'Every part is my favourite': Model train enthusiasts fulfill man’s dream
With a painted pale blue sky and a rail that wraps around each wall, the train room at Scott Chaddock’s house is where he spends a lot of his time lately.
“He comes down here and he’s in his own little world when he’s running trains,” said Chaddock’s mother, Wanda Ferguson. “Scott’s had trains since he was 18 months old.”
The train room makeover was made possible by the Sunshine Foundation – an organization that specializes in fulfilling custom-made dreams for people with special needs.
“Every part is my favourite,” said Chaddock about his train room.
Twenty-one-year-old Chaddock’s original wish was to go to an aquarium in Clearwater, Fla., but that was cancelled because of the pandemic.
His next wish was for a train-themed makeover for the basement.
That’s where Dave Stredulminsky and Fergus Francey, members of the Dartmouth Model Railway Club, came in.
During the pandemic, the pair would make the 45-minute drive at least twice a week to put the room together.
Conservatively, they estimate it took over 500 hours to finish.
“It’s wonderful,” said Stredulimsky. “Especially when we finally finished it and he was able to run trains and see the big smile on his face, it was great.”
The train room project served a second purpose for Francey.
“It helped me get through COVID,” he said. “It’s one of those bright stars, just something to focus on. Get away from thinking about what’s going on and I’m grateful to be part of it.”
Some materials for the room were donated by Maritime Hobbies and Craft. The rest were sold to the builders at cost.

Duke Energy Provides Nearly $300,000 in Grants to Support Species Protection, Water Resources, Pollinator Programs in Florida
The Duke Energy Foundation has awarded more than a quarter-million dollars to 16 nonprofit organizations committed to protecting and restoring Florida’s vital natural resources.
The grants will fund programs that protect and rehabilitate Florida wildlife, as well as conserve and restore native habitats. The grants also will fund water quality and pollinator studies that increase biodiversity and help preserve Florida’s natural resources.
“Protecting, restoring and rehabilitating Florida’s environmental resources and native species enables our communities to thrive,” said Catherine Stempien, Duke Energy Florida state president. “We’re proud to partner across the state with organizations that share our commitment to the environment, while we continue to provide reliable service in a sustainable way.”
This year’s grant recipients are:
Audubon Florida’s Bald Eagle Conservation Program: to protect, research and rehabilitate bald eagles through the Audubon Center for Birds of Prey Eagle Watch Program.
Bok Tower Gardens’ Restoration of Sandhill and Scrub Habitat: to restore critically imperiled habitats in Polk and Lake Counties that are home to federally and state endangered plant species.
Clearwater Marine Aquarium’s 2020 Sea Turtle Rescue, Rehabilitation and Release and Conservation Program: to protect endangered sea turtles and care for injured and sick sea turtles with the goal of returning them to their ocean home.
Florida Native Plant Society’s Conservation and Habitat Restoration for Two Endangered Mint Species: to monitor and restore two of Florida’s endangered mints in Marion and Lake counties.
Florida Wildflower Foundation’s Big Bend Roadside Surveys to Discover Wildflower Areas as Pollinator Habitat: to survey roadsides and adjacent easements in Florida's Big Bend region for wildflower habitats that can be economically managed to build insect pollinator habitats and pathways.
Florida Wildlife Corridor’s Ranch to Ridge Expedition: to support the Florida Wildlife Corridor’s 2019 Ranch to Ridge Expedition and documentary film to educate and inspire the public to understand, value and help conserve wild Florida.
Florida Wild Mammal Association’s Wildlife Rehabilitation and Education Program: to help fund the wildlife hospital open year-round that provides care to more than 1,000 animals yearly that are sick, orphaned or injured until well enough to release.

Rainbow River Conservation’s Rainbow River Wood Duck Box Maintenance and Upgrade Project: to upgrade and maintain 50 wood duck boxes along the Rainbow River in Marion County, which have been 98% productive in hosting baby broods of ducks after 24 years. 
Trout Lake Nature Center’s Exploring the Natural World: to provide nature-based programs for students and adults in Lake County and surrounding areas through on-site field experiences.
University of Florida: Florida Museum of Natural History’s Citizen Science: Common Loon Spring Migration Tracking and Education: to train citizen scientists who will survey the migration of Common Loons, vulnerable wintering birds; data to be used to educate the public and understand migratory pathways.  
West Pasco Audubon Society’s Bird and Habitat Conservation in Jay B. Starkey Wilderness Park: to conserve bird species and habitat in Jay B. Starkey Wilderness Park by building a bird blind to provide cover for data collection, observation and a non-disruptive encounter with wildlife.
West Volusia Audubon’s Sustainable Landscaping Principles for Homeowner Associations, Builders and Developers: to train homeowner associations, developers and builders on how to utilize sustainable Florida landscaping techniques to reduce the need for fertilizer and irrigation, build a demonstration garden to showcase techniques, develop a sustainable plant guide and conduct follow-up surveys.

