Why should you invest in western Ahmedabad?
Tumblr media
“Buy Land, they're not making it anymore: Mark Twain”
The article is about real estate scenario of Ahmedabad city, and how western part is changing the overall cityscape and attracting investors.
Ahmedabad is the biggest city in Gujarat and is situated on either side of the Sabarmati River. The western side of the Sabarmati has educational institutions, well planned residential areas and shopping malls with multiplexes around Ashram road, C. G. Road and S. G. Highway. While the eastern side has the old city, the Railway station and the Post Office.
Ahmedabad’s real estate market has seen a rapid pace of development compared to other cities of India due to high growth of industrial areas. Highly competitive real estate prices and Quality infrastructure with a strong law and order systems makes Ahmedabad a desirable residential and business destination.
Facts about Ahmedabad:
Ahmedabad stands no.1 in Tier 1 cities     due to rapid industrialization and infrastructure development.
Several expressways pass through the city     such as Nh-8, 8A, 8B, 8C, all part of the DMIC.
all overall connectivity in the city has     been upgraded by BRTS
The Ahmedabad Vadodara Expressway that     connects two vibrant economics in Gujarat: Ahmedabad and Vadodara.
No other expressway in Gujarat is as     strategically positioned as the highway, which has led to the flourishing     of big ticket corporate house along this stretch contributing to the     region’s growth and in turn the Realty sector
The City has plenty employment     opportunities, social and civic infrastructure and most importantly,     capital values here are lower than those of many tier 1 Cities.
Western Ahmedabad:
The development of residential townships, corporate offices, malls, and flyovers are some of the growth elements changing the cityscape of western Ahmedabad.
The residential land in western surroundings are located at safe and easily accessible areas, and are perfectly fringed by green environs and rapidly expanding neighborhoods. With all essential infrastructural facilities and good connectivity.
Along with established markets located in central and western parts of city such as Prahlad Nagar, Thaltej, SG Highway, Bopal, etc. new and emerging suburban localities like Visalpur, thol, Kadi, Manipur, kuha and Bayad are also becoming the preferred localities for residences.
As per my study, there are two types of residential property markets in western Ahmedabad - affordable luxury and super luxury. For instance, residential space buyers looking for villas in Ahmedabad are now checking out the best localities situated on the western outskirts of this blooming metropolis at reasonable prices.
NRIs as well as HNIs (High net worth individuals) are fueling the demand for high end properties like weekend villas, bungalows and premium apartments in western surroundings of the city. Another critical factor that's luring buyers to the suburban locations is the rising demand of luxury category homes in the city.
Luxurious Development/Weekend Villas:
Luxurious weekend homes are witnessing good demand and many weekend gateway  projects are being launched on western surroundings of the city due to good connectivity, green environment , affordable prices as compare to city center, and most importantly good returns on investment in near future.
