELF ON THE BODY OF CHRIST. You have been gluttonous with his grace, denying others the chance to experience his love. The fact is, no one deserves to be saved. It is by grace through faith. So demonstrate your brothers and sisters the same.
Women, we were made for so much more. Your presence is rebellion. Hold your won, you deserve to be here.

Unlocking Efficiency The Essential Building Management Systems Course
Did you know that the global Building Management System (BMS) market is expected to boom in the coming years? According to LinkedIn’s Building Management System Market Size report, demand in the global BMS market is expected to show impressive growth. The market size is expected to increase from USD 17.2 billion in 2022 to nearly USD 63.4 billion by 2032, at a remarkable CAGR of 17.71% between 2023 and 2032. This expansion underlines the increasing relevance of the Building Management Systems Courses that are an absolute necessity for professionals intending to lead in this rapidly changing field. But what are these systems, and why take a course on them?
The Building Management System is the integrated software package that manages and operates a building effectively. These systems allow monitoring and controlling of several vital functions of a building, including HVAC, lighting, security, and many others aimed at ensuring a building works with maximum efficiency. Importance of Building Management Systems Energy Efficiency: Energy efficiency can be considered one of the major advantages of BMS. Advanced monitoring and attached control features enable these systems to enhance energy usage, hence contributing to lowering costs and reducing carbon footprint.
Operational Efficiency: When a BMS is implemented, the process of operations is smoothed out, hence giving the building manager more time to work on strategic development rather than being busy with reactive maintenance. Courses in Building Management Systems teach you how to analyze data, rationalize resources within an operation, and facilitate a more responsive approach toward management.
Comfort and Safety: The BMS comforts the occupants through maintaining the proper temperature and air quality in a building and at the same time, integrates processes related to security. Training in this area enables professionals to create spaces that align with occupant well-being, a very important asset today in the competitive market.
Sustainability: Furthermore, with sustainability coming more into focus nowadays, a course on Building Management Systems will enlighten you on the ways of making buildings greener. Much of BMS has to do with sustainability goals and hence assists buildings in winning certifications such as the Leadership in Energy and Environmental Design (LEED) to set benchmarks for environmentally conscious design and operation. How Building Management Systems Work? Integration: The BMS integrates various building systems, including HVAC, lighting, and security, into a single central platform. This integration not only enhances overall efficiency but also allows real-time updates.
Data Acquisition and Analysis: The ability of BMS to collect and analyze data is an essential element of the systems. Understanding how to interpret this data is critical, given that building managers will be able to track the performance and inefficiencies of their buildings and thus make informed decisions. A course related to Building Management Systems will involve the necessary data analysis techniques that enhance building operations and maintenance.
User Interface: The need for an easy-to-use user interface cannot be overstated. A well-designed user interface ensures that the building manager can easily operate and monitor the system without needing too much training. Getting Started With UniAthen’s Building Management Systems Course The plumbing, electrical firefighting, and security systems in buildings should be designed and maintained to optimal requirements to ensure that energy is used most efficiently and the environment is safest and most secure. What are the Key Steps in New Build Handover Inspections in Brisbane?
Taking up the challenge of building a new house is a great adventure that brings you expectations and excitement of dreams coming true. However, with the construction almost complete and by necessity, the requirements for everything to be according to the plan cannot be overstated. Brisbane is another city where the New Build Handover Inspections Brisbaneare crucial. These inspections represent the heart of the process that will leave you both confident in the appearance of your home and assured of structural safety and the absence of defects.
Step 1: Choosing the Right Inspector
The first step in making the Handover Inspection in Brisbane an absolute one involves the selection of the right inspector. The Inspector for New Home Construction in Brisbane is not the person who is an inspector but the one who takes great care to ensure compliance to local building codes and standards. Their problem-solving skills should be systematic and analytical, and they should be able to pinpoint even the tiniest of issues that could develop into major concerns over time. Consider their experience as indispensable in preparing your home to move in without any problems.
Step 2: Conducting a Detailed Defect Inspection in Brisbane
One after the other, checking the inspector is the next step, which entails conducting a thorough defect inspection in Brisbane. Such an inspection exposes any problem, from trivial cosmetic flaws to significant constructional errors. The inspector will visit every spot, looking into every detail and ensuring everything is on par with or even exceeding the needed standards. It’s not just about finding the problem, but it’s also about emphasizing workmanship quality and the type of materials used.