“Can You Actually DO That?” Tales of Wonder in Construction
From the Great Pyramids of Giza to the cathedrals of Europe, construction over the ages has been a source of wonder and amazement.  Whether dealing with plumb-bobs and rugged stone or lasers and steel, builders and tradespeople are viewed with a sort of awe, as they carry a wisdom and courage about the material universe that seems several notches above the average person.  
Although we are not building cathedrals or pyramids, today’s builder or remodeler is still accomplishing feats that often go un-acknowledged, because all people see is the finished product.  Until one experiences or hears the tale of the barriers one had to overcome (and there are many), it seems that building or remodeling is routine and mundane, as if one need only stack up some lumber and slop on some mortar to build a house.  The truth is, no one construction project is the same, especially when it comes to custom home building and remodeling, and we’re here to share some stories (and Before and After photos) of construction projects we’ve done that were, each one, an adventure in itself.

The Steel Beam Escapade
This stunning kitchen (above) was part of a historic home restoration and remodel we did in the Harbor Oaks district of Clearwater.  While the finishes and fixtures are jaw-dropping in themselves, there was some serious structural work that had to be done to prepare the space.
The “Before” consisted of two rooms, with one of the walls being load-bearing – meaning it was holding up the two stories above.  The homeowner wanted the room to be an open floor plan, without that unsightly beam in the middle of her kitchen.  The architect, however, was requiring that the load-bearing beam stay.
Putting our heads together with our engineer, we came up with the idea to install a long, steel beam across the width of the room, strong enough to hold the weight of the house but narrow enough to fit within the ceiling.  It would require proper shoring, new concrete footings strong enough to hold the weight of the new steel beam, and on-site welding, but it would give the client that smooth, open look that she really needed to feature the centerpiece of her kitchen.

  This is the view from the kitchen into the ceiling.  The crew on the second floor used a wench to help pull the beam up.  The posts were welded to the beam on site, with a fire safety crew watching.

        The House Without a Foundation
Completed guest house and exterior renovation
While remodeling this backyard guest house in Clearwater, we pulled up the floorboards to discover… nothing but dirt! 
Guest house “Before”
  This 100-year-old home had been built without a foundation.  A way to save money during the Great Depression, perhaps?

  Needless to say, we had to shore up the structure, pour a new foundation, and continue the renovation once the structure was on firm footings.  We built a covered walkway from the guest house to the main home, maintaining the same historic look but giving the homeowners a considerable upgrade.  We created a climate-controlled garage for the man of the house, a car lover, and a beautiful herb garden for the lady of the home, along with a number of personalized features.  Here is the final result.

          Another Foundation-less Structure With Settling Issues
While remodeling this charming house in Clearwater, we discovered that the detached garage in the back was also missing a foundation!  This structure had major settling issues and was seriously out of level.  
Again, we had to lift the house, shore it up, pour a foundation, and make a number of careful adjustments to get the house back to level before setting it back down. 
Once the structure was sound, we were then able to proceed with remodeling the interior.

But before you join the club, make sure you’re prepared for the long-term responsibilities a second home comes with. From taxes to renting it out, here we break down some important real-life considerations for dream-life vacation homes.

“Sadly, the most demand from renters is likely during the time you want to be there. When we look at numbers with clients, we often end up suggesting they rent a home for a week or a month instead of entering the world of landlording. It’s often cheaper and comes with fewer hassles,” says Timothy Parker, partner at Regency Wealth Management.
Taxes on Vacation Homes According to the Internal Revenue Service (IRS), a vacation home is either classified as a personal residence or a rental property. It’s a personal residence if you limit renting it out to 14 days or fewer per year; more than 14 days and it’s considered rental property. In most cases, you’ll have to report rental income regardless of the classification.
If your vacation home is classified as a rental property, you won’t be able to claim the mortgage interest tax deduction; however, you can claim losses on your rental if the amount you spend exceeds your rental income. You can report these losses on Schedule E of your Form 1040.
Be sure to talk to an experienced tax professional about your potential liabilities and deductions. And keep in mind you can only deduct interest paid on mortgages of $750,000 or less total of all your homes. 
Second Homes Can Be a Dicey Investment Anyone who remembers the housing crisis knows that home values are not guaranteed. After the housing market peaked in 2006, values plummeted by 33 percent nationally, wiping out equity and forcing homeowners into foreclosure.
Many experts agree that residential real estate is not necessarily the best way to invest money, so for folks who want to build wealth, buying another home might not be fertile ground.
“Many people mistakenly believe that real estate is a good and safe investment,” says Robert R. Johnson, professor of Finance, Heider College of Business, Creighton University. “They fall prey to stories of real estate values rising dramatically over long periods of time. What they don’t realize is that from 1890 to 1990 the inflation-adjusted appreciation in U.S. housing was just about zero. That amazes people, but it shouldn’t be so amazing because the cost of construction and labor has been going down.”
