WILL THIS PANDEMIC PROPEL GROWTH? (IN CONTEXT OF AHMEDABAD REAL ESTATE)
“Every challenge is an opportunity”
If we see the Covid-19 pandemic as an opportunity, the outbreak can be seen as a good Indian business opportunity to increase the production capability and give a good push to the “Make in India” campaign. Looking at the current situation of china, their export capacities are crooked, thus the Indian real estate market has a good opportunity to explore the construction raw materials on their own and decrease the dependency on Chinese imports.
Stock market across the world are crashing, impacting the global economy and ensuring recession. It can be seen as “blessing in disguise” for real estate investors, now seeing the condition of share market, people will shift from equity and commodity market to safe, long term and good investment opportunity. In economic downturns and stock market volatility, real estate has historically offered a stable shelter for wealth.
After Covid-19 outbreak, Indian market are attracting more foreign businesses and investments which require land to execute industries and commercial market and will give boom to Indian Real Estate Industry.
In India, Gujarat is considered as a progressive state with a vibrant economy and Ahmedabad is known as the commercial capital of the state. The Real Estate market of the city has grown extremely well over the past decades and still flourishing. Looking at the impact of the pandemic on different segments of real estate sector, the impact is going to be limited on high end luxury market, despite the temporary shutdown. In context of Ahmedabad city, the western surroundings of the city is offering super land on affordable prices with good connectivity, infrastructure facilities, clean & green environment and good investment opportunity in near future as compare to Delhi, Mumbai , Bangalore and other metro cities. Due to the pandemic, Now, Housing loans are available for as low as 8% interest. Rates as the RBI has reduced the repo rate to 4.4%.
Why to buy Real Estate during an Economic Slowdown?
A recession period can be a motivation to buy real estate since this investment includes divergence and income generation. Currently Stock market is doing poorly, and investors who are looking for good future returns on their investments, they are finding the real Estate as a Safe haven.
Real Estate investments produce stable Revenue: Real estate provides surplus revenue and direct ownership allows investors to get rental income as well.
Real estate investment is less sensitive to unpredictability: "Because of the stable nature of revenues from real estate, it can often be a good verge against volatility of stock market
Land may outperform stocks and bonds: Real estate could prove beneficial when the economy moves toward a recession if stocks and bonds weaken.
CONCLUSION: Though the real estate sector will also be affected, we should treat, every calamity as an opportunity to grow higher. Indian real estate and associated business industries must find positivity in the scenario and benefit by innovation and increasing production. Government actions to contain the virus and active citizen participation will enhance the Real Estate demand.

Why should you invest in western Ahmedabad?
“Buy Land, they're not making it anymore: Mark Twain”
The article is about real estate scenario of Ahmedabad city, and how western part is changing the overall cityscape and attracting investors.
Ahmedabad is the biggest city in Gujarat and is situated on either side of the Sabarmati River. The western side of the Sabarmati has educational institutions, well planned residential areas and shopping malls with multiplexes around Ashram road, C. G. Road and S. G. Highway. While the eastern side has the old city, the Railway station and the Post Office.
Ahmedabad’s real estate market has seen a rapid pace of development compared to other cities of India due to high growth of industrial areas. Highly competitive real estate prices and Quality infrastructure with a strong law and order systems makes Ahmedabad a desirable residential and business destination.
Facts about Ahmedabad:
Ahmedabad stands no.1 in Tier 1 cities due to rapid industrialization and infrastructure development.
Several expressways pass through the city such as Nh-8, 8A, 8B, 8C, all part of the DMIC.
all overall connectivity in the city has been upgraded by BRTS
The Ahmedabad Vadodara Expressway that connects two vibrant economics in Gujarat: Ahmedabad and Vadodara.
No other expressway in Gujarat is as strategically positioned as the highway, which has led to the flourishing of big ticket corporate house along this stretch contributing to the region’s growth and in turn the Realty sector
The City has plenty employment opportunities, social and civic infrastructure and most importantly, capital values here are lower than those of many tier 1 Cities.
Western Ahmedabad:
The development of residential townships, corporate offices, malls, and flyovers are some of the growth elements changing the cityscape of western Ahmedabad.
The residential land in western surroundings are located at safe and easily accessible areas, and are perfectly fringed by green environs and rapidly expanding neighborhoods. With all essential infrastructural facilities and good connectivity.
Along with established markets located in central and western parts of city such as Prahlad Nagar, Thaltej, SG Highway, Bopal, etc. new and emerging suburban localities like Visalpur, thol, Kadi, Manipur, kuha and Bayad are also becoming the preferred localities for residences.
As per my study, there are two types of residential property markets in western Ahmedabad - affordable luxury and super luxury. For instance, residential space buyers looking for villas in Ahmedabad are now checking out the best localities situated on the western outskirts of this blooming metropolis at reasonable prices.
NRIs as well as HNIs (High net worth individuals) are fueling the demand for high end properties like weekend villas, bungalows and premium apartments in western surroundings of the city. Another critical factor that's luring buyers to the suburban locations is the rising demand of luxury category homes in the city.
Luxurious Development/Weekend Villas:
Luxurious weekend homes are witnessing good demand and many weekend gateway projects are being launched on western surroundings of the city due to good connectivity, green environment , affordable prices as compare to city center, and most importantly good returns on investment in near future.