Step 3: Testing Mechanical and Electrical Systems
As part of the examination, the building inspector will also test and assess various domestic systems like mechanical and electric systems within the home. This includes:
Heating, ventilation, and air conditioning (HVAC) systems
Plumbing systems
Electrical systems
Appliances and fixtures
Step 4: Documenting and Reporting Findings
Following the comprehensive evaluation, the building inspector shall report all the findings and anything that is defective or posing a problem during the inspection. This report will usually accompany photos, explanations, and any repair or improvement interventions.
The report will be a highly useful document, especially during the Defect Inspection Gold Coastor PCI Inspection Brisbane stage, since it will ensure that all outstanding issues are properly dealt with before the handover.
Step 5: Negotiating and Resolving Defects
Equipped with the detailed report, you will have your foundation to begin negotiating with the builder or developer to get them to resolve any identified problems or defects. It is essential to ensure that all required renovation and/or repair projects are completed to your satisfaction and that you sign the possession paperwork only after the property is in the state you agreed upon.
One key use of the report is that it can be used as proof of evidence or documentation if any disputes or disagreements arise. In such a case, it can facilitate a fair and reasonable resolution.
Conclusion
Although a New Build Handover Inspection is vital in ensuring that your new house is up to standard and meets all the necessary requirements, some people may hesitate before committing to such a process. By teaming up with skilled building inspectors like those at GoInspect, you will be at ease knowing that your acquisition undergoes a thorough assessment and any faults or problems are detected and corrected before taking over the property. The quality of your new home is no joke, and a thorough New Build Handover Inspection in Brisbane, Gold Coast, or Ipswich should not be compromised.

things I would do with that kind of money (in addition to some of the excellent ideas above):
+1 for a team of fulltime Melon Husk bullhorn accusers. Likewise Bozos, Agent Orange, all those Heritage Foundation losers, etc.
large scale projects. Start trialling large scale mixed use malls. (We did malls so dirty... 😢)
Likewise, start putting high speed rail between cities in places that haven't got it yet. Get more people doing more research on longterm safe moon and Mars habs.
We all know we would take care of all our friends to the greatest extent they'd permit, of course. I'd be seeking input from them in the above mall and rail scenarios... where? how? most convenient schedules? etc.
Lots of assassins. I'm not proud, I can admit this because I know I'll never actually be rich.
Throw the kind of money at good scicomm that the RNC spends on lies, bullshit, and propaganda. I don't know what's the opposite of Fox News yet but we would find out.
I could go on for a while, I could spend lifetimes bootstrapping our species out of the current disaster cascade with enough money and stimulants, but maybe y'all want to hear the selfish and weird stuff too. (Yeah, Ursula will hate some of this~)
Wildly overdesigned living environment. Lots of round and hexagonal layouts. Lots of symmetry. Lots of shiny copper and bronze, especially handles. Lots of air filtration. Huge party bed. A dozen guest rooms, each in a different theme.
High tech office - the omni directional treadmill, the metrologic sensor/robot systems to position screens and controls perfectly a few hundred times a minute, the best CPU/GPU every year, the independent HVAC system maintaining an ISO 5 cleanroom to hold the hardware, the engineers to dig out or disable all the fucking surveillance bugs they bury in everything now, the batteries to run it all for six months without external power... you name it. I will be an anchor reference for the phrase 'terminally online'.
Effusive presents for my friends' cats. Longterm hydroponic breeding projects for catnip, valerian, lemongrass, etc.
A 24-head round shower - with temperature controls that actually work, and quickly - consuming probably like a hundred gallons a minute. Showerheads every fifteen degrees. Not precisely an omni directional bombardment but it would feel like it. (:
The absolutely stupid amounts of rain capture, processing, heating, plumbing, purification, sewer line expansion, etc infrastructure it would take to support above shower. All on exhibit.
A good telescope. Like, good enough to bully career astronomers with offers of use time.
"you hate capitalism because you're jealous of rich people" well I wouldn't mind having an in-ground pool but there's also other reasons to hate capitalism such as the fact that owning a chocolate company that doesn't use fucking child slavery earns you praise because it's so uncommon, or the fact that it by design results in repeat economic collapses when the average consumer can't afford to stimulate the economy, or the fact that our future (and current) existence on planet earth is full of detrimental environmental disasters because pursuing fossil fuels was more profitable in the short-term, or the fact that entire wars are started specifically to make money, or...yeah the list goes on
#long#fantasy#don't @ me I do not care about your moral and ethical judgments#remember when people could engage with an idea in good faith about its context
